LEGAL MATTERS with Aaron Ball from Shorestone Legal

Property division upon separation – do I have to go to court? Separating from your partner doesn’t mean expensive court proceedings. As family lawyers, our job is to find you the cheapest and most appropriate pathway, make sure the proper processes are followed, and help you to avoid expensive mistakes.

convince a court that your agreement is appropriate, and the details of your assets and personal circumstances are kept private. A binding financial agreement can also be done relatively quickly; you’ll avoid the delays of court applications.

In some cases, you can resolve your property matters with a formal private agreement (called a binding financial agreement). Some of the advantages of a binding financial agreement are that you and your ex-partner have ultimate control of the outcome - you do not need to

Such agreements are not always the best approach, and there can be some disadvantages. If you would like more information about binding financial agreements, and whether it is the right pathway for you, call Shorestone Legal for a free, confidential discussion.

HEALTH & FITNESS with Davina Donovan and Rob Lloyd from Fitstop Nundah

Exercising in the cooler months – you deserve it As winter rolls in, it is easy (and tempting!) to turn off the alarm, roll back over, and stay warm under the covers. This translates into cancelling out of the class, avoiding the PT or paying money to a gym or trainer you stop seeing! You deserve better than this! Typically, we work hard in the warmer months only to find ourselves almost hibernating in the cooler months, effectively undoing what we did in the months before. You owe it to yourself to escape this pattern and make a commitment to your future self.

Ask yourself the following if you feel the urge to hibernate: • Will it be hard to undo what I’ve done in the cooler months? • Am I paying for something I’m not using? • Will I be starting from scratch if I don’t keep this up now? • What am I missing out on by not going? • What is my WHY? Why am I exercising in the first place?

Why Buyers are Drawn to Nundah It is clear that properties located in the inner-ring suburbs, particularly in gentrifying locations with good transport and schools such as Nundah, will outperform cheaper properties in the outer suburbs. Nundah has been and will continue to be a strong and stable suburb that has shown consistent historical growth, but it also has the right demographics to suggest future long term growth. The reason is because of the infrastructure that’s already here – you’ve got tunnels, trains, and

easy access to the airport, which is like a mini-city so there are a lot of people who work in Nundah. Nearly half the population in Nundah is single, according to census data — that’s significantly higher than the national and Queensland averages — and it’s easy to see why the unattached are so drawn to the area. Nundah’s vibrant village vibe with bars, cafes and shops makes it the perfect place to socialise, live and work, and the big clincher: it’s also still mainly affordable.

HEALTH with Kurt Crebbin from The Joint

When should I return to exercise after COVID-19? The Return of the Nundah Festival With COVID-19 still prevalent in our community, we’ve noticed some uncertainty when it comes to returning to exercise. Thankfully, we now have some best practice recommendations. See your GP prior to recommencing exercise if you have: 1. Symptoms or fatigue lasting for more than seven days 2. Prolonged shortness of breath or chest pain, either at rest or while performing activities of daily living 3. Required hospitalisation You are safe to begin a graduated return to exercise if the above does not apply.

However, there are some other considerations: 1. You must not have a previous heart or lung condition 2. You must be able to complete activities of daily living and walk 500m on flat ground without excessive fatigue or breathlessness 3. You should have had at least 10 days’ rest and be 7 days symptom free before starting Experience suggests that some athletes may take over three weeks to recover, so don’t rush it!

For general guidance, check out The British Journal of Sports Medicine’s graduated return-to-play guidance following COVID-19 infection infographic or view the post at instagram.com/the_joint_nundah.

After a two year pandemic hiatus, I’m so excited for the return of the Nundah Village Festival – a wonderful celebration of all things Nundah!

I am pleased to be a major sponsor for the festival this year, but all credit must go to Nundah Now who work so hard to put together this high-quality event.

Since being elected in 2015, I have never missed the opportunity to spend the day at Nundah Fest. It’s a fun-filled day for the whole family, with showcased products by local artisans and small businesses, performances by local school students and professional musicians, and games and rides to enjoy.

As always, I will be hosting a Mobile Office at Nundah Fest. This is an opportunity for me to listen to any issues of concern, hear your ideas for our local suburbs, and to provide you with updates on local projects. Come and find me at my stall under the red marquee. I look forward to seeing you there!

The Advantages of Digital Dentistry Divine Smiles in Nundah has undergone fresh, new changes for 2022, with a new name and a great new team. Dr Nick Cliff is heading the new team at Divine Digital Dentistry, with a focus on real, valuable dental care. Dr Cliff has over 42 years’ experience as a dentist, and brings to Nundah techniques learnt in Australia and the UK, with a keen interest in the latest digital advancements. “We have technology onsite that allows us to scan a tooth, design a dental crown and, in the same day, build a custom-designed permanent crown,” says Dr Cliff. “No traditional impressions are required, and all of the treatment can happen in a single day.” Using digital technologies also makes treatments more efficient and precise. “We have found digital dentistry to be quicker, cheaper and much more convenient for our clients,” says Dr Cliff. “It is also safer, with our digital x-rays producing ten times less radiation exposure than traditional x-rays.” The Divine Digital Dentistry team works with patients to give them an accurate

6

picture of their current dental position, and discuss a variety of options to give them the best outcome. “We work with our patients to provide real, valuable care, and not just a quick patch-up of a problem.” The team also understands the importance of having a smile you are confident to show.

“We have launched our Boutique Teeth Whitening system, which is very effective and easy to use. Clients come in to get custom-made trays made, and then they can use the treatment in the comfort of their own home. This is a more cost-effective treatment than our in-chair treatments and is very gentle on teeth.”

Divine Digital Dentistry welcomes new patients and is open Monday to Friday, 8:30am to 5.30pm. Divine Digital Dentistry 1386 Sandgate Road, Nundah Ph: 3256 9566 divinedigitaldentistry.com.au divinedigitaldentistry

The February Flood was one of Brisbane’s worst ever rain events as homes, businesses, community groups and shopping centres were devastatingly inundated during record rainfalls. The 2022-23 budget delivers on our promise of enhancing our suburbs and outlines our continued support for flood recovery. During this period, I had the opportunity to work alongside our local community as the flood event saw us all come together, ready to roll-up our sleeves for what was ahead. The History of Northgate School of Arts

This is. Leanne. Leanne Linard MP is our state member for Nudgee and Minister for Children and Youth Justice and Minister for Multicultural Affairs. She is a third generation Nudgee resident, who went to school in Banyo, and worked part-time at the Toombul McDonalds. Growing up in a family that loved to serve the community, she too started her public life volunteering and was the school captain in high school. Leanne sees her role in public service as honourable service and she has her sleeves rolled up seven days a week, with the support of her family. When not at work, Leanne is a regular mother of two boys who, like

many of us, has to think about what is in the fridge to make dinner at the end of each day. The family spend their precious down time walking their dog, and keeping active. With a genuine love for people and helping them to make their lives better, Leanne has great advice for those seeking to enter public life, “Volunteer and get involved with the community.” We can all make an important contribution, and each have something unique to offer. This is. series focuses on Nundah locals, interviewed and photographed by local contributor Gaylia Lee. thisismephotography_gaylialee

In April 1918, the Northgate-Virginia Progress Association appointed a committee which appealed to residents for financial assistance to build a School of Arts. By January 1919, the receipt of £70 [$140] was sufficient encouragement to appoint trustees to manage a fund. Chairman of the trustees was Mr H. W. Gibbon, and Mr Ham, the honorary secretary, was referred to in newspaper reports as the ‘grand old man of Northgate and Virginia’. The Northgate-Virginia School of Arts, an attractive hardwood structure in Ridge Street, Northgate, was built at a cost of £1,483 [$2,966] and opened by the Governor, Sir Matthew Nathan, in the presence of a large gathering on 20 January 1922. The building

Now: Northgate Community Centre

comprised a spacious hall, with library accommodation, and several useful anterooms. Over the years, the School of Arts was financially maintained by funds from library subscriptions, government assistance, social functions, and hall rentals. Locals remember the years when the hall was the home of the Ritz Picture Theatre, especially the Saturday afternoon matinees with its serials, where something catastrophic would happen at the end of each episode. This was encouragement to come the following Saturday to see the next episode. Taken “From Pioneering Days”, by Nundah & Districts Historical Society Inc.

We are Seeking Pantry Donations Volunteer Solicitors Required Brisbane North Community Legal Service (a program of Northside Connect Inc) provides free legal advice to vulnerable and marginalised members of the community. A significant part of our service delivery is provided through our Wednesday Evening Legal Service, staffed by a team of dedicated volunteer solicitors. We are currently seeking additional Volunteer Solicitors in all areas of law, to staff our Wednesday evening service. The service starts from 6pm and it is usually a 2-to-3 hour commitment. You can nominate to do this as frequently as weekly, and as infrequently as every 6 weeks. If you are passionate to help our community, please contact our Legal Administrator Kamal Kaur on legaladmin@ northsideconnect.org.au or call 3260 6820.

Requests for food relief have increased significantly in the last three months and our pantry is almost bare again. We hate to turn people away, so once again we are asking our local community to help out. We are seeking donations of tinned food, rice, pasta, pasta sauces, cereals, long life milk, tinned fruit, biscuits and snacks. We appreciate these items being dropped to the Centre during office hours. All items must be in date and unopened or used. Thank you for your help!

Homelessness Week, 1 - 7 August 2022 On an average night, roughly 116,000 people are without homes Australia-wide. In Brisbane, approximately 5,813 people are homeless. Homelessness Week is an annual campaign run by Homelessness Australia, and the theme for this year is ‘to end homelessness, we need a plan’. This plan includes making housing affordable for all, providing the support that people need, and ending family and domestic violence. Homelessness and housing insecurity is an ever-present and increasing concern across Australia. To support your local community members, you can donate food, clothing or money to community or donation centres like Northside Connect, or participate in homelessness week events. lovingnundah.com.au
