I can’t believe how quickly the time has flown over the last couple of months – and we are now in the run-up to autumn. This issue of Live Ribble Valley sums up the transition of the seasons as our interiors section swaps outdoor living for top tips on warming up our homes. With the Glorious Twelfth behind us, our food pages feature local gastropubs with game on the menu and our motoring section features some top-notch SUVs – perfect for the chilly wet weather that we are accustomed to.
As always, we meet some truly inspirational people from the Ribble Valley, including Amanda Parker who has taken on the role of Lord Lieutenant of Lancashire, making her the first woman to be appointed in almost 500 years. The appointment was made by King Charles III earlier this year and Amanda says she is relishing the challenge. As Lord Lieutenant she hopes to highlight the good work of voluntary groups, businesses and individuals that contribute to our communities here in Lancashire.
Also doing good work, are the two founders of Sisu - an organisation that protects children and helps families to thrive, often in the face of adversity. Longridge-based Kerry Ainsworth and Cat Coulier are breaking new ground, providing 24/7 help to predominantly single mums, giving them a new way of life.
We speak to two cake-making entrepreneurs whose products can now be seen in Booths and Waitrose – and also coming soon to Tesco, and we meet designer, musician and songwriter Jack Watkins who has been likened to a young Elton John. He recently appeared at the Grand in Clitheroe to mark the launch his new EP.

Jan Woolley EditorIn 1987, married to Robert, she returned home to Lancashire after working in London for a number of years. Robert had inherited the historic Browsholme Hall in the Ribble Valley, in 1975: “At that time his parents needed more help running the hall so we came back. The changes they had made to Browsholme saved it and we carried on that legacy, moving it forward and making it into a family home.
“Hockey was really where it all started,” she recalls, playing for Clitheroe and as a county umpire and then becoming involved in coaching juniors, who represented the north of England on the national hockey competition circuit.
She went on to become a trustee of many organisations and volunteered as a magistrate. In 2015 she was appointed as High Sheriff of Lancashire and the following year was appointed by Lord Shuttleworth as a Deputy Lieutenant for Lancashire.
Taking on the role of Lord Lieutenant of Lancashire, Amanda Parker is the first woman to be appointed in almost 500 years.
Honoured to be named by King Charles III earlier this year she took over from Lord Shuttleworth, in a ceremony held at Lancaster Castle at the beginning of August.
“The appointment process is very discreet you cannot apply for the post,” explains Amanda. “The appointment of a Lord Lieutenant is very structured and initially undertaken by the Prime Minister’s Appointments Secretary, who will recommend candidates, following a rigorous consultation period.
“If the Prime Minister agrees – and he doesn’t always – the chosen name is then passed on to the King.
“Although aware my name was potentially to be on the list, I didn’t really think any more of it. So, I was a bit taken aback when I was asked to do it! I did have to think very seriously about what I was taking on, but have always relished a challenge and will always do my best to succeed.”
Over the years Amanda has been involved in many voluntary, sporting, cultural and community endeavours as well as showing an astute understanding of business enterprise and industry.
In her new role as Lord Lieutenant of Lancashire she is the King’s and the royal family’s representative in the county.
“The role is largely ceremonial, but it is changing and becoming more about supporting the county and recognising the work of individuals and organisations,” she explains.
“Charles (Lord Shuttleworth) has done an incredible job. He recognises that it is a different role now, compared to 26 years ago when he was appointed. It is much busier and we have regular meetings – he has been doing the job for so long that I can ask him anything about it and his advice and support has been invaluable!”
Having recently resigned as a magistrate, a role she has been undertaking for two decades, Amanda continues: “I knew I couldn’t do both – traditionally the role of Lord Lieutenant continues until the age of 75 so it is a huge commitment.
“Today there is far more of an expectation from a Lord Lieutenant, there’s always something to be planning ahead for. For example, in recent years we had the Queen’s Platinum Jubilee, the Queen’s Green Canopy and next year is the 80th anniversary of D-Day. These are the sort of events that Lord Lieutenants have to come up with ideas for,

to make them relevant locally and getting people involved.”
Looking to her time ahead as Lord Lieutenant, Amanda has a trusted Vice-Lord Lieutenant, Christine Kirk from Read, and she has 43 appointed Deputy Lieutenants (known as DLs) to support her: “I will be working very closely with Christine and the DLs, who are located around the county.
“Deputy Lieutenants are broadly representative of Lancashire in terms of industry, culture, ethnicity, gender and age. Drawing on their own experience and interests, I will ask them to help highlight and promote the work of voluntary groups, businesses, health and education – or individuals that contribute to our communities in Lancashire.”
One of Amanda’s first ceremonial appointments will be the annual judges’ service at Preston Minster for the start of the new
legal year at the beginning of October. “While the role of Lord Lieutenant is very different now – that is also true of the role of the royal family. King Charles has made it clear that he will support minority communities, climate change and the cost-of-living crisis.

“Royal visits are no longer about ribbon cutting – the royals want to meet people and find out what they are doing.”
Last year the Prince and Princess of Wales (then the Duke and Duchess of Cambridge) visited Clitheroe, as Amanda recalls: “The
Prince and Princess of Wales enjoy an activity when they visit. During their visit to Clitheroe they met hospital staff and were keen to learn about how services are delivered in a rural community hospital.”
When royal visits are scheduled, for security reasons they are usually announced at relatively short notice: “As Lord Lieutenant and His Majesty’s representative in the county, it is my responsibility with the valued help of the Lieutenancy Office at County Hall, to do all the organising and make sure the timings are right. Usually, visiting Royals will cover a number of locations and events,” says Amanda, who says she is not yet aware of any forthcoming royal visits: “While I’ve not yet been notified of anything, the King has a personal interest in owning the Whitewell Estate and other land in the county, and I’m sure he’ll want to meet farmers and families who live and work there.
“Plus, of course, we have so much going on here in Lancashire, so many exciting developments such as the Eden Project North and the National Cyber Force being based here,” adds Amanda.
In preparation for her new role Amanda has been fitted for her new dark blue military uniform at the prestigious Kashket of London: “They did the majority of the uniforms for the Coronation. On occasions I can carry a sword and I’m delighted that the Hon Ralph Assheton of Downham Hall has offered me the loan of his grandfather’s sword, which Lord Shuttleworth uses now, so there’s a lot of local continuity.”
Looking forward to the challenge of the years ahead, she concludes: “Lancashire is very unusual in terms of its diversity, economy and geography, its different faiths and communities and I think it’s wonderful how people all get along.
“I have taken six months to prepare for this and as time has gone on, I have become much clearer on how I want to approach this role. I am very much looking forward to it.” n

A chance visit to Kitchen Design Centre in Urmston led to a new kitchen for a local family.
David and Lois decided to call in to the showroom when they were in town. They had no real need or desire for a new kitchen but decided to pop in for a look at the displays. Fast forward a year and their stunning home has been transformed thanks to a complete room change and stunning modern shaker style Kitchen Design Centre kitchen.
When they visited the showroom they loved the displays and started to think about how they could work in their house. They weren’t keen on traditional shaker style kitchens and handleless was too modern for them but they loved a display that was a happy medium: a modern shaker style.
Designer Rowan Chick visited them at home for a complimentary home visit and discussed the various options available to them based on their design ideas. Lois loved the idea of a blue kitchen and designer Rowan Chick came up with three design options that showcased different layouts all in striking blue colours.
To complement the kitchen they asked Rowan to design their utility room which now sits to the side of the kitchen. In similar colours this practical space complements the kitchen perfectly.
The new kitchen has totally transformed their home and looks incredible. The blue and off-white palette works perfectly and the whole space feels airy and homely. David and Lois are delighted with Kitchen Design Centre, finding the whole process from meeting Rowan at the start to dealing with the fitters to be seamless and stress-free. They love their new kitchen and wouldn’t hesitate to recommend Kitchen Design Centre.

Nicola Law founded Cove Baby, a highchair accessories and weaning brand, three years ago and up until now she has designed all of the cushion covers and splash mat prints herself, with help from her brother, a graphic designer. Brought up in the Ribble Valley, Nicola is proud that many of the Cove Baby products are made locally, near her roots in Lancashire. Offering a wide range of products in beautiful, aesthetically pleasing heritage colours and patterns to match with your interiors, Nicola has been looking for a well-known designer
or illustrator to elevate further the Cove Baby brand, whilst fitting in with the ethos she has created.
Nicola previously worked in fashion for 12 years, as the National Sales Manager for world renowned Brazilian brand Melissa shoes, which is best known for the collaboration with Vivienne Westwood. She has a good understanding of the importance and great success of a perfect brand partnership and at Melissa shoes collaborations were also formed with Karl Lagerfeld, Jean Paul Gaultier, Zaha Hadid – even Liberty!
Things fell into place last year when Nicola visited the London Textiles Show to research upcoming trends. This is where she met the team from Liberty: “They explained that

Design is a science as well as an art form, done well it brings balance and harmony to spaces in the home and fulfils the practical role for the room. Getting the proportions right and the balance between ‘positive’ and ‘negative’ space is essential. Excellent design sympathetically marries style, function, and existing features of interest to create beautiful, liveable spaces. This is achieved through a ‘layer’ process, which combines the 7 elements of interior design with key ‘layers’ such as practicality, colour, style, and aesthetics.
A couple with three young children, asked us to redesign the kitchen, living room and hall of their four-bedroom, Georgian farmhouse, located in a pretty hamlet in Yorkshire.
The foundation of good design is to make the space practical for the family.
The location of the dishwasher, fridge/ freezer, storage and cabinetry was decided on by thinking about how the young family would use the rooms we designed. In this case the resurfacing and removal of a step in the kitchen helped to achieve the goal.

The furniture, handcrafted in our workshop in Skipton, was hand painted in a soft, neutral colour to accentuate the light feeling of space.

The style and aesthetic feel are dictated by both customer and space. The customer wanted more room, so we removed an internal wall to create one larger, family-sized room for cooking, socialising, and eating with improved access to the garden. For an extra feeling of space open shelving was added. They had a large island but did not want any appliances on show, so an integrated small drinks fridge was hidden behind door fronts to match the rest of the island doors.
Inspired by Georgian design, we created elegantly proportioned panelled
Colour provides connections between objects and furniture within the space, bringing a room together. To add character and modern definition, that worked with the original features of the Georgian home, oak flooring contrasted beautifully with white marble worktops and walls, with a pop of colour from the island and glass-fronted dresser, which were painted in a rich, dark green.
Accent lighting added a touch of warmth with aged brass wall and pendant lighting and an engineered oak floor throughout the ground floor created a connection between all the rooms.

Careful consideration was made of the ‘form’ by creating shallow wall cabinets with a built-in microwave for warming milk, ensuring a comfortable walkway between the island and the drinks prep area.

The Japandi trend first emerged a few years ago but continues to dominate the interior design world seeking ways in which to create spaces that are both practical and calming
Japandi is a unique and harmonious marriage between the Scandinavian concept of creating a cosy atmosphere through design (think ‘hygge’) and the Japanese notion of finding beauty in imperfection.
In this blog, we’re exploring a few of the key elements of Japandi design, which can easily be incorporated into a bedroom. By following a few simple design principles, you can create a serene and cosy sleep space that is also functional and fit for purpose.
Japandi design predominantly utilises a neutral colour palette. Off-white, cream, beige, taupe and grey are all used to evoke a sense of calm in a Japandi interior.
If you find a neutral-filled bedroom somewhat unappealing and you appreciate more vivid colours, there’s nothing to say you can’t introduce a few splashes of brighter shades.

furniture with a limited lifespan, a Japandi bedroom will feature well-made, longerlasting pieces crafted from woods such as maple, oak and mahogany. This is the ideal opportunity to support a local maker and source bespoke, fit-for-purpose furniture that will last for decades.
In a room which is based on a predominantly neutral colour palette, layering textures will add visual appeal and depth. Opt for natural materials like linen, wool and cotton for soft furnishings and layer textures to create a cosy and inviting feel. Throws, scatter cushions and rugs will contribute to creating a more inviting sleep space.

It was a prestigious contract for them and actually cost £750 – a huge amount of money at the time!” Andrew says.

But his ancestor didn’t stop at Darwen Tower and after relocating to Hilton Head Island in South Carolina, Richard Whalley built the largest college in the state of Georgia: “I am immensely proud of my heritage. My great-great-grandfather’s family then went on to design and build the Harbour Town Resort at Hilton Head Island, which actually has a famous lighthouse that is very similar in design to Darwen Tower,” explains Andrew. Sporty and competitive from a young age, Andrew has always been good at ‘thinking on his feet’: “It’s important to be adaptable and always looking for the next opportunity,” he says, and like his great-great-grandfather, Andrew also worked in South Carolina in America using his carpentry skills to install house frames. He then returned to the UK when he noticed how markets and the trade was changing and started his decking business, initially using wood. However, by chance, he picked up a brochure about composite decking at Shackleton’s Home and Garden: “I was immediately intrigued and approached the company, who imported the product to find out more details. This was also the start of our relationship with Shackleton’s where we have displayed our products and workmanship for over a decade.”

Alovely summer’s evening for Stuart Frazer’s Summer Social meant guests enjoyed alfresco drinks and artisan pizzas outside, whilst also enjoying a Mediterranean cooking demonstration from Gaggenau in the showroom.
With drinks from award-winning company Copa Fizz, served from their vintage prosecco truck, guests enjoyed a range of alcoholic and non-alcoholic gin and tonics, all with gins from local distilleries together with a range of cocktails, prosecco, lager and beers.
Pizzas were made to order from artisan company Simply Wood Fired Pizza, in their wood fired pizza oven.
Guests were also treated to a wonderful cooking demonstration with lots of hints and tips from Gaggenau’s home economist Sharon Dodsworth.
Sharon cooked a full Mediterranean menu, which included spiced lamb flatbreads, griddled haloumi veggie wraps and a bulgar wheat salad. For dessert, she demonstrated a stunning strawberry and mango roulade and a vegan lemon polenta cake.
Stuart Frazer’s Managing Director, Mark Harrison, said the evening was a huge success: “It was great to get customers, colleagues and friends together to enjoy some great food and drink. Over the years Stuart Frazer has become well known for its fantastic parties and events and the Summer Social was right up there as one of the very best we’ve done.”

Summer is drawing to a close and autumn is just around the corner – what a perfect time to think about your garden successes and mentally plan for next year
It’s time to start harvesting some seeds from your favourite plants. Why buy packets of seeds every year when you can simply collect them from your own plants or those of your friends?
So, thrifty tip for the month is to save seeds from summer flowers. Growing plants from your own seeds is satisfying and exciting. Not only is it easy to do, but it saves a bit of cash producing flowers for the garden that you can share with friends.
Always collect seeds from healthy plants on a dry day. Pick seed heads as they turn from green to brown then lie them in a tray in a greenhouse or on a warm windowsill or airing cupboard until the seedpods open easily. You will need to remove husks and other debris before storing. To store seeds until spring, use small paper packets, label them and keep in an airtight container. Some seeds are easier
than others – for instance columbines, love-inthe-mist, poppies and foxgloves you can simply tip, shake or split the seed capsule onto a piece of paper and collect the seeds. Smaller, finer seeds that are harder to extract can be rubbed through a fine sieve over a piece of paper.
Seeds are often collected as a kind of plant insurance policy. Some plants, like salvias, are not completely hardy – so it’s good to save some seeds in case your original plants don’t survive the winter. Salvias really come into their own at this time of year though, when their spikes of flowers combine beautifully with other classic later bloomers such as asters. And salvias tick a lot of boxes – drought tolerant, low maintenance, pest and disease resistant as well as being loved by pollinators.
Asters, like salvias, also have long flowering period. Sometimes known as Michaelmas daisies, asters are much loved by pollinators and gardeners alike due to their daisy-like flowers and late-season colour. Most are perennials lasting years in borders and beds.
They grow best in full sun and well drained soil and as a general rule, the smaller the leaves, the more drought and wind tolerant they are. A relative newcomer ‘Amistad’ with rich purple flowers that show from May through to November has quickly become a best seller. The inimitable ‘Hot Lips’ with its red and white flowers is a hardy, compact, scented, bushy plant whilst ‘Viola Klose’ has radiant violet flower spires and is an excellent alternative to lavender.
However, during prolonged dry spells, the Royal Horticultural Society (RHS) suggests additional watering as the height of an aster can vary from year to year according to the amount of water it has received. n

Inspired by our ancient ancestors and having a love of anything sparkly, artisan jewellery maker Sam Rowena Taylor creates magical pieces made from Anglo-Saxon-inspired designs adorned with glass and crystals.
Her talent and extensive historic knowledge has led her to working in many interesting and impressive places – not least the British Library in London.
Having excelled at art, history and languages at school, Sam was unsure of what she wanted to do when she left so she learnt typing and was encouraged to take a reliable office job: “In the eighties jobs were hard to come by and it was generally thought that
you should pursue a practical, reliable career rather than something arty.”
At 18 she decided to go to Germany where she worked as an au pair for six months in Stuttgart: “I had a pen friend in north Germany but I wanted to discover southern Germany,” says Sam, who was drawn to the picturesque ski resort of Bavaria. Enjoying travel, she got a round-the-world ticket backpacking in Australia, New Zealand, Fiji and Hawaii as well as Scandinavia and South America –quite an adventure for a girl who was still in her early 20s!
Returning to her Lancashire roots, her creative ambition remained, so she decided to study graphic design – a cutting-edge,
pioneering new computer course at that time. She went on to work as in-house designer at Preston North End, designing and developing their programme, publications and website: “For a while I also worked with Sir Tom Finney scanning old slides and photographs for a book PNE were putting together about his playing days at Preston North End,” she recalls.

She went on to work on a Forest of Bowland Landscapes Project which involved looking into Lancashire history and the role of the Anglo Saxons, and as a result of the their blog, Sam was asked to join various other projects involving the Lindisfarne Gospels and the Staffordshire Hoard.
“That involved weapons such as swords and the decorations on them,” says Sam.
Five years ago she was also asked to teach jewellery-making workshops at the British Library in London: “The library was running an exhibition on the Anglo Saxon Kingdom and the approach from them came out of the blue!”
The project was such a success that the British Library asked her to return to conduct more workshops linked to some of the library’s permanent exhibitions – most notably studying illuminated Anglo-Saxon manuscripts and the decorative lettering and designs that feature on them.

It was while she was at PNE that she began teaching herself jewellery making and after leaving to pursue a career as a teacher, she embarked on a silversmithing class to develop her jewellery-making skills further.
“I started working with a jig, making repeat patterns with wire and began to develop my own style,” says Sam, who became a teacher of adult learners.
“It was a natural step for me to begin teaching jewellery making. I knew that eventually I wanted to make my own jewellery.”

Her Anglo-Saxon inspired pieces include hand-formed wire work and she also uses Swarovski crystal, gemstones and fused glass.
“I love anything sparkly! I remember my mum and I used to take an annual trip to London and we would visit bead shops in Covent Garden and Camden Lock. It was like an Aladdin’s cave to me!” she says.
“Fifteen years ago I discovered fused glass. I tried to persuade myself that I was busy enough as I was teaching full time, but an opportunity came up to buy a second-hand kiln – so I couldn’t let that go!” enthuses Sam, who creates a dichroic element to her Zodiaccoloured glass pieces, adding crystal to give
sparkle: “It really adds zing to a piece. It is very abstract and adds a pop of colour,” she explains, which leads on to the name of her business Elfin Alchemy?
“There is a sea of makers out there and I just couldn’t find a name for a website that hadn’t already been taken.

Two local doctors, with a passion for the health of people’s skin, are doubling down on the safe and effective removal of worrisome lumps and bumps

Riaz, Ursula was told that a dental bridge was not the ideal solution as it would have affected the two healthy teeth either side. “Usman was fantastic,” recalls Ursula. “He really put me at ease. It was a big deal for me, as I was really concerned about how
first responder working in the care sector, Ursula Rosimus had always been conscious about her teeth, having had a crown fitted many years ago. Just before the pandemic in 2020, she began to develop problems around the crown, as she explains: “I had an abscess and when I consulted a dentist, I was told a front tooth would have to be removed.”
Removing the top left front tooth resulted in an unsightly gap, so Ursula was advised to have a single tooth denture fitted, which was unbearable: “It was awful, but I knew I just had to get used to it. I was very selfconscious about it but there was nothing I could do as we were in the middle of Covid.”
When Ursula eventually managed to get an appointment with an NHS dentist, they suggested a bridge be fitted, which would replace the uncomfortable denture: “I felt very rushed. I didn’t know what to do so my husband suggested I speak with Dr Usman at Renovo Dental.”

Working alongside Usman on Ursula’s dentistry, was highly experienced periodontist and implant surgeon Dr Khurrum Hussain, who completed training in periodontology at the prestigious Eastman Dental Institute.
Dr Usman explains: “Ursula was missing a tooth in the aesthetic zone. She was struggling with a loose-fitting temporary denture and it really affected her confidence. She just couldn’t smile.
“During the initial assessment a CT scan was done and yes, it revealed Ursula didn’t have sufficient bone. So, we agreed that bone grafting was the solution.”
The next step was a consultation with specialist periodontist Dr Khurrum, who deals with degenerative bone issues and gum profiling. He carried out the bone graft as Ursula explains: “Where the crown had been I had very little bone – I had far less than the average person.”

Her treatment at Renovo has now given Ursula the confidence to wear aligners to straighten her bottom teeth: “It’s been quite a journey but it’s all been worth it. The implant has made things so much easier.

IT’S BEEN QUITE A JOURNEY, BUT IT’S ALL BEEN WORTH IT
It is hard to overstate the importance of the Countryside and Rights of Way Act, 2000 (popularly Right to Roam) for walkers in the Forest of Bowland. While there were a few rights of way among the high Bowland fells before that date, much of the area was still officially closed to the walker and kept as jealously guarded grouse moor. Indeed, a group called ‘Forbidden Britain’ regularly set out on White Hill, Bowland’s second highest summit, in those days as a direct protest.
Regarding today’s subject, I have heard from friends who were formerly turned back from Hawthornthwaite Fell, but be assured it is now within bounds, and indeed offers fine views, especially over Morecambe Bay. While Hawthornthwaite Fell is lower than
Bowland’s highest fells, this walk should not be underestimated – it is part of a high, exposed plateau devoid of shelter and extending for several miles, which can quickly become unpleasant in poor weather. Bear in mind the grouse shooting season too from 12th August, when access may well be restricted.
Scots pine. There are a number of suitable parking spots nearby. Just by a prominent bend, you will find a clear track which crosses a metal bridge and leads into the growing solitude of Black Clough, a typical section of hidden Bowland which feels remarkably remote. At first you are following a broad, driveable track, but after crossing a stream and later passing a small hut to the left of the path, the steepening slopes lead you to a small turning circle where the track vanishes.

Instead, keep on and about 1 km SW beyond the trig point, before reaching White Moss summit, pick up the headwaters of Catshaw Greave. Take a NW line and soon you begin to drop into a wide clough, then pick up a clear track

which leads you down pleasantly to the valley accompanied by a stream.
You soon reach a minor road linking the Trough Road with Scorton and Garstang and one way would be to arrange a chauffeur to pick you up here. Alternatively, turn right and return to your starting point in a little under three miles – though depending on timing, you are likely to see far more traffic on the Trough Road, reached in about two miles. If you do have a lift arranged, you could also consider using the minor road passing through Abbeystead and eventually reaching the Jubilee Tower which is significantly further, but another inspiring viewpoint on a clear day. That prospect across Morecambe Bay, with the peaks of Lakeland behind, will make a memorable finish to your outing. n

The summer hasn’t stopped the messages, texts and phone calls I receive on a regular basis regarding the many issues faced by Ribble Valley businesses and residents alike. There are some quite serious decisions to be made and I need to make you aware of some of them.
The much-publicised HARP project has been passed back to RVBC for the councillors and officers to make the final decision – this is huge, and the outcomes will be potentially devastating to both residents and businesses. I’ve asked RVBC for clarity on whether an economic impact study will take place – my only response has been in the form of a conversation with newly elected independent councillor David Birtwistle, the chair of the Economic Development Group. He believes a study has been started but no one can find the report. With a start date of 2025 there is plenty of time for this to be completed and compensation sought from United Utilities if businesses are impacted negatively. If you are based in Whitewell, Bashall, Waddington, Grindleton, West Bradford, Chatburn or Sawley and any of the other surrounding villages, this nine-year plan will affect you! My intention is to write to the new 15-person committee on your behalf to ask for clarity of communication –this committee is politically balanced and I’m hoping for more interaction.
I’ve also recently seen the long-awaited draft economic plan for 2023-2026. I have to say its very scant at three pages and completely lacking in any detail. I’ve once again asked for more detail on timings and implementation but as yet, without a response. Communication will be vital but as you can see in my next comment below, there’s a certain irony to that recommendation.
Talking of communication, one prominent councillor gleefully told an old friend of mine that Live Ribble Valley has been blocked from receiving all press releases from the council. How ridiculous is that and to what aim? I shan’t stop asking the questions nor meeting invested parties and lobbying those responsible for making decisions that affect the Ribble Valley.
Looking at the two key events held in Clitheroe this summer, I do wonder why RVBC are so bullish and selfcongratulatory. I’m happy to be corrected but here are my thoughts.
The ‘Greatest Days’ movie filmed here in the town was to herald a huge influx of Take That fans who would come in their droves to see the location for this this lovely ‘feel-good’ film. I have to say I’ve seen no evidence of this either directly in my own visits nor from talking to businesses in the town. If I’m wrong or missed something, please get in touch. The Clitheroe Food Festival certainly brought out the crowds despite the weather and I’m told there was a lovely atmosphere. But was it the ‘best ever’ as suggested on social media? I guess it’s how you measure it. For me it was 25 per cent down on stall holders from 2019 – the stalls were unvetted and infiltrated by too many non-food stakeholders – the local shops around Market Street and the market itself were both affected negatively a day earlier than planned, as the team brought in to erect the stalls came on Thursday, a day earlier than agreed. Ultimately the success will be measured surely on whether these day visitors come back and support local businesses. I’m still to understand how this will be both measured and communicated before any true success can be declared.
Perhaps the biggest news of the summer is the impending sale of Waddow Hall by the Girl Guide Association. Now this really is huge, and its potential buyers and future usage will have an enormous impact on the local, regional and national young people for generations to come. There is a new limited company set up to ‘Save Waddow Hall’ and we hope to cover this in some depth in the next issue of Live Ribble Valley. With a price tag yet to be set by Savills, but certainly in the millions, time is of the essence to get involved. I’m sure this will need a local benefactor and perhaps RVBC can chip in with a million or more from its huge reserves or potential collection of outstanding Section 106 monies?

As we move into autumn it’s never been more important to support our local business community. The worryingly empty shops don’t seem to be getting any fewer and they need support from both central and local government to make the Ribble Valley an attractive place to open up a new business and mitigate the sizeable risks involved in doing so. In England and Wales, the number of estate or will disputes continue to rise. Members of Chipping Pony Club have been putting all their training to good use, competing for their club in regional competitions and even qualifying for the National Championships!
If you have read this article before, you will know just how much training goes into achieving maximum potential when riding. We hold sessions throughout the year in order for riders to gain the skills, confidence and trust to work in harmony with their horse or pony in a competition environment. All of these lessons culminate in the Area competitions, where members are up against all the clubs from East Lancashire to the Isle of Man.
These kicked off with Area Dressage where we had two teams competing. Every rider performed their dressage test with grace and the individual scores were combined, resulting in both teams coming fourth in their respective classes.
Dressage skills were also put to use at the Area Eventing competition, where members must compete in three disciplines (dressage, show jumping and cross country) all in one day. This saw five members travelling to North Wales and staying overnight to be up bright and early for the day ahead. The camaraderie of Pony Club really shines through on these trips away, as everyone helps each other in grooming and plaiting up in the morning and a very supportive environment is cultivated
with members going to watch their friends compete. Many of the members had not competed in eventing at this level but everyone gave it their all. A special mention must go to Lucy, who managed to qualify for the Regional Championships!
Last but not least, the Area Show Jumping. We had a team of four competitors complete two rounds of show jumping each, followed by a jump-off where time and lines are tight. It is a discipline of both technique and speed, and finding a balance between these is a difficult skill. Our team seemed to have the

Three members competed in the show jumping which they had qualified for, and the course was bigger and more technical than ever. Every member rode their socks off, with Oliver getting two fabulous clear rounds, only missing out on placings through time penalties. At this event, there are many competitions happening simultaneously –I took the opportunity to compete in the dressage to music competition, a discipline which I had never done before. I had composed my own music from scratch and was overall thrilled with how it went. The Championships was another overnight stay and we banded together with others from Area 4 to support each other in competing against the rest of the UK. The days started early and ended late, and we made the most of every second we were there, forever grateful for the opportunities Pony Club has afforded us. n

As if to prove her point, a black Cocker is snuffling cheerfully through it, wafting the stems. “The dogs play all morning, then those who want to can rest before playing again in the afternoon.”
Iam greeted at Poochie Paradise by an enthusiastic waggle of joyous, well-socialised dogs all wearing silver raincoats! From Jack Russells to Dobermans, Schnauzers to Spaniels, it is obvious they’re having the time of their lives.
This recently opened, custom-designed facility is run by mother and daughter team, Adele and Pheobe Ainsworth, who have created their doggy-daycare facility on their family farm with every canine need in mind.
The dedicated site of just under one acre is divided into a wood-barked canine adventureplayground and a grassed exercise paddock, both surfaced with delicate paws in mind: “I designed this myself,” explains Phoebe, who holds Ofqual qualifications in Canine Care
and Welfare (Level 3) and Canine Emergency First Aid. Even as we are chatting, a Border Collie is weaving through arches of tyres and a German Shorthaired Pointer has taken up a sentinel’s position on a circular wooden drum.
Most of the dogs are happily gambolling in the rain as we chat but, should they want it, there is a heated field shelter with sofas, snuggly beds, a comfy playpen and secluded ‘suites’ complete with blackout blinds, for dogs seeking privacy. The shelter also houses a wash bay where the dogs are washed and dried before going home: “Each dog can make his own choices,” Adele explains. “We treat them as individuals. We love learning about their different personalities and habits.”
“There’s a tunnel over there,” adds Adele, who also holds an Ofqual award in Canine Care and Welfare (Level 2).
“We deliberately leave the grass in this area long, for stimulation.”
Throughout our conversation, Adele and Phoebe have barely taken their eyes off the dogs, who clearly adore their guardians and are respectful of their watchful and attentive presence.
Poochie Paradise is council licensed and fully insured. It has double air-lock style gates and six-foot, dig-proof fencing, which is checked every day.
Though they are determined to keep their service small, Adele and Phoebe have vacancies for a few, well-socialised dogs to join their regular happy pack, following a successful meet and greet. Collection and drop-off via their custom-built, dog-friendly transport could not be easier! n

It’s been nearly a year since I last saw a giant mouse chase a wedge-shaped cheese down Berry Lane. The cheese had wheels, so it got away, and the mouse said he’d try using roller skates next time.
No, I wasn’t hallucinating. The scene I just described really did take place, causing great hilarity for thousands of spectators. It was just one of many delights from the whacky races of Longridge Soap Box Derby – and soon we will have more of the same to enjoy, as this year’s sequel is on Sunday 17th September.

One of the founding members of Love Longridge, Gary explains what inspired him to start such an ambitious project: “I was walking into work in January 2022, when I looked at the slope outside our building and thought ‘Hmmm. Great place for a race.’ Red Bull have been staging kart races for years and I’d seen how popular they were, with a similar event in my hometown of Stockport. So, why not Longridge?”
The logistics of putting such an event together are not for the faint-hearted. Gary didn’t want this to be a ‘bought-in’ packagestyle event. He felt it should be totally homeproduced by people in or around the town.

The phrase ‘How difficult can it be?’ must have haunted many of those involved in the lead up to derby day. Like the physical hurdles to be negotiated by karts in the race, there were several occasions when the entire project nearly came unstuck – one of which was the death of Her Majesty the Queen, just 10 days before the scheduled event. Several organisations had to withdraw because of restrictions imposed during the mourning period. Then there was anticipation over the date for the State Funeral. What if they should clash? Fortunately, the joyous and crazy antics in Berry Lane preceded the regal solemnity in London by 24 hours.
As already mentioned, last year’s race included an entry from Butler’s Cheese in the form of a wedge of their popular Blacksticks Blue. That was just one of 14 karts competing throughout the day, powered by gravity and steered in blind panic past obstacles like hay bales, pools of water and wooden ramps. Expect similar scenes this time, but with double the number of entries, and maybe a few surprises.

On this occasion spectators are likely to witness a helicopter speeding at very low level along Berry Lane. But don’t panic! The small-scale version will be representing North West Air Ambulance. Longridge shop manager Jill Wright explains: “We are building our kart from anything and everything. The basic frame is an adult trike and we are removing the brakes, putting on new tyres and building a steel shell around it to replicate an air ambulance helicopter.”
The steel is donated by Burnley firm Castle Sheet Metal, while the build is in the safe hands of Jill’s dad, Bob Wright, and two of the shop volunteers. Bob used to race motocross bikes worldwide, so he knows all

You can’t escape the subject of climate change. It dominates the news – certainly on the BBC, consequently I thought I would share my thoughts on it, writes County Councillor Ged Mirfin
So, two Green councillors were elected to Ribble Valley Borough Council. What was the reason? A protest vote or the advent of a genuinely new form of ecologically based politics?
We know little about the Greens but they’re certainly not the cuddly environmentalists they claim to be. They are post-materialists with a sufficient level of affluence to afford to indulge their passion for all things Green. There is a however a deeper, darker more insidious side to Green politics.
While working on a NATO/NACC Fellowship as an academic in a former life, I got close to the Greens scrutinising their defence policies. There is a radical fundamentalist strand to Green politics underpinned by ideologically-driven ecocentric ‘nature first’ principles, committing them to a fundamental restructuring of society and politics, believing that economic growth and industrialism are the root of society’s problems.
Green philosophy is peppered with critiques of globalisation and anti-capitalism. Think of the protestors that you see engaging in direct action, disrupting meetings in cities across the globe and Stop Oil protestors glueing themselves to the road. Fuelled by such
publicity stunts, modern environmentalism has become inextricably linked with radical left-wing politics.
Serious environmentalists would prefer to seek some level of political influence in the hope of achieving small, but tangible, environmental concessions in the form of a Climate Change Committee, fully embedded within Ribble Valley Borough Council’s committee structure, a dedicated Climate Change Officer and a Climate Change Policy,
I’ve campaigned alongside my colleague, Ribble Valley Borough Councillor Kevin Horkin, on a number of environmental issues including recycling rates, re-opening closed re-cycling centres, clean air, pollution from the increasing number of vehicles on local roads, the lack of EV charging points, protecting Green Belt, creating green spaces like Hellicliffs, preserving the AONB against the onslaught of HARP, the failure to deliver flood protection measures in Whalley and the removal of mobile flood defence measures by the Environment Agency in Billington.

As an academic I became deeply imbued with many policies the Greens at the time were advancing, like recycling, clean air, stopping acid rain and reducing pollution in waterways. No sane environmentalist wouldn’t.
I’m a climate change adaptationist. Climate change is already baked in. We must still expect enormous impacts with more rain, more flooding, more drought and more wildfires. Put simply there is no way to mitigate ourselves out of climate breakdown in the short term. Adaptation seeks to lower the risks posed by the consequences of climate change by protecting the resilience of communities. Actions include: building defences to protect against sea-level rise and improving the quality of road surfaces to incorporate improved ditches and drainage; nature-based approaches such as planting trees, the preservation and restoration of forests, wetlands and peat bogs and landscaping of moorlands for fire management. In Ribble Valley areas vulnerable to flooding and suffering the effects of poor air quality need to be made more resilient via flood defence measures and improving air quality management as part of a boroughwide Climate Change Adaptation Plan. n

More than 250 cyclists from across the North West took part in this year’s Ribble Valley Ride, raising more than £4,000 for Rosemere Cancer Foundation and Rotary Great Britain & Ireland.
This year, the ride returned to its usual date with an easy 25-mile route, a challenging 60-mile route and the classic 100-mile route taking in some of the best hill climbs in Lancashire and Yorkshire.
In soaring temperatures, a small army of volunteers stretched across the three routes ensuring riders stayed safe in the heat and kept them fed and watered from 7am to 5pm.
THE RIBBLE VALLEY RIDE ISN’T JUST FOR FITNESS ENTHUSIASTS AND ROAD RACERS –IT’S A COMMUNITY RIDE RAISING IMPORTANT FUNDS FOR LOCAL CHARITIES
The ride is a big logistical challenge, involving more than 50 volunteers and unstinting support from key sponsors Hanson Cement and Rufus Carr. As well as plotting and signing the three routes, volunteers marshal the checkpoints on the day, staff multiple feeding stations, bake cakes and prepare sandwiches and assist cyclists with mechanical issues.
Clitheroe Tesco, Oddie’s Bakery, Ferguson’s Deli and Walker’s Fruit and Veg all contributed delicious fresh produce to top up riders’ energy levels at the four feeding stations along the routes. Specialist sports nutrition and hydration suppliers Secret Training provided free gels and energy drinks to riders while PLT Physiotherapy were on hand to soothe post-ride aches
and pains and made a generous contribution to the final sum raised.
Bill Honeywell, who established the Ribble Valley Ride in 2015, said: “I’d like to say a huge thank you to everyone who took part in this year’s ride –and to the sponsors, supporters and volunteers who made it all possible.
“Everyone is welcome to get involved in the Ribble Valley Ride. It isn’t just for fitness enthusiasts and road racers – it’s a community ride raising important funds for local charities.
“We’re always on the lookout for new volunteers and sponsors and we’ll be seeking ideas on how to stage a bigger and better event in 2024.”
The organisers from Accrington and Clitheroe Rotary Clubs are expecting that the ride will have raised more than £4,000, which will be split between Rosemere Cancer Foundation and Rotary Great Britain and Ireland.

“We are hugely grateful to the Rotary Clubs of Accrington and Clitheroe for continuing to support Rosemere through this fantastic cycle challenge. The Ribble Valley Ride has raised a brilliant amount for Rosemere over the years, and those funds have helped to support life-changing projects, to make a real difference for cancer patients across the region.
“Thank you to all of the riders who helped to raise this great total this year, and everyone involved with the organisation of this ever-popular event!”
A number of riders also raised money individually by completing the ride. Local cyclist Steve Lord raised more than £3,000 for Prostate Cancer UK by completing the challenging 60-mile ride in under five hours.
We take a look at the rich history behind one of Lancashire’s leading law firms
In 1882 James Charles Waddington came first in the all-England law finals, qualifying as a solicitor and setting up his own legal practice in Burnley and Padiham in 1884.
He was clerk to the Urban District Council (UDC) of Padiham between 1902 and 1927 and was presented with a testimonial in recognition of his 25 years’ service. He was also joined in his legal practice by his son

When Charles went into partnership with his father the name of the practice was forged as Waddington & Son, which can trace its roots back to the foundation in 1884 and which celebrates its 140th anniversary next year.
Charles Waddington who lived at the Old Vicarage, Read and was universally referred to as Mr Charles.Partners Robert Haythornthwaite and Joseph Parry continued the strong links with the local County Courts before eventually retiring from Waddington & Son, to take up full time positions as County Court Registrar (now District Judge).
Jori Illingworth remained at the practice following the departure of Joseph and Robert.
For many years Colin Wood ran the Padiham branch of Waddington & Son while James Anthony Lawson Briggs maintained a long association with the firm and continued to specialise in traditional Private Client business.
Michael Charlton joined the firm in the 1970s taking over the mantel as the senior licensing lawyer and went on to represent a number of famous, traditional East Lancashire breweries in Licensing Courts across the county. With Michael came the advent of the firm’s Legal Aid practice, the introduction of which was encouraged and developed by him.
He was assisted in this by the admission into the practice in 1984 of Philip J Turner. Michael took responsibility for the Family Law department whilst Philip headed the Criminal Law department.
Gregory P Schofield was the next to be admitted into the partnership. He headed the Personal Injury Litigation department, but did not remain as a partner for long before setting up his own practice initially at the Imperial Chambers, Burnley and soon after in North Devon.
Shortly before Gregory’s departure Duncan J Baldwin and Dylan J Bradshaw, both local men, became partners in the early 1990s. Both remained with the firm for in excess of 20 years before moving on to pastures new.
While Duncan concentrated on Private Client matters, Dylan took the Criminal Law department to a new level when he qualified as a Higher Courts Advocate (Criminal) and achieved authority from the Legal Aid Agency to conduct High Cost (Complex) Cases in Crown Court proceedings. Although Philip Turner retired from the partnership after 24 years in 2008, he has remained associated with the firm ever since in the capacity of consultant.
Duncan and Dylan were joined in partnership by Colin Warner, who had effectively replaced Michael Charlton as head of the Family Law department. Shortly after Colin joined, Duncan stepped down as a partner.

The Covid-19 Pandemic had a devastating effect to everyone personally and professionally and it was time to consolidate the firms position to ensure the safety and wellbeing of their staff and clients and continue to provide a high level of service but from a safe environment for all.

erry Ainsworth and Cat Coulier are breaking new ground with their work, helping families make a new start in life, often in the face of terrible adversity.
Both having backgrounds in social care, they began Sisu Services first and foremost to protect and support children who may be at risk. To do this, Sisu provides care, facilities and a 24/7 support programme to help predominantly single mums, who may have been subject to domestic violence or drug and alcohol issues, to recover in order that they can take good care of their children.
“Cat and I have similar backgrounds both in the public and private sector,” says Kerry, who previously worked as a support worker and Cat as a social work manager.
Sisu is a Scandinavian word meaning to
demonstrate inner strength, extraordinary determination and courage, which sits well with the work Kerry and Cat do to help families.
When the duo decided to set up Sisu their first priority was to become OFSTED registered and find premises where families could embark on Sisu’s specifically designed 12-week intensive programme.
“We needed to find premises where families could stay during their time with us,” says Kerry, who with Cat discovered a five-bedroom property in Haslingden, that was undergoing a total refurbishment.
“We approached the landlord who was doing the refurb, told him specifically what we needed, and he really took everything on board.”
Working alongside social services and
legal teams with referrals, Sisu takes in parents and siblings up to eight years old in order to help them stay together as a family.
Under Sisu Services Kerry and Cat have developed a programme that involves regular direct work, drug and alcohol testing and outdoor therapy so that parents and their children can eventually lead a normal, fulfilling life.
Kerry and Cat are also trained in social pedagogy, a holistic, relationship-centred way of working in care and educational settings, that helps develop trust and positive experiences.
“The focus is very much on wellbeing,” they explain. “We encourage activities that help mums to feel better about themselves. They go on wellbeing walks, have regular pamper sessions and have yoga classes. We commission rewilding therapy for our families, which can even include outdoor swimming.”
With 15 permanent members of staff working on a rota system and having been rated ‘good’ in all areas following an OFSTED inspection in March, Sisu Services is very much a local success story. With the Haslingden premises up and running, Kerry and Cat have another three-bed property in Longridge, which is set to open at the end of October and will offer self-contained accommodation for families.
“We are currently recruiting but it does take a certain type of person to do this job. All members of our team have certain values – they are kind and are very good at building relationships.
“All the referrals we take on are challenging but in most cases you can see the transformation, which is lovely.
“Often the issue is creating an exit plan as it’s difficult to find suitable housing for families. It’s also our job to make sure they have somewhere suitable and safe to go.”
In a good number of cases Sisu enables families to be reunited after periods of separation – often due to children being in care.

our 24-hour support, then sometimes it’s necessary to put the baby into care, which can be heartbreaking, but it’s the only way out as years of neglect often can’t be repaired,” explains Kerry.
“But on the whole the work we do is successful. Sisu Services have made a massive difference to so many people.
“When they come to us initially they are very vulnerable – the last thing they want is to be referred to us, but at the end of their time here they often don’t want to leave! We see their confidence grow as they begin to feel well again and they can look after their babies.
“We work with some fantastic people and have seen some amazing transformations.” n

After a short break following the birth of her two daughters, Lisa Marie, who has forged a reputation for extravagant cakes, is once again working with some of the region’s most sought-after venues and of course, couples who want a real ‘wow-factor’ wedding cake.
Now working from a dedicated studio, Lisa Marie started her cake-making from a small shop in Longridge. Congratulations to Oakhill’s Year 10 pupils who successfully completed their Duke of Edinburgh’s Award expedition. Teams climbed Easington Fell, carrying kit to survive independently for two days. Starting at Newton, they camped overnight at Bolton-by-Bowland, enjoying the evening sunshine. All the pupils worked well together and showed great determination and positivity throughout. A fantastic achievement!
Westholme celebrated the end of the academic year by recognising the amazing achievements of students at their annual prizegiving ceremonies for Prep and Seniors. Cyclist, athlete and world record breaker, Josh Quigley, who is no stranger to adversity, provided an inspirational talk to all students. Josh shared powerful stories of grit and endurance and how he overcame numerous obstacles. Students were encouraged by his motivational words of resilience, determination and dedication – qualities which resonated with the students after another successful year.
Pupils from St Michael and St John’s RC Primary School had a full day of river activities with Ribble Rivers Trust, funded by Clitheroe Lions. The pupils’ River Activity Day began with a visit to nearby Primrose Nature Reserve where, from the viewing platform the pupils saw various wildlife including a heron taking flight. Burnley College Students have dominated in the latest SkillBuild heats. Securing one gold, two silvers and a bronze medal, including all three top spots in one heat, the winners now have their sights set on the nationals. Gabriel Howard, 18, Ali-Raza Gilani, 18, Jude Taylor, 17, and Dylan Rudderforth, 19, travelled to Barnsley College to go head-to-head with other highly skilled learners and apprentices in Architectural Joinery and Furniture. Robert Nicholas, Construction Lecturer, said: “It’s a fantastic result and very well deserved. It’s always rewarding to see your students succeed in such a spectacular fashion.”

Senior students and INSPIRED Sixth Formers also continue this journey of entrepreneurship throughout their school lives as the innovative independent school focuses on a skills-first approach to learning that prepares them in a very different way for the 21st century workplace.
Dr Robson’s passion is to provide a pioneering education that instils the 21st century essential skills of confidence, communication, leadership and adaptability, across the whole four to 18 school. From grand country houses to cosy rural inns, James’ Places are renowned for creating beautiful venues in idyllic locations.
This year the exciting journey continues with an impressive new acquisition – a historic, three-storey country house and former school on the outskirts of the Lune Valley village of Wennington.
Wennington Hall is set to be transformed into a hotel and exclusive-use wedding venue and detailed plans for the refurbishment are well underway.

Warren Bennett, James’ Places Commercial Director, reveals the group’s latest acquisition – a stunning historic Grade II listed country house which will become a luxury hotel, wedding venue, retreat and spa
this year after submitting a successful tender to Lancashire County Council.
Warren Bennett, James’ Places Commercial Director was instrumental in securing the acquisition, working alongside founder and Chairman James Warburton: “Wennington is very much a James Places’ type of property,” explains Warren.
“The exterior is simply stunning and while the interior needs a huge amount of work, there are some beautiful features.”
After submitting their successful tender, James’ Places went on to consult with local residents and get all the necessary permissions to transform the building into a luxury 37-bedroom hotel, which is set to open next year: “There’s wasn’t a single objection to our application. The local residents have been tremendously supportive,” explains Warren, who with James first became aware that Wennington was closing as a school back in March 2022.
Located just off the M6 near Lancaster, the hall with its acres of parkland and a garden terrace, is also near the Leeds to Morecambe
rail line: “That also sparked our interest,” recalls Warren. “The Eden Project in Morecambe is due to come on stream in 2025 so more visitor accommodation will be required.” James adds: “There is so much potential here not just in the hall itself but in the extensive collection of buildings once useful to the school but now in need of fresh ideas.
“It’s such a beautiful building in stunning gardens and grounds in an idyllic rural location and yet it’s less than 20 minutes to Lancaster and the M6 motorway.”
Having worked for James’ Places for nine years, Warren is based at Holmes Mill, another James’ Places development, located in the heart of Clitheroe: “Holmes Mill is the largest Business Centre in the Ribble Valley and many people don’t even realise it’s even there – yet it’s 100 per cent occupied.”
A success story that has to date spanned almost four decades, James’ Places began in the Ribble Valley and has since expanded
its portfolio across Lancashire, Cumbria and Yorkshire.
More recently, the group also announced plans to increase bedroom stock and dining capacity at two of its Ribble Valley venues, Eaves Hall at West Bradford and the Waddington Arms. There will be 15 locally-built, one and twobedroomed eco-lodges sited on a one-hectare piece of land next to Eaves Hall, James’ Places exclusive-use wedding venue, and eight extra bedrooms added at the Waddington Arms in the village of Waddington.
“We are also improving and increasing the size of the kitchens at the Waddington Arms as we have already done at the Shireburn in Hurst Green,” adds Warren.
“As well as investing to improve our guest experience, it is important to us to invest in things that will make a difference to staff and improve working conditions for them.”
The eco-lodges at Eaves Hall will add to the accommodation provision at the 33-bedroom wedding venue, which recently featured on a UKTV fly-on-the-wall documentary Wedding Valley, covering the booming wedding industry within the Ribble Valley.
“While the wedding industry in the Ribble Valley is huge, people don’t realise just how big it is and as it grows, the need for more overnight accommodation grows with it.
“We have to maximise what we have without spoiling the buildings, without taking away any of the beauty or original features.”

A Preston motorcycle retailer has partnered with one of the UK’s premier live music venues as part of its celebrations of the 100th anniversary of BMW Motorrad. As part of the collaboration between Bowker Motorrad and the Waterloo Music Bar in Blackpool, the retailer has unveiled ‘Overkill’, a newly-customised BMW R Nine T. The Music Bar permanently houses the only Motörhead endorsed bar in the UK – Lemmy’s Bar. Lemmy’s Bar provided inspiration for the design of the bike, including details such as the Motörhead Snaggletooth logo and Lemmy’s Rocka Rolla custom leather guitar strap on the tank, courtesy of Northwest Airbrush. The Motörhead and Lemmy’s Bar logo has also been stitched into the seat by DragonSkinz. The bike will be displayed at events throughout Lancashire, promoting the Waterloo Bar and the crusade to support local live music in the county.
The Forest of Bowland AONB Partnership has won a prestigious Chamber Low Carbon Award for its ground-breaking Eco Escapes sustainable tourism initiative. In the very first Lancashire Business Environment Awards ceremony at Crow Wood Hotel & Spa, the Eco Escapes project won the Public Sector Award, recognising its contribution to reducing carbon emissions from the county’s tourism and hospitality sectors.
Eco Escapes has four main objectives:

• Tread carefully – explore on foot, by bike, e-bike or mobility scooter
• Shop local – support independent businesses by buying local produce

A Lancashire venue has been named the Best Day Spa 2023 for a second year running at the Good Spa Guide Awards. Booths won the title of Cheddar Retailer of Year, winning a total of 21 gold medals at the International Cheese & Dairy Awards. The supermarket has held the Cheddar title for four years running. Range Rover. Not simply a name, more of a statement. An icon. We’re talking top-end luxury, a collection of outstanding 4x4 vehicles of upmarket pedigree, comfortable holding their own in any company.
One super special member of the Range Rover family is the eye-catching Velar, a machine of genuine beauty – with the paperwork and silverware to back it up.
For this, my motoring friends, was once judged the ‘most beautifully designed vehicle on the planet’.
The jury? None other than the World Car Awards.
Enough said. Job done.
It was recently my ‘job’ (someone’s got to do it!) to test out the 2024 Range Rover Velar D200 2.0D Dynamic SE, with automatic 8-speed transmission.
The diesel engine combines with mildhybrid power, courtesy of a 48V motor, to produce an impressive 200 bhp and 44.1mpg.
The range includes the entry-level S, the Dynamic HSE and the big daddy Autobiography.
As for the other engines, there is the D300 mild hybrid (300bhp), the P250 petrol (250bhp) and the P400e petrol/plug-in hybrid (400bhp).
In stunning Arroios Grey, with Ebony perforated grained leather seats, fixed
panoramic roof, heated front seats, 20” Style 1089 10-spoke stain dark grey wheels and a host of other internal and external features, the Dynamic HSE certainly looked the business.
Long before stepping on board you knew this was a force for good, an event to be savoured.
You don’t so much drive the Range Rover Velar, you accompany it on its journey, sitting (somewhat smugly) in genuine comfort while all around you everything behaves impeccably.
You soon discover the joy of Range Rover’s
next-generation Pivi Pro infotainment, with a single curved screen and controls for climate, seating and radio conveniently on view and to hand. Shortcuts for frequently used features like media, navigation, camera and window de-misters are also permanently visible.
Pivi Pro has wireless Apple CarPlay and Android Auto as standard, plus smartphone wireless charging, Bluetooth and a host of on-trend digital features.
Or, as Range Rover, like to say ‘driver conveniences’. Things like trip computer, voice control system, brake pad wear indicator warning light, service indicator, lane keep assist, blind spot assist, driver condition monitor, traffic sign recognition with adaptive speed limiter, front and rear parking aid, rear traffic monitor, speed proportional electronic power assisted steering (EPAS) and eCall emergency call system.
For those who enjoy changing driving modes then the list of options is extensive, from Eco through to Dynamic, while Range Rover also claims that the Velar is
the quietest in its class, thanks to noise cancellation technology.
Internal highlights include heated steering wheel, Isofix system on outer rear seats, rear air vents, twin front cupholders, ambient lighting, 14-way electrically adjustable front seats with driver’s memory function, overhead lighting console, rear centre headrest, bright metal pedals, passive front headrests, overhead stowage for sunglasses, twin sliding front centre armrest and more.

Steering is impossibly easy, sight-lines excellent and décor soothing and somewhat understated.
And, of course, there is the prestigious Range Rover Velar badge, which adds another touch of class.
Talking of Velar, hands up if you can shine any light on the origins of the name?
Well, it actually derives from the Italian ‘velare’ meaning to veil or to cover. Why? Because back in the late ’60s a development engineer used it as a decoy for registering pre-production Range Rovers. The Velar company, registered in London, actually produced 40 Velar-badged vehicles between 1967 and 1970.
In 2017, Range Rover decided it was time to mark that motoring heritage and the Velar as we now know it was born.
Its growth in popularity is easy to understand. This is a vehicle of style and substance, with appeal at every turn. Those judges were spot on – a thing of real beauty. n

ar designers are really driven.
Like a chef who has gained a Michelin star, or a football coach celebrating a 6-0 victory, they accept that they are only as good as their last job – no matter how good a job that was.
For somehow and from somewhere they must keep finding a way to up the ante.
But what about when your product is already hailed as excellent?
Well, ask the super-talented design and development team at Porsche, who have just pulled off the seemingly impossible.
They’ve created an even better Cayenne!
An already fabulous car, duly ranked among the elite, now boasts ‘more luxury’ and ‘more performance’.
It looks truly majestic after what some might call a facelift.
But the man in the know, Michael Schätzle (Vice President Product Line Cayenne), he prefers to call it: “One of the most extensive upgrades in the history of Porsche.”

front end combined with more strongly arched wings, a new bonnet and technical-looking headlights to emphasise the overall width.
Three-dimensionally designed tail lights, uncluttered surfaces and a new bumper with integrated number plate holder characterise the rear.
The expanded colour palette offers three new options – mine was Montego Blue metallic – and you can choose from 20, 21 and 22-inch wheels.
The new Cayenne comes with a highly digitalised display and control concept, new chassis technology and innovative high-tech features.
With its extensively upgraded design and more powerful engine range – three different engine versions – the new Cayenne underlines its claim to be the sportiest car in its segment.
An extensively revised version of the 4.0-litre V8 biturbo engine, developed by Porsche, replaces the previous V6 engine in the new Cayenne S.
With a maximum power output of 349 kW (474 PS) and torque of 600 Nm (25 kW (34 PS) and 50 Nm, it accelerates from 0-62mph in 4.7 seconds. Top speed? Is 170mph nippy enough?
The entry model comes with an optimised 3.0-litre V6 turbo engine, which also forms the basis for the powertrain of the impressive E-Hybrid with its new on-board charger providing a super-quick charge and a 50-mile range (50 per cent increase compared to the outgoing model).
Porsche has integrated a completely revised display and control concept into the new Cayenne. The Porsche Driver Experience, first introduced in the Porsche Taycan, focuses on the driver’s axis and optimises operation.
Frequently used functions are located directly on or immediately next to the steering wheel, creating room on the new
centre console for storage compartments and a large air conditioning controller in an elegant black panel.
The re-designed cockpit boasts a fully digital 12.6-inch curved instrument cluster with variable display options. An optimised head-up display is also available. The standard Porsche Communication Display integrates seamlessly into the new dashboard and provides access to all the relevant vehicle functions. Native apps such as Spotify® and Apple Music® optimise connectivity.
A new air quality system means the car can use predictive navigation data to detect approaching tunnel entrances and automatically activate air recirculation. Optionally, a sensor can detect the level of fine dust particles in the air and pass it through a fine dust filter multiple times if necessary. Furthermore, an ioniser removes many germs and pollutants from the air, which is particularly beneficial for allergy sufferers.
Other benefits include Evasion Assist, Cornering Assist and the improved Porsche InnoDrive as part of the adaptive cruise control. This means that the new Cayenne is more able to help its driver in dangerous situations as well as in traffic jams.
And so it goes on.
Basically, Porsche have taken one of their most successful and luxurious performance motors and made it even better. Now that’s some achievement. n

THE MAN IN THE KNOW CALLS IT, ‘ONE OF THE MOST EXTENSIVE UPGRADES IN THE HISTORY OF PORSCHE’
“We were two up, the opposition then levelled and with 15 to go in this must-win game, I was sent on to try to secure victory.
Promotion and relegation is a vital ingredient of English football. It often keeps the pot boiling until the very last ball is kicked. And the Premier League apart, an average of 25 per cent of clubs leave their league each term, either on an upward path or disappointingly downwards.
This means that four years in any particular division is an average length of stay. Only seven Premier League clubs have currently resided there for at least 20 years. Arsenal tops the list as they enter their 98th consecutive campaign at the summit with other big city clubs trailing behind.
Not a single one of the 144 professional teams from the three English Football Leagues and the three National Leagues come close to the 20 mark and amongst the semi-professional leagues at Tiers 7 and 8 (a total of 250 clubs), only seven currently have 20 or more to their name. Clitheroe FC is one of them.
It was in the spring of 2004 when the players (pictured opposite) topped the North
West Counties Division 1 with a club record equalling 92 points and a record 29 wins, moving up to a regional level of football for the first time in a history dating back to 1877.
“Nantwich had a penalty claim turned down and Martin Aspinwall sped down the wing and fed Lee Cryer on the edge of their box. He back heeled the ball to me and I shot firm and low into the corner of the net, thus denying Mossley the title. We returned to Shawbridge and partied well into the night, even recreating the winning goal several times on the pitch.”
On the most memorable of afternoons for the Blues’ supporters, it was a stunning 86th minute drive from Neil Reynolds which snatched a 3-2 win at Nantwich Town.
“I was on the bench because I had picked up an injury in the previous fixture,” recalled Neil.
I am sure the Clitheroe supporters longed for a promotion within this period, but if you cannot move up, there is much to be admired in staying put.

WE ARE CREEPING EVER CLOSER TO PROMOTION AND AS THE END OF SEASON COMPLETES 100 YEARS OF FOOTBALL FOR THE ‘BLUES’, WHAT A WAY THAT WOULD BE TO CELEBRATE THE CENTENARY
word to describe the state of the ground, but after being shown around by current Director and Match Secretary, Chris Musson, there is no doubt that the club is seriously planning for the future – a future at the next level of the English game.
“It is pointless being promoted if the infrastructure is not in place,” Chris tells me. “We have a small but growing core of volunteers who give a huge amount of time.”
Last season’s average gate was 664, treble that of 10 years ago, showing that the locals are steadily being converted to the cause.
For those who enjoy both food and drink before or during the game, there are several outlets within the stadium.
There is an illuminated, hi-tech screen, on a par with their local professional footballing counterparts, and from pitch, to seats, to clubhouse and access, the place is spick and span: “Facilities have improved so much, keeping pace with our on-field performances, which have only failed to produce top 10 league finishes three times in the last 13 seasons, and our 260 seats and cover for 1,000 spectators will ensure we could take our place at the higher level – the Northern Premier League, Premier Division.”
Last season Clitheroe reached a record high fourth position in the League, qualifying for the play-offs, where they lost narrowly at Workington, an ex-Football League club.
“It is such a competitive league,” Chris continues.
“But we are creeping ever closer to promotion and as the end of season completes 100 years of football for the ‘Blues’ at Shawbridge, what a way that would be to celebrate the centenary. We made serious moves forward in the ’80s and floodlights were installed around 1990, but a lack of finance limited our progress until we reached the final of the FA Vase at Wembley in 1996. That cup run and the subsequent sale of goalkeeper Carlo Nash to Crystal Palace for £45,000, led to the start of ground improvements.”
Chris and his fellow Directors believe that they are now ready for the next step up the football pyramid, but as ever, it will all be down to on-field results. Already ranked as the current Red Rose County’s number 12 club, can the next nine months bring the rewards to catapult them into Tier 7 on a par with Lancaster City and Bamber Bridge? n

The making and baking room at Studio Bakery has a real buzz about it – the atmosphere is industrious with a happy community vibe among the mixers, bakers, decorators and packers.
Bake House, in the unit, Studio Bakery is forging an enviable reputation for its mouthwateringly good cakes, delicious doughnuts, rocky roads, brownies, flapjacks and scones: “When we first set out we wanted to have the freedom to create and make whatever we wanted. That philosophy has really paid off.
Asmall artisan bakery in the heart of the Ribble Valley is making a huge impact on the national culinary stage, selling to leading supermarkets including Booths and Waitrose.
Studio Bakery was founded just six years ago by Lucy and Allison Metcalf in a small garden building at their home in Barnoldswick.
Today, this eco-friendly business has premises in Bolton-by-Bowland and handmakes all its products in a modest unit on a Clitheroe industrial estate, where they employ a team of 45.
“We have more or less doubled in size each year,” says Lucy.
Allison’s mum Sandra, 75, has worked for the bakery from day one as has her sister Vicky: “Allison is fantastic at product development,” says Sandra. “Whatever she does she has always excelled and given 100 per cent. I love working here!”
The Studio Bakery workforce also has a 10-strong Ukrainian contingent, recruited from the Ukrainian Hub in Clitheroe: “They have really settled well into the community,” explains Lucy.
“Some have professional backgrounds such as nursing and architecture. They are learning the language here and as it gets better, they will be able to go back to their professional fields here in the UK. They are excellent workers.”

Allison and Lucy have already engaged the community in and around their eco-friendly Bolton-by-Bowland site, creating their Studio Orchard Project, rewilding local fields and growing fruit trees. In 2020 100 heritage apple trees were planted while in 2021 children from Bolton-by-Bowland Primary School helped plant more apple trees along with cherry, pear, damson and plum trees. The school is also able to use the fields as an outdoor classroom where they can learn about the orchard, which is maintained by volunteers from the local community.
Having their products feature in all of Booths’ supermarkets, 350 Waitrose and their latest coup – Tesco supermarkets nationwide –has meant that Lucy and Allison are constantly looking at expanding their team.
But despite the super-sized orders, Studio Bakery continues to hand-craft everything they make: “Almost everything is done on a small scale by hand,” says Lucy, who oversees the logistics side of the business while Allison leads the way in innovative product design.
“We have a new machine that prepares the cake boxes for us, but we really limit the machinery we use as we have forged our reputation as artisan cake makers. We don’t use large mixers or ovens – we bake in small batches.
“We use 60 litre mixers, which enables us to control the quality – it’s labour intensive
“When the fruit trees mature, we hope to be able to use the produce in the bakery,” says Allison. “The children will be able to follow the entire process from growing to manufacturing products such as apple pies and crumbles.
“They can also see first hand how growing locally reduces food miles and supports local farmers. The Studio Orchard Project is really all about giving something back to the community.” n

As well as working at some of the best restaurants, during his career Mark has also worked in France, in the kitchens of a luxurious chateau south of Paris, for Middle Eastern royalty: “To be fair they had a chef for everything!” he smiles. “A juice chef, a chocolate chef – I was the western chef.
“They had golf buggies for us to ride through the corridors – it was like something from James Bond! In terms of learning about food, cooking and culture it was an amazing experience – it was mind-blowing for all the right reasons and I feel very lucky.”
Talented chef Mark Gaukroger is causing quite a stir with his concise, classic menu at the highly acclaimed King Street Kitchen.

During his career Mark Gaukroger has mentored and worked alongside some of the UK’s most respected chefs.
He has worked in prestigious private houses and in some of the world’s top kitchens but today he can be found in a small Ribble Valley bistro which is forging a stellar reputation for classic dishes that are cooked with precision and skill.
“In my earlier days my inspiration came from the likes of Keith Floyd, Rick Stein and Marco Pierre White – not forgetting my father who loved fine food and wine,” says Mark, who opened King Street Kitchen in Whalley with business partner Maurice Camm, four years ago.
“We combined our knowledge and wanted to have some fun with cooking,” he recalls. “We had the same vision and we are both meticulous when it comes to standards.”
With the same care and attention to detail, the menu at King Street Kitchen is concise yet varied: “Devising the menu has been a learning curve. If there are too many elements to a dish and it doesn’t work, then it comes off
the menu. In order to maintain standards, we keep it simple.”
While the menu changes seasonally, there are key dishes that are by far the most popular among diners, as Mark explains: “We could never remove our French onion soup, steak frites and two desserts, treacle tart and choux buns, from the menu.”
Back in the Ribble Valley, Mark’s awardwinning culinary skills, which have been described by critics as ‘Michelin-star standard’, are appreciated just as much as they were in the French chateau: “I always maintain food is about making memories – tasting freshly caught Isle of Man scallops, delicious crab or a British roast beef. My dad had a big influence on me, he threw great parties and bought fabulous wine and I remember going out regularly with him for a Sunday roast. He used to say to me, ‘You have to get your roast beef just right – it needs to be cooked to perfection’.” n

Clitheroe Food Bank manager Ruth Thompson has been instrumental in setting up a ground-breaking project to bring people, who may need help and support, together in a social environment and give them the chance to access professional advice.
The Olive Branch, which is located at Trinity in Clitheroe, is open every Friday from 9am to 12.30pm for people to call in for fresh coffee, tea and cake – which is free of charge or open to donation, by all those who attend.
What sets the Olive Branch apart from other cafes and coffee shops, is that there are experts on hand to offer help and support for those who need it.
“If anyone has any issues or challenges, they can come along to the Olive Branch and
enjoy really good tea, coffee and cake – as well as sitting down with a professional who may be able to help,” explains Ruth, who took over the Food Bank at the beginning of this year.
Ruth’s intention is that the Olive Branch, which is a separate entity to the Food Bank, will help individuals or families in need:
“In times of crisis people may require financial advice or emotional support. Our aim to is increase the number of experts we have so the support we can offer widens. It is our aim to support people when they need help so they don’t reach breaking point.
“Visitors to the Olive Branch will receive a warm welcome – they can help themselves to refreshments and if they need advice then hopefully, we will have someone who can offer it. It has been been lovely to welcome people and to help them.
“One lady who came along told us that we had lifted a burden of weight from her shoulders, just by talking to someone who could help and support her.
“We may not have a magic wand but we are doing our best trying to help.”
Support for debt and housing issues, as well as a representative from the Citizen’s Advice Bureau is available at the Olive Branch. The CAB will be there every second and fourth Friday of each month. n

for starters Karen opted for Argentinian red prawns poached in chardonnay, shallot and black garlic and served with a seared king scallop. I chose the grilled Wyre Valley asparagus with crispy duck egg, pecorino and smoked garlic hollandaise.
Both were out of this world – two delicate and flavoursome dishes that were a credit to the chef.
For main course we opted for fish. For me, pan-seared seabass fillet with English pea ravioli, crab and fennel tuille, samphire, pine nuts and chive butter. Karen chose halibut with Morecambe Bay shrimps on toast, chervil, garlic butter, Jersey Royals and champagne butter. The fish was cooked to perfection in both dishes and the flavour combinations sensational!
was served with Valrhona parfait. To add balance, we also shared an equally delicious dessert of macerated strawberries with pannacotta, Pernod, pistachio and basil. As with the starters and mains, they were a feast for the eyes and the senses, with multiple flavours working in perfect harmony.
My friend Karen and I visited on a beautiful summer’s evening and started with cocktails while we perused the menus – a Pornstar martini for me (quite possibly the best I’ve had) and a classic Aperol spritz for Karen. Our server, Ellie, presented us with three menus – a la carte, an AA Rosette experience and the ‘two for £30’ which runs on a Thursday evening.
The choice is fantastic with something for all tastes. alented songwriter and musician Jack Watkins has been likened to a young Elton John. He is also a sought-after designer who works with clients worldwide thanks to 21st century technology and his reputation for outstanding, bold design and smart, intelligent strategies to raise their profiles.
As a designer, he has created eye-catching branding along with a recipe book for Lancashire-based Finch Bakery. He also has clients much further afield, including beauty and skincare brands, furniture makers and a porcelain tableware brand in the US.
“My job is to really understand who my clients are and what they do, then I work my magic – celebrating and amplifying what makes them unique and helping them to become market leaders.
“My designs reflect my fascination with
what makes us feel something and I channel this obsession into creating things that have both beauty and purpose.
“I like things to be clear, bold and impactful. My ethos is very much ‘clutter doesn’t make the cut’.”
Jack, who works from his home in the heart of the pretty village of Waddington in the Ribble Valley, has loved music since he was a child: “I asked my parents for piano lessons on my sixth birthday and was quickly obsessed! I reached Grade 8 before leaving school and accompanied the school choir as well as being in numerous ensembles,” he recalls.
While he obviously had musical and creative talent, Jack was encouraged to take science-based subjects rather than art and went on to study Medicinal Chemistry at Manchester University: “I soon quit that!” he laughs. “I moved to SAE Institute in Liverpool to study music production, which I loved.”
In his early career as a designer, Jack says he became disillusioned by the constraints of the corporate world, so he decided to break free and set up a design business under his own name.
“I’ve never struggled for work – my reputation has spread purely by word of mouth, which is the best way for me. I do have a distinctive and elevated design style, and I’m obsessed

with the details. It’s the same when I’m making music. I’m an artist working with different forms, but my process is similar for both design and music. Everything has to have a purpose.
“I write music to explore my own ideas, thoughts and problems. It’s very personal to me, but I do love to share it and hope other people will relate to the themes too,” says Jack, who recently held a very successful first solo gig at The Grand, Clitheroe.
“I was playing to a packed house!” he enthuses. “It was incredible. I performed all my own music and made people dance, sing,
laugh and cry. We felt it all that night!
“I would describe my music as melodic pop. I always start at the piano, then layer on electronic synths and my soulful vocals to create a rich soundscape. I’m heavily influenced by Elton John and George Michael, 80s synth pop and pop music from the present day,” says Jack.
He organised the gig to launch his latest four-track EP, Infinity Inside, which features new songs described as being ‘rich with layers, deep with meaning and full of hidden magic’.
“We sold out of t-shirts and hoodies that I had designed especially for the gig. They feature
lyrics from one of my songs and bring together my music, artwork and storytelling.”
Fifty per cent of profits from the event will be split between two charities Marmalade Trust, a charity which aims to raise awareness and reduce the stigma of loneliness and The Proud Trust, an LGBTQ+ youth charity based in Manchester.
“I wanted to give something back. I have struggled in the past with my mental health and my music has got me through. My songs are very honest and at times can be painful, but I’m at my most authentic and vulnerable when writing music.
“Hearing how other people connect with my work, whether it’s design or music, is the best feeling and performing to a live audience at The Grand was a dream come true. There is so much more I want to create. I’ll have to keep dreaming bigger.” n

It’s 1966 and William Lavery, the youngest and brightest embalmer in the UK, is at a formal dinner, about to receive an accolade from the president of the institution. With his dream girl on his arm and his uncle there in support, it’s set to be a night of celebration marking William’s incredible achievements.
Then the telegram arrives. In one breath, he is the main topic of conversation. In the next, all anyone can think about are the hundreds of bodies buried at Aberfan, where a collapsed colliery spoil tip has slid down a mountainside and engulfed Pantglas Junior School. With the death toll expected to be high, they need embalmers, and they need them quickly. William is the first to volunteer.
The opening chapters of Jo Browning Wroe’s debut novel are heavy and powerful. As William works tirelessly through the night, encountering mass death through disaster for the first time, consoling parents and taking care of the bodies that continue to be pulled from the wreckage, we’re given new insight into the impact such an event can have on those indirectly involved and forced to see the tragedy from the eyes of the young embalmer. Browning Wroe’s prose is sensitive, engaging and, at times, tear-jerking.
However, the novel’s emotive opening soon gives way to an extended reflection on some of the major (and not-so-major) events that have happened in William’s life up until this point –presumably triggered by his experience in Aberfan. What we anticipate to be a well-written, albeit fictional, account shedding light on the impact of the Aberfan disaster from an entirely new perspective, quickly becomes a weak coming-of-age tale about a protagonist who, it seems, has been determined his whole life to sabotage his own happiness and put barriers in his own way. This fact doesn’t necessarily make William unlikeable, but it does create a dissonance between protagonist and reader, with the end result being, in my case, utter indifference.
As we jump between William’s years in the Cambridge choir as a childhood protégé and his subsequent years as an equally talented embalmer, through his studies in London, we’re drip-fed some key information – namely that his father has passed away and his relationship with his mother, though once very close, has since become estranged. As each chapter unfolds, we’re primed to anticipate a big reveal at some point – the ‘something’ that must have happened to cause a rift in his relationship with his mother and see his career trajectory shift from world-class vocalist to the best embalmer in the family business – and it is this ‘something’ that keeps us reading. It all comes to a head in what is a very predictable and frustratingly anti-climactic scene.
A Terrible Kindness starts with promise as an entirely new perspective on one of the most famous and tragic disasters in recent UK history, but soon descends into a tenuous, disengaging coming-of-age tale about a character who, though apparently on a journey of self-discovery and acceptance, never actually achieves any personal growth. The powerful opening chapters are well-written, emotional and hard-hitting – after this point, the story seems to be about anything else and I can’t help but feel that framing the narrative in the context of Aberfan may have been a shameless ploy to draw readers in, in the first place. n

2. Suitable plot
Before clients embark on a project, the most common question is – what is the risk? This fundamentally underpins the project as it dictates your budget, the scope of work and the viability
Here ZMA explain their top five ways to reduce the risk on your project – and how to commence with the greatest chance of success.
Next you need to find a plot which is in your desired location and within your budget. Typically, you can pay between £100k to £500k for a site with planning permission in place. A new scheme can be submitted if the approved design doesn’t meet your requirements, with a higher probability of success. These plots are lower risk as they already have established approval, however this comes at a cost. If your budget will not stretch to a site with approval, you either need to reduce the scale of the project or purchase a site without planning permission. Plots which are the cheapest, have the highest risk for example a green field site, outside the settlement boundary, may cost between £10k to 15k per acre. However you need to obtain advice to assess if planning is achievable. For us, this is through a site feasibility exercise.
Understanding the site constraints is fundamental to assessing the viability and risk of a project. Prior to our appointment we undertake initial site research to provide advice on what can be achieved, including planning history, policy and site conditions. Stage one of our appointment undertakes a detailed site analysis – this is required regardless of the scale of project. Detailed surveys are undertaken prior to planning submission and prior to the completion of the construction drawings.

Your budget will dictate everything – plot, construction and the scale of the project. This is one of the first questions we ask when you make an enquiry, as it will allow us to provide you with advice on how realistic it is to achieve your aspirations. If your budget is dictated by selling your existing property, then obtain a valuation. Next you need to create a wish-list which will outline the scale of the property –how many bedrooms, if you want a home office, gym or swimming pool. You are embarking on possibly the largest project you will ever complete and spending a significant amount of money. Therefore, you should feel safe in the knowledge that you have the best possible solution for the site, and you have been provided with the correct guidance, strategy and support to achieve your desired outcome.
