Queridos familiares y amigos del Doral,
Dear family and friends of Doral, With Christmas spirit we present the November issue of 2016. During the autumn collect inspiration and ideas to choose the best content for this time of year, which for me is my favorite. For those who follow us in social networks they have been able to live the excitement of the arrival of the store Aliss United States. For those who do not yet know, Aliss is a family business that many know in throughout Latin America and in Venezuela under the name Tijerazo. Aliss has been dedicated to offering a variety of household items at low prices, positioning itself as the ideal destination good housewife. The success of the concept, the avant-garde style and excellence has led them to open more than 100 stores in Latin America. For me it was an honor to know the history and vision of this enterprising family and I’m excited to share with you. One of the things I love about working in Live Doral Magazine is to have the pleasure of meeting extraordinary people and I can safely say that Andrea Minsky is one of them. With so many roles to play as a mother, daughter, wife, friend, executive .. Through his blog “Women Balance”, Andrea teaches how to achieve balance in every aspect of our lives and how they should work every day. The most important thing this season is to create memories that last a lifetime, and for that we should be a little bit creative. We are often so busy during these important dates that sometimes realize in late December that the holidays are over. On page 34, we brought you an article that shares a beautiful english tradition for you to do with the family, we are certain everyone at home will love it. If you decide to do it, please let us know on social media by using the hashtag #12daysLDM. I hope you enjoy this Christmas edition much as we enjoyed making it for you. Blessings!
Bendiciones!

DORAL REAL ESTATE REPORT Q3 2016
Park Central Low $300’s
PRICES RISE & SALES VOLUME DROPS • Price increases have pushed first time home buyers under the $450k price range out of the Doral market and into areas like West Miami, Pembroke Pines & Miramar where homes are slightly cheaper and lot sizes are larger. • Doral has a high percentage of foreigners that have placed large cash deposits for their homes or purchased cash and are not desperate to lower asking prices in order to sell. • With Miami traffic at an all-time high, many corporate executives and business owners that work in Doral are looking to buy homes here where they can decrease their commute and enjoy more personal time. The construction of Downtown Doral, Cityplace Doral and Midtown Doral has now given Doral more of a “Live, Work, Play” lifestyle.
S
ingle Family Homes – For the third quarter of 2016 we have seen a decrease in the volume of sales when compared to 2015…at the same time we also saw an increase in pricing. The number of homes sold in Doral between July 1st and September 30th was only 47, when compared to the same period for 2015 when there were 63 homes sold. This is a decrease of 25% which is a noticeable drop in volume. On the flip side, the average sales price of a home in Doral INCREASED from $508,000 to $560,000 - this is an increase of 10.2% !! The average price per square foot of a home sold in Doral rose from $214 to $220. Condos & Townhomes – Like the Single family home market we also saw a decrease in sales volume and a sharp increase in sales price. For the 3rd Quarter of 2016 there were 141 Townhomes & Condos sold in Doral compared to 163 in Q3 of 2015. This was a decrease of 13.5%. The average sales price for those 141 Townhomes & Condos increased from $253,000 to $283,000 showing price increases of almost 12% year over year. The average price per square foot of a Townhome/Condo sale increased from $183 to $193.
Does this make sense!? You may be asking yourself why prices didn’t decrease if there were less sales…lets analyze the reasons: 12 L I V E D O R A L M A G A Z I N E . C O M
NOVEMBER 2016
• Land is limited in Miami. We are stuck between an ocean and a national park, and remaining land for both commercial and residential construction has greatly decreased over the last decade. Developers are forced to build more homes per acre and many times construct vertically instead of horizontally. This puts a premium on single family homes and townhomes, especially those with large lots, lake views and swimming pools. • Foreign demand may have slowed, but highly qualified domestic buyers have been quick to purchase in the Doral and Miami market. Keep in mind that these numbers only take into account homes that are being resold. This does NOT include any NEW developments in the Doral market. Sales activity in new development still continues at a healthy pace as Lennar has recently announced a new project called Park Central which consists of over 800 housing units including single family homes, condos and townhomes. Visit www.onemiamihomes.com/doral to view all properties available in each gated community and all new pre-construction projects in Doral. If you are looking to sell or purchase a home please call (305) 704-8849 for a consultation and specific market statistics in your neighborhood. One Miami Homes is offering home a reduced sellers commission of 2% until Dec 31st.
BIENES RAÍCES DE DORAL 3ER TRIMESTRE DE 2016 LOS PRECIOS SUBEN Y EL VOLUMEN DE VENTAS DECAE
C

PALMETTO GENERAL HOSPITAL ENHANCES HEART VALVE PROGRAM WITH INNOVATIVE TECHNOLOGY
T
he Heart Institute at Palmetto General Hospital offers a comprehensive multi-specialty program devoted to heart and vascular health that addresses each patient’s particular needs. The institute’s dedicated team of physicians and nurses provides high-quality care in cardiovascular health, heart disease risk reduction, vascular surgery, minimally invasive therapies and more. Patients also have access to some of the latest cardiac treatments through the hospital’s Valve Clinic, with board-certified physicians specially trained to perform cutting-edge valve procedures. Palmetto General Hospital is the first hospital in Florida and third in the United States to commercially implant a sutureless aortic valve in a patient with heart valve disease through a newly FDA-approved, minimally invasive delivery system. The advanced EDWARDS INTUITY Elite valve system is a deployment device that incorporates some elements of transcatheter aortic valve replacement (TAVR), a minimally invasive valve replacement procedure. The system is designed to streamline complex aortic valve replacements and result in less trauma to the body and quicker recovery times. The surgeon replaces a patient’s valve through an incision in the ribs, and it is delivered via a catheter into the heart. Traditionally, open heart surgery is the preferred method for valve replacement but more cardiologists and cardiac surgeons are turning to minimally invasive approaches. Dr. Romualdo Segurola, medical director of The Heart Institute at Palmetto General Hospital, led the team that implanted the first sutureless aortic valve procedure in Florida.
14 L I V E D O R A L M A G A Z I N E . C O M
“I am proud to be one of the first in the nation to offer this procedure and believe it has the potential to help a large number of patients in our area,” said Dr. Segurola. Additionally, Palmetto General Hospital recently introduced the minimally invasive MitraClip device as an option for patients suffering from mitral regurgitation (MR). MR is a debilitating, progressive and lifethreatening disease in which a leaky mitral valve causes a backward flow of blood into the heart. The condition can raise the risk of irregular heartbeats, stroke and heart failure, which can be deadly. “MitraClip gives our patients an option they did not have before,” said Dr. Mike Diaz, interventional cardiologist on the medical staff of Palmetto General Hospital. “This procedure allows us to restore their valve without open heart surgery, potentially leading to improved heart function and a quicker recovery time.” MitraClip, made by Abbott Vascular, repairs the mitral valve without the need for an invasive surgical procedure. The device is delivered to the heart through the femoral vein, a blood vessel in the leg. Once implanted, it allows the heart to pump blood more efficiently, thereby relieving symptoms and improving patients’ quality of life. Patients undergoing MitraClip treatment typically experience shorter recovery times and reduced hospital stays of about three days. “Our focus is on improving patient outcomes and helping patients to regain their independence and quality of life,” said Dr. Brijeshwar Maini, interventional cardiologist and regional medical director of transcatheter therapies for Tenet Healthcare’s Florida Region.
NOVEMBER 2016
Romualdo J. Segurola, Jr., M.D., F.A.C.S
Medical Director The Heart Institute at Palmetto General Hospital Medications for the condition only assist with symptom management and do not stop the progression of the disease, so typically open heart mitral valve surgery is the standard of care treatment. Now that the MitraClip device has been approved for U.S. patients with severe symptomatic degenerative MR, the number of invasive mitral valve surgeries performed may be reduced. Multiple trials, published reports and registries of patients treated with the MitraClip device consistently demonstrate a positive safety profile, reduction in mitral regurgitation, improvement in symptoms and reduction in hospitalizations for heart failure, even in some of the most ill and debilitated patients. “We are constantly researching the latest technologies and procedures to meet the ever-changing needs of our patients,” said Ana Mederos, CEO of Palmetto General Hospital. “We are pleased to enhance our medical services with the addition of these new devices and offer our patients more options.” For more information on the cardiovascular services offered at The Heart Institute at Palmetto General Hospital, please visit

SALUD
Naranjas/Toronjas/Limas/Limones = Glándulas Mamarias Femeninas
GISELLE SCHREINER @LAVIDAORGANICA
Fresas = Dientes
Tomate = Corazón
Papaya= Intestino
Coliflor/Brocoli/Coles = Pulmones

20 L I V E D O R A L M A G A Z I N E . C O M
Aprendan a decir no!

It will be celebrated with the opening of a 10 thousand square-foot store in the heart of Downtown Miami on November 4th.
The opening of this store represents the first entry by this multinational company to the North American market. A huge step for a family business that started 53 years ago with a store in Barquisimeto, Venezuela. This story began with Theodoro Constantino (current CEO of the company) and his wife Alicia. He is originally from Rumania but his parents were Greek, while she was born in Elefsina, Greece. In 1948 they left that country to move to Brazil from where they relocated to Venezuela, where they opened their first business. Back then, the store was called Comercial Argentina and it also functioned as the couple’s home. At that time, Theodoro used to travel from Barquisimeto to Caracas with empty suitcases in order to acquire merchandise that he could sell. Over the years both his family and the business kept growing. The couple had three children and now has 11 grandchildren and “many, many” greatgrandchildren, in the words of Maria Mavrokordatos, Christmas buyer and Marketing Manager for the new branch of Aliss to be opened in Miami. 22 L I V E D O R A L M A G A Z I N E .
THE LEGACY OF OVER 50 YEARS CONTINUES
EL LEGADO DE MÁS DE 50 AÑOS CONTINÚA
Maria is one of those 11 grandchildren that has worked to make sure that the family business keeps growing in the same way it has over the last five decades. “We are one big family. Our grandfather has taught us that those who work together must always show respect and help each other grow. With that principle as our guide, we have been able to work harder and achieve our objective of bringing to the public a wider selection, with very high quality items and the best prices”, says Maria. This work ethic has allowed the family to open over 100 stores that extend from the Diáfano Stores in Greece to the well-renowned Tijeretazo in Venezuela.
In each and every one of these stores, the brand offers clients products that include home décor, furniture and fashion, reflecting their excellent knowledge of the latest trends when it comes to creating spaces for the home. Wide selection and accessible prices are some of the attributes that define Aliss in the international market and have made it a favorite among consumers.

ALISS MEANS CHRISTMAS
ALISS ES NAVIDAD
“Every country has its own traditions and singularities and we love that! That is why we try to provide a local flavor to everything we do in each country, while introducing new and unique items. In Downtown Miami we want to offer clients an excellent alternative when it comes to creating a new look for the home. We want this to be a place where you can find everything you need when you are looking to create a unique style for every room, always at great prices”, explains Maria.
Undoubtedly, one of the strengths of the brand Aliss is the creation of seasonal collections with great variety and creativity. In this regard, Christmas is their strongest season. Their production and design department works tirelessly, as Maria explains. “Christmas is our favorite time of the year. If you could have a peek behind the scenes you would be surprised to note that we at Aliss live Christmas year round. From product selection and design to placement throughout each store,” she adds.
This year the store will feature nine Christmas collections to satisfy the needs of every sector of the public. The inaugural cocktail will take place on November 3. It will highlight the new store, which had an investment of over 2 million dollars. Aliss’ plans going forward project an expansion of ten more stores throughout the United States in the following 10 years. With its past successes, tradition and perseverance when it comes to getting the job done, this goal seems completely attainable.

Healthy Cooking If you want to eat a healthy diet, you’ll need to do more than choose the right foods. It’s also important to prepare foods in a healthy way. There are many different methods to cut cholesterol, trim fat and reduce calories without sacrificing taste or spending all day in the kitchen. Here are a few tips to help you serve more savory dishes that are both heart smart and nutritious.
The way you prepare foods is just as important as the foods that are being prepared. • Roast using a rack so the meat or poultry does not sit in its own fat drippings. • Baste with fat-free liquids such as wine, tomato juice or lemon juice instead of pan drippings. • Stir-fry in a wok with vegetable stock, wine or a little bit of peanut oil. • Grill or broil with a rack to allow fat to drip away from the food. • Steam foods in a basket over simmering water. • Poach chicken or fish by immersing it in simmering liquid. • Sauté with a nonstick metal or coated pan over high heat. • Use nonstick vegetable spray, a small amount of broth or wine or a little bit of oil rubbed onto the pan using a paper towel. You can make your favorite recipes more heart healthy by substituting certain ingredients to reduce fat, cholesterol and sodium. • Instead of heavy cream, use evaporated fat-free milk. • Replace sour cream with low-fat cottage

cheese and low-fat or nonfat yogurt. • Instead of shortening, use olive, canola or safflower oil. • Swap a whole egg for an egg white plus unsaturated oil, or cholesterol-free egg substitute. • Trade whole or two percent milk for one percent or skim milk. • Exchange canned vegetables for fresh or frozen vegetables. • Switch to low-fat cheeses. • When baking, replace oil, shortening or butter with ripe mashed bananas or applesauce. • Use lower-cholesterol meats, such as beef round, sirloin, loin and ground beef that is 15 percent fat or less or ground turkey and chicken breast with the skin removed. Now that you have prepared a mouthwatering, heart-healthy entrée, don’t be tempted to add on butter, sauces or dressings that can be high in cholesterol and saturated fat. Instead, try some low-fat flavorings to spice up your meal, such as salsa, horseradish, herbs (oregano, basil, cilantro, thyme, parsley, sage and rosemary), spices (cinnamon, nutmeg, pepper and paprika), mustard, catsup, and reduced fat or nonfat mayonnaise, yogurt or soy sauce.

What is the best part of the job? It’s the best job that matches my personality type – organized (yes, I’m a Virgo!), enthusiastic, full of passion, resourceful, ability to have grace under fire and global-mindedness. Working corporate events in other countries has widened my horizon -- you realize there’s more than one way to executing an event. What do you typically recommend your clients before planning an event? Have knowledge of your budget BEFORE procuring any services and know the audience you want to target to. What time do you wake up every morning? Thanks to my energetic 6-year-old son Darwin, I’m on a very early morning schedule. Wake up at 6:30AM, shower, drive Darwin to school and dive right into the world of meetings and events. A good Zumba or spinning class is usually the way I end my day. What do you do to relax? Most won’t see this as relaxing, but I do -- I salsa dance. I met my husband salsa dancing at the Copacabana in New York and this has only been good for the marriage. When you salsa dance you are happier, you network, you dress up, you stay in shape. It’s a great cardio activity that is just so much fun. Everyone should be salsa dancing right now! Last book you read? My last read was not a novel nor a mystery, but a good industry book that should be mandatory reading for event planners – “The Accidental Creative – How To Be Brilliant At A Moment’s Notice” by Todd Henry. This book provides guidance on how to increase creativity on the spot!..and we as event planners are expected to come up with crazy ideas
What kind of events do you specialize in? Here at Checklist Events we specialize in premium corporate and special event management assisting clients with services such as budget preparation, venue sourcing, contract negotiations, production, strategic meeting design, communication and logistics. Why did you name your company Checklist Events? Checklists have always helped me get things done efficiently, manage my time better and ensure that I am on track with all my tasks…and this is exactly what we want our clients to experience. We develop a strategic checklist for each client to keep them informed, aware and in touch with progress of events. Tasks are refined as the event evolves. I have a checklist for every project – personal and professional – so I don’t miss a critical step in the process. It’s a great feeling of accomplishment when I “check it off!” What is the most important thing about organizing an event? The first and most important thing you want to do for any event is have a vision and set of defined goals. Is it a corporate event? Is it an educational event? Is it supposed to be enlightening, motivational, educational or more of a networking, casual set-up? The other most important factor is projecting budget. Knowing your goals and knowing how much you can spend on the event will help determine final decisions that can be made for your venue, food, décor, who you want to bring in as keynote speakers, marketing efforts, theme branding, etc.

What do you like about living in Doral? As an event planner, why have you chosen to live, play and work in Doral? Not going to lie, I miss the fast-paced lifestyle of New York City (my hometown) and walking everywhere. After two years, I’m still going thru some cultural shock. However, Doral is growing on me – it’s a great place to get focus with less distractions. Additionally, I feel like I have a very “connected” life in Doral – connected to friends, family, community. The schools are A+ quality, lots of fun communal activities and great outdoor spots. The natural beauty and charm keeps me happy and very motived. It also has some new coming attractions which I can’t wait for! Doral is also a good hub for start-up businesses and creative industries like mine. I’m surrounded by some amazing entrepreneurs with determination and who have always been willing to share business advice. What inspires you? People - good people, happy people, people from all walks of life. Everyone has a story. You’ll be surprised how much you’ll learn from others.

Doral Glades Park The Emerald in Doral’s Crown Jewels of Parks The Doral City Council, under an azure sky, broke ground on Doral Glades, the City’s first environmental park. The 25 acre facility, centered on a lake and wetland, features tennis, basketball and sand volleyball courts in addition to a 9,500 square foot community/nature center located on the 9900 block of NW 98th Place. The park is a homage to the unique environment of the Florida everglades and will feature native plants as well as provide habitat for native fish and wildlife. The educational boardwalk provides unequalled access to seeing wetlands up close. “I have learned the Miami Dade County Public School system plans to build a K-8 Center for for Environmental Studies just down the street from Doral Glades in 2018,” declared Mayor Luigi Boria. “The City wants to partner with this school to include educational programming in the nature center as part of their curriculum,” the Mayor proposed. Parks and Recreation strives to provide a broad range of activities and programs. “I see this as a family destination,” said Vice Mayor Christi Fraga. “This park will be all things to my son throughout the years; as a toddler discovering dragonflies on the boardwalk, as a boy catching his first fish with his father, as a student visiting the nature center, and as a teenager kayaking across the lake, he will grow up here, as I did, but with the added benefit of having parks such as Glades to make family memories that will last a lifetime,” the Vice Mayor added. Doral Glades Park is a big investment in our community,” explained Director Barbie Hernandez of the $10.5 million park, “We received a $3.6 million grant from the Florida Community Trust grant to purchase the land in 2008 and the Land and a $200,000 Water Conversation Grant towards the development of the park.” 36 L I V E D O R A L M A G A Z I N E . $15 Million Traffic Relief Project The Doral City Council unanimously approved entering into a Joint Participation Agreement with the Florida Turnpike Enterprise to build a flyover ramp from NW 117th Avenue to the northbound side of the Florida Turnpike as well as bridge over 41st Street connecting the north and south halves of the Turnpike Trail and a slip ramp for local traffic on 117th. Under the Local Funding Agreement, Doral will only pay $3.2 million, while the Florida Turnpike Enterprise (FTE) pays the $12.4 million balance. The need to remove freight traffic from Doral Boulevard was identified by the Miami-Dade Metropolitan Planning Office (MPO) in 2008. In 2013, an MPO study confirmed the benefit of a flyover ramp giving heavy trucks direct access to the Turnpike. The City Council quickly endorsed the idea of a flyover ramp in November 2014 and garnered the support of the Miami Dade County Commissioners in 2015. With this broad coalition of support, the FTE agreed to add the flyover ramp and the pedestrian bridge to their planned 2017 widening project on the Turnpike. “It is all about finding partnerships that can spread the cost and benefit to our residents,” said Mayor Luigi Boria. “A $3 million investment that brings more than $12 million in infrastructure and traffic relief? That’s a good deal.” the Mayor added.

TRICKS TO STAY LOOKING
picture perfect during the Holidays every morning You’ve seen it in the media, both traditional and social: celebrities that claim they “woke up like this.” The frustration? When most of us look in the mirror, we know that we, well…didn’t. But I’m here to let you in on a few tips to look picture perfect this holiday season: there are a number of tricks to cut time off your morning routine, from simple to surgical.
40 L I V E D O R A L M A G A Z I N E . C O M
1
Drink a glass of water as soon as you wake up… and keep chugging throughout the day. Your skin is like a sponge, and when you consume the proper amount of water for your body weight, it’ll look moist and refreshed. Starve your skin of the refreshment it craves and it’ll look dried out, no matter what time of the year.
2
Wakeup with makeup. Let’s be clear: I DO want you to wash your face and enjoy a proper skincare routine before you go to bed each night. But what I’m talking about is the option of permanent makeup, like eyeliner, lip liner, color and more. Wake up with those steps already taken care of… with the 100% guarantee that you’ll have a smudge proof day.
3
Ditch the dark circles. Certain people, no matter how much water they drink or how many hours of sleep they enjoy, inevitably have dark circles under their eyes. With today’s beauty options, there are a number of things that eliminate covering up those circles from your daily regime, including prescription creams and injectables in the tear trough. Of course, we always advise our patients to make sure they’re consulting with qualified and trained professionals!
4
Banish age spots. Admit it: you spend time each morning covering up age spots that have long since taken up residence on your complexion. While we

Eliminate the need for mascara. Not a new option, but still a wonderful one: Latisse, the most recognized brand. Although patients do need a prescription to obtain it from their provider, it’s one I’ve seen work wonders with our patients to lengthen their lashes, time and time again. We now have a new option. Alphaeon Eyelash Serum is a brand new product that does not need a prescription and works wonderfully as well, lengthening your own eyelashes over time to allow you to no longer need the mascara!
6
Look into a lift. As we age, so does our skin. My patients tell me often that people around them ask if they’re tired, when in reality they’ve gotten a full 8 hours of sleep. If you have bags under your eyes or skin that hangs over the lids of your eyes, you may be a candidate for a blepharoplasty, which removes the excess fat pads and sagging skin. A surgical procedure, there’s a short recovery time associated with this procedure, of course. However, an upper blepharoplasty will help improve the line of vision previously impaired by drooping eyelids as well as provide a refreshed look. Stephanie A. EDUCATION
FIVE APPS that will get you through college QUESTIONS
As your teen prepares to head off to college, there are so many things to think about—and academics is top of mind. College will certainly require plenty of hard work, good organization and time management, but Sandra Iza of the Doral Huntington Learning Center says that students today have a big advantage. “Going to college in the digital era means that students have a plethora of tools available to them to help them stay organized, manage their busy lives and study smarter,” says Iza.
Here are a few popular apps used by college students that your teen might find beneficial:
iStudiez Pro – iStudiez Pro allows students to track their schedule, homework and grades in one place. Tasks can be sorted by date, class and priority. The app has a schedule planner where students can manage their classes and all associated details, and students can share their schedule to other calendar apps such as Google Calendar. www.istudentpro.com
RescueTime – RescueTime is a tool for students who want to improve their time management skills and make the most of their minutes. It tracks how much time is spent on different websites, social media, email or in programs like Microsoft Word. Then, it provides detailed reports on productivity, offering a clear picture of where students might be wasting time. Students can block distracting websites during set periods of focus time and set up alerts for when they spend too much time on a website or other activity. www.rescuetime.com
42 L I V E D O R A L M A G A Z I N E . C O M
Any.do – Any.do is a task management app that allows users to schedule reminders and sync tasks across devices (smartphone and laptop, for example). The app includes a daily planner for creating, sharing and delegating tasks, a list function, a subtask function and much more. www.any.do
StudyBlue – StudyBlue is a “crowdsourced learning platform” that provides innovative study tools. Its online flashcards (with text, images and audio), quizzes and review sheets make it easy for students to study on the go, track their progress, set reminders to study and much more. www.studyblue.com With 86 percent of college students regularly using a smartphone and 54 percent using learning apps on their smartphone (59 percent on their tablet)*, there’s no doubt that mobile apps play a big role in the life of today’s college students. “Encourage your teen to browse the iTunes store or Google Play store for apps that might be most useful for them, or seek out suggestions from professors and peers when they arrive at college,” Iza says.
NOVEMBER 2016
Evernote – Evernote helps keep students’ ideas, notes, research and inspirations on hand across devices. For college students, it’s a great tool for saving notes and organizing research from various sources for a paper or project. Students can collect articles, photos, websites and even handwritten and typed notes in a central place. www.evernote.com
