What our clients say Jane & Jeff Kuhn

Mr. Neal Philipow

Lesley & Mike Warbrick

We recently listed our home of thirty years with the Chris Penny Team. We were very pleased with the “gentle” handling of our sale. Chris reassured us from the first meeting and we continued to have wonderful service from Natasha, who promptly responded to all our questions. Chris took the time to walk us through every step of the process and Natasha provided all the support when I found the process puzzling or hard to understand.

Chris Penny and team did not disappoint. They were on top of it every step of the way. At no point was I not able to get a hold of someone or feel like I didn’t know what was going on. The email feedback system was particularly impressive as it let you know not only how many showings you had and when, but also how they went. I liked knowing if the house was showing well and should there be something that was getting negative attention, I would know about it through the feedback and have the opportunity to do something about it. Anyway, I sold the house in roughly six days when many others were taking well over a month. Would definitely list with Chris again!

Chris Penny and his team are excellent at looking after our real estate needs. Chris is very knowledgeable about the current real estate market and knows how to price a property for sale so that it isn’t over priced or under priced.

We would like to thank the team that works so well together for making what could have been a very stressful & traumatic experience another wonderful memory on the journey we call “life”. Thank You!

Thanks!

The entire Chris Penny Team goes over and above when it comes to servicing their clients. They are available 24-7. Angela Snow was an absolute pleasure to deal with and makes the entire process much more manageable. Thank you for helping us find our awesome new property!

Your Home Maintenance Checklist for March The condition of your home will affect everything from curb appeal and pride of ownership to repair expenses, home value and even energy efficiency. There are many tasks you should complete over the course of a year to keep your home in great condition, and it is best to tackle a few items each month. Now that the gloom and chill of winter is melting away and spring is in full bloom, you can give your home an extra touch of love by following these quick and easy home maintenance tips for March. Touch Up Your Paint Re-painting your home is a great way to freshen up the space and make it look cleaner and brighter. This may be a prime goal for you this spring, but you don’t have to waste your time, energy or money re-painting the entire space to enjoy impressive results. Instead, walk around the home with a box of small stickers. Place a sticker on each area that has a blemish or mark that requires attention. Then, spend a few hours touching up the paint in each room where you have marked with a sticker. This will give the look that your home has been freshly painted without the full effort. Replace Your Batteries in Fire and Carbon Monoxide Detectors Replacing the batteries in both your fire detectors and carbon monoxide detectors is necessary Coldwell Banker Charles Marsh Real Estate Brokerage

from time to time. So, now is the ideal time to cross this item off of your to-do list! You never know when these alarms will sound to save the day, and you certainly don’t want to find out the batteries are dead when it’s too late. Therefore, replace them now and then you don’t have to worry. Check Your Fire Extinguisher Likewise, you should check your fire extinguisher. Ideally, you should have a fire extinguisher on each floor of your home, such as in the kitchen or laundry room. You should ensure you know how to use it and that it is fully charged. If not, now is the time to purchase new fire extinguishers or to re-charge your existing units. Maintain Your Garbage Disposal Garbage disposals can become

filthy and stinky over time, and they can also lose their sharpness and become less effective at their job. When you run ice through the garbage disposal, you can sharpen the blades. You can also run slices of oranges, lemons or other acidic fruits down the garbage disposal to naturally cleanse away the grime on the blades. Clean Your Range Hood Fan Your range hood can become filthy with remnants of your cooking activities. This can create an unpleasant look in your kitchen, and an unpleasant odour and even a fire hazard. Take time to clean the fan and the hood with a de-greasing agent to keep this feature looking and smelling

great and to minimize the risk of a fire in your home. Check Your Electrical System As temperatures warm up, you may find yourself relying on your extensions cords for landscaping projects and yard work. Check your extension cords for signs of damage, and repair or replace damaged cords. Now is also a great time to test and reset all of your home’s ground fault circuit interruptor receptacles. If you need assistance with this task, go ahead and make the call to an electrician. Re-Caulk Your Windows The final step to take to complete your March home maintenance tasks is to check the weatherstripping and seals

around your windows. This task is both easy and affordable to do. It minimizes the risk of water leakage, and it can help you to keep your home’s HVAC system functioning with peak efficiency to lower heating and cooling costs. After you have spent so much time and effort finding the right place to call home, you understandably want to take every step possible to keep your home in great shape. Home maintenance chores can easily accumulate if you do not stay on top of them. However, by tackling a few small and easy tasks at a time from month to month, you can rest easy. Consider completing each of these important tasks this March to keep your home in excellent condition.

4 Things to Do In Sudbury Sudbury is known far and wide for the iconic Big Nickel and the Superstack that are reminiscent of the copper and nickel mining industries that thrived in the area for decades. In fact, it is estimated that there are 5,000 kilometres of mining tunnels beneath the community that were created from days gone by. Being the largest city in Northern Ontario, the city enjoys a diverse population and amenities similarly found in other large urban areas. Sudbury also offers a variety of unique points of interest that remain popular with many all year round.

Science North The facility remains Ontario’s most visited attraction and serves as a fascinating educational resource for guests of all ages. Through a variety of demonstrations, exhibits and interactive displays, Science North strives to explore the world and offer insight into topics spanning from biology to technology. On the topic of biology, exhibits provide the chance to learn more about plants, animals and insects through an outdoor forest, garden and live insect and animal presentations. One designated enclosed area houses hundreds of butterfly species from around the world and offers a glimpse into the rare transformation that the insect undergoes until it finally emerges from a chrysalis into a butterfly. A honey bee colony enables guests to see the

bees at work and explains the processes involved in locating nectar, making honey, caring for larvae and the queen. Visitors are also introduced to a resident porcupine, skunk and screech owls. Among the other subjects presented include space exploration, planet discovery and the equipment used. Physics exhibits explain the concepts of gravity, particle movement and wave formation. The facility also houses an IMAX theatre and a planetarium. Dynamic Earth Though located across town, the geological museum is a part of the Science North facility. The museum began in order to educate the public concerning mining operations and the mining history that dates back

to the 1850s. As such, visitors have the chance to travel deep underground through a series of tunnels to learn about the process and come face-toface with the array of common equipment needed to unearth the metals. Back in the museum, guests learn more about modern mining technology via interactive simulators, geological monitors, audio/visual displays and the chance to operate a rock breaker. A flowing water stream allows visitors to experience panning for gold and a mineral wall features mineral and rock formations found around the world. Multi-media presentations in the theatres present movies about caves, an explanation of geological formations and an in depth view of copper and nickel mining and processing. The museum also regularly hosts a variety of temporary exhibits that

include “Dinosaurs Unearthed,” which involves a number of animated life-sized replications in addition to displaying an exhibit of various fossils and bones. Great Spirit Circle Trail Explore the culture and history of the Native American peoples on Manitoulin Island. Here, the Anishnawbek people offer many different cultural experiences that last anywhere from a few hours to a number of days. Guides offer tours by foot, bike, horseback or canoe around the region while sharing stories of their ancestors and way of life. Take in the spectacular views of the landscape while on guided canoe tours that retrace the routes traveled centuries ago. Medicine tours offer guests the chance to learn about the various plants used in meals

and as remedies. Indulge in a meal made of traditional foods or participate in a craft-making class, make a fire without modern day methods or construct a wigwam. Accommodation options range from authentic teepees to refined hotels and lodges. The community also features many different galleries and shops. The activities and events presented are appropriate for guests of all ages.

a large selection of games that span the gamut from blackjack to poker. Guests may win or lose a few cents on the penny slots or much more on machines taking larger bets. In the summer, the casino also hosts weekly concerts as part of their “Stars Under the Stars” program, which includes an array of celebrity entertainment spanning from comedic performances to live music.

Sudbury Downs Anyone 19 and older looking to challenge their luck might venture over to the local casino. The facility presents live harness racing two times a week from May to November and once on Sundays from July to August. Other races are broadcast year round courtesy of the Downs’ theatre. The venue also has more than 300 slot machines featuring

From the bustling downtown area to the scenic views from the tops of the hills over the lakes, there is no reason to be bored in this community. Sudbury is also unique in its many topographical features that include forests, hills and 330 freshwater lakes, which serve as ideal locations for numerous recreation options for the outdoor enthusiast.

4 Great Neighbourhoods: Sudbury Community Spotlight The many facets of Sudbury can be found in its various neighbourhoods and their unique makeup. Explore four of these areas for your potential new home and learn more about the city.

Copper Cliff A mining town, Copper Cliff is the site of the Vale nickel mine, and it does produce copper and nickel as well as a few other metals. I don’t know why it wasn’t called Nickel Cliff, but Copper Cliff sounds better. The company has been on the Dow Jones Industrial Average since 1928. They’re serious. Little Italy is near the Inco Superstack, in fact, and reminds one of Venice when strolling the little winding streets. Look for this section of the neighbourhood at Diorite and Craig Streets when you get hungry. The Copper Cliff Museum is the very first homestead in this community, and it’s a real log cabin. It was moved to its current site on Balsam Street in 1972 and is designed to Coldwell Banker Charles Marsh Real Estate Brokerage

depict the life of a mining family in the very early 1900s. Other exhibits in the museum are unique to Copper Cliff and equally interesting. The Godfrey Drive and Creighton Road area is central to Copper Cliff, and it’s south western Sudbury location makes it conveniently close to Kelley Lake. Fielding Park and the Fielding Bird Sanctuary are pleasant places to walk and observe. You can’t walk too far without wading into a lake in Sudbury, and Copper Cliff is no exception. Azilda Azilda is in northwestern greater Sudbury at Whitewater Lake’s eastern shore. This area was named for Azilda Brisebois who married Joseph Belanger and became the first

There are two elementarylevel francophone schools in Azilda, one public and one Catholic. Anglophone students attend school in Chelmsford nearby. French Immersion is offered at secondary schools in Chelmsford as well, and Azilda has its own library. This residential area does not have industry, so many families like the quieter atmosphere and the lake. Commuters into downtown Sudbury appreciate the fourlane Municipal Road 35 from Azilda. Conversely, fans of Sudbury Downs appreciate it when driving out from the city to this racecourse near Azilda. They also enjoy the slot machines, no doubt. Chelmsford This is also a nonindustrial community outside Sudbury that is residential with a few farms. Corn, potatoes and small fruits are grown on these local farms; that’s got to be good. Many residents of Chelmsford work at the mines in Copper Cliff and Onaping Falls. Not far from Azilda, Chelmsford was founded in 1868 as an outpost of the Canadian Pacific Railway. It may have been named by a railway engineer originally from the UK since there is a Chelmsford in England. After depleting

23

the area of trees through logging, agriculture and mining were introduced to this area, naturally. The mines closed in 1930 and that was that. A lovely and fun possibility here is Fiddle Works, an annual fiddle festival held in May. Plan now. Chelmsford is about five miles northwest of Azilda and easy to reach. Val Caron About 12 kilometres due north of Sudbury, Val Caron is the home of NHL hockey players Ron Duquay and Andrew Brunette. Education for the kids includes the French Catholic School and the Confederation Secondary School, the latter being an English public school. Address and telephone services include the neighbour-

hoods of Flake, Guilletville, Laurentian and McCrea Heights, smaller areas near Val Caron. Val Caron and a few other small towns are all part of a larger district of Sudbury called Valley East. It makes up the eastern half of the Sudbury Basin. The Kalmo Park Conservation Area is very close by, meaning it’s about a half kilometre away from the centre of Val Caron. Consequently, there are quite a few restaurants in town. Italian, French, Chinese, Greek, Thai and Indian cuisine is available and several fast food type restaurants as well. There is even a sushi place and no lack of steaks and desserts in other establishments. Did I mention tacos and pizza? I could go on, but suffice it to say, there must be something for everyone, or close enough.

Your text to link... When in Val Caron, go to Sandy Beach Road to get to Kalmo Park Conservation Area for swimming, boating and trail-walking. There is no snack bar, but why bother when there are over 200 eateries so close to the park? It does have changing rooms and washrooms in case anyone cares to be “presentable” for some reason. These four outer neighbourhoods of Sudbury are alternatives to city living but close enough to have access to city attractions. The varying French and English cultural backgrounds of each area add to the current-day character of all four. They represent four more options to life around Sudbury.

Five Ideas for Updating Your Living Room on a Budget Your living room is the centre of all of the action in your family, and it is probably where your family spends the majority of its time. If you are like many Canadian homeowners, you probably enjoy the idea of freshening up the appearance of your living room from time to time, but you don’t want to have to spend a fortune to do so. Take a peek at our five ideas for updating your living room on a budget. Coldwell Banker Charles Marsh Real Estate Brokerage

Get Creative with Plants Houseplants are an important part of your living room’s décor, but no one ever said that you have to leave them sitting out all alone. There are plenty of ways that you can make more of your greenery, and these include planting them in unique pots or urns that complement the colours you choose for your living room. Another great way to spiff up your plants is to place

them in terrariums, bell jars, or even alongside bottles or jars that are of similar sizes. This way, you create an interesting conversation piece for a little bit of nothing. Try a Wall Collage If you’re having a difficult time deciding what you should do with an oddly-shaped wall in your living room, why not consider a wall collage? This is a

31

great way to add some personal flair to your living room, and you can do it in any number of ways. Posters, swatches of different types of material, pictures of your children and family, or even vintage artwork that you pick up in a local thrift store can all find a home here. The idea is to layer the pieces in an asymmetrical manner and cover the entire space from top to bottom without leaving any gaps. Have Fun with Lampshades and Light Fixtures One of the absolute simplest ways to change the atmosphere in your living room is to dress up your light fixtures and lampshades. You can take an ordinary beige lampshade (one that might be found in a thrift store) and dress it up with some leftover material with nothing more than a few minutes of your time and a hot glue gun. Then, once the lights are turned on, the effects are incredibly noticeable. Reds can warm up your space; blues can cool it down. Natural greens or even browns provide a neutral, comforting effect. You can experiment by putting different swatches of material over your lampshades until you’ve decided which effect you like best. Check out your local thrift stores for vintage lamp bases that will fit your vision. Unique Wall Displays Wall displays are always a fantastic way to capture the attention of your visitors and start some great conversations, but the truth is that things like

spoons, plates, and porcelain dolls are generally overdone. If you have a hobby, or even if there is something that you are passionate about, then get creative with that idea and create a wall display. For instance, if you are a fan of racing, then you can hang up collector’s license plates in patterns to create an exciting feature. On the other hand, if you’re a fan of horses, you could display your family photos in a giant wall decal that looks like a horse. The possibilities are truly endless, and you can get as creative as you’d like. Simple Organization Sometimes, completely changing the atmosphere in your living room can be as simple as reorganizing your furniture and accessories. Why not take a picture off of your wall and prop it up beside a pretty side table, instead? You can also consider pitching (or storing) some of the books and magazines on your shelves that are neglected, then reorganizing the rest according to the colour of their spines. This will add some “pop” to the room, and you won’t have to spend a single red cent to accomplish it. Bring Outdoor Décor Indoors Who ever said that decorations intended to dress up your garden or patio had to stay outside? In fact, some of these pieces can be outstanding focal points, and it’s always a great idea to bring nature indoors as often as possible. Garden gnomes can be a cute way to play up a freshlypainted bookshelf, and that

two-foot concrete mushroom might find a new home in that corner of your living room that looks a little bare. You can even go as far as adding a layer of paint to some dated cast iron patio furniture, bringing it inside, adding some cute bargain cushions, and creating a beautiful reading space. There are plenty of unique ways to transform your living room without spending a fortune on new furniture, drapes, or carpeting. Consider bright, bold rugs, swatches of material hung over your existing drapes to add a little pizzazz, or even a handcrafted sofa cover to breathe new life into your home.

Reds can warm up your space; blues can cool it down. Natural greens or even browns provide a neutral, comforting effect.

Getting Organized Before a Move Moving is something that most people will need to do at some point in their life. This is an exciting experience because after everything has been packed and loaded into the moving truck, the next stop is your new home. However, organization is critical during the moving process. Let’s take a look at some helpful tips that will allow you to get organized, making your move a much more pleasant experience for you and those who are helping.

Disposing of No-Brainer Items

Begin going through each room of your home and eliminating all of the no-brainer items. These are the items that you have absolutely no intention of keeping, such as items that are completely broken or in some state of disrepair. Continue to do this every day until you have totally finished the job. This is an ideal method

DAYS

...or it’s FREE!

While every agent will promise to sell your home, the reality of the real estate market today is that this simply doesn’t always happen. The fact of the matter is the majority of homes never sell at all. Needless to say, this is highly frustrating to a home seller like you. But more than this, it can be financially crushing if you’re counting on the sale of your home to fulfill some other obligation. Well, I set myself apart from most agents by being accountable to you. In other words, I don’t just promise to sell your home, I guarantee it. My 90 days or FREE Guarantee is as simple as this: I guarantee to sell your home within 90 days or I will sell it for free. If your home sits on the market for longer than 90 days from the time I listed it, I will continue to market it aggressively but charge zero commission for My services. As you can see, I put my money where our mouth is. Instead of making you empty promises, I give you a written guarantee of performance and if I don’t live up to this agreement, you pay me no commission. I’m taking all the risk so you don’t have to, and this gives my clients much greater peace of mind in the home selling process. Some conditions apply, so for more information regarding this innovative program that is guaranteed to offer you, the seller, a better real estate experience – please fill out the form below and I will get to work for you!!
