Your Quick Guide to all thingsReal Estate
Hot topics for the summer months
by THOMAS WILLIAMSAs temperatures soar, so does the activity in the housing market. From essential tips for homebuyers looking to make their dream home a reality to successful strategies for sellers aiming to capitalize on the summer selling season; whether you’re a firsttime homebuyer eager to embark on your journey to homeownership or a seasoned seller seeking to maximize your property’s appeal, you’ll find valuable insights and advice to guide you every step of the way.
HOMEBUYERS
Navigating the Homebuying Journey with Confidence
To set yourself up for success when buying a new home, start by defining your needs, preferences and budget clearly. Research neighborhoods, schools, amenities and property values to narrow down your options effectively. Get pre-approved for a mortgage to strengthen your offer and streamline the buying process. Partner with a knowledgeable and reputable real estate agent who understands your goals and advocates for your best interests. Attend open houses and schedule private viewings to assess properties thoroughly. Conduct thorough inspections and consider potential resale value. Stay organized, patient and flexible throughout the process, understanding that finding the perfect home may take time. Lastly, trust your instincts and don’t settle for a property that doesn’t meet your criteria. With careful planning, diligence and guidance from professionals, you can navigate the homebuying journey confidently and achieve your homeownership goals.
Why Seeing a Home in Person Matters
In today’s digital age, virtual tours and online listings offer convenience, but nothing beats experiencing a home in person before making an offer. Visiting a property allows you to assess its true condition, ambiance and neighborhood vibe firsthand. You can gauge factors like natural light, room sizes and overall layout that might not translate accurately in photos or videos. Additionally, being physically present enables you to ask questions, address concerns and envision yourself living in the space. By taking the time to tour a home in person, you can make a more informed decision, ensuring that it meets your needs and preferences before committing to a purchase. It’s a vital step in the home-buying process that can ultimately save you time, money and disappointment down the road.
Prime Time for Homebuyers
Buying a house presents numerous advantages for prospective homeowners.
In the summer of 2024, buying a house presents numerous advantages for prospective homeowners. Firstly, the warmer months often coincide with increased inventory and market activity, providing buyers with a wider selection of properties to choose from. Additionally, favorable weather conditions make it easier to conduct home inspections and assess outdoor features such as landscaping and curb appeal. Moreover, historically low mortgage rates continue to offer favorable financing options for buyers, maximizing affordability. With longer daylight hours and a sense of optimism in the air, now is an opportune time for buyers to make their move into homeownership, capitalizing on favorable market conditions and ample choices.
Updated Windows Bring Value Beyond Aesthetics
When hunting for a new home, don’t overlook the significance of updated windows. While they contribute to the home’s visual appeal, their benefits extend far beyond mere aesthetics. Modern windows offer superior insulation, sealing out drafts and maintaining a comfortable interior climate year-round. This not only enhances your living experience but also leads to noticeable savings on heating and cooling bills. Additionally, energy-efficient windows often come with features like UV protection and sound insulation, adding further value to your investment. When evaluating potential properties, prioritize those with updated windows to ensure long-term comfort, energy efficiency and cost savings. Remember, the benefits of updated windows extend well beyond initial impressions; they are a crucial component of a home’s functionality and financial value.
Assessing your financial situation and future plans can help you determine the optimal timing for your home purchase.
Timing is Everything
While buying a home is an exciting milestone, there are instances when it might not be the best time for you to take the plunge. Financial instability, such as a low credit score or high debt-toincome ratio, can hinder your ability to secure a favorable mortgage rate or afford monthly payments. Additionally, if you anticipate a major life change, such as a career move or starting a family, it may be wise to wait until your circumstances stabilize. Market conditions, such as inflated housing prices or limited inventory, can also make it challenging to find a suitable property within your budget. Taking the time to assess your financial situation and future plans can help you determine the optimal timing for your home purchase.
HOME SELLERS
Summer Selling:
Making
Moves in the Sun
Selling your house during the summer months brings a host of benefits in today’s dynamic real estate market. With longer days and sunny skies, your property shines, attracting more eager buyers. Summer’s bustling activity and heightened demand often lead to faster sales and competitive offers, helping you secure a favorable deal. Families, in particular, are keen to settle before the new school year, expanding your potential buyer pool. Furthermore, persistently low housing inventory levels drive up prices, offering sellers the chance to maximize their returns. Don’t miss out on this prime selling season — leverage these summer months to showcase your home and achieve a successful sale.
1. Declutter and depersonalize to help buyers envision their future in the space.
2. Make necessary repairs to present a well-maintained property that instills confidence in potential buyers.
3. Enhance curb appeal with landscaping and a fresh coat of paint (if needed) to create a lasting first impression.
4. Stage rooms strategically to highlight the home’s best features and maximize space and functionality.
5. Clean thoroughly to ensure a sparkling appearance throughout, leaving a lasting impression of care and attention to detail.
Successful Strategies for Selling Your Home
To set yourself up for success when selling your home, start by preparing your property to make a lasting impression. Declutter, depersonalize and stage your home to showcase its full potential and appeal to potential buyers. Work with a reputable real estate agent who understands the local market and can develop a tailored marketing strategy to attract qualified buyers. Price your home competitively based on comparable sales and current market conditions to generate interest and offers. Maximize curb appeal to create a positive first impression and consider making minor repairs or updates to enhance the overall appeal. Be flexible and responsive to buyer feedback and offers, and maintain open communication with your agent throughout the selling process. By taking these proactive steps and leveraging the expertise of professionals, you can increase your chances of selling your home quickly and for the best possible price.
Hot Home
Features That
Make a Cool
Impression!
When selling your home during the warmer months, accentuate special touches like outdoor fans, air conditioning, sprinkler systems, ceiling fans and strategic window shades. These features enhance comfort, showcasing your property as a sanctuary from the heat. Outdoor fans on covered decks create inviting spaces for relaxation and entertainment, while interior ceiling fans maintain airflow. Highlighting air conditioning and efficient windows communicates temperature control and energy savings. A sprinkler system signals low-maintenance landscaping, while window shades balance natural light and heat. By emphasizing these details, you not only elevate your home’s appeal but also demonstrate thoughtful design, enhancing its desirability during the summer market.
Essential Summer Tips: Highlight Your Home’s Outdoor Amenities highlight amenities.outdoor
Highlighting a home’s outdoor amenities, such as patios and decks, pools and garden areas, as well as scenic views, is pivotal in portraying its potential for enjoyable summer living to prospective buyers. These features extend living space, providing areas for relaxation, entertainment and recreation during warm months. Patios and pools offer venues for outdoor gatherings and leisure activities, while well-maintained garden areas enhance aesthetics and tranquility. Scenic views contribute to ambiance and serenity, enriching the overall living experience. By showcasing these outdoor amenities, sellers effectively communicate the lifestyle opportunities the property affords, appealing to buyers seeking a harmonious blend of indoor comfort and outdoor enjoyment during the summer season.
•
Buying Before Selling
Buying a house before selling yours offers advantages with strategic planning. Explore bridge loans or home equity lines of credit to cover the down payment. Negotiate a rent-back agreement with the seller for extra time to sell your current home. Work closely with a real estate agent for expert guidance. Maximize your market appeal by preparing your current home for sale. This approach allows you to secure your new home without the pressure of timing the sale of your current property. You can take advantage of favorable market conditions and potentially avoid temporary housing arrangements. With careful financial planning and support from professionals, buying before selling can be a successful strategy.

The IDeal Way to Help Make Education Dreams a Reality: From IDSaves
Don’t miss IDeal’s special June 2024 promotion
IDeal, Idaho’s state-sponsored 529 education savings program, is an important partner in helping Idaho families ensure they have the financial resources they need to achieve their education and career goals.
During the month of June 2024, IDeal is running a special promotion that will provide a $25 match for the first 100 new accounts that are opened and set up with a recurring contribution. You won't want to miss out on this special deal!
Since 2001, IDeal has helped tens of thousands of families save for education — whether their dreams include enrolling in a college or university in or outside Idaho, a workforce training program or a qualified apprenticeship. IDeal provides built-in tax advantages, flexible uses and easy enrollment that can help make education and training attainable for all Idahoans.
The tax benefits of saving through the Idaho 529 program include an Idaho state tax deduction of up to $6,000 for a single filer and $12,000 for a couple filing jointly per year from adjusted gross income. Any Idaho taxpayer who contributes to an IDeal — Idaho 529 can take the state tax deduction. You don’t have to be the account owner to contribute and take the state deduction. It’s a great way for grandparents, other family or friends to give a meaningful gift to a loved one. In addition, funds invested in Idaho’s 529 program grow tax deferred for both state and federal tax, as long as the funds are used for a qualified education expense.1
Another key benefit of Idaho’s 529 plan is that it’s flexible and can be used for a variety of education options including:
• Two or four-year colleges and universities nationwide (not just in Idaho)
• Skills/career training programs
• Registered apprenticeships
• K-12 tuition 2
• Student loan repayment 3
Education can be expensive, whether that’s at a trade school, in an apprenticeship or at an eligible two- or four-year higher education
institution. We all know people who are burdened with heavy student loan debt. It can lead to individuals and families delaying home ownership or starting a family. Again, IDeal can help individuals both with paying down their student loan debt through the Idaho 529 program, and by helping students and families understand the full cost of their education options and how much they may need to save to support those choices.
Many people are intimidated by investment programs, but they can be powerful tools for planning for the future and maximizing personal earnings and finances. By understanding the benefits of saving with IDeal, families also learn about investing and what investment options best suit their needs. At IDeal, they make saving easy, and IDeal account owners don’t need in-depth experience or knowledge of investing. They can choose which investment option works for them, including low-risk FDIC insured savings as well as a time of enrollment option, which lets savers “set it and forget it.”
Starting an account is simple. You just need the account owner and beneficiary’s social security numbers. Then, visit IDSaves.org, choose an initial contribution amount (as low as $25) and a payment method, and choose an investment option.
IDeal also has an employer program, which can help employers recruit and retain talent. The program is free and simple to set up and provides a range of incentives to employers and their staff including:
• Payroll Direct Deposit: This no-cost feature enables employees to save automatically after taxes — with a $15 per paycheck minimum.
• Employee Tax Deduction: Employees who contribute to an Idaho 529 are eligible for a state tax deduction of up to $6,000 for single filers — or $12,000 for couples filing jointly — per year.
• Employer Tax Credit: Employers who contribute to an employee’s Idaho 529 can earn a 20 percent state tax credit up to $500 per employee per year.
As Idaho’s official 529 program, IDeal’s goal is to encourage all Idahoans to achieve, excel and pursue their education and career dreams. IDeal staff is available to answer questions and assist you in getting started. Reach out today to learn how IDeal can help.
Northside & Breakfast School Bed
WHERE HISTORY MEETS HOSPITALITY
Discover the charm of Northside School Bed & Breakfast, a beautiful 112-year-old brick building standing proudly on the North Hill — with a beautiful view overlooking the Kootenai River, downtown Bonners Ferry and the picturesque Cabinet Mountains — where history and hospitality collide.
Today, the historic building remains largely intact and unchanged, but its classrooms have been transformed into suites and its desks exchanged for beds. Photos of former students dot the walls; original chalkboards hang in several guestrooms, and streams of natural light flood through each room’s floor-to-ceiling windows.
Northside is no longer governed by a school administrator — although guests can stay in the old principal’s office — but rather run by a hospitable, three-generation family — Frank and Jerri Duarte, their daughter and son-in-law Corina and Eric Johnson, and their four grandchildren, Cheyanne, Abigail, Bjørn and Bradley. They are a tight-knit family, and that bond often extends to their guests, who they love to meet and interact with.
“We’ve been told by guests that they feel like part of our family,” Corina acknowledged. “And it’s because we are a big family, and we try to treat [our guests] like family.”
Built in 1912 and opened in 1914, the North Side School served the Bonners Ferry community as a place of learning for nearly a century before it closed in 1990. A year later, locals Jim and Ruth Burkholder purchased the building for the purpose of turning it into their family residence.
In 1992, the Burkholders had Northside School listed on the National Register of Historic Places. The couple lived in the building — and even ran a small museum in its basement, according to information Corina learned from some locals — for a decade and a half before selling the property to retirees Ruth and Gene Perry.
by CHRISTIAN WEANERRuth attended Northside School when she was a student and Gene, a former architect in San Francisco, had the vision to transform the building into a bed and breakfast. After three years of construction that included adding several amenities like an elevator and outdoor swimming pool, Northside School Bed & Breakfast first opened its doors in 2007.
The Perrys successfully ran the bed and breakfast for more than a decade, before selling the business and property to Oregon natives Frank and Jerri Duarte in 2018.
Knowing the undertaking that managing the bed and breakfast would be, Frank asked Eric and Corina to move their family to Bonners Ferry and help run Northside. In March 2019, the business re-opened under the new ownership, and the Duarte-Johnson family hosted their first guests on Easter weekend that April.
One priority for Corina and her family over the last five years has been to incorporate historical elements from the school and town into the accommodation. “We are putting the school back into it,” Corina emphasized.
All the rooms are themed after school subjects, photos of students who went to school at Northside hang in the hallways, and the original school bell sits in the entryway of the building.
The Duartes and Johnsons love meeting each guest who visits, striking up conversations over the breakfast table or in the common areas, and guests often leave feeling like they got to know the town and its people in a special way.
“I think that’s really cool,” Corina reflected. “Because people come here [to Bonners Ferry] and a little piece of it goes with them.”

Red, White and Blue, this fair is for you
The Boundary County Fair, a beloved tradition in Bonners Ferry, is gearing up for another exciting year under the guidance of first-year fair manager Jaycee Atkins. Jaycee, a seasoned 4-H leader and co-chair of the Boundary County Livestock Association, brings a deep-rooted passion for community and agriculture to her new role.
Growing up in Bonners Ferry, Jaycee was no stranger to the fair. Her childhood memories of the fairgrounds are now intertwined with her own family's experiences as they eagerly anticipate the annual event.
"There was never a doubt in my mind, my kids would be in 4-H and live this lifestyle as well," Jaycee shared, highlighting the intergenerational legacy the fair fosters within families.
As fair manager, Jaycee faced a steep learning curve, having taken on the role in March. Despite the challenges, she has worked tirelessly to ensure that this year's fair is a resounding success. Utilizing resources like the Rocky Mountain Fair Association
by CHRISTIAN WEANERIt is a pride and joy that we all get to showcase the things that we do on our homesteads.
and various social media platforms, Jaycee has curated an exciting lineup of events and entertainment for fairgoers.
This year's fair theme, "Red, White and Blue, This Fair is For You," sets the patriotic tone for the festivities. Sadee Burt and Natalie Feuerstein, winners of the fair book cover and T-shirt design competitions respectively, have added their creative touch to the fair's visual identity.
Entertainment highlights include performances by local bands Buffalo Speedway and Copper Mountain Band. Additionally, a 9-hole mini golf course will be available for family fun on Thursday, Friday and Saturday during fair week.
For Jaycee, the fair is more than just a week-long event; it's a culmination of community pride and hard work.
"I feel like a lot of people take part in this fair, and it is a pride and joy that we all get to showcase the things that we do on our homesteads," Jaycee reflected.
The fair relies heavily on volunteers, and Jaycee encourages community members to get involved. Accurate Northwest & Northwest Autobody
Three shops ready to serve you for all your auto collision repair needs
by JILLIAN CHANDLERWhile brothers Eric and Cory Donenfeld were growing up, they witnessed their dad, Mel Donenfeld, treating his Northwest Autobody employees, as well as his customers, like family. Opened in 1976, Mel strived to continuously attract repeat customers while winning over new residents – paired with exceeding their expectations.
Since first opening nearly five decades ago, the original shop on Michigan Street in Sandpoint has been expanded five times, with the company opening its second shop in Ponderay in 2012. Eric and Cory purchased the business from their father in 2015, continuing the legacy he proudly built.
In 2023, Eric and Cory purchased Accurate Collision in Bonners Ferry from Vern and Kay Burdick. Also established in 1976, the couple built it up to be the best shop in the Bonners Ferry market. After Vern’s passing, Kay did an “exceptional job” running the business with great employees and loyal customers.
“We had a personal and professional relationship with the Burdicks and admired what Kay had done,” Eric reflects. “We also let her know that if / when she wanted to retire, we wanted to talk. We purchased the business late last year.”
Upon taking ownership, Eric and Cory merged the name of Northwest Autobody with Accurate Collision to create Accurate Northwest. “We wanted to make the transition to new ownership easier on the public but also wanted to share that there was a change made. It has been great! Kay’s loyal customers keep coming back, and we keep attracting more customers all the time. Things couldn’t be better!” smiles Cory. “We have an experienced manager, Casey Gannon, who had been driving from Bonners Ferry to Sandpoint for quite a while, so he was happy to have a new shop four blocks from his home.”
At Northwest Autobody and Accurate Northwest, they specialize in collision repair, employ some of the best painters in the business, and provide free estimates and advice! When an accident occurs, they know that people want to be treated in a friendly, professional manner – and that’s what their customers can expect when working with Eric, Cory and their team. They keep their customers informed on the progress of their vehicle throughout the week and encourage them to drop in at any time. “Every employee is empowered to do whatever it takes to make the entire repair experience go as smoothly as possible,” Eric adds. In addition, they work with every insurance company and also people who prefer to pay out of pocket.
The shops have established themselves as leaders in their markets not only because they hire and retain the best, most skilled employees who continue ongoing training, but each location is equipped with state-of-the-art equipment. In addition, Eric and Cory believe in treating their employees and customers like family – just as their father did before them.
Word of mouth and the company’s reputation for doing the job right have led Northwest Autobody to being voted Best of Bonner County for 23 years running, and the brothers truly appreciate it when customers go out of their way to compliment them on a repair and / or experience with their shop. “Nothing feels better than when a customer raves about their experience with us,” says Eric. “It feels great knowing that we have repaired a vehicle and gained a friend. It is also fun to see the vehicle we started out with and the fully repaired version coming out of our shop.”
The Donenfelds feel blessed to live in North Idaho, where they can raise their families, provide a needed service, and find enjoyment and entertainment just steps away. “Montana and North Idaho residents are just awesome, and it is a pleasure to work with people who have chosen to embrace quality of life here,” states advisor and manager David Keyes. All employees are heavily involved in their community as well. “We are huge supporters of our community and try to help where we can. We have lived here our whole lives, and with that comes an appreciation for local nonprofits, education and anything to do with youth,” notes Cory.
If you’re looking for an auto repair center here at home that’s locally owned and operated, then look no further than Accurate Northwest in Bonners Ferry and Northwest Autobody in Sandpoint and Ponderay. And … be ready to make some new friends.

17th Annual CHAFE 150 Gran Fondo
A scenic ride in the Northwest
by JILLIAN CHANDLERRide at this year’s CHAFE 150 Gran Fondo in beautiful Sandpoint, Idaho! Organized by the Sandpoint Rotary Club, the ride offers 150-, 80-, 40- and 25-mile road rides and 55- and 75-mile gravel routes. There is also the family fun ride for everyone of all ages to enjoy. There are food and drink stations along the routes, as well as mechanical and medical support. The after-ride party, held on the shores of Lake Pend Oreille at City Beach Park from 2 to 8pm, concludes the day and includes prizes, food, a beer and wine garden, and music. Riders, their friends and family, and the entire community are invited to attend. This year’s ride is scheduled for Saturday, June 15.
Riders begin in Sandpoint with a hearty breakfast or morning snack. The 150-, 40- and 25-mile rides start and finish at City Beach Park. The 80-mile ride starts in Sandpoint with breakfast, and then riders and their bikes are bussed and moved to Troy, Montana, where they join the second half of the 150-mile route. The 55- and, new this year, 75-mile gravel routes start with breakfast in Sandpoint, then riders and their bikes are bussed to Clark Fork, Idaho, for the start of the ride. “All rides are timed to start so that the majority of riders finish at the same time in Sandpoint for the after-ride party," notes Mel Dick, Sandpoint Rotary
