FROM THE PRINCIPAL’S DESK Hello, as of the first of the month, welcome to winter on the Gold Coast! It’s now that time of the year when we focus on the Government & all things finance. The Federal Budget 2017/18 was released earlier last month, a few changes may be on the cards for our property markets, with the following initiatives; • Budget deficit of $29.4b expected in 2017/18, returning to a surplus of $7.4b in 2020/21. • First-home buyers are now able to salary sacrifice up to $30,000 each to help save for a home deposit. • New measure, including a bond aggregator, to help boost the supply of affordable housing. • $75 billion commitment for new & existing infrastructure projects, including the Brisbane to Melbourne inland rail, a new Sydney airport & a $844 million spend to upgrade the Bruce Highway in Queensland to name a few…. A combination of all of the above is expected to relieve the current housing stock & affordability pressures. On the flip side of this, there are other talks of introducing limits on depreciation of plant & equipment for property investors & axing travel claim expenses. It is not only the property investors seeing potential changes, but property developers prevented from selling more than 50% of any new developments to foreign investors. For the foreign investors, there could be increased levies for those who do not occupy or lease their investments @ least 6 months of the year. On a local level, with an update on the Light Rail – contractors are onsite & works are well underway for Stage 2 – new light rail vehicles are due to arrive by the end of 2017 with trams set to carry up to 309 passengers, with seating for 80 being fully operational in early 2018. In – house our Property Management Division has leased 15 properties in the last 60 days, our team is busy vetting a large amount of rental enquiry, which is great news for our landlords as we finalise all matters for the End of Financial Year later this month. On the Sales front, our local sales market is the best it has ever been, with properties selling within the first week or two, under multiple offer situations. It is hard to predict what market we will see after the Commonwealth Games – however we would expect a large amount of homes come onto the market, which may stabilise prices due to overloading the housing pool. There has never been a better time to sell than now!
