Activity in the residential property market in London has been supressed since last summer for a variety of reasons but the most commonly quoted is the uncertainty caused by the impending general election. The election is having a significant impact. Economic activity is affected heavily by political uncertainty, amplified by housing policy being high on each party’s agenda. The main concern is over potential policies that may be introduced, including rent controls, minimum-term tenancy agreements, a mansion tax along with other implications for the higher end of the market and overseas’ owners. According to the most recent information published by the Land Registry, prices show an average increase of 13% in London between February 2014 and February 2015.

Market activity in London has reduced with transactions 20% lower at the end of December 2014 compared with the previous year. It is interesting to note that at the higher end, the number of properties sold at £2m+ was only 10% lower, therefore that sector of the market has seen less of a fall in demand. However, there is certainly a greater degree of hesitancy of late, with new housing policy impacting the top end of the market disproportionately.

Rental values are reported to have increased slowly in central London over the last few months according to the main residential indices. Jackson-Stops & Staff’s London Group’s figures for the last financial year show that the number of those looking to rent a property is 12% higher than the year before, with those looking to let out their property increasing by 8%, suggesting a slight upward pressure on rents. Uncertainty in the sales market has prompted more to rent than buy of late as prospective purchasers hold off until after the election. However, post-election the sales market could strengthen negating this boost to rental demand. Fundamentally however, it is London’s strong and stable economic conditions that are causing rental prices to remain firm. Robert Butterworth BA(Econ) London Research Department


“Time spent in reconnaissance is seldom wasted.” So wrote John Marsden and when it comes to researching the history of a country house or estate it normally starts with the statutory listing description or perhaps the Victoria County History. It tends to evolve into a narrative of the finer points of the architectural detail and carries through to the relationship between the development of the building and its social history. In the case of Quarry Wood End, which was built in the 1980s, our research was not going to follow quite the same lines. The present owners had already influenced the social history of the property by adding the most stunning double height library but the family were too modest to allow us to expand on the fact that this was the pride and joy of an eminent haematologist who had done much to further the treatment of childhood leukaemia. The house is perched on the escarpment at Cookham Dean with grounds running down to the River Thames and magnificent views over the Thames Valley. The library houses a collection of about 5,000 books on medicine, military history and fiction. Perhaps I should have taken my cue from the books but instead I was drawn to the river, even on a wet late winter afternoon. Thoughts of Mole and Ratty came to mind and Kenneth

Grahame’s The Wind in the Willows. Research did not stop there, a little further digging and it soon came to light that it was indeed this stretch of the River Thames that had inspired the author to return to Cookham Dean, when he retired from The Bank of England, and write his famous children’s classic. So could it be that Wild Wood was Quarry Wood - it appears so. For anyone wanting to escape from the frantic pace of life in the capital, yet still be able to commute to London, Quarry Wood End provides an excellent option. The waterside garden, with boathouse and over 70ft of private mooring, could not make boating on the river more convenient. The house itself stands high above the river with a terraced garden. Whilst it is now in need of modernisation, it offers the next owner considerable scope. In addition to the library, there are two further reception rooms overlooking the river, 4/5 bedrooms, kitchen/breakfast room, conservatory and double garage. The ideal property for those who enjoy books or “simply messing about in boats”. Teddington The last few months have provided plenty of food for thought for us here in Teddington. A number of factors have been at play to shake up the national property market and, with the recent cooling of the Prime Central London market, we are certainly enjoying a ‘ripple’ effect as certain buyers look slightly west and realise just how much further their budget will stretch in TW11. The stamp duty reforms introduced at the end of last year benefited the vast majority of purchasers and helped to fuel confidence amongst buyers, particularly those taking their first step onto the property ladder. Our National Chairman, Nicholas Leeming, commented recently that ‘the positive effects from the Stamp Duty reform late last year are now starting to be felt, with activity levels increasing for properties priced below the £937,500 mark. Coupled with the low interest rates, improving regional economic recovery and investment in infrastructure, it appears that spring has come early for this section of the

We’ve found it to be a challenging market in some respects, largely due to the inevitable uncertainty that a general election brings; however, there are still sales to be made as people will always need to move for a variety of reasons. At the moment, this is a market for an experienced agent who can sense a deal.

Why is now a good time to sell your home? Despite there being a lot of uncertainty within the market due to external factors we are finding that prices are still holding well; who knows what the future may hold but I think there is likely to be a palpable sigh of relief when the election is over and buyers and sellers alike can start dealing with actualities rather than unknowns. Best lesser known café for a perfect cappuccino? We are spoilt for choice in Teddington, but the Fallow Deer just a bit further along from our office on the High Street makes a great coffee.

Why is now a good time to let your home? The bulbs have broken ground and the sun is shining, finally! Before we know it the summer will be here, making now the best time to move into a new property and enjoy the warmer months ahead. Best lesser known café for a perfect cappuccino? I’m a big fan of La Bottega, just a few doors along from our office. It’s just been refurbished and remains an excellent independent deli that offers fantastic Italian coffee and wonderful food.

Having just commissioned some insightful data about house prices in England and Wales*, we were not surprised to learn that the strongest national price rises were recorded in Greater London, which topped the league table with an incredible increase of 16% from December 2013 to December 2014. Encouragingly, Surrey was also a very strong performer and recorded price growth of 12%, coming fourth in the overall league table behind London at 16%, Oxfordshire at 15% and Hertfordshire at 12%. Whilst it is clear that there has been a slight cooling off in the Prime Central London market ahead of the general election, this does not appear to have happened to Elmbridge to the same extent. Indeed, there remains a strong appetite from buyers looking to find the right property in the area. This is true particularly within the family housing market, which is continually attracted to the excellent schooling and general quality of life afforded by Elmbridge. Research just conducted by our London Research Department shows that our office on the Queens Road has 19% more applicants registered to buy than it did at the end of Quarter 1 last year. The lettings market has been active across the board, with a great deal of activity in the professional sector relocating to the area for work purposes. The family market saw a good amount of movement last year and although the companies relocating staff are tightening the purse strings, there are a number of good budgets coming through the private sector; this is largely due to people utilising the strong sales market at the start of the year and selling up and moving across into the rental sector to ‘sit back and see what happens’ in the sales market over the coming months. Why is now a good time to let your home? Elmbridge remains popular due to the number of ‘top notch’ schools, good commute to the City and the mix of village and town lifestyle offered. We are seeing a number of home owners selling up and moving into the rental sector; as people become more particular in their choice of properties to purchase, renting gives them ‘time to breath’ whilst they search out their forever home. There is less property to rent across the board and this is making competition strong; it is also a fabulous way to ‘try before you buy’ in an area. Best lesser known café for a perfect cappuccino? It’s been a busy few months for our Wimbledon office in the Village, not least because of the extensive refurbishment programme we carried out at the end of last year, which has provided a wonderful working environment for our growing team and created a stronger presence within the area for our clients. In recent weeks, the sales market has started to reign itself in after the buoyant prices being achieved in the area last year. Having said that, there remains interest from buyers at all levels in spite of the looming election.
