Funny enough our Editor, Steph, was in the process of wrapping up a move from one home to another while we were working on this issue. I’ll have to ask her if she picked up any tips while working on this issue—I’m sure she did! ( Editor’s note: absolutely! )
There’s always that in-between time when you move—taking a house and transforming it into a home. Unpacking the boxes, arranging furniture in a new space (then rearranging it because something looks off, then doing it again because it’s still not right), and, of course, painting. To this day, I still find small little paint swatches shoved in drawers from when we moved into our home a few years ago.
Once you’ve completed your move, some projects get done right away and some stay on the to-do list for years and years. Whether your home is new to you or you’ve been in it for years, we’ve designed this issue to inspire you.

They say home is where the heart is—so shouldn’t your home be a place that sparks joy? A place that really feels like you? Absolutely yes. But if you’re not sure where to start with this outward manifestation, look no further than Julia Bender Interiors. With 19 years of experience, you’re in willing and capable hands.
A small, independent design company, no project is too big or too small. “I work on new home constructions from the very first slab laid or foundation poured. I do everything—new home construction to remodels, kitchen to bath additions,” Julia Bender, owner and lead designer, explains of the projects she’s willing to take on. From helping you select what paint color will look best in your new home to simply adding window treatments in an already existing space, there’s nothing Julia won’t (can’t!) do when it comes to interior design.

From the get-go, Julia sets herself and her company apart by offering a computer rendering of your design to kick the project off—not something every design firm offers. Another unique approach? “Sustainable and natural designs—they’re really important to me,” says Julia. Whether that’s buying Made in the USA or shopping furniture companies that only use sustainable wood, Julia tries to be deliberate about where her items are coming from. “Everyone is getting more conscious these days about what they’re putting on or in their bodies, and for me, that also extends to your surroundings. I’m conscious about what I add to my clients’ homes, taking a holistic approach to design.”
Recently, Julia finished up this gorgeous natural modern new-build... a brand-new construction where Julia was involved with the whole process. “This client was a little bit more hands off. They gave me an idea of how they functioned and what was comfortable for them, but then they said ‘Just show us what you think would look good,’” Julia smiles. And while clients are always welcome (and encouraged) to be as involved as they’d like, it’s often a wise idea to give your designer some space to stretch their creative freedom—which Julia did and pulled off beautifully with this design.
The openness of the space moves flawlessly from room to room, blending thematic colors and textures, which was key to creating an aesthetic that truly flowed. Julia has been in this business for a long time—a key element when creating such beautiful designs—but there are some tricks to creating this effect, working to keep a level of consistency through the whole home to help pull the design together. This was done in several ways, including through color. “I went neutral with a lot of the main pieces of furniture, and then I was able to pop accent colors into different rooms. Those natural, neutral pieces acted as the anchor, which was consistent throughout.”
Another way she tied everything together was with materials and textures—Julia chose similar materials in different rooms, many of them evoking earthy, natural textures.
Working with Julia means you’re in good, capable hands. She’s passionate about every detail. “Even though I’m the one doing the designing, it truly is a collaborative effort between me and the client,” she promises. It’s not turning your space over to a designer, it’s finding a team player who will listen to your needs, consider your wants, and create the perfect space for you and your family.
“My approach is truly client-focused. I’m a people person, and I love getting to know people. I ask questions about the client, how they live, what their needs and wants are, and I get a good sense of their style. You can learn a lot about a person just by listening—and I’m a good listener. My job is to create a functional but aesthetically pleasing space where you can find joy and comfort.”
EDUCATION ON EXEMPTIONS: CHANGES TO KNOW ABOUT (AND PREPARE FOR) NOW
With a new political administration, it’s important to keep your eye on some possible changes coming down the pike that could affect your finances, particularly taxes on Estate Exemptions and Annual Gift Exemptions.
Last year, the Estate Exemption amount rose to $13,610,000 due to inflation. But what does that mean?
“There’s this concept from the estate standpoint that when we pass away, if we have a certain amount of wealth, the government should be able to tax some of it, while some should be able to be passed to your heirs without it being taxed,” explains Steve Wolterman of Wolterman Law Office.
At the end of 2025, this current tax setup originally put in place by President Trump in 2017 and titled the Tax Cuts and Jobs Act (TCJA) is slated to “sunset”—i.e., reset.
“That means if you pass away in 2025, your estate can have about $14 million ($13.99M) to give to your children without any tax, but anything over that would trigger the Estate Tax,” Steve explains.
That number is per person, so if you’re a couple, you could give almost $28 million without being taxed.
Next year, however, the exemption is scheduled to automatically reset on January 1, 2026, to just $5 million unless Congress acts prior to then.
“One would reasonably be interested in less tax,” Steve says. “By the end of 2025, if Congress continues the TCJA, we’re going to continue to have these higher exemption amounts, which would be good for the ultra-wealthy … whereas more moderately wealthy people or people who accumulate $5 million in a lifetime might not be as concerned with the Estate and Gift Taxes.”
It could also affect younger people who may come into an inheritance. “You can wait to see what happens throughout 2025 and see if Congress enacts the TCJA, and then act or set up some trusts accordingly.”

In addition to Estate Exemptions, there are also Gift Exemptions that could be affected next year and impact those of any income bracket.
“There is always an annual Gift Exemption amount that’s separate, and this is important for people to know— you can give any single person $19,000 without any taxes or reporting,” Steve explains further.
This comes in handy if a parent wants to help an adult child buy a house or start a business, for example, or if you just give someone a monetary gift.
“That means a mom and dad combined can give $38,000 without any repercussions tax-wise or reporting, or give $76,000 to a daughter and son-in-law,” Steve says. “These tax rules not only apply to high-network people, but also people who are retired or have children.”
If the TCJA doesn’t get renewed at the end of the year, tax rules will revert back to what they were in 2017—which essentially means more tax.
“At the end of the day, we go through this every so many years—so it’s a good reminder to think about an Estate Plan and talk to a professional to discuss the lay of the land. Find out if there are any other smart steps you can take now,” Steve advises.

When Angela and Rob Reindl bought their 4,000-square-foot home in the Black Horse Run community in 2020, it checked off a lot of amenities on their wish list—lots of room inside and out for entertaining family, friends and business associates. And, as owners of Oasis Turf & Tree, enough acreage to garden and landscape to their hearts’ content.
Still, turning the place into their dream home required renovating nearly every room in the house, as well as reimagining the entertainment potential of the outside.
“Our goal was to lighten the interior and bring nature inside,” Angela says. In the design world, that latter concept is known as biomorphic design—a style that uses shapes, surfaces and decor inspired by nature to create a sanctuary of calm and relaxation.
Step over the threshold into a light-filled foyer, and it’s clear that Mother Nature has found her way inside, from the large treelimb chandelier that hangs over a dining table near the entrance to the walnut-plank flooring throughout the house (a faux wood product that already was there—and perfect—when the Reindls bought the place).
The real eye-catcher, however, is the large opening that looks into the kitchen. It’s framed by hand-hewn beams removed from an old barn in Blanchester, Ohio. “The previous owners had done that,” Angela points out—and it fit their style. Rob and Angela did change the backsplash from Italian tile to red brick, and replaced the windows to create a more expansive view of the backyard.
“A lot of what we did, like removing layered crown molding, was to pull everything together to reflect our design style,” Angela adds. Example—in addition to the kitchen, they replaced all the doors and windows throughout to capitalize on the outdoor views.

A challenging project was the removal of a brick support post outside that split the view of the patio and pool from the wall of windows in the living room. It was taken out and replaced by a vertical support beam, providing an uninterrupted view.
One of the most effective touches to transform the house both inside and out was the use of stone. A plain wall in the foyer dining nook was clad in natural stone. That same stone was used to wrap the outside entry arch, exterior front walls, Tiki hut near the pool, and patio posts.
The rest of the brick exterior was painted an off-white color called, fittingly, Edelweiss.
Back when the Reindls were looking for their new home, realtor Ellie Kowalchik of Move2Loveland/KW Pinnacle Group had to do a little arm-twisting to get Angela to look at the 1993 ranch-style house. “I had looked it up online, and saw this large red brick house, which wasn’t what I had in mind,” Angela remembers.
“We already had shown them a few properties and had a good idea of their ‘musthaves,’” Ellie says. “We knew if we could get them to step through those doors and look out at that spectacular yard, they’d realize that anything they didn’t love about the house could be updated.” She was right.
The game changer was the outdoor patio and pool area, plus the possibilities that five-and-a-half acres presented for
gardening and landscaping. “We’ll make the house work,” Rob and Angela had agreed after walking the property.
In addition to a full update of the pool, patio and outdoor kitchen, the Reindls added a putting green and fountain.
Back inside, each of the five bathrooms, four bedrooms and common spaces got the Reindl touch, too—from total makeover to new paint job. As for the master suite, Angela says it’s still is a work-in-progress.
But a major unifying element throughout the house are the earth tones on surfaces, textures and furnishings—including art collected on trips out West and to Alaska—that evoke nature at every turn.
Like almost any home, a lot of comfortable living takes place in and around the kitchen. “Food is my love language, and cooking for family and friends and watching people laugh and enjoy themselves is definitely my happy place,” Angela says with a smile.
Still, she admits her favorite spot is sitting on the patio, looking at the pool, pond and flower beds, listening to the fountain, enjoying the birds and wildlife that drop by—a cozy spot for taking in the sounds of nature.
“We really love what we’ve created here.”

KEEP YOUR LAWN GREENER AND WEED-FREE YEAR-ROUND: TIPS FROM THE A&A EXPERTS.
Don’t neglect your lawn. The best weed prevention, Jacob says, is a healthy, thick and thriving turf.
Maintain proper watering. Jacob recommends watering lawns about 1–1.5 inches each week, explaining that it’s what turfgrasses in our region need to thrive.
Prevent crabgrass. “Pre-emergent herbicide is the only effective way to prevent grassy weeds such as crabgrass from invading your lawn,” Jacob advises. He recommends putting it down before the average soil temp is above 55 degrees.
Get to know your lawn. Soil testing can unlock deficiencies in a lawn, allowing owners to better understand how healthy it is. “Is your PH low or high? Are you lacking in some area of nutrition like phosphorus or potassium?” he asks. “If you’re having consistent issues, this can be a good step forward.”
Remember best guidelines for cutting grass. “Cutting more than a third of a blade of grass in one cutting will stunt the grass and slow growth,” he says, “making it less hearty.” Cut less, mow more often.

Natural materials such as alabaster, rope, teak, stone and shells are making a frequent appearance as accents in both lighting and plumbing. A natural fit for a practice that takes a holistic
When you first step into Living with Motion Chiropractic, it feels like you’re entering a friend’s light, airy living room, rather than a typical cold, sterile doctor’s office. In the waiting room, planked flooring frames a contemporary area rug. Cool, buff-colored walls set off a navy couch with modern lines. Then there’s the check-in counter—not your standard-issue, bland medical office laminate workspace. It’s a big, handsome piece of walnut sealed in high-gloss epoxy with an edge that retains the wood’s natural curves.
“It’s one of the first things people notice,” smiles Dr. Luke Reineck, who opened the doors to his new location on Branch Hill-Guinea Pike on January 2.
The walnut countertop was built by Dr. Reineck’s dad, a retired dentist in northwest Ohio.
“It adds a personal touch,” Dr. Reineck explains.
And a personal touch is only fitting, considering Dr. Reineck’s new office used to be a single-family home. He and his wife bought the building back in 2020, with the goal of one day turning it into the completely reimagined space it is today.
The treatment rooms still convey the warmth of that home. In most of the rooms, the walls don’t close at the ceiling, adding a sense of openness while retaining privacy. Natural light is abundant throughout the practice—there’s a window in every room.
“Having all these windows is my favorite part,” says Dr. Reineck. “At the old office, the only windows we had were at the entrance.”
But as with any renovation project, converting the residence into a medical building was not without surprises—like when Dr. Reineck decided to move a blue spruce before the space it occupied became a parking lot.
“It was so easy to dig out,” Dr. Reineck recalls. “We never hit clay or rock.”
Turns out, that’s a problem if you want asphalt to support the weight of parked cars. The contractors ended up installing a fine wire mesh over the ground as added reinforcement.
Bringing the 1989 home itself up to commercial code was a major undertaking, calling for new wiring and HVAC. The floors were reinforced to bear the weight of treatment equipment. Original walls were knocked down, and the floor plan was rearranged. Dr. Reineck’s office is where the kitchen used to be. All done with the aim of creating a true family-friendly space for patients of all ages.
“We wanted it to have a good energy about it,” explains Dr. Reineck.
Sounds like a natural fit for a practice that takes a holistic approach to health. Besides chiropractic care, Living with Motion also offers a host of wellness services, including functional nutritional therapy, medical massage, dry needling, and shockwave therapy.
As part of her nutritional therapy services, Emily Hunter, FNTP, offers Nutrition Response Testing, a non-invasive way of using reflex points to analyze body and organ function. Physical therapist Daniel Baute, PT, DPT, OCS, provides dry needling, which uses thin monofilament needles to help relieve neuromusculoskeletal pain. Laura Bell, LMT, the practice’s long-time licensed massage therapist, also specializes in cupping therapy.

• 10 oz semisweet chocolate chips
• 1½ cups heavy cream
• 2 tbsp espresso
• 1 tsp coffee liqueur (can sub 1 tsp vanilla extract)
• 2/3 cup confectioners’ sugar (sifted)
1. In a double boiler, melt chocolate. If using a microwave, pause to stir every 30 seconds to prevent chocolate from seizing. Transfer to a large bowl.
2. Using a mixer fitted with a whisk attachment, beat the cream on medium-high speed until firm peaks form. Gently fold in the espresso and liqueur (or vanilla). Once mixed, very gradually add the sugar to prevent lumps forming.
3. If needed, beat the mousse mix again to return it to medium peaks, then gently fold the entire mixture into the melted chocolate. Divide the mousse into individual bowls. Cover and refrigerate for two hours before serving. If desired, garnish with chocolate shavings, berries or whipped cream. Dig in!
• 2 oz chocolate liqueur
• 2 oz coffee liqueur (can sub 2 oz of espresso or coffee)
• 1 oz vodka
• ½ ounce half-and-half
1. Fill a cocktail shaker with ice and add all ingredients.
2. Shake well. Strain into glass and enjoy! (Optional: rim the glass with chocolate shavings, or add coffee beans or chocolate flakes for a decorative touch.)

• 1 beet
• 1 carrot
• 1 celery stalk
• 1-2 inches of ginger
• 1 lemon
DIRECTIONS:
Mix all together in a blender until smooth.

Fall in love with leafy greens, fresh fruit, nut milks, and chia seeds all combined to make a quick, easy, and delicious contribution to your day.

• 1 cup fresh or frozen blueberries
• 1 fresh or frozen banana
• 1 cup spinach
• 1 cup water
• 1/4 cup fresh mint
• 1 cup ice if using fresh fruit
DIRECTIONS: Mix all together in a blender until smooth.
