don’t move
improve! TV property expert Phil Spencer talks about his partnership with Kirsty Allsopp and offers his top tips for home improvements and adding value.
T
hey're the yin and yang of property experts, with Phil's down-to-earth practicality and Kirstie's bubbly and effortless ability to bond with couples seeking homes on Channel 4's two hugely successful series, Location, Location, Location, and its successor, Relocation, Relocation.
"We're a bit like brother and sister because we know each other extremely well now," says Phil, with a smile. "We know what makes the other tick, how to wind each other up, and all our bickering and teasing is totally genuine. What you see on the programmes is what we're like off screen. "I'm practical, good on the structural aspects and get a buzz out of the buying deals. Kirstie's excellent at the architecture, interiors and getting inside people's heads and relationships. We complement each other well."
“
the property market has been battered by the recession, and as a nation we've been forced to rethink our attitude to homes
”
Now, the mantra's "don't move, improve" and Phil not only welcomes the change in approach, but has put together a new comprehensive guide called Adding Value To Your Home.
"The market isn't going to race away as it once did. It will rise – but probably only around three to four per cent a year, so adding value will be key."
Follow Phil's advice on improving your home...

property Extensions and lofts
"A well-thought-out extension can feel like you've created a completely new house. But think through your plans carefully so that you know the result will give you a practical, usable area and, if it's a kitchen extension, it doesn't overwhelm a garden." Normally, he says, a skilful extension can add about 10-15% to the value of the home, while a loft, which can cost between £10,000 to £40,000, could potentially add between 15 and 20%. But, he advises taking into account that storage space will be lost, and installing a staircase to access the loft will encroach on the floor below.
Phil's budget tip: If there's no money for large projects, make better use of your space. Re-organise rooms, knock down internal walls to create a better flow between rooms, and make practical improvements, perhaps by installing a downstairs toilet in an under-stairs space. New central heating is generally guaranteed to leave the homeowner with a profit when they sell, While it can cost between £1,000 and £3,000 to install, the value added can be as much as £5,000.
Kitchen magic
Bathrooms
"Branded kitchens go in and out of fashion, so be careful what you choose," he warns. "You don't want buyers dating your kitchen by the colour or style of the doors, so opt for classic designs and easy-on-theeye colours."
"A bathroom is a job most people don't want to do themselves, so it's always a relief to see that it's done when you're viewing a house," says Phil. "Unless you're a Seventies aficionado, ripping out that avocado suite and wildly colourful tiles might be advisable!"
And, as the fashion is for a kitchen to be the multi-functional 'heart of the home', he believes it doesn't make sense to stint on appliances, worktops and tiles.
The majority of people spend around £7,000 on a kitchen, and agents estimate it can add around 5% to the value of a property. "A good kitchen does sell a house faster. Estate agents tell me that women buyers put the kitchen at the top of the property wish list. But getting the layout right is crucial, so concentrate on putting appliances in the right place and having properly planned storage space."
A skilfully revamped bathroom can add up to 10% to the value of your home, according to estate agents. Phil estimates the cost of replacing an average bathroom as £1,000£4,000. Take inspiration from hotel bathrooms and adapting some of their stylish ideas such as a bath with taps in the middle instead of one end, or double basins. Use large tiles in a cramped bathroom to give an illusion of more space, and under-floor heating to free up the walls. Ongoing upkeep and maintenance is crucial, as if you want to sell at a later date, few buyers will be interested in a property that looks as though it will be costly to repair and patch up.
Phil's budget tip: "You can really add value if you splash out on quality tiles, lighting and cabinets. Adding big mirrors will also make a small bathroom appear bigger," Phil's budget tip: If a revamp is he says. Even spending a small out of the question, simply change amount, from £500 upwards, can doors on units, add new handles add at least 3% to the value of a and perhaps a new worktop. home, according to mortgage Employ a carpenter for a quality finish. Update light switches, replace lender, GE money. A heated chrome towel rail, starting from around about worn flooring with tiles or stone, £50, is a smart accessory. and de-clutter surfaces.

basic breadmaking Everyone likes fresh bread, and with supermarkets' bakeries failing to do little more than heat up their loaves, isn't it time you learned how to do it properly? Try some of these delicious bread recipes...
Fruit loaf (Makes 1 loaf) 350g strong white (bread) flour 3/4tsp easy-blend (active dry) yeast 2tsp sugar 3/4tsp salt 1/2tsp ground cardamom or zest of 1/2 lemon 55g stick butter, melted and cooled slightly 1 egg, beaten 150 ml milk, warmed 100g currants 55g sultanas (golden raisins) 2tbsp dried cranberries 1tbsp candied orange peel Place all the ingredients except the fruit in a large bowl. Mix to moisten the dry ingredients and knead thoroughly until smooth and supple. This may be done either by hand or using a mixer fitted with a dough hook, to make a soft dough. Bring the dough together in a ball, then cover the bowl with clingfilm (plastic wrap) or a damp tea towel (dish towel), and set aside in a warm, draught-free place until doubled in size. Meanwhile, rinse the currants and sultanas in hot water. Drain the fruit, then pat dry with paper towels and leave in a warm place with the cranberries and orange peel until needed. Knock back the risen dough and transfer to a lightly floured surface. Knead the fruit thoroughly into the dough. Roll or flatten the dough into a rectangle that is as wide as your tin is long, and about 1 cm/ 1/2in thick.
Roll up the dough, starting at a short side, and pinch the seam to seal. Grease the tin. Place the dough roll seam -side down in the tin and remove any loose fruit from the surface, or it will burn while baking. Cover the loaf loosely with lightly oiled clingfilm and leave in a warm, draught-free place until almost doubled in size. Preheat the oven to 200C/Gas Mark 6. Bake in the oven for about 30 minutes. To test, remove the loaf from the tin. Tap sharply on the top and bottom; it should sound hollow. Cool on a wire rack.

the
pice of life For those of you who thought that indulging in a chicken jalfrezi was more decadent than healthy, think again. Research has shown that curries can slow Alzheimer's and protect against cancer. Scientists explain why ahead of National Curry Week, November 21-27.
W
ith its steaming heaps of spices like ginger, turmeric, chilli and garlic, the nation's favourite dish can provide not only a tasty winter supper but a number of hidden health benefits as well. Research has found that curry ingredients have properties which may be able to help us fight off some of today's most prevalent diseases, such as Alzheimer's, thrombosis and possibly even cancer.
With National Curry Week on November 21 to 27, there's never been a better time to try out your favourite dish while reaping the health benefits. You can also help to do good, as the week promotes not only Indian cuisine but raises funds for international charities dedicated to eradicating hunger, malnourishment and poverty.

SUPPORTING OUR TROOPS! Every week we send parcels to our troops fighting on the front line in Afghanistan. These consist of various items (food, drinks, books etc) that have been donated by the local people, as well as a small toy or game. It is these that are passed onto the local children to help build the trust and friendship our troops are desperately trying to establish with them. So in this time of fear and distress, help put a smile, not only on the faces of our brave lads & lassies, but also on the faces of the local children that are caught up in a war they are too young to understand, and don't even want. HEALTH Turmeric
Ginger
The yellow spice that gives curry its colour, turmeric has long been used worldwide as an antiseptic, antiinflammatory and antibacterial agent, thanks to a chemical present in the spice called curcumin. Curcumin's medicinal properties are now also thought to be able to protect liver and kidney function, ward off Alzheimer's disease and even kill cancer cells. Recent research from the Cork Cancer Research Centre found that curcumin started to destroy oesophagal cancer cells in the lab within 24 hours, says Dr Sharon McKenna, who led the research. "Turmeric has long been used traditionally to treat antiinflammatory conditions, so we were interested in determining its chemo-preventative qualities," she explains, speaking on behalf of the Science: So What? So Everything campaign, which highlights the science behind our everyday lives, including the hidden health benefits of curry. "We found that it was very effective at killing off the oesophagal cancer cells - surprisingly more effectively than commonly used agents." Curcumin is already being used to treat arthritis and dementia, while research is also under way to establish its effect on pancreatic cancer, multiple myeloma and colorectal cancer. US researchers are also looking at a connection between curcumin and its ability to inhibit the accumulation of destructive peptides in the brains of Alzheimer's patients, as well as break up existing plaques associated with the disease.
Ginger is traditionally used to help digestion and reduce inflammation, as the root helps neutralise stomach acid. Effective at reducing nausea and vomiting in pregnancy, ginger may also reduce cholesterol if eaten in high doses and could reduce blood clotting, according to the British Nutrition Foundation. It may also help protect against bowel cancer. The main active component in ginger which gives it its distinct flavour, gingerol, has been shown in research to slow the growth of human tumours in mice. Scientists are now hoping to repeat that research in human trials.
Garlic
Perhaps the best known ingredient in curry, garlic contains a chemical called allicin, which works to dilate the blood vessels and lessen the chance of blood clots, thereby reducing the risk of thrombosis. Research has also linked garlic to a reduced risk of colorectal cancer, says Lisa Miles, senior nutrition scientist at the British Nutrition Foundation. "The World Cancer Research Fund issued a comprehensive report on diets and cancer risk, and one of the conclusions was that garlic was linked to a decreased risk of colorectal cancer," she says. "This is due to a compound present in garlic called allyl sulphide, Chillies raise the heart rate, increase perspiration and release endorphins due to capsaicin, a substance which which has an inhibitory effect on cancer cells and gives chillies their 'heat'. I
t's more than 20 years since I took out a third and final endowment policy which guaranteed to pay off part of the mortgage for my wife or myself, in case either of us was hit by a bus - and I haven't followed its progress very closely.
As my policy - moved from Scottish Amicable to Prudential in 1997 – pays only £11,000 in the event of death, I wasn't too worried when the endowment mortgage scandal broke in 2002. After all, the Pru is one of the more successful providers of with-profits policies which hold a range of assets, shares, bonds, property and fixed interest securities to protect and grow savers' money through the worst financial storms.

Insurers mostly blame the plunge in inflation for this collapse in endowment payouts. Policies maturing today were sold in the late 1980s, when inflation was roaring and financial advisors told customers their funds could grow by 10% a year. But the wretched performance of my fund has huge implications for many near the end of mortgage repayments. Around 4.9 million of the 11 million mortgage endowments originally sold are still active, many with customers who chose interest-only monthly repayments on the assumption their endowment would eventually pay off their outstanding debt.

Appropriate premises were purchased in the 1990’s and a complete Funeral Service consisting of Chapels of Repose, private interviewing rooms, offices and accommodation for a resident Funeral Director were made available. Having a resident Funeral Director and Funeral Arranger has resulted in offering a 24 hour a day service to the local community.
Said Steve, “Our past experience of helping families of all races and religion with funerals including National and International Repatriations is always available at Station Road, whether it is through advice or assisting with any queries that may occur. Between Poulton and our Blackpool Offices Box Bros. Ltd can be beneficial to families regardless of distance and needs”.
To maintain the high standard of service offered, Funeral Operators with the necessary qualifications are essential. Steve Nicholls and Sandra with nearly 30 years

Millions of policies sold in the late 80s and early 90s are now known to have underperformed miserably
up", so it matures with a smaller sum. Before doing so, they should ask their insurer what penalties and charges this course of action involves.
"The UK's largest insurer, Aviva, said that almost 90% of its mortgage endowments were in the 'red' zone, with a high risk they will not pay off the home loan they were bought to cover."
One other possibility, of course, is to consider action against the provider, though many policy holders think they are 'time barred' from making a complaint.

Danny Cox, a financial advisor at Hargreaves Lansdown, says: "The problem is that with-profits providers have been applying bonuses at too generous a rate, compared to the actual underlying asset value of their funds."
In theory, they could also try to sell their policy on the TEPs (Traded Endowment Policies) market, although as Cox says: "There may be a question as to whether anybody actually wants to buy one."
This bar is generally applied when three years have elapsed after the provider first warns a policyholder, with a red warning letter, that their policy is likely to leave a shortfall on their mortgage repayment on maturity. However, Bowyer thinks that policyholders who only recently received a first red warning letter might "have a window" in which they can apply for a refund on the grounds that they were mis-sold.
"As terminal bonuses are cut back, or cancelled altogether on the so-called zombie funds like Scottish Mutual, the probability is that somebody with a policy maturing today gets a larger sum than another policy maturing in a year's time, though the second policyholder has to pay in more money."
Typical grounds for complaint is that policyholders were unaware their investment was subject to stock market risk, or that they were never warned about a potential shortfall.
Cox's advice to endowment policyholders, like me within sight of their maturity date - is to stick at it, unless they desperately need cash for other things.
Other policyholders might pursue their own complaint firstly with providers or subsequently with the Financial Ombudsman.
"Things could look brighter four or five years from now", he says.
There are signs, too, of growing official disquiet. The Financial Services Authority (FSA), the Government's City watchdog, warned that it expected "all firms to raise their game in this area... to ensure all policyholders are treated fairly."
"Markets could pick up, the sense of doom in the global economy could lift. Terminal bonuses, at least, might affect some sense of recovery." If endowment holders do keep paying, the yearly sum added to their policies could be a fraction of what they pay in. But at least there is a chance of a terminal bonus.
For the moment, it seems, mortgage endowment holders have little option but to keep paying... and keep hoping.
Alternatively, they can cash their policy in with the provider, losing any chance of a terminal bonus and possibly seeing their lump sum cut by the market value reduction (MVR).
Insurers mostly blame
the plunge in inflation for the collapse in endowment payouts They can also stop payments and make the policy "paid

5 SERIES SALOON
THE BMW 5 SERIES
IS AN IMPRESSIVE BLEND OF PERFORMANCE AND ECONOMY. THE SUITE OF EFFICIENT DYNAMIC TECHNOLOGIES PLUS A SAVING ON TAX FROM REDUCED CO2 AND VED RATINGS ENHANCES ITS APPEAL.
H
opefully it's more than a happy coincidence that, since the launch of the 5 Series back in 1972, BMW has shifted roughly 5.5 million cars up to and including its fifth generation model. All the fives - nice. The mid-size executive is a big deal for BMW. A staple breadwinner for the firm, there's a lot riding on the fortunes of this new sixth generation model. And you can't mention the 5 Series without talking about the previous car's looks. 'Flame surfacing', the concept promoted by the now departed chief designer Chris Bangle, divided opinion. It's not a feature of the new car. What we have instead is a more cohesive look that complements the recently revised and all-new 3 and 7 Series models respectively. BMW has rightly identified that cultivating a broad appeal is key to success in the hugely competitive executive market. This new, more sculptured and detailed design adds some welcome substance and road presence without potentially alienating buyers. And

the car's proportions look right, which helps when you're looking at what is a large vehicle. This size translates into plenty of cabin space fore and aft. Although very much a car that is expected to be driven - Ultimate Driving Machine and all that - people will also sit in the back and be driven by someone else. We've come to expect considerable year-on-year improvements from BMW when it comes to performance, economy and emissions, and with this latest 5 Series the German car maker doesn't disappoint. With the firm's suite of Efficient Dynamics technologies playing an important role, buyers opting for the popular diesel-powered variants should see useful tax savings through reduced CO2 and VED ratings. There's even an engine stop-start feature for the 520d. While the lion's share of models will be the super-frugal 184bhp 520d, the 245bhp 530d test car demonstrated an impressive blend of performance and economy, almost making the petrol alternatives redundant.

MOTORING Facts at a glance Model: BMW 530d SE, from £37,100 on the road. Range from £28,165. Engine: 3.0-litre turbo diesel unit developing 245bhp. Transmission: 6-speed manual transmission as standard, driving the rear wheels. Performance: Maximum speed 155mph, 0-62mph 6.3 seconds. Economy: 44.8mpg. CO2 Rating: 166g/km.

Almost, because the 306bhp 535i model offers seriously enthusiastic drivers a chance to fully exploit the car's talents while being accompanied by a purposeful, growling soundtrack.
more like an XL-size 3 Series. If you wish to combine executive comfort and luxury with the ability to occasionally have some fun away from the corporate jungle, it's a surprisingly shrewd investment.
With more room inside the cabin plus a general upgrade of the standard equipment, both the creature comforts and safety kit, there are also more clever optional items to choose from. But you no longer have to dip into your savings for leather upholstery, as that's now standard along with a very nice audio unit, Bluetooth connectivity for your phone, parking sensors and cruise control.
Overall, then, the evolutionary path of BMW's 5 Series continues to impress. Despite the general trend for the dumbing down of the driving experience in some corners of the market, the sixth generation 5 Series cleverly combines a stylish and recognisable exterior with a spacious and classy interior plus retains the car's underlying selling point - the ability to entertain the driver.
The key optional highlights include an eight-speed automatic transmission, which replaces the default sixspeed manual item. Smooth, predictable and available with steering wheel paddle shift controls, this is likely to be the gearbox of choice for many buyers. It'll even lowers the car's CO2 rating a fraction into the bargain.
Factor in the steps made to improve the engine range in terms of performance and economy, and the 5 Series is the rational purchase you can make with your heart.
Computerised suspension offering different settings depending on your mood and the prevailing conditions reinforce the car's sporting character, while the variable rate 'active' steering delivers greater precision at speed without you having to saw away at the wheel. The four-wheel steer component enhances the car's agile nature by instructing the rear wheels to turn - only a couple of degrees, mind - to boost cornering ability on twisty roads, motorway lanechanging and urban manoeuvring. Of all the various add-ons, this rear-wheel steer business really does make a positive difference. On the open road the big BMW no longer feels, well, big. It's
