24 Catmos Street, Oakham, Rutland LE15 6HW 01572 724437 oakham@jamessellicks.com

Welcome to Edition Eight of the James Sellicks Magazine in which we have a varied selection of some of the most sought-after and unusual properties across all price ranges. James Sellicks have always been at the forefront of new marketing initiatives in order to provide the most effective and broadest reach and we are delighted to announce that we are now listing our properties on the new web portal, OnTheMarket.com. You will no doubt have noticed the high profile advertising campaign on television, social media and in selected press; the site is likely to become the dominant web portal over the coming years with over 4,000 estate agents already on board. We shall of course be continuing to advertise with rightmove.com which currently has a 77% share of all UK property traffic and we are convinced that the combination of these two sites offers our clients the best possible exposure. We are optimistic and excited about what 2015 will bring and are determined to take advantage of new applicant registrations which are traditionally particularly active at this time of the year. Overall the news is positive with demand still outweighing supply, finance readily available and interest rates low.

Market Harborough Office 13 Church Street, Market Harborough LE16 7AA 01858 410008 harborough@jamessellicks.com

Oakham Rutland was recently voted “The Best County in England” in which to live and its motto, Multum in Parvo meaning literally ‘much in small’, certainly encapsulates the spirit of England’s smallest county. Set amidst beautiful rolling countryside with the ancient market and county town of Oakham at its heart, Rutland draws visitors from far and wide despite its residents doing their best to keep this gem a secret from the outside world! James Sellicks BSc MRICS Managing Director

Henry Burgess

A village property sold for the full asking price 48 hours after instruction - it never even launched! With our applicant database constantly updated we find the right buyer for the right house

During the downturn Rutland property prices rallied with a robust response and over the last 18 months have enjoyed a buoyant return to exceed pre-2007 highs. The excellent communication links by both road and rail mean that commuting is an option, even to London, which many have chosen given the outstanding quality of life available. This coupled with excellent private and state schooling options at Oakham, Uppingham and Stamford make Rutland the perfect place to bring up a family. The premier hot spots around Rutland Water, continue to enjoy property growth well in excess of the national average, while rural village homes remain in high demand. The scale of growth in and around Oakham itself is remarkable. House builders are more than meeting Government targets with exciting developments for all budgets taking shape on the Barleythorpe fringe.

Our Oakham team opened the doors of this prestigious office in March 2014 and, at the time of writing, we are approaching our first anniversary. Over the past year we have listed many properties ranging in value from £125,000 to £2million. Applicants who have registered with us during this period, now numbering close to 700, enjoy discreet marketing and early warning of their required property enabling us to negotiate sales at optimum levels for both vendor clients and purchasers. We should be delighted to hear from you and to offer you our best advice whether you are thinking of buying or selling. Caroline Leonard

James Sellicks in the Community We Sing for Hope 2O14 On Saturday 15th November 2014, James Sellicks Estate Agents were extremely proud and honoured to sponsor and attend HOPE Against Cancer’s first and eagerly anticipated Leicestershire Community Choir Challenge, an amazing and inspiring event. This meticulously planned event was organised by Helen Alloway and was held in the stunningly beautiful St. James the Greater Church. The atmosphere was electric and it was lovely to see some faces familiar to us as vendors, previous clients and applicants within the mix of excited singers, volunteers and spectators.

The atmosphere was electric and it was lovely to see some faces familiar to us as vendors, previous clients and applicants within the mix of excited singers, volunteers and spectators

The entertainment began with a brief speech from the Chief Executive of HOPE, Nigel Rose, followed by an address from internationally acclaimed Composer, Arranger and Adjudicator Ken Burton who, before welcoming the first choir to the stage, introduced his fellow judges, David Whittle (Head Chorister at Peterborough Cathedral), Barry Starbuck (acclaimed stage actor) and Dave Andrews (BBC Radio Leicester). First up was The Dunton Bassett Community Choir followed by The Vale Choir of Rutland. Next The Foxton & Gartree Community Choir with the first half of the show being closed by The Spectaculars of Burton Overy. After a short interval the Kibworth Ladies Choir kicked off the second half followed by The Humberstone Choral Society. Global Harmony from Melton Mowbray were next to perform and to finish the competition last but by no means least were The Willow Singers of Blaby. It was fantastic to see choirs from all over the county taking part.

Whilst the judges deliberated their decision on a winner, all of the choirs bustled onto the stage together and performed “How Can I Keep from Singing?” under the musical direction of Ken Burton who then went on to announce the winners as the Kibworth Ladies Choir, to the delight of the crowd. The ladies in red and black took to the stage for an encore of their “Carol of the Bells” to deafening and well-deserved applause. This very successful and much praised event raised funds for the Charity of around £9,000. The work of HOPE supports priority research into the early detection and prevention of cancer at the Hope Against Cancer Clinical Trials Unit at the Leicester Royal Infirmary. James Sellicks is a trustee of Hope Against Cancer and would welcome the opportunity to discuss with both individuals and businesses fundraising activities and events for the Charity. Market Harborough Market Harborough has received exceptional press coverage over the last 12 months, relating to quality of life, schooling, countryside, niche shopping within the town and of course accessibility into London St. Pancras from our station in under an hour. For villages within striking distance of the station, demand from London buyers has created excited bidding, the likes of which has not been seen previously. Rita Tailor

Within Market Harborough itself, dramatic shortages exist for modern family homes in the range of £300,000 to £450,000. Recent instructions of apartments and bungalows have produced an exceptional level of interest, particularly from buyers at or nearing retirement, looking for convenient access into the town. At the top end of the market, sales of larger houses in Peatling Parva, Goadby, Ashley and Horninghold, at prices between £850,000 and £1.6 million, have all attracted competitive bidding. Spring has traditionally been the best time to launch properties onto the open market with them showing better at this time of year and spring 2015 is no different! With the continued imbalance between purchasers and vendors there is no better time to launch. Why wait until spring when your property may be lost amongst the masses, get ahead now.

Over the past eighteen years James Sellicks Estate Agents have advised, sold and acquired on behalf of clients many of the most significant listed homes in Leicestershire and Rutland. As a direct result of our notable success and the growing demand for our services, the decision was taken in 2013 to form a specialist Listed Buildings Department. We are thus well-placed to assist our clients with both the sale and purchase of the region’s finest homes, particularly those requiring a more unorthodox approach. We take a personal interest in noteworthy buildings from historic as well as architectural viewpoints, utilising our marketing strengths and design experience to convey the unique and very special character of such properties. If you are thinking about buying or contemplating selling a Listed Building or you simply require clarity on the practical aspects of ownership, we should be delighted to be of assistance. We have also produced a complimentary brochure outlining the obligations and responsibilities of owning an historic building. Please contact one of our offices if you would like to receive a personal copy. We look forward to hearing from you. James Sellicks BSc MRICS

James Sellicks BSc MRICS

Leicester Charles Beretta BSc (HONS)

Our Leicester office celebrates its eighteenth birthday this year. As the founding office of James Sellicks, it remains the head of our branch network. Last year alone, the Leicester team were responsible for arranging over 4,000 viewings and registering in excess of 3,000 new applicants on our mailing list. The volume of sales generated within our Leicester office is an extremely useful barometer of activity across all sectors of the property market. In 2014 we saw confidence grow within the housing market in Leicestershire with more people looking to make the move. One of the main issues restricting the buying process last year was, however, the lack of available property for people to buy. This year, we have already seen some encouraging signs that our clients are ready to press the button and launch their homes on to the market. Our assumption is that this is down to an increase in market confidence, due not only to the current extremely competitive mortgage market, but also the radical changes in stamp duty thresholds saving the majority of buyers, within our core market, thousands of pounds in transaction fees.

Jonathan Cameron Dip.Est.Man.

The mortgage market became increasingly complicated last year with the introduction of the mortgage market review and increased stress-testing of affordability within the banks’ lending criteria. This has become a very significant part of our business that has been aided by the cooperation of our in-house team of mortgage advisors who have proved invaluable in securing finance for both our clients and purchasers. Our philosophy at James Sellicks Estate Agents has always been ‘to give the right advice from the experience we have gained’. This has resulted in repeat business from satisfied clients as well as recommendations to friends and family. It’s a philosophy we aim to keep!

Anne Mann

2O14 saw our Leicester office registering 3,18O new applicants searching for properties On average the Leicester team organise over 3OO viewings each month

We’ll find the right mortgage for your property The mortgage market is a complex area. At any one time there may be many hundreds of different mortgage options, only some of which will meet your needs. Buying a Property? - we can find the most suitable mortgage for you, be it fixed, variable or discounted. Clearing Debts? - if you have accumulated large overdrafts or credit card bills, and are finding it hard to reduce the outstanding balances, then a Remortgage can be used to reduce your monthly payments, especially if you bought your existing property a few years ago. A fee of up to 1% of the loan amount, subject to a minimum of £250 may be payable at the outset and we will also be paid commission from the lender/company. Alternatively you could receive the commission from the lenders and pay us a fee of an estimated 2% of the loan amount with a minimum of £995.00. Think carefully before securing other debts against your home. Your home may be repossessed if you do not keep up repayments on your mortgage.

Lettings Rental prices in Leicester and throughout the UK have been rising since 2010. With higher interest rates looming for homeowners and landlords we expect this to create an increase in both rents payable and the number of available properties to let in 2015/2016. Employment opportunities in Leicester are slowly improving, which is reflected in the increase in younger people looking to vacate their family home. Rental inflation is expected to be moderately sustained as earnings growth starts to gain momentum in the coming years.

Stephanie Holmes

The house price forecast for potential inflation, alongside the slightly less favourable mortgage lending environment, has dampened the effect of young professionals looking to buy and there is a continuing trend for tenants wanting to rent properties on a long-term basis. There is a necessity for superior quality rental properties in Leicester to cater for the demand of professional tenants who require long-term tenancies. Tenants are looking for outstanding accommodation which mirrors the standards and expectations they would be looking for if they were purchasing the property. If you are thinking of investing in a buy-to-let property in Leicester, it is important to think like a potential tenant to establish which properties and areas you think are most suitable.

Margaret Stanway

As always, location is vital and properties within a five minute walk of Leicester city centre and the mainline railway station will always be in high demand. Properties close to shops and amenities with good local schooling and transport links, such as the M1 motorway network, will also remain a popular choice for professional tenants. Regardless of the location, allocated or off-street car parking is highly desirable with any property. It is crucial that you know the risks of investing in buy-to-let and what you can do to minimise them. Prior to purchasing a buy-to-let property, it is important you understand the likely return you will receive from rental income and potential capital growth as you will not always secure both. We look forward to having the opportunity to give you our help and advice whether potential landlord or tenant.

Alex Goddard

The private rented sector has doubled in size across the UK since 2OO1 and now accounts for 17% of total housing stock It is anticipated that rental growth may potentially start to exceed house price growth in 2O16, driving yields and attracting additional buy-to-let investment landlords

Testimonials Swallow House, Stoughton Miss Ahmed (Landlord) “I have found James Sellicks Lettings to be supportive and professional throughout the renting process. Not only was the initial assessment of my property very thorough but the subsequent marketing, communication and support network has given me great peace of mind.” Mrs Renner (Tenant) “My husband and I moved into this property back in April. We are due to have our first baby in September and we needed to rent somewhere that had three bedrooms. As soon as I saw it, I loved it! It’s a property that has been maintained to a very high standard - clean, newly decorated and tastefully designed. The actual layout of the house is one of the things we were most impressed with as it has lots of cupboard space and utilises small rooms well to create a feeling of light and space. The kitchen is particularly nice as it has a dining area suitable for a family to eat together and the lounge has a ‘snug’ area which is perfect to create a space for our child to play in. Since moving in, both the landlord and James Sellicks Lettings have been helpful in answering questions and have responded promptly to all requests. We are very happy to be in our new home and hope to be here for some time!”

Grand Hotel, South Wigston Mr Bradley & Mr Nowicki (Tenants) “We have enjoyed living in modern-style apartments in the centre of Leicester. Our aspirations have always been to find a home with high ceilings and floods of light. We searched for quite a while for just the perfect place. From the first photos of our new place, we fell immediately in love with it. It was a combination of very modern - the fixtures, lighting, appliances - and a very rural feel to the flat - reclaimed timber floors. The size of the flat (3 bedrooms) was even more spacious than we had hoped for. The landlord turned out to be a fantastically pleasant, helpful and considerate person. The process of moving and the people who helped us move (Stephanie, Alex and Margaret) have been second to none. They have been understanding of our sometimes unique situation (we are the owners of a cat) and instrumental in matching us with the perfect new home. James Sellicks have been our letting agents for the past five years and we could not have asked for more.”

The Glebelands, Great Glen Mrs West (Landlord) “My father died suddenly last year and I found myself having to take over the care and deal with the financial affairs of my then 93-year-old and very frail mother. I tried to keep her in her own home but as her care needs increased I had to move her into a home. I did not know what to do when the sale of her bungalow fell through at the last minute. I had thought of renting the property out but was worried about the extra pressure this would put me under when I was already stressed managing my mother’s affairs as well as visiting her most days and running my own Family Mediation Service. I met with the valuer, Margaret Stanway, who immediately reassured me that James Sellicks Lettings would be able to deal with everything for me. They found a tenant within a day and have been true to their word ever since. I receive regular updates to confirm all is well in addition to regular statements. I would have no hesitation in recommending James Sellicks Lettings.” Mr Bourne & Miss Bradshaw (Tenants) “The lettings process was really straightforward. We applied on a Friday afternoon, were accepted that evening and moved in two weeks later. All the staff were extremely friendly and helpful and there was flexibility within the application in order to ensure that we were able to move in on time. The whole process was made so easy and stress-free. Now that we’ve moved in, we’re left to live in peace but know that help is there as and when we need it.”

Beveridge Lane, Bardon Hill Mr Brown (Landlord) “Having moved to Asia at short notice I was looking for an agent who could handle our property rental professionally and without too many questions. Eighteen months later and with a 7-hour time difference the complete rental process has been seamless. The team at James Sellicks Lettings are a ‘no fuss’ group; everything from quick communication with tenant, resolving minor property issues and remittance of funds. They do the important things well.”

Knighton Lane, Aylestone Mr & Mrs Gordan (Landlords) “We have rented out this property with the help of James Sellicks Lettings. We are happy with the management team, the house is inspected at regular intervals and any repair that crops up is reported to us immediately. The team are very helpful and professional and my husband and I are happy to let them care for our home.” Mr Hort (Tenant) “Ever since my initial viewing enquiry, dealing with the James Sellicks Lettings team has been a pleasure. The process from start to end was clearly explained and straightforward with no hidden surprises! The team guide you through all checks and contracts and are always on hand to give advice. For a person renting for the first time this was extremely helpful! The property itself is a modest semi-detached terrace, or so I thought. The décor is really modern with original varnished wooden floors and two marble working fireplaces, a real luxury in winter. The main house retains all its quirky period features like a cellar, now a fully converted basement which quickly became my games room. The real selling point however was the fantastic extension at the back of the property. This is now the gym! This extension is over what would have been the garden but in exchange we have a roof terrace - perfect for me as it means no gardening whatsoever, artificial plants now on the terrace. Should any issues arise (which is very rare) the team are only a call or an email away. The service is always quick and very efficient. At the time I was looking for a property I knew James Sellicks Lettings had a great reputation, and I certainly haven’t been disappointed. I would not hesitate to encourage any of my friends or family to get in touch with them if looking to rent or buy.”

Elliots End, Scraptoft Mr Gelu (Landlord) “My relationship with James Sellicks began in the “winter of discontent” of 2008. At the time the world was supposedly coming to an end because of the collapse of Lehman Brothers and the banking system. Nonetheless with much trepidation, sleepless nights and having been told that it was the wrong time to invest, I purchased some properties in Scraptoft. With the professional and dedicated service of James Sellicks Lettings all the properties were soon let and awkward conversations with the mortgage lender silenced. The excellent support of the helpful and friendly James Sellicks staff have ensured that the properties have always been tenanted with hardly any voids. Problems such as repairs, noisy neighbours, barking dogs and tenants’ personal tragedies have been dealt with efficiently and amicably guaranteeing a cordial relationship between tenants, letting agent and landlord. It’s a pleasure to work with ‘the gang of three’ - Margaret, Stephanie and Alex. They have always been courteous and willing to help without any hesitation whatsoever, making my life as a landlord stress-free! It’s a big thank you from me to them.” 54 | 55
