The overriding factor that will determine the buoyancy of the London property market in the coming months will be the result of the general election in May. Needless to say, we have been watching with interest as the political parties set out their housing policies fully and we shall continue to gauge the effects closely after Thursday 7th May. You can find some of the latest local market forecasts from our Research Department within these pages.

In recent times we have noticed a growing appetite for a rather more discreet marketing approach from some of our clients. Most of the time we employ the widest range of bespoke, innovative strategies available to achieve sales or letting success. However, for the times when perhaps these strategies are not appropriate, we are also trusted to market properties discreetly to the many registered applicants we have on our database. Whichever way you are looking to sell or to let your property, our dedicated staff across our established network of forty-four branch offices will listen and respond accordingly to help you to achieve your goals. Please do get in touch with your local branch office to find out more.

Activity in the residential property market in London has been supressed since last summer for a variety of reasons but the most commonly quoted is the uncertainty caused by the impending general election. The election is having a significant impact. Economic activity is affected heavily by political uncertainty, amplified by housing policy being high on each party’s agenda. The main concern is over potential policies that may be introduced, including rent controls, minimum-term tenancy agreements, a mansion tax along with other implications for the higher end of the market and overseas’ owners. According to the most recent information published by the Land Registry, prices show an average increase of 13% in London between February 2014 and February 2015.

jackson-stops.co.uk/london

13%

Prices show an average increase of 13% in London between February 2014 and February 2015* Source: *Land Registry

Market activity in London has reduced with transactions 20% lower at the end of December 2014 compared with the previous year. It is interesting to note that at the higher end, the number of properties sold at £2m+ was only 10% lower, therefore that sector of the market has seen less of a fall in demand. However, there is certainly a greater degree of hesitancy of late, with new housing policy impacting the top end of the market disproportionately.

Central London market comment 2 | jackson-stops.co.uk/london | facebook.com/JSSLondon

Rental values are reported to have increased slowly in central London over the last few months according to the main residential indices. Jackson-Stops & Staff’s London Group’s figures for the last financial year show that the number of those looking to rent a property is 12% higher than the year before, with those looking to let out their property increasing by 8%, suggesting a slight upward pressure on rents. Uncertainty in the sales market has prompted more to rent than buy of late as prospective purchasers hold off until after the election. However, post-election the sales market could strengthen negating this boost to rental demand. Fundamentally however, it is London’s strong and stable economic conditions that are causing rental prices to remain firm. Robert Butterworth BA(Econ) London Research Department

“Time spent in reconnaissance is seldom wasted.” So wrote John Marsden and when it comes to researching the history of a country house or estate it normally starts with the statutory listing description or perhaps the Victoria County History. It tends to evolve into a narrative of the finer points of the architectural detail and carries through to the relationship between the development of the building and its social history. In the case of Quarry Wood End, which was built in the 1980s, our research was not going to follow quite the same lines. The present owners had already influenced the social history of the property by adding the most stunning double height library but the family were too modest to allow us to expand on the fact that this was the pride and joy of an eminent haematologist who had done much to further the treatment of childhood leukaemia. The house is perched on the escarpment at Cookham Dean with grounds running down to the River Thames and magnificent views over the Thames Valley. The library houses a collection of about 5,000 books on medicine, military history and fiction. Perhaps I should have taken my cue from the books but instead I was drawn to the river, even on a wet late winter afternoon. Thoughts of Mole and Ratty came to mind and Kenneth

Grahame’s The Wind in the Willows. Research did not stop there, a little further digging and it soon came to light that it was indeed this stretch of the River Thames that had inspired the author to return to Cookham Dean, when he retired from The Bank of England, and write his famous children’s classic. So could it be that Wild Wood was Quarry Wood - it appears so. For anyone wanting to escape from the frantic pace of life in the capital, yet still be able to commute to London, Quarry Wood End provides an excellent option. The waterside garden, with boathouse and over 70ft of private mooring, could not make boating on the river more convenient. The house itself stands high above the river with a terraced garden. Whilst it is now in need of modernisation, it offers the next owner considerable scope. In addition to the library, there are two further reception rooms overlooking the river, 4/5 bedrooms, kitchen/breakfast room, conservatory and double garage. The ideal property for those who enjoy books or “simply messing about in boats”. Holland Park Our office situated just off Holland Park Avenue is well known for providing a highly professional and personal service. Our clients range from local residents to investors from overseas. We have a strong network in the immediate area, however we are also in touch regularly with our country offices as we match people looking to buy from out of London and many who are relocating following their retirement. Local market activity is still conducive to stable and rising prices, however the forthcoming election is naturally fuelling a sense of caution. Recent observations about the spring market made by our National Chairman, Nicholas Leeming, certainly reflected this sentiment: ‘Overall, we are shaping up to be on a positive trajectory for 2015. We expect that the market will continue to 4 | jackson-stops.co.uk/london | facebook.com/JSSLondon

Holland Park and the surrounding areas remain firm favourites with international tenants, who are attracted to the cosmopolitan charm of this special part of London and all that it has to offer; from the beautiful range of properties available, to the stunning green spaces; from the excellent schooling options through to the diverse range of cafés, bars and restaurants. If you would like any advice on the sale or letting of your property we would be delighted to hear from you.

How has the local market been for you so far this year? We have had an encouraging start to 2015 and spring is often our busiest period of the year; there is a natural hesitation from certain sellers and buyers alike in light of the pending election but activity levels remain relatively strong for us at the present time.

How has the local market been for you so far this year? We have had a very busy start to the year, with every type of property being in demand; from studio apartments right the way through to substantial, well-located family homes for long-term tenants looking to settle in the area.

Why is now a good time to sell your home? Now is a perfect time to sell, as the days get lighter and longer and buyers with a more positive mindset are actively looking to purchase a perfect property before the summer holidays.

Why is now a good time to let your home? Following a relatively quiet period last year, many companies have started to relocate greater numbers of employees into London and the rest of the UK once again; we enjoy excellent relationships with a number of local relocation agencies and are busy assisting them with various local assignments. spring is in the air and this will always be a busy time for us. Best lesser known café for a perfect cappuccino? I love to pop into Holland Park café in Holland Park itself for a rare few moments of calm and tranquillity!

7.8% With spring now in full bloom and summer just around the corner, Chelsea truly does look its best at this beautiful time of the year. As our local community begins preparing for its world famous flower show in May, we are busy registering people looking to buy and rent properties at our office on Cadogan Street. The sales market is now undeniably slower than during the heady period of phenomenal growth we enjoyed last year; however, with the forthcoming election on everybody’s minds, we fully expected this slowdown. Indeed, the patterns of behaviour we are now seeing from buyers mirrors that which we have witnessed in previous, pre-election years and we are positive about the months ahead. Rather than conducting viewings for ‘lukewarm’ buyers, we find that those people looking to purchase are genuinely highly

motivated to find a home, irrespective of the wider political events going on around them. If you are looking to sell your property please do get in touch, we would be delighted to help. Our lettings department enjoys excellent relationships with several relocation companies and has remained busy, searching out perfect rental properties for single professionals and families alike, who are relocating from abroad. Time and again we are asked for neutrally-decorated, well-located apartments with open-plan living space to entertain; when it comes to transport links the proximity to a tube station remains key – understandably, we have noticed an increased desire for shorter journey times from tired, hard-working commuters! Chelsea has long been a popular choice for private landlords, with rental yields and capital gains remaining stable for the foreseeable future. Please contact our team to find out more.

How has the local market been for you so far this year? With the imminent general election in May, we have noticed that the local sales market has felt slightly more cautious in recent weeks; this always tends to be the case ahead of any events that could have significant financial ramifications for potential buyers and sellers and therefore comes as no surprise to us.

How has the local market been for you so far this year? After a slightly slower start to the year than anticipated, following an incredibly busy end to 2014, we have noticed a definite change of pace since the beginning of March; when talking to applicants in our office we sense a definite appetite for letting, which allows greater flexibility and time to hunt out a perfect long-term property to buy.

Why is now a good time to sell your home? Despite political events taking place around us, people still have their own personal reasons for buying and selling properties; as such, we still speak to motivated buyers who are looking to find their perfect home, yet sometimes feel frustrated by the amount of stock available to view at the moment.

Why is now a good time to let your home? The spring market is always a busy time for Chelsea lettings, so if you are in a position to put your property on the market during this period you can take advantage of the higher demand for properties of all sizes in the area.

Mayfair The past few months in Mayfair have been characterised by a rather ‘wait and see’ approach from buyers and sellers alike. The significant changes we witnessed recently in terms of stamp duty relevelling certainly produced a knock-on effect on the local market, as purchasers were quick to weigh up the true cost of buying a home in Prime Central London. However, after an initial sharp decrease in the number of applicants looking to buy, we are generally finding that people still have their own personal reasons for purchasing property and demand has increased once more; indeed, we frequently receive feedback from frustrated buyers bemoaning the lack of stock available to view. Domestic politics does not tend to play a large role in the Mayfair property market. However, we are finding the imminent election and the uncertainty over potential taxation changes are fuelling a more cautious approach from purchasers. In recent months it is these issues, together with concerns about the possible imposition of a mansion tax and further changes to ‘non-dom’ status, which have caused more of a stir than usual. Properties between the £2m-£5m mark have seen a noticeable reduction in demand, following Stamp Duty changes last year. However, the severe shortage of stock available continues to ensure prices are holding strong. During these changing times, our lettings department goes from strength to strength and we are experiencing high demand for good quality properties of all sizes. Renting allows people the flexibility they are looking for and works well for those being located from abroad. Do get in touch for an up to date appraisal of your property, we would be delighted to help.

How has the local market been for you so far this year? The market has now recovered from the initial shock of the recent stamp duty changes and we are predicting a significant increase in activity after the general election.

How has the local market been for you so far this year? So far this year the market has been steady and the oversupply of property towards the end of 2014 has started to ease. At the lower end of the market demand is actually outstripping supply which has meant that one bedroom apartments are receiving interest quickly, with minimal void periods.

Why is now a good time to sell your home? Due to the impending election we are finding that the people who are actually out looking at the moment are very serious, motivated buyers who are looking to purchase a property irrespective of world events! Best lesser known cafĂŠ for a perfect cappuccino? Richoux on South Audley Street remains my favourite place for a perfect cup of coffee.

Why is now a good time to let your home? Although average rental growth in Prime Central London is modest at the moment average capital growth is strong, which is boosting total returns to our landlords. Best lesser known cafĂŠ for a perfect cappuccino? Truc Vert on North Audley street is a tried and tested favourite of mine.

Pimlico sales and lettings 020 7828 4050 pimlico@jackson-stops.co.uk @jsslondon

Our office in Pimlico is placed perfectly to sell and let properties to MPs and civil servants looking for a conveniently located pied à terre in which to base themselves when Parliament is sitting.

jackson-stops.co.uk/london

Whatever the final outcome, the election will bring inevitable movement to the local market and this creates excellent opportunities for sellers and landlords alike. Pimlico remains relatively affordable when set against its more pricey neighbours; as such, it continues to attract a large number of first time buyers and ‘end users’ who appreciate its excellent location, beautiful Cubitt-influenced architecture and stunning garden squares. If you are looking to instruct an agent soon, we would be delighted to provide you with an up-to-date appraisal of your property.

33%

Our National Chairman, Nicholas Leeming, recently described the sales market as being ‘a bull run for nearly 10 years in London.’ With the central market showing signs of a slowdown, a sale in London in order to fund a larger, lesser-priced property in the country appears to be an increasingly attractive option. If you are considering your own move to the country, we work closely with our national network of offices across the UK; please do contact us to find out more.

Our Pimlico office has carried out 33% more appraisals for people looking to let out their property in Q1 2015 compared with Q1 2014** Our office has had an 11 fold increase in property transactions in Westminster during the period March 2013 to March 2014*

jackson-stops.co.uk/london

We recently attended this year’s ARLA Conference and listened to lively discussions about the future of the private rented sector, where it’s apparent that there could well be significant changes ahead, particularly if we have a change in government. There has been much debate over rising housing demands and rental levels in the run-up to the election, with some policies, such as securing longer tenure and controlling rents, being perceived as being ‘anti-landlord’ and ‘pro-tenant’ in a way that could transform the private rented sector as we know it. Do pop in to discuss these issues further if you are passing our office on Sussex Street.

Name: Harry Buchanan Position: Director, Pimlico Sales How has the local market been for you so far this year? We had a very positive start to 2015 and this was particularly true of the £500k - £1m priced properties; despite outside influences, the higher end of the market is also moving well here in the locality. Why is now a good time to sell your home? I would say personally that it’s a good time as the spring is bonus time in the City and traditionally we see many more purchasers come to the market around this time of the year – there is also a huge sense of uplift and positivity with onset of BST! Best lesser known café for a perfect cappuccino? It’s a tie at the top, depending which end of Pimlico you are. The Italian deli on the corner of Alderney and Lupus Street is always a winner, joint with Uno on the corner of Denbigh Street and Warwick Way. Name: Georgina Clarke Position: Director, Pimlico Lettings How has the local market been for you so far this year? The start of the year began with a good deal of activity in the lettings market, with a good number of lets agreed across Pimlico and the central offices. Following a noticeably quiet period in terms of enquiries in February, we are currently experiencing increased corporate movement in the spring and into the new financial year. Why is now a good time to let your home? With the general election just around the corner, many investor landlords are sitting on their investments and waiting to see what will happen with the economy post-election. Although returns are not as strong as they could be, rents are stable currently and capital values are still on the up. Of course in Pimlico & Westminster, elections do generate a buzz in our local market as MPs and civil servants arrive and depart. Best lesser known café for a perfect cappuccino? Today I grabbed a takeaway lunch from Daylesford on Pimlico Road, whilst walking between our Chelsea and Pimlico offices. Serving up wonderful lunches, cakes and coffees with tables outside overlooking Pimlico Square, this is a great spot for a delicious pit-stop.
