Keeping a Diary BY SUSAN ROSSER When I was in my twenties and living in New York City, I volunteered for an organization called Dorot which is the Hebrew word for generations. As one of its main goals, Dorot pairs young adults with senior citizens for weekly visits. I was matched with a woman named Mary. Mary lived on the Upper West Side not far from Lincoln Center and I visited her every Tuesday. Often, we would chat or watch television. Or sometimes I would complain to her about my dating life. But, there is one thing that Mary, who was well into her 90s, would tell me over and over again, “Keep a diary.” Mary told me stories about her youth, her family and her husband, who courted her for years before she paid him any attention. After each tale, Mary said how she wished she had kept a diary during those years. There was so much she couldn’t

remember. And then, without fail, she would turn to me, and offer her words of wisdom, “Keep a diary.” I didn’t take her advice, but now years later, I wish I had. Even mundane, daily events bring joy when you look back on them years later. My mother was one of four siblings. My Aunt Lolly, the youngest of the four, is the only one still alive. For the better part of a year, she has been emailing me, my sisters and all of my cousins snippets of family history. others are completely new to me. Sometimes they are silly and sometimes they are important; but they are always joyful. I am beyond thrilled she is taking the time to write this all down. One of my favorites (that I actually remember hearing from my mother) is a story about my Uncle Leo. My uncle studied French in high school and his teacher, Miss Cushman, was the quintessential curmudgeon. Years later, when Leo fought in the Battle of the Bulge, he and his squadron found themselves surrounded by a French resistance group. Fearing for his life, Leo approached them with his hands in the air, and yelled something to effect of “Je suis American,” thereby saving the day with his high school French. When the war ended and Leo returned home, my mother told him Miss Cushman had been hospitalized with pneumonia (which was more serious back then). Feeling indebted to her, Leo sent her flowers everyday for the duration of her hospital stay. Naturally, Miss Cushman came to idolize my uncle. There is some speculation these might have been the only flowers she ever received. This tale, is quintessential Uncle Leo. But I am so thankful my aunt reminded me of this story and others like it. Of course, I think some of these family tales may have been embellished over time. Did my grandpa really have a huge neon sign made when my uncle returned home in one piece from WWII that read “Welcome Home Leo”? That’s one my mother always told me. Of course, having a son myself, I can only imagine the magnitude of my grandparents relief to have him home. Maybe they did have a neon sign manufactured. And my aunt told me that my mother had a “gazillion” high school friends and she hosted sleepovers all the time. That sounds exactly like my daughter. At any rate, the connection is heart warming. All of these memories keep my family’s past on a front burner, lighting my way forward. It’s a blessing to be able to look to your family predecessors as guideposts for your future. I never did take Mary’s advice and keep a diary. But my Aunt Lolly’s emails make me realize how even the little things are important. My grandkids might want to know what I did today.

Ranse Jones Classic Volleyball Tournament

This annual charity volleyball tournament celebrates the life of former volleyball player and firefighter Ransford Jones. The proceeds from the tournament will go to The Ranse Jones Stroke Awareness Fund benefiting Broward Health North. The tournament is fun to watch beachside. WHEN:

Gridiron Grill-Off Food Wine & Music Festival

The Gridiron Grill-Off is an annual celebrity culinary competition, food and wine festival, and concert series for charity. The grand grill-off challenges 22 Miami Dolphin legends to compete against 22 of South Florida’s best chef’s. Fans spend the afternoon tasting gourmet samples grilled to perfection and sipping on fine wines and spirits. Guests at the grand grill-off must be of legal drinking age. In addition to the grand grill-off, this year’s concert will headline Brett Young, a country pop singer. This year will also be the second annual family-friendly BBQ pit master competition with live music, craft BBQ, beer, wine and spirits, live music and a kid’s zone. The event will be limited to 40 professional teams competing for top honors and trophies in four standard categories: chicken, pork, brisket and ribs. Admission to attend the competition is free. Entering teams pay $350. More than $10,000 in guaranteed cash prizes will be awarded. Winners will be announced Saturday evening. This year’s pit master host will be Ronald Ramon Heller, an American football coach and former offensive tackle who played twelve seasons for the Tampa Bay Buccaneers, Philadelphia Eagles and Miami Dolphins. The entire weekend benefits the Offerdahl Scholarship Fund as well as scholarships at Broward College through the Broward College Foundation. WHEN: Saturday, Nov. 9. The Brett Young Concert will take place on Saturday, Nov. 9 at 7pm. Volunteer at the 27th Annual Thanksgiving Basket Brigade

The Children’s Diagnostic and Treatment Center’s (CDTC) annual Thanksgiving Basket Brigade prepares and delivers a basket filled with all the items needed to make a traditional Thanksgiving meal, including a turkey. More than 500 volunteers will assemble and hand deliver Thanksgiving meals to more than 1,200 underprivileged families throughout Broward County. Volunteers can help bag, deliver, or both. Students who participate can earn service hours by checking in at the Student Registration table beginning at 8am the day of the event. Students will receive a form with a staff signature that verifies their hours and participation. CDTC is a not-for-profit organization that serves more than 11,000 children with special healthcare needs in Broward County annually. As a facility of Broward Health, CDTC’s mission is to promote the optimal health and well-being of children with special healthcare needs. One Love Bahamas Hurricane Dorian Relief Benefit Concert

The City of Pompano Beach, Shipwreck Park and Florida based concert and festival promoters are working together in support of the Bahamas to host One Love Bahamas, a benefit concert to aid recovery and rebuilding efforts in the Bahamas. The event will be held on Saturday, Nov. 23 at the Amp in Pompano Beach. All event proceeds will benefit Hurricane Dorian victims in the Bahamas. Ryan Owens Memorial Run

The 3rd Annual Ryan Owens Memorial Run is set for Nov. 9 on Deerfield Beach. Organized by the The Naked Warrior Project, the run pays tribute to Fallen Navy SEAL, Ryan Owens, who grew up in Fort Lauderdale and was killed in action on Jan. 29, 2017, an event widely covered by the media. The four-mile beach run on Deerfield Beach is fashioned after the weekly timed beach runs in Basic Underwater Demolition/SEAL training that candidates must pass. Runners of all levels are welcome. Limited to 500 runners, the race will be timed and medals awarded. Following the run, the organization’s annual dinner and silent auction will be held in Boca Raton. Dinner sponsorship opportunities are available. The evening also includes a silent auction. The organization holds several other annual fundraising events including a fishing tournament and golf outings. Deerfield Beach Artist Earns Solo Exhibition

A resident of Deerfield Beach, Walter O’Neill, retired in 2018 from his full-time job as Director of the Boca Raton Museum Art School. He started taking a free pottery class at the Deerfield Beach Center for Active Aging. Although a painter most of his life, he had not studied ceramics since the sixth grade. He soon added taking an evening class at Northeast Community School in Oakland Park and then added another class at Palm Beach State College. He now works on his ceramic sculpture four days per week. In the spring, he was invited to participate in an exhibit at ArtServe Gallery in Fort Lauderdale and is now having a solo exhibit at Sugar Sand Park Community Gallery in Boca Raton. Lighthouse Point Resident Donates Funds to Benefit Fire Department and Frank McDonough Park Lighthouse Point philanthropist Dr. James C. Acheson has offered his financial support to provide new fire safety equipment for the city’s fire department and to create an outdoor adult fitness area at Frank McDonough Park. The Fire Department Through the James C. Acheson Fund of the Community Foundation of Broward, Acheson has donated a total of $26,520.84 to provide the fire department and its first responders with updated gear and equipment as they serve the community. A portion of the funds will be used to purchase 24 state-of-the-art fire hoods that offer protection from heat and flames, as well as carcinogens and other harmful particles that can have long term effects on a firefighter’s health. “When Dr. Acheson heard about the latest firefighter hoods, there was no doubt in his mind we should have them,” said Lighthouse Point Fire Chief Shawn Gilmartin. In addition, new fire helmets with

shields will replace old ones, some of which have been in use for 20 years. The money will also be used for six sets of firefighting bunker gear, or fire suits. Each suit consists of a jacket and trousers, and costs approximately $2,400. The fire department will also be getting a computer software upgrade that will digitize the process for fire inspections and pre-fire planning of all businesses in the city, so that information will be readily available in the computer system. It will replace the current system of writing fire inspection reports on three pieces of carbon paper. Acheson has helped fund other items for the fire department over the years, including a state-of-theart Stryker stretcher and patient loading system that was installed in one of the rescue trucks in 2018, and an advanced life support training

Siemens and Deerfield Beach are Making a Smart City Vision Real The City of Deerfield Beach, Fla., and Siemens have announced the start of a citywide energy efficiency project to reduce the city’s environmental footprint. Last month, the Deerfield Beach City Commission approved a 17-year contract with Siemens for energy performance services. Valued at more than $9.2 million, the infrastructure improvement project will allow the city to reduce energy consumption in more than 20 of its facilities and to increase the use of alternative energy sources. City Beat BY MARIE PULEO Lighthouse Point Yacht Club Redevelopment Update Plans to redevelop the Lighthouse Point Yacht Club advanced last month when Terry Paterson, the club’s owner and developer, got approval from the Broward County Commission for a land use plan amendment that will allow him to build up to 22 residential units on the yacht club property. The Broward County Commission approved the developer’s application for the land use change in an 8:0 vote at its Oct. 15 meeting. The City can now complete its part of the land use plan amendment process. Paterson is asking that the “commercial recreation” land use designation of just under 3.7 acres of the yacht club property be changed, so he can build up to six

residential units per acre on that portion of the site, which is currently used for tennis courts and parking. Paterson plans to use the proceeds from the sale of the proposed luxury residential units – which would be townhomes and possibly two singlefamily homes – to subsidize an updated yacht club facility. In April, the City Commission gave its preliminary approval for the land use change. The ordinance will come before the City Commission for a second and final vote. Prior to that, the developer needs to submit a site plan to the City that will be reviewed by city’s Development Review Committee, the Community Appearance Board and the Planning and Zoning Board. It is not

required to go before the City Commission; however, because of the importance of the project, the Commission requested to see the site plan after final review by the Planning and Zoning Board. The developer will also be requesting changes to the city’s zoning code and comprehensive plan, which will be considered at the same time as the site plan. The original application for a land use change that Paterson submitted to the City in July 2018 proposed 36 townhomes, which is 11 units per acre, but city officials, the Planning and Zoning Board and members of the community had concerns about the density. After Delays, Ibis Bridge Replacement is Scheduled to Start this Month Replacement of the Ibis Bridge, located on Lighthouse Drive (NE 23rd Avenue) between NE 29th Street and NE 30th Street, is scheduled to start on Nov. 4. When the construction work gets underway, there will be no access over the Ibis Waterway, and traffic detours will be in place north and south of the bridge. Construction of the new bridge is anticipated to be completed in fall of 2020. The Florida Department of Transportation (FDOT) will carry out and fund the project at an estimated cost of $2.4 million. The project start date was originally scheduled for Aug. 29, but was moved to the beginning of October because, according to FDOT, the contractor requested a 33-day extension to procure specialized

reinforcement material that extends the life of the bridge and requires less maintenance over time. In addition, the project couldn’t start until the exact location of two water mains and a sewer force main that lie beneath the canal bed was determined. As the bridge construction work involves driving piles on both sides of the utilities, the specific location of the pipes was needed to avoid a possible rupture. Lighthouse Point city officials had concerns about the traffic detour that FDOT proposed for south of the bridge because they felt there was too much deviation into neighborhood side streets. FDOT’s design team revised the detour based on recommendations made by the City. One of the purposes of a public

outreach meeting scheduled by FDOT for Oct. 23 at Dixon Ahl Hall in Lighthouse Point was for the design team to accept feedback and move forward in finalizing the detour plan. The existing bridge, which was built in 1950, is being replaced because it has been designated by FDOT as structurally deficient. Y


City’s License Plate Recognition System Leads to Arrests During Hurricane Dorian On Monday, Sept.2, at 2:28am, while most of the city’s attention was still focused on Hurricane Dorian, the city’s license plate recognition (LPR) system set off an alarm at Lighthouse Point police dispatch. The LPR system, which uses hightech cameras to capture images of vehicle license plates and link them to multiple databases, was able to confirm that a stolen vehicle had entered the city, as well as which direction it was headed in. The vehicle had been stolen in an armed carjacking in Miami a day earlier. Within 1.5 minutes, Lighthouse Point police officers spotted the vehicle in the north end of the city, at the Deerfield Beach border. The officers attempted to stop the vehicle, a 2014 blue Volkswagen Passat, but it fled westbound on SE 10th Street, crossing Federal Highway, said Commander Jack Vaccaro of the Lighthouse Point Police Department. When the vehicle entered I-95, the Broward Sheriff’s Office (BSO) tried to stop it, but it continued to flee southbound on I-95.

To date, Lighthouse Point police have recovered over $2.4 million in stolen property from criminals and have made more than 219 arrests using information derived from the LPR system. There are 44 state-of-theart fixed cameras installed strategically throughout the city at every entrance and exit. Lighthouse Point resident and high school junior Makena Vargo (left) selected Little Free Library as her student service project because it combined three of her favorite things — reading, art and visiting the library. The Little Free Library program places book-sharing boxes in specific locations to encourage reading and a sense of community. Makena worked with City staff and the Friends of the Lighthouse Point Library on marketing, design, construction, and fundraising. The initial Little Free Library fundraising goal was $1,800; as of press time, the total amount raised was $2,855. Spend Time Versus Invest Time BY CRAIG HALEY IT’S 2019 AND EVERYONE IS BUSIER THAN EVER. OUR SCHEDULES ARE JAM PACKED WITH WORK RESPONSIBILITIES, OUR KIDS’ ACTIVITIES, PREPARING DINNER, HELPING WITH HOMEWORK AND MORE. Many times, we blink and it’s noon, then we blink again, and it’s dinner time. Days turn into weeks that turn into months like that. All of us are spending time doing a variety of things, but few of us are investing time in the most important person in the world… ourselves.

We’ve probably all heard the popular self-development phrase, “Don’t confuse activity with accomplishment.” The reality is, most of us have difficulty finding time to invest in ourselves. It’s difficult, but not impossible. In fact, I believe it is absolutely necessary to live a successful, joyful and fulfilling life. Think of it this way: When you get on an airplane, the pilot says. “In case of an emergency, put the oxygen mask on yourself first before helping others.” This seems backwards because most parents would help their kids first. The reality is, however, if you can’t breathe yourself, you won’t be able to help anyone else for long. Investing time in yourself in turn allows you the ability to help others. Still not convinced?

When do you get the most frustrated and overwhelmed? When you feel there are not enough hours in the day? Me too. What I have found is that my morning routine is paramount in order for me to have a great day and be the best Shihan, husband, father, teacher, son and friend I can be. Every morning I do a few things to get my day off on the right foot. I read something positive, educational and inspirational for 30 minutes. I then re-write my goals to keep me focused on the things that matter. Next, I review my plan for the day so I make sure I get the most important tasks done that will move me in the direction of goal achievement. Your workout for the day is a must. Schedule it. You wouldn’t blow off a doctor’s appointment or a meeting with your kids’ teacher, would you? So, don’t cancel the appointment with yourself to make you stronger, healthier and more energized. Schedule time to learn. That could be listening to a podcast or an audiobook while you drive. We call that NET time – No Extra Time. It could be jumping on a webinar, attending a seminar or conference, etc. Next, make sure you schedule time to achieve the key results to move your business and career to the next level. My mentors and the people I look up to are fanatical about their calendar. They schedule everything to make sure they fit it all in. They schedule time to learn, to exercise, to work on their goals, to spend with family and friends, and even to sit down on the couch and watch a movie. That’s called planned procrastination. Success coach Tony Robbins says that we are all happiest when we are making progress in life. The journey is far more important than the results. When we are making progress toward a goal, we are excited, motivated and feel good. I hope these reminders serve you and help you on your path to health, wealth and happiness. Impeachment and the Constitution Explained BY JIM TERLIZZI

THERE SEEMS TO BE SOME CONFUSION OF LATE ABOUT CERTAIN ASPECTS OF THE U.S. Constitution and, as of this writing, impeachment proceedings against President Trump. Hopefully, the following will clear things up. The First Amendment covers freedom of religion and freedom of speech. Freedom of religion prohibits churches and synagogues from charging admission, unless bingo is offered. It further states that it is not mandatory to deposit money into the collection plate. On the flip side, it makes it a capital offense to take money out of the collection plate. As for free speech, the amendment prohibits the government from charging you for talking. (I know a guy who, at a penny-aword, would be up to his eyeballs in debt.) This law does not apply to the phone company which enjoys a special exemption. Neither does it apply to texting. People didn’t text much in the 1700s, so our founders didn’t feel it was a problem. The Second Amendment confers upon the people the right to bare arms. This means you are free to wear a short-sleeve shirt anytime, anywhere. This applies particularly to men. Our founding fathers found it discriminatory that it was frowned upon for a man to bare his arms at a fancy cocktail party while it was perfectly fine for women to do so. Wait a second. What? It’s b-e-a-r arms? Never mind. Enough of the Constitution for now. As for impeachment, this goes back to Abraham Baldwin of Georgia, a signer of the Constitution. He forced the Constitutional Convention into the “Great Compromise” creating a bicameral legislature for representation of the states in America’s federal system. He also made it a high crime/misdemeanor to say anything derogatory about the Georgia peach. Hence, imPEACHment.

Before we go any further, you should know there are three kinds of impeachment: freestone impeachment, clingstone impeachment and nectarine impeachment. The latter is the most egregious, since the fruit lacks a fuzzy skin precluding fuzzy thinking in bringing charges. As a result, no case of nectarine impeachment ever has been brought. Apparently, Mr. Trump was eating a peach while on the phone with the president of North Macedonia. Finding a worm in the peach, he asked that head of state to launch an investigation into fruit shipments from Georgia. (Since Abraham Baldwin was the great-great-great-great grandfather of Alec Baldwin this explains why the actor dislikes President Trump.) The conversation was overheard by an Atlanta traffic cop who immediately blew his whistle, thus becoming a federal whistleblower. The Democrats promptly chided the president for eating while conversing with a head-of-state, citing the “bad manners” clause in the Constitution. They also demanded to know if the president harmed the worm, which is prohibited by the 28th Amendment, also known as the SPCA Doctrine. After obtaining a transcript of the infamous phone call, Democrat leaders demanded that the president take back his disparaging remarks about the peach. The impeachment inquiry was begun after the Dems got the following response from the president: “Nyah-nyah-nyah-nyah-nyah.” Y

Out of State Legal Documents ARE THEY VALID IN FLORIDA?

BY MARTIN ZEVIN, ATTORNEY AS MANY OF OUR SNOWBIRDS COME BACK TO FLORIDA, A COMMON QUESTION IS: DO MY LEGAL PAPERS FROM ANOTHER STATE WORK IN FLORIDA? WITH SOME EXCEPTIONS, THE ANSWER IS NO. There are three main documents that protect you in Florida if you become incapacitated: designation of health care surrogate, written declaration, also known as living will and the durable power of attorney. Other states may have different names for these documents, but their substance is similar: you are designating one or more persons to take care of making medical decisions for you if you are unable to communicate and to take care of your legal and financial affairs if you become incapacitated. Every state is like a different country. Each state has its own laws and regulations regarding these three documents. The law in Florida is very clear regarding language, required references to specific Florida Statutes, HIPAA compliant language for the health care surrogate and requirements for initialing specific powers for which the durable power of attorney will apply. It is unlikely that you can find online the appropriate language that is necessary to create documents that will be effective in Florida. Our current durable power of attorney document is 26 pages to be sure that it conforms to the new Florida law. If you have similar documents

from another state, it is likely that they will not be valid in Florida. Therefore, for my snowbird clients who divide their time primarily between two states, I recommend a set of documents for Florida and another set for the other state. This will provide protection should you become incapacitated in either state. You will not have to worry if your out of state documents will be honored. If you have a last will and testament that has been properly executed in another state, and you die in Florida, that will is valid and can be filed in the Florida probate courts. However, it becomes much more time consuming, costly and difficult to probate an out of state will in Florida. A commissioner in the other state needs to be appointed by the Florida judge. The commissioner must take the sworn testimony of one of the witnesses to the will before it can be admitted to the Florida probate court. Sometimes, particularly if the will was done awhile ago, the witnesses cannot be located. If you have a Florida will and it is properly executed and notarized, these extra requirements and court orders will not be necessary. Therefore, to make it easier, faster and less expensive to probate, you should consider making a new Florida will, particularly if you are now a Florida resident. If you wish to avoid probate on real estate that you own in Florida and in another state, it is a good idea to consider a Florida revocable living trust and a deed to transfer your Florida property into the trust. When you return to the other state, have a lawyer do a deed transferring that property to the Florida trust. This will avoid two separate probates in two states upon your death. This is just a brief summary of the law and why it is advisable to have Florida documents. Have a no technology time and create space in your home for relaxing, such as a place with a comfy chair for reading, art supplies, CDs or decks of cards. Teach your child to plan and prioritize Ask your child to make a list of what activities he or she wants to do. Then rank them from most desirable to least desirable. Ask how he or she feels about the amount of free time they have and to what it is devoted. Set a limit for the amount of activities you will commit to after seeing the list of desired activities and their rankings. This teaches planning, decision making strategies and prioritization skills. Make family meals a priority Try to keep family meal time as top priority. This is a great time to talk with one another, set family goals, hear about the day’s events and keep your children engaged with you. You may not be able to accomplish this every day, but try to do it most days. As children get older it is more and more important to keep the relationship strong and the lines of communication open. Make sure you schedule time with your children You are the biggest influence in your child’s life…keep it that way. Children benefit greatly from parents giving them the investment of time. Apple and Honey Galette INGREDIENTS 1 ¼ cups all purpose flour 1/2 teaspoon kosher salt 10 tablespoons (1 ¼ sticks) chilled unsalted butter, cut into 1/2-inch cubes 2-4 tablespoons ice water 3 Granny Smith apples, peeled, cored, cut into 1/8-inch-thick slices 3 tablespoons sugar, divided 1 teaspoon finely grated lemon zest 1 tablespoon honey, plus more for serving 1 egg, beaten (for brushing on pastry) 2 teaspoons course sugar (such as Sugar In The Raw) INSTRUCTIONS Blend flour, salt and 1 tablespoon of sugar in a food processor. Add the butter and pulse until mixture resembles coarse meal and some pieces of butter are about the size of chickpeas. Add 2 tablespoons ice water and pulse until dough begins to clump together. The dough should feel like wet sand. Add more water if needed. Form the dough into a ball and flatten into a disc. Wrap tightly in plastic wrap and refrigerate for at least 2 hours and up to 2 days. (You can also do this in advance and freeze the dough. Defrost in refrigerator before using.) Bring the dough back to room temperature and roll out dough on well floured surface to 1/8-inch-thick round, 14 inches in diameter. Transfer dough to a parchment lined baking sheet. Chill in refrigerator for 15 minutes. Preheat oven to 400 degrees. Combine apple slices, 2 tablespoons sugar, honey and lemon zest in medium bowl; toss to cover all of the apples. Arrange apple slices in concentric circles, overlapping slightly and leaving 1 1/2 inch border. Fold plain crust border over apples, crimping as you go. Pinch together any cracks. Don’t worry if it’s scraggly. Brush crust with egg. Sprinkle crust edges and apples with course sugar. Bake galette 30-40 minutes until crust is golden. Remove from oven and slide a knife between parchment and galette. Cool on a wire rack for 10 minutes. Cut into wedges and serve warm or at room temperature. Drizzle with more honey if desired. Y

Celebrate Thanksgiving with Wines from Around the World BY DAVID EHRENFRIED I’M EMBARRASSED TO ADMIT THAT I START THINKING ABOUT WINES FOR THANKSGIVING MONTHS BEFORE THE HOLIDAY. DUMB, RIGHT? AFTER ALL, WHAT’S to think about for a guy who writes about wine? What goes nicely with a lovingly roasted turkey with stuffing, yams, green beans and other assorted favorites? A bold, flavorful California Zinfandel and a bright, juicy California Chardonnay sound pretty darn good. Pick the right bottles, and you’re probably set! No reason to read further. Well, not quite. This column’s mission is to encourage us to try different wines — or, depending on the perspective, perhaps complicate your holiday planning. A year ago in this column, I suggested a variety of American wines for Thanksgiving, including zinfandel and chardonnay, keeping with a thoroughly American holiday theme. I also suggested West Coast pinot noir and syrah for reds as well as sparkling wines or California, New York or Washington riesling for whites. They all remain terrific choices for Thanksgiving. And if you’re having a crowd, I still recommend serving three, four or more different wines, so that everyone can have fun tasting and discussing which ones work best with your Thanksgiving feast. For this year, though, I had a different thought. While not a novel concept, how about serving wines from countries other than the United States? Most of us, after all, trace our ancestry to other lands or we ourselves emigrated here from another country. I, for one, am a naturalized citizen, having been born in Germany to Hungarian and Polish parents. We settled in southern California, and although my parents were quite strict about speaking only English with my sister and me at home, there was often a jumble of languages spoken as a stream of immigrants and refugees from at least four continents visited our small house in San Diego. Our postage-stamp-sized living room and kitchen were sometimes crowded with people speaking two or three languages at once, feasting on my mother’s delicacies — she later owned a kitchen store and taught cooking classes — and other food brought by our guests. My father, who had a remarkable talent for languages, seemed to understand and converse with everyone. Being around those people was joyful and never boring, even for a small child. Mostly, the adults were thrilled to be in America

— to be free and able to argue openly about politics and to worship (or not) as they pleased, and to have the nearly unbridled opportunity to turn their ambitions and inexhaustible work ethic into success stories for themselves and their families. That spirit and enthusiasm has always inspired me. We really should bring it to our Thanksgiving celebrations. Serving wines from other countries may not bring that spirit to Thanksgiving any more than American wines. But maybe the deliberate act of bringing something (or someone) from a different country to our Thanksgiving table can remind us that we, or our ancestors, were once strangers who hoped we would be welcomed and appreciated here. Many of you, of course, may have routinely served French, Italian or other non-American wines at Thanksgiving. In any case, this year maybe try a shiraz from Australia, pinot noir or chardonnay from South Africa, alvarinho or loureiro from Portugal, or rioja from Spain. Or how about a riesling from Germany, or to sip with dessert, a sweet, delectable tokaji azsú from Hungary, sauternes from France, or aged Port from Portugal? There are so many wines to try from these and other countries that can go beautifully with nearly any Thanksgiving meal. Here are some suggestions — and a bit of rationale, in case someone questions your choices. Most should cost under $35 a bottle, but you won’t hurt my feelings if you spend more for better quality. As I cautioned last year, I suggest avoiding young, >>>

Try The Wine <<< full-bodied wines made mostly with cabernet sauvignon or similar grapes, because they can be quite tannic and detract from turkey and its accompaniments. Sufficiently aged Bordeaux blends or California cabs whose tannins (substances that can make your mouth feel dry) have softened, on the other hand, could be very special at Thanksgiving. Sparkling Wines to Start Sparkling wines are not just great starters at Thanksgiving; actually they’re terrific for as long as they or you hold out. Good French Champagne, for example, is mouthwateringly delicious and should drink nicely with nearly everything served in a typical Thanksgiving meal. Its taste will remain fresh and appetizing. Among my not-so-expensive favorites are Montaudon, Nicolas Feuillatte, Piper-Heidsieck, and Pol Roger. Less costly sparkling alternatives are Cremant Limoux from southern France, prosecco from Italy and cava from Spain. Or simply fall back on California, New Mexico, Oregon, or Washington bubbly. Just Right Reds There’s a surprising abundance of non-American red wines suitable for Thanksgiving dinner. When shopping, think quality, good fruit, mild tannins, and easy drinking. Narrowing the choices: • From FRANCE, consider reasonably priced Burgundy pinot noir wines from Santenay, Marsannay, Savignyles-Beaune, and Mercury or regional blends labeled Bourgogne. Pinot noir fits right in with roast turkey as well the spices and other flavors typically used for Thanksgiving. Some notable producers include Bichot, Bouchard Peré, Faiveley, Gambal, and Jadot. • Beaujolais, also from Burgundy, is a light, fruity, low alcohol, easy drinking wine made from gamay grapes. It’s relatively inexpensive and a crowd-pleaser. Beaujolais Village is fine, but I prefer fuller-tasting versions like Morgan and Moulin-a-Vent DuBoeff, L’Envoyé, and Jadot are consistently reliable brands. In the south of FRANCE, the Languedoc-Roussillon region produces many delicious reasonably priced red wines often made from careful blends of syrah, grenache, cinsault and other grapes. Quality Languedoc reds are easy-to-drink and loaded with delicious fruit, spice, earth, mineral and other flavors. Some notable producers are Gerard Bertrand, Chapoutier, and Paul Mas. From the Rhone region just east of Languedoc, you might also consider cotes du rhone, grenache grape blends, which are medium bodied with fruit, herbal, and earthy elements. Perrin, St. Cosmé, and Chaves are some of the outstanding producers you might see. Syrah and roast turkey can be perfect together. So AUSTRALIAN shiraz fits right in. Good ones from South Austrialia are silky smooth with luscious red and black


fruit along with pepper flavors. Consistently reliable are shiraz from Molly Dooker, Two Hands, Penfolds, Schild and Torbreck. In cooler areas like Victoria, shiraz is a bit lighter but still delicious. • Shooting back to Europe, choices from ITALY’S PIEDMONT region might include a barbera or the lighter dolcetta wines from Abbona, Giacosa, Moccagatta, Massolino, Scavino or Vietti, among many others. •Numerous SPANISH red wines are great candidates for Thanksgiving. I recently had a positively delicious garnacha (grenache) wine labeled Breca, from old vines, grown near Barcelona. Full of bright cherry and black fruit flavors, spice, and mild tannins, it cost only about $15. Rioja wines, whether tempranillo or granacha blends also work. Consider wines produced by vintners Caceres, Cune, Muga, Murrietta, and Rioja Alta, among others.

Scrumptious Whites Still white wines for Thanksgiving need character and vibrant fruit plus modest (but noticeable) tartness and acidity. If you’re serving Brussels sprouts or asparagus, you might want a tarter wine like New Zealand sauvignon blanc or French sancerre. Here are some suggestions: • Among the many wonderful wines in SOUTH AFRICA, are tasty chardonnays. Also know for pinot noir, the vintner Hamilton Russell makes superb chardonnay. Both could be right. Others to look for are Buitenverwachtung, Indaba and Rustenberg. Indaba’s is an amazing value at $12 or less. Rieslings from GERMANY’S Rhine River and FRANCE’S Alsace regions are among my favorites for all types of foods, especially if they incorporate plenty of spice. Buy from among the best brands your store carries in the $15-30 range, avoiding sweeter wines, unless you want them with dessert. From northern PORTUGAL’S Vinho Verde region, consider alvarinho or louriero, which have much in common with reisling and are very reasonably priced. From central Portugal, there are some wonderful unique blends from the Allentejo and Douro regions made by Esporao, Dourum, Carm and others that can substitute for Chardonnay. Finally from FRANCE, consider one or more of the many wines from Burgundy’s Maconnais region, like Macon Lugny, Poulley Fuisse and St. Veran. Look for the same French producers mentioned above. All these areas produce affordable, flavorful wines that should hopefully make your Thanksgiving meal special and satisfyingly delicious. Tell us, please, about what you tried. ith researchers estimating that there are now more than 5.25 trillion pieces of plastic in the ocean, restaurants are searching for new ways to reduce waste. Beach House in Pompano Beach is proud to do its part in fighting the plastic pollution and has been recognized by the Surfrider Foundation as a Platinum Level Ocean Friendly Restaurant. As the first restaurant to receive this award in Pompano Beach, and one of only a handful of recognized restaurants in Broward County, this honor solidifies Beach House Pompano’s commitment to protecting the ocean. To celebrate, the restaurant hosted a beach cleanup for International Coastal Cleanup Day in September. All participants received a complimentary breakfast and drink ticket for their efforts.

BUILDING The north Broward beaches area has been on the rapid rise, with a vast number of development projects cropping up. From behemoth condo complexes, to casino expansions, luxury high-rises, new restaurants and re-imagined downtowns, our area is clearly transforming. It’s good to stay apprised as to where all that development is going and how it might affect our little oasis. Thus, we have compiled this guide to the redevelopment projects you should know about. BEACHSIDE & THE INTRACOASTAL

WHERE: At the southeast corner of the Atlantic Boulevard Bridge, Pompano Beach WHEN: The project had its groundbreaking in Nov. 2017. The first phase, a restaurant named Riviera Waterfront, is slated to be completed in fall of 2020, with the other phases opening shortly after. DETAILS: Riverside Promenade will be an upscale dining and retail complex with two restaurants along the Intracoastal. The larger of the two restaurants, called Riviera Waterfront (formerly Harbor NYC), will have 150 indoor seats, as well as 350 outdoor seats. The menu of that restaurant will feature American cuisine. The second, smaller restaurant will be on the waterfront parcel just south of the larger restaurant. It will have two stories and seat approximately 75 people indoors and 100 outdoors. The cuisine will be either high-end Italian, Mediterranean or seafood. The retail component of the project will be a building located on Atlantic Boulevard between South Riverside Drive and Hibiscus Avenue. There is enough space for four bays, but two of the bays will likely be combined for

one business. The types of retail that will occupy the building haven’t been decided on yet, but Tsatas Acquisitions, the company that owns the property and is managing the project, is in the process of contracting a commercial real estate agent to lease out the spaces.

A NEW RESTAURANT, CAFE & RENOVATED RETAIL COMPLEX ON THE NORTHEAST CORNER OF THE ATLANTIC BOULEVARD BRIDGE Two new restaurants, plus major renovations to an existing retail building WHERE: The Northeast corner of the Atlantic Blvd. Bridge, Pompano Beach WHEN : Anticipated to be completed sometime in 2020. DETAILS: The owners of the Taha Marine Center have extensive plans to open two new restaurants and renovate an existing retail complex adjacent to the Taha Marine Center. One of the restaurants is envisioned as a WHAT:


BONANZA cafe-style breakfast and lunch spot, while the other is envisioned as a seafood restaurant. According to current plans, the casual seafood restaurant will be a 2,500 squarefoot building serving locally caught fish. The restaurant will seat 200 to 300 people, with dining available both indoors and on an outdoor deck. The boat fuel dock that has been in service for more than 50 years will remain next to the restaurant. The second restaurant is planned for the east end of the retail complex at the corner of Atlantic Boulevard and North Riverside Drive. This restaurant is envisioned as a caféstyle breakfast and lunch spot. The exterior of the retail building will undergo extensive aesthetic improvements, and one of the two right-hand turn lanes on Riverside Drive that lead onto Atlantic Boulevard will be eliminated to create an outdoor seating plaza. The renovations to the building will include new impact storefront windows, paver sidewalks, updated signage and contemporary exterior lighting. The Pompano Beach Community Redevelopment Agency (CRA) approved a $200,000 grant offered through its façade and business site improvement program to help the Taha family cover some of the costs. The total cost to revamp the two buildings on the Taha

property is expected to be approximately $1 million to $2.5 million.

1116 NORTH OCEAN, CONDOS ON THE BEACH

WHAT: A 22-story oceanfront condominium WHERE: 1112-1116 N. Ocean Blvd. , Pompano

Beach (directly on the beach, next to the Marriott hotel) WHEN: TBD DETAILS: Plans to build a 22-story, oceanfront condominium in Pompano Beach moved forward in June when the Planning and Zoning Board approved a rezoning request from the developer, as well as a site plan. The residential development will be located at 1112-1116 N. Ocean Blvd., directly on the beach, on a 2.9-acre property that is currently vacant. The current plan includes one 220-foothigh tower with 105 units. A parking podium at the base of the building will be two stories along A1A, and one story on the side fronting the beach. Units will range in size from 1,900 to 2,400 square feet, with prices reported to range between $1 million to $1.8 million. The south side of the property will include a five-footwide beach access, with landscaping on

either side, which the Planning and Zoning Board requested be marked so the public will know it’s available.

A1A PARKING LOT MAY BECOME A HOTEL, GROCERY STORE & PARKING GARAGE WHAT: A potential parking garage, hotel and

grocery store WHERE: The 4.2-acre site, located at 109 N. Ocean Blvd., Pompano Beach, just southwest of the Pompano Beach Fishing Village, east of the Sands Harbor Resort and Marina, and next to the A1A Fire Station. WHEN: Approval of a site plan and issuance of a building permit is expected to take place between September 2020 and January 2021, with the goal of having the Oceanside parking garage completed in December 2021. DETAILS: There are currently plans on the table to build a 750-space public parking garage, a 300-room hotel and a beach grocery store on the site of the Oceanside parking lot (a City-owned property). The plans have been working their way through the City and County processes.

received six proposals by the June 17 deadline. The City has issued a Request For Proposals (RFP) for the three short-listed firms to submit their detailed plans for the commercial uses and public components of the project. Based on those proposals, the City will be able to finalize the cost of the parking garage. Assistant City Manager Suzette Sibble said she anticipates that the rankings from the RFP will be presented to the City Commission in January 2020.

The development of the Oceanside parking lot, which lies within the East CRA district, proposes up to 50,000 square feet for commercial use, including retail or office space, as well as a grocery store. The maximum building size on the site would be 182,952 square feet, and the maximum allowable height would be nine stories. Jean Dolan, of the City’s Development Services Department, told the Planning and Zoning Board that one of the reasons the City

is “packaging all this together is so that we can attract a developer, like we did for the pier, to come in and build it at their expense, and then use the retail and the hotel to help finance the whole project.” The idea is to create “a nice walkable area” that connects with the whole pier development and the water taxi stops on the Intracoastal, said Dolan. The City issued a Request For Qualifications (RFQ) for a master developer for the Oceanside parking lot site, and

WHAT: A new owner of the Sands Harbor Resort and Marina plans to renovate the property and add a trendy, upscale sushi restaurant. WHERE: Sands Harbor Resort and Marina, 125 N. Riverside Drive, Pompano Beach WHEN: Renovation timeline is TBD. DETAILS: On Oct. 12 2018, the New Yorkbased hospitality company Impulsive Group purchased the Sands Harbor Resort and Marina in Pompano Beach for $20.8 million. Impulsive Group’s president and CEO Hank Freid said his plans are to completely remodel the property and add the sushi restaurant Sushi by Bou of New York.


Lighthouse Point Projects Lighthouse Point Yacht Club

WHAT: A proposal for major redevelopment of the Lighthouse Point Yacht Club has been working its way through the City processes. Get the latest update on page 44.

SeKai Residences

WHAT: SeKai Residences is a 12-unit, gated townhome community that is being built on the previously vacant lot on the southwest corner of NE 23rd Ave. (Lighthouse Drive) and NE 39th St. in Lighthouse Point. The two-story townhome project is the first new construction of townhomes in Lighthouse Point in more than 10 years. Two buildings with six townhomes each will be built on the site, which is just under one acre. The townhomes will range in size from 2,040 square feet to 2,465 square feet of air conditioned space, with three- and fourbedroom floor plans. They are currently priced at approximately $850,000 (interior units) to $1.1 million (corner units). There will be a privacy wall around the perimeter of the property, as well as between each unit. The name of the residences – “SeKai” – is of Japanese origin, and means “New World.” The developer, Adam Adache of Cavache Properties, said the name fits the innovative design of the townhomes, which is a combination of “contemporary and organic.” WHERE: 3870 NE 22nd Way, Lighthouse Point WHEN: Construction is anticipated to start before the end of 2019

WHAT: A new community center at Dan

Witt Park will provide indoor space for additional programming, as well as a place where at least 150 children participating in programming at the park can seek protection during inclement weather or emergency situations. The one-story building that has been proposed includes indoor restrooms, a covered patio with a concession stand and a multipurpose space that could be rented out for public or special events, with the concession serving as the catering kitchen. It would also include a game room and space for the Parks and Recreation

Fire Station And Emergency Operations Center

WHAT: A new fire station and emergency

operations center (EOC) that can withstand a Category 5 hurricane, which will allow first responders and essential city staff to remain in the city during major storms. The new two-story fire station will be a “drive-thru” facility, with two ways for fire rescue vehicles to go in and out, and direct access to a major thoroughfare, which eliminates having to drive through local streets to get out of the station. An additional 15 parking spaces will be provided for City Hall at the site of the old fire station, which will be torn down once the new station is completed. The estimated cost to construct the new fire station is approximately $9.5 million. WHERE: 2101 NE 36th St. (the corner of Sample Road and NE 21st Way, just east of the post office) WHEN: Anticipated to be completed in March 2022

Public Works Buildings

WHAT: Improvements will be made to the city’s

two Public Works buildings, located at the

north end of Dan Witt Park. The building that is currently used for fleet maintenance will be demolished. Originally a recreation arts and crafts building, it is in disrepair and floods when there are heavy rains. A new building will be constructed on the same site, with drive-in bays, office space, electrical and mechanical rooms, and storage areas. A portion of the other existing Public Works building — containing office space, a break room and restroom — will be renovated. The estimated cost of the new construction and renovations is approximately $870,000. WHERE: Dan Witt Park, 4541 NE 22nd Ave. WHEN: Anticipated to be completed in November 2021

Library WHAT: Renovations for the second floor

of the city’s library, which was never completed and is currently a storage area with a dumbwaiter to help move books, will be converted to a community room to allow for expanded programming and special events. A new elevator, stairway and restrooms will be added to comply with building code and ADA requirements. Two tutoring rooms and offices on the ground floor will be repositioned to make room for the stairway and elevator. The estimated cost of the project is about $600,000. POMPANO BEACH FISHING VILLAGE

The Pompano Beach Fishing Village is a collection of restaurants, retail stores, an events venue, beachside tiki bar/music venue and a new Hilton Hotel. WHERE: Multiple parcels surrounding the Pompano Beach Pier and Pier Parking Garage. DETAILS: Some of the components to the Pompano Beach Fishing Village have already been completed, including: the Pier Parking Garage, which was completed in 2016; Beach House Pompano, which opened in 2018; and most recently, Oceanic Restaurant, which opened at the end of August 2019. Construction is well underway on the retail components of the Village, which include a BurgerFi, Kilwins, Cannoli Kitchen and Alvin’s Island, a beach goods store. Construction on Lucky Fish Beach Bar and Grill has also started with the expected completion date estimated for February WHAT:

2020. Lucky Fish is being built using the pier’s old concession stand as a kitchen. The restaurant will have a circular, pavilion-style, open-air bar with live music. Master Developer Tim Hernandez of New Urban Communities said the Fishing Village, with the exception of its new events venue, should be completed by the end of 2020. The events venue, which is currently being called the “Lovin’ Oven Special Events Venue,” is expected to serve parties of approximately 500 people, be 15,000 to 18,000 square feet over two floors, have floor-to-ceiling windows and a rooftop deck with views of the ocean. Construction on the venue is currently expected to start in November 2020, with completion estimated for December 2021. The lease for that venue was signed with New York-based Apogee Events, a high-end event space operator. The dual-branded Hilton hotel had its groundbreaking ceremony in May 2019. The five-story hotel is being built on what is formerly a City-owned parking lot, just west of the pier and south of the parking garage. The targeted opening date of the hotel is December 2020. Much of the structural work for the first level has been completed. The 6,000 square feet of retail space on the ground level of the Pier Parking Garage is not being leased just yet, as it is directly across from the hotel construction site. The retail space can accommodate one to six separate uses, and is expected to be completed in December 2020.

OCEAN PARK BEACH RESIDENCES ON A1A

A two-tower, 205-foot-high condo project with approximately 1,500 to 3,500 square feet of ground-floor commercial space that will possibly include a café. Plans also include revisions to North Ocean Park. WHERE: Southeast corner of the NE 16th Street and A1A intersection, just next to North Ocean Park in Pompano Beach WHEN: TBD DETAILS: In July the City Commission approved, in a 4:2 vote, a developer’s request to rezone land located at 1508 N. Ocean Blvd. in order to build a 205-foot-high “twin towers” project. The maximum height allowable before the zoning change was 105 feet. The site of the proposed project, known as Ocean Park Beach Residences, is located on a 0.62-acre parcel of land at the southeast corner of the NE 16th Street and A1A intersection, just next to North Ocean Park. The developer, Mount Vernon Property Holdings, is planning to construct two towers WHAT:


of condominiums with a total of 28 units (a single unit per floor), and 1,500 to 3,500 square feet of ground-floor commercial space, which will possibly include a café. The towers are 19 stories high, approximately 50 feet taller than their closest multi-family neighbor, Tiffany Gardens to the north, which was built before the 105 foot maximum height zoning rule. Prices for these one-unit-per-floor condos are likely to be among the most expensive ever built in Pompano Beach. The developer is also proposing to carry out $300,000 of improvements to North Ocean Park. The specific improvements being offered by the developer include a new pavilion, restrooms, exterior showers, seating, landscaping, picnic tables, BBQ grills and exercise equipment.

ARYA OCEANSIDE RESIDENCES

WHAT: A seven story condo complex with 19 condos (each two bedrooms, plus a den) WHERE: 336 Sunset Drive, between the Intracoastal and the ocean in Pompano Beach WHEN: Groundbreaking of the building took place in March 2018 and completion is anticipated in the spring of 2020. DETAILS: In November 2017, Aspire Real Estate Development announced plans to

develop Arya Oceanside Residences, a boutique condominium complex. The Arya will house 19 two-bedroom, plus den units in seven stories. Pricing will start from approximately $650,000. Condominium units will range from 1,450 to 1,657 square feet.

ATLANTIC 3350 RESIDENTIAL, HOTEL & COMMERCIAL PROPERTY WHAT: A project consisting of 77 residential

units, 110 hotel units and 23,066 square feet of commercial facilities. WHERE: 3350 E. Atlantic Blvd., Pompano Beach (on the southeast corner of Atlantic Blvd. and A1A) DETAILS: Atlantic 3350, a mixed use commercial project, was given approval for development in 2012. The project consists of one building with 77 residential units, one building with 110 hotel units, a parking garage and 23,066 square feet of groundlevel commercial facilities (which includes the existing Walgreens) on 2 acres. The 77 residential units are “flex” units that the City Commission allocated to the developer in 2012, and which the developer kept active through various means until, due to extenuating circumstances in the company, the units expired in 2017. In September 2019, the City Commission gave its approval to reaffirm the allocation of the units and to provide an extension for a building permit. The project’s detailed site

plan will be resubmitted to the City for review under the current zoning regulations. The architect who designed the project told the City Commission that it was designed too early after the recession. In June 2019, Atlantic 3350, LLC, sold the property to Dome Equities, Inc. for $18.5 million. The buyer is eager is to start the building permitting process, without modifying the original plans except to comply with current applicable building codes.

HIGH-RISE TOWERS AT 1380 S. OCEAN BLVD.

WHAT:

In April 2018, Lionheart Capital received approval for two high-rise towers at 1380 S. Ocean Blvd. The east tower will be one of the tallest buildings in Pompano Beach at about 35 stories and 354 feet. The west side building will be about 14 stories or 144 feet tall. This five-acre development site with 250 feet of frontage, is situated on both the oceanfront and the Intracoastal. MCNAB HOUSE/ MCNAB PARK

WHAT: The historic McNab House, located at 1736 E. Atlantic Blvd., will be moved five blocks east to McNab Park and will be converted into a restaurant with a botanical garden. WHERE: McNab Park, 2250 E. Atlantic Blvd., Pompano Beach WHEN: The house is scheduled to move to the new site in January 2020. The historic McNab House, built in 1926, is being moved from its existing site because a developer who purchased the land from the

McNab family in December 2018 has plans to build a mixed-use redevelopment project called Atlantic One, which includes 304 residential units [See #15 below]. As part of the McNab House relocation, McNab Park will be redesigned. The most recent concept plan features a central pedestrian promenade that links to Atlantic Blvd., a multi-purpose pavilion, two plazas, a new kitchen and service access, a reconfigured parking area and a large oval lawn surrounded by gardens. The two-story house would be placed at the northeast corner of the park fronting Atlantic Boulevard, and the garage would be placed to the west of the house and repurposed. The northwest area of the project site, where the Chamber of Commerce building currently sits, would become the oval lawn and gardens. The Chamber of Commerce is currently looking at options to move to another location and the building will be torn down. The north and south shuffle board courts will be removed. The plan is to relocate the basketball courts to the existing handball court area, and to upgrade the playground and move it to a more central location within the park. The tennis court will remain as is.

ATLANTIC ONE

WHAT: A mixed-use development project. WHERE: A 5-acre collection of parcels

bound by East Atlantic Boulevard to the north, SE Third Street to the south, and lying between SE 17th and SE 19th Avenues in Pompano Beach WHEN: Groundbreaking expected in 2021 DETAILS: Atlantic One comprises 304 residential units and about 10,600 square feet of ground-floor retail space fronting the south side of Atlantic Blvd.. The project lies within the East Transit Oriented Corridor (ETOC), a new zoning district that went into effect last year and was designed to encourage mixed-use developments. The project consists of five-story multifamily residential buildings and a total of 26 three-story townhomes. The townhomes would be on the edges of the project that are close to single-family homes, duplexes or other townhomes. The plan calls for 374 parking spaces. Residents were told that new zoning allows for a reduced parking requirement to discourage people from using cars and to encourage multi-modal transportation. Based on the results of a traffic study carried out as part of the City’s review process, the City is requiring the developer to provide a left-turn lane for northbound SE 18th Ave. as it approaches East Atlantic Blvd.. The goal is for the Atlantic One residential units to be market rate rental apartments or condos, or a mixture of both, and 71 percent will be one-bedroom units.

WHAT: A high-rise, luxury complex with two,

eight-story towers. WHERE: 475 SE First St., Pompano Beach WHEN: Construction is underway and the pre-leasing center is now open. DETAILS: Envy Pompano Beach is an uber-modern, high-rise, luxury community with two, eight-story towers and abundant amenities. The apartments offered are studio, one, two or three bedroom, with prices ranging from $1,592 per month to $2,975 per month Renderings of the complex show two towers, a luxurious, resort-style pool and modern courtyard. WHAT: A dense urban downtown including an area designated as the “Innovation District,” with waterways inspired by the canal system in Amsterdam and the San Antonio River Walk. WHERE: The downtown area near the intersection of Atlantic Blvd. and Dixie Highway in Pompano Beach WHEN: Ongoing development DETAILS: The City of Pompano Beach is striving to reinvent its downtown area, which lies at the intersection of Atlantic Blvd. and Dixie Highway. The vision is for it to become a vibrant and pedestrian-friendly, urban, mixed-use downtown. Pompano’s downtown is a 400-plus-acre area featuring four distinct sections: Old

Town, the historic original downtown area; the Civic Commons, where City Hall and the Pompano Beach Cultural Center and Library are located; the Innovation District, containing city- and CRA-owned land that will be developed into a high density, core commercial and residential area; and the surrounding Avondale, Blanche Ely and Old Pompano neighborhoods. Many developments are expected to crop up in this zone. Some are already underway. The 70-acre Innovation District is bound by I-95 to the west, Dixie Highway to the east, Dr. Martin Luther King Jr. Blvd. to the north, and Atlantic Blvd. to the south. The westernmost portion of the site is one of the last undeveloped land clusters in South Florida along the busy I-95 corridor, with a major exit to an urban area and the ocean. The City and CRA are currently in the process of selecting a master developer for the Innovation District, and the surrounding

area. The master plan could include a new city hall, 3,368 residential units, 420 hotel rooms, approximately 4 million square feet of commercial use (including restaurants and retail), and close to 3 million square feet of office space. There are plans for a new system of self-contained, linear waterways in the Innovation District that would not only create a scenic setting for the new development, but would serve as a drainage system.

OLD TOWN SQUARE

WHAT: A 10-story, 282-unit, mixed-use development WHERE: Old Town district of Pompano Beach; will be built on nearly two acres of land located on the east side of NE First Ave., between NE Second St. and NE Third St. WHEN: The development is expected to be completed for occupancy by 2021 DETAILS: Old Town Square is geared toward young professionals and millennials.


The complex is slated to have 282 residential units, 5,433 square feet of ground floor commercial space and a 300-car parking garage. Amenities include a resort-style swimming pool and sun deck on the fifth floor, a clubhouse, dog park, outdoor barbecue area and a state-of-the-art fitness facility with a yoga deck. The southwest corner of the property will feature a public plaza, colonnade and fountain. This is the first market rate residential project of its type in the area, with rents for the studios and one- and two-bedroom units ranging from $1,375 to $2,300 per month. To help get the $63 million project off the ground and create this market, the Pompano Beach Community Redevelopment Agency (CRA) recently gave its approval to provide $7.8 million in financing to the developer, Cavache Properties. Once the developer constructs the project and starts paying taxes on the development, $7.8 million will be rebated back to the developer over a period of approximately 20 years. “A project like this will ignite Pompano’s Downtown, which is already attracting restaurateurs, artists and other developers to the area,” said CRA Director Nguyen Tran.

THE BACKYARD, A NEW PUBLIC PLAZA IN OLD TOWN

An outdoor public plaza surrounded by new restaurants. WHERE: Old Town Pompano Beah, roughly north of the Bailey Contemporary Arts building (41 NE First St.), between NE First Ave. and N. Flagler Ave. WHEN: Construction is anticipated to begin in January 2020, and should take about nine months to complete. DETAILS: The new public plaza in Old Town will serve as an outdoor dining area for new restaurants that are being attracted to the space, including a hip “Southern comfort” restaurant concept tentatively called Wood & Wire that will occupy the building at 165 NE First Ave. The approximately 15,000-square-foot pedestrian and dining plaza is being called “The Backyard.” WHAT:

The city’s Architectural Appearance Committee, at its Sept. 23 meeting, approved a design plan for the new plaza. The plan includes remodeling the facades of the building at 165 NE First Ave., which will be occupied by the new restaurant, and the addition of three strategically placed airconditioned dumpster enclosures. The existing ficus tree, which is a prominent feature of the plaza, has been incorporated into the design. A live oak tree that is currently on the grounds of the historic McNab House will be replanted in the plaza. The CRA has plans to lease two other spaces in Old Town to restaurants. In addition, the owner of the historic building at 61 NE First St., which housed Pompano’s first bank in the 1920s, has plans to carry out renovations and use the space as a restaurant.

HERITAGE AT POMPANO STATION

WHAT: This seven-story development has 116 one- and two-bedroom apartments, as well as ground floor commercial and retail use, including a cafe and salon. The property is being marketed and leased to income-limited households where at least one member is age 55 or older. WHERE: On a 1.48-acre site at 400 N. Flagler Ave., near Pompano Beach’s historic downtown. WHEN: Construction began in 2018 and was completed this summer.

BIG CHANGES AT THE POMPANO CITI CENTRE

New stores and restaurants at the Pompano Citi Centre WHERE: The Pompano Citi Centre mall on the corner of Federal Highway and Copans Road DETAILS: Plans are underway to demolish the former Sears Auto Center at the Pompano Citi Centre mall in order to construct a 18,829-square-foot retail and restaurant building on the site. Aspen Dental has signed a lease for a corner space in the new building. According to the site plan, MOD Pizza, Panda Express and Venetian Nails are also potential tenants for the building, which has about seven bays. Saito’s Japanese Steakhouse is expected to be open in the main building of Pompano Citi Centre. It will be located on the second floor, above Panera Bread. As of print time, Dangerous Minds Brewing Company, a craft brewery serving pub food, was projected to open by Oct. 31. An IHOP Restaurant is planned for an outparcel that is east of the Wendy’s. A Burlington department store will also open in the old Sears store near the end of 2020. WHAT:

As of August, the project plans included 302 multi-family residential units, a groundfloor restaurant and bar with indoor and outdoor seating. There is also a 568-space parking garage, and a marine retail space and showroom. The plans also include a 16foot by 70-foot pull-off area for boat delivery on NE 23rd Ave.. Pedestrian paths, 10 to 15 feet wide, are planned along the waterway on NE 23rd Ave. and NE 16th St. A pedestrian bridge is proposed to be built over NE 23rd Ave., just south of NE 16th St., connecting the two residential buildings on the site starting at the third floor. A small lot on the north side of NE 16th St. is slated to become a park that will be part of the development, but open to the public.

WHAT: Fairfield Pompano, LP started construction on a six-story, 327-unit apartment complex, plus approximately 10,000 square feet of commercial space and a parking garage. WHERE: 601 N. goal of playing on college or professional teams. The proposed project includes a 500-1,000 seat stadium; a 14,000-square-foot clubhouse with a gymnasium, cafeteria, offices and classroom; two adult regulation soccer fields; three covered smaller soccer fields; and 80-100 apartments to house players. The sports park will also be the new home of the Floridians semi-professional soccer team that competes at the national and international level. To complement the infrastructure of the sports park, the developer plans to build about 80 two- and three-story townhomes that will provide housing for coaches, employees and out-of-town players. The townhomes would be for sale and rent. The developer hopes to begin construction on the sports park in February 2020, and to have it completed by March 2021. Some of the townhomes should be completed by the time the sports park opens.

The redevelopment of Isle Casino Racing Pompano Park will be one of the largest construction projects in Pompano Beach history. The goal is to transform the site into Live! Resorts Pompano, an “urban village” with a live, work, play environment – including entertainment, hotels, restaurants, retail, residential and office space. The 232-acre property is being redeveloped by The Cordish Companies in partnership with Eldorado Resorts, which purchased Isle of Capri Casinos’ 13 resorts in 2016. The Baltimore-based Cordish Companies develops, owns and operates Live! entertainment destinations across the country. The project site, located on the southeast corner of the intersection of Powerline Road and SW Third St. (Racetrack Road), currently contains a harness racing track and grandstand (to be razed), a 45,000-square-foot casino (to be expanded), and 112,000 square feet of commercial space. At full build-out, which could take up to 10 years, the goal is to have 4,100 multi-family residential units; a total of 950 hotel rooms; an 18-screen movie theater; 142,182 square feet of casino; 470,000 square feet of commercial space; 1,400,000 square feet of office use; a 300seat jai alai fronton; a 36,750-square-foot Topgolf driving range; and a 58,000-square-foot Live! venue with a large outdoor sports screen. Construction of 450 residential units will start next summer, and will likely be rentals: 325 units will be at “market rate” and 125 units will be for “active adults.” Construction of the golf facility will also start next summer. Six 400-foot-tall buildings are proposed, which would be used for office space or residential. All other buildings on the site would have a maximum height of 100 feet or 200 feet. The developer hopes to attract either a regional or national corporate headquarters. The project will be surrounded on three sides with multi-purpose buffers to provide for landscaping, drainage and trails for walking and biking. A 12- to 15-acre “crystal lake,” or lagoon, to be used for activities such as swimming, kayaking and paddle boating, will be centrally located within the development. Improvements to help mitigate the traffic generated by the new development could include a flyover at the Atlantic Blvd. and Powerline Road intersection built with county or state funding. Y
