The life you love.

On behalf of everyone here at LIV Sotheby’s International Realty, I want to thank you for reading the fall issue of our signature publication, LIV Magazine.

Just as the seasons transition, so does the real estate market. Recent months have delivered a welcome return to a more balanced marketplace, delivering benefits to both buyers and sellers. It is very important to be clear that the slowing of the market relates to the frantic rate of home price appreciation we experienced during the pandemic — not to be confused with overall home values.

In fact, J.P. Morgan recently released their 2022 home price analysis of 116 U.S. metropolitan areas relative to the impact of higher mortgage rates and other economic factors. According to the data in the report, the Denver Metro area was specifically identified as a stable market, which is not overvalued, and where home prices are not expected to decrease over the next two years.

Decoding the real estate market

Simplifying the complex commentary on the market

Talk to anyone looking to buy or sell a home right now and they’ll tell you they have apprehensions. The media is using headlines to scare homebuyers into submission when, in reality, we’ve “been there and done that” in markets much more difficult than this.

Currently, real estate is suffering from a case of bad PR. While the market has undergone significant changes over the last few months, one mustn’t forget that comparing today’s market to that of 2020 and 2021 is unfair and unrealistic. The number of homes sold, price appreciations, and rates at which homes were selling during that time was a fluke in our nation’s history of real estate. Now, it’s time to move on, look forward, and create a strategy for success in the market at hand.

9

Getting Back to “Normal”

There’s no denying that the housing market has slowed down. Nationwide, the number of homes sold through the end of the summer dipped by 20% in a year-overyear comparison compiled by the National Association of REALTORS® (NAR). Colorado is seeing a similar trend, but remember, the decrease in year-over-year sales volume is a lot less scary when comparing the number of homes sold so far this year to that of the prepandemic era. Comparing the average sales volume of single-family homes in the Denver Metro area in 2022 to that of 2013–2021, we’re not that far behind.

This change in pace is the result of a return to seasonal buying and selling patterns. Typically, real estate activity slows as the

temperatures drop. This is due to more people putting their real estate plans on hold over the holiday season or just simply not wanting to move in the snow. During the days of the COVID-19 pandemic, the seasonal shrink in sales was less than normal, but now, the market is making its way back toward what can be considered “normal” trends — which illustrates the strength of the market now and in the future.

The impact of the changing market is also dependent on geography and which price points are being examined. The luxury sector of the market is proving to be somewhat more resistant to economic volatility — maintaining a mostly positive incline in the number of homes sold through the first half of 2022. Conversely, all price points have seen fewer homes sold while the average sale price of those homes continues to appreciate.

A Note About Inflation & Interest Rates

This year, the balancing forces of inflation and rising interest rates are at work to help cool the once red-hot real estate market and give consumers another chance to buy or sell a home.

The current hike in inflation is the result of lingering supply chain problems — driven by COVID-19 — that have trickled all the way down to real estate. This, paired with the economic boost provided to Americans via the stimulus check program, exerted upward pressure on prices in general.

To combat the threat of rising inflation, the Federal Reserve has increased the interest rate for mortgages in hopes that it will slow the real estate market — which it has. Luckily for those who have been seriously discouraged by price increases in the real estate market and beyond, there are reasons to believe that this inflationary period will soon come to an end. “Much of the increase in price can be attributed to shortages of goods that are likely to ease as companies figure out how to produce and transport what people want to buy in a pandemic-altered economy,” said a recent article from Forbes.

Here in Colorado, and across the nation, consumers are feeling the effects of the rising mortgage interest rates. Fewer homes are being sold and the price of those homes continues to increase, but according to Lawrence Yun, this period will not last forever. “Home prices are still rising by double-digit percentages yearover-year, but annual price appreciation should moderate to the typical rate of 5% by the end of this year and into 2023. With mortgage rates expected to stabilize near 6% alongside steady job creation, home sales should start to rise by early next year.”

In fact, according to data from J.P. Morgan’s 2022 Home Price Analysis comparing 116 U.S. metropolitan areas, Denver Metro home values are expected to hold steady throughout the next two years. The stabilization of the market is fantastic news for buyers who are searching for homes now, or may be in the near future, and wonderful news for sellers who are hoping to sell their home for a good price.

All in all, the Denver Metro real estate market, and the other communities spanning Colorado’s Front Range are well positioned to offer their consumers bountiful real estate opportunities.

Market Impacts for Buyers & Sellers

While the market is still tilted in the sellers’ favor, the days of getting 20+ offers, selling exponentially higher than the asking price, and waiving contingencies are for the most part behind us. A year ago, submitting an offer above asking price was the only way to ensure your offer was even considered. Today, making an offer at asking price or even below is reasonable. Buyers, listen up!

home prices are slated to settle in the coming years, now is a great time to invest in your home. Plus, refinancing is always an option down the road to adjust your rate once they return to a more palatable level.

Sellers, don’t be discouraged by the slowed pace of play — this is still a sellers’ market. Home prices have increased over the past few years, which directly translates to more money in your pocket. But think strategically about how to sell your home. Looking at historical data, it’s proven that there are fewer homes on the market during the fall and winter seasons. This lack of inventory makes those homes that are active on the market stand out. Consider listing your home sooner rather than later to avoid an overly saturated market that distracts buyers from your property. “A

Although buying power has somewhat diminished, buyers gained the opportunity to ask for inspections and appraisals, and now have the breathing room to make a competitive offer without the added pressure of 2021-esque competition. Knowing that

Make Your Move

There is a lot to digest in terms of changes in today’s real estate market, but these shifts are a sign of a growing economy and good things to come. Strengthening and stabilizing home prices is a reminder that investing in real estate is an excellent way to shield your money from inflation. The market is still favoring sellers, creating opportunities to grow your wealth through strategic buying and selling, all while slower market conditions and a gradually rising inventory are giving buyers more options to choose from and providing more negotiating power.

The bottom line is this market is not the beast it’s been made out to be. With the guidance of a skilled real estate professional who has been through various ups and downs of the housing market, you can reach your lifestyle, financial, and real estate goals.

Jewel Toned Interiors

Creating a color-rich environment

Sapphire

The color blue often evokes a feeling of serenity and tranquility, but a sapphire blue can electrify any room with a burst of energy and excitement. Although blue is a cool shade on the color wheel, something in the sapphire family can brighten up any space. This full-bodied blue commands your attention and creates an eye-catching focal point for your room.

Rose Quartz

Make no mistake, pink is powerful. That’s right, this color represents playfulness and cheerfulness and is often used to regulate emotions in the interior design world. Infuse your home with the fun and carefree colors of rose quartz to keep your spirits high and find enjoyment in the little things.

Citrine & Topaz

Don’t shy away from adding a splash of yellows and oranges into your interior design. These colors bring radiance and invigorating flare into your home with their warmth and luminosity. Transform a lackluster area of your home into a sunny and inspired room with the help of citrine and topaz hues.

14

There’s a reason that precious gems are given their endearing name. The spectrum of colors that these stones boast makes them some of the most highly sought-after natural resources on the planet. From deep greens, rich blues, bright reds, and beyond, jewel tones exude opulence whether they are displayed on your wrist or around your home. Incorporating these nature-inspired hues around your home is an easy way to add a luxurious look and feel to your space.

Emerald Aquamarine

Green is having a moment in 2022. Bringing the essence of the outdoors inside is the latest design craze. Adding emerald to your interior design is a way to integrate a more vivid shade of green into your room’s color scheme. This radiant shade looks gorgeous on your walls, upholstery, or accent pieces.

Precious Metals

The most stunning minerals are often set within the grips of gleaming metallic cages. Glistening golds, silvers, and platinum are the perfect complement to any jewel-toned interior design – or just as captivating on their own. Think about your home’s light fixtures, hardware, and metal accents as the “jewelry” of the room. Use these shiny surfaces to enhance the atmosphere or make these tones the centerpiece of the space.

Why not add a light blue into your color palette? Aquamarine is a subtle way to work some gemstone hues into your home. This softer take on blue quietly enhances the feeling of peace and calmness without making as bold of a statement as its brazen sapphire blue relative. Aquamarine makes for a lovely wall color or ceiling color, but they sky is the limit when it comes to its interior design opportunities.

DESIGNING WITH INTENTION

Creating

For most, our homes are where we feel the most at peace. It’s where we feel good, where we feel happy, and where we can choose to surround ourselves with things that bring out the best in us every day. In addition to our wellness, many homeowners are concerned about the health of our environment. Luckily, creating a space that is as beautiful as it is beneficial to our planet and your vitality is easier than you might think.

Your home’s interior design can align with your goals of creating a space that encourages health, well-being, and eco-friendly practices. Matthew Tenzin, a skilled designer at Joe McGuire Design, based in Boulder and Aspen, believes that good design should be intentional, long-lasting, and sustainable.

16
a healthier environment for ourselves and our planet

PLANET- FOCUSED FURNISHINGS

“Aesthetically, people are drawn to a more natural vibe right now. The look is more organic, relaxed, and earthy. This look can be incorporated into all types of homes, from modern to traditional. I think this speaks to our craving for nature.”

Sustainable and fashionable homes are not reserved for those living in ultra-luxury homes. Ethically sourced furniture is more common than one might think. Some of your favorite home décor and furniture stores may be sustainably sourcing their materials and you don’t even know it. Some popular brands, such as Crate and Barrel, West Elm, Design Within Reach, and IKEA, have already implemented different sustainability practices to lessen their impact on the planet. These practices may not yet apply to all their products, but sales reps can point out which of their products have sustainable features.

Other brands, like Polywood, use “lumber” made from durable recycled plastic to reduce the amount of plastic in our oceans and landfills. Even incorporating vintage furniture or upgrading furniture you already own with a new paint finish, a slipcover, or new hardware can change the look and feel of your space without needing to purchase brand new pieces. There are plenty of options at all price points for those who want to design their home with both fashionable and sustainable furnishings.

CREATE YOUR VISION WITHOUT THE CHEMICALS

Some might be surprised to learn that the way they decorate their home not only affects the earth, but their health too. Specific materials used in making furniture, treating rugs, and in paints can make those with sensitivities ill — often without even knowing that their décor is the culprit. “Non-toxic materials are not necessarily top priority for everyone, but over-exposure to various chemicals can lead to chronic illnesses and sensitivities, so it helps to lean towards natural, untreated fabrics and finishes wherever possible,” noted Tenzin. To mitigate the risk

of these side effects, Tenzin suggests working with a design firm that is aware of these harmful additives and can find healthier alternatives. Luckily, some of today’s most popular styles incorporate natural materials such as wood, stone, clay, and textiles made of alpaca, wool, hemp, and organic cotton. Tenzin commented, “Aesthetically, people are drawn to a more natural vibe right now. The look is more organic, relaxed, and earthy. This look can be incorporated into all types of homes, from modern to traditional. I think this speaks to our craving for nature.” Even natural mattresses can give your house a healthy upgrade. Also, opt for low VOC or no VOC paint, which will emit fewer harmful fumes and keep your air cleaner.

For cleaner household air and reduced chemical exposure, look for organic fabrics made from natural fibers such as wool, alpaca, silk and mohair, without stain protectants or flame retardants wherever possible. Natural wool rug

By nature, humans tend to rise when the sun is up and wind down for the day once it sets. This circadian rhythm impacts our daily routines so much that it is even taken into consideration when choosing the lighting for a space. The use of harsh lights at night can disrupt our bodies’ internal clock and leave us feeling too awake in the evening and groggy in the morning.

To mitigate these effects, Tenzin mentioned that designers now use humancentric circadian lighting — a new lighting concept that sends light signals to the brain to help reinforce the natural light/dark signals we would receive from the sun if we spent more of our time outdoors. Using this innovation, the home’s lights will shift in hue throughout the day, from a cooler or bluer white during daylight hours to a warmer, more yellow light in the evening. This new approach is used to promote an enhanced mood, better sleep, and an overall improved sense of well-being.

BUYING BACK YOUR CARBON IMPACT

Did you know that you can purchase carbon offsets to reduce the impact your home makes on the environment? Using online calculators, such as buildcarbonneutral.org, can help you see how much carbon your construction or remodel project is producing and balance that number by funding resources like renewable energy or reforesting projects to offset your environmental impact.

Tenzin provided the example, “There are many variables, but the construction of a 5,000 square foot home in Denver would emit an estimated 157 tons of CO2. With offsets purchased at $18.70 per ton, it would cost just under $3,000 to offset the carbon impact of the building, a small cost in relation to the overall cost of the home. It’s not a substitute for making other sustainable and energy-efficient choices throughout the process, but it is a great way to help ensure that the home is not contributing to climate change while funding the planting of protected forests and bringing peace of mind.” This innovative way to help the planet will soon be a standard part of Tenzin’s design process at Joe McGuire Design.

There are so many ways to make your house look and feel amazing without compromising your own health or the health of the planet.

Sotheby’s Auction House

OUT TO LUNCH WITH

Discussing the evolution of the luxury auction house

Since 1744, Sotheby’s has been the premier destination for buying and selling the finest art, exceptional jewels, and highly coveted items ranging from Michael Jordan’s gameworn jerseys to rare cars. Each year, the auction house hosts more than 600 auctions across its network of auction houses in 40 different countries. As one of the global authorities in the luxury space, Sotheby’s Auction House knows a thing or two about curating one-of-a-kind experiences and maintaining its brand’s legacy amidst the changing economic, generational, and societal trends.

LIV Sotheby’s International Realty had a conversation with Josh Pullan, Sotheby’s Auction House’s Head of Global Luxury Division, to learn more about the future of this long-standing luxury icon, what makes Sotheby’s such a trusted brand, and how it’s adapted to its centuries-old identity to meet today’s consumer expectations.

23

Sotheby’s Auction House’s Head of Global Luxury Division

Considering the shifts our culture has undergone in the past 200 years, Sotheby’s has experienced various evolutions to keep up with the latest trends and buyer preferences.

“The Sotheby’s brand is universally known and has a rich and deep heritage of 277 years, but it is also a business that has never stopped adapting, changing, and innovating throughout its long history,” said Pullan. “We

are constantly looking to innovate, foresee new trends, and pre-empt collectors’ demands.”

The brand was the first in its industry to shift to hybrid and live stream auction formats, which launched in June of 2020. These new offerings, combined with in-person experiences enhanced with state-of-the-art technology, have dramatically expanded access to an unprecedented number of participants, helping Sotheby’s deliver its best first-half performance to date reaching $4.3 billion in sales.

One of these nuances to the brand’s selection of auction experiences is the Sotheby’s App. Through this mobile app, collectors can discover extraordinary art and objects more easily, place bids from anywhere in the world, and receive real-time notifications about items of interest.

Much of these changes are being driven by the generational shift in wealth. Millennials

now have a lot of buying power and this is influencing what is being bought and sold and the way in which brands are marketing those items.

“We are definitely seeing a younger demographic participating in auctions throughout our business, but particularly in our luxury sector where Sotheby’s youngest clients are to be found. There are over 40% more bidders under 40 in our luxury sales than in the fine art side of the business. Also, digital art — NFTs — perhaps inevitably skew toward the younger generations who live more of their lives digitally. Last year 78% of NFT buyers were under 40,” noted Pullan.

This next generation is fueling sales in categories such as handbags and accessories and streetwear and modern collectibles. Both categories are sold almost exclusively online and are where Sotheby’s has the highest proportion of new and younger bidders and buyers. Anticipating trends, reacting to preference shifts, and aligning itself with the latest currents in consumer interests is how Sotheby’s has maintained its status as one of the most well-respected leaders in the luxury space.

“Sotheby’s is absolutely focused on adding value to our clients and providing them with the type of services they want and need. The core of our success with our clients

Josh Pullan
“We are constantly looking to innovate, foresee new trends, and pre-empt collectors demands.”

is our relationships, trust, and specialist knowledge,” Pullan said.

But even giants such as Sotheby’s can feel the effects of the changing economic environment. As the economy on the global scale continues to self-correct and return to a pre-pandemic state of “normal,” the waves of inflation are rippling into nearly every facet of the buying and selling experience. However, similarly to how investing in a home can help safeguard your money from inflation, so too can investing in fine art and high-value items.

“The market is global, and generally art is a good hedge for inflation and currency weakness. As a category, it has performed well in the past several decades and has outpaced inflation quite significantly over a long period of time.” Pullan went on to say,

“At the moment, we are continuing to see a strong and resilient market for art and luxury lifestyle. For instance, in August RM Sotheby’s broke world records, bringing in $239.2 million at its flagship auction at Monterey 2022, selling more than all other Monterey auctions combined.”

This example helps illustrate the strong desire of consumers to spend their hardearned money on things that inspire them, connect with them, and help them invest in themselves and their future. Just as LIV

Sotheby’s International Realty helps its clients and communities write their next chapter through buying and selling homes that represent their own definition of paradise, Sotheby’s guides clients toward their happy place by assisting in the curation of pieces that mean the most to them.

Pullan commented, “Throughout our long history we have promoted access to and ownership of the most exceptional art and luxury objects. Our vision remains to be the leading and most trusted global marketplace for art, luxury, and lifestyle.”

Destination Colorado

Seasonal staycation inspiration

Gift yourself a change of scenery this season by taking a weekend to explore a new side of Colorado. There are so many wonderful towns, cities, and natural spaces to explore across the state – you just might find your own piece of paradise.

Colorado Springs

Spend a weekend amongst natural beauty and cityscapes in Colorado Springs. The state’s second-largest metropolitan area is home to some of the best stays, eats, and adventures — the perfect recipe for an exciting staycation.

Come visit Colorado Springs any time of the year. Here, there is always something new to try whether you’re looking for challenging outdoor recreation, rest and relaxation, or something unique to add to your résumé of Colorado fun.

Anyone from Colorado will know that The Broadmoor is an iconic place to stay while visiting Colorado Springs. This distinctive, five-star resort combines the best of historic charm and timeless elegance for those looking for the finest accommodations. Combining luxury with breathtaking scenery, this destination is the ultimate escape with

unparalleled views of Pikes Peak and the vibrant rock formations of Garden of the Gods. Stay in a guest suite private cottage, or casita for an unforgettable weekend with a focus on wellness.

See the city from a different point of view by taking a hot air balloon ride with Adventures Out West. Those in the mood for outdoor excitement can also book other thrilling activities such as zipline experiences, jeep tours, rock climbing, and more.

If you really want to see what the Colorado Springs culinary scene has to offer, book a Rocky Mountain Food Tour. This is one of the easiest ways to explore the best dinners, dives, and high-end eateries in the area. Take your pick of tours that will focus on local restaurants, the best cocktails in town, or the area’s brewery selection.

The Springs is dog friendly! Bring your four-legged friend to the various dog parks throughout the area — nine of which are off-leash parks.

Telluride

In Southwest Colorado, awaits the quaint mountain town of Telluride — ranked the best place to visit in Colorado by U.S. News & World Report. Here, you’ll find some of the state’s most challenging ski slopes framing the one-of-a-kind mountain town that boasts a small community feel with some of the most amazing views in the country.

Fall is a fantastic time to make the trip to Telluride as midNovember to early April is the most popular tourism season, thanks to the area’s world-renowned skiing and outdoor activities. When planning your visit there are plenty of accommodation options to choose from.

The Madeline Hotel Telluride is the area’s most wellappointed lodging by way of amenities and location. Guests here will enjoy premier ski-in/ski-out access and the most luxurious features in town. For more traditional accommodations, check out the New Sheridan Hotel, a historic place to stay with authentic charm you can’t find in the big resorts. This establishment also features Chop House, one of the best restaurants in town.

For unbeatable views without breaking a sweat, hop onto the gondola and get off at San Sophia Station for views of the town of Telluride and Mt. Wilson. Telluride is also known for its fun lineup of festivals. Plan your trip to coincide with a unique event like the Telluride Fire Festival taking place from December 2-4. This inspiring, spectacular, and whimsical event will feature Colorado-based artists and their firecentric creations.

Denver

True staycations are underrated. Who says you have to drive or fly hours away to have a fun weekend? Be a tourist in your own city and try some new spots for a local twist on the weekend away.

To make your staycation one for the books, reserve a room at some of the more unique hotels around town. The Crawford Hotel at Union Station is a photo-worthy place to stay with stunning historic architectural features including 65-foot ceilings, soaring windows, and stunning chandeliers. This is a place where food, fancy cocktails, and shopping meet for an entertainment-filled experience. The Ramble Hotel in RiNo is a stylish spot set in the midst of one of Denver’s most popular art districts. The hotel bar, Death & Co, is an intimate theater and event bar where you’ll find the trendiest tourists and locals enjoying craft cocktails.

Those who live within Denver’s city limits are probably familiar with the most popular watering holes and outings, but there are a few remaining hidden gems that you may not have tried yet. For dinner, head over to The Buckhorn Exchange. This steakhouse is the city’s oldest restaurant and holds Denver’s first liquor license. Grab a bite and ogle the impressive collection of taxidermy that adorns the establishment’s walls. Afterward, head over to The B&GC, one of the best-hidden speakeasies in the city for a drink prepared by expert mixologists. To get in, you’ll first have to find the secret entrance, which can be accessed through an alley and by ringing a mysteriously placed doorbell.

Denver has eight city parks within the downtown area. Plan on spending your day in the fresh air reading, sharing a charcuterie board with friends, or exercising in these well-kept green spaces.

Breckenridge

Recently ranked the #2 Best Ski Vacation spot in the Country by U.S. News & World Report, Breckenridge might seem like an obvious choice when considering your next weekend destination. Aside from the world-class skiing, this mountain town offers ample opportunities to be surprised and delighted in a place you might think you know.

Take on the snowy terrain with the help of some furry friends. Good Times Adventures has been leading dog sledding tours in Summit County since 1986. You’ll get to mush through the snow while being pulled by a team of Siberian huskies — now that’s a way to travel.

After a long day on the mountain, make a reservation to dine in one of the heated yurts at Aurum. Each outdoor yurt can accommodate up to eight people and features a special chef’s multi-course menu.

Wine pairings, bottle service, and supplemental items are also available at this upscale, outdoor dining experience.

When it comes to hotel and lodging accommodations, Breckenridge has plenty from which to choose. For the ultimate privacy and ski-in/ ski-out capabilities, you might want to look into reserving a shortterm rental home. There are hundreds of amazing mountain homes to choose from that will suit guests of all kinds. For those looking for a trendier and more walkable place to stay, Gravity Haus is the place to be. This modern version of a chalet-inspired hotel comes fully equipped with everything you might need for a weekend in Breck, including spa-like amenities, premium gear access, mountainside co-working space, and expert-led fitness programs.

Forget scraping the ice off your car. Breckenridge offers a free shuttle service that services the downtown area.
