What our clients say Jane & Jeff Kuhn
Mr. Neal Philipow
Lesley & Mike Warbrick
We recently listed our home of thirty years with the Chris Penny Team. We were very pleased with the “gentle” handling of our sale. Chris reassured us from the first meeting and we continued to have wonderful service from Natasha, who promptly responded to all our questions. Chris took the time to walk us through every step of the process and Natasha provided all the support when I found the process puzzling or hard to understand.
Chris Penny and team did not disappoint. They were on top of it every step of the way. At no point was I not able to get a hold of someone or feel like I didn’t know what was going on. The email feedback system was particularly impressive as it let you know not only how many showings you had and when, but also how they went. I liked knowing if the house was showing well and should there be something that was getting negative attention, I would know about it through the feedback and have the opportunity to do something about it. Anyway, I sold the house in roughly six days when many others were taking well over a month. Would definitely list with Chris again!
Chris Penny and his team are excellent at looking after our real estate needs. Chris is very knowledgeable about the current real estate market and knows how to price a property for sale so that it isn’t over priced or under priced.
We would like to thank the team that works so well together for making what could have been a very stressful & traumatic experience another wonderful memory on the journey we call “life”. Thank You!
Thanks!
The entire Chris Penny Team goes over and above when it comes to servicing their clients. They are available 24-7. Angela Snow was an absolute pleasure to deal with and makes the entire process much more manageable. Thank you for helping us find our awesome new property!

Your Home Maintenance Checklist for April Homeowners, add this month’s home maintenance checklist to your personalized property maintenance guide. Keep it convenient and check items as they are completed to keep your home and grounds operating and looking their best. Set Up a Service Appointment for HVAC System Preventive maintenance is important to keep your home’s air conditioning system running smoothly and extend its service life. During this appointment, the technician will test for leaks, clean the parts, change the filters, and make necessary repairs. You’ll also want to vacuum and dust your vents out. Keeping your home’s heating and ventilation system clean and clear provides a healthier atmosphere and keeps it running at optimal performance during peak use. Just as you keep your carpets vacuumed to minimize dust in the home, do the same for your furnace. Change the filters and clean vent covers too. If it’s been awhile, you could call a professional to come in and clean it all for you. Aerate & Fertilize the Lawn Compacted soil and organic debris buried underneath can starve grass roots of adequate air, water and nutrients. Golf shoes may keep their wearers walking in style, but the spikes are not long enough to properly aerate a lawn. Rent an aerating tool that removes plugs, which is better than poking holes that can cause more compaction. Make sure the soil is moist before you begin. Follow up with fertilizing according to the manufacturer’s instructions on the label. Check out this link for more details on fertilizing your lawn. Coldwell Banker Charles Marsh Real Estate Brokerage
Take a Look Around the House Walk around the exterior looking for problems like peeling paint, loose shingles, and torn screens. Fill in and level stone paths, steps and eroded soil. Mend fences, decks and porches and if you’re feeling like a bit of change, refresh the mailbox. If you have a sprinkler system, check it. Sprinkler systems can sustain damage from harsh winter conditions. Conduct a check of your system starting with a walk to check for obvious broken pipes and sprinkler heads. Replace straight away before turning on the system. While the system is turned on, note necessary adjustments needed in the spray angles. Turn off, make repairs and adjustments, then set to water during predawn or early morning daylight. How Much Water a Lawn Needs Deep soaking rather than surface sipping during the day keeps your lawn happily deep rooted and healthy. Two 30 minute sprinklings per week generally achieves the approximately one inch of water needed to supplement Mother Nature’s precipitation. Use a rain gauge to keep tabs on the amount needed and adjust your watering as needed. Another tip to detect lawn thirst is if footprints remain on the grass. Water during the day (morning is the best time) to discourage fungal diseases and surfaceloving insects chomping at the roots of your lovely lawn.

5,000 Reasons to Go by the Code City of Greater Sudbury has an Odd-Even Outdoor Watering By-law in effect from June 1 through September 30. Its watering schedule permits watering trees, gardens, and lawns with odd-numbered addresses on oddnumbered dates of the month and lawns with even numbered addresses on even-number dates of the month. Failure to comply could land you fines between $300 per ticket up to $5,000 total for repeat offenders. Contact City of Greater Sudbury with any questions by visiting their website or by calling 705-6712489. Get the Lay of Your Landscaping Clear leaves, prune limbs, install new plants and reset irrigation once they are established. Rake and bag leaves or layer them as an undermulch around trees and shrubs. Prune lower tree limbs to a minimum height of whomever will be mowing the lawn. The right balance of deciduous trees and shrubs assists in soil
preservation and energy conservation. Shade shields your home from hot, harsh summer sun that affects its capacity to cool and retain cold air longer. It provides contrast and highlighting for eye-pleasing colour effects and depth. Leaf-shedding trees permit the winter sun to warm and help your home retain heat during colder months, thereby increasing comfort and cutting heating costs naturally. Replace dead shrubs, plant or seed annuals and add perennials for repeat performances in years to come. Adjust watering once new plants and lawns are established. Garbage Disposal Maintenance We know, this one shows up all the time in home maintenance checklists. But it’s something you should be doing monthly! Sharpen blades and refresh smelly netherregions of the food waste system in your kitchen sink. Run a couple of cups of crushed ice to loosen accumulated gunk and follow up with a mixture of baking soda and fruit rinds to
freshen the funk. Pipes and Plumbing This month you’re going to want to check for leaks on supply lines and at stems. Look for obvious signs of water on all exposed pipes underneath sinks, at faucet stems, washing machine connections, and garden hose faucets. Check o-rings inside shower heads stems. Replace worn flappers or valves inside toilet tanks. Check in-ground irrigation systems for possible damage by frost or freezing. A lot of these items are pretty easy to do, but you always have the option of calling a professional if you come across something you’re not comfortable doing. April is the perfect time to start a monthly home maintenance checklist. Regularly performing preventive maintenance and routine repairs not only protects and beautifies the property you call home, it gives you more free time to enjoy what matters most to you.

What Kind of Home is Right for You? Your ideal home is a place that you and your family are comfortable – you can go to sleep with no worry about being burgled, and you can walk around the neighbourhood and know the feeling of community with your neighbours. Well, this is not all that a perfect home can provide, because there are different people with different needs. Here are four questions that will guide your decision when choosing the perfect home.
What are Your Home Needs? Understand what you need the home for, currently and in the future. The future in this case is 5 – 10 years from now, a time period during which many things will have happened in your life. Five years from now, you might have more children or your kids may move out. You need to think about out what might happen during this time so that you incorporate it into your home plans. Your needs will determine several aspects including the number of rooms, the size of the house and yard, the parking space and storage space. For instance, if you intend to have more kids, you need extra rooms to accommodate this plan. Failure to incorporate your Coldwell Banker Charles Marsh Real Estate Brokerage
needs into your home search means you will be hunting for a new home soon. Alternatively, you might find yourself working with a contractor to renovate the house, which could be expensive. Where do You Wish to Live? Different neighbourhoods have different characteristics, each one with something unique. The area dictates the cost of housing, the security, and the available amenities. You have a choice of the city, town or the countryside. If you are looking for a quiet place to retire to, then the countryside is probably your best bet. On the other hand, if you are looking for some bustle and you need the adrenaline rush, then the city beckons.
Location is everything. The features of the neighbourhood will determine how much you pay for the property and the lifestyle you lead. However, choosing a location boils down to several factors you need to consider. These include: • The distance between your home and your job. This distance will determine how much of your income you put aside to commute on a daily basis. • The available education facilities. If you have children, you need to put education a top priority. Make sure you buy a home in a neighbourhood with a good school. • Security. This is one of the top considerations when choosing a location. The security situation in the area differs according to the neighbourhood. You can get the information on the safety situation from local authorities, the people currently living in the area and your realtor. Remember though, the security conditions will define the cost of real estate but don’t forego the safety of your family just to pay less on the house. • Community living. Moving away from home is tough, and to hold on to this bond, you might want to stay near your friends or family. This means you’ll need to get a home within driving or walking distance.
23
• Available amenities. Shopping, transport networks and health services are major factors in your choice of location. What Type of Home do You Prefer? You might get the right location, but fail to get the right kind of home that suits you. Alternatively, your preference might be right on the point, but your budget might not work to your advantage. You can prefer to get a new home, in which case you can go for a newly constructed house that hasn’t been occupied before. Alternatively, you can build a house from scratch. The decision will be based on the time at hand. If you have a place to stay meanwhile (and the budget to do so), you can go for a new construction.
If you want your new house immediately, go for a prebuilt house, also called a spec home. If you prefer a house that has already been used, you have a wide choice. Here are some of the properties you can pick from: • Apartments • Single family properties, either detached or semidetached • Duplex homes • Townhouses • Mobile homes • Manufactured homes These are just a few options you have. Depending on the neighborhood, you can talk to a realtor to understand what’s available. The form of ownership also determines the type of house you
get. You can opt for freehold or condominium ownership. Who Should You Talk to? Finding the ideal home requires you to talk to various experts. The information offered by these experts will help you make a decision. These are people like realtors, mortgage brokers, lawyers, home inspectors, insurance brokers, appraisers, builders and land surveyors. These experts will willingly give you the advice you need. It is prudent that you work with an expert who understands the locality. Your needs, location, the type of home and expert advice are crucial things to consider when making a decision on the perfect home. If you follow the tips listed above, you’ll be well on your way to finding a home that meets your requirements.

7 Tips to Brighten Up the Look of Your Home
We’ve all had to deal with that one drab room in our home that seems to literally repel light. Luckily, you don’t need to perform major construction on your home to open up a dark room and bring in some sunshine. 7 Spring Landscaping Ideas for Your Home Springtime is one of the best times of year to redesign your yard and add a little curb appeal to your home. Since plants can be costly and take a lot of time, you’ll need to plan much of your spring landscaping project in advance. These tips will help you prepare for a great season of planting. Do Some Research Before you even begin to think
Coldwell Banker Charles Marsh Real Estate Brokerage
about planting, do a little research to find out what plants thrive in your climate. You may absolutely love palm trees, but if you live in Ontario, that palm will probably only thrive for a week or two. You’ll need to research the type of soil in your backyard and determine which plants will grow there. You need to find out how long it will take for your plants to grow, how much water they’ll need and how big they
will grow—especially if you’re planting bushes, shrubs or trees. Finally, you’ll need to find out how much all your supplies will cost. Get Inspiration If you’re having a hard time figuring out which plants to start with, get a little inspiration from a few magazines. Many regional magazines, like Sunset, Yankee and Southern Living will have
35
landscaping ideas for every region. Choose a magazine that has the same climate as Ontario and flip through its pages to get plant ideas that will look amazing in your backyard. Once you have an overall idea of what will look visually stimulating and what will be functional (easy to maintain, repel certain bugs, etc.), you can get a mental picture of what you want. You can also walk around your neighbourhood and ask your neighbours what plants they like and what plants they’d rather rip out. Know Your Time Limits You need to take time into consideration when landscaping in the spring. Not only will you need to determine what plants will take the most time during the initial planting process, you’ll need to figure out what plants need the most maintenance or upkeep. Will you need to install a sprinkler system just to keep your plants watered? Will you need to lay down mulch or cover some of them? Will you need to trim your hedges or cut back roots in your trees? The plants you choose will (hopefully) be alive for the rest of your life, so you’ll need to choose plants that fit your lifestyle. Make a Storyboard When filmmakers decide what shots they want in a movie, they create storyboards so they can shoot seamless takes. Make your spring planting season just as seamless by creating your own storyboard. Make a map of your yard (by hand or using landscaping software) and decide where you want all your
plants. Colour code the map by using brown for trees, green for shrubs, pink for perennials, blue for gardens and beige for grass. Knowing where you’ll place your plants in advance will help you determine how many plants to purchase and how much to budget for each plant. Get Familiar with Pests No matter where you live in the world, you’ll probably need to deal with pests. Pests include bugs, rodents, snakes and pets. Luckily, some of the plants you choose for your yard might repel certain bugs, so if you have issues with mosquitos, you can choose a few lemon verbena plants to help keep annoying bugs at bay. You’ll also need to worry about gophers that can tear up your lawn, neighbourhood dogs that might dig up your shrubs and your own pets that could possibly eat poisonous plants. If you don’t have any of your own pets, you might consider installing a fence at the perimeter of your yard to keep out other animals. Ask a Professional If you’re stuck on what plants to choose or how to begin the planting process, you can visit any garden supply store and ask a professional. The pros at the big box stores like Home Depot and Lowes have been helping customers for years and can offer free advice on what plants grow best in your area and what types of plants require the least maintenance. You can even bring in a photo of your yard and ask an employee advice on what you should plant.
Don’t Go Overboard Double check to see how high and wide your plants, trees and shrubs will grow before planting. Don’t plant trees or any shrubs or bushes with large roots too close to your home or near your septic system—these plants can cause serious trouble to the structural integrity of your home or clog up your septic system and end up costing you more money than their curb appeal is worth. Landscaping your yard for the spring doesn’t have to be a fool’s errand. Keep your yard looking great by putting a little planning into your planting before you break ground.
The plants you choose will (hopefully) be alive for the rest of your life, so you’ll need to choose plants that fit your lifestyle.

Quick & Easy Spr Spring is in the air, and what better way to welcome the warmth than with a delicious meal. Bright colours represent spring time, so try to incorporate brightly coloured food items into your courses. Invite your family or friends over for a three course meal that will not take a long time to prepare. There are so many options to choose from, so I have created a menu that is simple to prepare with some items that can even be made ahead of time. Let’s start with the appetizer. A great springtime recipe that comes to mind brings life to a brightly coloured cherry tomato by stuffing it with olives and goat cheese. This delightful bitesized appetizer only requires 30 minutes to prepare, and it can be left at room temperature for up to two hours before serving. Olive and Goat Cheese Stuffed Cherry Tomatoes Ingredients: 24 cherry tomatoes 3 ounces goat cheese 2 tablespoons green olives, finely chopped 1 tablespoon milk 1/8 teaspoon black pepper 2 teaspoons fresh oregano, finely chopped Preparation: Slice the top, about ¼ inch, off of the tomatoes. Make sure the tomato sits flat, and then scoop the seeds from the tomato with a small spoon or a knife. If the tomato will not sit flat, trim a small sliver from the bottom to correct its balance. Combine the goat cheese, the olives, the milk, and the black pepper into a small bowl. Then, fill each hollowed tomato with about a teaspoon of the cheese mixture. Sprinkle with oregano and black pepper to garnish. Next, let’s decide upon a scrumptious main course for your guests to enjoy. Spring always makes me think of stir-fry, and a light, crisp lemon chicken combined with beautiful bright green peas and vivid orange carrots is the perfect springtime entree. This meal only takes about 40 minutes to create and it can be changed to accommodate your tastes by using different vegetables. Brown rice is a perfect side for the stir-fry, so pop it in a rice cooker to get it started before you begin cooking the entree.

ring Recipe Ideas It is time to finish the meal with a decadent dessert that will wow your guests. One dessert that I adore combines rhubarb and raspberries into a delicious crumble that can be a topping on ice cream, or you can simply add a little whipped cream to the crumble. This dessert will take about 90 minutes to completely prepare and bake for your guests. Raspberry Rhubarb Crumble Ingredients: Filling: 8 cups fresh or frozen (thawed) rhubarb, sliced 1 ½ cup fresh or frozen (thawed) raspberries 2/3 cup granulated sugar 2 tablespoons cornstarch 1 teaspoon vanilla extract Topping: 1 cup all-purpose flour 6 tablespoons brown sugar, packed 1 teaspoon baking powder ½ teaspoon salt 8 tablespoons unsalted butter, cold ½ cup pecans, coarsely chopped
Preparation: Zest the lemon and set 1 tablespoon aside. Juice the lemon. Combine 3 tablespoons of the lemon juice with the soy sauce, the broth, and the cornstarch. Heat the oil in a large skillet over medium-high heat. Add the chicken and cook it for about 4 to 5 minutes or until it is just cooked through. Stir occasionally. Remove from the skillet. Add the carrots and the mushrooms to the skillet and cook until the carrots are tender. Add peas, scallion whites, and the lemon zest to the skillet, stirring for about 30 seconds. Stir the broth mixture you already created and add it to the skillet. Cook 2 to 3 minutes, until the mixture thickens. Add the chicken back into the pan along with the scallion greens. Mix and heat through.
Preparation: Heat the oven to 375°F. Coat a 9x13 inch glass baking pan with cooking spray. To create the filling, combine the rhubarb, the raspberries, the sugar, the cornstarch, and the vanilla into the baking dish. Prepare the topping by combining the flour, the brown sugar, the baking powder, and the salt into a bowl. Pinch the butter into the flour mixture until it is about pea-sized. Squeeze the mixture in your palm, and then crumble evenly over the fruit mixture. Sprinkle with the chopped pecans. Bake for about 50 minutes, until the fruit is bubbly and the crust is golden brown. Allow to cool 10 minutes before serving. This menu uses ingredients that are in season in the spring like peas and rhubarb. These easy, refreshing recipes also incorporate a multitude of different colours to signify that spring is here! This is the time of year when everything flourishes, so take advantage of the warm weather and make some delicious meals that you can enjoy with your friends on the patio.
