Gluten-Free Goodness
Enjoy delicious gluten-free meals, treats and drinks at GF Sistas, a 100% gluten-free cafe in Clayfield.
Two new local food businesses have recently opened in Banyo.
Banyo Bakery & Cafe serves authentic Vietnamese food, bakery items, savoury items, sweet treats and Fonzie Abbott coffee. They also offer glutenfree items, including salads and Banh Mi. They are open Monday to Saturday, 6am to 3pm at 368 Earnshaw Road, Banyo.
Baan Phaya Thai has opened at the Banyo Retail Centre, serving delicious curries, salads, stir fries and soups. They are open seven days a week for lunch and dinner at 279 Tufnell Road, Banyo.
“My mission is to create a space where people can enjoy coeliac safe food, where everything on the menu is safe to enjoy, right down to the drinks, as we don’t serve oat milk.”
The cafe has a lovely, air-conditioned indoor space, spacious outdoor area and even a fenced play space for young children.
Owner Nicola (above center) opened GF Sistas after struggling to find 100% gluten-free food when out and about.
“My two sisters and I have coeliac disease, so I completely understand the struggle of finding gluten-free food,” says Nicola.
GF Sistas’ menu is packed with delicious items, including waffles, toasties, fries, and a cabinet full of sweet and savoury treats, which can include cupcakes, muffins, slices, banana bread, lasagne, sausage rolls and croissants.
With ample space, it’s an ideal location for parent catch-ups and functions, with the cafe able to host birthday parties and celebrations.
GF Sistas also offers 100% glutenfree catering and platters, and Nicola is a talented cake-maker, creating breathtaking gluten-free cakes.

LEGAL
MATTERS
with Aaron Ball from Shorestone Legal
Loans to friends and family
We often get queries from clients about money purportedly owed to them from friends or relatives. It’s not always simple to determine whether this kind of debt can be recovered.
If you are loaning someone money, and it’s for a large sum, then it should be documented in writing. For example, you may need a properly drafted deed prepared by a lawyer that includes important terms (like when the loan will be repaid, and whether there will be interest payable on the loan)
Even if you haven’t got an agreement in writing, you may still be able to
recover the funds. If someone has promised to give you money, but subsequently refused to pay, then it is highly unlikely that they can be forced to follow through with the gift.
Such a promise is usually only enforceable if there is a contract between you, or the money is payable for some item or service you are giving them in return.
If you think you are owed money and you are having trouble recovering the debt, contact us about your options.

FINANCE
with Wayne Kennedy from Loan Market
Another rate rise: Could debt consolidation be worthwhile?
It’s the perfect storm - 10 consecutive interest rate rises and the cost of living keeps increasing with no end in sight. If you have multiple debts, you could consider debt consolidation.
Why consider debt consolidation?
Debt consolidation is where you roll multiple debts, such as personal loans, car loans and credit cards, into one account.
This can help simplify repayments and may save you money.
Key considerations
Consolidating debt could be beneficial for many people, but a number of factors need careful consideration before choosing to do so:
• Are there any fees for paying off the debts?
• Are you happy moving debt from unsecured (personal loan/credit card) to secured?
• Will the new debt have a longer loan term, which could mean paying more interest over time?
Debt consolidation can be an effective way to save money and make repayments simpler. However, you need to ensure it is the right strategy. We can crunch the numbers for you to determine whether debt consolidation could be the right choice for you.

HEALTH
with Esme Soan from Pear Exercise Physiology & Physiotherapy
Endometriosis and exercise
During Endometriosis Awareness Month funding was announced for endometriosis pain clinics, which is excellent news for the 1 in 9 living with this condition.
At Pear we often speak about a ‘toolkit’ to help with pain flares, which can include physiotherapy, massage, heat packs, aromatherapy, pain medications and exercise. Here’s some other things that can help:
1. Be as physically active as often as possible - walking, swimming, cycling, dancing - whatever you love! Why? Endometriosis is an inflammatory condition and exercise has the ability to increase anti-inflammatory markers, and increase blood flow to the abdomen, which improves clearance of the by-products of inflammation.
2. Restore length and strength by stretching Why? Endometriosis pain can cause many of the muscles through your front to become very tight. Our brain responds to pain by causing muscles to contract to ‘protect’, but this can make you feel worse. The pelvic floor can also become tight which can then lead to leaking urine, constipation and pain. Our Pear Pelvic Health Physiotherapists can assist with managing this through internal releases
If you’d like help developing your endometriosis toolkit, reach out to the Pear team.

REAL ESTATE

Top tips for selling a tenanted property
Tenanted properties can be very appealing to buyers looking to purchase an investment property and can guarantee the owner’s income stream until the property sells. Here’s what to consider when you’re thinking of selling with a tenancy in place…
Communicate openly with your tenants - Many laws apply to the sale of a tenanted property; so it’s important to open lines of communication with your tenants early.
Prepare the property for saleGood presentation can pay off generously at sale time, and anything you spend could be tax-deductible. Having tenants generally gives you less control over the presentation, and poor presentation may affect the sale price.
Offer tenants an opportunity to end the lease early - When selling an investment property, weigh up whether selling it with tenants in place is the right approach. Selling a vacant property may give you increased opportunities for cleaning, repair work and inspections.
Get professional supportA qualified real estate agent can guide you through all of the steps and make sure you comply with any state or federal laws.

FITNESS
Weights training vs cardio
1. Strength: Progressive overload is when you gradually increase the weight, frequency, or number of repetitions in your strength training routine. This challenges your body and allows your musculoskeletal system to get stronger.
2. Increases your bone density: When you strengthen your body with proper exercise, your inactive bones become active.
3. Boosts your metabolism: Continuing to burn fat even after the workout is done is one of the most incredible benefits of strength training.
4. Increases your confidence: Many people report feeling more confident as they get stronger and see the progress in their lifting ability.
If you’ve never tried weights before, now might be a good time to start. Seek the support of a trainer or attend a class so you can receive support with your form and technique and guidance about what weight to lift.

150 Year History of St. Paul’s Lutheran Church Bell
into position above the church, where it was to send its message echoing over the waterways and fields for some twenty years.
With an increase in congregation numbers in the 1880s, a new church was erected. The church bell was raised into the new steeple and it was there that it tolled across muddy waters in 1893 when flood waters surrounded the timber church. Two world wars came and went, with the bell ringing in celebration at the termination of each.
Should you be in Nundah on any Sunday morning, you will hear the ringing of the bell from St. Paul’s Lutheran Church. The sound of this bell has been heard for over 150 years, and has been housed in three different church buildings.
When shiploads of German families immigrated in the mid-19th century, many found the Eagle Farm area ideal to settle and establish their small farms. A weatherboard church was erected on the banks of Kedron Brook and, on completion in 1863, it was agreed to send to the Fatherland for a German church bell. The bell was cast in a foundry in Wurttemberg and freighted to Brisbane early in the 1870s. A large turnout of farmers raised the bell
Land was purchased in Buckland Road, Nundah and the previous church was demolished, its timbers being preserved to be used in the new church. The old bell was raised a third time in 1948, where today it calls yet another generation to prayer.
What’s Your Project?
This is Josh. His project is more than self-defence and fitness. Measured, pragmatic and wise, his conviction to his purpose runs deep.
You don’t need to go far to see or hear of bullying in schools, workplaces, homes, and both traditional and social forms of media. The detrimental and often lasting effects on mental health can lead to tragic outcomes. Some on the receiving end may never speak up or seek help out of fear or lack of adequate support.
This is where practicality kicks in for Josh. He teaches his students to protect themselves physically, but this is only part of his aim. He doesn’t believe anyone should fight
without first having a strong sense of compassion and a good reason to do so. Josh is focused on supporting his students to develop agency, resilience and dedication. Nothing makes him prouder than to see a young person act with maturity beyond their years.
Josh tells me he’s already living his dream but if he wasn’t helping others stand up for themselves, he’d be living on a property surrounded by rescue dogs.
Josh has been practicing Gariyan Silat since he was 3 years old. You can see him and his students working hard and having fun in Boyd Park, Nundah. For more details visit gariyansilat.com.au.

We are confident to invest in Nundah Village
We feel part of the community
Gardner Vaughan Group has delivered over 800 homes to the Brisbane landscape, including 91 to Nundah Village, located in our Union Street Apartments and Village Central Apartments on Station Street.
In 2023 we have $250 million invested in projects under construction; a total of $560 million of work in the pipeline, providing assurance to our new buyers that their homes will be delivered on time, on budget and of the highest quality.
We are comfortable here Nundah is our home!
Although we are currently in a tough market, our business model of Developer & Builder allows us to navigate the highs and lows of the property market and enables us to consistently continue to re-invest in the GVG model.
We are delighted at the opportunity to deliver our third development to Nundah, which will be a flagship building for GVG worthy of this prime location.
We look forward to supporting the local community and promoting the growth of Nundah Village. We are confident with the inclusion of the Danby Lane Apartments releasing in 2024, the future for the village looks very bright!
