As another financial year comes to a close and a new one begins, it’s always a good time to reflect on the market, particularly as Spring comes into bloom and we all set our sights on the Summer ahead. The past year (April 2014 to end March 2015) has seen a 29% increase in Webbers Fine & Country Sales compared with the same period for 2013/2014. In truth, this has been mainly due to the increased sales volume rather than prices being achieved, the past 12 months having perhaps been a year of recovery. I should like to feel that as long as your home is correctly priced there will be greater genuine interest. Unfortunately there still seem to be so many homes on the market with other agents that have literally been on the market for years and these homes will continue to struggle unless priced in line with market expectations. Whilst a general election is pending (this magazine is going to press a few days prior to the result being known), traditionally there is a hiatus within the property market, particularly at the upper end as buyers and sellers sit and await any outcome, many having no real pressure on them to have to move. Indeed whilst this has been the case it’s interesting to note, only a couple of weeks prior to the election, that many of our offices are beginning to see an uplift in Fine & Country property sales and enquiries, despite the fact that this is an ideal time for buyers and sellers to ‘sit on the fence’. I personally feel quietly positive about the months ahead, certainly as soon as any new government is formed. Coalition or otherwise there seems to be some steady traction growing in the upper end of the market. However, as I say every time, pricing and marketing are still the real keys to any successful sale. There’s movement in the market, conditions are healthy and the future looks bright
AS I PEN THESE WORDS THE COUNTRY IS IN THE GRIP OF ELECTION FEVER, WHICH ORDINARILY WOULD PUT THE BRAKES ON THE PROPERTY MARKET BUT I AM DELIGHTED TO SAY NOT SO THIS TIME AROUND. Spring is in the air and from where I sit there is much to be happy about with the market. Election fever seems not to have stalled activity and by the time you read this magazine a new government will have been formed. In North Devon the market is up and running and, with low mortgage rates, a thorough overhaul of stamp duty, freedom with private pension money, falling unemployment and a national economy showing positive signs, the future is bright. I’ve been involved in property for 40 years, mostly in Devon. I am still not considered a local but for me this glorious corner of England is home. After 28 years my wife and I have upped sticks and moved house. The reality has been interesting, challenging and downright nerve-racking, but we achieved what we set out to do, the experience one of benefit, or so I’m told, highlighting the tribulations that sellers and buyers go through on a daily basis. Preferring to keep the process at arm’s length, we engaged the services of my Webbers colleagues who did a first rate job. We purchased through another agent with whom our sales team communicated regularly, the essence of good estate agency. Whilst valuation, negotiation and sales are our stock in trade, ours is a people business. There is nothing worse than being in limbo, not knowing what is going on, whether a sale, a purchase or both. Cornish deals show significant signs of improvement this Spring
CORNWALL THERE CONTINUE TO BE STRONG SIGNS OF MARKET RECOVERY HERE, BOLSTERED BY BUYERS OUTSIDE THE CAPITAL LOOKING FOR BETTER AFFORDABILITY. The last quarter of 2014 proved to be the worst quarter for property sales throughout the country, led apparently by the cooling of the Greater London market after massive and unsustainable growth. Political distractions often cause uncertainty and subdue the market. This was very much the case with last year’s ‘Scottish effect’, the referendum not only affecting Scotland but also the English market. This time around however it is a relief to say that we are not being unduly affected. We are finding that the Chancellor’s early electioneering last December, discarding the thresholds of stamp duty, has helped significantly to improve the market, removing concern especially at the £500,000 barrier in Cornwall. This is evidenced by some good recent contract exchanges including one property known as Trewint Farm, on the market for £685,000, and another property near the north coast marketed a few days before Easter for £775,000 and sold by the Wednesday after. Similarly a semi-detached barn conversion with about six acres on Bodmin Moor attracted three viewers in as many days, selling within ten days of instruction. Late last year and in January properties applicable to the brand of Fine & Country Golf were marketed by us adjoining Lanhydrock Golf Course south of Bodmin. We received five individual instructions ranging from £595,000 down to £445,000. All five have been sold quickly by us with three already having exchanged contracts.

Forward, thinking West Buckland School has been an important feature of the North Devon and Exmoor community for over 150 years. Starting from humble beginnings, lodged in a farmhouse with just three pupils and a 21-yearold Headmaster, the school today is unrecognisable to that founded by the Reverend JL Brereton in 1858. In September this year, the latest development comprising a new study centre and sixth form boarding house will open.
The study centre will be used by all pupils in Years 7 to 13. It will provide classrooms, open plan study spaces, library, IT resources, a careers and higher education centre and a dedicated sixth form study area. Sixth form students are set to benefit from some exceptional new facilities. A new boarding house will provide 70 en-suite single bedrooms with a range of social spaces. The development promises to provide a facility second to none in the South West of England.
Academic performance at the school over many years has been consistently strong, placing West Buckland amongst the highest achieving co-educational day and boarding schools in the region. In 2014, 75% of A-levels were passed at A* to B grades, enabling the overwhelming majority of students to progress to their first choice universities and courses. Every year a large proportion secure places at the most competitive, highly-respected and research-intensive Russell Group institutions.
The Prep School is based on the same campus and shares many of the facilities with the Senior School. Music and creativity are vitally important areas and real strengths of the Prep School.
