Lettings prices in London have struggled to grow significantly over the last few years but the forecast for the future is much more promising. We believe that growth of 4.5% in lettings prices over the course of 2015 is certainly achievable. Indeed this may then help some homeowners make the decision to rent their property out either for the short term or as a longer term investment. A slowdown in the previously frenetic sales market will also produce opportunities for rental investors to do exactly that, invest, whilst taking advantage of more promising yields on the horizon. We have looked across our eight branches and picked out certain key indicators which we feel help demonstrate where the market is and where it is headed.

Aspire in the community The Pied Piper - another ‘splendiferous’ story walk Preparations are well underway for the 2015 Storytelling Festival to be held on Tooting Common on Saturday 9 May. Proudly supported by Aspire as well as Intent Productions and other local businesses, South London Storytelling is creating another wonderfully carnivalesque and interactive story walk as part of the Wandsworth Fringe Arts Festival. The day again promises much fun as we get to know our neighbours better and celebrate the coming of Spring in this beautiful public space. In partnership with Sprout Arts, Chestnut Grove Academy, Work and Play Scrapstore, Chalk the Sun and Body Action Campaign, the event offers even more opportunities to get involved, inspiring young and old minds alike. There will be pre-walk creative arts workshops to make props and costumes for the parades, storytelling workshops, choirs and Maypole dancing. This year’s Story Walk will be based on the myth of the Pied Piper, the mysterious stranger who enticed all the children to run away from their village in order to revenge himself upon a community who had refused to pay him for helping them to get rid of a plague of rats. In 2015, the Pied Piper will lead the local community through the streets of Tooting, Streatham and Balham towards Tooting Common. In the traditional story, the children disappear into a magic land hidden under a mountain but in South London the myth will be recast to explore what happened once the children arrived there. The Common will become a magical space in which to ask the question, ‘What happened next?’ With the atmosphere of an old-fashioned Spring fayre, there will be performers such as stilt walkers, penny farthings, Morris dancers, drummers, artists, poets and writers all telling stories or helping the

audience to create and tell their own stories. As dark falls braziers will be lit around magical marquees and as the festival continues late into the evening the entertainment will include folk music, story slams, special guest authors and of course a bar. Aspire and Intent Productions are providing two stunning stretch tents as performance and

refreshment spaces but South London Storytelling are still looking for other sponsors as well as volunteers to help make this the best family day out ever.

Then we gathered on the Common for storytelling, singing, maypole dancing, drumming and much more. I love that my children can experience the magic of a rural childhood in the heart of SW17!”

ur final supported charity event in 2014 was the hugely successful annual Balham Nursery Christmas Evening held on Thursday 18 December to help the children, their families, friends and staff to raise money for the school and their two nominated local charities.

The Lily Foundation seeks to give hope, answers and support to children and families affected by Mitochondrial Disease for which there is no known cure. At just 18 months old one of the children at the Nursery was diagnosed last year with the disease. The Klevis Kola Foundation runs nine different projects that aim to support refugee and asylum-seeking families in Wandsworth, Lambeth and Merton. Aspire donated a brand new iPad Air for the evening’s raffle.

uckily for us no winter lasts for ever, and with spring just around the corner, it’s time to brighten up your home to reflect the seasonal changes outside. D Vine Cellars

Interactive and fun A place to buy and sample wine, D Vine Cellars is the brainchild of Australian born Greg Andrews. We hear about his passion for all things wine... D Vine Cellars, based in Clapham North, came about as a result of the personal love of wine and, more specifically, the passion for individual hand crafted wine of Greg Andrews whose interest started in his student years visiting vineyards in his native country, Australia. Feeling increasingly frustrated by his ten years working in software sales in the corporate world, Greg turned initially to setting up a market stall in 2012 selling wines, alongside his day job, in a bid to pursue his passion on a part-time basis. So keen was he to realise his dream, Greg soon found an outlet in Landor Road, SW9 and launched himself as a small local wine merchants, where his love of wine would be reflected in a magnificent range and allow him to help turn customers onto great wines. “There is no interaction for wine purchasers (either online or at a supermarket) so D Vine Cellars was borne out of a need to provide that dialogue and share our own knowledge and enthusiasm. My wife and I had been preparing for this for many years and I had worked in a number of restaurants in the interim to gain some experience. The catalyst came when I had generated good business for the software company I was working at, yet was not getting the recognition.” The premises in SW9 needed a bit of work but the shop now offers a great environment with space for white and sparkling wines upstairs and red wines and wine tasting sessions downstairs. Greg surrounds himself with many of the niche, ethical and artisan wines which still get little exposure in most retail channels. He is keen for his customer to experience something outside of the bland, anonymous supermarket wine made in ‘petrol’ like quantities.”

Since opening its doors, business has been doing very well with year on year growth and plenty of interest and support from the local community. Whilst mail and corporate orders are very healthy, customers invariably pop in to get advice on a suitable wine to accompany a dinner or a recommendation for a special occasion or party. Greg and his team believe they can take the stress out of the decision making and are happy to work with customers to plan a wine for a family dinner or a big work party. “Our typical customer is the older professional or young families – someone who knows they like wine, but still relies on advice or recommendation.”

D Vine Cellars see themselves as unique by making the purchase of wine more interactive running tasting evenings on a weekly basis. For £25 customers can sample an array of wines and get to know what they like in a relaxed and informal setting. “We offer themed evenings where you can enjoy some decent quality wine, listen to us talk about it a bit and ask any questions you may have. Our priority is to make wine inclusive, more interactive and ultimately more fun.” D Vine Cellars also have a stall at Venn Street market, Clapham Common on the first Saturday of each month and bi-weekly offering a choice of organic, biodynamic or sustainable wines and two different wines to taste. In the winter there is also home made mulled wine and cider. Greg takes great delight in seeing customers returning for further recommendations after enjoying the wine they previously bought. He considers it hugely satisfying that he and his team are trusted and cites this as one of the greatest rewards of the business. Business is doing so well that Greg is now on the trail for another site which will operate slightly differently as a wine bar as well as a retail outlet.

Greg doesn’t look back on the change in career – he is witnessing the rewards almost on a daily basis and is excited about future ventures. “It is hard work, but not a chore.” And it appears that customers certainly consider that D Vine Cellars has taken the hard work out of choosing a wine! Park Road Kitchen

A winning formula Food enthusiast Sam Mousawi talks about his Rotisserie and Deli on Battersea Park Road providing good, freshly made food to eat in or take away. Park Road Kitchen is a local neighbourhood rotisserie and deli serving spit roasted Norfolk chickens, golden roast potatoes and a whole host of other main meals, sides and salads. Entrepreneur Sam Mousawi set up the business in March 2014 with Santo Natolli, previously a private chef to Mohammed Al Fayed as well as working at Scotts restaurant in Mayfair. With a Middle Eastern father Sam had grown up with food being a big part of his cultural upbringing. Whilst working for many years in property management and development both in the Middle East and in the UK, Sam had always dreamt of having his own food business – either a restaurant or a food outlet. A few years ago the dream became more real when he gave up his life in property and started work in a coffee shop to gain some first-hand experience. It was during that time he met Santo, who was one of the owners of another café based in Battersea, who too was looking to start a new venture. Together they found a suitable site on Battersea Park Road and made an offer. Using his property development skills and contacts in the building industry, Sam set about managing the refurbishment, which took about three months from start to completion. “Whilst the site needed gutting, we knew as soon as we walked in, this was the place for us. Our approach was to keep things simple incorporating an industrial feel; we used exposed brick, old reclaimed wood and metro tiles. Wi-fi is available and dogs are welcome which helps to make the atmosphere relaxed and convivial”. “We knew we wanted to offer good value, healthy prepared food to take away on those late nights home from work, or when all the family come around for lunch at the weekend. There was nothing else like it in Battersea. We believe that food should be straightforward, delicious and easy.” Aside from the daily roast chickens and potatoes, Park Road Kitchen offers fresh sourdough, homemade soup, mixed salad boxes and an array of mouth-watering dishes and sides from roasted root vegetables and slow cooked lamb to stuffed tomatoes with feta cheese. And there are also weekday lunch specials for only £6 including Pork Belly and Ribs with Mac ’n’ Cheese. The Battersea Park Road establishment offers much in the way of traditional English dishes but Sam

has not forgotten his international influence and several of the dishes use a blend of middle eastern flavours and spices. There is also a hint of Sicilian in their food as chef Santo stems from that part of the world. The duo are also keen to rotate and introduce new dishes, as well as offering vegan and gluten free dishes. Business has been very successful since opening the doors just over nine months ago. They can see that everything is fresh and hand prepared.” And with a recent alcohol licence Sam feels he will be able to offer an even better experience to his customers offering a suitable wine to have with one of their dishes. The past year has gone by very quickly and Sam has spent most of his time building the business, but was able to spend Christmas holidaying with his fiancee in Cape Town, although he admits even then to donning his creative cap whilst eating out and has come back armed with new ideas for dishes. In fact, Park Road Kitchen has been doing so well, in such a short period of time, that plans are well underway to open another branch - also in the South West London area. “We will keep the new place close to Battersea so that we can use the kitchens here to make most of our dishes.” It certainly appears to have a winning formula. As one local Battersea customer said; “Park Road Kitchen is worth going out of your way for. Sew Over It

Passionate about sewing From a childhood interest to a full-time career, Lisa Comfort tells us about her business aim of bringing sewing back into people’s lives. Ever since she was a young girl, sewing has been an important part of Lisa Comfort’s life. She fell in love with it at the age of 11 when she made her first skirt and a year later her parents gave her a sewing machine. Since that time, she has never looked back. She started to formalise her idea for a venture by putting together a business plan and by May 2011 Lisa had set up her first ‘Sew Over It’ shop in Clapham, offering sewing classes downstairs either in a group or one-to-one and a Sewing Café and fabrics, haberdashery, patterns and kits section upstairs. Customers also have access to ‘easy to use’ sewing machines and overlockers and can borrow scissors, rulers, a large array of sewing machine feet and other general sewing tools. Working as Bruce Oldfield’s production assistant, liaising between the cutting room and Bruce himself, was a great way to develop project management skills. Lisa also took the opportunity of bringing her own work in and getting

advice from the talented seamstresses - learning a great deal. Whilst making bridal dresses for friends and family she thought a career as a bridal designer might not be for her and although she enjoyed her time with high-end Fulham based bridal designer, Phillippa Lepley, she realised her true passion was in teaching. “Through Sew Over It I hope that I can pass on my passion for sewing and encourage more people in London to pick up a needle and thread!” Business has been going from strength to strength and Lisa firmly believes that starting out at the end of the recession helped, along with a general revival in sewing. In fact, in November 2014 Lisa launched her second shop in Islington and feels that she can serve both sides of the river now. “People had

heard of us and were interested in the concept but those living in North London just found Clapham that bit too far to go.” Not content with running classes and managing two businesses, Lisa has also written two books , the first of which has already been published; ‘Sew It, Wear It, Love It’ is an introduction for beginners and gives advice on altering or customising clothes and accessories as well as a few simple garment patterns. Her second book, ‘Sew Over It Vintage’ is due out in June 2015 and has a vintage theme which looks not only at dressmaking but also at the home providing advice on customising clothes, cushions and house accessories to give them a vintage feel. Lisa has become well known for what she does and works with leading retailers. Selfridges invited her to spend 3 months at their newly launched Denim Studio running a customised station with different themes. She also worked with Gap offering consultancy on how to hem and distress jeans. Lisa has found it a great platform for her own business working with such high profile brands. “We love to work with everyone from big fashion retailers and department stores to smaller brands, events and festivals.” She has been also featured on TV in Kirstie Allsopp’s Vintage Home programme helping to make quilts as well as the Alan Titchmarsh Show where she showed how to make clothes more ‘Downton Abbey’. By her own confession, Lisa is a workaholic and works almost 24/7 in the business although she does try to take one day off each week to share time with her boyfriend and dog at their Hackney home. “I have burnt myself out on occasions and have had to rein in when that has happened. Doing too much has been my biggest challenge but just as I reach a point where I can take my foot off the pedal something new comes up which takes up my time again.” That said, she is going to India for two weeks in February and whilst it is earmarked as a holiday she will be still be looking at fabrics too. Lisa and her team at Sew Over It are passionate about sewing and all love to sew in their free time. A delightful deli MacFarlane’s has been serving the Abbeville community for over 15 years – owner Robert Marsham tells us why the deli continues to be so popular. Fine cheeses are a speciality at MacFarlane’s, a marvellous deli on Abbeville Road which has been serving the discerning local Clapham community for over 15 years. Robert Marsham took over the helm in 2010 after a 20 year career at Fortnum & Mason and, whilst he thoroughly enjoyed his time as head of hospitality and the restaurants at the world renowned high-end store, he had hit his 40’s and was keen to venture into a new area. I

t’s 6.30pm on a Thursday night and I’m staring awestruck at impossibly flexible men and women climbing great lengths of material suspended from the ceiling. No – I’m not at a performance of Cirque du Soleil – but an aerial fitness class in Battersea, about to learn some gravity defying moves.

To be honest, I’m not feeling 100% confident. However fun and safe it looks – all the moves are performed above crash mats – the class seems to require precisely the kind of skill and suppleness that I lack. Whist I pride myself on being quite fit… as I watch the instructors climbing effortlessly up to 16 feet in the air on the silks, tying themselves into knots, then unravelling in graceful swan dives without hesitation, it hits me just how far this away from your standard gym session. That said, the idea of mastering a new skill, along with the prospect of burning up to 500 calories in a single session, is enough to spur me on. So I slip into my leggings and prepare to scale to new heights with the best of them. The classes are part of Flying Fantastic’s programme of aerial fitness and were set up by Christopher Wigan in April 2011 after he attended a similar session in Buenos Aires.

Chris says, “There were ropes, silks and trapezes all hanging from the ceiling and crash mats everywhere – that’s always a good sign there’s something fun going on. It all looked so exciting. I tried a single class and I was hooked. I became an aerial junkie. Before I knew it, a six-pack had appeared. I’ve done plenty of sport before, but nothing does as much for your core muscles as aerial work. So on returning to the UK, I decided to set up an aerial fitness school, giving people the opportunity to learn something new, have fun, and provide an excellent workout at the same time.” Flying Fantastic now runs fifteen classes a week, at two venues in central London, also teaching aerial hoop, aerial slings and aerial trapeze as well as running private group sessions, hen parties and kids workshops. Classes start with a 20-minute warm up that stretches out the key muscles and joints – working your core. Flexing hips and wrists and generally getting your body prepared to bend into a series of unusual positions. Some stretches are tough, and looking around at some of my more bendy classmates, I’m mildly concerned that my body might not be up for the challenge that awaits. But the instructors are reassuring and inform us that any stretch will help to loosen us up and prepare for the session. Warm up over, it’s time to start the class. We’re divided into groups of two or three, and assigned one of the brightly coloured silks that adorn the room.

Flying Fantastic

A group of instructors, one working with every level of ability, takes us through the climbs and demonstrates the various positions before we take it in turns to try out each move. There are 18 men and women in each class and I’m told there are devotees of all ages – from 8 to 68, and it’s not hard to see why. The atmosphere is incredibly inclusive, with instructors grouping people of similar abilities so everyone feels comfortable with what they’re doing and no-one being pushed too far out of their comfort zone – unless they want to. To get us started, we’re given an explanation of an all-important move called the French Climb. It’s the basic climbing move, and key to getting airborne. Raising one leg, wrapping one foot around the silks and sitting the silk neatly on the top of your foot. Then pull yourself off the ground and use your other foot to ‘stand’ on the silk, sandwiching it between your two feet. Simple enough – until I tried it myself and realized how hopelessly uncoordinated I am. Eventually – and not without a struggle – I do manage to master it and get myself off the ground and end up four feet in the air – and ridiculously pleased with myself. Coming down was significantly easier, but already, I’m beginning to feel the strain. With climbing mastered (sort of!), the next stage is to experiment with some moves. Standing with one piece of silk in each hand, I jump tucking my legs into my chest before propelling myself backwards so my legs finish over my head and I’m upside down in a straddle position – an inverted pike. Whilst it’s the most gymnastic move I’ve performed in many years, I don’t actually find it too difficult. It’s just a case of feeling the fear and flinging your legs backwards regardless. Once in position, the hold is pretty strenuous, with muscles being pushed to the limit, but it feels satisfying in an ‘I’m actually doing this’ kind of way. Having pulled off my first tricky move, we continue to experiment on the silks. Working through ‘footlocks’, ‘Giant’s stride’, and other climbing techniques.

Some come naturally, others feel completely alien to me – and it shows. But all are invigorating and a combination of adrenaline, exercise and pure entertainment. This is pretty much how I always imagined what being in the circus would be like when I was a child – minus the sparkly outfit. Ninety minutes go by in a flash, and by the end, my body – particularly arms, back and core, is starting to feel the strain. I take this as evidence that, whilst it might just feel like we’re playing about, this is a serious workout. We’re led through a 10-minute cool down, loosening the key muscles and working to avoid muscle soreness in the morning. Despite my initial reservations, I feel great. Exhilarated, exhausted, but satisfied that I’ve worked hard and actually achieved something. Inspired by the acrobatic ability of the students working on the silk next to me, and an incredible sense of accomplishment gained over the last hour and a half, I find myself booking onto a class the following week. I’ve a funny feeling this aerial fitness bug is contagious – and I think I’ve just caught it. (But I’ll not be expecting a call from Cirque du Soleil just yet!) Who’s it for? Men, women and children of all ages. Adult classes run daily – check their website for an up-to-date timetable. Young Flyers workshops (8-15 years old) run regularly from Battersea. Most classes are for students of all levels. No experience necessary. What are the benefits? Every muscle gets a workout, but especially your core and upper body. After the class my arms and stomach felt like they’d been given a good going over. I could really feel it in my muscles. It’s great for building strength, stamina and increasing flexibility. C

harlie Dawson, Sales Manager of Aspire’s Fulham Central Office, has always had a leaning towards sport. As a child he spent much of the year at boarding school in the UK and holidays with his family who lived abroad, in far flung places such as India and Hong Kong, as his father was a colonel with the Gurkhas. It was during his secondary school years at Eastbourne College on the south coast that his real love for sport developed and, like many a school boy, he dreamt of becoming a professional cricketer. Representing both school and county at cricket were very happy times for Charlie, but the reality soon hit him that he was unlikely to make it as a full time player. Nevertheless, upon leaving school he continued his interest in sport by studying it to degree level at Roehampton University, and carried on with his passion as a hobby. In fact, it was through playing cricket that Charlie became friendly with one of the other players, who offered him a job in a high-end fashion house which had retail outlets across South West London. Whilst still studying he worked part-time for the firm as a delivery driver but gradually, and after graduating, worked his way up the ladder, eventually becoming Operations Director and investing some inherited money in the business. Charlie believes he learnt a great deal working in what was essentially a family concern but, after nine years he felt he had reached a point where he wished to pursue other career avenues. “I thought long and hard about teaching and combining it with my love of sport and, for a while, I taught at the Honeywell School in Battersea. It was during that time that one of my flat mates, who was working in one of the large corporate estate agencies, suggested I should consider estate agency as a career.” Charlie was told he possessed many of the attributes required to make a good estate agent as he is personable and a good team player. Having also bought and sold a couple of properties himself, he already had an interest in the market and so he entered the arena joining Aspire three and a half years ago. Starting out as a sales representative at a time when the property market was still suffering some of the effects of the recession was not easy but it can often be the best time to learn and hone one’s skills. “When I first arrived at Munster Road it was relatively new branch but since then it has grown significantly and, along with our sister office in Fulham South, business has been going from strength to strength.” Charlie has made a significant impact and has been rewarded

with several promotions initially to Senior Sales Negotiator, then Assistant Sales Manager and has begun 2015 as Sales Manager. Charlie firmly believes he has found his niche in estate agency, combining an interest in property with a passion for people. “Having spent many years around others at school 24/7 and as a member of many sports teams, I have a real love of people and it is why this job suits me so well. I enjoy working with my colleagues and I also take pleasure in meeting new people every day.” He has certainly made himself a key asset of the team and has achieved some exceptional prices in both sales and lettings for clients, developing the Aspire Fulham Central office to being one of the leading estate agents in Munster Village and Central Fulham. Charlie is very excited to be part of the Aspire management team at a time when the whole company has recently undertaken a successful rebrand. “Our new branding reflects those of an evolving and expanding company and we wanted to visually relate to the new and flexible market place in which we currently operate.” It seems that it is not just business that has been so positive in recent times for Charlie – his personal life, since being with Aspire, has also been flourishing and he has married and now has a four month old son called Finlay. Although the working day is busy and sometimes goes beyond normal opening hours Charlie is glad he lives in nearby Wandsworth. “I have a very short commute to work which is a real bonus as I am able to be home most nights at a decent hour to spend some time with my wife and son.” In between work and family, Charlie still finds time for other pursuits last year he kayaked the Thames in aid of The Royal Marsden and this year plans to do the same on the Avon and Severn for CCLG – the Childhood Cancer And Leukaemia Group. And, he still manages to pursue his ongoing love of sport by playing both cricket and golf as well as watching rugby, and is very much looking forward to this year’s Rugby World Cup on home soil. Like all other Aspire managers, Charlie’s passion is to grow the business and would love to see new branches open within the South West area of London and beyond. “All in all I am truly happy to be doing a job I thoroughly enjoy, in an area that I know and love. Can you tell us the state of the lettings market in Clapham at the end of 2014? 2014 was a very busy year for us but in the run up to Christmas things always slow down. Properties were available but we saw less interest from tenants during this period. Overall we had a fantastic year with record-breaking figures, the summer was particularly active - the best we have had in a long time. What do you expect to see in the Clapham lettings market during the first half of 2015? This year has started really well with a high number of enquiries received from both landlords looking to let and tenants seeking to rent. A lot of people are working on the basis of ‘a new year, a new you’; young families in the area are getting their children ready for the new school term; people are looking for new jobs and families coming from overseas are also active around this time of year. In our particular patch, which is centred around Clapham South but extends to Clapham Common, Clapham North and Brixton, the lettings market is looking very strong. All our offices are busy and as we are a South West London based company our locations are very attractive to both landlords and tenants. Recent reports suggest that landlords are looking to increase their portfolios in 2015. With predictions for demand and rental rises currently looking so positive, we anticipate a continued high level of activity. With the upcoming general election bringing about a certain level of uncertainty, this could also mean that for now more people will choose to rent in the run up to the vote. What advice would you give to tenants looking to move into the area and landlords looking for buy to let investments? For tenants choosing the right agent is key. Word of mouth is very important so make sure you use an agent where the level of service is known to be good and where you know you will get

the right advice. For landlords we would also recommend that finding the right agent is important particularly in terms of marketing and pricing. If an agent does not price properly or does not present the property in its best light to prospective tenants, then a landlord can lose out to others, especially on the web portals. It is also important to make sure you get honest advice. Agents should be able to give good comparables when pricing and marketing a property and have an excellent local market knowledge in terms of its value. Look for an agent who gives concrete examples and demonstrates pricing experience in their area.
