ESSENZA LIVING INSPIRATION FOR CONTEMPORARY ARCHITECTURE
We are proud to announce our fifth anniversary with this new edition of Essenza magazine. In this issue, we showcase many exciting new projects that push the boundaries in terms of design, architecture and technology, introducing new aesthetics and design and working with innovative new materials, finishings and complementary features. Our projects are not only increasing in size but also in value, with a portfolio of premium villas situated in upcoming areas such as La Alquería, for example. We also receive strong interest in partial or complete renovations of existing houses that were constructed in the 1980s and 1990s. This renovation side to our business is a market that continues to grow, with many Essenza projects currently in progress. The Essenza brand has evolved with our own know-how and skills to develop exquisite properties for the most discerning
clients. We are experts in delivering turnkey homes of superb quality with the utmost comfort, catering to the individual needs of each client. This positive trend in our workload goes hand-in-hand with Marbella’s property market revival. The last two years have shown a substantial increase in property sales in the Marbella area, especially at the luxury end of the market. Essenza Magazine has become a great inspiration to anyone interested in contemporary architecture, and is a benchmark for cutting-edge design in Marbella and beyond. We could not have imagined this only a few years ago when Essenza was born but we sincerely thank everyone who has collaborated with us on our publication over the years. Enjoy reading!

ESSENZA LIVING
MARBELLA STYLE AND SOPHISTICATION Marbella’s glamorous past dates to the 1950s, when the early “jet-setters” gathered at Prince Alfonso von Hohenlohe’s luxurious beachside residence to party during the day and dance the night away. Grace Kelly, Audrey Hepburn, Brigitte Bardot, Maria Calla, Aristotle Onassis, Ted Kennedy, Gunther Sachs and the Duke and Duchess of Windsor were among the wealthy and famous from around the world who sipped champagne by the sea and dined on exquisite Mediterranean delicacies at the sprawling finca that was to become Marbella Club Hotel. Over the past half-century, that golden age has undergone various transformations but Marbella today remains a splendidly cosmopolitan, diverse and affluent area offering everything from trendy beach bars, select boutiques, Michelin-star restaurants, five-star hotels and exclusive nightclubs to picturesque marina resorts, highly-regarded international schools and several world-class golf courses… an incomparable mix of contemporary chic and traditional allure. Extending from Elviria to the east, home to some of the Coast’s finest beaches, through the venerable cobble-stoned streets of the Old Town, along the celebrated Golden Mile to sumptuous Puerto Banús and, just beyond, San Pedro de Alcántara, and into the verdant mountain hinterland, Marbella has become a home away from home for hundreds of thousands of expatriates. And, as the stunning properties featured in this fifth issue of Essenza Living highlight, they have found an exceptional range of homes from lavish penthouses to palatial mansions. All (at least those showcased in these pages) built or renovated in a cutting-edge modern architectural style. MARBELLA… FOR TRULY PRIVILEGED CONTEMPORARY LIVING.

REAL ESTATE INVESTMENT GENERAL TERMS AND TAXATION IN SPAIN By Francisco Sánchez Jiménez (Sánchez & Beck Abogados)
In general terms, there are several ways of investing in real estate: you might be interested in buying a property directly from a developer or from a previous buyer; or buying a plot of land and building your own house. We will focus this article on the last of the cases – i.e. the purchase of a plot of land and the construction of a house – although we will also outline some general ideas about taxation for the rest of the cases. 1. Acquisition of a house/building from the developer (first transfer of the real estate): this occurs either when the developer makes the first transfer once the construction is finished or when the transfer is made when the developer has been using the property itself for less than two years. This transfer is subject to the payment of IVA/VAT (10% of the price) and duty stamp (1.5% of the price or 0.3% of the price if less than €130,000, the acquirer is younger than 35 years of age and the property will become the main residence). 2. Second transfer of a house/building: this would happen when there is a prior transfer of the property or when the promoter has been using the property for more than two years before the purchase. In this case, there is no IVA/VAT involved (except when both seller and purchaser are IVA/VAT payers). This kind of transfer is subject to transfer tax. This tax, as well as duty stamp, depends on the autonomous community. In the
14
Andalucian region, the percentage to be applied to the purchase price is 8% (from €0 to €400,000), 9% (from €400,000 to €700,000) and 10% (from €700,000 on). No duty stamp is involved when the purchase is subject to transfer tax. Nevertheless, there are some exceptions to the percentages above-mentioned. Transfer tax would be just 2% if the house is bought as an investment property and is re-sold less than five years after the purchase (some other requirements need to be fulfilled). If the price is less than €130,000, the buyer is younger than 35 years of age and the property will become the main residence, transfer tax would be 3.5% of the purchase price. Reduced IVA/VAT of 10% is also applicable to the refurbishment of an old house if the property will be considered as a first domicile (all of it or more that 50% of the construction), if the restoration does not take longer that two years, and if the constructor does not provide the materials (or provides less than 40% of the budget). If those requirements are not fulfilled, IVA/VAT would be the standard 21%. 3. Buying an urban plot of land and building a house: declaration of the new construction. This declaration seeks to synchronise the plot information with the information at the land registry. Tax on the purchase of an empty plot of land would be the same as the transfer tax on the purchase of a house that we just referred to previously. As well as in the previous case, no duty stamp is involved.

ESSENZA ADVICE
If IVA/ VAT is involved (i.e. the buyer and seller are IVA/VAT payers) the tax would be 21% and not 10%. In this case, it would also be subject to the payment of 1.5% of duty stamp. Declaration of the new construction is subject to the payment of another 1.5% of duty stamp of the construction value. The construction is also subject to the payment of the construction licence to be granted by the town hall. The declaration of a new construction is to be bestowed through a notarised title deed and can either be done once the building is completed (most of the cases) or before (normally when the owner needs to be financed). If you want to declare an old construction, the payment of the tax might have become expired (four years for constructions finished prior to May 2000; 10 years for buildings finished after that date). Formalities to grant the declaration of a new construction are the following: construction licence; certification of the architect in charge of the construction certifying that the building has been finished following the project in which the licence was granted; decennial insurance; licence of first occupation; energy certification; and construction book (with details of the building, parties involved in the works, maintenance instructions, guarantees, etc).
DECLARATION OF NEW CONSTRUCTIONS • Construction licence • Architect’s certification of finalisation according to the licence • Decennial Insurance • First occupation licence • Construction book
DECLARATION OF OLD CONSTRUCTIONS • Architect’s certification with construction age and description of the building • Cadastre certification

JMR TECHNICAL STUDIO BUILDING: SEGURO DECENAL (OCT) This insurance is a 10-year building guarantee policy and is legally required on all new build properties. The client would not be able to re-sell the property within 10 years if this were not in place. In addition, an Organismo de Control Técnico (OCT) is required to guarantee the policy. This is an independent company which checks the work carried out to protect the “Seguro Decenal” insurer’s risk. Seguro decenal: 10-year new build property insurance Since May 2000, it has been obligatory in Spain for promoters or developers to take out a “Seguro Decenal” policy, in order to cover the building against any significant defects affect-
16
ing the structural stability and resistance. It is important to note that most builders will opt for the basic obligatory cover. While optional cover is available to cover elements such as the water tightness of roofs and walls, many builders will not take additional cover. Although elements that affect the habitability of the building may need to be rectified by the builder up to three years from the date of completion, after three years only the remaining seven years of the 10-year policy can be called upon. Many owners therefore find that, having discovered problems with their Spanish property after three years, only those defects that affect structural stability can realistically be pursued

with the insurers. The correct diagnosis of problems and identification of structural relevance is therefore important. The first 10 years First 15 days: Owners should report any evident defects to the builder, who then has 28 days to rectify them. Significant omissions may even give the owner an opportunity to withdraw from the purchase, although in practice this could be a lengthy and costly process. (It is advisable to identify any defects prior to completion.) First year: During the first year the builder is liable to correct all defects reported to them. The builder must repair any defects properly (not just so the repairs last a short period) and use the correct and originally specified materials. Second and third years: Over the next two years, the builder is still responsible for repairing major defects that would make the property inhabitable. Of course, some issues can be difficult to argue. While, for example, flooding caused by a leaking pipe or roof may be the obvious responsibility of the builder, smaller issues may be more difficult to determine responsibility.
First 10 years: Having taken out Seguro Decenal insurance, the builder or “promoter” is liable for the costs of any repairs in the event of a structural failure in the building. What if there is no policy? In an increasing number of cases there is no policy in place. This occurs through a “loophole” whereby a “self promoter” (owner/developer) has built the house for their own occupancy with the intention of living in it for the duration of the first 10 years. Due to a lack of understanding at the time of purchase, the builder might submit all paperwork showing the buyer as the “promoter”; therefore the obligation to take out the insurance (if they intend to sell on within 10 years) rests on their innocent shoulders. It is only later when they encounter defects, and try to register, mortgage or sell the property, that the non-existence of a policy could come to light. Furthermore, as insurers like to specify a level of control during the construction period, it can be difficult to obtain insurance post-completion.

JMR TECHNICAL STUDIO TECHNICAL ARCHITECT: A KEY ROLE
Designed by Carlos Lamas

ESSENZA ADVICE
For many of our clients from other countries, the role of the “aparejador”, “arquitecto técnico” or “ingeniero de la edificación” (however it is described) is an unresolved mystery when they embark on their first project in Spain. The main reason is because in their countries of origin this professional does not exist with the same responsibilities as in Spain. In many European Union and non-EU countries some of the technical architect’s designated responsibilities are taken on by architects, various tasks by quantity surveyors and others by engineers. In many cases, this work – during the building phase – is assumed by construction-consultants. The technical architect and/or building engineer’s responsibilities are regulated by Spanish law, especially the L.O.E. (Ley Orgánica de la Edificación, or Fundamental Building Law) and other norms that bring this up-to-date. To determine the origin of this professional we need to return to the Middle Ages. They were the “maestros de obras” (“master builders”) who carried out the engineering and technical work for such major civilian and religious projects as castles, palaces, cathedrals and churches; they worked closely with the architects. Their main responsibilities include aspects of project management during the building phase. One of the technical architect’s key roles is as project building manager (in the case of the architect, project developer and project manager). In practical terms, while the work is being carried out, this translates into supervision and management of the building work in relation to technical solutions for the effective adaption of the project design, cost control, schedule control and external quality controls as required by the builder, and technical support for the developer during the construction phase. Another major role attributed to the technical architect is preparing the project-study for health and safety, as well as coordination of work safety during construction. This entails a great deal of responsibility, and is a role that is not always properly understood by various other representatives involved in the project development. Even though these are the key roles of the technical architect when a home is being built, in practice, JMR Technical Studio (with Jesús Martín Rojas at the helm) has for many years been making other contributions to help the developer ensure a project is developed properly, right from the start: i.e. monitoring the quotes and bids supplied as part of the comparative study; preparing a full report that enables the developer to negotiate and choose the best option; and providing advice on construction company contacts, with the OCT (Oficina de Control Técnico, or Technical Control Office) and Seguro Decenal (10-year insurance) – both concepts controlled by law. In addition… technical advice in the event of disagreements with the construction companies, providing mediation and arbitration in order to avoid legal conflicts among the respective parties; advice for the developer on purchase and materials management; and an extensive range of other management processes that might occur unexpectedly during the project development, such as relations with the town hall and other authorities. Finally… JMR Technical Studio’s aim is to be a technical office that provides “made-to-measure outfits”, specialising in quality and designer residential homes, in close collaboration with architects’ studios with whom we have the good fortune to be working – and operating as a team to ensure a first-class conclusion to our clients’ projects.

CONTEMPORARY ARCHITECTURE A LOCAL MEDITERRANEAN VISION By Carlos Lamas 20

ESSENZA INSIGHT
What we refer to as contemporary or modern architecture tends to cause confusion in the client/architect relationship. In architecture, there is a clear difference between contemporary and modern, but this is not necessarily the case among clients. The current demand for modern homes can be traced back to when specialist magazines brought the general public’s attention to latest trends in interior equipment and furnishings, such as kitchens and bathrooms. From that moment, homeowners began to see new spaces and architectural styles that varied from the traditional. In the case of Marbella, this has been linked directly to an Andalucian or Mediterranean style.
New technology has facilitated the development of large-format window systems, and interior air-conditioning at a level of efficiency impossible to achieve previously. Mediterranean beach architecture for second homes in Marbella was always associated with demand within the British market – people seeking an Andalucian identity in the styling of their homes. However, the crisis in recent years led to Britons being displaced by clients from the Benelux and Scandinavian countries. With a more modern vision back in their home countries, these new clients seek contemporary homes that not only offer designer dÊcor but also a more open-plan architectural style.

ESSENZA INSIGHT
Homeowners in the Balearic Islands and on the Costa Brava became aware of the added value of modern/contemporary design well before we did on the Costa del Sol, but now this style has taken southern Spain by storm. Clients now want generous and open elevations, level ceilings, accessible solarium enclosures, expansive window systems and more. In this context, as architects we need to recognise the fact that homes in the Mediterranean climate should incorporate new architectural elements that are not in demand in colder countries, such as covered terraces and solariums. Looking beyond the concept of architecture for architects – that
22
is, objects that speak a specific code which is out of the reach of most clients – I would like to highlight the importance, in my work as an architect, of including elements that move us away from an architecture of objects, and focus on the value of a home’s individual use and functionality. To that end, working with top-class materials for façades and interiors is essential in order to achieve a balance between aesthetic modernity and comfort and functionality in a home. New times, new technologies… homes are constantly undergoing radical changes. Those who are able to secure balance and flexibility in design will be the ones who prevail and endure over time.

EXCEPTIONAL TRANSFORMATION THIS COMPREHENSIVE REFURBISHMENT PROJECT SHOWCASES THE STUNNING NET RESULT OF A GLOBAL CONCEPT THAT REDISTRIBUTES INTERIOR AND OUTDOOR SPACE AND COMBINES FUNCTIONALITY AND CONTEMPORARY AESTHETICS.
After faรงade mouldings, ceilings and other elements including balustrades and arches were eliminated, and new carpentry and natural materials such as stone and wood were incorporated into the building structure, the home was reborn with a more modern-day ambience. All the installations and finishes are in accordance with the new European standard. The project shows clearly that it is not always necessary to demolish a house if it has renovation potential.

We previously forecast that Marbella would live up its growth expectations in 2016, and we expect these positive trends to continue over the next few years, especially in the luxury market, as prices are rising again in residential areas with the highest demand. The multi-country source market – and strong demand from an increasingly diversified worldwide client base – adds to record tourist numbers and consequently lends a certain buoyancy to the local economy. We have seen this empirically reflected in official statistics released by the Ministry of Public Works, whose latest figures revealed a 10 per cent increase in property transactions compared with the previous year in Marbella, Estepona and Benahavís municipalities.
88
We have now returned to the pre-crisis volume of transactions. One key indicator of the market improvement is the fact that homeowners are beginning to raise their asking prices again, in strong contrast to the general trend in which prices were decreasing for several years. NEW RESIDENTIAL PROJECTS Over the past couple of years, the supply of new build projects, both villas and apartment buildings, has risen significantly. This trend is also confirmed by the many architectural completion certificates issued, according to statistics from the College of Architects: a real indicator of growing confidence in the market driven by strong demand. As Patrick van Dam of Essenza Living notes, “Although Marbella has been one of Europe’s top holi-

villas on existing plots – a great way to combine 21st century luxury within the finest locations while creating investment value in the process. But there is limited choice; there is hardly any land available in prime residential areas, and most of the stock of old houses has been snapped up. The trend for contemporary is continuing, not just in terms of architectural styling and décor but also modern construction standards, technical amenities and comforts. These homes also have to comply with construction norms applying in buyers’ own home countries, use high-quality modern materials, effective insulation, well-made doors and windows, provide warmth and comfort in the winter, offer high band width for fast internet access, and use the latest domotics home automation systems in security, lighting and home entertainment. What’s more, they also have to be energy-efficient. “Most of our clients are very well travelled, so they are used to a modern international style in boutique hotels and homes, and expect the same standard here,” says Patrick. “Naturally there is scope to adapt the styling to the local setting, but modern contemporary architecture is very much what people are after now.” This extends to the internal décor and distribution as well, where clean, open-plan layouts, full-length windows and tall ceilings create the fresh, spacious environments characterised by light and views that are so in vogue right now.
day destinations for over 20 years, it appears that an increasing number of visitors previously staying in hotels, or rented villas, are now choosing to buy their own properties here – as a holiday or second home. Many are actually choosing to relocate to take advantage of the climate, international schools, and safe and healthy environment in which to raise children.” Low mortgage rates, a weak euro and interesting yields for luxury property investments are other factors that have energised the market. SUPPLY AND DEMAND Demand for stock in the very best locations here is such that there is an increasing shortage of supply, which in turn has led to more and more people choosing to construct new modern
SATISFYING NEW DEMAND “The biggest issue increasingly remains the challenge of finding a good selection of existing properties that fit requirements,” says Patrick, who has seen clients continuously reject properties built in the past 10 years. “Although these homes are much improved in comparison to what was built before the mid-nineties, they very often fall short of buyers’ expectations because they were still primarily conceived as second homes. As a result, a lot of people who might actually prefer to buy an existing, readyto-move-into property are coming to us wanting to renovate or build their own new villas.” The desire to combine such homes with a great location leads many to effectively rebuild existing villas. This is a growing trend that Essenza offers with its bespoke and specialised services to fulfil the most challenging client’s demands, while maintaining the company’s peerless standards. Essenza also assists clients – both end-users and investors – to source real estate in desired locations. “We source, do a feasibility study on the basis of a cost analysis of land and redevelopment, and if positive move on to the concept, architectural design, construction, interior styling and delivery of a stunning modern home. We also take care of the marketing of such a property on behalf of investors, for whom we compile cost, feasibility, marketability and projected sales cycle reports at the outset.” Essenza also notes a growing differential between modern homes entirely in tune with contemporary tastes and technical requirements and the larger body of older homes in Marbella. “A great many older properties are being updated in this way,” says Patrick, “but those that aren’t will increasingly struggle to maintain their value in comparison. Well-built modern homes will pretty soon be the norm against which others are assessed, and they are set to gain much more in value.” They are therefore popular with investors in an international market where luxury real estate is replacing the financial markets as a solid form of investment.

OBTAINING PLANNING PERMISSION IN SPAIN 90

Market Outlook and Planning Permission ESS05.indd 90

ESSENZA ADVICE
Although the purchase of a property in Spain is a straightforward and transparent transaction, the process of obtaining planning permission – both for new construction and renovations – can be rather more complicated. What’s more, there are no all-encompassing national laws, as each autonomous region qualifies the parameters according to its own planning directives. The applicable planning guide, or PGOU (Plan General de Ordenación Urbanistica), in our region therefore is that of the Región Autónomo de Andalucía, and even it can be subject to further local regulations, so it is important to work with an architect and team with local knowledge and experience. We are often asked to source or inspect land or properties on behalf of clients wanting to build a new property or renovate an existing one. From the client’s perspective the most important factor is quite naturally the location, in terms of its views, orientation, the attractiveness of its surroundings and easy access to services. Different people have different preferences, and so we will be asked to look at rustic hillside locations and seaside settings, but also in conventional residential areas close to golf courses, schools and shopping facilities. While sourcing the desired property/plot in the ideal location we also look at it from another, more technical perspective aimed at filtering suitable candidates from a construction point of view. Our experience in this field allows us not only to assess the economic viability of the project, to see if it falls within the established budget once the purchase cost, construction and dressing of the home have been taken into account, but in the first instance to see if it fulfils the requirements for construction. SPECIALIST EXPERTISE The process of obtaining information regarding the planning directives is just the first step towards getting planning permission for your new-build or renovated property. Once you know what the rules are concerning the land or home you have in mind, and know what can be done on it, you will be able to make an informed decision and draw up your design plans accordingly. The architect’s plans, once finalised and signed off by the client, will then have to be presented to the town hall’s planning department, initially to be signed off for technical approval by a technical architect to ensure they are structurally sound and conform with the overall building criteria. The next step is to submit the plans for actual planning permission, and now both the plans themselves, the construction/renovation project in concept, the land/property and their impact on the surroundings will be assessed and held up against the requirements set out in the local PGOU. Some adjustments and alterations to the plans may be required, but a successful application
will result in the project being granted a building permit. In environmentally sensitive spots the process can be drawn out further by additional analysis and consultation with ecological experts, river departments, archaeological departments or infrastructural authorities, though such cases will very much be the exception, not the rule. The overall process sounds pretty straightforward and, indeed, there are foreign buyers inexperienced in the building process who have taken it to completion, but usually they will be the first to tell you, “Never again. Next time I’m having a professional take care of it all for me.” The main reason for this is the requirement not just of speaking the language fluently, but also of being intimately acquainted with the rather complicated legal, technical and architectural jargon as well. In addition to being professionally at home with topics relating to architecture, engineering, construction, planning, accounting and law you also have to know how to deal with the local authorities in such a way to make the process as quick and fluent as possible. As people who deal with these issues on a regular basis and have long-standing contact with all the professionals and agencies involved, we are in a position to ensure it is exactly that. TO BUILD OR NOT TO BUILD While we analyse construction-related issues such as gradient, soil type, drainage, access and technical infrastructure – and in the case of renovation the cost of rebuilding – we also check up on planning issues. After all, if you’re not allowed to build, or are very limited in what you can do or change in a particular location, it will likely eliminate itself as an option there and then. The first step in this is to ascertain the planning status of the zone that the plot forms part of, and ensure that it falls within a residential area where homes can be constructed. Next we request the specific planning directives relating to the area to obtain a full list of details, including the ratio of permissible construction to plot size, limits on vertical height, how close you can build to the perimeter of the land and yet more detailed requirements such as the topographical plan regarding access, garages, driveways, terracing, pools and how technical services such as waste, water and electricity will link into the grid system. In private communities such as La Zagaleta there may also be aesthetic rules limiting the range of architectural styles and materials that can be used. Few of us expect to be building an oriental-style pagoda, but you don’t want to be faced with unexpected restrictions that will force you to change your plans after the fact. BUILDING IN MARBELLA While a lot of people might still associate Spanish – and in particular Andalucian – construction with white-plastered walls and terracotta tiles, the reality is that over the past decade the processes and materials used have been modernised and improved greatly. These days Spanish construction has evolved right up to the build standards common in other parts of Europe and, when it comes to bathrooms, terraces and pool areas, it has retained its traditional Mediterranean advantage in terms of quality, luxury and styling. Quality control, however, remains as important as ever, and today consumers are better protected as Spanish regulations have come into line with the rest of western Europe in defining the roles and responsibilities of the various parties involved in the construction of a property. These naturally include the construction firms, specialist technicians and suppliers of building materials, but also professionals such as architects and commercial entities like the promoters. Such clearly defined roles and quality, against which each of the above are expected to work, not only makes the entire process more transparent but also easier for those buying or building their home to redress possible complaints.
92
BASIC OVERVIEW OF THE STEPS INVOLVED You are free to play as big or as small a role in the design of your home as you wish, and the more experienced homeowners will sometimes come up with many of the ideas themselves, but ultimately you will need a qualified, registered architect to put these plans on paper and convert design concepts into technical drawings that form the blueprint for subsequent construction. For this reason the Spanish law requires homebuilders to appoint an official architect, who is a member of the College of Architects, to draw up the plans according to the prevailing planning directives, technical standards and operational procedures imposed upon all professionals involved in the building process. This design project is then submitted for review of compliance to the local planning authorities and will have to be signed off by their resident technical architect before a building licence is granted and it progresses to the status of a building project. The on-site construction process itself falls under the technical supervision of the Direccion Facultativa, a professional team made up of the architect and a quantity surveyor, or aparejador. The construction company contracted to do the building will
ESSENZA

ESSENZA ADVICE
have to work under the supervision of these professionals, with the design architect ensuring that the building is made according to the original designs and the terms of the licence granted by the planning authority, while the technical architect (aparejador) ensures that the technical specifications are adhered to as well. Commercial developers of real estate, known in Spain as promoters (promotores), are under legal obligation to take out an insurance policy on the project that covers the structure and its technical components for a minimum of 10 years from the moment of completion. This insurance covers potential repairs, large or small, as well as possible reparations made to homebuyers in the event of failures or problems caused by faulty construction or technical standards. CHOICE OF BUILDER Who you choose to build your home is, of course, of prime importance. In most cases the decision will be taken either by the private owner or by the project management team of a commercial promoter, who will invite different builders to tender for the work and measure price against quality and reputation before selecting the construction firm they believe offers the best combination of these factors. Decisions of this kind involve a complex assessment that also has to take into account quantity surveying of the costs, quantities and quality of the materials and technical systems required in the construction of the property. Given the num-
ber of options and variables, it takes skill and experience to get this right and ensure that the building project does not exceed the established budgets and that the end product conforms to the aesthetic, technical and quality standards expected of it. For this reason it is important to work with skilled professionals whose technical expertise matches their local knowledge and ability to get things done. Essenza Contemporary Living is a proven specialist in this field with a portfolio of projects and clients that speaks for itself. What gives their clients complete peace of mind is that they manage and quality control all the elements: creative design, surveying, costing and management of the construction process. Ensuring it is done to budget, to deadline and to your – and their – exacting standards. Their project management isn’t simply there to make sure the job gets done: it acts as on-site quality control over the entire process, from concept, design and planning through to construction, dealing with third parties and suppliers – right down to completion and the final dressing of the home. Essenza Project Management Services: • Supervision on-site during construction • Tendering of builders • Regular reports • Purchasing of materials and installations

es both the horizontal and the vertical in a new interpretation of classic kitchen lines. Outstanding design often starts with details. Due to the unique technology of industrial mitring of the front and the internal structure, the front of the P’7350 appears as a delicate vertical line. This processing technique that lends its special character to the P’7350 is only made possible by Poggenpohl’s advanced and exceedingly precise production methods, which are not just simply designed but engineered. The use of stainless steel-effect brushed aluminium with the filigree lines of the front create an eye-catching and dynamic look with contrasting horizontal and vertical lines making the P’7350 unmistakable in its design creativity. Thanks to its versatile design, the P’7350 can be used in any style of home. It can form the focal point of a large loft or enhance the character of a more traditional apartment. In summary, it can be easily integrated into any kind of project, becoming an impressive heart of the home with a design that is timeless and exudes high-quality kitchen design. The P’7350 comes in a large range of neutral plain colours in both matt and gloss lacquer finish. Poggenpohl kitchens are renowned for their excellence down to the very last detail, using only the best materials. Solid wood worktops in New Zealand pine combined with the reflective surfaces of purist glass give excellent contrast and character but there are number of exciting combinations to choose from depending on your taste.

GUNNI&TRENTINO OFFERING EXCELLENCE IN QUALITY, MATERIALS AND SERVICE Interview with Gonzalo Moreno
What are the basic principles behind the company? GUNNI&TRENTINO has become an international interior design company with more than 45 years of experience, offering the best quality products and highly personalised interior design projects. One of our main advantages is that we can save plenty of time for clients, as we undertake the whole interior design project, supplying a complete range of products for the project (kitchens, bathrooms, floors, wardrobes, home furniture, lighting, outdoor, textiles…). We work with both professional clients – architects, builders, investors – and end-clients with the same commitment and efficiency. How would you summarise the market at present and how you fit into this market? During the last few years we have faced several challenges. We took the decision to expand internationally and we now have offices in Spain (Barcelona, Bilbao, Madrid and Marbella), Bogotá (Colombia) and Doha (Qatar). We are involved in more and more large international projects. As dealers, we are still committed to the top international brands, but we have worked hard to obtain the best prices possible from our suppliers and factories so that we can still maintain a high standard of service and products at a competitive price. Nowadays, I can definitely say that the times are improving, and the whole market is regaining confidence. With the upsurge of the real estate market, we have had the pleasure of working with more real estate investors as well as many of the major building developments that have recently been constructed, offering our services in interior design as well as the supply of materials and fittings. What are the inspirations and influences behind your work? We always go to the Milan and Paris fairs. They are our main fairs: 80 per cent of our providers are Italian as we believe they are pioneers, but we travel a lot to have the latest and most innovative products included in our already wide offer. We are best known for our contemporary style but we have clients from all over the world so we must cater for all tastes, including classic. What is your vision for the company and tell us more about your passions? We have gone for a “one-stop” showroom all over Spain and in Bogotá and Doha. It reflects better what we really are, a full-service firm, and it is much more convenient for our clients. Over the last few years we have started our international expansion and aim to continue doing so. We are also growing at a double-digit rate, and now have more than 140 employees working in the company. We are official dealers for more than 600 quality brands, and we also manufacture our own products - our own GUNNI&TRENTINO kitchens, bathrooms, flooring and coating, furniture, wardrobes
104
and special products, which we design to the highest quality standards. One exciting piece of news is that we have just opened a second showroom on Marbella’s Golden Mile, in which we will develop the contract division, fulfilling all the requirements of prime investors, real estate funds, architects and builders for complete residential developments. The other showroom on the Golden Mile will be dedicated to end-clients. What are your thoughts about modern architecture in Marbella and how are you involved? Marbella has always been a place where Mediterranean-style houses have been constructed but now 80 per cent of our clients and investors are moving towards more contemporary and designer houses. There are not many contemporary houses here in Marbella but I feel that we should embrace modern architecture more, since the demand for this type of architecture has increased recently. At GUNNI&TRENTINO we are always offering the latest trends, which adapt very well to the increasingly popular contemporary-style houses. How do you see the future of modern architecture (particularly in Marbella)? I see a great future. There are fantastic architects in Spain now enjoying a much more active market environment, and developing top-quality residential projects. In Marbella, we see that people are buying plots with old houses, demolishing them and totally rebuilding them. Kitchens and bathrooms have taken on more importance in the home and will continue to do so. Materials in contemporary homes have improved dramatically and this element becomes really important in order to finish a house’s specifications. Ceramics can now imitate other materials such as wood or cement, giving many new possibilities for the modern home. Wood is not ideal in a bathroom or on a terrace due to issues with humidity and heat, but now you can use ceramics that take on the look of wood and are completely durable. We still have many clients who believe stone and mosaic is a superb material, so we are always renewing our collections as much as possible, in order to be completely up to date. What does a “home” represent to you? The current way of living has changed. Technology has entered homes and we must take this into account when designing. The home is essentially where people unite and relax. The kitchen is not only the place where people cook: it is also the place where the family actually live, and it has therefore taken on more importance in the home. We can see this in our projects; people are requiring larger kitchens as they are spending more time there. Also, the bathroom is more important than ever before. With our busy and stressing lives, it is a place where we can relax and find ourselves – a bathroom can be a sanctuary with your very own spa area.

How did you collaborate with Mads Mikkelsen? In 2015 BoConcept released The Call starring renowned Danish film star Mads Mikkelsen. In just a few weeks it became a viral mustsee, receiving more than one million views. It’s not a commercial in the traditional sense; it’s a real film created by some of the best professionals from the Danish film industry. The entertainment factor is high and what really makes The Call stand out is the intense drama between Mads Mikkelsen and beautiful Swedish co-star Malin Buska. BoConcept’s furniture merely plays a silent yet very stylish backdrop. Mads Mikkelsen is at the peak of his career, and renowned worldwide for his roles as Le Chiffre in the James Bond movie Casino Royale, in the TV series Hannibal and in the films The Hunt and The Salvation. The Call was the first of two films Mads Mikkelsen and BoConcept produced together. The second film, The Guest, is a comedy that was also created to live a viral life. What do you enjoy most about working in your industry? Working alongside modern Danish design classics, new and old. We love mixing the different styles in the store to create a unique and exclusive look for every customer. What do you think makes the Scandinavian style so popular? The clean lines, style, functionality and quality. It truly has an exclusive, long-lasting aesthetic that can easily be added to both new and old spaces. In conclusion… We provide a personal, reliable experience for our customers. We are not only selling furniture: we are selling trust and an exceptional experience.

NAXFOR SOCIALLY COMMITTED SPECIALISTS IN ENGINEERING, CONSTRUCTION AND SERVICES
Since its founding in 2007, pacesetting construction company Naxfor has experienced notable and constant growth. A well-consolidated foundation, backed by a team of solid professionals with ample experience in the sector, has ensured its capacity to face a period of instability in the sector with confidence. Naxfor has been able to optimise its performance in terms of competitive efficiency and client satisfaction while offering optimal quality service. Naxfor’s objective is “to create value in economically, socially and environmentally sustainable conditions while attending to the specific interests of clients, the human team that forms the company, as well as those people and organisations interested in its effective operation”. It achieves this by organising and managing spaces that improve citizens’ quality of life, and through the implementation of an integrated management system policy highlighted by several key cornerstones: • Satisfying clients’ needs through the professionalism of Naxfor’s service. • Respecting the environment and preventing occupational hazards in all processes of the company’s activity – “of utmost importance to our organisation”. • Complying with current laws. • Taking into consideration technical regulations and guidelines. • Counting on the participation of employees.
112
Naxfor’s main activity is building and civil construction for the public and private sectors. The former includes both new and public buildings (museums, residences for the elderly and schools), as well as the construction and promotion of homes. The company also has experience in refurbishing buildings and apartment blocks. “Our human team, who are technically qualified and socially committed to our environment, have over 20 years of experience in carrying out work in this sector, having developed over one million square metres and more than 1,000 homes.” The civil construction division specialises in earthworks (dismantling, emptying and levelling), concrete structures (mass concrete as well as reinforced concrete), all types of hydraulic construction (water supply, sanitation, pumps, water purification, channelling, large diameter tubing) and specifically the execution of urban construction and all types of associated infrastructure. In defining its overall quality, environment and occupational hazards policy, Naxfor has sought to ensure it be adequate within the overall organisational framework, and be appropriate for the environmental impact of the company’s activities and the magnitude of any security and health occupational health hazards. “We make a real commitment to meeting the client’s requirements, continually improving the efficiency of the pollution prevention system, and preventing the deterioration of our employees’ health.

BULTHAUP HOLISTIC DESIGNS FOR SEAMLESS LIVING SPACES Interview with Nacho Porras
What were the company’s beginnings? The company was founded 69 years ago by Martin Bulthaup, and is now in its third generation. The company innovates continuously, and over the past 30 years has become a trend-setter for the other brands. In Marbella we have been representing the brand for the past 14 years, as distributors for the whole of Andalucía, and we have undertaken both national and international projects. What are the basic principles behind the company? The main principles are essentially to develop modern, high-quality kitchen projects, have a clear focus on clients and the finished product, and offer impeccable service. Our clients know what they are buying and have very high expectations. Our challenge is to be able to sell this dream to clients and satisfy all their requirements and preferences. All our projects are unique, the same as each client, so the challenge is ongoing. How would you summarise the market at present and how you fit into this market? I believe the market reaching Marbella is very Bulthaup. What I mean to say by this is that there is a demand for modern architecture and in Marbella at the moment there isn’t much of a market for modern homes, so a company that has been faithful to a modern ideal for the past 60 years will fit perfectly into this new market model. I remember the first five years with Bulthaup, when selling a kitchen featuring modern lines wasn’t easy. Now, however, people are starting to identify much more with modern styles, perhaps because clients have changed and the average age of our clients has become lower, on the one hand, and because the market was definitely saturated. Fifty per cent of our projects are renovations: architects who transform a classically designed house into a modern or contemporary home. What are the inspirations and influences behind your work? There are several influences. The first source of inspiration is Marbella itself, and what that entails. We work in an area with an enormous number of nationalities, mixes, different languages, our climate… In addition, clients provide us with a great deal of inspiration: many know exactly what they want and we learn a lot from them. They also take us back to their own countries to carry out work, and that is extremely enriching. Bulthaup is another important source of inspiration. Every year we have to complete a series of training courses, from the installer to every member of the team. We also attend all the main fairs, including Milan and Cologne.
120
What is your vision for the company and tell us more about your passions? Our vision is to have continuous growth over the next few years, for the reasons I outlined before. The current situation is delicate but we are fortunate because up till now we have always found clients for our products. In Germany, they tell us that Bulthaup is a very fair product, and this is true when you compare the product that you buy with the price you pay for it. Quality, finish, technology, craftsmanship… Tell us more about your involvement with modern architecture in Marbella… We work with various architects in Marbella, and they all, in one way or another, identify with Bulthaup, so we have a very fluid dialogue with modern architecture in Marbella through them. We have a department run by an architect which is exclusively for dealing with architects and providing the advice and support they need with their different projects. How do you see the future of modern architecture (particularly in Marbella)? As I mentioned before, we see a very bright future in the coming years for this kind architecture. There aren’t all that many architects who have dedicated themselves to modern architecture on a permanent basis. However, those who have done so for several years now are the ones who have most work. Carlos Lamas is one of them, in my humble opinion. What does a “home” represent to you? The key place where you try to express your dreams. That represents all your ideas. Your personal refuge, place of rest, enjoyment. Home sweet home. In conclusion… Our showroom was one of only two in Spain (together with Barcelona) to win the coveted Bulthaup award for sales performance – testament to the excellent customer service we offer. i BUSINESS FILE BULTHAUP Established since: 1949 (international), 2003 (Marbella) Services/products: Kitchens Avda. RUGUE EXPERIENCED BUILDERS OFFERING A HIGHLY PERSONALISED EXPERIENCE
Cristóbal Guerrero Granados founded Rugue in 1978 with the aim of setting up a small creative team “committed to enriching the lives of others”. It was first business, and its principle activity was implementing foundations and constructing reinforced concrete structures and masonry, although it also covered a wide range of other projects – from small-scale alterations or restorations to the construction of single family homes and blocks of flats. Over time, his sons took over the running of Rugue, and at this point the company began to immerse itself in the field of luxury housing and villa development. After more than 35 years dedicated to the construction of high-level buildings, Rugue now has a workforce of 160 employees and ample capacity to cover projects of any magnitude in the entire Andalucía region, especially on the Costa del Sol and in Ronda and Cádiz. The engineering team is eminently qualified to carry out any studies prior to the execution of a project, and the company is still able to offer specialist expertise in the field of foundation and structural construction.
122
Dedicated right from the start to undertaking construction of all types of housing, Rugue has managed to avoid the setbacks suffered by other companies over the years. Currently, their star turnkey projects are luxury villas. Rugue is a company that is firmly committed to satisfying the wellbeing of clients. “One of the pillars for the achievement of this is the sincere, warm nature of our relationships, while constantly developing works and maintaining a personalised experience.” The company ensures that sincere relationships and continuous contact is maintained with both clients and any other colleagues and associates involved in the construction process – “in order to guarantee perfect harmony in the development of the work”. Rugue’s professional team is highly qualified in many different areas, and more than capable of completely satisfying the demands of the most demanding and discerning clients. “It is clear to us that working well is not sufficient in itself: it is important that deadlines and expectations must also be met.”

DANESPAN PROFESSIONALS IN THE WORLD OF LUXURY KITCHENS Interview with Flemming Frank Petersen
Tell us more about your showroom in the Oasis Business Centre… We moved into our new showroom in the Oasis Business Centre a few years ago as we wanted easier parking for our customers and more space for all the different types of kitchens we offer. The showroom is open-plan, airy and contemporary, giving us ample space to show the different kitchen options available as well as the many accessories you can now buy for the kitchen. We are very happy where we are now and the space works very well for us. What are the main kitchen ranges you offer? We work with high-quality and internationally renowned kitchen companies such as Miele, Gaggenau, Neff, Siemens, Bosch and Bora, to name just a few. In your opinion, what makes a perfect kitchen? A perfect kitchen should be aesthetically beautiful and highly functional. There is a kitchen to suit everyone’s needs if chosen carefully.
126
What do you enjoy most about your area of work? I love client contact and I thrive on finding the ultimate solution to someone’s kitchen requirements. I find working that closely with the client from the primary consultation right through to seeing the final result is very rewarding for me. Danespan has been established 28 years. What latest developments have you noticed within the kitchen sector as a whole? The kitchen sector is very active and it is constantly evolving. We have noticed that extractor fans are starting to be phased out – they are now built into the hob or ceiling. The handle-less kitchen is very popular now, which makes a kitchen look slick and modern. The desire for more natural looking kitchens, such as using wooden grains, is returning. Also, we seem to be moving away from composite stone and going towards more special stone materials such as granite. In terms of the market, Spain is certainly enjoying an upturn in the economy after such a long crisis period. With the increased investment in Marbella from property buyers, the kitchen sector can only benefit from this.

SPAZIO2 EXPERTS WITH A FRESH APPROACH TO DESIGNING BATHROOMS Interview with Mariola Cabezas Ruiz
Spazio2 opened at the start of 2015. How have these first few years been for you? The truth is, it has gone very well indeed – we are a rapidly growing company! We set up Spazio2 as we wanted to lead our professional career along a path that makes us happy. In 2014, when we considered the fact that architects and interior decorators required professionals for their projects, we came to the conclusion that what they needed was a “partner” who provided them with outside advice on those subjects for which they lacked a deep knowledge. Our team has a great deal of experience in the bathroom sector, porcelain stoneware, glass mosaics, Schüco enclosures and pergolas. We know what architects and interior decorators want, and we provide the best options. What services are offered by Spazio2? Our work methodology is based on a constant presence at fairs, where we learn about the most important latest trends, new initiatives and technical advances. We are able to fulfil the specifications of commissioning architects and other professionals, and adapt them to the needs of the client. We don’t just sell bathrooms, we design every aspect of the bathroom integrating the design with the rest of the home. We provide 3D designs
130
and renders so that our clients can perfectly visualise how their home will look after the work has been carried out and we are very efficient when it comes to delivering products. We also offer a wide range of beautiful stone and ceramic materials for swimming pools and flooring for example. What kinds of brands do you work with at Spazio2? We always seek exclusivity which we make-to-measure by the industry’s leading manufacturers such as Gessi, Effegibi, Emil Ceramica Group, Bisazza, Artelinea, Cotto d’Este, Kos, Renson and Schüco, among others. In addition, together with the Can Tintoré company, we highlight the fact that we are the only authorised distributors of Schüco in Marbella and on the rest of the Costa del Sol. We manufacture latest generation equipment and we also undertake installations, all of which makes us an even more solid company in the high-end market. What is your company’s philosophy? We would define Spazio2 as a new philosophy - like a breath of fresh air within the industry…. keeping to deadlines, carrying out good quality work with superlative products and materials.

ROMAN WINDOWS & DOORS CUTTING-EDGE WINDOWS AND DOORS FOR CONTEMPORARY HOMES Interview with Marcos Oliver Román Ocaña
What products and services are offered by Román Windows & Doors? At Román Windows & Doors we have been specialists for wooden and wood-aluminium windows for 30 years. In fact, we were the first ones in Spain to manufacture the first European-system wooden window, in the mid-eighties, which is why we have always been considered a flagship company at a national Spanish level when it comes to innovation and quality in wooden enclosures. We also offer our clients entrance doors and all options for interior carpentry, including connecting doors, wardrobes and dressing areas. In addition, there are other departments in the company which offer a complementary range of products and services that satisfy all our clients’ requirements, including a roofs section with options in wood for pergolas, interior roofs, and gazebos and chiringuitos (huts) for the outdoor garden; a wood furniture and decoration section with options for bathroom furniture, stairs, panelling and bodegas, for example; and the long-life section, which provides efficient post-sales services to our clients, as well as maintenance and varnish refurbishment services. Román Windows & Doors’ technical experts are specialists in managing and undertaking projects from start to finish, from the initial quote, works management and personalised manufacturing to the post-sales service. Our knowledge and experience in all phases of the process means we can provide a rapid and effective service for design prototypes and quotes, while also offering a speedy works schedule and completion of the project. What are the main new trends and products in your industry? The trend in window systems in recent years is clear: a reduction in the width of the profiles to give more prominence to the glass. People are seeking windows with increasingly larger glass areas and with as narrow a profile as possible, with no visible obstacles. The development of glass technology that improves thermal insulation and protection from the sun, and the appearance of weightier ironwork systems, makes it possible these days to build larger windows that, a few years ago, were unthinkable and not recommended. Wood-aluminium systems are becoming increasingly prevalent in our production, and motorised aluminium roll-up blinds have definitely taken over from traditional products as options for controlling light in homes. At Román Windows & Doors we have developed a sliding system in wood and wood-aluminium, with surprisingly narrow profiles (50 millimetres) and great capacity for large glass sheets.
134
For entrance doors, nine years ago we started to focus on hidden and pivoting ironwork systems and motorised locks; while plain models with modern veneers are replacing the classic Andalucian doors that have been so popular on the Coast. We are also committed to starting production on doors that completely incorporate fingerprint or keyboard access, without the need for additional installations on the walls – easy to use and connectable to domotic home automation systems. We are going to present new entrance door models decorated in 3D optik wood, where you can notice a strong contrast between the natural look and warmth of the door and other modern materials such as glass and steel. A new trend in interior carpentry that began 10 years ago – less is more – has now become unstoppable. The objective was to reduce visible structures, and these days hidden hinges and frames without cover plates represent 80 per cent of our door production. The trend among architects and decorators is to install an invisible, or almost invisible, door. You could say that it is a neutral door in the context of the décor – that it is absent. At the showroom last year Román Windows & Doors launched new Román Frameless door systems with a completely invisible frame, and Román FrameBlock systems with minimalised doors and very flat designs without any moulding, complemented by new-design handles, magnetic locks and borja-style (double palette) keys. These models are going to become prevalent in the next few years, especially for designer villas. What are the main future priorities at Román Windows & Doors? To continue innovating and be the first to offer our clients the latest in design and current solutions in the market. To continue growing at a national level with our local headquarters in Madrid and Cataluña, which almost represent 20 per cent of our sales. And to continue expanding our international projects so we can continue to take our products around the world and show that a small town in Andalucía manufactures products of a high quality, the same as at the top factories in Germany and Italy. What is it you like most about working in your industry? To be able to manufacture and install high-quality products designed around the needs, tastes and concerns that our clients pass on, and to be able to provide the correct advice. This is what makes each project a challenge, requiring you to ensure there is ongoing change and evolution in your services and products.

CPAD LUXURY CONSTRUCTION INSPIRED BY OLD AND NEW Interview with David Navarro
We understand you have plans to work on the Costa Blanca… Yes, we are thinking about extending our offices there but first I want to establish the company’s corporative image. Costa Blanca is an interesting area… Yes, Alicante, Valencia… the whole coast is beautiful. The climate is very similar to this one and Madrid is a very interesting area too. It has great potential, and that’s why I went there to meet three architects. We are currently offering two houses in Madrid for one of the architects. What is your most original project? We completed a house in Sierra Blanca which was very special. It’s very contemporary and open-plan, and the materials are of the highest quality and very exclusive. Technologically it has the best domotics (home automation) on the market as well as top of the range audio equipment, a wine cellar, a swimming pool, a home cinema, games room and office – it even has an ecological orchard. The swimming pool has a jet installation for swimming against the current and was built using cutting-edge micro-cement. The garden is like a green on a golf course, and the house itself is extremely well-equipped with amazing views over Sierra Blanca. Half of the house is in Nagüeles and the other in Sierra Blanca. What are the main energy-saving features in your projects? First of all, the exterior wall cladding finishes which has special panels for insulation. Instead of cement covering, a panel for thermal and acoustic insulation is used. Another system uses Iton block - an outstanding English product for the exterior and reinforced concrete walls. In addition, we use other panels to create a kind of thermal heating, insulating the Roofmate cover. Thermal insulates are installed in the windows, with light filtering in correctly so you can have a perfect view; while on the outside it’s a bit smoky, so power consumption is saved. In the winter, they have a double chamber and double-glazing to ease the impact of cold temperatures. In northern Europe, this product is highly sought-after, more expensive but better quality. You can reduce your expenses by up to 75 per cent. Obviously there are also solar panel and geothermal insulations, which we are using in a lot in our projects.
138
A house reflects the personality of its owner. What would be your ideal house and where? In the middle of the mountains, next to a river or lake and on one floor made solely from fine natural materials such as stone, wood and slate. How important are new surface materials in contemporary design? There is a new revolution in style, blending the old world with the new and offering a great range of options for all kinds of home designs and family households. All houses are different in style – some are Arab, Russian etc. – but all are contemporary in style, which is now very much in demand. I also have close ties with Asia. Your office and meeting room is 3D architecture… That’s our anagram, our symbol, what the initials of our name mean: project construction to the finest detail. My inspiration is mainly to show the possibilities of a project using different tones in wood and white stone. It’s still rustic, as I have close links with such traditional materials such as stone for example. We use natural stone in white… it’s very elegant. This is the concept I like to reflect in my construction. The lines of the framework in the windows are minimalistic… the world map represents styles from all around the world. Do you also sell materials? Yes, we are going to start doing this with limestone and quartz. We will produce, cut and treat the stone and engrave drawings; however, we don’t sell bricks or similar materials. We cover all areas of construction, but the line we want to continue with is luxury products and materials. First, we want to establish our name here, and then expand internationally. These days it’s easy to have international contacts, which obviously creates great opportunities and possibilities to learn, and to work in other countries. I don’t want to be a big constructor but on the other hand, I would like to be the best in the construction of luxury villas. As our brand indicates, we take pride in the details and we use materials from all over the world. Our clients can see our materials showcased, as our office is a showroom… with finishes, lighting, audio, domotics, all the different installations, blending the old with the new, ceramics, glass, etc. As our name reflects our identity, we think it’s a good way to showcase our inspiration.

FANTASTIC GARDENS DESIGNER LANDSCAPING OF THE HIGHEST QUALITY
Fantastic Gardens began operations towards the end of the 1980s, prompted by a love of nature. Their work did, in fact, also become their hobby. They work on projects for individual clients, developers and builders, are firmly committed to ensuring top quality finishes and client satisfaction, and undertake projects and designs (without any obligation on the part of the client) for all kinds of gardens. They are highly regarded within the industry as a reliable and responsible company, and maintain one overriding cardinal rule: the client always has the final decision. Catering to the needs and preferences of clients, their garden centre produces a multitude of plant species. The installations in Ronda, extending over 6,000 square metres of covered space, provide the ideal climatic conditions to ensure plants reach clients in a healthy state and of the highest quality.
142
This centre also includes a children’s area and cafeteria, to make clients’ visits even more pleasant and enjoyable. In addition, they have extensive parking areas aimed at providing maximum comfort and convenience. Fantastic Gardens have more than 20 hectares of their own plantations for the benefit of clients, highlighted by a meticulously selected range of 17,000 plants. They make sure each plant grows correctly, in accordance with the specific requirements of its species, and above all else to ensure they are of the finest quality when used as key elements in the company’s diverse gamut of projects. They make a strong effort every day to bolster the company’s growth, adapting to the new needs and demands of clients and the market. They are always seeking new designs and techniques to define their distinctive stamp of identity.
