M
ay is a busy month; finals, graduations, and end of school year parties. In the Tulsa area there are multiple festivals and activities to mark the beginning of summer with Mayfest, Hop Jam, Rooster Days, BBQ n’ Blues and even the Food Truck Festival to name a few. The days are busy and full of fun but it’s also nice to just relax at home. The May issue includes great articles on updating your home, storm proofing your home and protecting your interest when purchasing a home.
We’ve written about some fun things to do like attend a soccer game or visit the new Children’s Discovery Garden at the Tulsa Botanic Garden. There are also some great causes this month that help those in our community like the Polo Classic and the upcoming Brainiac Ball. The calendar is full so enjoy the month and have a Happy Mother’s Day.

"A Grand Evening", held March 20th, was a special fundraiser in which patrons donated a grand to go towards new beds in the Memory Center. Chef Robert Merrifield, Trustee, Saint Simeon’s Foundation, and his team at The Polo Grill prepared a delicious meal for the 28 attendees. In total, the event raised $35,100.

NCAA TENNIS CHAMPIONSHIP COMES TO TULSA IN MAY The nation’s top collegiate tennis teams will converge on the city of Tulsa to compete at the 2016 NCAA Division I Men’s & Women’s Tennis Championships, May 19-30, at the Michael D. Case Tennis Center on the TU campus. NCAA Championships features 16 men's and women's teams competing for the first six days of the tournament (May 20-24) to claim the title of team champion. At the conclusion of the team event, a field of 64 singles players and a 32-doubles team bracket for both the men and women will be played out in the final six days of competition (May 25-30). The 2016 event is the third NCAA Tennis Championship that has been played in Tulsa. KING THE CENTER POLO CLASSIC

he Center Polo Classic, like the organization it supports, is a unique fundraising event bringing something new to the Tulsa philanthropic community. The Center for Individuals with Physical Challenges started the event four years ago and its growth is testament to the event experience and the importance of this nonprofit in Tulsa. The Center for Individuals with Physical Challenges has been serving individuals with physical disabilities for 59 years in Tulsa. A one-of-a-kind organization in the nation, The Center provides fitness, recreation, community reintegration and adaptive sports as a Paralympic Sport Club. A Tulsa Area United Way partner agency, The Center still relies mainly on the community for support because the organization does not receive insurance reimbursements or state or federal funding. This is the reason The Center Polo Classic was created in 2013. Initially a one day, 2 part event, The Polo Classic has turned into a “Weekend Fit for a King” drawing spectators from the Midwest and polo players from all over the country. This year, the event will take place the weekend of June 25 starting with a VIP Reception Friday, June 24, at The Center. This reception for Sponsors and Premier Tailgate participants connects supporters of the event to the organization and its clients (called Center 14

Members). This reception includes heavy hors d’oeuvres, an open bar, Live Auction and short mission-focused program. Sponsorships range from $15,000 to $300 and include many benefits at both events. The Polo Match is Saturday, June, 25 from 10 a.m. – 1 p.m. and features the fast-paced
action of the “sport of kings” a silent auction, gift-card pull, Gold Cork contest and a kid’s zone. This event is open to all sponsors, tailgaters and general admission ticket holders. Sponsors will have access to a VIP lounge with cooling fans, heavy hors d’oeuvres and complimentary mimosa bar during

the match. Prices of tailgates range from $300 - $200 and include a 10x10 tent that one car may be parked under, 4 general admission tickets and the option for catered lunch. General Admission tickets are $25 for adults and $10 for children 12 and under. Complimentary champagne and water are available throughout the day. At halftime of the match there is a Gold Cork contest in which participants may purchase the opportunity go out onto the polo field (which is the size of 9 football fields) to search for a gold champagne cork. Winner will receive a $500 prize. After the cork is found, all in attendance are invited onto the field to stomp the divots while sipping champagne and socializing. Shortly after there will be a kids “Stick & Ball” contest that is free for all children at the event. The posh atmosphere of this event does not overshadow the reason for this fundraiser, The Center’s mission. At the event, several Center Members are in attendance to enjoy the day and mingle with guests. The mission of The Center is to provide opportunities for individuals with physical challenges to enhance their quality of life. They cannot do this without the support of the community. All attendees of The Center Polo Classic can expect to be impacted by The Center’s mission and feel the appreciation for their support. You never know when the services The Center provides may be needed by you or those you love. We spoke to Brian Frere with the Brian Frere Home Team about what buyers need to know before signing a contract on their dream home. DO YOU NEED A REAL ESTATE AGENT TO PURCHASE A HOME?
We've all been told to find a great real estate agent when it's time to sell a home. That is very true, but what most people don't realize is it's just as important to utilize the services of a strong buyer specialist when purchasing real estate. Your home purchase will likely be your single largest financial transaction. When purchasing a home you have three options: • Hire an attorney. This usually only applies to a For Sale By Owner (FSBO) transaction. The attorney is paid hourly to handle only the contractual portion of the home purchase. You are left to 16

navigate and negotiate lending options, disclosure requirements, inspections & repairs, appraisals, and any other hurdles that appear before you make it to the closing table. Real estate agents are required to work by a code of ethics. This real estate professional works solely for the protection of your best interests as the
buyer. They listen to your needs and desires and work to help you achieve your goals as opposed to simply selling you a particular home. Their loyalty lies with you as their client and you do not have to pay them a dime. WHO PAYS THE BUYER SPECIALIST?
Sales commissions are typically paid but the seller, builder, or the listing broker resulting in no cost to the buyer. Buyer specialists protect the buyer's interest throughout the crucial negotiating and closing process at no cost to the buyer. WHAT SHOULD I LOOK FOR WHEN HIRING A BUYER SPECIALIST?
The most important thing to look for is a willingness to earn your business. A professional and well-prepared buyer specialist should invite you to their office for a face-to-face meeting to discuss your situation and provide education on the home buying process. rom 1992–2006, business was good for home builders and developers. Steadily rising home values and declining interest rates spurred new home construction at an incredible rate, peaking at 1.7 million single-family housing starts in 2005. Unfortunately, the meltdown of the housing market in 2007 resulted in skittish buyers, massive inventory, and stricter lending laws. It's been a rough 10 years, but it appears the worst is behind us. Spending is up 13% this year, the best since 2007, and we are finally getting back to normal new construction start levels and resales are very strong. All age demographics are considering a real estate investment, even millennials will be purchasing in greater numbers in the next two years.Â

With recovered equities, rising incomes, and continued low interest rates on home improvement loans, remodeling is making more sense to existing homeowners. Trends show that active adults want to trick out their homes as a destination for family get-togethers, holidays, and summer vacations. According to Metrostudy, an authority on the residential construction real estate and housing market, 42% of remodeling dollars are being spent by 55+ baby boomers. This group tends to have the most money and is willing to spend it on attracting extending family by adding that extra bath or bedroom, swimming pool, and outdoor amenities.

Traditional indoor and outdoor living areas have been replaced with "living zones". Long gone are formal living rooms and dining rooms. They have been traded in for professional home offices and outdoor living areas with luxury seating, custom cooking areas, and fireplaces. Yes, some trends have faded such as wine cellars and theater rooms, but casual entertaining spaces are still going strong. Single purpose rooms like kitchens have evolved over recent years and now serve multiple purposes. Renovating homeowners not only cook but entertain, socialize, and do work/homework there, with nearly two-thirds spending
three or more hours per day. Many are adding desks, chandeliers, and TVs, as well as wine refrigerators and built-in coffee stations. Additionally, three in four homeowners are changing the style of their kitchen during updates, with many adopting transitional or contemporary styles. According to Houzz, nearly half of remodelers are making their kitchens more open to other interior spaces, and after upgrades, blurring the lines between the functional and living areas of their homes. Two-thirds of updated kitchens will have a connection to the outdoors, most likely through a single door. THE NEW WAY TO DESIGN YOUR HOME
Speaking of Houzz, the online platform for home remodeling and design has seen an explosion of users. Currently, it has 35+ million monthly users, 9 million photos of professional designed interiors and exteriors, and 350,000+ 5-star reviews. It all began when founders Adi Tatarko and Alon Cohen remodeled their home. They had a pile of home decorating magazines, article clippings, and business cards for home professionals from people they knew. It was cluttered and more confusing than organized. So they built a personal website to keep everything in one place. They shared it with friends, then friends wanted to use it, and then those friends shared it with their friends, and it grew from there.

Using Houzz.com or the Houzz mobile phone app, homeowners can browse millions of professional home photos, save images to ideabooks, share, and collaborate. It also offers guides and articles written by home professionals and includes a directory of local professionals to help homeowners with their projects. Users can click the green sale tags in the photo to get more information about products like construction materials, light fixtures, and home furnishings. This site compares the average cost for 30 popular remodeling projects with the value those projects retain at resale in 100 U.S. markets. Replacing a garage door will recoup 110.7% of the cost while adding a master suite will only recoup 64.3%. Now, if you are remodeling just for your family and plan to grow old there, by all means have fun. But if your intent is a future home sale, then some projects may not garner the big return you desire. You might be better off with a smaller project or "refresh" of an existing space. Simply replacing vinyl siding with manufactured stone veneer to the bottom third of your home is a 100% return and may make for a faster sale. A kitchen update—replacing cabinet doors, countertop, sink and faucet, painting, adding new hardware and switching the wall oven and cooktop with new energy-efficient models—will provide an 81.8% return while a major kitchen remodel will only recover 66.9%. You would be better off changing out the entry door (91.3%) or adding fiberglass insulation to the attic (116.9%).

The best way to find a reputable remodeling professional is to ask friends and family who they recommend, period. But if you are struggling to find a contractor there are numerous resources available such as Houzz, HomeAdvisor, Angie's List, Porch, and the Better Business Bureau. Regardless of how you find a contractor, ask for a copy of their general liability insurance and then call the insurance agent to verify coverage. Sadly, some companies obtain insurance just to get a license and quit paying the bill, leaving the homeowner open to liability. Also verify the company’s Construction Industries Board registration. Contractors are required to be licensed for some trades and registered for others. The contractor must submit their qualifications, show evidence of liability and workers’ compensation insurance, and meet other criteria with the Secretary of State. Most importantly, don't trust the CIB number decal on work trucks or marketing materials. Verify for yourself that they are still in good standing and their license or registration is not suspended, denied, or revoked by visiting OK.Gov/CIB. So dust off your measuring tape and start planning the remodel of your dreams. And have some fun researching where to put the new pergola or finding the perfect color of off-white for the kitchen cabinets. Either way, it's a great excuse to watch all those home improvement TV shows...

The Children’s Discovery Garden will encompass almost two acres in a fantastical “wonderland” garden environment offering experience-based learning opportunities for children and families. The focal point of the garden will be the Stream Valley, with the water source emanating from the Spring Giant, a 15’ rugged stone face entered through a hidden grotto. The Stream Valley will include fountains of spitting animals, an art wall where kids can paint with water, and the Willow Coppice. The Meadow will offer exploration of trails through tall grasses and flowering perennials as well as larger-than-life insect whirligigs hovering above.

A grove of post oaks, at the highest point of the Children’s Garden, will house the Tree Fort, offering a secret hiding place within the trunks as well as vantage points through windowed portals set among the tree limbs. Local artist Clayton Coss is creating one-of-a-kind 'Oak Thrones' – oversized, ornate wooden thrones for the Tree Fort, carved to represent the two predominate native oak species: blackjack oak and post oak. Lisa Regan, also known as Garden Deva, is creating art pieces for the Children’s Discovery Garden entrance as well as the Sensory Garden area within the Discovery Garden. Designers for the Children’s Discovery Garden include landscape architects 3.Fromme DESIGN (Sanford, FL) as well as Tulsa firm Howell & Vancuren. THE VISION
Working with landscape architects from Dallas, Sanford, FL., and Tulsa, Tulsa Botanic Garden unveiled an exciting master plan in December 2012, which lays out a vision for developing 60 acres of gardens over the next 25 years. This plan concentrates garden spaces around a seven-acre lake, fully utilizing the beautiful views across the lake by setting gardens around it on all sides. From the Amphitheater on the north side, to the Children's Discovery Garden, A.R and Marylouise Tandy Floral Terraces, and Inspiration Gardens on the west, to a Chapel, tropical Conservatory, and Edible Gardens on the east, these gardens will highlight the worldwide importance of plants to human civilization. Contrasting with these gardens are the remaining 110 acres of natural beauty, to be experienced in the western reaches of the garden site.
Visitors can explore the garden’s four terraces – Lawn, Rose, Perennial and Mediterranean - on a serpentine, ADA accessible walk winding to the Garden’s peak or through a central stairway along the Garden Cascade. Art Deco details throughout the garden reflect Tulsa’s rich architectural history. T he A .R . a nd Marylouise Tandy Floral Terraces is named in recognition of the A.R. and Marylouise Tandy Foundation, which provided the lead gift for its construction. The Tulsa Botanic Garden celebrated the opening of the A.R. and Marylouise Tandy Floral Terraces in 2015. The Floral Terraces sits on 3 acres and displays over 8,000 permanent plants including trees, shrubs, ornamental grasses, roses and perennials set in terraced beds on a hillside which offers views of downtown Tulsa from its peak. A prominent feature of the Floral Terraces is the Garden Cascade, a six-foot wide central water runnel emanating from the top of the hillside and flowing down into the lake. Over 100,000 bulbs have been planted for spring 2016 – making it one of the largest garden bulb displays in the region.

eason two of Tulsa's Premier Professional Soccer Team is in full swing at ONEOK Field. From spectacular firework displays to enticing promotions like jersey and flag giveaways, the Tulsa Roughnecks FC has a lot in store for their second year.
ROUGHNECK RALLIES
Prior to all Roughnecks Saturday evening home matches and the Sunday, July 3 match at ONEOK Field in 2016 fans are encouraged to come early and enjoy all the pregame festivities in downtown Tulsa. Roughnecks Rallies are held on Elgin Ave. adjacent to ONEOK Field (between Archer St. and Brady St.). Fans will have the opportunity to enjoy live music, participate in free games and activities, grab food and drinks or just enjoy downtown Tulsa. Roughnecks Rallies begin at 4:30pm and last until 6:30pm. Free activities and entertainment for all ages is available at all Rallies. OIL-E COYOTE
Ready for Oil-E Coyote? The Tulsa Roughneck FC's frisky, furry mascot spends the games entertaining the crowd, winking at pretty girls, high-fiving the guys, and taking photos with younger fans. Surprisingly, he didn't have a name during the inaugural season. Partnering with the Tulsa World, the team hosted a Name Your Mascot Contest in February and March. Fans were encouraged to submit their names for the Coyote via TulsaWorld.com with one 34

lucky fan each week winning a Roughnecks scarf and two tickets to the Opening Night match. From the more than 500 names submitted, Oil-E Coyote was chosen as the winner. Mary Ann O’Dell of Bixby submitted the winning name and won a grand prize which included two Roughnecks Season Tickets, a 2016 parking pass and a mascot appearance at an event of her choosing. ROUSTABOUTS
The Roustabouts is the die-hard supporters group of the Tulsa Roughnecks FC. Named for the person in the oil field who supports the Roughnecks on the rig, a Roustabout does whatever is needed on the rig and must be willing to do whatever the crew needs. The group is easy to spot, waving its orange and blue flags and scarves, and firing off colorful smoke bombs after each score. They sit behind the goal in sections 101 and 102, proudly called "The Rig". The group amps up the excitement by playing drums, chanting, and singing songs, much like European futbol fans. The Roustabouts are also known for heckling the other team which adds to the fun. Roustabouts have watch parties, tailgates, and other events throughout the year to bring soccer fans together.
