Immaculate Heart Academy's 2024 Honors Convocation took place on September 20, celebrating students' academic achievements from the 2023-24 year. Tucked away in Park Ridge, Caley Svensson has created a sanctuary that beautifully blends her love for equestrian life, design, and the comforts of home. Growing up in Franklin Lakes, Svensson's childhood was steeped in a passion for horses and a dream of rural living—dreams that would come to fruition despite the challenges of suburban life.
Svensson's journey began at Saddle Ridge Equestrian Center, where her love for riding blossomed. “From a young age, I always had a desire to have a small farm,” she reminisces. This passion was evident even in her childhood antics, which included keeping ducks in her bathtub. “I’ve always felt a deep connection to the quiet country life, even while carving it out for myself in Bergen County.”
After moving to Pittsburgh for her husband’s residency, Svensson taught first grade while nurturing her love for horses. She even appeared on an HGTV show, “My First Place,” which featured her quest for a home with a barn. The couple eventually relocated to a rural area outside Pittsburgh, where they renovated a home that ignited Svensson's design aspirations.
When an opportunity arose to return to Bergen County, the couple jumped at the chance to settle in Park Ridge. “We found a larger property with over an acre of land, which was ideal for our growing family,” Svensson shares. Their new home became a canvas for their passions, and with it came the thrill of turning a backyard into a lively farm.

Inspired by the rise of farmhouse decor, Svensson has beautifully integrated English country aesthetics into her home. “I truly believe that your home should reflect what you love,” she explains. This belief is palpable in every corner of her house, where antiques and family treasures tell a story.
“Antiques and thrifted items became easier to acquire during COVID,” she recalls, noting how she transformed a modern McMansion into a warm, inviting home reminiscent of an English manor. “The juxtaposition of formality with a working farmhouse really resonates with who I am,” she adds.
As the holiday season approaches, Svensson embraces traditions that evoke nostalgia and family warmth. “Our Christmas tree is never ‘aesthetic’; it’s adorned with crafted ornaments from my kids,” she says. This personal touch creates a living history on their tree, celebrating memories and milestones.
“I incorporate traditional colors like reds and greens, along with lots of fruit—something that was rare during the
Victorian era,” Svensson explains. “It’s a way to reflect history while honoring family traditions.”
Managing a home, farm, and design business requires a delicate balance, but Svensson thrives on the routine. “I’m a Type A person, so everyone has a schedule—even the animals!” she laughs. Early mornings spent feeding the animals bring her peace, reminding her of serene meadows straight out of a Jane Austen novel.
With her kids in school, she uses her free time to train her horse and manage her growing virtual design clients. “Nothing is staged in my content creation; it’s all part of my everyday life,” she shares, illustrating how her roles overlap in enriching ways.
Svensson's vision for her home continues to evolve, with plans to gut her pantry and renovate the kitchen. “I’m excited
to share this journey with my followers,” she says, embracing the challenges ahead. “Life is full of surprises, and I’m open to whatever path comes next.”
As she settles into the cozy rhythms of farm life, surrounded by her beloved animals—including her mini horse, Applejack, and Nigerian Dwarf goats, Milkshake and Burger—Svensson finds joy in the simple pleasures. “There’s nothing more beautiful than a cup of coffee on the farm, nestled in the chaos of suburban Bergen County,” she reflects.
As the holiday season approaches, Svensson's home radiates warmth and charm, embodying her unique blend of history, family, and a love for the land. Her story serves as a reminder that home is not just a place; it’s a living tapestry woven with love, tradition, and the quiet joys of life.

The Westwood Recreation Department is on a heartfelt mission to serve its diverse community through exceptional experiences, unique services, and special events. The programs at the Westwood Community Center celebrate everything wonderful about Westwood, particularly its beautiful local parks and vibrant residents. Recreation Director Gary Buchheister explains, “Our center allows residents and visitors to fully appreciate the town’s natural beauty.”

“The building itself dates back to 1896!” This historic space has served various purposes, starting as the Blauvelt Blacksmith and later becoming a grocery store in the 1930s. It was home to McLaughlin Motors during the 30s and 40s, selling Plymouth and Dodge automobiles. Following that, the building housed borough hall and later included the ambulance corps around 1961. In the 1990s, the Borough of Westwood built a new borough hall on Washington Avenue, transforming the space into what is now the Westwood Community Center.
At the community center, the focus has always been on serving the public. It features two large multipurpose rooms seating up to 200 people, a full-court gymnasium, a commercial kitchen, and
a small meeting room for 16. The center also hosts a popular preschool and the recreation department offices. Meeting rooms and the kitchen are available for rent, making it an ideal venue for parties and events. More than just a building, it’s the people who bring it to life, creating a true heart for the community. They cater to everyone—children, adults, and seniors alike. “We sometimes have three, four, or five programs happening simultaneously. It’s fantastic,” Buchheister shares. He also notes that funding from the Bergen County Municipal Alliance enables the department to create essential programs, including drug abuse and suicide prevention initiatives.
The Westwood Recreation Department offers a rich variety of programs year-round. From basketball, volleyball, and indoor soccer to pickleball,

there are countless options for children. For seniors, the “Forever Young 55+ Program” provides fitness activities such as tai chi, chair yoga, and cardio fitness classes. Seniors can also engage in creative pursuits like Mahjong, writing, and fine arts. The program includes wellness seminars led by local professionals in health and nutrition.
Buchheister is especially proud of the department's special needs program, which offers a range of activities that promote engagement and skill-building in a fun, supportive environment. The center encourages independence through arts and sports programming for both children and young adults.
Summer brings a lively atmosphere to the center with its “summer playground” camp for children, employing many locals and providing a fantastic experience. Families can enjoy “Movies in the Parks” on warm evenings, as well as performances by the “Westwood Community Band.” The outdoor “Summer Concert Series” is particularly popular, attracting large crowds each year, with schedules posted in May.
Holidays are filled with fun in Westwood, thanks to the recreation department’s wonderful offerings. Events include craft activities like pumpkin decorating, the “Halloween Parade,” and a beloved “Easter Egg Hunt” featuring over 10,000 eggs for children. November highlights include a much-anticipated day trip to see the Radio City Music Hall Christmas Spectacular. This December, don’t miss the “Home For The Holidays” extravaganza on December 7th,

featuring a sponsored parade that attracts over 15,000 attendees. This year’s theme is “Twinkle, Shine & Glow,” showcasing community floats, classic cars, live music, and, of course, the Tree Lighting in Veterans Park, complete with photos with Santa!
The Westwood Recreation Department truly provides programs and services for everyone, infused with heart. Collaborating with local businesses and individuals, they create incredible opportunities in sports, arts, and fitness for all. “I have such a great staff that is very passionate about the programs they teach
and offer,” Buchheister says. With two fulltime staff, 20-30 part-time instructors, and around 50 seasonal summer staff members, the Westwood Community Center is a hub of community spirit. “We take pride in the fact that we're here for the entire community,” Buchheister emphasizes, “not just one single group. We've transformed what was once a car dealership into a true community center.”

As the Christmas season approaches, we’re reminded of the power of community and kindness. This year, through City Lifestyle’s nonprofit, The Kingdom Building Foundation, we will help people who may be struggling quietly without the support they need. But we need your help to find them.
Over the past three years, this campaign has grown into something truly beautiful, touching the lives of more than 150 families nationwide last year alone. Each year, we’ve seen firsthand how generosity can bring relief, hope, and a renewed sense of faith in others.
One person we had the opportunity to help was an 11-year-old boy diagnosed with a rare eye cancer. After he had to undergo chemotherapy and surgery to remove his eye, his doctors recommended a prosthetic one, but insurance wouldn’t cover the cost, calling it “cosmetic.” When we heard his story, we knew we had to help. Because of this campaign, he got his prosthetic eye and a piece of his childhood back with it.
Another was a wife and mother of two who fought a yearlong health battle and was diagnosed with a brain tumor. Just days before Christmas, she underwent surgery but passed away due to complications. Before her surgery, she received one of our cards and, in tears, told us this gift gave her some peace, knowing her family would have help in the difficult times ahead. It wasn’t just about the financial support but knowing that someone cared.
These stories remind us why this campaign is so meaningful. It’s not just
about writing checks; it’s about telling people they aren’t forgotten and that someone is there to lend a hand. It’s about giving families a moment of relief when the world feels unbearable.
“We believe in giving back and serving the communities where we live in a real and tangible way,” says Steven Schowengerdt, CEO and founder of City Lifestyle. “This Giving Campaign is about personally impacting the lives of people we know with an unexpected check in the mail just to say that someone thought of them this holiday season.”

is one of his favorite dishes, bringing warmth and seasonal flavors to holiday gatherings with loved ones.
• 1 medium acorn squash, halved, seeded, and cut into 1-inch wedges, roasted until soft
• 1 medium sweet yam, peeled and cut into 1-inch wedges, roasted until soft
• ¼ cup extra-virgin olive oil
• 1 teaspoon kosher salt
• Freshly ground black pepper, to taste
• 2 bunches broccoli rabe, washed and cut into 2-inch pieces, stems removed
• 2 shallots, peeled and sliced
• ¼ clove garlic, peeled and thinly sliced
• 6 ounces ricotta salata, cubed (small dice)
• 1/3 cup dried cranberries
• 1/3 cup toasted pumpkin seeds (unsalted)
• 3 tablespoons apple cider vinegar
• 2 teaspoons apple cider
• ¼ cup chopped chervil
1. Preheat the oven to 425°F.
2. Place the squash and sweet potato wedges on a baking sheet. Toss them with 1 tablespoon of olive oil, ¼ teaspoon kosher salt, and a pinch of black pepper.
3. Roast the vegetables in the oven without moving them until the undersides are golden brown, about 20 minutes. Flip the vegetables and cook for another 10 minutes or until golden brown.
4. In a sauté pan, heat 2 tablespoons of olive oil over medium heat. Add the shallots and garlic and sweat until fragrant but not browned.
5. Add the broccoli rabe to the pan and cook until soft. Remove from heat and let cool on the sheet pan.
6. In a large bowl, combine the roasted squash, sweet potato, broccoli rabe, ricotta salata, pumpkin seeds, and cranberries.
7. Add the vinegar, remaining olive oil, coarse salt, and black pepper to taste. Toss in the chopped chervil.
8. Mix well and transfer to your favorite serving bowl.

The Park Ridge 2024 Chanukah Lighting Ceremony will be held on Sunday, December 29th, at 4:00 pm at Depot Square. The glow of the lights, the laughter of children, and the shared excitement create an unforgettable evening that captures the essence of the season.
One of the most anticipated events this December is the Home for the Holidays Parade in Westwood, themed "Twinkle, Shine & Glow." Scheduled for Saturday, December 7, at 6 p.m., the parade will take place rain, snow, or shine. The recent NAR settlement has sparked a lot of questions and concerns in the real estate world, particularly regarding how commissions will be handled moving forward. Initially, I, like many in the business, wasn’t sure what the big deal was. For years, I have negotiated full commissions for my listings, typically 4% or 5%, which were then split with the buyer’s agent. However, upon closer consideration, I began to realize the opportunities this new approach offers—especially in our local New Jersey market.
One of the most significant changes is the flexibility it introduces for sellers. In the past, commissions were essentially locked in; while we could negotiate the total commission, the buyer’s agent portion was relatively fixed. Now, sellers can be more strategic. There’s no longer a requirement to disclose how much you’re offering a buyer’s agent upfront. For instance, what if the buyer’s agent is willing to work for 1%? Or what if they bring a fantastic offer but ask for 3%, and the net to the seller is still better? Sellers now have more room to negotiate based on the value that buyer agents bring to the table.
Another benefit for sellers is the possibility that buyers may decide to cover their agent’s fee entirely. Especially in today’s competitive market with limited inventory, buyers are eager to make their offers more attractive. One way to do that is to absorb the cost of their agent’s commission, making the deal even sweeter for the seller.
This flexibility is particularly useful in markets like New Jersey, where inventory is tight, and homes are selling rapidly. In this environment, sellers hold most of the power and can negotiate every part of the transaction, including commissions. However, if the market shifts and inventory increases, sellers might need to start offering to cover part or all of the buyer’s agent commission as an incentive to draw in offers. The key here is being strategic with the terms and finding ways to maximize the seller’s net profit. This new landscape emphasizes more than ever the importance of working with the right real estate professional. It’s no longer just about putting a house on the market and waiting for offers to roll in. It’s about having the expertise to negotiate commissions and terms that protect your bottom line. As agents, our job is to craft a strategy that maximizes the seller’s return, whether it’s negotiating down the buyer’s agent fee or finding creative ways to attract buyers without sacrificing the seller’s interests.
The NAR settlement also brings more transparency for buyers. Now, buyers will need to sign formal representation agreements with their agents before home tours, clearly outlining the fees involved. This benefits both buyers and sellers by ensuring clarity from the start, but it also means that working with an experienced agent who can navigate this more complex process is essential.
From a buyer’s perspective, these changes present both challenges and opportunities. Firsttime buyers, who are already facing financial pressures, might find it harder to cover their agent’s commission on top of down payments and closing costs. However, more experienced buyers may see this as a chance to negotiate fees with their agent or request that the seller cover part of the commission. Ultimately, the flexibility offered by this new approach can be an advantage to both sides if navigated correctly.
Pricing is another area that could be affected by these changes. With sellers no longer required to pay the buyer’s agent commission, they may adjust their listing prices accordingly. In hot markets, we could see prices decrease slightly as sellers save on commissions. However, in buyer-heavy markets, sellers might increase their prices to offer incentives like covering the buyer’s agent fees. Again, the key here is strategic negotiation to ensure the best deal for the seller.
In summary, while the NAR settlement brings significant changes to how commissions are handled, it also offers new opportunities for sellers to take control of their expenses and negotiate better deals. In a market as dynamic as ours, working with a knowledgeable real estate professional who understands these shifts is crucial to maximizing your returns.
