Residents Move in to Circa One The Circa, Nundah Village development continues to exceed all expectations with settlements taking place recently. Interest has been so strong for rentals that tenants have been granted early access into the apartments prior to settlements actually taking place. One of the first residents to move into the building was Precinct Manager for the Circa, Nundah Village Development, Darren Lynch. Mr Lynch said that the building’s close proximity to public transport, the airport, major road arterials and retail hubs has been a significant attraction. Developer, Property Solutions, has retained the management of the development, which will ensure that the vision for Circa will be carefully maintained. “the location has been well received by people from Airport precinct – it’s a most convenient lifestyle destination, with Airport staff and Pilots moving in.” It is about more than developing a building, it’s about ‘lifestyle’ – which for Mr Lynch was the main reason he took on the role of precinct manager. “We have a real focus on generating a community atmosphere and listening to what the residents want - and so far the response has been very overwhelmingly positive” he said. “I wanted to be involved in a building where the residents are able to gather in the residents only lounge of an evening and get to know each other on a more personal basis. We have it all on our doorstep, with the Nundah Farmers Markets just a short stroll away, coffee shops and all of what Sandgate Road has to offer right next door.” he said.

Made with love in Nundah.

Gaming Unplugged Everything I know about gaming I learnt from watching The Big Bang Theory. So admittedly… that’s not much. Thankfully, Paul Quinn, owner and manager of Fast Break Sports enlightened me. Paul, on the television show, the male characters usually sit around, surrounded by piles of empty take-away containers, totally immersed in their game – oblivious to the outside world. Not even the pretty, blonde neighbour can divert their attention. Tell me, - why is gaming so enthralling? “Gaming allows you to wind down, relax and break away from reality; but it’s also something you can enjoy with friends and family. The re-play value is different every time - no matter how often you play. Not only this, but gaming provides low-cost entertainment, which is a great option for families.” Paul said. The only gaming I ever did was in primary school when my neighbour owned an Atari and we played Combat. What games are on offer at your store? “The games played at FastBreak are socially interactive games for all ages and sexes. They are varied and include collector card games (Pokemon and Magic The Gathering); Vanguard,

WORDS BY NITA CAMERON

World of Warcraft card games; roleplaying games (Dungeons and Dragons) and board games. The ultimate goal is to have fun!” Replied Paul. On your website you mention that tabletop gaming has many educational advantages. As my level of tabletop gaming experience ends with Connect4, I imagine the games played at Fastbreak are a little more complicated than dropping red and yellow discs down a chute. “These games build social skills. To succeed you need to communicate clearly and work together. Some of the games also require a lot of reading and maths skills. They encourage inventiveness, problem solving and creative thinking skills.” Remarked Paul. As a newbie, what can I expect to find and experience at your store? “You can expect a safe and friendly, social environment. At the store you can also buy items from your favourite movies, shows and games; statues, figurines, clothing, and comic books. You can drop by anytime and join in. We are like family here and we have people coming in from 5 to 90 years old!” Paul said.

Shifting relationships from cool to warm Usually there’s one isn’t there? That one frosty moment in a relationship. Somehow the connection is different. Cool. Tricky. Sometimes we see it coming, sometimes we don’t. Fortunately that experience is rare. But bear with me. It happens a lot to those ‘other’ people. Perhaps we have one of ‘those’ people in our lives. We get it. We understand them. We can even see those one or two things that would just fix this frost. Why won’t they listen? We know what’s *really* happening. Or do we? I have an experiment for you – maybe it will work,

WORDS BY JOHN HUGHES, PSYCHOLOGIST

maybe not. Try asking your colleague or partner to have a chat about that thing you never sort out. Try separating listening and responding. Try slowing it right down and seeing if the frost thaws to warmth. Here’s the idea - after listening for a minute or two, paraphrase what you heard without reacting. I know it feels dumb. Just give it a shot. Try it. Check with your friend if you missed anything out. And when you are on the same page, *then* respond. And swap and get your friend to do the same. It’s subtle. It’s weird. Like a gentle shift on a thermostat – but can shift relationships from cool to warm.

What’s Happening at the Nundah Neighbourhood Centre

Volunteers Week In May we held a breakfast to say thank you to all of the volunteers who give their time to the Nundah Neighbourhood Centre and Community Legal Service. Without volunteers the Centre would only be able to provide a very limited number of services and we would not have the vibrant and active Centre that exists today. All of our volunteers are very highly valued and we greatly appreciate all that they do for the staff, clients and local community.

Safety Card Launch May is Domestic Violence month, when a number of education campaigns both locally and state- wide raise awareness of the issues surrounding domestic violence in our community. This year, the Nundah Neighbourhood Centre held the launch of the latest edition of the Northside Safety Cards. The Safety Cards are produced by the Northside Alliance Against Domestic Violence which the Neighbourhood Centre is an active member with funds provided by the Zonta Club of Brisbane, the Qld Police Service and Department of Communities, Child Safety and Disability Services. The cards contain contact details for crisis and support services on the Northside of Brisbane and are designed to fold down to credit card size and can be easily carried in a purse or wallet for when needed most. The cards are available from a number of locations including the Nundah Neighbourhood Centre, your local police station and community and support services on the Northside of Brisbane.

A 30 year vision for Queensland Mackay Summit On May 10th the Coordinator, Sharon Gingell was invited to attend the Mackay Summit for the Queensland Plan as one of 3 delegates of Minister Tim Nicholls, the local member for Clayfield. Representatives from all electorates in Queensland were invited to participate. This was a fantastic opportunity to have input into what direction the Queensland Plan will take and what questions we would like all Queenslanders to consider when thinking about the future of our state. “The Queensland Plan is a 30-year vision for our great state. The plan will be created by Queenslanders, for Queensland. It will go beyond politics and personal priorities; to be a genuine reflection of our collective aspirations and priorities for the future.

There will be many opportunities for all Queenslanders to take part and we would encourage everyone to get involved and have their say. In the coming months there will be community forums in the local area where everyone will be able to come along and contribute. For further information you can contact the Clayfield Electoral Office on 3262 8819 or clayfield@parliament.qld.gov.au More information can also be found on the Queensland Plan website http://queenslandplan.qld.gov.au/ where you can register your interest and receive updates

It’s a Numbers Game

With tax time just around the corner, we talk with Scott Whyte from Whytes Accountants and Financial planning. How long has Whytes been in Nundah? We moved in to our current premises in 1995. What services do you provide? We offer taxation compliance and business advisory services to small and medium size businesses. We also maintain a network of other professionals around us who can provide a wider range of the general services that business clients need. What is the best business advice you have ever received? I was told early in my professional career to always reinvest a decent amount of my profit back into the business. I pass this advice on to my clients to ensure their businesses always have sufficient capital to operate through all different economic cycles. Who or what other business people inspire you? A number of my small business clients inspire me. Many are not university educated and have very little formal business training, but they have started and grown their businesses into very efficient and profitable enterprises. They have achieved this

through common sense and discipline – and seeking appropriate advice from qualified professionals when needed. Being a numbers man, what are your top tips as we come to into the end of financial year? I work with my business clients on their current year trading figures to ensure they have a good idea of the expected profit to the end of June. We consider the usual tax planning tips like prepayment of expenses and deferring income where appropriate, and also look at superannuation contributions as a way to reduce potential taxation liabilities. This process also includes cash-flow planning for those larger expenses including taxation. How do you see business in Nundah responding to recent and future growth? Nundah has changed a lot and will continue to change as more residents live in the village. Business owners will need to ensure their business can provide the products and services required by a full-time residential population.

Ladies Networking - Bliing it on! You could be mistaken into thinking that the ‘BLIING’ gathering is all about glitz and glamour. But this monthly gathering of Brisbane ladies is much more than that. BLIING (Brisbane Ladies Ideas Information Networking Group) provides an opportunity for like-minded women to gather together over high tea to discuss topics of interest in a relaxed and friendly atmosphere. ‘In this hectic, fast paced world, it can be difficult to find time to discuss things that are important to us as women but BLIING is a great forum to develop and maintain friendships, all while having a bit of fun,’ says Simone, owner of Queenie’s Traditional Tea House. From presentations from politicians to tea appreciation, these are just some of the topics covered at these monthly gatherings. BLIING meets at Queenies Traditional Tea House and is always looking to welcome new members. The next gathering is on 19th June 10-12pm. Cost is $35 and can be booked by phoning 3266 6632. Check out the Queenie’s website and Facebook page for more information on the BLIINGgatherings. Queenie’s Traditional Tea House 1279 Sandgate Road, Nundah Village, Phone 3266 6632

Property

Measuring Nundah’s Convenience perspective, Racecourse Road Ascot scores 85 to 88 and Kedron Brook Road Wilston scores 73 to 78. Both are considered very walkable, but no walkers’ paradise. Property analyst Michael Matusik said that his recent study "found a strong correlation between a suburb’s Walk Score & a property’s investment performance." It stands to reason that Nundah's continuing development and improvement of facilities will only continue to assist local investment returns as well as strengthen the underlying capital values. How does your favourite local destination score? What about your home? In conclusion, Nundah's convenience is already being measured and our humble evolving suburb rates exceptionally well on the walkscore scale. It's easy to love a walkers paradise like Nundah.

Ask most locals what it is about Nundah that they love and one of the first things we'll talk about is the convenience. It's hard not to appreciate the options we have in Nundah when it comes to transport, schools, childcare, parks, gyms, shops, bars, cafes, restaurants and other public amenities. Proximity and access to nearby amenities is a major consideration when choosing where to live, but can this be measured and what would it mean to home owners, investors, tenants and home buyers if it could. There is now a great internet service at walkscore.com that ranks the walkabilty of locations based on proximity to consumer destinations like we have an abundance of in Nundah. If we look at the heart of Nundah Village our vibrant shopping and dining precinct is considered a walkers paradise with a massive walkscore of 90 to 98 out of 100. To put this into
