ESSENZA LIVING INSPIRATION FOR CONTEMPORARY ARCHITECTURE
In this edition of Essenza Living we would like to welcome the many families who have decided to become part of the renowned Marbella lifestyle in 2019 and are now residents or frequent visitors to the Costa del Sol. This year is moving at full speed with construction taking place everywhere and new developments for not only individual residences but also luxury apartment complexes. The luxury housing area has now expanded into more municipalities forming the “Golden Triangle” and comprising Marbella, Benahavís and Estepona. This growth in activity within the residential construction industry has resulted in new market areas which nobody had really predicted. Essenza has developed many different projects this year with a focus on increasing the quality of construction and application
of new technology. We have started working on Passive Home systems, which have been implemented in many other European countries and maximise energy-efficiency. Together with various technical teams, we aim to improve sustainable energy whilst achieving maximum living comfort. We go into 2020 with great expectations, not only because of the great volume of construction that is set to take place, but also for the development of contemporary architecture which will become increasingly more prevalent. Seven years ago, there was little interest in cutting-edge design, but the reality is that it has now become more popular than anyone could ever have expected. Welcome to contemporary Mediterranean living!

ESSENZA LIVING
MARBELLA STYLE AND SOPHISTICATION Marbella’s glamorous past dates to the 1950s, when the early “jet-setters” gathered at Prince Alfonso von Hohenlohe’s luxurious beachside residence to party during the day and dance the night away. Grace Kelly, Audrey Hepburn, Brigitte Bardot, Maria Calla, Aristotle Onassis, Ted Kennedy, Gunther Sachs and the Duke and Duchess of Windsor were among the wealthy and famous from around the world who sipped champagne by the sea and dined on exquisite Mediterranean delicacies at the sprawling finca that was to become Marbella Club Hotel. Over the past half-century, that golden age has undergone various transformations but Marbella today remains a splendidly cosmopolitan, diverse and affluent area offering everything from trendy beach bars, select boutiques, Michelin-star restaurants, five-star hotels and exclusive nightclubs to picturesque marina resorts, highly-regarded international schools and several world-class golf courses… an incomparable mix of contemporary chic and traditional allure. Extending from Elviria to the east, home to some of the Coast’s finest beaches, through the venerable cobble-stoned streets of the Old Town, along the celebrated Golden Mile to sumptuous Puerto Banús and, just beyond, San Pedro de Alcántara, and into the verdant mountain hinterland, Marbella has become a home away from home for hundreds of thousands of expatriates. And, as the stunning properties featured in this seventh issue of Essenza Living highlight, they have found an exceptional range of homes from lavish penthouses to palatial mansions. All (at least those showcased in these pages) built or renovated in a cutting-edge modern architectural style. MARBELLA… FOR TRULY PRIVILEGED CONTEMPORARY LIVING.

ESSENZA LIVING CREATORS OF HIGH-QUALITY MODERN VILLAS IN MARBELLA’S FINEST LOCATIONS
Essenza Living is a quality brand in the design and construction of contemporary homes. Founded by leading architect Carlos Lamas and international property developer Patrick van Dam, Essenza Living is a unique design concept tailored for clients who seek the development or refurbishment of high-quality, contemporary villas featuring up-to-date styling and standards, as well as for investors looking to maximise returns by creating unique modern properties of superlative architectural design and finish, set in prime locations. Essenza villas have become a reference point in the market for cutting-edge contemporary styling. These homes are in tune with the ambient lifestyle of Marbella and appeal strongly to discerning international buyers, especially those from across northern and central Europe. Land resources are becoming extremely limited in Marbella; its immediate surroundings are fully consolidated, and many of the properties on the market today require either full reconstruction or extensive renovation. Well-connected and active in the market, Essenza Living has access to rare opportunities, which in turn enables the company to create stunning new homes in the most sought-after settings, for end-users and investors alike. This, together with the uniqueness and pedigree of the properties created, ensures solid, long-term real estate investment. Essenza is involved in the entire process from sourcing and surveying to design, building, project management and the eventual marketing of bespoke modern villas. www.vimeo.com/essenzamarbella

ESSENZA ADVICE
REAL ESTATE INVESTMENT GENERAL TERMS AND TAXATION IN SPAIN By Francisco Sánchez Jiménez (Sánchez & Beck Abogados)
In general terms, there are several ways of investing in real estate: you might be interested in buying a property directly from a developer or from a previous buyer; or buying a plot of land and building your own house. We will focus this article on the last of the cases – i.e. the purchase of a plot of land and the construction of a house – although we will also outline some general ideas about taxation for the rest of the cases.
14
1. Acquisition of a house/building from the developer (first transfer of the real estate): this occurs either when the developer makes the first transfer once the construction is finished or when the transfer is made when the developer has been using the property itself for less than two years. This transfer is subject to the payment of IVA/VAT (10% of the price) and stamp duty (1.5% of the price or 0.3% of the price if less than €130,000, the acquirer is younger than 35 years of age and the property will become the main residence).
Andalucian region, the percentage to be applied to the purchase price is 8% (from €0 to €400,000), 9% (from €400,000 to €700,000) and 10% (from €700,000 on). No stamp duty is involved when the purchase is subject to transfer tax. Nevertheless, there are some exceptions to the above-mentioned percentages. Transfer tax would be just 2% if the house is bought as an investment property and is re-sold less than five years after the purchase (some other requirements need to be fulfilled). If the price is less than €130,000, the buyer is younger than 35 years of age and the property will become the main residence, transfer tax would be 3.5% of the purchase price. Reduced IVA/VAT of 10% is also applicable to the refurbishment of an old house if the property will be considered as a first domicile (all of it or more that 50% of the construction), if the restoration does not take longer than two years, and if the constructor does not provide the materials (or provides less than 40% of the budget). If those requirements are not fulfilled, IVA/VAT would be the standard 21%.
2. Second transfer of a house/building: this would happen when there is a prior transfer of the property or when the developer has been using the property for more than two years before the purchase. In this case, there is no IVA/VAT involved (except when both seller and purchaser are IVA/VAT payers). This kind of transfer is subject to transfer tax. This tax, as well as duty stamp, depends on the autonomous community. In the
3. Buying an urban plot of land and building a house: declaration of the new construction. This declaration seeks to synchronise the plot information with the information at the land registry. Tax on the purchase of an empty plot of land would be the same as the transfer tax on the purchase of a house that we just referred to previously. As well as in the previous case, no stamp duty is involved.

ESSENZA ADVICE
If IVA/ VAT is involved (i.e. the buyer and seller are IVA/VAT payers) the tax would be 21% and not 10%. In this case, it would also be subject to the payment of 1.5% of stamp duty. Declaration of the new construction is subject to the payment of another 1.5% of stamp duty of the construction value. The construction is also subject to the payment of the construction licence to be granted by the town hall. The declaration of a new construction is bestowed through a notarised title deed and can be done either once the building is completed (most of the cases) or before (normally when the owner needs to be financed). If you want to declare an old construction, payment of the tax might have expired (four years for constructions finished prior to May 2000; 10 years for buildings finished after that date). Formalities to grant the declaration of a new construction are the following: construction licence; certification of the architect in charge of the construction certifying that the building has been finished following the project for which the licence was granted; decennial insurance; licence of first occupation; energy certification; and construction book (with details of the building, parties involved in the works, maintenance instructions, guarantees, etc).
DECLARATION OF NEW CONSTRUCTIONS • Construction licence • Architect’s certification of finalisation according to the licence • Decennial insurance • First occupation licence • Construction book
DECLARATION OF OLD CONSTRUCTIONS • Architect’s certification with construction age and description of the building • Cadastre certification

CONTEMPORARY ARCHITECTURE A LOCAL MEDITERRANEAN VISION By Carlos Lamas 16

ESSENZA INSIGHT
What we refer to as contemporary or modern architecture tends to cause confusion in the client/architect relationship. In architecture, there is a clear difference between contemporary and modern, but this is not necessarily the case among clients. The current demand for modern homes can be traced back to when specialist magazines brought the general public’s attention to latest trends in interior equipment and furnishings, such as kitchens and bathrooms. From that moment, homeowners began to see new spaces and architectural styles that varied from the traditional. In the case of Marbella, this has been linked directly to an Andalucian or Mediterranean style.
New technology has facilitated the development of large-format window systems, and interior air-conditioning at a level of efficiency impossible to achieve previously. Mediterranean beach architecture for second homes in Marbella was always associated with demand within the British market – people seeking an Andalucian identity in the styling of their homes. However, the crisis led to Britons being displaced by clients from the Benelux and Scandinavian countries. With a more modern vision back in their home countries, these new clients seek contemporary homes that not only offer designer dÊcor but also a more open-plan architectural style.

ESSENZA INSIGHT
Homeowners in the Balearic Islands and on the Costa Brava became aware of the added value of modern/contemporary design well before we did on the Costa del Sol, but this style has subsequently also taken southern Spain by storm. Clients now want generous and open elevations, level ceilings, accessible solarium enclosures, expansive window systems and more. In this context, as architects we need to recognise the fact that homes in the Mediterranean climate should incorporate new architectural elements that are not in demand in colder countries, such as covered terraces and solariums. Looking beyond the concept of architecture for architects – that is, objects that speak a
18
specific code which is out of the reach of most clients – I would like to highlight the importance, in my work as an architect, of including elements that move us away from an architecture of objects, and focus on the value of a home’s individual use and functionality. To that end, working with top-class materials for façades and interiors is essential in order to achieve a balance between aesthetic modernity and comfort and functionality in a home. New times, new technologies… homes are constantly undergoing radical changes. Those who are able to secure balance and flexibility in design will be the ones who prevail and endure over time.

PASSIVE HOUSE VISION THE NEW LUXURY OF COMFORT By DOMENOSTRUM
Adopting a Passive House model makes the presence of active heating systems almost unnecessary. Supply is mainly provided by the sun’s heat, by energy generated by the home’s occupants, by domestic devices and by recycling waste air. How is this possible? In the first place, due to “passive” components such as windows with thermal insulators, heat exchange systems and efficient insulation. Furthermore, it is an energy concept that can be applied to any architectural design, construction style or material. Energy consumption is reduced to a minimum thanks to the application of passive measures of insulation, sealing, forced aeration and air heat recovery. Comfort is unmatched when compared to that of a traditional house. Temperatures are homogeneous throughout the house, and there are no drafts or unwanted infiltrations. Indoor air quality is optimised by renovating the ventilation system and its filters, reducing dust accumulation. In 2020, High Energy Efficiency Construction Directives will enter into force, and this will mean that houses, as well as appliances, will have an energy efficiency value from “D” to “A”. Certified Passive House homes are allocated an energy efficiency of A Plus, which makes them stand out prominently in the real estate market, as housing that ensures the greatest energy efficiency. The figures bear this out, with both energy demand and CO2 pollution reduced to one-tenth.
20
The cost of construction is about 10 per cent higher than traditional costs, but is fully recouped after about eight years. Then the home’s consumption will be 10 per cent compared to the same housing operating with a traditional system. PASSIVE HOUSE AND RENEWABLE ENERGY The Passive House Standard can be combined conveniently with on-site renewable energy generation and, since April 2015, the new building classes “Passive House Plus” and “Passive House Premium” have been available for this supply concept. Passive House buildings for all kinds of uses now exist throughout the world. In addition to residential and office buildings there are kindergartens and schools, sports halls, swimming pools and factories built as Passive House buildings, while the first Passive House hospital in the world is scheduled to open in 2019 in Frankfurt am Main. Interest in the Passive House concept is growing significantly and - bearing in mind the level of resources in industrialised countries and the need to contain global warming - municipalities, businesses and private individuals are increasingly implementing new constructions or retro-fits to the Passive House Standard. In short, the Passive House model of today meets the energy-efficiency requirements of tomorrow. Carlos Lamas - Architect for Domenostrum www.domenostrum.com

MARKET OUTLOOK THE GOLDEN TRIANGLE By Carlos Lamas
In recent years, Marbella has experienced exceptional growth in comparison with other municipalities along the Costa del Sol. However, the long process involved in obtaining building licences, and burgeoning activity by investors, has encouraged construction projects in other nearby areas: Benahavís and Estepona’s “New Golden Mile”. This destination is now being marketed as the “Golden Triangle”. The number of building licences granted for new projects in Estepona and Benahavís exceeds those for Marbella. The clients most interested in these new real estate options — which offer not only convenient beach access but also mountain settings and golf courses, with superb views of the Mediterranean Sea and Gibraltar — are essentially from Britain and northern European countries.
124
The first-class features and high quality of these new homes is consolidated by strong demand among clients with significant purchasing power, which in turn provides the “Golden Triangle” area with solid investment stability. New restaurants, sport and leisure clubs, beach clubs and shopping amenities in general help establish a Mediterranean lifestyle at the highest level. Today, the “Golden Triangle” has become one of the most successful brands associated with luxury real estate along the Mediterranean coastline. Its popularity is reinforced by the area’s key strong points: climate, services, direct flights to all European countries, bilingual schools, golf courses, top-quality restaurants and international shopping centres.

OBTAINING PLANNING PERMISSION IN SPAIN Although the purchase of a property in Spain is a straightforward and transparent transaction, the process of obtaining planning permission – both for new construction and renovations – can be rather more complicated. What’s more, there are no all-encompassing national laws, as each autonomous region qualifies the parameters according to its own planning directives. The applicable planning guide, or PGOU (Plan General de Ordenación Urbanistica), in our region therefore is that of the Región Autónoma de Andalucía, and even then it can be subject to further local regulations, so it is important to work with an architect and team with local knowledge and experience. We are often asked to source or inspect land or properties on behalf of clients wanting to build a new property or renovate an existing one. From the client’s perspective the most important factor is quite naturally the location, in terms of its views and orientation, the attractiveness of its surroundings, and its easy access to services. Different people have different preferences, and so we will be asked to look at rustic hillside locations and seaside settings, but also in conventional residential areas close to golf courses, schools and shopping facilities. While sourcing the desired property/plot in the ideal location we also look at it from another, more technical perspective aimed at filtering suitable candidates from a construction point of view. Our experience in this field allows us not only to assess the economic viability of the project, to see if it falls within the established budget once the purchase cost, construction and dressing of the home have been taken into account, but in the first instance to see if it fulfils the requirements for construction. SPECIALIST EXPERTISE The process of obtaining information regarding the planning directives is just the first step towards getting planning permission for your new-build or renovated property. Once you know what the rules are concerning the land or home you have in mind, and know what can be done on it, you will be able to make an informed decision and draw up your design plans accordingly. The architect’s plans, once finalised and signed off by the client, will then have to be presented to the town hall’s planning department, initially to be signed off for technical approval by a technical architect to ensure they are structurally sound and conform with the overall building criteria. The next step is to submit the plans for actual planning permission, when the plans themselves, the construction/renovation project in concept and the land/property and its impact on the surroundings will be assessed and held up against the requirements set out in the local PGOU. Some adjustments and alterations to the plans may be required, but a successful application will result in the project being granted a building permit. In environmentally sensitive areas the pro-
cess can be drawn out further by additional analysis and consultation with ecological experts, river departments, archaeological departments or infrastructural authorities, though such cases will very much be the exception, not the rule. The overall process sounds pretty straightforward and, indeed, there are foreign buyers inexperienced in the building process who have taken it to completion, but usually they will be the first to tell you, “Never again. Next time I’m having a professional take care of it all for me.” The main reason for this is the requirement not just of speaking the language fluently, but also of being intimately acquainted with the rather complicated legal, technical and architectural jargon as well. In addition to being professionally at home with topics relating to architecture, engineering, construction, planning, accounting and law you also have to know how to deal with the local authorities in such a way to make the process as quick and fluid as possible. As people who deal with these issues on a regular basis and have long-standing contact with all the professionals and agencies involved, we are in a position to ensure it is exactly that. TO BUILD OR NOT TO BUILD While we analyse construction-related issues such as gradient, soil type, drainage, access and technical infrastructure – and in the case of renovation the cost of rebuilding – we also check up on planning issues. After all, if you’re not allowed to build, or are very limited in what you can do or change in a particular location, it will likely eliminate itself as an option there and then. The first step in this is to ascertain the planning status of the zone that the plot forms part of, and ensure that it falls within a residential area where homes can be constructed. Next we request the specific planning directives relating to the area to obtain a full list of details, including the ratio of permissible construction to plot size, limits on vertical height, how close you can build to the perimeter of the land and even more detailed requirements such as the topographical plan regarding access, garages, driveways, terracing, pools and how technical services such as waste, water and electricity will link into the grid system. In private communities such as La Zagaleta there may also be aesthetic rules limiting the range of architectural styles and materials that can be used. Few of us expect to be building an oriental-style pagoda, but you don’t want to be faced with unexpected restrictions that will force you to change your plans after the fact. BUILDING IN MARBELLA While a lot of people might still associate Spanish – and in particular Andalucian – construction with white-plastered walls and terracotta tiles, the reality is that over the past decade the processes and materials used have been modernised and improved greatly. These days Spanish construction has evolved right up to the build standards common in other parts of Europe and, when it comes to bathrooms, terraces and pool areas, it has retained its traditional Mediterranean advantage in terms of quality, luxury and styling. Quality control, however, remains as important as ever, and today consumers are better protected as Spanish regulations have come into line with the rest of western Europe in defining the roles and responsibilities of the various parties involved in the construction of a property. These naturally include the construction firms, specialist technicians and suppliers of building materials, but also professionals such as architects and commercial entities like the developers. Such clearly defined roles and quality, in line with how each of the above are expected to work, not only makes the entire process more transparent but also easier for those buying or building their home to redress possible complaints.
128
BASIC OVERVIEW OF THE STEPS INVOLVED You are free to play as big or as small a role in the design of your home as you wish, and the more experienced homeowners will sometimes come up with many of the ideas themselves, but ultimately you will need a qualified, registered architect to put these plans on paper and convert design concepts into technical drawings that form the blueprint for subsequent construction. For this reason Spanish law requires homebuilders to appoint an official architect, who is a member of the College of Architects, to draw up the plans according to the prevailing planning directives, technical standards and operational procedures imposed upon all professionals involved in the building process. This design project is then submitted for compliance review to the local planning authorities and will have to be signed off by their resident technical architect before a building licence is granted and it progresses to the status of a building project. The on-site construction process itself falls under the technical supervision of the “dirección facultiva”, a professional team made up of the architect and a quantity surveyor, or “aparejador”. The construction company contracted to do the building

ESSENZA ADVICE
will have to work under the supervision of these professionals, with the design architect ensuring that the building is completed according to the original designs and the terms of the licence granted by the planning authority, while the technical architect (“aparejador”) ensures that the technical specifications are adhered to as well. Commercial developers of real estate, known in Spain as promoters (“promotores”), are under a legal obligation to take out an insurance policy on the project that covers the structure and its technical components for a minimum of 10 years from the moment of completion. This insurance covers potential repairs, large or small, as well as possible reparations made to homebuyers in the event of failures or problems caused by faulty construction or technical standards. CHOICE OF BUILDER Who you choose to build your home is, of course, of prime importance. In most cases the decision will be taken either by the private owner or by the project management team of a commercial promoter, who will invite different builders to tender for the work and measure price against quality and reputation before selecting the construction firm they believe offers the best combination of these factors. Decisions of this kind involve a complex assessment that also has to take into account quantity surveying of the costs, quantities and quality of the materials and technical systems required in
the construction of the property. Given the number of options and variables, it takes skill and experience to get this right and ensure that the building project does not exceed the established budgets and that the end product conforms to the aesthetic, technical and quality standards expected of it. For this reason it is important to work with skilled professionals whose technical expertise matches their local knowledge and ability to get things done. Essenza Contemporary Living are proven specialists in this field with a portfolio of projects and clients that speaks for itself. What gives their clients complete peace of mind is that they manage and quality control all the elements: creative design, surveying, costing and management of the construction process. This ensures it is done to budget, to deadline and to your – and their – exacting standards. Their project management isn’t simply there to make sure the job gets done: it acts as on-site quality control over the entire process, from concept, design and planning through to construction and dealing with third parties and suppliers – right down to completion and the final dressing of the home. Essenza Project Management Services: • Supervision on-site during construction • Tendering of builders • Regular reports • Purchasing of materials and installations

SCHNEIDER ELECTRIC MAKING A GREAT TEAM: STYLISH LIVING SPACES WITH INTUITIVE AUTOMATION SYSTEMS Interview with Carlos Lamas (Architect) & Pedro Mesa (Schneider Electric)
Schneider Electric are global leaders in the digital transformation of energy management and automation in homes, buildings, data centres, infrastructure and industries. With an international presence in more than 100 countries, Schneider lead the way in power management and automation systems that provide integrated efficiency solutions, combining energy, automation and software. Their electrical accessories are built to complement inspired interiors. Designed by award-winning craftsmen in Schneider Electric Design Labs, their range of light switches bridges the gap between form and functionality to perfectly accommodate any interior space. “Our firm and ongoing commitment to innovation, diversity and sustainability ensures that ‘Life Is On’ everywhere for everyone and at every moment.” Carlos Lamas and Pedro Mesa, Schneider Electric España’s project adviser for architects and developers, talk about their partnership on the Costa del Sol… How would you describe the current residential sector on the Costa del Sol? Carlos Lamas: The residential sector on the Costa del Sol is experiencing an obvious boom, not only due to the growth of new construction projects, as is clearly demonstrated by the constant presence of cranes, but also, less visibly, through rehabilitation projects and renovations. In Spain, the renovation and rehabilitation sector accounts for 32 per cent of construction. The rehabilitation and restoration of buildings continues on its upward cycle, thanks mainly to private investment in Spanish real estate. Pedro Mesa: It is becoming more common for residential renovation projects to include connectivity in their environments. Thanks to Wiser - Schneider Electric’s connectivity option for residential surroundings - there has been an improvement in comfort and safety features. What encouraged you to choose Schneider Electric’s D-Life mechanism series? Carlos: We chose Schneider Electric’s D-Life series for its quality, design and geometric simplicity. Its versatility when it comes
132
to finishes and functions offers us a wide range of possibilities that accommodate several decorative styles and functional needs. How were Schneider Electric’s mechanisms integrated into the project’s aesthetics? Pedro: In the case of the renovation project for this house, we opted for the Arctic D-Life finish, as its aesthetic is in tune with the project’s Mediterranean style. What are the main qualities that Schneider Electric offer as a reliable technology partner? Carlos: Partners are chosen based on our actual experience. For us it is key to have a good colleague with us on the journey, a benchmark company like Schneider Electric, who give us the personalised support we need in each phase of the project, from design to completion. What do you expect from the relationship with Schneider Electric? In what key ways do they support you? Carlos: For us, Schneider Electric are more than a first-class brand - they are technological partners who accompany us and help us ensure our projects stand out from others, and anticipate a customer’s needs. i BUSINESS FILE Schneider Electric www.se.com/es/es/

DANESPAN PROFESSIONALS IN CONTEMPORARY DESIGNER KITCHENS Interview with Flemming Frank Petersen
Tell us more about your showroom in the Oasis Business Centre… We moved into our new showroom in the Oasis Business Centre a few years ago as we wanted easier parking for our customers and more space for all the different types of kitchens we offer. The showroom is open-plan, airy and contemporary, giving us ample space to show the different kitchen options available as well as the many accessories you can now buy for the kitchen. We are very happy where we are now and the space works very well for us. What are the main kitchen ranges you offer? We work with high-quality and internationally renowned kitchen companies such as Miele, Gaggenau, Neff, Siemens, Bosch and Bora, to name just a few. In your opinion, what makes a perfect kitchen? A perfect kitchen should be aesthetically beautiful and highly functional. There is a kitchen to suit everyone’s needs if chosen carefully. What do you enjoy most about your area of work? I love client contact and I thrive on finding the ultimate solution to someone’s kitchen requirements. I find working that closely with the client from the primary consultation right through to seeing the final result is very rewarding for me.
136
Danespan has been established 30 years. What latest developments have you noticed within the kitchen sector as a whole? The kitchen sector is very active and it is constantly evolving. We have noticed that extractor fans are starting to be phased out – they are now built into the hob or ceiling. The handle-less kitchen is very popular now, which makes a kitchen look slick and modern. The desire for more natural looking kitchens, such as using wooden grains, is returning. Our newest kitchen has wood finishings and is a real eye-catcher in the showroom. Also, we seem to be moving away from composite stone and going towards more special stone materials such as granite. In terms of the market, Spain is certainly enjoying an upturn in the economy after such a long crisis period. With the increased investment in Marbella from property buyers, the kitchen sector can only benefit from this. i BUSINESS FILE DANESPAN Established since: 1989 Services/products: kitchens Oasis Business Centre, CN340 Km. 176, Marbella Tel. RUGUE EXPERIENCED BUILDERS OFFERING A HIGHLY PERSONALISED EXPERIENCE
Cristóbal Guerrero Granados founded Rugue in 1978 with the aim of setting up a small creative team “committed to enriching the lives of others”. It was his first business, and its principle activity was implementing foundations and constructing reinforced concrete structures and masonry, although it also covered a wide range of other projects – from small-scale alterations or restorations to the construction of single family homes and blocks of flats. Over time, his sons took over the running of Rugue, and at this point the company began to immerse itself in the field of luxury housing and villa development. After more than 35 years dedicated to the construction of high-level buildings, Rugue now has a workforce of 160 employees and ample capacity to cover projects of any magnitude in the entire Andalucía region, especially on the Costa del Sol and in Ronda and Cádiz. The engineering team is eminently qualified to carry out any studies prior to the execution of a project, and the company is still able to offer specialist expertise in the field of foundation and structural construction. Dedicated right from the start to undertaking construction of all types of housing, Rugue has managed to avoid the setbacks suffered by other companies over the years. Currently, their star turnkey projects are luxury villas.
138
Rugue is a company that is firmly committed to satisfying the wellbeing of clients. “One of the pillars for the achievement of this is the sincere, warm nature of our relationships, while constantly developing works and maintaining a personalised experience.” The company ensures that sincere relationships and continuous contact is maintained with both clients and any other colleagues and associates involved in the construction process – “in order to guarantee perfect harmony in the development of the work”. Rugue’s professional team is highly qualified in many different areas, and more than capable of completely satisfying the demands of the most demanding and discerning clients. “It is clear to us that working well is not sufficient in itself: it is important that deadlines and expectations must also be met.” i BUSINESS FILE RUGUE Ronda central office: Calle Naranja 31-33, Local 1 Marbella office: Camino Camoján 7, Edif. ILLUSION CREATING DYNAMIC HOME ENVIRONMENTS WITH STATE-OF-THE-ART SOLUTIONS Interview with Víctor Periañez
Tell us about the services offered by Illusion… We are specialists in the design, installation and maintenance of lighting, audio-video and control automation projects, from start to finish. We have various different departments and professionals for design, installation and projects. You have decided to move your offices. Why did you decide to undertake this project and what advantages did it entail for your business? The new building, with more than 700 square metres, is going to give us the required tools to offer a better service. The team will be more comfortable, and both the storage space and the new location will make logistics easier for us. But Illusion is not the only one expanding: the whole corporate group is growing, with the opening of a new Bang & Olufsen showroom in Marbella. What brands do you work with at Illusion? First, I would like to say that we are an independent company, and we really like it that way. Of course, we have become associated with various brands and we always choose the leaders in their respective sectors: Delta Light and Occhio for lighting; Lutron for lighting and curtain control automation; Crestron for integration; Loewe for television; Sony for film projection; Sonos and Linn for audio; Bang & Olufsen for both television and audio. What do you enjoy most about working in your sector? The relationships with other people and the opportunity to meet a very diverse range of people. Over the past few years I’ve met interesting people in different spheres – clients, collaborators,
140
suppliers and staff. For example, Carlos Lamas is one of the first architects who believed in our work and is a very good collaborator of Illusion’s. We have been lighting his houses for a long time. Right now, we are involved in different kinds of projects, from luxury apartment development, such as Palo Alto, to amazing villas in La Zagaleta and Sierra Blanca. What do you think about the transformation of San Pedro de Alcántara over the past two years? I was born in San Pedro, so I’ve seen the town change a lot over the past few decades. The changes in recent years have been important and I think that, thanks to those changes, we can look forward to a very promising future. I’m proud of our town. In conclusion… We invite everyone to visit our shop or website. We will be delighted to study the options to help you develop your projects, with a team of around 50 professionals and all our experience at your service. i BUSINESS FILE ILLUSION Established since: 2006 Services/products: design, installation and maintenance of lighting, audio-video and control automation projects Calle Ávila 17, Local 2, San Pedro de Alcántara Tel. FANTASTIC GARDENS STATE-OF-THE-ART DESIGNER LANDSCAPING Interview with Juan Miguel and Ángel Gil
Tell us about how Fantastic Gardens came about… Fantastic Gardens was launched on the Costa del Sol towards the end of the 1980s. Our love for nature led to us setting up the business, effectively converting our work into a hobby. Now established in the world of garden creation and design, with more than 25 years of experience, today we are creating unique spaces, merging our own criteria with architecture, latest trends and contemporary styles and, of course, always bearing in mind the needs of each customer. What services do you provide? We carry out projects, designs and maintenance of all types of gardens. We are known for being a serious company, with a solid commitment to responsible business practices. We work together with individuals, developers and construction companies in undertaking projects that achieve high-quality results and satisfied clients. We demand a lot of ourselves, which enables us to propose the best options according to specific spaces and requirements. We have a graphic design team that is dedicated to creating projects in Autocad, 3D and photo montages. This allows us to give our clients a clear vision of how their garden will look, and gives us the the option of modifying or changing the design according to their preferences. Where is your main centre of operations? We have a garden centre in Ronda, producing a multitude of plant species and extending over 6,000 square metres of covered space that provides the ideal climatic conditions to ensure plants reach clients in a healthy state and of the highest quality. This centre also includes a children’s area and cafeteria, to make clients’ visits even more pleasant and enjoyable. In addition, we have extensive parking areas aimed at providing maximum com-
142
fort and convenience. In order to ensure the quality of our work, at Fantastic Gardens we have more than 20 hectares of our own plantation area. We work with a meticulous selection of plant examples, highlighted by palms, conifers and shrubs, and can count on the best means for the correct growth of each plant according to its species. We offer clients the possibility of choosing their own garden species. What makes Fantastic Gardens stand out from other companies? Every day we strive for our company’s constant growth, adapting to the evolving needs and demands of our customers and the market. Ongoing training is a key initiative within our company. We have professionals with years of experience and undergoing continuous training, which allows us to ensure we are updated and able to respond to new demands. We look for new designs and techniques to make difference our hallmark. In conclusion… Our main aim is for customers to be able to enjoy the garden they always dreamed of, advising them about the choice of materials, vegetation and location, and making it possible to create a viable, sustainable, balanced and desirable-looking space for them. i BUSINESS FILE FANTASTIC GARDENS Established since: 1992 Services/products: landscape gardening projects and garden centre Urb. CPAD GROUP LUXURY CONSTRUCTION INSPIRED BY DIVERSE TONES
Striking 3D branding at CPAD’s Estepona office highlights the cutting-edge concept behind the company’s construction philosophy. According to CPAD’s Director, David Navarro, “It is our anagram, our symbol, what the initials of our name mean: project construction down to the finest detail. My inspiration is mainly to show the possibilities of a project using different tones in wood and white stone. It’s still rustic, as CPAD maintains close links with such traditional materials as stone, for example. We use natural stone in white - it’s very elegant. This is the concept I like to reflect in my construction. The lines of the framework in the windows are minimalistic. The world map represents styles from all around the world.” Energy-saving elements are a key feature in CPAD’s projects. This includes exterior wall cladding, which has special panels for insulation. Instead of cement covering, a panel for thermal and acoustic insulation is used. Another system uses Iton block - an outstanding English product for the exterior and reinforced concrete walls. In addition, CPAD uses other panels to create a kind of thermal heating, insulating the Roofmate cover. New surface materials are also increasingly important in contemporary design. “There is a new revolution in style, blending the old world with the new and offering a great range of options for all kinds of home designs and family households. All houses are different in style - some are Arab, Russian etc. but all are contemporary, which is now very much in demand. I also have close ties with Asia.” i BUSINESS FILE CPAD GROUP Pol.
