property Hallway solutions: Colour and pattern are now essentials for successful rooms, and a hall could be an easy place to start experimenting with decorative papers.
Stage a floor show Think flooring before walls as it has a dramatic effect, especially in a hallway where the eye is naturally drawn downwards and to the key feature - usually the stairs. "Don't rush into a flooring choice," advises Maflin. "Mistakes can be expensive and it is more costly to change than paint or wallpaper. Generally, I'd use the same flooring for hall, landings and stairways as this will give continuity to the scheme." Hallway solutions: Poseurs would love their own 'red carpet' and Fun On The Floor has a classic, a Balta Christchurch Twist in True Red, £29 per square metre.
Let it shine Lighting sets the mood in halls, says expert Sally Storey, design director at John Cullen. "Often hallways are narrow and can look dull but you can overcome that by featuring an oversized lantern or chandelier. Do ensure though that the light levels can be altered by having it on a dimmer switch," she advises.

Wonder walls Skinny, narrow, short or square: Rather like figures, hallways come in all shapes and sizes. But just as we use clothes to make the best of our appearance, paint and colour can also do a lot to 'trick the eye' and appear to alter the shape or size of this space. In a dark hall, for instance, enhance the light by using gloss paint on walls. Alternatively, bring a lofty ceiling down a peg or two by painting the area above a picture rail a warm shade, one which is darker than the walls below.
Stunning storage
One of the easiest ways to add razzle-dazzle in a hallway is with a striking piece of furniture, from a wooden chest to a slim console table, and hanging a mirror above it will further enhance it.

GOURMET STYLE Gordon Ramsay protegee, chef Jason Atherton, explains how to create wonderful gourmet meals on less than a fiver.
T
he Michelin-starred Maze restaurant in London is not exactly the go-to place for budget dining. As one of Gordon Ramsay's successful restaurants, its well-heeled clientele pay around ÂŁ50-60 per head to savour executive chef Jason Atherton's heavenly fare. But even in tough economic climes, Atherton is convinced that eating cheaply and eating well are not mutually exclusive. With entertaining at home becoming increasingly popular, Atherton is on a mission to make cheap food "exciting, beautiful and delicious". "I wanted to prove that you could go to a supermarket and spend ÂŁ10 for a twocourse restaurant-quality dinner for two," he explains. Try these spring recipes from Atherton's book:
Jersey royals with avocado, smoked trout & horseradish cream 4 Jersey royal potatoes, cleaned sea salt 2 thyme sprigs 2 garlic cloves, peeled and crushed 1 tbsp white wine vinegar 3 tbsp olive oil 150g smoked rainbow trout 1 avocado Juice of 1/4 lime Horseradish cream: 1 1/2 tbsp double cream 1 tsp horseradish sauce, or more to taste Garnish: 4-5 radishes, sliced dill leaves Small handful of pea shoots or baby salad leaves Olive oil, to drizzle
Serves 4 as a starter
For the potatoes, bring a pan of well -salted water to the boil with the thyme and garlic added. Add the potatoes and boil steadily until cooked through, about 7-9 minutes; test with a knife. Drain the potatoes and peel while still warm. Place in a bowl, cover and chill. In a small bowl, whisk the wine vinegar, olive oil and a couple of pinches of salt together to make vinaigrette. Cut the cold potatoes into 1cm thick slices, and to the dressing and toss gently to coat. Leave to marinate in the fridge for at least 30 minutes, up to 1hr.

For the horseradish cream, lightly whip the cream in a small bowl, then fold in the horseradish sauce. Cover and chill. Check the smoked trout for small bones, removing any with tweezers, then break into bite-sized pieces. Halve the avocado, remove the stone and peel off the skin. Cut the flesh crossways into slices, season with salt to taste and drizzle with the limejuice.

Sea bream
with tomato & corn salsa (Serves 4)
Pink peppercorn meringues with lemon & lime curd (Serves 4) Pink peppercorn syrup: 1 tsp pink peppercorns, cracked 1 vanilla pod 100g caster sugar Meringues: 100g egg whites (2-3 eggs, depending on size) 100g caster sugar 100g icing sugar, sifted
Toss the zest strips in a small bowl with the granulated sugar to coat evenly, then place on a tray lined with baking parchment and let stand until dry, about 15 minutes. Set aside.
Passion fruit syrup: 2 passion fruit 20g granulated or caster sugar 4 sea bream fillets (about 160g each), skin on Olive oil, for brushing & drizzling Sea salt and black pepper Salsa: 1 corn-on-the-cob, kernels stripped 3 tomatoes, halved and deseeded 1 avocado, halved, peeled and stoned 1/2 cucumber, trimmed 1/2 yellow pepper, cored & deseeded 1/2 red onion, peeled 1 spring onion, trimmed 1 garlic clove, peeled 1 green chilli, halved and deseeded Juice of 1 lime 4 tbsp olive oil 2 tsp chopped coriander leaves Rocket leaves to garnish Rinse the sea bream and fillets, pat dry with kitchen paper and check for small bones, removing any with kitchen tweezers. Lightly score the skin side of the fish fillets, using a sharp knife. Cover and chill. For the salsa, simmer the corn kernels in a pan of boiling water until tender, about 6-8 minutes. Drain, refresh, under cold running water and drain well. Tip the corn kernels into a large bowl. Dice the tomatoes, avocado, cucumber and yellow pepper; finely dice the red onion, spring onion, garlic and chilli. Add these ingredients to the corn with the limejuice, olive oil and coriander. Toss to combine and season well with salt and pepper. Cover and chill for 1 hour. Brush the fish fillets with olive oil and season well. Heat a griddle pan or the grill to medium high. When hot, add the fish, skin side down. Cook for 2-3 minutes on each side, depending on thickness, until just cooked through.
Lemon & lime curd: Juice of 2 lemons (save the zest) Juice of 2 limes (save the zest) 80g caster sugar 80g eggs (about 2 large), beaten 80g egg yolks (4 medium) 80g butter, diced To finish: 1/2 tsp pink peppercorns Zest of 2 limes (in long strips) Zest of 2 lemons (in long strips) 100g caster sugar 30g granulated sugar Preheat oven to 90 degree Celsius/gas 1/4 and line a baking sheet with baking parchment. For the peppercorn syrup, put the sugar and 200ml water in a small saucepan over a low heat. When the sugar has dissolved, increase the heat and bring to the boil. Split the vanilla pod lengthways, scrape out the seeds and add them to the sugar syrup. Mix the cracked pink peppercorns with the vanilla syrup in a small bowl; set aside. To make candied lime and lemon zest, bring a saucepan of water to the boil. Add the citrus zests and blanch for 1 minute, then drain. Repeat the process twice, changing the water each time. Put the caster sugar and 100ml water into a saucepan over a low heat and stir to dissolve the sugar. Increase the heat, bring to the boil and let bubble for a minute or two. Add the citrus zests and simmer for about 3-5 minutes until softened. Remove the citrus zest with a slotted spoon, discarding the syrup.

To make the meringues, using an electric mixer, whisk the egg whites with 2 tbsp caster sugar on high speed until thickened. Whisk in the remaining caster sugar; 1 tbsp at a time. Keep whisking until the meringue is stiff, shiny and holding firm peaks, about 4-6 minutes. Now, with a large spatula, carefully fold in the icing sugar a quarter at a time. Spoon the meringue into 4 mounds on the lined baking sheet, making a curling peak on top of each one. Dry in the oven for 40 minutes or until the other outer shell has just hardened. Take out the meringues and brush gently with peppercorn syrup. Return to the oven for another 1-1 1/2 hours until they are dry and easily peel off the paper. For the passion fruit syrup, scoop out the flesh and seeds from the fruit into a small pan and mix in the sugar. Simmer over a medium-low heat to dissolve the sugar, about 2-3 minutes. Pour into a small bowl and chill. To make the lemon and lime curd put the citrus juices in a heavy-based pan with the sugar. Dissolve over a medium heat, bring to the boil, then take off the heat. In a bowl, whisk the whole eggs and yolks together, then pour in the hot citrus syrup in a thin steady stream, whisking constantly. Return to the pan and place over a low heat. Whisk in the butter a piece at a time, then stir over the heat for 4-6 minutes until the curd thickens. Pour into a bowl, cover the surface with cling film to prevent a skin from forming a chill. When you're ready to serve, sprinkle with pink peppercorns and candied zest.

BEST WAY TO BUILD AN OLD-AGE NEST EGG Do bricks and mortar trump poorly-performing private pensions or low-rate ISA’s as a way of building a lump sum for old age?
I
n that remarkable period from 1996 to August 2007, when the Halifax average house price zoomed from £63,900 to £199,600, many savers became convinced that it was. For a while, pensions trailed in property's slipstream.
"While it is encouraging to see the total number of buyto-let repossessions remain a relatively small percentage of the market, our experience is that when landlords do get into trouble, debt levels become very unmanageable.
There is also something transparent about regular rental income which pensions lack. Council of Mortgage Lenders (CML) figures show buy-to-let mortgages increased from 3.5% of house purchase loans in 1999 to 28.9% in 2006.
"Our biggest debt cases are currently solicitors - again, in buy-to-lets - which goes to show even professionals can get it seriously wrong," he adds.
Since the housing-market peak in autumn 2007, however, sentiment has changed abruptly and confidence remains wobbly amid fears of a 'double dip' recession. Anyone who bought a home to earn income in February 2008 is facing a 12% decline in its value which has probably wiped out much of their deposit before they begin the task of finding a tenant with a secure income. Two huge shadows have fallen across the image of buy -to-let as a safe investment. First, the debt solution comparison site IVA.com confirms a sharp rise in the number of property investors seeking serious debt advice. It reports a 53% leap in the number of investors struggling to pay creditors. Typical debts, it says, ranged from £163,000 to £201,000 - in all reported cases those saddled with property debt were middle-class professionals with big mortgage arrears. IVA.com director Terry Balfour says: "We have seen a near meltdown in the buy-to-let market, with a combination of rental arrears caused mainly by tenants losing their jobs, void periods and high fixed rate mortgages causing serious problems.
But the biggest wake-up call is the warning from Fergus and Judith Wilson, the former teachers who built a portfolio of 700 rented homes in Kent worth around £225 million at the peak.
“Buy-to-let is absolutely dead and will never return” Mr Wilson told The Guardian. The couple are selling down their portfolio after coming under financial pressure when nearly 100 properties, nearly 13% of the total, were occupied by tenants failing to pay all, or part of, their rent in October 2008. The Wilsons were saved largely by the collapse of Lehman Brothers, which saw the Bank of England base rate slashed to 0.5% in March 2009. They now pay an average 2% interest on their massive loans, on a special deal with lenders who fear the huge portfolio will otherwise be dumped on their doorstep. If the base rate hits 3.5%, the Wilsons' vast mortgage repayments would exceed rental income.

finance Against this background, there may be limited interest in an 'exclusive' mortgage from leading brokers Charcol for new investors: fixed at 6.49% for three years, with an arrangement fee of £999 and loan-to-value limit of 80%, it is a marked improvement on the 75% limit which has been the norm for many months.
There are two standard options for small investors: either buy one property with the largest deposit possible, on a repayment mortgage, pay it off by retirement and take the lump sum profit.

"People also see property as a certain bet, assuming prices always go up. In fact, there are significant costs and void periods and because few can afford to buy a second property for cash - you are paying monthly interest on your loan as you approach retirement." Laith Khalaf also points out that investors still in work pay tax at 2040% on rental income, net of expenses and mortgage interest, while earnings on pension and ISAs are tax free. An HL analysis points out that nearly 183,500 buy-to-let mortgages were taken out in 2007, near the height of the market, representing £23 billion worth of debt. With the average age of first time buyers approaching 38, demand for private rented properties is soaring. The sector has grown from 2.1 million homes to 3.1 million since 2001. In any market, the best time to buy is when few other buyers can bear to do the same. Only the brave or, perhaps, the reckless, would swear that moment has arrived in buy-to-let.

THE HYUNDAI IX35 follows the trend for family crossovers that combine the practicality and sensible proportions of hatchbacks with the high-rise driving position of SUVs. It's roomy as well, with a smart and stylish interior layout.
A
poorly performing economy forces most of us to consider how we spend our cash, and it often only takes a quick scan through the direct debit inventory, shopping list or - for the particularly organised - monthly budget to see where 'swinging cuts' can be made. Sometimes, things don't need to be chopped at all. Instead, items can be replaced with a brand that offers better value. The same goes for larger items, including cars. Hyundai has had a better recession than most. Historically considered a value-for-money (aka budget) brand, the resulting badge snobbery has offered the Korean manufacturer little justice in the past. Of course, with budgets squeezed, the 'value brand' has been of considerably more interest to many it seems the 33,000 drivers who took advantage of the scrappage scheme to buy a new Hyundai found the quality to be up there with the big-name brands. This is a point driven home by the fact that, as used car market experts are nervously pointing out, many of the
drivers who purchased under scrappage don't intend to upgrade any time soon. Their new Hyundai is to see them right for a few years, with full advantage taken of the five-year warranty. A more emphatic recommendation is hard to find. Can 33,000 people be wrong? Probably, but judging from the quality of Hyundai's latest arrival, they certainly are not on this point.

Yet even the entry-level model gets heated front and rear seats, reversing sensors and Bluetooth amidst a long list. These elements are to be expected from an eminently sensible, value-for-money proposition, but the cutting edge styling is perhaps not. It's a struggle to find an angle from which the iX35 suffers aesthetically. Granted, it's not supercar exotica, but it's more than a match for its European rivals and a shape drivers can be proud to be seen at the wheel of - an important factor when considering the 'badge snobbery' issue. Inside, there's a similar appeal. Build quality is strong and the interior layout smart and stylish. An attractive set of dials greets the driver and there are obvious nods towards occupant convenience; the window and door mirror switches are angled towards the driver for example (a trend that appears to be to comfort in the modern era what damped grab handles were to comfort in the previous decade). It's roomy, too. Headroom is naturally very good, but legroom in the rear is surprisingly generous and the boot is not short of potential. The iX35 does not feel particularly wide however; three adults across the rear bench may find things a little cosy. The sensible dimensions pay off in terms of road manners, however. TV gardening guru Alan Titchmarsh loves pottering in his Hampshire greenhouse, which measures 8ft x 15ft, but advises green-fingered enthusiasts to think carefully about their needs before they buy. "Make it twice as big as you think you need, because however big a greenhouse you get you will fill it to overflowing. Buy the largest you can possibly afford and fit in," he says.
Don't forget to allow for hidden costs of a greenhouse, he advises. Installing electricity and water will make a dent in your budget, along with laying a path leading to the greenhouse. Things such as staging, propagators, watering systems and automatic vent openers, plus blinds, heaters and insulation will also rack up the costs. Of course, not all of us need a greenhouse. If you only want a few bedding plants you may be better off with a heated propagator on a windowsill indoors and a few cold frames. A heated greenhouse will give you a much bigger range of plants to grow, he says.
"My greenhouse is packed. I keep thinking I'll have to have a purge in spring and throw a lot out so I can do something new but it's difficult to find the heart to throw things away which are growing well."
"Try to get your heating sorted, preferably make it electric heating which is thermostatically controlled so you can save money on it. Even being able to keep the frost out will tremendously widen the range of plants you can grow in there."

If you want to grow ornamentals in your greenhouse, work out what temperature you can keep the greenhouse at and grow plants that suit that environment, rather than trying to match the heat to the needs of a variety of plants.

To keep an unheated greenhouse looking good, try to grow a succession of flowers, which will mean encouraging some plants to bloom a bit earlier than normal. Scented shrubs are great early flowerers. The hardy Daphne odora Aureomarginata, for example, produces pale purple-pink fragrant flowers naturally early in the year and even earlier if it's under cover. Other shrubs which look great in the greenhouse include mimosa (Acacia dealbata) and Buddleia asiatica. Investing in a greenhouse will allow you to experiment with seeds, grow more fruit and veg, take cuttings and widen the range of plants you grow.
