There are many good reasons to consider purchasing a plantation estate in the countryside of Barbados – just one would be the knowledge that an older property, with solid foundations, has stood the test of time; another might be to escape neighbours or to find peace away from all that daily urban chaos. These vintage homes are infused with a sense of history and character (many have been around for several hundred years). a few ‘diamonds in the rough’ – properties with a solid foundation and a blank slate, perfect for the more adventurous home buyer interested in a unique renovation project. Traditional Barbadian country homes are strong structures, with thick walls and imposing staircases, enclosed verandas and cool porticos, constructed with a style that seems to have been lost on more modern architecture. They were built using local materials such as coral stone for walls and mahogany for the floors and furniture; designed to minimize the effects of heat, with large spaces to encourage air circulation, plantation homes take full advantage of natural air conditioning from the cooling trade winds, keeping the house cool in the heat of the day. Sash windows are protected by jalousies on the outside and storm shutters on the inside – so in the event of a hurricane, the whole house can be quickly closed up. Country estates make practical family homes; their size, multiple bedrooms (usually four or more, along with cottages and outbuildings) high ceilings, large windows and reception rooms along with formal dining rooms and long, wrap-around verandas make them ideal for entertaining. Prices for plantation country estates vary depending on the location. Properties in the south and more central locations may have less land and a higher cost per square foot, whereas the further you venture out, the price becomes more reasonable. Three of the best country estates currently for sale on the property market in Barbados are reviewed in this feature.

The days are long and languid, the sunsets sensational, what better time to get together with friends? The Design Studio at Dwellings show us how to style the ultimate tropical garden party on the gorgeous grounds of Point of View villa, Sandy Lane... and with some help from a master mixologist, and a super sassy chef it was quite simply sublime! Lanterns: These candle-lit lanterns on the left create a soft glow when entertaining at night. They’re perfect to hang from a terrace ceiling or umbrella or simply use them as a table centerpiece or around the garden or pool. In this case we used some MangoTangerine scented candles to add to the summer atmosphere and we decorated the lanterns with some permanent botanicals to add a touch of whimsy. Lanterns - $79.95 each. Lagos Outdoor Dining Set: Adjust your table according to the size of your party. The rectangular and square tables can be bunched together to create the size and shape that you desire! These dining tables and chairs are perfect for entertaining outdoors as they are made of woven Endura resin with a weather resistant aluminum frame. All chair cushions are covered in Sunbrella fabric and can be customized to your liking. Square Dining Table includes glass top - $1,599. Chairs sold separately - $949. Tabletop: For the tabletop, we chose some fun eye-popping colors for this garden party. We created layers of texture and color by using round woven placemats under colorfully decorated chargers as a base to our place settings. The napkins are folded as a band across the charger for a soft layer. For the dinner plate, you can either use simple white or a solid coloured dinner plate in a coordinating color. The drink ware shown mimics the look of fine glass but is in fact unbreakable polycarbonate plastic making it perfect for indoor and outdoor occasions. For the centerpiece, build it up by bunching vases and bowls of different sizes and heights filled with flowers, seasonal fruits, shells or candles depending on your theme.

SPINY LOBSTER TAILS WITH RUM & LIME MARINADE CREATED BY SANDRA TOPPIN, SASSAFRAS RESTAURANT AND STYLED ON LOCATION BY JASON BRATHWAITE.
INGREDIENTS • 1 lemon, juiced • 2 limes, juiced • 1/2 cup Barbadian rum • 3/4 cup olive oil • 2 teaspoons hot paprika • 1 teaspoon salt • 3 tablespoons chopped fresh cilantro leaves • 4 spiny lobster tails, from 4 (2-pound) spiny lobsters

DIRECTIONS 1. In a medium non-reactive bowl, whisk together the lemon & lime juices, rum, olive oil, paprika, salt, & cilantro. Transfer to a large 1-gallon re-sealable plastic food storage bag. 2. Using a large chef ’s knife, cut the lobster tails in half through the shell lengthwise. Remove the black vein from the tails and discard. Transfer the tail halves to the food storage bag with the marinade and seal. Place the bag inside a mixing bowl, and refrigerate for at least 4 hours, and up to 6. 3. Remove the lobster from the refrigerator and allow it to come to room temperature for 30 minutes. Meanwhile, preheat a grill to medium. 4. Remove the lobster tails from the marinade (reserve the marinade) and place them on the grill, cut-side down, and grill for 6 to 7 minutes. Rotate the lobster tails 45 degrees and grill for another 6 to 7 minutes. Turn the lobster tails over, shell side down, and baste with some of the reserved marinade. Continue to cook until the tails are opaque and fully cooked, 7 to 8 minutes.
ROASTED SWEET POTATO SALAD WITH BLACK BEANS AND CHILI DRESSING CREATED BY SANDRA TOPPIN SASSAFRAS RESTAURANT
INGREDIENTS FOR 4 SERVINGS: • 4 medium sweet potatoes (about 1 1/2 pounds), peeled and cut into 1-inch chunks • 1 large onion, preferably red, chopped • 1/2 cup extra virgin olive oil • Salt and freshly ground black pepper • 1 to 2 tablespoons minced fresh hot chili, like jalapeño • 1 clove garlic, peeled • Juice of 2 limes • 2 cups cooked black beans, drained (canned are fine) • 1 red bell pepper, seeded and finely diced • 1 cup chopped fresh cilantro. 1. Heat oven to 400 degrees. Put sweet potatoes and onions on a large baking sheet, drizzle with 2 tablespoons oil, toss to coat and spread out in a single layer. Sprinkle with salt and pepper. Roast, turning occasionally, until potatoes begin to brown on corners and are just tender inside, 30 to 40 minutes. Remove from oven; keep on pan until ready to mix with dressing. 2. Put chilies in a blender or mini food processor along with garlic, lime juice, remaining olive oil and a sprinkle of salt and pepper. Process until blended. 3. Put warm vegetables in a large bowl with beans and bell pepper; toss with dressing and cilantro. Taste and adjust seasoning if necessary. Serve warm or at room temperature, or refrigerate for up to a day.
CRAWFISH CAKES WITH GREEN PAPAYA JAM CREATED BY SANDRA TOPPIN, SASSAFRAS RESTAURANT

GREEN PAPAYA JAM 1 cup sugar 1 cup water 1 cup green papayas, grated Dash of salt and pepper 4 Tbs. apple cider vinegar Heat sugar and water for about five minutes until a syrup is formed. Add grated green papayas, salt, pepper and vinegar and cook slowly over low heat. When mixture thickens, remove from heat and cool to room temp before serving. May be made a week in advance.
INGREDIENTS: • 2 cups heavy cream • 3 cloves garlic, minced • 1 tablespoon sweet paprika • 2 tablespoons peanut oil • 3/4 cup chopped red onion • 1/2 cup chopped red bell pepper • 2 eggs, lightly beaten • 1/2 cup chopped yellow bell pepper • 1 pound crawfish meat • 2 fresh jalapeno chiles, finely diced • 4 tablespoons chopped chives • 2 teaspoons salt • 1/2 cup flour • 1/2 tsp fresh ground white pepper • 1/2 cup clarified butter • 2 cups panko (Japanese bread crumbs), ground to a mealy consistency, divided DIRECTIONS 1. In a saucepan, combine the heavy cream, garlic and paprika. Reduce by half. Allow to cool to room temperature. In a saute pan, heat the peanut oil. Sweat the onions and bell peppers until glossy. Transfer to a plate and allow to cool to room temperature. Preheat oven to 350 degrees F. 2. In a mixing bowl, combine the eggs, crawfish, jalapeno, chives, 1cup of ground panko, salt, white pepper, reduced cream, and sauteed vegetables. Carefully mix until well blended. 3. Scale the mixture into 3-ounce portions. Shape into round, slightly flattened cakes, about 3-inch diameter by 1/2-inch thickness. On a baking sheet, combine the remaining 1 cup of ground panko and flour. Coat the crab cakes generously. 4. In a saute pan, heat 1/4 cup of clarified butter. Pan fry 6 crab cakes at a time, until golden on 1 side. Turn and transfer to preheated oven and bake for 2 minutes. Repeat the process with the remaining butter and crab cakes. Serve on a bed of rocket with Green Papaya jam.

Homemade Hibiscus Syrup* 1 1/2oz Grenadine Lime, Lemon and Orange Slices Place all ingredients except fruit into a large pitcher with ice and stir until chilled. Place lime, lemon and orange slices into pitcher just before serving. Garnish individual glass with lemon or lime wheels and hibiscus flowers. * Hibiscus syrup is easily made by infusion of dried or fresh hibiscus into sugar or simple syrup. Place flowers and syrup into a sealed container in a cool place for up to 48 hours.

How long have you been coming to Barbados? We have been comimg to Barbados for about 6 years. The first time we came it was to look for property. What made you decide to invest in property here? We were looking for a holiday home that offered year round sun as well as a winter destination, so we were looking at the caribbean in general. Barbados seemed to offer the most in the way of direct flights, stable economy and development. How did you find this property? Ker Avel is our second property so we had clear idea of what we wanted and where we wanted to be. Suzanne Davis from Realtors Limited looked for property within our criteria and shortlisted the best for us to view when we arrived. Describe your experience with Realtors Limited. Excellent. We have bought through them and they also manage our properties for us and we are very happy with the service we receive. On top of which, they are exceedingly nice people to deal with. What are your usage plans for the property? Private use only or will it be available to rent? At the moment we live in Ker Avel but it is also available for holiday rentals.
Yes we did a complete refurbishment of the property, some changes to layout, a new floor through out and new bathrooms. We worked with Jenny Blanc Interiors on the furnishing and interiors. They are based both on the island and in the UK which made the whole process much smoother. How often do you come to Barbados and how much time do you typically spend here? We are based out of Barbados now and we plan to live here full time when Shaun’s work allows. Our eldest child is starting school here in Barbados in September. What do you enjoy the most about Barbados and what makes it special for you and your family? We obviously enjoy the weather and the outdoor life style, but more importantly we feel it’s a great place to raise our family. Did you have any tax issues buying property here? No Describe your experience with the local professional services like solicitors, etc. We found our Attorney Barry Gale very helpful and it made the purchase of the property seemless as did our local bank First Caribbean.

A Check List For Maintaining your Air-Conditioner
By Nik Lashley, General Manager of Rtek Services Ltd. Air conditioner maintenance is an absolutely vital piece of home maintenance. It increases the likelihood that your cooling system will run uninterrupted throughout the hotter summertime months, that any needed repairs will have a reasonable price tag, and that your system will operate at its optimal level of energy-efficiency. It’s also a piece of home maintenance that’s difficult for many to keep up with. The best air conditioner maintenance starts in the cooler months when many homeowners are preoccupied with other household projects or life in general. Take a look at this checklist and possible outcomes for your air conditioning system. Then you will get a better understanding that it’s time to place air conditioner maintenance as one of the priorities for your home:
Air Conditioner Maintenance Checklist 1. Outdoor Condensing Unit: Make sure this unit isn’t blocked by high grasses, weeds, or other lawn and garden components. The unit needs to draw air into the condenser part of the system across the row of coils in order to complete the cooling cycle that circulates inside to your evaporator, but the process is hindered if it cannot pull enough air across the coils. This in fact will cause your A/C unit to work harder at cooling your desired space and will ultimately cost you higher electricity rates and added wear and tear on the system. Conduct a Test Run: Some time in the cooler months, crank your system and let it run for up to an hour. If you can identify problems early, you’ll find HVAC contractors may still have an open calendar. Wait till the first 30+ degrees Celsius day of the summer months and you may end up on a waiting list.
4. Set and Double-Check the Thermostat: Be sure the thermostat is set in the cooling mode. Just setting the dial below room temperature a couple degrees can achieve a very pleasant and efficiently cooled space. If you have a programmable thermostat, customize your cooling for various time periods throughout the day. Cranking the A/C all the way down to 16 Degrees Celsius will not cool the room any quicker. But the Unit will constantly try and achieve that low temperature even when the room may not permit it due to heat loads of leaks in unsealed windows and doors, and un-insulated floors, walls and ceilings/roofs. This will cause the compressor to run 100% of the time and even when you have achieved what you feel is a comfortable temperature the unit will still continue to achieve the set temperature.
2. Change the Air Filter: Dirty filters will destroy your unit’s energy-efficiency or worse, cause the evaporator to ice over. If you know you’re bad at remembering these types of recurring maintenance, install a permanent filter that needs only to be cleaned, instead of replaced, each year. This can be done very easily by a reputable Air conditioning company for very little cost. During regular scheduled service periods, the technicians can clean these filters and replace them back into the unit. All the while saving you money.
Professional Air Conditioning Maintenance Homeowners need to follow this checklist for proper air conditioning maintenance: A thoroughly cleaned air conditioning unit will operate at top efficiency, but homeowners should also be aware of their own limitations. Each year, some homeowners attempt to clean their air conditioner with a garden house, creating a serious risk of electrocution or electrical damage to the unit. If you encounter a problem with your A/C that you can’t diagnose on your own, don’t hesitate to call in the pros.
3. Check Access Panels and Obstructions: Be sure all access panels are secure, with all screws in place. Clean obvious obstructions, such as newspaper and leaves, from around the exterior of the unit.

Photos by Byron Slater, Don Jordan, Dan Christaldi and Sean Chandler our the island and the architectural legacy left by those gone before stands proud from every seascape and hilltop balcony – from the bijou chattel houses and pastel coloured stilt cottages once transported from one plantation to another by farm workers, to the rambling Colonial estates dressed in styles that span Palladian Regency to neo-Gothic. One inspirational influence that perhaps encapsulates the island’s bricks and mortar heritage more than any other, however, is that of British theatre designer Oliver Messel. Close friend and confidant of playwright Noel Coward, fun-loving uncle of HRH Princess Margaret’s husband, Lord Snowdon, and revered rival of photographer Cecil Beaton; few period personalities stand out in quite the same flamboyant manner. Born in London in 1904 to an affluent, middle-class English family, and educated at Eton, where his fellow classmates included the likes of Evelyn Waugh and Brian Howard, Messel’s artistic leanings shone forth from an early age – his talents securing him a place at the prestigious Slade School of Fine Art at London’s University College. From there, an illustrious career as a portrait painter soon followed. A born socialite with the ‘gift of the gab’, commissions for theatre work heralded a new creative outlet for the multi-talented artist, a window of opportunity that he put to good use, showcasing his wider talents as a costume designer for ballet and stage productions in the country’s most prestigious venues. It wasn’t until the age of 55, when, exhausted from a very demanding theatre season and suffering from recurring arthritis, Messel took the radical decision to abandon his gad-about-town existence and head to sunnier climates. Lured on by high society denizens Ronald and Marietta Tree, he put down roots in Barbados, buying a dilapidated property on the coast called Maddox House. Coaxing it back to life with a heavy dose of theatrical flair, Messel’s elegant Coral-rimmed creation caught the eye of influential dynasties like Cunard and Guinness and design commissions began to flood in. Today, a healthy sprinkling of grand homes including Fustic House, Alan Bay, Cockade House, and Crystal Springs bejewel the island; each one drawing a certain artistic licence from his flamboyant stage sets – big statement walls, Demerara windows, Bajan parapets all dusted down in his signature leaf coloured tone known as Messel green. “Messel was all about capturing a sense of laid-back, tropical elegance,” explains interior designer to the stars Susan Levitt. “There’s always a wonderful sense of space in each home, with different settings in which to dine and terraces and drawing rooms where guests can relax. He loved crisp, white-on-white lines, elaborate mouldings, latticework, but he also injected a playful note with his mix of Palladian, Baroque and Classical styles – each property presenting a different facet depending on his mood. He wasn’t without his eccentricities though. He was quite a short man, and one of his quirks was the placement of light switches close

to the ground, a feature that many home owners still find hugely amusing, so much so, they keep them as a talking point.” Of all his many magical transformations, perhaps his best known and most distinctive is that of Fustic House. Formerly known as Seaview, this elegant plantation home dates back to the 18th century, although very little is known of its first generation roots. Surrounded by cane fields on a tree-lined ridge above the north west coast, where trade winds cool the air, the house was bought in the 1970s by Charles Graves (brother of writer Rupert Graves). Graves commissioned Messel to refurbish it, his first step being to add a two storey North Wing enlarging its Moon Deck overlooking a tropical ravine, and the sea. With so many Fustic trees in the gully – the property was also given a new name. “The house has a wonderful symmetry to it with its four distinct sections,” adds Levitt. “The flattened arch of the front door is topped by a fanlight, and flanked by two smaller, arched windows – all of which are trademark Messel features. So is his use of latticework and coral ridge stone for the stunning lagoon swimming pool. His love of the property also prompted him to paint all of the woodwork a hallmark sage-green, which gives the place a naturally serene allure.” A true aficionado of old world charm, Messel was always keen to ensure any refurbishment remained respectful of a property’s timeline. Nowhere is this more in evidence than at the sprawling beachfront estate of Crystal Springs. Walls dotted with Haitian oil paintings and bespoke touches such as the two large Monkey planters (another Messel trademark) also add to the tropical, yet tranquil theme. It’s a testament to the island’s many charms that Messel considered Barbados his true home and it was here that he lived until his death in 1978 at the age of 74. Beachlands
There are no restrictions on non Barbadians buying and selling property in Barbados. In the case of financing for non Barbadian residents, US dollar loans are available through most banks in Barbados. Taxation Considerations Land Tax
Land Tax, or Property Tax is payable annually and is completed as follows: (these rates have become effective from the new 2008 land tax year).

Value Added Tax (VAT)
Where the property is rented on a short term basis and income earned exceeds Bds$5,000 monthly or Bds$60,000 per annum, the owner will be required to register for VAT and charge VAT accordingly. In Barbados, VAT imposed on the supply of a dwelling house that is rented to persons for use as a vacation or holiday home at the rate of 7.5% The owner may also claim VAT that is charged by suppliers on the maintenance of the property etc. against the VAT charges on the tenants. However, long term rentals are exempt from VAT.
There is a ceiling of $60,000 where the dwelling house is used exclusively as a residence by the person who owns the land on which the dwelling house is erected.

Property Transfer Tax
The Agreement For Sale
Effective from April 1st 2007 the land tax rate has been reduced from 7.5% to 2.5%. Payable by the vendor upon the sale of the property.
Stamp Duty
Payable by the vendor at the rate of 1% on the gross consideration.
Personal Tax VS Corporate Tax
The property owner can hold the real estate investment personally or they may set-up a holding company to do so. In either case, so long as the owner and or the holding company are non-residents for Barbados tax purposes, there will be a withholding tax, at a rate of 25%, on the gross rental income earned from the property. However, it is possible to obtain permission form the local tax authorities to file a Barbados tax return which would include the gross rental income less related expenses. In such a case if the property is owned personally, the applicable tax of tax is 15% on the net rental income. The rate also applies if a company owns and rents the residential property. 78 LIVING BARBADOS AUGUST - DECEMBER 2010
Barbados Legal system is derived from English common law and statutes. Once negotiations are complete, the starting point of the land sale transaction if the Agreement for Sale, which is usually prepared by the Attorney-at-Law acting for the vendor. At the time of the signing, the Purchaser signs the agreement in duplicate and pays a deposit – typically 10% of the purchase price. The Agreement together with the deposit are then delivered to the vendor’s Attorney-at-Law. The Vendor will then execute the agreement and a copy of the duly executed Agreement is then delivered to the Purchaser’s Attorney at Law.
Investigation of Title
After the agreement is signed the Purchaser’s Attorney-atLaw conducts a search against the title to the property to ensure that the vendor holds a good legal title to the property and there are no encumbrances such as mortgages, charges of liens affecting the property. Encumbrances may also take the form of unpaid judgments, outstanding water bills, and unpaid land taxes.
Completion of the Sale and Purchase
The Vendor’s Attorney-at-Law prepares the instrument used to convey the title to the Purchaser. Upon closing the Vendor’s Attorney-at-Law will normally exchange that instru-
ment, along with prior title deeds, for the balance of the purchase money.
Closing costs
The vendor of the property will be liable to pay the stamp duty and property transfer tax. Legal fees are usually 1.5% to 2% of the purchase price or the property plus 15% VAT
Retaining Legal Advice
Any person intending to purchase or sell property must retain the services of an Attorney-at-law on the island to represent his interests. The Agreement for Sale, the Deed of Conveyance and the Deed of Transfer must all be prepared by an Attorney-at-Law. The peculiarities of Barbados’ conveyancing Laws, the absence of any scheme of title insurance, and the predominance of unregistered title to land are factors that render real estate transactions in Barbados potentially risky for the unfamiliar purchaser.
Other Considerations
There is no Capital Gains Tax in Barbados, nor are there any estate, inheritance or gift taxes. The title may be taken in a person’s name of a company may be set up to own the property. In the case of ownership by a company, if it is incorporated outside of Barbados, it must be registered in Barbados.
Property Management Fees
Contract deposits are usually 10% of the purchase price. A refundable reservation deposit is required if the buyer is purchasing at the preconstruction phase. Stage payments are then made in according to the sale agreement schedule.
Bank Accounts
An non national may open a bank account with the proper identification and bank and professional references. Antimoney laundering legislature requires non nationals to provide evidence of the source of funds.
Agency Fees
The unofficial commission for real estate agents is 5% of the sale plus VAT
Residence and Exchange Controls
Non-residents are required to claim permission by the Exchange control authority in order to invest property. They must also register their investment in Barbados in foreign currency. This is to facilitate the future repatriation of funds. Failure to do so could prevent or delay such repatriation. In the statement made by the Prime Minister and the Minister of Finance on March 14th 2007, it was proposed where there was a sale of a property by a non resident to another non resident and there is no foreign exchange loss, the proceeds of the sale can be repatriated without restrictions.
This cost can vary depending on the needs of the client. The property management companies on the island excellent and the services are customized to suit every property owner’s needs.
