2016! In a personal finance class in college way back in the 70s, the teacher gave us the assignment of writing down our goals and where we would like to be in 10 years and 20 years along with the plan on how to achieve those goals. I made my goals, wrote down the plan and kept it visible like any good student who would do what the teacher told them to do. It was powerful. In the next 20 years, I achieved everything on my list. As I look back, I'm not sure what motivated me to stay on track besides the withered old paper clipped to the refrigerator with a magnet but the process does work. The January issue is about health and fitness for various aspects of your life. We know that if our weight is under control, we tend to feel better mentally and physically so there is a great article on weight loss. Finances and our environment also play a role in our emotional and mental health. This could be the year to move house. It's exciting and could keep you motivated in other aspects of your life. We've included some terrific insight on the real estate market and financing. With new resolutions and goal setting you may want to plan on making a positive difference in our community. As human beings, it makes us feel good when we are needed and appreciated. One might become overwhelmed with the numerous events planned in the Tulsa area that support various organizations. We aren't a middleman, a broker, so there's not multiple sets of documents for each entity involved in the transaction—there's one." INVESTMENT OPPORTUNITIES Draper says it's a good time for investments because borrowing money on a mortgage is so inexpensive. We often work with clients to do a cash-out refinance. Homeowner’s can take advantage of low interest rates by pulling equity out of their home, putting it on a fixed term, and using the money to make an investment, buy a vacation home, or pay off some other debt. However, utilizing the equity to make an investment depends on a person's risk tol-
erance. It's not for everyone. But for those comfortable with this situation, they can use the money to their advantage. For instance, a conventional 30-year fixed loan rate is in the low 4% range. Government insured rates are even lower. "If someone borrows money at 4%, and invests it for 8, 9, or even 10%, and has a fixed mortgage for a certain period of time, then they could potentially make a good return," says Draper. INTEREST RATES
It's still an opportune time to buy or refinance a home. With the impending 2016 election comes speculation about interest rates. Most people believe interest rates will go up, but Draper's biggest question isn't when they will go up but by how much. He explains that 5% is still a first-class interest rate. Bringing it back to reality, in 1981 the interest rates topped out at 18.45% on
home loans. So, 5 or 6% percent sounds pretty good. He says, "I don't think there will be any significant movement on interest rates until after the election. But, all it would take is one large financial institution to go belly up to change things on Wall Street." REFINANCE NOW
Draper reminds us that there are still a lot of people today who are paying a much higher interest rate than they should be. Maybe they refinanced five or six years ago and feel it might not be beneficial to do it again or they think it's too much trouble to refinance. He says, "We'll be the first one to tell someone they shouldn't do a refinance because that's the way we operate, but a lot of people in the high 4% or 5% range could really benefit from refinancing. It might be good to refinance and it might not be—but if it's not, we have the staff
that will tell them, 'No, don't do this and here's why.'" This kind of honesty is one of the reasons First Mortgage Company has earned its solid reputation in the community and continues to grow. he holidays are over and the decorations are neatly packed away for another year. It's time to write out New Year's resolutions and plan for the year ahead. What's on your to-do list for 2016? For many, it's making the decision to buy or sell a house. If selling, the market preparation list can get long pretty fast. Make repairs, clean windows, choose a Realtor®, and then wait to list your home at the opportune time—in April or May, right? Not necessarily.

Frere says there isn't a reason to wait until spring. The timing of your sale or purchase should be based upon your needs and desires rather than the month of the year. "People looking in January and February are buying now and they don't have much to choose from so they are likely to buy whatever is currently available and fits their needs," he says. Luckily for me, on this day, my appointment with a dentist was not to get my teeth cleaned (and leave with a trail of drool dripping down my chin, all while acting like I was not phased at all because all of his patients do this, right?). A dream I’m certain he will attain. Beyond his passion for missions, you can spot Patel, D.D.S., pounding rubber to pavement. Five years ago he began running, and hasn’t looked back. He has run in 43 marathons overall, including three Boston Marathons, and five Tulsa marathons. Conquering a marathon in all 50 states is a bullet point on his bucket list. Dr. Patel’s next goal is to run in the world Marathon Challenge, which includes seven marathons on seven continents in seven days. Thanks to inspiration from Patel, D.D.S., my couch-potato evenings will get a face-lift. Someday, Patel, D.D.S., hopes to do mission work full-time, but for now he says he is thankful to his clients and family for helping him to fulfill his calling. When I asked Patel, D.D.S., why people should come to him for their dental needs, he had a hard time finding his answer. Not because he didn’t have one but because he did not want to come off boastful. It’s a characteristic I was aware of from the beginning of our interview, as he was humble and grateful about every part of his life. When he eventually shared his answer, he put it simply: “We are here for you.”

he Home Builders Association of Greater Tulsa presented Lindsey House, a transitional living center, with a check for $67,000 to assist in the purchase and installation of 124 new windows. This is the second installment of a $100,000 pledge to help rehabilitate this building and improve its energy efficiency. Lindsey House is located in a 1920s vintage apartment building in downtown Tulsa. The nonprofit provides mothers caring for children with furnished apartments and social services, budgeting, and family assistance to help teach them the skills they need to overcome homelessness and thrive. The renovation of Lindsey House is an ongoing project and many improvements have been completed by the Remodelers Council, including the Hardesty Child Enrichment Center, a new courtyard and 26

numerous updates and cosmetic fixes. Many of the windows in the building are original and in desperate need of repair. The project is estimated to cost more than $100,000 to complete. “Lindsey House is making a difference in the lives of these families and we are so very honored to be a part of that,” said Weldon Bowman, Chairman of the 2015 Remodeled Tulsa Tour. “We are committed to helping them not only through funding, but also by providing our services to restore their building and improve the lives of many disadvantaged mothers with children in our community.” In October, the Remodelers Council was honored with a national award, the Council Award for Demonstrating Excellence (CADREs), for community service from the National Association of Home Builders

oyland Ball guests will be transported to Paris this year with Toyland Ball’s theme, “Le Ballon Rouge.” Toyland Ball is the signature event of The Parent Child Center. Longtime volunteer and board member, Jennifer Legler, will be given the Guardian Angel award honoring her for the difference she has made in The Parent Child Center’s mission to prevent child abuse and neglect. The black tie optional gala has it all ~ cocktails, dinner, live auction and dancing to the band Drive. The highlight of the live auction is Une Soirée a Paris – an Evening in Paris. The French themed dinner at Justin Thompson’s 624 Kitchen and Catering will be the ticket to a one of a kind party. This exclusive four course dinner with paired wines is $500 per guest or $1800 for four. Laissez le bon temps rouler – Let the good times roll!
