My Personal Insights into the 2024 Westport Real Estate Market

Lianne Owen and Simple Plan Home Builders Win Three HOBI Awards

Lianne Owen, CEO of Simple Plan Home Builders is delighted to announce that they have been awarded three HOBI Awards for 119 Compo Road South in Westport. The awards were : Best Spec Home in the $5-6 million price range, Best Entryway and Best Walk-In Closet. Lianne is proud to be one of only a few female builders in Fairfield County, and to be gaining recognition for building modern, thoughtfully designed family homes, especially from her peers at HBRA.

Rise

in Local Moves

Westport residents are choosing to downsize or right-size within the community, seeking forever homes and many are wedded to their childrens’ current school districts. Homes are staying on the market longer, giving buyers more time to make decisions. Median days on market is now 19 days.

Cash is (Usually) King

Of 285 home sales from January to October, 41% were cash transactions, a steady trend over the past three years.

Inheritance-Driven Purchases

More homeowners are helping their children buy homes. Many raised in Westport want to buy here, but some are looking to neighboring areas due to budget constraints.

Luxury New Construction

New homes priced over $3 million are on the rise, driven by higher land values and construction costs. Sub-$3 million new builds are now rare with only 6 homes sold in this price range this year. The median selling price for new construction is now $4.15 million.

More Lease Extensions and Renewals

With interest rates near 7%, many renters are renewing leases or considering other locations as they are priced out of buying.

Boomerang Snowbirds and New Retirement Considerations

Some retirees are reconsidering southern moves due to rising insurance costs and flooding concerns, with some returning to or staying in Westport.

The Permanent Vacation House

Demand is growing for homes that offer a vacation-like atmosphere, especially among grandparents who want properties for large family gatherings. Price is secondary to uniqueness and low-maintenance features.

Love It and Not Listing It

Homeowners with low mortgage rates are opting for renovating instead of moving, choosing to update their homes rather than face higher interest rates or major remodels.

IT'S OK TO DELAY SMARTPHONE USE

WHY YOU MAY WANT TO THINK TWICE BEFORE GIVING A CHILD A SMARTPHONE.

The founders of the Westport chapter of OK to Delay are on a mission to help our community delay smartphone use until age 14. Here, they explain why.

On September 17th, we launched the Westport chapter of OK to Delay. OK to Delay is a grassroots movement started in nearby Greenwich. Our mission is to unite parents who share a growing concern about the effects of early and excessive use of social media and smartphones. We

“Our schools and families must work together to combat this mental health crisis and create environments that promote engagement, curiosity, and connection.”

are dedicated to building a community of informed and empowered parents who are committed to reversing the devastating trends we are seeing with youth mental health.

So what are we advocating for? We are talking about the iPhone (or similar phone) that adults are glued to all day long. These phones largely have unfettered access to the Internet, apps, games, and social media. We believe in protecting the middle school years from smartphones, and recommend waiting to give social media until 16. This conclusion draws on recommendations from the U.S. Surgeon General, research from American social psychologist Jonathan Haidt and the 2023 Sapien Labs study which shows that the later a person receives a smartphone, the better their mental health and happiness level is as an adult. Instead of a smartphone, we have a list of “simple phones” and watches that we recommend for middle school aged kids who need to be able to reach their parents as they gain independence.

At OK to Delay, we believe change starts right here in our community. This isn’t a movement we can take on alone, but thankfully, these ideas are starting to gain traction and the world is beginning to wake up.  We have seen so much support and enthusiasm in Westport already.

Our Westport Public Schools Superintendent Thomas Scarice has
Becca Zipkin.

communicated several times with parents that he is in favor of banning phones in schools. There are other local efforts, too— like the Wait Until 8th pledges that parents have signed, promising not to give their children smartphones until at least eighth grade— that are complimenting our own. And Westport is not alone. In fact, we are in good company in Weston, Wilton, New Canaan and other neighboring towns that have already banned cell phones in schools.

For families who have already given their children access to a smartphone or social media, we understand the complexity. We believe that setting limits can make a huge difference for children and teens. Some recommendations include taking the phone away one hour before bedtime and not allowing devices in the bedroom, time limits for phone use, and restricting phone use during playdates and carpools. We also recommend using an Internet monitoring system like Bark to implement parental controls on all internet connected devices.

Above all, this is a community-wide effort. Our schools and families must work together to combat this mental health crisis and create environments that promote engagement, curiosity, and connection for our kids. It takes one group to start a movement, but we hope that a sea change follows.

We’d love for you to get involved, whether it’s by attending one of our events, through our elementary school liaisons, or becoming a representative. To learn more please visit oktodelay.org  or email us at oktodelaywestport@gmail.com

It's Showtime

WESTPORT’S GOT LOTS TO SEE THIS DECEMBER— HERE’S A PREVIEW OF THREE AMAZING PICKS.

A Sherlock Carol in 2023.
Photo by by T. Charles Erickson.

SHREK THE MUSICAL BEDFORD ACTING GROUP

• December 6 at 7 p.m., December 7 at 3 p.m. and 7 p.m., and December 8 at 3 p.m.; at Bedford Middle School

• Tickets: bedfordactinggroup.com

Director Ryan Smith, a Westport native, has been involved in Bedford Middle School’s theater company, the Bedford Acting Group, in various capacities since 2001. He became the director four years ago, and for this year’s musical, Ryan chose Shrek, a show close to his heart (he played Shrek in a local production!). “The music is just phenomenal, there’s a lot of characters—at Bedford, we take pride in providing as much opportunity for as many kids as possible—and the characters are really fun,” Ryan says. “We work together with the directors at Coleytown and Staples to communicate what shows we’re thinking about, too.”

While Shrek might not be a traditional “holiday” character, the show still embodies the spirit of the season. “It’s a family-friendly show, first and foremost,” says Ryan. “All the characters are fairy tale creatures with spins on them.” And though in any other town, seeing a student production if you don’t have a child at the school might be a stretch, with the caliber of a Westport school production— from the professionally-built sets to the expertly tailored costumes (done by Ryan’s wife!) to the talented kids themselves, “you’re not gonna get a standard middle school show,” says Ryan. “You’ll be like wow, is this professional? ”

THE NUTCRACKER

WESTPORT’S ACADEMY OF DANCE

• December 21 at 1 p.m. and 5 p.m., and December 22 at 2 p.m.; at Staples High School

• Tickets: westportdance.com

Westport’s Academy of Dance’s production of  The Nutcracker has become a holiday institution.“This is going to be our 43rd annual production,” says Nancy Hyland-Zindell, the director of Westport’s Academy of Dance who grew up taking classes at the studio herself. With more than 180 local dancers, “it’s this magical, amazing thing, and a chance to have dreams realized,” says Nancy, who adds that as soon as back-to-school season hits there’s “Nutcracker fever” in the

studio. “It’s a show they’re proud to bring friends and family to,” says Nancy, noting that the classic tale is light and fun for audience members of all ages, who love hearing the memorable music and seeing the iconic scenes. “Everybody’s looking to get embraced by the holiday spirit,” she says. “There’s an energy with the kids on stage. They’re all so excited to be there. There’s just something about The Nutcracker.”

A SHERLOCK CAROL WESTPORT COUNTRY PLAYHOUSE

• December 17-19 at 7 p.m., December 20 and 21 at 2 p.m. and 7 p.m., and December 22 at 2 p.m.; at Westport Country Playhouse

• Tickets: westportplayhouse.org

A Sherlock Carol is a delightful mashup of the characters made famous by Sir Arthur Conan Doyle and Charles Dickens. It was written by Mark Shanahan, the new artistic director at the Westport Country Playhouse, who chose it to return from last year as part of his first fully produced season of plays focused on comedies. “We’re in a particularly challenging moment right now, where culturally things are so divisive,” says Mark. “The Playhouse is a place that brings people together. So I thought perhaps the best thing we could do was offer something called the Season of Laughter, where we offered a slate of comedies for the year— so you know the Playhouse is somewhere filled with joy.”

A Sherlock Carol is a murder mystery twist on the classic story from A Christmas Carol , but it’s still fun and funny. “It’s sort of a sequel to A Christmas Carol— at the end of that story we’re told Scrooge has changed, but we only fleetingly get to see that,” says Mark, who is also the director. “It’s fun to pick up the story years later.” Mark’s tale became a hit off-Broadway, and there will be 25 productions of it this holiday season, “but the Westport production is our flagship,” he explains. Not only is the original writer/director here, but we also have most of the original cast and design team. “I can’t imagine having Christmas and not doing this show together,” says Mark. It's a heartwarming holiday tale not to be missed. “At its heart, it shares Dickens’ passion for telling stories about redemption and the notion that it’s never too late to become your best self.”

(With or Without Pins)

Start with clean, dry hair. Use a volumizing mousse or spray on damp hair. Blow-dry with a round brush to add lift at the roots. Use a large barrel curling iron (1.5 inches or more) for soft waves. Take sections of hair (about 1-2 inches wide) and wrap them around the barrel, holding for 10-15 seconds. Alternate the direction of the curls for a more natural look. Once you've curled all your hair, let the curls cool completely. This helps them hold their shape. Gently run your fingers through the curls to break them up and create a softer wave. Apply a light hair oil or serum for shine. A texturizing spray can also add definition and hold. To add pins, after brushing out the curls, tuck hair behind your “good side” ear and secure it with a regular bobby pin. Set with a spritz of hairspray and finish by adding a couple of decorative hair pins to make the look party-ready. A touch of sparkle can turn everyday curls into a festive masterpiece.

For a classic, elegant look, start by neatly parting your hair. Tuck it behind your ears, and smooth it down with hairspray. Gather the ends of the slicked-back section and secure them with a small elastic at the nape of your neck. Let the rest of your hair flow over the secured section for a seamless, chic finish. This look is simple yet sophisticated, perfect for any festive occasion.

Briana’s  Undone Pony

An undone ponytail is effortlessly chic and perfect for any occasion! Here’s how to achieve that relaxed look: Start with clean, dry hair. You can add some texture spray or dry shampoo for grip and volume. Gather your hair into a low or mid-height ponytail, using your fingers instead of a brush for a more relaxed vibe. Secure it with a hair tie, but don’t pull too tightly. Take a few small sections from the ponytail and gently tease them for added volume and texture. You can also use a curling wand to create soft waves in the ponytail if desired. Pull at the sides of the ponytail gently to loosen it and create a more undone look. You can also tug at a few face-framing strands to soften the style. For a polished touch, take a small section of hair from the ponytail, wrap it around the hair tie, and pin it underneath with a bobby pin. Lightly mist with a flexible hold hairspray to keep everything in place without making it stiff. This style is effortlessly stylish and works well for both casual and dressy occasions!

Ryan’s Side Bun

For a more intricate look, opt for a side bun with a soft twist. Start by sectioning off the front of your hair from ear to ear. Pull the rest into a low side ponytail and twist the pony’s length, securing it into a bun with bobby pins. Use the sectioned-off hair to create a twisted strand, wrapping it over and around the bun for added detail. A few pulled-down strands around the face complete the look, giving you a timeless, romantic vibe. Perfect for any formal holiday gathering.

Decadent chains, sensational textures, icy diamonds, and  attitude. Let your personality smash through the door when you meet all of your friends at the soiree. Try pairing items together that you wouldn’t traditionally wear in an outfit. A dress and tall boots? Yes! Get brave! Remember, when you explore something bold, find a way to connect it throughout your ‘fit. That’s what I like to call “validating” it.

Rule number one is to make sure your party attire is still work-appropriate, depending on the profession you’re in. Even if a jacket is the proper choice, make it fun with jewels! (And there’s no easier way to do so than diamond stitching on your lapel.) No need for a collar? Express your fun side with mesmerizing brocade patterns, metallic threading, and lush velvety textures. Take a break from the severity of work and turn heads with a kitschy Dirty Martini clutch. It’s not forbidden to wear sneakers at your holiday party anymore, but dressing them up with other pieces in your outfit is crucial. Warm gold accents, rich green hues, and silky textures splash a holiday feeling cohesively through your look. It’s all about balancing elements of dressy and casual—with intention!

Whatever type of party you’re attending, it’s important to tastefully incorporate elements that exude the holiday feel. An elegant paisley pattern, a supple wool or corduroy texture, and/ or a mixed media cashmere jacket all add the perfect details. Complete it with a subtle—yet sexy— bracelet for a masterfully cohesive outfit. It’s all about the details!

Holidays With Babs

The social media phenom @brunchwithbabs shares her tips for your happiest holiday season ever.

Barbara “Babs” Costello (aka @brunchwithbabs) has more than earned the title of “The Internet’s Favorite Grandma.” With 3.8 million followers on Instagram and 4.1 million followers on TikTok, people from around the world tune in for the expert cooking and hosting tips of the Ridgefield, Connecticutbased mom and grandmother. Famously, her daughter Liz convinced her to start sharing her recipes and family tips online in April of 2020, when the world needed lightness and everyone was glued to their phones. Babs’ charming, infectious enthusiasm grew her following into the millions. “Four years ago, I wasn’t on social media!” she says with a

laugh. The retired preschool teacher has also become the author of two cookbooks–Celebrate With Babs and the upcoming Everyday With Babs (April 2025)—and has collaborated with Birch Lane to curate collections of tableware and decor. Whether it’s for a family meal or a large gathering, you can trust that Babs will have delicious food and a warm, welcoming table. Which is why Westport Lifestyle chose her for the cover of our December issue: who better to give holiday-season advice?

In fact, there’s a reason Babs’ first cookbook was all about celebrations– she loves holidays and has hosted memorable gatherings for her

family for the last 40-plus years. “Growing up in the Chicago area, we always went to my grandma’s. There were 18 aunts and uncles and 22 grandchildren. It was full of family and noise and wine and laughter,” she says. When her husband, whom she met in high school, had to move for work— first to Virginia for about four years, and then to the TriState area in 1983— “it was so scary for me,” she says. “I was like ‘we can’t breathe outside Chicago.’” Once they settled in Ridgefield, Babs realized she would have to institute traditions and ways to make holidays special for her husband and four kids, since they couldn’t always travel. She’d set the table with place cards, even if it was just the six of them. She used her Christmas china, from the day after Thanksgiving until “little Christmas” on January 6th. She’d get their family dog, Buttons, an extra meaty bone from the butcher’s and boil it so she’d have a special holiday meal, too. One year, she invited a friend of her daughter’s and their family to an American Thanksgiving, as the family was French and had never had one. “I think that’s what I brought with me from my own upbringing,” she says. “This openness and warmth to invite others in.”

That invitation is now extended to millions of followers who devour (no pun intended) her holiday hosting, cooking, and prep tips. (Some to file away: it only takes two years to create a tradition, so don’t be afraid to try something new. Pre-make your mashed potatoes and warm them up in a slow cooker with some milk and butter the day of your event. Place a bean at each person’s place setting, then pass around a bowl at the table and have everyone say what they’re thankful for as they drop their bean in the bowl. Add the beans to create a Gratitude Soup with leftovers! And make more than you’ll think you’ll need: “I’m Italian and Lebanese. The sin of all sin would be running out of food!”) Her holiday menus have become the stuff of legend, like her overnight breakfast casserole that she makes on Christmas Eve and serves on Christmas Day, and her monkey bread, which she makes for her four kids and nine grandkids, most of whom also call Fairfield County home. “Connecticut is our home now,” she says. “I’ve been blessed that three of my four kids own homes here, and seven of my nine grandkids are within a half-hour drive.”

“Connecticut

is

our home now,” she says. “I’ve been blessed that three of my four kids own homes here, and seven of my nine grandkids are within a half-hour drive.”

While Babs has had many years to hone her hosting and celebration skills, her number one tip for folks this holiday season is not to overthink things.

“Don’t second guess yourself,” she says.

“Take the plunge, once you get the date on the calendar, start! If you hesitate, these holidays are going to go by and so will the opportunities that you could have been using to make memories.”

The tablescapes don’t have to be magazine-worthy, the food doesn’t have to be perfect. “Your family seeing you open your heart and your home is better than anything you could tell them. That’s what hospitality looks like.”

LIKE WESTPORT

Some of our most notable residents share their favorite Westport holiday memories and traditions.

“One of my favorite Westport traditions during the Holidays is the lighting of the tree in front of Town Hall. The community gathers, the Orphenians sing, and the tree looks amazing! Please join us this year.” -Jennifer Tooker, First Selectwoman of Westport

"My favorite thing is the ‘06880’/Westport Downtown Association Holiday Stroll! Main Street comes alive with families and kids; the atmosphere is small-town, friendly, and fun, at the unofficial kickoff to the season. See you there, December 7!" -Dan Woog, editor and publisher of '06880'

"Is there anything more festive or symbolic of the holidays than the lights on the Saugatuck River Bridge? I love the town’s holiday display, and we get to enjoy the view from Kawa Ni all season long.” -Bill Taibe, chef and owner of Kawa Ni, The Whelk, and Don Memo

"Being a bit of a foodie, I love supporting our local restaurants, which often feature seasonal or holiday menus, making it a special time to enjoy festive meals with family and friends." -Bill Harmer, Executive Director of the Westport Library

"Westport transforms into a winter wonderland during the holiday season, creating a charming and inviting atmosphere for residents and visitors. Streets and homes are adorned with lights, festive wreaths, and decorations, turning the Town into a beautiful display of holiday spirit. It is a time filled with warmth, joy, and a sense of togetherness that I cherish deeply. The Town's unique shops offer a perfect opportunity for holiday shopping for one-of-a-kind gifts and handmade items that reflect the character of Westport. Strolling through downtown with its festive window displays and lights creates a magical backdrop for holiday shopping while supporting local businesses. Westport also celebrates the season with a variety of cultural and community events that highlight the Town's diversity. The annual tree lighting and Menorah lighting ceremonies are traditions that bring families and neighbors together in celebration. Holiday markets, concerts, and art exhibitions allow residents to enjoy different aspects of the season. These events help strengthen community bonds and foster a sense of belonging. Generosity and giving back are central to the holiday season in Westport. The community participates in charitable events like the Westport Police Department's toy drive, food donations, and other local efforts to support those in need. This spirit of kindness and compassion reflects the true essence of the season and Westport." -Foti

Chief Foti Koskinas with
Bill Harmer with Fundraising Director, Robin Powell at the Library.

“I believe what makes Westport special is how Westporters are so caring of their neighbors in need. 365 days of the year, lunch and dinner is taken to Gillespie and served to those who reside at The Gillespie Center and Hoskins Place Homeless Emergency Shelters. Other Westporters volunteer at the food pantry, the After School Program, or in one of the numerous other programs offered by Homes with Hope. The people of Westport care about their neighbors in need and that is what makes Westport a special Community. It takes a village, and Westport is a brilliant one! By the way, this generosity is not just during the Holidays but all year long!  At the Holidays people pick buying gifts for our clients’ children rather than getting gifts for themselves. Isn’t that so kind?” -Helen McAlinden, President & CEO of Homes With Hope

"The Santa Run is a highlight of the holiday season. For nearly ten years, the Westport Fire Department has come to our doorstep and graced us with Santa’s presence. It’s always such a fun day for both of our kiddos.” -Craig Melvin, news anchor, and Lindsay Czarniak, sports reporter

The Bross Chingas Bross Team at Coldwell Banker launches an exciting new division.

It’s no secret that people want to live in Westport: we have great schools, beautiful beaches, and a vibrant downtown. But there's also a soul of the arts, since before even Paul Newman put down roots here. This is something Pamela Cornfield, a Luxury Property Specialist with The Bross Chingas Bross Team at Coldwell Banker in Westport, thought about when she launched the brand-new Sports and Entertainment Luxury Property Division earlier this fall. The division incorporates not just Westport, but all of the Gold Coast of Fairfield County.

“It’s an exciting concept,” says Pamela. “We meet the needs of discerning, high-profile clients with our industry expertise— we understand the lifestyle,” she says—whether that’s needing to be near something (the train, sports facilities, headquarters like ESPN, NBC Sports, or WWE), privacy and confidentiality concerns, or understanding how limited time is. “But this is not only for athletes, or entertainers, or actors,” explains Pamela.

“It’s for everyone in the industry— writers, artists, musicians, executives. Where you live should reflect your passions.”

“We also possess the understanding of how to market properties to discerning buyers,” says Pamela. With extensive Global Luxury databases, they have the ability to target a very specific clientele. “In essence, you can think of us as highend real estate matchmakers.”

Pamela says this concept has always been in the back of her mind— she grew up in Weston, and she knows this market insideout. “I’ve seen this niche in Fairfield County. I sat down with my team and expressed this, and they were so excited,” she says.

Another key feature of the new division? The personalization level. “Everything is customized,” Pamela says, whether you're looking for a home, an investment property, or an exclusive retreat. She and her team also act as advisors and advocates. “It’s a concierge-style service. We understand every aspect of our clients' needs.”

JOIN OUR MISSION TO SPREAD WARMTH AND COMPASSION BY NOMINATING SOMEONE WHO DESERVES A CHRISTMAS BLESSING

“We believe in giving back and serving the communities where we live in a real and tangible way.”

As the Christmas season approaches, we’re reminded of the power of community and kindness. This year, through City Lifestyle’s nonprofit, The Kingdom Building Foundation, we will help people who may be struggling quietly without the support they need. But we need your help to find them.

Over the past three years, this campaign has grown into something truly beautiful, touching the lives of more than 150 families nationwide last year alone. Each year, we’ve seen firsthand how generosity can bring relief, hope, and a renewed sense of faith in others.

One person we had the opportunity to help was an 11-year-old boy diagnosed with a rare eye cancer. After he had to undergo chemotherapy and surgery to remove his eye, his doctors recommended a prosthetic one, but insurance wouldn’t cover the cost, calling it “cosmetic.” When we heard his story, we knew we had to help. Because of this campaign, he got his prosthetic eye and a piece of his childhood back with it.

Another was a wife and mother of two who fought a yearlong health battle and was diagnosed with a brain tumor. Just days before Christmas, she underwent surgery but passed away due to complications. Before her surgery, she received one of our cards and, in tears, told us this gift gave her some peace, knowing her family would have help in the difficult times ahead. It wasn’t just about the financial support but knowing that someone cared.

These stories remind us why this campaign is so meaningful. It’s not just

about writing checks; it’s about telling people they aren’t forgotten and that someone is there to lend a hand. It’s about giving families a moment of relief when the world feels unbearable.

“We believe in giving back and serving the communities where we live in a real and tangible way,” says Steven Schowengerdt, CEO and founder of City Lifestyle. “This Giving Campaign is about personally impacting the lives of people we know with an unexpected check in the mail just to say that someone thought of them this holiday season.”

Together with Matthew Perry, President, Steven adds that the gratitude from recipients was overwhelming, affirming this tradition’s importance. “We believe God has blessed our company with success,” Matthew adds, “so we want to be a blessing to others.”

We know many more people could use a little help this Christmas, and that’s where you come in. Do you know someone who could use a blessing? We want to hear about them.

To nominate someone, scan the QR code or follow @CityLifestyle on Instagram, where you’ll find the form in our bio. Nominations are open from November 27 to December 10, 2024. Let’s bring hope to those who need it most.

The City Lifestyle Giving Campaign is completely confidential. No identities will be revealed or publicized. All entries will be read, and selections and the amount given to each recipient will be based on the severity of the need. For more information, visit KingdomBuildingFoundation.org
