SAFETY & THE RENTED HOME Letting your property can be a complex matter, here at The Lettings Bureau we aim to make the process run as smoothly and trouble free as possible. Here we have answered some frequently asked questions we regularly hear from prospective landlords to give you more of an idea of what we do as agents; What references do you take on prospective tenants? We employ a credit referencing agent who will carry out a full credit check and background search on each applicant over 18, and who will also contact the named employer and current landlord (where applicable) to obtain a reference from each. Where do you advertise the property? We take a full set of quality photographs to assist with marketing your property, and list it on our website along with both the rightmove and zoopla sites. It is also displayed in our dedicated lettings office and included in the list sent to local employers.
Do you carry out property visits while the property is let? We employ a member of staff who carries out regular property visits on all let property under our management. A report is then sent to yourself, as landlord, for your records and any problems or maintenance issues dealt with.
Do you provide a tenancy agreement? Yes, we initially draw up a six month assured shorthold tenancy agreement which is signed by all parties, including the guarantor if one is required.
Are you a member of a professional body? Yes, we are member of ARLA, the Association of Residential Landlords, so we comply with the professional standards outlined within the ARLA Byelaws and Code of Practice, demonstrating our dedication and commitment to high standards in Letting Agency.
Do you take a deposit? A deposit is taken on the day the tenants sign the tenancy agreement and collect the keys. This is then registered with, and protected by, the Tenancy Deposit Scheme, with a certificate being provided to the tenant for their records. A detailed inventory and schedule of condition is compiled and signed by the tenants on move in, and this is what is used when we carry out the final check of the property when the tenants vacate.

Isabel and Mark Spencer explain how Robert Pallant Designs gave their new kitchen the wow factor.
A
Poulton couple turned to Robert Pallant Designs for a second time to design and fit their new kitchen. When Isabel and Mark Spencer decided to move to a new home in 2010, their first task was to extend the kitchen area, and as smart shoppers they decided to collect quotes from a selection of different companies. “We’d used Robert Pallant before on a previous kitchen and his work was fantastic, but we thought it wise to shop around to see what else was on the market. When it came down to it, Robert’s
design and quote were far superior. Robert was the only designer who took our ideas and developed them using his expertise. The others simply recreated them,” said Isabel. Working with a monochrome colour palette in black and white high gloss with a large island unit, a white Corian worktop and a stunning floating glass-backed breakfast bar in star galaxy granite, the couple’s kitchen creates a real wow factor, making it the highlight of their beautiful home. But as enjoyable as the design process was, it wasn’t without its complications. Isabel explained: “Mark had his heart set on handleless units, but with high gloss black cupboards, I had concerns about finger marks. Robert presented us with a solution in subtle grip-ledge stainless steel handles, which look great and make maintaining the kitchen’s shine a whole lot easier. “We also had an issue with the placement of the extractor fan due to the fact that a skylight meant
we couldn’t place it on the ceiling. Robert suggested a downdraft extractor, which not only solved the original issue, but also made it so that we can see out into the garden whilst cooking.”

Lancaster Bulldogs This year has been a fantastic time for the Lancaster Bulldogs raising over 10k to purchase much needed equipment with the completion of the 12 hour KRANKcycle spinathon back in July. This has enabled us to purchase some new wheelchairs, basketballs and a portable basket that can be used for the Juniors and also to take into schools as part of the Schools Disability Scheme.
This wasn’t the last of it, both Shaun and Andrews wives had completed different assault courses this year as well. Obviously this would be the most challenging and difficult adventure anyone could take on, but in wheelchairs this would seem to be impossible! Having the ‘can do’ attitude Shaun persuaded Andrew that this was the ultimate adventure they could undertake. So Simon Cranston put us in contact with the team from Born Survivor to enquire as to whether or not they would let us take part. There was no hesitation at all! For those who aren’t aware of what this isThe Ultimate Military Obstacle Course Born Survivor is not a race - it is a test of character, teamwork and valour. The mission is to push yourself to the limit tackling the ultimate military obstacle course designed by British Royal Marines Commandos. We will be put through our paces as we stampede in our wheelchairs over, under and through a series of military style obstacles set in 10k of brutal & unforgiving Lake District terrain. Do we dare take on this adventure and display courage, determination and a stiff upper lip to beat the challenge, OF COURSE! .We will be putting a team together to help us as we will be crawling swimming, dragged, pulled and pushed throughout this challenge in our WHEELCHAIRS! Never leave a Soldier behind - that’s the British Army way - also the Born Survivor way. Born Survivor is not your average trail run. This will be tough. This will be a test. This may break us. We will need to be physically fit and mentally prepared to cope with the challenges and endure the suffering. Expect mud, expect hills, expect water, don’t expect gimmicks - this course is the sort of challenge the British Army face in their training every day. Ingredients
Preparation
400g linguine or similar 150g clams, cleaned and scrubbed 250g broccoli White wine or fish stock 4 cloves of garlic, finely chopped or crushed 1 small bunch of parsley, roughly chopped 1 small bunch of coriander, roughly chopped 1 red chilli, deseeded and finely chopped 2 tablespoons of olive oil Salt and pepper Parmesan to finish
1. Cut the broccoli into florets and cook for 3 minutes in boiling salted water. Blanch immediately in cold water to stop them from over cooking. 2. Steam the clams in a little water, wine or stock for 5 to 10 minutes or until their shells open. Drain well. 3. Sauté the garlic, coriander, parsley, chilli, broccoli and clams in the olive oil with a little white wine in a frying pan. Add salt and pepper to taste. 4. Meanwhile cook the pasta 'al dente', so it is tender but still has a little bite. Drain but keep behind a little of the pasta water. 5. Add the cooked pasta to the broccoli and clams (add a little pasta water if necessary) and sauté briefly to allow the flavours to mingle. 6. Sprinkle with grated parmesan to taste.

Disabled Children’s Charity Awarded Children In Need Funding For Youth, After School and Holiday Clubs Local disabled children’s charity, Unique Kidz and Co, is celebrating after hearing that it has been awarded over £75,000 by Children in Need. The funding will start from April 2014 and last three years and will be used to pay for current and new staff.

Top of its list are mobile hoists and changing tables, children’s chairs and tables, cupboards, a cooker, a fridge and indoor and outdoor play equipment.
Caroline Costello, Development Manager at Unique Kidz and Co says, “The Award from Children in Need is a fantastic endorsement of the work we do with disabled children in the local area. The fact that this is the second time that Children in Need has supported us shows how highly our services are valued.”

The funding will be used to pay for current play workers in the after school and holiday clubs offered by Unique Kidz and Co and will also be used for staff needed for a new weekly Saturday Youth Club which the charity plans to run from its new building when it opens in April next year. Caroline continues, “We are very excited that with the Children in Need funding we will now be able to expand our services to disabled children and young people to the weekends. We know from parents that there is a need for activities for disabled children at weekends. Many of these children and young people feel isolated because they have so few social opportunities so we are aiming to offer a wide range of enjoyable, social activities for them.” To celebrate their funding success on Children in Need day, the children at the after school club did activities based on a ‘Show us your Spots’ theme including decorating fairy cakes with spots, spotty face painting and dressing up as Pudsey Bear. Last month, Unique Kidz and Co launched its ‘Kit it out for the Kidz’ campaign to raise funds to kit out its new purpose built centre

Unique Kidz and Co was founded in 2009 by Jane Halpin, from Bolton le Sands and Denise Armer from Warton; both are parents with disabled children. The charity has grown rapidly and now supports over 140 children in the area as one of very few providers of specialist holiday and after school childcare for disabled children in North Lancashire and South Cumbria.

FUN FOIR THE WHOLE FAMILY The Centre @ Halton has recently announced its programme of events for 2014, and this will include a Children’s Nearly New Sale, Bon Giovi tribute band, Spot On Lancashire performances and a Ceilidh evening. And in the early spring there will be a great Family Fun Night at the Centre on Saturday February 1st from 6.30 to 11pm. The night will be hosted by well known entertainer and compere Kyle Oram. There will be games for the whole family, snacks, a disco and a bar. It will be lots of fun. Tickets purchased in advance will cost £3 for adults and £2 per child, or £4 for adults and £3 per child on the door. Children under 14 must be accompanied by an adult. Any funds raised will contribute the ongoing refurbishment and upgrades to The Centre. Tickets will be on sale just after Christmas and can be purchased from the Coffee Shop in the Centre or on the phone to the Centre Manager at tel: 01524 811316 or from Halton Village Newsagents. As with previous events we are expecting tickets to sell quickly so to avoid disappointment families need to purchase their tickets soon.
