5 Reasons the Housing Market is Reversing

The market flipped! Nobody expected the bottom to fall out, but like a good upside-down cake, there is opportunity for everyone. will continue to see the shift in the market throughout 2023 with home sales about 20% below the 6.1 million home sales of 2021 and 4.8 million home sales in 2022.

In 2023, the housing market experienced an unexpected phenomenon — rising interest rates that basically froze housing values. The rise in mortgage rates, surprisingly, hasn’t instigated a significant decrease in home prices. This perplexing trend can be attributed to a complex interplay of economic, demographic, and market determinants. Today, a significant proportion of homeowners — 92% of those with mortgages — enjoy rates below 6%, with a lucky 62% relishing rates under 4%. As mortgage rates climb, these homeowners are opting to hold onto their properties, rather than sell and risk locking in a higher mortgage rate.Consequently, this shift in homeowner behavior has reduced the volume of home sales. This is corroborated by a recent study, revealing that approximately 27% of homeowners would be motivated to sell if rates descend to 5% or lower. Furthermore, nearly half of the homeowners surveyed would consider listing their properties if rates were to plunge to 4%. Despite these evolving dynamics, home prices have seen only a nominal drop. The manager of the S&P Case Shiller Index predicted a peak-to-trough decline of around 5%, leaving 2% yet to be recuperated.

The 6.5% decline in home values over the past year suggests a shift in the market dynamics. The market is showing some resilience, with 18.9% of sales happening over the list price and 56.2% occurring under the list price. These figures indicate the importance of strategic pricing and negotiation in the current market environment.

2. Low Newly Constructed Housing Supply: The supply of newly constructed houses has yet to return to pre-2007 levels. Also, there’s no way for homebuyers to buy land, get regulatory approval, and increase the supply quickly.

3. New Buyers Entering the Market: There’s a strong demand for homes across various demographics. Millennials are in their prime buying years. As a result, there’s still a limited amount of inventory available.

Welcome to 2025! Wow—I can’t believe I just wrote that. I know I’m dating myself, but I remember when we were worried that the world would shut down at midnight of 1999 as the date changed to 2000. But of course, time moves faster as it marches on, and here we are, 25 years later.

Like most people, I look at January as a reset. It’s a perfect time to start fresh. Of course, that looks different for everyone. It can mean working toward a healthier lifestyle, finding more work-life balance, making time for more rest, dedicating additional time to family, or even just attempting to read a new book. It can be a grandiose refresh or finally tackling a simple to-do item.

To me, January is just a reminder to be gentle with yourself and let the past go and look toward the future, incorporating more of what you want to see in your life. My personal list includes reading more books, trying to cook healthier foods, organizing my junk closet, and making more time for outings with friends.

I’m a sucker for a good New Year’s resolution, but I’m also the typical person who starts off strong and then slowly starts to fall off come March. This year, I’m going to try something new: a word to live by for 2025. Intention.

January is a time to reset and remind us what’s really important and to set those intentions for the year ahead. I like to think about this for all areas of my life—business owner, wife, mom, sister, daughter, friend, and community connector.

My intention will continue to bring you amazing stories each and every month, featuring all the great people in our community who continue to make a difference. I intend to grow this magazine and work with even more businesses in our community.

My family is my rock each and every day. I’ve done a pretty good job of balancing business owner/wife/ mom, but there’s always room for improvement. This year, my intention is to work on patience when it comes to 5th grade math, try to be on time to practice and games, and just play more. The time really is starting to go by fast, and enjoying these small moments together as a family is everything. That includes my own parents and sister, who I only get to see a few times of year. But soaking up those precious moments together and not over-planning our visits are where memories are made.

Not having immediate family around turns friends into family. My intention is to make some of these friendships even stronger—to listen when they tell me to take a break and to hear their intentions when they try to help but I think I can handle it all. My friends truly are family to me. I intend to make sure they always know that, too.

My biggest intention of all this year is to live by example and continue to connect to you. I hope you, too, can join me this year! Start with a simple goal: How would you like to be seen this year?

Jason Rosell: From Being Obese and a High School Dropout to a Successful College-Educated Fitness and Wellness Entrepreneur

Jason Rosell has built a fitness and wellness empire that attracts nearly a million social media followers and has put countless lives on a flourishing, life-changing path.

Rosell is the host of the Get Inspired with Jason Rosell podcast and a reality TV personality, and he also appears on daytime TV, lending his expertise as a celebrity lifestyle expert and giving advice to those wanting to enhance their lives.

And with his idyllic physique and craveable lifestyle that allows him to live in Scottsdale and travel the nation for work often, it’s easy for people to think he’s just another high-profile trainer cut from a 21st-century influencer mold.

However, nothing could be further from fact. Rosell’s journey was far from easy—and this is what makes him stand out among a competitive sea of fitness pros.

When he was about 5, Rosell was allergic to 90 percent of foods, causing him to have to take countless medications that unfortunately caused him to gain a lot of weight year after year. However, there was a big side effect.

“On the positive side, it saved my life. But it caused me to grow in rapid ways,” Rosell recalls. “I reached the obesity level for my height and dealt with that off and on.”

After years of trying diets, exercises, and other getfit trends focused on physical benchmarks, Rosell finally discovered a method that defied the notion that being in top form started with and revolved around outward appearance.

And it worked.

“It came down to one thing—my mindset,” says Rosell, who is 43 and in better shape than he was in college.

“Anyone can lose fat or weight, but very few can get into amazing shape. I got in shape mentally, then emotionally and physically came at the end.”

That philosophy is at the heart of Caliente Fitness, Rosell’s innovative, award-winning global wellness brand that has catapulted him to the heights of the industry as a premier lifestyle and wellness expert with a powerful global presence.

Through Caliente Fitness, Rosell offers a bevy of programs spanning fitness plans, workout videos, one-on-one coaching, and recipe books in a one-stop shop for clients seeking mental, emotional, and physical health gains.

Hailing from Queens, New York, with Spanish heritage, Rosell also offers programs in Spanish, in which he is fluent.

The relationship coaching that Rosell offers clients often comes into play, as many of Rosell’s clients find themselves drawn to partners who may embody negative

traits that they were used to from childhood. He helps them break that pattern.

“It’s about teaching techniques,” he says, “[and] educating you on how to train your mind [and] emotions, along with your body for your weight and genetics, to achieve your wellness goals.”

When Rosell talks about these scenarios, it comes from a very personal place.

Rosell’s father was a semipro bodybuilder who moved the family to Spain for part of his childhood. There, Rosell found himself getting bullied as the overweight American kid who didn’t fit in. Meanwhile, his father’s negativity bred an increasingly difficult environment.

His rebellion of choice: eating.

“I was literally stuffing my face with Oreos and Nestlé Nesquik,” Rosell says.

When he was 16, they moved back to the U.S. and settled in Florida. His parents split, which made Rosell ecstatic because his father wasn’t around. However, Rosell dropped out of school so he could work to help support himself and his newly single mother.

Being a teenager, the only job he could find was at fast food restaurants, which didn’t help.

“Where I was working, I was eating as much as I could with a 50 percent discount. The eating kept going, the party kept going,” Rosell says.

However, he knew when the party needed to end. He straightened up and earned his GED. He went on to the University of North Florida, where he graduated with degrees in public relations and internal marketing management.

Rosell recognized that his resistance to take on a serious workout routine was rooted in his past.

But when he got on track and learned to leave that baggage in the rearview mirror, he unearthed a new motivation to work on his body.

He believes his own personal journey is why his unique strategy has been successful for not only himself but also for his clients.

“I was the one who tried everything. But personal training and working out is only one-eighth of the wellness pod,” Rosell says. “When they come to me, they don’t hire me as a fitness trainer. I’m a performance coach, working on relationships with yourself, others, and lastly, your fitness.”

But in the end, what gives Rosell a boost and inspires him to keep doing what he does is being a firsthand witness to a transformation that results in a life of calm and confidence for those who gain from his expertise and experiences.

“Seeing people genuinely and authentically live their life once and for all, being unleashed from the chains they’ve been stuck to for five or 40 years, to me, that is the most rewarding part,” he says.

INTO THE BLUE

As Arizona’s First ‘Blue Zone’ Scottsdale Promotes Living Happier and Healthier

Twenty years ago, a new term was coined: blue zone. First mentioned in an academic journal in 2004 to describe an island in Italy where people had exceptional longevity, the concept became part of the popular lexicon the following year when National Geographic reporter Dan Buettner used it in an article highlighting regions around the world where people lived longer and healthier lives than average.

According to Buettner, the blue zones illustrate that good health comes not from pursuing diet and exercise but instead from being in “the right environment.”

Since publishing his article, Buettner has written numerous books on the subject, produced a TV documentary series about blue zones, and developed the Blue Zones Project, a community-led initiative that works to improve well-being in places where people live, work, learn, and play.

The project began in 2009 in Albert Lea, Minnesota. In 2022, Scottsdale became the 78th city in the U.S. and the first in Arizona to join Blue Zones. After almost two years of assessments, research, and planning, Blue Zones Project Scottsdale launched publicly in January 2024.

9 KEY PRINCIPLES

So what makes a city, a community, or even an individual business a blue zone? During his

research, Buettner identified nine common characteristics and behaviors that people in each original blue zone demonstrated. He called these the “Power 9” lifestyle principles.

They’re grouped into four categories.

1. Move. Moving naturally throughout the day is a core component of the Blue Zones lifestyle.

2. Right Outlook. Having a sense of purpose makes you happier and healthier, while taking time to downshift ensures periods of calm.

3. Eat Wisely. Healthier eating habits provide sustainable results. These habits include eating less at meals, eating a predominantly plant-slant diet, and regularly consuming a glass of wine.

4. Connect. Surround yourself with the right people—those who make you happy and support healthy behaviors. Family connections, being part of a faithbased community, and strong social networks are important for a long life.

“What we’re learning with Blue Zones Project is that when we take and incorporate these things to provide additional choices for people, being healthier becomes easier,” explains Sarah Kearney, executive director of Blue Zones Project Scottsdale. “It’s really customizing all of these options, being able to provide additional resources, convening people together, removing barriers, and helping amplify the great work that’s already happening in the community.

“It’s important to note that Blue Zones doesn’t just go into every community,” she adds. “Blue Zones goes into communities that are ready. And Scottsdale has always been known as a healthy community and has been recognized as one that prioritizes well-being.”

HEALTHY SCOTTSDALE

Since the implementation of Blue Zones Project Scottsdale, several local businesses have earned the Blue Zones Project Approved designation.

Some, such as the d’Lite Healthy On The Go chain of restaurants, have multiple locations included in the designation. Others, like Echo Canyon School, are singular operations. And just a few months ago, Hotel Valley Ho became Arizona’s first hotel to be named an approved worksite, while signature restaurant ZuZu also achieved Blue Zones approval.

Village Health Clubs & Spas was recognized as a Blue Zones worksite in June.

“We had heard several presentations [about the Blue Zones Project], and the more we learned about what its goals are for Scottsdale, it aligns exactly with our mission for both our employees and our members.”

It’s not just about running on a treadmill. It’s about leading a healthy lifestyle all around. It’s about building a community.”

Currently, 11 local companies in three sectors—restaurants, schools, and worksites—are Blue Zones locales. Additional sectors include grocery stores, civic-based groups, and faith-based groups.

Kearney anticipates the number of approved businesses to quickly increase, pointing out that a lot are in the approval process pipeline.

“The length of time it takes to become Blue Zones Approved is different for every single organization,” she says. “We want to make sure that the things an organization says it’s doing are actually being done. And then we work with them to create a sustainability plan.”

Individuals can also participate. This past summer, Blue Zones Project sponsored a Walking Moai at Scottsdale Fashion Square. The term “moai” comes from Okinawa, Japan, one of the original blue zones, and means coming together for a common purpose.

“In America, we’re in a social isolation and loneliness epidemic, and it’s impacting not only our aging population but our youth, as well,” Kearney says. “This program encouraged people who maybe were feeling lonely or weren’t being as active as they used to be to get out and meet new people and walk together.”

More than 100 people took part in the weekly moais, and Kearney says that Blue Zones Project will be expanding the program into 2025.

Do you find yourself faced with traveling and fear getting off track while you’re away, ultimately setting you further away from your goals? Believe it or not, you can still travel and reach your health and fitness goals. Nutrition and workouts don’t have to be perfect to be successful. In this article, I’m going to unpack some helpful tips to use while away from your normal routine.

1. BRING HIGH-PROTEIN AND HIGH-FIBER SNACKS

When we bring our own food, it puts us more in control. Travel days can leave you more restricted based on what the airport, convenience store, or other sources have to offer. Snacks are also useful to have readily accessible in case your schedule is packed full of meetings and appointments. Skipping meals makes you more likely to overindulge later. In a nutshell, bad decisions are more prone to happen. Here are a few convenient ideas to pack along:

• Protein bars: Barbell, Quest, Think

• Travel protein powder packets (mix in a bottled water or a shaker): Garden of Life, Truvani, Ascent Native Fuel

• Non-refrigerated snacks: Country Archer Provisions Grass-Fed Beef Jerky, The Only Bean Crunchy Roasted Edamame, StarKist tuna packets, peanut butter sandwich on Dave’s Killer Thin Sliced Bread, oatmeal packets/cups

2. STAY HYDRATED

Hydration is always beneficial. However, traveling is dehydrating, making it even more important. Not only does this help curb cravings, but staying hydrated also helps combat bloating, fatigue, headaches, lightheadedness, and dizziness. This is especially optimal if you’re traveling for business and need to stay alert and bring your best self.

• Make sure to always carry a water with you.

• Bring electrolyte packets. I love Ultima Replenisher because unlike a lot of electrolyte packets, this has zero sugar, zero carbs, and low sodium.

3. STAY ACTIVE

If your schedule allows, set aside 30 minutes for a quick workout each morning—this will help jump-start your day while also keeping you on track. Whether you have a hotel gym or do a quick workout in your room, there are ways to stay active and not completely forgo activity. A simple workout can consist

of a couple of tri-sets and a superset of core exercises (three lower-body exercises, three upper-body exercises, and two core).

4. PLANNING AHEAD

If you know where you’ll be dining out, the best course of action is to plan ahead. The majority of restaurants have websites that include their menu, making it easier to scope it out ahead of time. If not, you can usually get a salad and lean protein anywhere—just opt

for dressing on the side. Most dressings pack anywhere between 12 to 20 grams of fat in 2 tablespoons, so pouring the whole ramekin of dressing on your salad adds up! If salad isn’t your thing, order a lean protein and vegetable instead. Keep in mind, you can indulge in a few meals, but make sure it’s not all of them.

5. PRIORITIZE SLEEP

Lack of sleep can cause an imbalance in your body that increases ghrelin levels and lowers leptin levels. This can increase hunger throughout the day. Also, try to limit alcoholic beverages and screen time. I don’t know how much I can stress this enough. Alcohol and scrolling on social media before bed are proved to disrupt sleep.

Keep in mind that this doesn’t have to be an all-or-nothing approach. You can do all or just a few of these ideas to help you stay on track.

Barrett-Jackson, The World’s Greatest Collector Car Auctions, is gearing up for the ultimate kickoff to 2025 with the annual Scottsdale Auction, held Jan. 18-26 at WestWorld of Scottsdale. In grand style, the 2nd annual “Rock the Block” concert features the iconic Sammy Hagar and Friends performing live on Friday, Jan. 17.

“Sammy Hagar is truly one of the most iconic rock stars of our time, and he puts on an unforgettable show,” says Craig Jackson, chairman and CEO of Barrett-Jackson. “He is fresh off his world tour and the sale of his 2015 Ferrari LaFerrari at the Scottsdale Fall Auction. I am thrilled to welcome my friend back to kick off an incredible auction week.”

This past October, the “Red Rocker” joined Barrett-Jackson on the auction block to sell his 2015 Ferrari LaFerrari, which set a world auction record when it sold for $4.675 million.

Following the concert, Barrett-Jackson’s 2025 Scottsdale Auction will feature approximately 1,800 collectible cars, trucks, and SUVs—including a custom 1962 Dodge Power Wagon. The 1,000+ horsepower one-of-one four-wheel-drive Dodge will be sold with

100 percent of the hammer price benefiting the mikeroweWORKS Foundation, supporting skilled trades education.

In addition to the auction, the automotive lifestyle event features Hot Laps and Thrill Rides, off-road experiences, driving experiences in some of the latest vehicles, and live music.

The first weekend also offers Family Day on Jan. 18, where children 12 and younger receive free admission with an accompanying adult.

Collector cars and authentic automobilia begin crossing the block on Mon., Jan. 20 and continue through Sun., Jan. 26.

Among the anticipated collectible vehicles are two custom Chevrolet Corvettes: a 1963 split-window coupe and a 1967 convertible, both designed and built by Jeff Hayes. Included in the line of supercars to be offered is a rare 2019 Aston Martin Vanquish Zagato Shooting Brake, No. 26 of only 99 built worldwide and one of only 11 in the U.S.

NEW ADDITIONS MAKE THE 2025 WM PHOENIX OPEN EVEN MORE OF AN EXPERIENCE

The WM Phoenix Open will celebrate its 90th year when it welcomes pros and spectators to the TPC Scottsdale Feb. 3-9, with new enhancements to make the Greatest Show on Grass even better.

The new amenities promise to play up the inclusive and laid-back vibe for the hundreds of thousands of spectators drawn to the PGA Tour’s fifth-largest event.

“Each and every year, The Thunderbirds review the previous tournament and look for ways to improve,” says 2025 WM Phoenix Open Tournament Chairman Matt Mooney.

An additional entrance was added on Greenway Hayden Loop. Its proximity to the 18th tee aims to improve pedestrian flow while providing a shorter exit stroll from the 16th, 17th, and 18th holes.

Several walkways around the course have been expanded, with food and alcohol vendors strategically located to help balance foot traffic for those seeking food and beverages.

For the first time, the tournament will move to fully digital ticketing for all general admission and Coors Light Birds Nest concerts. This year’s lineup features Jelly Roll with special guest Treaty Oak Revival (Feb. 5), Luke Bryan with special guest Nate Smith (Feb. 6), and Swedish House Mafia (Feb. 8).

The merchandise tent has been expanded to 31,500 square feet. Feel free to purchase a reusable water bottle to take advantage of the refillable water stations in the Fan Zone.

Regulars will be pleased to see that two popular gathering spots are also getting a little sprucing up.

Near the seventh hole, the Desert Oasis BBQ and Beer Garden has been revamped to offer spectators elevated views of many holes while they are savoring beloved bites from Little Miss BBQ and craft beers.

At the 12th hole, the Taylor Morrison Fairway House has been treated to a refreshed layout, creating additional accessible viewing areas with elevated concessions.

“With upgrades to the Taylor Morrison Fairway House and Desert Oasis, we are improving two of the more popular spots on the golf course,” Mooney says. “Fans can look forward to better viewing, upgraded concessions, and an increased area to watch ‘The People’s Open.’”

Tight Club in Scottsdale is “on a mission to restore OG beauty.”

Opened in November 2023 by retired chiropractor Dr. Patti Gonzalez, Tight Club treatments—which are all completely toxin-free and noninvasive—support the body’s natural healing process while balancing hormones.

“There are no injections involved,” Gonzalez says. “We take a holistic approach and work with the body; we work with the lymphatic drainage system and fascia to get results.”

Tight Club offers treatments for holistic body sculpting through lymphatic drainage and by breaking up fascia, a web-like layer of connective tissue just under the skin. It also offers cryo-stimulation to help minimize the appearance of wrinkles, smooth fine lines, and erase stretch marks. While there aren’t quick fixes, many clients have seen changes in just one session, although more drastic results take six to 12 sessions. Tight Club offers packages targeted to meet a client’s needs and goals.

Tight Club operates out of a small, cozy studio space off of Shea Boulevard and Scottsdale Road. Treatments are done as a circuit and, depending on the client’s needs, might begin with a short session on a vibration plate to get the lymphatic system moving before moving on to the fascia or cryo-stimulation work. All the treatments are pain-free.

“We encourage our clients to be active and stay hydrated after every treatment,” Gonzalez says. “There is no downtime at all.”

Gonzalez says that while most Tight Club clients are women, they also have male clients. In fact, there are treatment packages targeted exclusively for men.

The sausage patties are complemented by seasoned, diced organic potatoes, red peppers, onions, and spinach. Similarly perfect for vegetarians and vegans is the Athena Quinoa Bowl ($16) at Picazzo’s Healthy Italian Kitchen ( Picazzos.com). Named in tribute to the Greek goddess of wisdom, this heart-healthy meal starts with quinoa, a nutrient-dense ancient grain, which is mixed with chopped zucchini, kale, roasted yellow tomatoes, chopped cucumber, Kalamata olives, and red onions. The colorful bowl is then topped with creamy hummus, crumbled feta, tzatziki, and microgreens before getting a final drizzle of turmeric-tahini dressing.

And d’Lite Healthy On The Go ( DliteHealthyOnTheGo.com) also has an ultra-flavorful option in its d’Veggie Bowl ($12.49 and up). Vibrant and colorful quinoa and broccoli florets, known for their folate and vitamins A and C, serve as the base of the dish. It is topped with hearty mushroom bisque, feta, tomato, and a drizzle of spicy chipotle aioli and served with a side of toasted bagel chips for dipping and scooping. You also can customize the bowl with various modifications, including adding basmati rice, coconut, lentils, and more.

Those looking for a meatier take are also in luck, especially at Postino WineCafé ( PostinoWineCafe.com), because each location Valleywide just launched an all-new offering in the P.R.E.A.M. Bowl ($17.50). Short for “protein rules everything around me,” the dish is a celebration of warm heritage grains, seasoned broccoli, and avocado slices paired with your choice of grilled chicken or steak skewers. House (CollinsBrothersAZ.com) also has a hit on its hands with the Salmon Almond-Chili Crudo Bowl ($18). Sushigrade salmon, packed with omega-3 fatty acids and potassium, is the star of the show, but there’s great depth of flavor provided by savory chili almond sauce, pickled red onions, creamy avocado, crisp cucumber, and chili-garlic rice. The Zen Poke Bowl ($16) at 32 Shea (32Shea.com) is similarly a stunner. Loaded with essential vitamins like K and B12, sustainably sourced ahi tuna is paired with rice, avocado, marinated cucumbers, jalapeños, and orange slices. The bowl is completed with a drizzle of Sriracha mayo, a sprinkle of sesame seeds, and a soy glaze that ties all the flavors together with a hint of umami.

Finally, True Food Market ( TheTrueFoodMarket.com ) has an entire menu of bowls. These Chop’d Bowls ($10.95 and up) start with your choice of a bed of grains, greens, or a combination of both. There is then the choice of four primary flavor combinations—Kale Caesar, Mediterranean Couscous, Curry Chicken, or Southwest—their accompanying vegetables, beans, nuts, and dressings, and a choice of proteins, including grilled chicken, gluten-free air-fried chicken tenders, and organic grilled tofu. The gluten-free Southwest Bowl is especially delicious thanks to the fiber-rich black beans, corn, cilantro, red bell peppers, immunity-boosting pumpkin seeds, and creamy cilantro lime vinaigrette, as is the Caesar, which is loaded with kale, which has been proven to lower the risk of Type 2 diabetes, protect against heart disease, and aid in digestion.
