Welcome to the latest issue of our homepage magazine, which features a selection of properties being marketed by our south west London network of offices in Richmond, Weybridge, Teddington and Wimbledon. In recent times, the prime central London property market has contended with a number of factors which have served to dampen the enthusiasm of domestic buyers and foreign investors alike. However, the consequence of these changes is a ‘ripple’ effect of strong prices being achieved across our south west London offices; those who have found themselves locked out of the central London market are looking to buy property further out in these well-connected, leafy and highly desirable locations. Our offices report that motivated buyers are very much out there searching for a variety of property styles and that their frequent frustration - indeed ours, too - is often the lack of property available to view. Do please contact your local office to discuss your sales or lettings requirements with us, our experienced and service-focussed staff would be delighted to help.

In the year to August 2015 house prices in London increased 6.6%, according to data released by the Land Registry. London no longer commands the highest price rises with the East and South East of England now holding a faster pace of growth. Capital appreciation has certainly moderated in prime London as the central boroughs which saw the highest levels of growth since the downturn now rank lower in recent performance than non-central boroughs. Price growth in Kensington and Chelsea is just 0.2% in the year to August 2015 where Newham grew by 15.5% over the same period While central London is entering a period of more natural, sustained growth, the outer boroughs which are more linked to domestic demand continue to grow strongly. Drivers such as low inflation, low interest rates and rising earnings support the wider market.
half during the same period in 2014. This demonstrates mild easing in pressure on prices with slightly fewer buyers in the market, however this is skewed by our central offices, locations such as Richmond, Wimbledon, Teddington and Weybridge are very active through continued strong buyer demand.
The market for higher value properties is still absorbing the stamp duty reform which is imposing far higher transaction costs. A property now selling at £5,000,000 would be liable for a £513,750 tax bill for example. As a result it has helped slow down the prime markets and the Land Registry report that the number of sales at and above £2,000,000 decreased by 33% between June 2014 and June 2015.
The rental market is supported by a rising number of applicants on average. Our prime non-central offices, in particular, have recorded a higher ratio of prospective tenants indicating higher rents may be achieved for some properties. As the London economic climate continues to strengthen, the rental market, highly correlated with this, will respond and we perceive rents to rise further.
From January to September, the ratio of prospective buyers to prospective sellers averaged four to one among our London offices where the ratio was four and a

a downland suite of one’s own The chalk downland of the South Downs National Park is host not only to one of England’s treasured wild flowers, the cowslip, it is also home to one of the most fashionable summer festivals of racing - Glorious Goodwood. This undulating countryside, with the odd steep escarpment, provides endless opportunities for long distance walkers and those who prefer just an afternoon stroll. Almost without exception you are rewarded by wonderful vistas and for many it is the simple rugged beauty of the landscape that makes the Downs so special. This is the countryside that inspired John Ireland to compose ‘A Downland Suite’ and William Blake to write his poem ‘Jerusalem’. The Downs have lured many away from London and one of those enticed to buy a property in the South Downs National Park was a past president of RIBA. The setting of Switchback Barn, on the edge of the hamlet of East Marden, was too good an opportunity to miss. The traditional brick and flint barn had already been converted but made little of the views over the glorious countryside. A lifetime’s experience realising the potential of a building, its setting and the extensive use of glass were to prove key factors. With due respect to this former agricultural building and in complete empathy with the surrounding countryside the barn was transformed. The full length glazing of part of the original opening on the west elevation and a first floor Juliet balcony connected the stunning open plan first floor 40ft reception room to the rolling agricultural land outside. This was complemented on the opposite side of the room with full length windows. An additional converted barn provides excellent guest accommodation or letting potential.
Switchback Barn has an open plan entrance hall, master bedroom with en suite bathroom, two further bedrooms and second bathroom, study/fourth bedroom and utility room on the ground floor. A sweeping and rather elegant circular staircase leads up to the vaulted reception room. From here it is possible to sit by the open doors enjoying the setting summer sun or to take comfort beside the wood burner on a winter’s night. jackson-stops.co.uk/london With the colder months upon us once again, we’re looking forward to the spectacle of another winter in Richmond. It’s hard to imagine a better place than Richmond Park to enjoy those chilly, bracing walks, perhaps followed by a warming drink in one of the many cafés, bars and restaurants within the town itself. It’s precisely this appealing kind of lifestyle that continues to draw large numbers of professionals and families to the area, along with its transport infrastructure, excellent shopping, strong state and private schooling provision and diverse range of property, from contemporary apartments through to substantial family homes. An unfortunate knock-on effect of this popularity for us and our applicants alike is a shortage of properties available on the market; however, in turn this keeps prices buoyant for our vendors and landlords. If you would like to discuss selling or letting your property please do visit us at our office on Lichfield Terrace, we would be delighted to see you.

Why Richmond? Richmond enjoys a semi-rural feel, with its wide open parks and the beautiful, historic Richmond Green. The borough has excellent schools, transport links into the centre of London and a family friendly environment.
Why Richmond? Nothing beats Richmond for the beautiful expanse of parkland spaces and historic ambience of the borough.
Why is now a good time to sell your home? There is a real lack of stock currently available on the market; this is highlighted by our sale recently of a family home, which thirty-four people viewed over just two days.
Why is now a good time to let your home? We have enjoyed a busy autumn season and now have good numbers of tenants looking for properties of all types; generally speaking our young, professional applicants are seeking contemporary, neutrally decorated properties within close proximity to transport links; for families, it’s all about the schools.
What is the thing you love most about your job? The best part has to be when we exchange contracts, knowing that all the hard work that has gone towards helping our client realise their move has paid off.
What is the thing you love most about your job? I’m very much a ‘people person’ and the best thing about my job is undoubtedly the opportunity it gives me to meet a variety of new people every day of the week.
Tell us a lesser known fact about your area: From King Henry’s Mound in Richmond Park you can enjoy a protected view of St. Paul’s Cathedral, more than 10 miles away in the heart of the City. You might also be interested to learn that you can only enjoy the view because of a grisly execution: it was from here that Henry VIII watched for a sign from St. Paul’s that Anne Boleyn had been beheaded, thus leaving him free to marry Jane Seymour.
Tell us a lesser known fact about your area: Kew Green was once used as a vegetable patch during the Second World War to help with food shortages.

As the stabilising effects of various financial restrictions have been felt in the prime central London property market, Elmbridge continues to flourish and benefit from an established ‘ripple effect’ emanating from the Capital. Here at our Weybridge office, prices agreed are running at an average of 98% of asking and we have a healthy number of sales; most importantly, the number of enquiries from those intending to both buy and sell has risen sharply. In our Lettings department, we are finding that the highest proportion of applicants is from the home-grown market, where we have seen a strong resurgence in demand from professionals and families alike; an improved domestic economy, together with the excellent infrastructure that this highly attractive area provides is what lies behind the strong pricing and rental yields being achieved across Elmbridge. Put simply, people love living here and we can only see that continuing. For sensible, strategic advice on the best time to maximise your property value and how to achieve this, please do get in touch or pop into our office on Queens Road to discuss your requirements. We would love to see you.
Tim Firth Director, Weybridge Sales Camilla Trussler MARLA Manager, Weybridge Lettings
QA
Name: Tim Firth Position: Director, Weybridge Sales Why Weybridge? As the economy begins to strengthen and wages start to rise in the Capital, house prices in desirable commuter belt locations such as Weybridge look ever more attractive to the London buyer; this is for all the usual reasons of schooling choice, beautiful green space and general quality of life in the area. Why is now a good time to sell your home? The pent up demand of the last year is coming to the fore – the stamp duty changes and general election are things of the past and the economy looks stable and strong, which is fuelling buyers’ growing confidence. What is the thing you love most about your job? I feel fortunate not to be stuck behind a desk all day. Most people I chat to are interested in other people’s houses, I am lucky enough to be able to look at them every day for a living! Tell us a lesser known fact about your area: I was intrigued to discover that there are more twins born in Weybridge than in any other area of the country per head of population.
Name: Camilla Trussler MARLA Position: Manager, Weybridge Lettings Why Weybridge? Weybridge will always be desirable as it sits in the commuter belt within the M25, as well as having fast train lines to London; we have an excellent selection of schooling and the area offers a great lifestyle. Elmbridge has rental properties to cater for all tastes, with a variety of styles and sizes – something for everyone. Why is now a good time to let your home? Capital growth remains strong in this area and letting can allow you to hold onto your nest egg or pension pot whilst someone else looks after it and pay the bills. Over the last year we have seen greater numbers of tenants renewing their contracts which has left a shortage of property on the market, which in turn leads to increased demand for good quality family homes. What is the thing you love most about your job? No two days the same. I have the opportunity to be out and about, meeting people and of course getting to see lots of beautiful properties… I think it’s the variety of my role that I enjoy the most. Tell us a lesser known fact about your area: There is a network of former air raid shelters under Brooklands Museum that were built to hold up to 5,000 people; these are now used as wine cellars. jackson-stops.co.uk/london | facebook.com/JSSLondon | 15

Teddington continues to thrive both as a town and as a community. This was particularly evident at this year’s ‘Festival of Rugby’ event organised by Teddington RFC in September - the spectacle of our own ‘Jackson-Stoppers’ Touch rugby team thundering down the pitch during the Festival will stay with us for some time to come. As proud main sponsor of the Minis’ section, we enjoyed a fantastic day in Bushy Park with hundreds of members of the local community supporting this much-loved club. The borough of Richmond upon Thames has enjoyed strong house price increases during the last year. We put this down largely to an increasing number of purchasers being priced out of more central locations and finding this enclave of London a highly attractive alternative; that, along with the excellent transport infrastructure, beautiful Thames towpath, Royal Bushy Park and fabulous choice of state and private schools within the area.

Why Teddington? Location, location, location. Ideally situated near the River Thames, Bushy Park and Richmond Park, with excellent schools and transport links to central London, Teddington continues to attract young professionals, as well as increasing numbers of families moving out of central London.
Why Teddington? Where else in London do you have the perfect combination of work and play, great train links, excellent schools, extensive choice of shops and sporting amenities, the stunning River Thames and the sublime Bushy Park, all on your doorstep?
Why is now a good time to sell your home? I believe the market is on the verge of improving further as Teddington and nearby areas continue to enjoy the ‘ripple effect’ of central London prices. There is a shortage of property available and those wishing to sell can benefit from the supply and demand dynamic that continues.
Why is now a good time to let your home? The lettings market has continued to flourish this year, with strong rental yields being achieved by our landlords. We help a variety of corporate and professional tenants looking for rental properties of all styles and sizes.

Internationally renowned through tennis, Wimbledon is synonymous with the oldest tennis tournament in the world and an incredible place to live. Offering an extraordinary variety of both town and village life with rapid train and underground links into the Capital, the area is ideal for those needing to be close to London yet desiring a rural feel through the expanse of the Common and parks.

It comes as no surprise, therefore, that the borough of Merton has reported strong property price increases over the past year. However, when set against the asking prices we have seen in Prime London, Wimbledon and the surrounding areas offer relative affordability for those moving slightly further out. Our Lettings team is seeing a rising number of families moving out of their own homes and into rented property whilst they undertake extensive remodelling or extension projects. Relocation agents continue to keep us busy in their search for properties of varying sizes for corporate clients moving into the area; generally they are looking for convenient transport links and neutrally decorated properties, sometimes within catchment areas of the well-regarded schools. Do call in to discuss the Sales, Lettings and Property Management services we provide.

Why Wimbledon? Wimbledon is a wonderful area. With a lovely Common in the heart of the Village, it has that semi-rural feel, but with easy connections to central London and further afield.
Why Wimbledon? Wimbledon provides a fast commute to the City - when you’re enjoying a walk on the beautiful Common it’s amazing to think you can be in central London in just under eighteen minutes from this vibrant area.
Why is now a good time to sell your home? This time of year is a great time to sell, many buyers want to be in by Christmas and this provides a fixed time frame. Interest rates remain low but will rise at some time, so it’s a good time to take advantage of these historically low rates.
Why is now a good time to let your home? September tends to be our busiest month of the year and it continues through the winter season; this year is no exception and we have seen a huge number of people relocating to the area, mainly from central London.
What is the thing you love most about your job? I have always loved property and I enjoy the many different aspects of my role. As well as meeting people from all walks of life, I am fortunate to work in an area that offers a wide variety of architectural styles, from beautiful period homes through to stunning contemporary apartments.
What is the thing you love most about your job? It has to be the opportunity I get to meet so many different people, who all have their own reasons for choosing Wimbledon as the place where they want to live.
Tell us a lesser known fact about your area: Wimbledon Common was often used for exercises by the Home Guard during World War II.
Tell us a lesser known fact about your area: The Village developed from being a rural population which coexisted alongside nobility and wealthy merchants from the City. During the 18th Century the Dog and Fox public house became a stop on the stagecoach run from London to Portsmouth. jackson-stops.co.uk/london | facebook.com/JSSLondon | 37
