It is very important to be clear that the slowing of the market relates to the frantic rate of home price appreciation we experienced during the pandemic — not to be confused with overall home values.
In fact, J.P. Morgan recently released their 2022 home price analysis of 116 U.S. metropolitan areas relative to the impact of higher mortgage rates and other economic factors. According to the data in the report, the Denver Metro area was specifically identified as a stable market, which is not overvalued, and where home prices are not expected to decrease over the next two years.

Talk to anyone looking to buy or sell a home right now and they’ll tell you they have apprehensions. The media is using headlines to scare homebuyers into submission when, in reality, we’ve “been there and done that” in markets much more difficult than this.
Currently, real estate is suffering from a case of bad PR. While the market has undergone significant changes over the last few months, one mustn’t forget that comparing today’s market to that of 2020 and 2021 is unfair and unrealistic. The number of homes sold, price appreciations, and rates at which homes were selling during that time was a fluke in our nation’s history of real estate. Now, it’s time to move on, look forward, and create a strategy for success in the market at hand.
Getting Back to “Normal”
There’s no denying that the housing market has slowed down. Nationwide, the number of homes sold through the end of the summer dipped by 20% in a year-overyear comparison compiled by the National Association of REALTORS® (NAR). Colorado is seeing a similar trend, but remember, the decrease in year-over-year sales volume is a lot less scary when comparing the number of homes sold so far this year to that of the prepandemic era. Comparing the average sales volume of single-family homes in the Denver Metro area in 2022 to that of 2013–2021, we’re not that far behind.
This change in pace is the result of a return to seasonal buying and selling patterns. Typically, real estate activity slows as the
temperatures drop. This is due to more people putting their real estate plans on hold over the holiday season or just simply not wanting to move in the snow. During the days of the COVID-19 pandemic, the seasonal shrink in sales was less than normal, but now, the market is making its way back toward what can be considered “normal” trends — which illustrates the strength of the market now and in the future.
The impact of the changing market is also dependent on geography and which price points are being examined. The luxury sector of the market is proving to be somewhat more resistant to economic volatility — maintaining a mostly positive incline in the number of homes sold through the first half of 2022. Conversely, all price points have seen fewer homes sold while the average sale price of those homes continues to appreciate.

A Note About Inflation & Interest Rates
This year, the balancing forces of inflation and rising interest rates are at work to help cool the once red-hot real estate market and give consumers another chance to buy or sell a home.
The current hike in inflation is the result of lingering supply chain problems — driven by COVID-19 — that have trickled all the way down to real estate. This, paired with the economic boost provided to Americans via the stimulus check program, exerted upward pressure on prices in general.
To combat the threat of rising inflation, the Federal Reserve has increased the interest rate for mortgages in hopes that it will slow the real estate market — which it has. Luckily for those who have been seriously discouraged by price increases in the real estate market and beyond, there are reasons to believe that this inflationary period will soon come to an end. “Much of the increase in price can be attributed to shortages of goods that are likely to ease as companies figure out how to produce and transport what people want to buy in a pandemic-altered economy,” said a recent article from Forbes.
Here in Colorado, and across the nation, consumers are feeling the effects of the rising mortgage interest rates. Fewer homes are being sold and the price of those homes continues to increase, but according to Lawrence Yun, this period will not last forever. “Home prices are still rising by double-digit percentages yearover-year, but annual price appreciation should moderate to the typical rate of 5% by the end of this year and into 2023. With mortgage rates expected to stabilize near 6% alongside steady job creation, home sales should start to rise by early next year.”
In fact, according to data from J.P. Morgan’s 2022 Home Price Analysis comparing 116 U.S. metropolitan areas, Denver Metro home values are expected to hold steady throughout the next two years. The stabilization of the market is fantastic news for buyers who are searching for homes now, or may be in the near future, and wonderful news for sellers who are hoping to sell their home for a good price.
All in all, the Denver Metro real estate market, and the other communities spanning Colorado’s Front Range are well positioned to offer their consumers bountiful real estate opportunities.
Market Impacts for Buyers & Sellers
While the market is still tilted in the sellers’ favor, the days of getting 20+ offers, selling exponentially higher than the asking price, and waiving contingencies are for the most part behind us. A year ago, submitting an offer above asking price was the only way to ensure your offer was even considered. Today, making an offer at asking price or even below is reasonable. Buyers, listen up!

Sustainable and fashionable homes are not reserved for those living in ultra-luxury homes. Ethically sourced furniture is more common than one might think. Some of your favorite home décor and furniture stores may be sustainably sourcing their materials and you don’t even know it. Some popular brands, such as Crate and Barrel, West Elm, Design Within Reach, and IKEA, have already implemented different sustainability practices to lessen their impact on the planet. These practices may not yet apply to all their products, but sales reps can point out which of their products have sustainable features.

Some might be surprised to learn that the way they decorate their home not only affects the earth, but their health too. Specific materials used in making furniture, treating rugs, and in paints can make those with sensitivities ill — often without even knowing that their décor is the culprit. “Non-toxic materials are not necessarily top priority for everyone, but over-exposure to various chemicals can lead to chronic illnesses and sensitivities, so it helps to lean towards natural, untreated fabrics and finishes wherever possible,” noted Tenzin. To mitigate the risk
of these side effects, Tenzin suggests working with a design firm that is aware of these harmful additives and can find healthier alternatives. Luckily, some of today’s most popular styles incorporate natural materials such as wood, stone, clay, and textiles made of alpaca, wool, hemp, and organic cotton. Tenzin commented, “Aesthetically, people are drawn to a more natural vibe right now. The look is more organic, relaxed, and earthy. This look can be incorporated into all types of homes, from modern to traditional. I think this speaks to our craving for nature.” Even natural mattresses can give your house a healthy upgrade. Also, opt for low VOC or no VOC paint, which will emit fewer harmful fumes and keep your air cleaner.

By nature, humans tend to rise when the sun is up and wind down for the day once it sets. This circadian rhythm impacts our daily routines so much that it is even taken into consideration when choosing the lighting for a space. The use of harsh lights at night can disrupt our bodies’ internal clock and leave us feeling too awake in the evening and groggy in the morning.
To mitigate these effects, Tenzin mentioned that designers now use humancentric circadian lighting — a new lighting concept that sends light signals to the brain to help reinforce the natural light/dark signals we would receive from the sun if we spent more of our time outdoors. Using this innovation, the home’s lights will shift in hue throughout the day, from a cooler or bluer white during daylight hours to a warmer, more yellow light in the evening. This new approach is used to promote an enhanced mood, better sleep, and an overall improved sense of well-being.

Did you know that you can purchase carbon offsets to reduce the impact your home makes on the environment? Using online calculators, such as buildcarbonneutral.org, can help you see how much carbon your construction or remodel project is producing and balance that number by funding resources like renewable energy or reforesting projects to offset your environmental impact.
Tenzin provided the example, “There are many variables, but the construction of a 5,000 square foot home in Denver would emit an estimated 157 tons of CO2. With offsets purchased at $18.70 per ton, it would cost just under $3,000 to offset the carbon impact of the building, a small cost in relation to the overall cost of the home. It’s not a substitute for making other sustainable and energy-efficient choices throughout the process, but it is a great way to help ensure that the home is not contributing to climate change while funding the planting of protected forests and bringing peace of mind.” This innovative way to help the planet will soon be a standard part of Tenzin’s design process at Joe McGuire Design.

Considering the shifts our culture has undergone in the past 200 years, Sotheby’s has experienced various evolutions to keep up with the latest trends and buyer preferences.
“The Sotheby’s brand is universally known and has a rich and deep heritage of 277 years, but it is also a business that has never stopped adapting, changing, and innovating throughout its long history,” said Pullan. “We
are constantly looking to innovate, foresee new trends, and pre-empt collectors’ demands.”
The brand was the first in its industry to shift to hybrid and live stream auction formats, which launched in June of 2020. These new offerings, combined with in-person experiences enhanced with state-of-the-art technology, have dramatically expanded access to an unprecedented number of participants, helping Sotheby’s deliver its best first-half performance to date reaching $4.3 billion in sales.
One of these nuances to the brand’s selection of auction experiences is the Sotheby’s App. Through this mobile app, collectors can discover extraordinary art and objects more easily, place bids from anywhere in the world, and receive real-time notifications about items of interest.
Much of these changes are being driven by the generational shift in wealth. Millennials
now have a lot of buying power and this is influencing what is being bought and sold and the way in which brands are marketing those items.
“We are definitely seeing a younger demographic participating in auctions throughout our business, but particularly in our luxury sector where Sotheby’s youngest clients are to be found. There are over 40% more bidders under 40 in our luxury sales than in the fine art side of the business. Also, digital art — NFTs — perhaps inevitably skew toward the younger generations who live more of their lives digitally. Last year 78% of NFT buyers were under 40,” noted Pullan.
This next generation is fueling sales in categories such as handbags and accessories and streetwear and modern collectibles. Both categories are sold almost exclusively online and are where Sotheby’s has the highest proportion of new and younger bidders and buyers. Anticipating trends, reacting to preference shifts, and aligning itself with the latest currents in consumer interests is how Sotheby’s has maintained its status as one of the most well-respected leaders in the luxury space.

As the economy on the global scale continues to self-correct and return to a pre-pandemic state of “normal,” the waves of inflation are rippling into nearly every facet of the buying and selling experience. “The market is global, and generally art is a good hedge for inflation and currency weakness. As a category, it has performed well in the past several decades and has outpaced inflation quite significantly over a long period of time.” Pullan went on to say,
“At the moment, we are continuing to see a strong and resilient market for art and luxury lifestyle. For instance, in August RM Sotheby’s broke world records, bringing in $239.2 million at its flagship auction at Monterey 2022, selling more than all other Monterey auctions combined.”

In celebration of Earth Day, Coleen Sanders hosted her second annual tree planting event in Sloan’s Lake on Saturday, April 16, 2022. In partnership with One Tree Planted and with the help of the Cherry Hills Village Elementary Reach Out team + volunteers, they planted 26 trees in Sloan’s Lake Park!
On Saturday, March 12 Wanda Ford hosted a second Annual Toiletry Drive benefiting the Help & Hope Center. In addition, in October of this year, Wanda Ford and Kathryn Fountain are excited to host the 8th Annual Autumn Shred Event benefiting Disabled American Veterans.

the Fête des Fleurs, an annual fundraising event. This year, they raised $495,000, which helps provide access for children grades K-12, distribute fresh produce to food banks around Denver area, provide training to veterans, and more.
$130 fundraising event on Friday, August 6. This organization provides local art instruction, exhibitions, events, and more to the Evergreen community.
