MITCH KIDD
Investing in Placemaking

Letter from the Publisher

Welcome to Spring in Stamford! The theme of our April issue is “Investing”. When you hear that word, I’m sure most of us think about finance, investing in the stock market, etc. Since this is a lifestyle publication, we have taken a broader view of investing. In a world that constantly demands more from us—whether it’s our time, our energy, or our attention - it’s easy to forget that the most important asset we have is ourselves. The greatest returns often come from the most unexpected investments where we unlock new levels of fulfillment and success.
In this issue, we profile a successful real estate developer from Down Under, whose company has invested heavily in building and beautifying Stamford. Mitch Kidd saw the energy, the sense of community and potential in Stamford, and is making his mark on our city on several levels.
We share the story of Liz Martin, an entrepreneur, whose skincare company MYNE offers products designed to preserve youth and push back the signs of aging. She offers advice for women looking to become entrepreneurs.
The father/son team of Eyal and Andrew Farage have recently made a huge investment to transform RPM Raceway in Stamford into the premier family entertainment venue in the area.
And, Liz Pensiero explains why staging your home is a vital marketing tool to add value when selling your home.
As you read through our stories, advice, and expert insights, we invite you to reflect on how you can make small changes in your own life that lead to big rewards. Remember, investing in yourself doesn’t always require a grand gesture— it’s the everyday choices that pave the way to lasting growth.
I hope you enjoy our Investing issue, and I truly thank you for being a part of our community. As always, please support the local businesses in Stamford who are “investing” in Stamford City Lifestyle to enable us to bring you this publication each month.
Best wishes for a great April! MARTY

HOME STAGING
AN ESSENTIAL INVESTMENT IN THE SALE OF YOUR HOME
ARTICLE BY LIZ PENSIERO
PHOTOGRAPHY BY MARCOTT STUDIOS

Home Staging is often a misunderstood notion when most decide to sell their home. Many find the concept hard to negotiate or understand. Most want to save money for their new space and not spend additional dollars on a home they are preparing to leave. However, Home Staging is NOT interior design or simply arriving with a truck load of gorgeous white furniture. Home staging is “the art of preparing the home for sale” and that often requires different attentions for each client and property.
Home Staging is a marketing tool necessary in creating perceived value. Today’s buyers are not only buying a structure, but they are drawn to a lifestyle. Whether they love the family-friendly floor plan, the fabulous kitchen, ample square footage or the great backyard; they are emotionally drawn to how the home makes them feel when walking through the front door. Ultimately leading to a greater perceived value & justified higher price. Home Staging helps buyers visualize themselves living in the space; creating an emotional connection that leads to faster and stronger offers.
A professional Home Stager will be able to quickly & effectively evaluate a space and offer recommendations on how to best prepare the home to receive buyers. They will ensure traffic patterns are clear; windows remain unobstructed and buyers are not overwhelmed by the current family that lives there. Whether it is investing in a good
painter, a storage unit for overflow belongings or a handyman to address repairs, your Home Stager will be able to offer ways to keep the timeline moving quickly & efficiently so the home is ready for staging day. Staging day may look different for every project. Whether a truck arrives for a full day of staging or just a team of movers to rearrange what the homeowner already has; staging day will be the last piece of the puzzle before handing over to the professional Realtor for photos.
THE ROI OF HOME STAGING
Sellers who choose not to leverage Home Staging risk leaving money on the table. According to the National Association of Realtors (NAR), staged homes sell 73% faster on average and often command 5-20% (or higher) over asking. It has been proven that home staging accelerates buyer interest, reduces days on market & leads to stronger offers. Every day a home sits unsold it incurs carrying costs such as mortgage payments, utilities, taxes and maintenance expenses. By investing in home staging prior to listing, sellers are reducing the risk that the home is going to accumulate a dismal history of days on market. By staging prior to listing, sellers are giving themselves a unique advantage over unstaged competition, leading to smooth sale process & financial transition much quicker.
“Home Staging is an essential investment in the sale of your home. It is a marketing tool that increases perceived value.”
THE COST OF HOME STAGING
Home staging costs vary by market & region, as well as price point & individual staging firms. However, the general nationwide cost of home staging a property tends to fall in a range of 0.5% - 1.5% of the listing price of the home. Fairfield County market dictates closer to 1% of listing price, which generally includes all inventory, labor & rental costs for a 60 to 90 day period. Often, Realtors will wait to offer a final sale price to the seller until the home has been staged. The perceived value of the home increases after the staging process is complete. Remember, the cost of staging the home properly will be lower than your first price reduction! Fairfield County buyers have refined tastes, often looking for unique features, high-end finishes and luxury lifestyles. Regardless of location, price point or square footage, buyers
are looking for a turn-key experience. They will move on to your competition if the home doesn’t offer the emotional connection they are looking for. Dismissing home staging as a critical part of your marketing campaign is risking lost buyers as well as leaving dollar value on the table.
Liz Pensiero has been an industry leader & innovator within the Fairfield County Real Estate Industry for over 12 years. As a multiple award-winning luxury home stager specializing in both vacant & occupied properties, top Realtors throughout Fairfield County turn to her for her interior marketing expertise. As a member of The Staging Collective and multiple industry & local boards, Liz’s firm is available for Pre-listing Consultations, blended projects and full vacant stagings.

“Regardless of location, price point or square footage, buyers are looking for a turn-key experience. They will move on to your competition if the home doesn’t offer the emotional connection they are looking for.”

Creative Vision for Building Dreams in Lifestyle Living
Mitch Kidd
PAINT US A PICTURE OF GROWING UP “DOWN UNDER”. Growing up on a farm, was an incredible experience. My grandparents built the house. It’s a place filled with decades of history and memories. The farm remains in our family, making it an enduring connection to my roots. Growing up in that environment taught me resilience, problem-solving, and a deep respect for hard work. The freedom to explore and express myself in wide open spaces fueled my imagination and shaped my hands-on approach to life and work.

TELL US ABOUT YOUR LIFE PATH.
My grandfathers were practical men, earning a living in trades, engineering, and farming. I think it’s in my blood. I was fortunate to have parents who encouraged my interests. Growing up, I built my own three-story treehouse, worked on motorcycles, constructed zip lines, and a half-pipe for our bikes, basically turning our farm into my workshop. I thought I’d go into a trade like carpentry or mechanic. However, after working for a local builder and earth-moving company, I became fascinated by the business side of construction. That curiosity led me to pursue a degree in Construction Management at the University of New South Wales, where I received a dual Academic and Rugby Scholarship. It just so happened that this is where I forged a relationship with my long-time business partner, Scott Lumby.
EXPLAIN YOUR “WALKABOUT” THROUGH THE AMERICAS.
Scott and I were working together when we decided to take a yearlong backpacking trip. We resigned from our jobs, landed in the USA,
and bought an old beat up Suzuki Sidekick for $1000. We ripped out the back seats to make room for our backpacks and camping gear, then set out on an unforgettable voyage across the USA, Central and South America. That trip was transformative.
WHAT BROUGHT YOU TO STAMFORD?
When the financial crisis hit, I lost my job. I worked part-time doing random jobs, including driving limos, which is a story for another time! I was given an opportunity for a construction project in NYC. That was a turning point for me and was literally where I lived for 12 months. It laid the groundwork for what would become Wellbuilt Company. In 2013, we expanded into Connecticut. Stamford became the perfect place to grow the business because of its energy, potential, and strong sense of community. I stayed because it felt like the right place to build both a company and a home. Even though my wife and I didn’t

“SUPPORTING LOCAL ARTISTS HELPS TO TELL THE STORY OF A COMMUNITY AND AMPLIFY ITS CULTURE.
BY
INTEGRATING ART INTO OUR PROJECTS, WE’RE CREATING ENVIRONMENTS THAT ARE BOTH FUNCTIONAL, EMOTIONAL, AND CULTURALLY ENRICHING.”

grow up here, we have been welcomed and accepted into the community with open arms. Those connections, along with the shared commitment to making Stamford a better place, have deepened my roots here and given me a strong sense of belonging.
WHAT ARE SOME OF YOUR NOTABLE CONSTRUCTION PROJECTS?
The very first cottage Scott and I partnered on 20 years ago, it was a small but important start. Renovating the Shangri-La Hotel overlooking Sydney Harbor. A full-floor renovation of the Ritz-Carlton overlooking Central Park, and, our recently completed, Lafayette Stamford.
WHAT MAKES THE LAFAYETTE SPECIAL?
It’s more than a building, it’s a community hub. From modern amenities to curated community making initiatives, it was designed to enhance both the lives of its residents and the surrounding area. The Lafayette is a key part of place making initiatives to foster a vibrant, connected community.
COMMUNITY ART IS IMPORTANT TO YOU. WHY?
Community art offers so many benefits, it brings people together, inspires creativity, and creates a sense of shared ownership in public spaces. Art can transform bland or forgotten areas into places where people feel connected and engaged. It’s not just about beautification; it’s about fostering civic pride, and creating a sense of belonging.
WHAT
ARE
SOME INSTALLATIONS
THAT WE CAN VIEW?
One example is the Stillwater Flowers mural at 57 Stillwater Ave. This vibrant interactive installation has a cool augmented reality feature triggered by

a custom app we created which allows the mural to come to life. Our most recent installation, The Seed, located in Mill River, is a transformed shipping container into a Pop Up Art gallery. It’s a testament to how art can transform any space and make it feel welcoming and inspiring.
WHAT ARE YOU MOST PROUD OF?
My family is my greatest accomplishment and my greatest joy. Professionally, I’m proud of the team we’ve built at Wellbuilt Company. Together, we’ve created projects that stand the test of time and bring real value to the communities they serve. Watching people thrive in those spaces is incredibly rewarding.
WHAT’S THE TITLE OF YOUR BIOGRAPHY?
“From the Ground Up: The Mitch Kidd Story.” Or perhaps a more fitting title would be “From Tree Houses to Towers,” reflecting my journey from building treehouses on the family farm to constructing transformative buildings in urban communities.

MYNE Beauty
It’s yours, it’s ours, it’s MYNE.
WHAT WAS YOUR “AHA” MOMENT TO LAUNCH YOUR OWN BRAND?
I’ve spent my entire career developing products designed to preserve youth and push back the signs of aging—for both women and men. But now, in my late 50s, I see the world, and the beauty industry, through a completely different lens. Women my age don’t wake up saying, “Heck yeah! Let’s celebrate our lines and wrinkles!” We’ve been conditioned to see them as flaws rather than the natural markers of a life well-lived. And that realization? That was my aha moment.
The lines on my face and dark spots on my skin are more than just signs of age — they’re a road map of my life’s journey. And guess what? Even with them, I’ve still got IT—and so do my friends! We’re older, wiser, and more powerful than ever. Yet, so few brands truly celebrate us. While menopause is no longer a taboo topic, it doesn’t have to define us. And when it comes to beauty, it seems like no one is speaking to the 50+ crowd in a way that’s pro-age, positive, and genuinely uplifting.
That’s why I created MYNE Beauty. It’s more than just a beauty brand; it’s a lifestyle. Starting with skincare and makeup, MYNE embraces the concept of youthful thinking
ARTICLE BY LAURIE A. GUZDA
in everything we do—right down to the name: My Youth Never Ends. Who better to create it than a seasoned beauty industry product developer who’s navigating the exact same journey? I’ve carefully curated and developed products I know women need and want— because I am the consumer!
HOW DOES IT FEEL TO TAKE THE LEAP AND INVEST IN YOURSELF?
Starting a company is like riding a roller coaster you built yourself—without instructions. In the beginning, just sharing my vision with family, friends, and colleagues was exhilarating. I’d pitch the brand, analyze their reactions, and use their feedback to refine my ideas. But once I dove into actually building the brand, the excitement turned into a full-blown adventure—one filled with unexpected interruptions, a tight budget, and a tiny team of just three: me, myself, and I.

Liz Martin
I quickly learned that staying flexible and composed wasn’t just helpful—it was essential for survival.
WHAT ADVICE DO YOU HAVE FOR OTHER WOMEN LOOKING TO BECOME AN ENTREPRENEUR?
1. Believe in yourself like a rockstar. Unapologetically, boldly, and with unstoppable confidence. Every single day, remind yourself that you are capable of greatness. The journey won’t be easy, and success won’t come overnight, but if you stay dedicated, push through the challenges, and refuse to give up, the rewards will be more than worth it. Stay focused, stay strong, and most importantly, keep believing in yourself—because that’s where true success begins!

2. Don’t back down from challenges, they’re not roadblocks, they’re stepping stones to something bigger and better! Every challenge you face is an opportunity to grow, learn, and come up with even better ideas. It can be incredibly helpful to have a mentor, advisor or an amazing spouse, like I do, to guide you, but trust that you have everything you need to find a solution.
3. Don’t try to please everyone. When you focus too much on making others happy, you risk losing sight of who you are, which can lead to self-doubt and throw your business plans off track. Trust your instincts and have confidence in your ideas. The most important thing is to stay true to yourself and your mission—because that’s what will ultimately lead to success.

Investing Time & Heart
HOW DO YOU INVEST IN YOUR LOCAL COMMUNITY?
I volunteer every weekend and sometimes during the week. I’ve picked 2 non-profits, Food Rescue and Filling in the Blanks, that address food insecurity and childhood hunger respectively. For fun, I volunteer at food and music events like the Greenwich International Film Festival, Hey Stamford Food Festival, and others.
WHAT VOLUNTEER OPPORTUNITIES WOULD YOU RECOMMEND?
I started volunteering when my kids were teenagers and I couldn’t teach them anything by writing a check. I wanted to teach them to give back, to show them that poverty is not far away, it’s here in Stamford and the surrounding towns. Food RescueUS - Fairfield County (based in Stamford) and Filling in the Blanks are wonderful non-profits with awesome people and low overhead! You can easily see how your efforts make a difference.
WHAT DO YOU LOVE MOST ABOUT LIVING IN STAMFORD?
Stamford has so much to offer from the beaches to the woods of North Stamford, so many great restaurants and it was a great place for my kids to grow up. I enjoy outdoor yoga at Harbor Point during the summer months. I also love being only 25 minutes away from Grace Farms in New Canaan which offers the local community so much in terms of art and nature. One of my favorite events is the Thanksgiving Parade. I brought my kids when they were young. Then about 5 years ago I started volunteering as a balloon handler and was promoted to a balloon manager. Every kid’s dream! Most recently I had to manage 3 balloons which was quite stressful but a ton of fun.
ANY HIDDEN GEMS IN THE LOCAL COMMUNITY?
It won’t be hidden anymore but the Bartlett Arboretum is a great place for a walk especially in the winter.
