WONDERING IF WHAT YOU SEE IS MOLD?

Casey says mold can appear in one of these three ways:

1. DISCOLORATION: Mold often appears as a discoloration on walls, ceilings, floors, and other surfaces. It can be black, green, gray, brown, white, or any combination of these colors.

2. MUSTY ODOR: Mold has a distinct, musty smell that is often described as earthy or damp.

3. TEXTURED SPOTS:

A local homeowner recently reached out to me seeking assistance with his home insurance policy. His current insurance provider had decided not to renew his coverage, and his current agent could only offer him a new policy at a rate four times higher than his previous one. The reason for the non-renewal was due to previous water damage claims filed on both his personal home and a rental property.

This particular case posed a challenge, as water losses are prevalent in our area due to various factors such as the quality of copper pipes, construction standards of the time, and evolving water treatment methods.

Eager to help, I suggested to the homeowner the possibility of repiping his home. Surprisingly, he had already taken this step. Encouraged by this, I informed him that Farmers Insurance would consider this improvement when evaluating his policy. Additionally, I proposed the installation of a home leak detection system to mitigate the risk of future water damage incidents. Recognizing the potential benefits and cost savings in terms of premium rates or even the possibility of being uninsured, the homeowner agreed that this investment was worthwhile.

Finally, after presenting evidence to Farmers Insurance that the rental property claim had occurred while the unit was occupied by tenants, they agreed to remove that claim from his history.

Thanks to the repiping of his home and the implementation of an automatic leak detection water shutoff system, Farmers Insurance decided to remove one of the claims associated with the homeowner’s primary residence. Furthermore, due to my persistent efforts in demonstrating that the rental claim was for a property that was occupied, I was able to secure a homeowners policy for the homeowner at a much more reasonable rate. It is likely that I will have the pleasure of serving this new client for many years to come.

It’s important to remember that different insurance companies have varying risk assessment criteria. What one insurer might deem an unacceptable risk, another might view more favorably. Aside from a prosperous professional career both indoors and on the FIVB and AVP tours, Tanner achieved remarkable success with Misty MayTreanor and Kerri Walsh Jennings in 2008, coaching the dynamic duo to an unprecedented 76-1 international record, culminating in an Olympic Gold medal in Beijing. Reflecting on the early days of Tstreet, Tanner remarked, “The sand can be a volleyball player’s greatest ally. Sand volleyball enhances agility, strength, and stamina, which directly translates to indoor play. When envisioning a club, I knew I wanted to incorporate sand training.”

Now, in collaboration with Fairmont Schools, Tstreet is returning to its roots. On June 10th, from 10 a.m. to 2 p.m., Troy Tanner and Misty MayTreanor will reunite on the sandy court to share their passion and expertise, imparting knowledge to the next generation of beach players.

On June 10, 2023, the communities of Tstreet Volleyball Club and Fairmont Schools will join forces at the Fairmont San Juan Capistrano campus to commemorate the inauguration of the cutting-edge sand volleyball courts. Tstreet’s origins can be traced back to the sandy grounds in 2005 when the owner, Troy Tanner, a two-time Olympic gold medalist, sought something extraordinary for his then 11-year-old daughter, Bailey Tanner. “I wanted her to have access to superior coaching and guidance for youth athletes in club volleyball,” said Troy Tanner, highlighting his motive. “Numerous families in the area shared similar

Troy has surrounded himself with talented, diligent individuals, collectively establishing a volleyball club renowned for its integrity, organization, consistency, and, naturally, exceptional volleyball skills. The opportunity to return to the sand on Fairmont’s campus signifies the culmination of years of arduous work, reigniting Tstreet’s dedication to fostering the sport’s growth both indoors and outdoors. The anticipation of embarking on this sandy journey is immeasurable. Tstreet’s Summer Sand program commences on June 19th, and they extend a warm invitation, hoping that you will be able to join them!

A tradition since 1980, St. Paul's Greek Orthodox Church will hold its 43rd annual Irvine Greek Fest on June 16, 17, and 18. The festivities will take place at St. Paul's Greek Orthodox Church in Irvine. A family-fun event, the Irvine Greek Fest offers something for everyone. Much like a Greek street fair, the festival will offer tasty Greek food, an "Agora" (marketplace), boutique shops, kids' play zone, live Greek music all weekend and Greek folk dancing. Event attendees can also enter an opportunity drawing.

The Irvine Greek Fest will take place from 5 to 10 p.m. on Friday, 12 to 10 p.m. on Saturday, and 12 to 9 p.m. on Sunday. All parking is free at Lake View Senior Center and shuttles transport attendees to the front gate of the festival.

"We're delighted to invite everyone to be "Greek for a day," with all of the food, music, dancing, and family fun our Festival has to offer!" says Father Steven Tsichlis, Senior Pastor of St. Paul's Greek Orthodox Church. "Wander the grounds of our campus and savor the wonderful aromas and tastes of Greece while listening to the sounds of the bouzouki! You'll feel like you're in Greece!”

This year's menu of traditional Greek food offers time-tested and perfected favorites including lamb, Greek French fries, Gyros, Pastichio (Greek lasagna), Loukaniko (Greek sausage), Spanakopita (spinach and feta cheese pie), Dolmathes (stuffed grape leaves) and more.

Greek beer and wine will be available in the Taverna bar, with big screen TVs broadcasting the days sports.

All proceeds from the event benefit St. Paul's ministries and their charitable outreach. Festival admission is $3 per person with children under the age of 10 admitted free. Seniors 65+ are admitted free on Saturday from Noon to 5 p.m. Veterans, active service military and families, and first responders are always free.
