What our clients say Jane & Jeff Kuhn

Mr. Neal Philipow

Lesley & Mike Warbrick

We recently listed our home of thirty years with the Chris Penny Team. We were very pleased with the “gentle” handling of our sale. Chris reassured us from the first meeting and we continued to have wonderful service from Natasha, who promptly responded to all our questions. Chris took the time to walk us through every step of the process and Natasha provided all the support when I found the process puzzling or hard to understand.

Chris Penny and team did not disappoint. They were on top of it every step of the way. At no point was I not able to get a hold of someone or feel like I didn’t know what was going on. The email feedback system was particularly impressive as it let you know not only how many showings you had and when, but also how they went. I liked knowing if the house was showing well and should there be something that was getting negative attention, I would know about it through the feedback and have the opportunity to do something about it. Anyway, I sold the house in roughly six days when many others were taking well over a month. Would definitely list with Chris again!

Chris Penny and his team are excellent at looking after our real estate needs. Chris is very knowledgeable about the current real estate market and knows how to price a property for sale so that it isn’t over priced or under priced.

We would like to thank the team that works so well together for making what could have been a very stressful & traumatic experience another wonderful memory on the journey we call “life”. Thank You!

Thanks!

The entire Chris Penny Team goes over and above when it comes to servicing their clients. They are available 24-7. Angela Snow was an absolute pleasure to deal with and makes the entire process much more manageable. Thank you for helping us find our awesome new property!

Your Home Maintenance Checklist for January The festive season is over and that means it’s time to turn to more practical matters. We’re talking about your home and the maintenance you should be doing this month. We gave you some ideas for December and we have some more for January. Remember, you need to keep on top of these things to ensure your home stays in great condition.

Home maintenance now means you can prevent becoming costly repairs down the road. Regular home maintenance also ensures safety for all family members. And just in case you plan to resell your house and realize your financial dream this year, you want to keep the resale value as high as you can. You can do this with proper home maintenance practices! Seasonal maintenance of your home helps you to live in a clean environment. Our advice outlines the areas you should pay attention to. The list focuses on heating and cooling gadgets, home appliances, plumbing, electrical systems and security apparatus. Take Down Your Holiday Decorations You must have spent a lot of Coldwell Banker Charles Marsh Real Estate Brokerage

time putting together colourful decorations over the Christmas season. But the time for festive decor has passed, and now you should pack up the lights and the tree. It’s time to get your house back to what it usually looks like for the other 11 months of the year. Tackle the Kitchen One of the most used areas of the home, a lot of people do regular cleaning in the kitchen. But this month, it’s time to dig a little deeper. Kitchen Cabinets: hey, spills happen. This month, take the time to scrub down your cabinets and freshen up your kitchen. If you’re feeling really ambitious, do the insides too! Fridge: take everything out and wash out your fridge. And maybe throw out those Christmas dinner

Inspecting your house regularly and finishing home maintenance projects will make it easier.

7

leftovers... You’ll also want to pull the fridge out (if you can, it’s usually fairly easy) and clean behind your refrigerator. Don’t forget to grab the vacuum and get rid of any dust on the coils too. Stove and Oven: how much cooking did you do last month? I bet your oven and stovetop could use a good scrubbing. Take apart the stove top and scrub all that too! Fire Extinguisher: put this piece of safety equipment near the kitchen. Check the charge to ensure you can immediately use the extinguisher in case of a fire. Garbage Disposal: if you did a lot of entertaining last month, your disposal probably got quite a workout. Send some citrus rinds and ice down your disposal to

clean it out. Check out this post for step-by-step instructions on a full deep clean. A Couple More Items... Now, there are some home maintenance tasks you need to do every month. These are things that can quickly cost you a lot of money to repair, so you want to stay on top of them. Plumbing: Check for and repair any leaks you can see. Under the sink, around the toilet, and check the washing machine hook-ups too. Electric Gadgets: You should not leave room for electrical fires. Clean circuit breaker and check for any signs of electrical faults. HVAC: Fresh air in your home is

only maintained by getting rid of dust on HVAC systems. Vacuum and dust your HVAC installations. Range hood: you want to clean this each month. It can get gunked up very quickly! We’re not saying you need to complete all the home care responsibilities on a single day. Inspecting your house regularly and finishing home maintenance projects will make it easier. Write down your monthly home improvement checklist. You can add a time limit or a specific budget for each task (if applicable) to keep you on track. And of course, if there’s something you’re not comfortable with, don’t be afraid to ask for help or call a professional.

Fun & Easy Kitchen Decor Ideas The kitchen is the heart of your home. As a place to gather, eat, and share stories with family and friends, it’s the perfect place to express your personality. Luckily, you don’t have to be a professional designer to mix things up and achieve a fresh new look for your kitchen. Here are some kitchen decor ideas that are fun and easy.

Coldwell Banker Charles Marsh Real Estate Brokerage

35

Cute Cabinets Using beaded board, line the wall behind your shelves for an old fashioned, country look. Get creative with a unique colour that will pop against the adjacent walls. And if the cabinets are near a water source, be sure to proof the boards with sealant. If there is room between the top of your cabinets and the ceiling, fill the void with some homemade crafts or objects. Try to choose things that will fill the space without making it seemed cramped. Old picture frames, vases, or even sculptures can provide interesting treats for the eyes. Shelves and Storage You can add flair to the support of your shelves by incorporating intricate metal for an older, vintage look. And if it’s a modern look you’re going for, try a natural wood support system that reinforces the other pieces in your kitchen. If you’re looking for a fun, natural looking solution that gives you more storage space, try adding shelves across one or two of your kitchen windows. Or, if you prefer, you can place beautiful plants or herbs here, and they’ll get the sunlight that so many indoor varieties crave. Look Up Integrate a conversation-starting chandelier or brushed metal

fixture to the kitchen ceiling. You can find amazing deals on vintage pieces at a variety of home repair and renovation stores, often for deep discounts! A Splash of Colour White often rules the kitchen. Even if you have another primary colour in your particular space, you can always spice things up a little. Try painting one wall a bold colour that contrasts with the rest of the kitchen. It will help prevent your kitchen from looking boring and remind you that fun is in the air! Wonderful Windows Windows provide beautiful natural light. Take advantage of this luminous backdrop by selecting your favourite matching fabrics and hanging them over from the top to bottom sill. If you have a lot of neutrals, be sure to choose a colour that stands out and makes a statement. Table and Chairs If your kitchen features a traditional style table with at-height chairs, consider making a switch. Bring in a bar table and matching chairs. Being elevated while at the dinner table can provide a sense of sophistication and class. It’s also pretty fun! Hang Up Your Plates Wondering what to do with your grandmother’s old china dinnerware? Here’s the solution: create a simple hanging rack that

sits on a prominent, empty wall. You’ll finally get to show them off, and it instantly adds intrigue to a normally dull area. Luminous Lighting Exceptional lighting can make all the difference in taking your kitchen from outdated to modern and chic. Integrate some bold pieces, as well as some background lighting to provide both harsh and soft lights for a balanced and happy looking kitchen. Create a Cozy Nook Add a cozy feeling to your kitchen by building a simple nook in the corner. By painting old wood, adding pillows and cushions, and a light fixture to finish it off, you’ll have the perfect place to curl up and relax. A nook is also the perfect place to show off your artwork, so select your favourite pieces and establish the perfect mood. Your kitchen truly is a special part of your home. It has the power to bring the whole family together for fun, food, and more. If you’re looking to make a change, hopefully these ideas have inspired you to get started with your own projects. By implementing these simple tips, you can decorate your kitchen in a fun, easy way the whole family can enjoy.

DAYS

...or it’s FREE!

While every agent will promise to sell your home, the reality of the real estate market today is that this simply doesn’t always happen. The fact of the matter is the majority of homes never sell at all. Needless to say, this is highly frustrating to a home seller like you. But more than this, it can be financially crushing if you’re counting on the sale of your home to fulfill some other obligation. Well, I set myself apart from most agents by being accountable to you. In other words, I don’t just promise to sell your home, I guarantee it. My 90 days or FREE Guarantee is as simple as this: I guarantee to sell your home within 90 days or I will sell it for free. If your home sits on the market for longer than 90 days from the time I listed it, I will continue to market it aggressively but charge zero commission for My services. As you can see, I put my money where our mouth is. Instead of making you empty promises, I give you a written guarantee of performance and if I don’t live up to this agreement, you pay me no commission. I’m taking all the risk so you don’t have to, and this gives my clients much greater peace of mind in the home selling process. Some conditions apply, so for more information regarding this innovative program that is guaranteed to offer you, the seller, a better real estate experience – please fill out the form below and I will get to work for you!!
