Tell us a bit about yourself and why you chose The Villages at Coverley? I’m a writer/editor and arts tutor and my husband is a civil servant and motivational presenter. We first found out about this well thought out project after getting a call from the National Housing Corporation nearly 2 years ago. We immediately embraced the project because it answered all our needs: affordability, comfort, space and quality. (Bonus: NO chasing workmen; you get a completely finished house.) Then some months later when we worked directly with the Villages Sales Office, things went to another level in terms of service and responsiveness. Which of the 4 house designs did you choose and why? We love our 3 bedroom 2 bathroom Casuarina! All of the designs use space well but the Casuarina won out over the Bouganvillea (3 bedroom, 2 bathroom, alternative design) primarily because we preferred the open plan. We find that our patio at the back of the house (like in North America) rather than at the front (in the more traditional Bajan Bougainvillea) affords us an extra private living space to have breakfast or a drink in the evenings with some music. What do you like most about your house? I’d have to start with the fact that it’s move-in-ready: solar, ceiling fans and appliances and more are included. And then the high quality finishes: granite countertops, porcelain tiles throughout and glass block tiles in the bathrooms. We also appreciate that it’s planning be a green neighbourhood: in place are solar water heaters, natural gas for the stove and washer/dryer, utilies underground, own sewage treatment plant for recycled water (toilets, irrigation and washing cars). Do you like the Covenants and this Enhanced Lifestyle opportunity? People really need to research the Covenants for themselves. We have no problem with them because they are meant to protect your property value and maintain the aesthetics of

the neighbourhood. The other thing is they are a guide. The Enhanced Lifestyle is fantastic because when the Square is finished, you will hardly have to commute for many of your services. Besides saving time and money, it will foster community spirit. Your husband mentioned to us that you “Dream Built” your home, Can you explain? Well, when we started out this journey, we didn’t know how we would do it, but we just knew that this would be our first real home together. It was faith, really. So we visited the site often when there were lots of heaps of marl, talked to the artisans working and asked lots of questions. We gazed longingly at the photos in the brochures and were frequent visitors to the website where everyone must pre-qualify. I even designed personal letterhead with our new address months ahead of final mortgage approval. Did you have a property agent or anyone in particular who helped you with the process of owning your home? We dealt directly with the Sales Office and always received responses whether via email or telephone. Debra from the Sales Team is a fantastic lady - absolutely professional and personable in her delivery of service. We are actually bowled over by the whole team – the Property Manager, Financial Controller and the Attorney who all made the process much easier as they were responsive and patient. Sandra Padmore from Scotia Bank was also terrific and made things happen for us. How do you plan to make your house into a home – any particular tips you wish to share? Decide how you will really be using your spaces. For example, we’re using the third bedroom as my studio/office. Also, enhance your storage as much as possible to get away from clutter. We’re adding a pantry to the kitchen and a full closet for the master bedroom. Plus, Caribbean art (including some of my own poetry and paintings) on the walls.

LIVING SPACE DESIGNED BY KARIN TRUEDSSON FROM WALKERS WORLD I love this room because of its simplicity and sophistication which reflects effortless Caribbean style. We furnished this room with an eclectic mix of textures and furnishings, combining warm, rich loom pieces with sleek wood accent pieces, creating an easy palette that can be added to like the the coasters on the side tables which are out of woven grass. The wicker furnishings are contemporary and the crisp contrast of the dark looms and white cushions add an element of refinement. Sunbrella cushions provide the perfect solution for easy maintenance of a rental unit. Impactful Banana leaf canvas prints make a strong statement and set the stage for a lively colour palette which define the living space as well as flows into the adjacent rooms. DINNING ROOM DESIGNED BY NATALIE MANNING OF NATZ HOME FURNISHINGS. A self-professed “antique junkie” Natz took her inspiration from old America when she designed the dining room in her personal home. The chairs at her dining table can hold testament to this as they are replicas of original Windsor chairs, a tradition in American folk art. The table is an Eddie West original, atypical of old world American country style furniture. Natalie loves to collect what would be considered “refuse” for some with the artistic foresight to turn them into beautiful pieces that exemplify her taste. The four old lourve doors that decorate the dining room walls were taken from an old home in Belleville that was about to be demolished.To the right of the dining table, the beautiful Black Cherry wooden sideboard was purchased from a garage sale and still retains all of it’s original China knobs. This room is reminiscent of a cozy British country cottage or any country farm in the American Mid-West. Nearby rooms are painted in beautiful shades of red and cool green that compliment the theme of the house and create an idyllic atmosphere that can’t be described as anything other than “home”. BEDROOM DESIGNED BY NICOLA MACGEOCH ATWELL FROM BELLA CASA Jotari is a really beautiful property in Sandy Lane and I was thrilled when I was hired to give the bedrooms a fresh, updated look. Designing the room to have a cozy feel, I used warm colours like burnt orange, cream, olive green and gold. The feature area in this room is the wall with the headboard and bedside tables. It was important not to overcrowd them with heavy wooden pieces. A dark wooden headboard would have been too heavy for this room, So I designed and had local company Arjay Upholstery and Drapery make this tufted headboard which adds a touch of sophistication. The ivory velvet is both lovely to touch and to look at. The bedside tables have a lighter appeal with two drawers broken in the middle with some free space. To avoid darkening the room anymore I chose light gold silk drapes with beautiful glass beaded detail on the inseam and a classic goblet heading. Details like the curtain beading make this room memorable. Nicola MacGeoch Atwell has been working in interior design since 2005. When Little Good Harbour first started it was deemed too far out... now it’s not far out enough. On their 10th Anniversary we take a look at just how amazing this boutique hotel & spa really is.

Let’s be honest….many foreigners view Barbados as becoming less rustic and more chic. Our little island paradise attracts tour packages and millionaires alike and while all bask in the warm heat and dive into the cool ocean, the sad reality is that many do not get to see and experience the REAL Barbados. Andrew Warden, proprietor of the Little Good Harbour and Atlantis hotels, both gorgeous boutique hotels on opposing sides of the island, aims to change all of that. Australian born Andrew and his wife Patricia have been running Little Good Harbour and it’s renowned restaurant The Fish Pot for 10 years now. Situated in the midst of Sherman’s fishing village, St. Peter, the hotel features 21 self-contained apartments that are spacious but cozy, four poster beds overlook the lush gardens, the pools are secluded and serene and the property breathes like a tropical paradise, a rare gem on this coast. Andrew confesses that he first got the concept for Little Good Harbour from an Island Outpost book (by famous Jamaican visionary Chris Blackwell) that featured Strawberry Hill hotel, a well know celebrity stop in the Blue Mountains of Jamaica. “It really inspired me, I wanted a place that encapsulated the simple island life, but with style, and Strawberry Hill really epitomized that island character.” “People said we were baked when we started.” he explains, “They said it was too remote. Now however, with the ever expanding development of the West Coast, the only complaint we get these days is that it’s not far enough!” The beach side has two apartments adjacent to the restaurant, literally a lazy stumble away from the glistening waters. Soft waves serve as a symphony while diners enjoy their meals and locals and sun kissed visitors stroll along the coast. As unassuming as it’s location may be, the restaurant has a loyal following; acclaimed food critic Michael Winner (The Times) has sung it’s praises, calling it the last touch of ‘old Bar58

bados’ available to visitors and approving everything from the fresh seafood to the palatable wines chosen by Andrew himself. Chef Stephen Belgrave has been overseeing the delectable menu for over 10 years now and insists of offering an authentic ‘taste of the Caribbean’.Lunch is a light affair with Panini’s, salads and pasta and dinner consists of surf and turf favourites such as fresh lobster, scallops, octopus and calamari as well as local catches. Dishes are kept simple but enhanced the flavours with local spices, and many ingredients are sourced from the neighboring fish market. Bar aficionado Caesar is always on hand, mixing rum punches that guests can enjoy beachside in the cabanas (another enticing dining option) and most of the staff have been there from it’s inception, promising exceptional service to go with the ambiance. Prices are modest compared to other fine dining establishments on the West, but everything is indeed first class. The newly built “Little Spa” was opened in November 2010 and adds another dimension to the property; with a lovely open plan guests are indulged in a distinctly tropical setting. Standard services such as mani/pedis, facials and massages are offered but the Spa goes one step further, providing visitors with options such as steam/sauna, hairstyling and late opening hours for convenience. While other hotels issue day passes to visitors it usually comes with a cost! Atlantis Hotel was originally situated adjacent to the old railway line and was one of the first hotels in the parish and today is the only hotel offering quality luxury, fine dining and first class service this side of “the rock”. Andrew confesses that he doesn’t like to sit still and is always looking for a new challenge. It was this thirst for new challenges that prompted the Wardens/Kirby’s to buy and renovate the Atlantis Hotel in Tent Bay, Bathsheba on the East Coast. That and Andrew’s commitment to showing visitors and locals alike the very best Barbados has to offer scenically as well as culinary. Established in the late 18th Century, Atlantis is a historic landmark property with panoramic views of the wild Atlantic coast, a coast rarely seen by high end visitors but which is without a doubt a local favourite. Of course this is Bathsheba and surfers and sunbathers pepper the beach on any given day, enjoying the unpredictable breakers and local bars. Amid this environment Atlantis brings something entirely new to St. Joseph, and that is what makes it so appealing. “The East coast is by far the prettiest side of the island,” says Andrew, “But too many come to the island and don’t venture near it. Mainly, I think, because it doesn’t offer the luxury accommodations the West and South do.”

With the renovations completed in late 2009, the hotel is authentic, rustic and serene, the bright breezy interior boast 8 spacious ocean view rooms in the main house and 2 two bedroom self contained apartments by the pool. It is stylish but uncomplicated, the décor colonial yet modernly vibrant, colours inspired by the bright fishing boats that dot the coastlines of Barbados. Andrew admits it‘s the menu that usually brings the guests; initially at least. “We are seeing more and more locals staying with us now, as they visit for lunch and then take advantage of the isolation of this coast for a weekend getaway.”

Hurricane Insurance Last year was the first in many that Barbados battened down under threat of a hurricane. Luckily, Tomas landed as a Tropical Storm, early on the morning of November 1. It quickly ramped up, as it made its way northwestward, hitting south St. Lucia, that same night. Tomas had sustained winds in Barbados that did not reach 74mph so he could not be called a hurricane. But for the purposes of the deductible that is applied in all hurricane insurance , it was a named storm so any losses would face the deductible . Sustained winds did exceed 74mph by a bit in St Lucia but the real damage was not caused by the winds, but instead by the 20 inches of rain, in a 24 hour period, that the storm dumped on the island, causing massive landslides and damage to property . Most buildings that were in the path of St. Lucian landslides were severely damaged or destroyed. The wind did affect most properties but as a Category 1 Hurricane it did not cause structural damage to buildings, instead, it toppled lightweight structures, trees and vegetation. The infrastructure, especially the water system was in a mess but on the whole St Lucia dodged a bullet. Barbados suffered heavy rain but not the land slides as in St Lucia. There was some isolated, tornado type activity that affected roofs (the small Bajan type Chattel house was especially prone to this damage). Overall, Tomas served as a reminder of the potential for disaster should the island be hit by a Category 3 or more severe storm.

What is this deductible thing? By William Tomlin, President, CGM Gallagher Group even if it is still frustrating: Let us assume you insured your house for $500,000. But it would really take $1 million to rebuild it exactly as it was (with new materials of course). One of those dreaded tsunamis washed away your house and nothing was there. The insurance company agreed you had a total loss and gives you the cheque (forget the deductibles for now) for $500,000 which is what you were insured for. You now need to find the other half of $500,000 to rebuild your house.

Average Clause

So what did the general public find out to their consternation about their hurricane insurance coverage following Tomas in both St Lucia and more dramatically Barbados? Well there is always the perennial angst about the penalty of being underinsured. The dreaded Average Clause . It is actually easy to explain

You undoubtedly will accept that the insurance company cannot give you more than $500,000 and that you have to find the other 50% yourself. You will be upset‌ but with yourself not with the insurance company! This scenario is not, however, what would happen should your property only suffer PARTIAL damage in the hurricane and you were insured on the same basis as we described above. Let us assume your roof and resulting damage will cost you $500,000 to repair. You insured for $500,000 so you expect a cheque for $500,000. But remember the principle you accepted in the total loss? Your house would cost you $1million to rebuild so you really insured for half so you will get half your loss from the insurance company. In this case your repair costs were $500,000 but you will get half or $250,000 . Now you are upset with the insurance company but if you think it through, it is logical. If you only want to cover half of your risks, then with any loss you can only expect the insurance company to cover half of your damage, the other half is yours. It is easier to understand in a total loss but those rarely happen.

Hurricane Deductibles

The more vexing aspect of hurricane insurance following Tomas was the imposition of the 2% deductible. A deductible is the portion of your claim which will not be paid for by the insurance company. Some insurance people call it an Excess. This deductible was introduced after the huge losses from Hurricane Andrew in Miami in 1991 hit the international reinsurance companies very hard. As a result of Hurricane Andrew, the international insurance industry decided that 2% of any hurricane loss (or earthquake, flood or tsunami ) in the Caribbean and Florida region would have to be absorbed by the policy holder. Where the 2% number came from is not clear but for years before, areas exposed to earthquakes such as California have faced deductibles as high as 5% or 10%. Normally a deductible is used to reduce the frequency of smaller claims but the hurricane deductible can actually be a significant number. It is simply a threshold number that the insurance industry says the policyholder must absorb first before they will pay any claim. Unfortunately, until policy holders have experienced a hurricane loss, they do not recognize the effect of this deductible and in the case of marginal hurricanes such as Tomas, the effect is much more pronounced as we will explain . Remember that the 2% is calculated against the sum insured whether it is a small house insured for $200K or a huge factory with a sum insured of $50 million. It is not applied to the claim amount as most people expect. So when we have a marginal hurricane like Tomas, the cost of damage on average is a relatively low percentage of the values that have been insured. Sure there will be a few individual losses where significant damage may have occurred, for instance, there were a couple of factories in Barbados that lost their

roofs but the average damage was relatively minor. So if we assumed that a hotel owner had insured his building for $5 million, his hurricane deductible would have been 2% or $100,000. The damage from Tomas to the Hotel would have likely have been pretty small (debris clean up, a few roof tiles lifted and some water damage to some of the stores) and did not exceed $100,000. In effect the deductible took out 100% of the loss. Let us assume the same hotel was able to show that there was more damage and the repairs cost $200,000. Again the deductible had a big effect because it took out 50% of the loss. So in a marginal hurricane, the effect of the 2% deductible is very apparent and it will likely remove all or most of the claim and this is where policy holders complain and ask themselves why do they bother to insure for hurricane as they will never collect anything with the deductible applied. But here is where the mathematics of the application of the deductible become interesting and strongly supports the need to keep insured despite the effect of the deductible. Let us assume that Tomas had been a Category 3 Hurricane which is a very destructive Category and will cause structural damage to most buildings. Not that we would ever want this to happen to a country (and we certainly do not want to even contemplate the effect of a Category 5 Hurricane!) but it is important to see how the effect of the deductible changes. A severe Category 3 storm with heavy seas and flooding will cause on average, loss ratios between 40% to 50% of the sum insured of the area affected. So with our hotel owner, his loss on a sum insured of $5 million will be in the range of $2 million to $2.5 million. Now we look at the impact of his deductible which is $100,000. Suddenly the deductible as a percentage of his loss seems unimportant. It is now less than 5% of his loss whereas in the marginal Tomas hurricane the deductible was more than the loss or at most equivalent to a huge chunk taken out of the claim . One of the other aspects of comparing the consequences of a severe hurricane to a powder puff hurricane is the role of the loss adjuster. When the loss is small and close to the deductible level and when the adjusters do not have a tremendous number of claims, the process of claim verification seems to become more demanding compared to the approach taken in a severe catastrophe where adjusters tend to respond more positively and effectively to the claims process. This approach in the marginal losses adds to policy holders frustrations and makes the deductible appear even more unreasonable than it really is. Clearly the deductible is a frustrating experience in marginal losses such as Tomas but this is not a reason to consider that hurricane insurance is not justified.
