Families and friends will gather together during the holiday season to celebrate and share with one another and prepare to usher in a new year! Families today don’t always fit the definition of a “Nuclear Family”... father, mother, and children, but can be made up of those living together in a household while caring, supporting, and sharing family life together. Many families today are also multi-generational with grandparents and extended family sharing a home together. Regardless of your personal family structure, as variations of family structures have evolved, they all still share the same common challenges and responsibilities of family life - living peacefully together, sharing daily responsibilities and supporting each other emotionally! The “Holiday Season” can be emotionally stressful! American theologian Reinhold Niebuhr authored a prayer in the 1930’s and is said worldwide today known as the “Serenity Prayer.” The short version is commonly said but the full version is as follows:

National Update… From time to time we like to check how Arizona is doing compared with the other states. For this purpose, the Core Logic Home Price Insights Report is a useful source. According to Core Logic’s report, which is based on data at the end of September, Arizona was one of the 5 states with the furthest to go to reach the height of pricing at the peak of the housing bubble. 1. Nevada 31.4% below peak 2. Florida 22.5% below peak 3. Arizona 22.0% below peak 4. Connecticut 19.1% below peak 5. Maryland 18.7% below peak There are now 15 states (plus the District of Columbia) which are making new price highs, having exceeded the levels at the peak of the bubble: Arkansas Kentucky Oregon Colorado Louisiana Tennessee Iowa North Carolina Texas Indiana Nebraska Utah Kansas New York Washington Core Logic provides 12 month forecasts for home price appreciation, though their track record for getting them correct is not brilliant. For what it’s worth, Arizona is among the highest group: 1. California 9.0% 2. Nevada 8.9% 3. New Hampshire 7.1% 4. Florida 7.0% 5. Arizona 6.6% 6. Michigan 6.3% 7. Oregon 6.1%

Commentary…

After the usual summer lull, pricing has regained a lot of upward momentum over the last 2 months. However that upward momentum is petering out now and increases in the rest of the year are likely to be modest. Nevertheless it still seems probable that will see the highest average price per square foot for 2016 posted during December. Currently we are seeing additional supply arriving for the West Valley, especially Surprise, while supply in parts of the Southeast Valley is becoming tighter, especially in Chandler. On its own this change is likely to cool average pricing a little because the future sales mix will slightly favor the cheaper homes in the West Valley which sell extremely quickly. Five Year-End Financial Planning Tips With just a few months left in 2016, this is a good time to start thinking about year-end financial planning. Here are five suggestions to ensure 2017 starts on the right note

. Donate to charity – Not only does donating benefit others, it provides you with a tax deduction. If that wasn’t enough, you can donate appreciated stock and receive both a tax deduction and legally avoid paying capital gains on the donated stock.

Revisit retirement planning – This is the perfect time to confirm that you are maximizing the use of your 401(k), 403(b), IRA or other retirement accounts. After the end of the year you cannot make-up missed 2016 contributions. Thus you could short your retirement savings or fail to maximize your employer match. In addition, have you thought about converting a traditional IRA to a Roth IRA? Depending on your tax situation it could make sense. While you do not pay taxes today on a traditional IRA, you have to pay taxes on withdrawals. With a Roth IRA you pay taxes today, but withdrawals are tax-free. There are rules governing both Traditional and Roth IRAs so consult with you investment advisor before engaging in this strategy.

Review your investments – While no one likes paying more taxes than necessary, it does not make sense to hold an investment just to avoid taxes. Now is a good time to review your investments and trim positions that have performed well or sell underperforming investments. It is also important to determine if your asset allocation still makes sense.

Gifting to others – Have you done your gifting for the year? Each year you can make annual exclusion gifts of up to $14,000. This allows you to reduce the size of your estate while benefiting family members and friends. In addition to the annual exclusion amount, amounts gifted for use by others as tuition and medical costs can be unlimited.

Review your flex spending accounts – Flex spending accounts allow you to set aside pre-tax dollars for eligible health care and dependent care expenses. Generally, however, any money you place in the account, but do not use by year-end, is lost.

he dilemma in designing great Guest Suites is for the homeowner to determine how comfortable the accommodations should be, as they commonly wish to invite friends and family, but hope those visiting don’t choose to overextend their stay indefinitely! As Architects, we look to create spaces we all would wish to experience like the finest of hotel rooms, and in many cases the guest accommodations can be located in areas of the property equal to the main living areas in terms of views or enjoyment of the property. The Homeowner should also consider the location, and attachment or detachment from the main residence based on the desired levels of privacy, or ease of access between the main house and the guest accommodation. The size of the Guest Suite and the amenities offered usually relate to the Homeowners’ perceived guest list in terms of the specific persons and the likely duration of the stay. Kitchenettes can range from full accommodations to compact wet bars with a microwave. The choice between a bed within the main sitting room, or separate bedrooms, is also a consideration about the comfort of the guest, and if there are multiple people sharing the space. We often like to add an extended depth window seat that can double as a bed for a young child who maybe visiting, thereby accommodating them without resorting to having them sleep on a couch or having to have their own separate bedroom. Having a good quality convertible chair for a single bed, or a sofa converting to a queen size bed also extends the potential number of guests to be accommodated. Therefore, it is best to imagine all the scenarios first, then plan out the Guest Suite based on the practical reality of how often it might get use, and balance that with other priorities of the overall budget. The first common remodeling mistake when starting a project is not properly planning for the project. Two major mistakes to avoid regarding planning for a project include not understanding what projects actually cost and not making decisions before a project starts. Most people underestimate the cost of projects and how long they will take. Making decision before starting will help keep cost from escalating and reduce the time projects take which, therefore, reduces the chances for going over budget and beyond scheduled completion dates which are two of the biggest concerns of owners when thinking about doing a project.

A second common mistake to avoid when remodeling is to over-remodel your property. For example, modernizing a kitchen is a very popular project for many homeowners. This project may include refinishing or getting new cabinets, countertops, plumbing fixtures, lighting, appliances or reconfiguring the layout of the kitchen. The problem of over-remodeling a property is evidenced by the difference in cost recouped between doing a minor kitchen remodel and a major kitchen remodel according the Remodeling 2016 Cost vs Value Report (www.costvsvalue.com) which shows cost returns for a minor kitchen remodel of 76.6% versus a major kitchen remodel which has a cost return of 64.4%. This doesn’t mean a major kitchen remodel shouldn’t be completed just that considerations beyond just financial reason should be reviewed before committing to doing a major kitchen remodel. A house is more than just a financial investment but financial commitments still need to be considered before any remodeling project is started. A third common mistake to avoid when doing a remodeling project is not using licensed and qualified contractor when doing a project. The State of Arizona is one of a few states that has a Registrar of Contractors department which licenses contractors and where you can search to find out if a contractor has had any complainants brought against them. The web-site for the Arizona Registrar of Contractors is https://roc.az.gov and you should look at this to site to check out information on any contractor you may use for a project. Completing any remodeling project can be either exciting and rewarding or disappointing and filled with problems. Avoiding these common mistakes will help you accomplish what you want done smoothly and you should actually have fun with the process. et’s just address the most common question by home owners – What is the most important part of the home entertainment system? The most important part of any audio/video system is the speakers. You can have entry-level speakers with really good electronics and not get the same benefits as having better speakers with entry level electronics. Speakers should be 30% to 50% of your overall system budget. There are many different types of speakers, including freestanding tower speakers, bookshelf speakers, architectural speakers (installed in the wall or ceiling) and on-wall speakers. Recently, with the introduction of Dolby Atmos, we now have the opportunity to add up to 4 additional speakers above, in the ceiling. This allows the sound engineer to have greater control when mixing the audio portion of the film. Dolby Atmos has been available for over two years and all of the major studios have accepted this new surround technology. All of the current surround sound processors manufactured by the major manufacturers have the Dolby Atmos processor built in for the most current surround capabilities. The Dolby Atmos system, in the home, consists of adding a minimum of two additional speakers above, in the ceiling, and up to four in-ceiling speakers for the ultimate Atmos experience. The most important speaker in the surround sound system is the center channel speaker. This is where all of the dialogue emanates from. Depending on the layout of the room, there are boxed center speakers that can be placed below the TV or architectural style speakers that can be installed in the wall above or below the TV location. The next most important speakers are the front or main speakers, traditionally boxed tower speakers; these are also available in an architectural design. The main speakers reproduce the impact portion of the film. Tower speakers give the best reproduction of sound, but recently with advances in speaker technology, manufacturers offer a very high end architectural speaker that can be installed in the wall or ceiling. The rear speakers can either be architectural installed in the ceiling or on-wall style speaker that can be mounted in the rear position, behind the seating area. The main difference between an entry-level contractor series speaker and a more refined speaker are the materials that are used to manufacture the speaker. Most contractor series speakers are only available in a 6.5” diameter which just doesn’t have the ability to reproduce any bass. When investing speakers there are many different technologies that differentiate the kind of speaker you should choose. Here are some tips to present your home in a positive manner: Mow and edge the lawn regularly, and trim the shrubs.

Repair or replace loose knobs on doors and cabinets.

Make your entry inviting: paint your front door and buy a new front door mat.

First: Forever finishes

When it comes to finishes, keep things classic. The best options are always the ones that have been around for decades - if they’ve been popular since the 1920s, there’s a good chance they’ll remain a staple for years to come. Think white subway tile, marble countertops, brass pulls and classic painted cabinetry.

Second: Maximize counter and island space

Your countertops are used for much more than preparing food - homework, art projects, family gatherings, late night get togethers - it all happens in your kitchen. You want to maximize counter space, and make sure your island is hardworking. Quick tip - store your small appliances, like toasters and blenders, in your cabinets to free up counter space for all the other things you need it for.

5 Residential Design Trends in Hardwood

H

ardwood may be one of the oldest building materials known to man, yet architects, designers and homeowners are always finding fresh ways to use it in the modern home. What’s the appeal? Flexibility and variety, for starters. “We’re constantly delighted to see how traditional woods like oak and walnut are being employed with renewed flair and imagination,” says Linda Jovanovich, of the American Hardwood Information Center, www.hardwoodinfo.com. “Subtle tweaks can make something familiar, look innovative. The current trend is to take a classic hardwood application, like paneling or flooring, and give it a stylish, up-tothe-minute twist. Here’s a look at what’s trending.”

Wide-plank flooring

Perhaps no recent trend has been more influential than the use of wide-plank hardwood flooring. Traditional plank widths, ranging from 2 1/4 to 3 1/2 inches, are still popular. But today’s homeowners often ask for widths between 5 and 7 inches, and there is even demand for up to 10 or 12 inches. “Wider floorboards can make a space look larger and more modern,” says Melissa Morgan of M Interiors in San Antonio, Texas, who has used the generously proportioned planks in traditional and contemporary homes. “With fewer seams, these floors can be treated like a canvas: ebonized oak or walnut for a sleek, dark look; light woods like ash or maple for a chic, urban vibe; weathered-gray tones for a slightly rustic affect - the possibilities are endless.”

Wood ceilings

It used to be that hardwood planks primarily went on floors or walls, but today they’re appearing on residential ceilings too. “Simple poplar beadboard, painted

white or with a light natural stain, looks crisp and airy overhead, adding visual interest while remaining quiet and unassuming,” says Rebecca Ascher, Ascher Davis Architects in New York and Newport, Rhode Island. “For a more assertive affect, I might specify tongueand-groove walnut or hickory, characterful woods that provide a degree of drama. For that reason, they’re best reserved for large, high-ceilinged rooms that are not easily overwhelmed. In smaller, lower spaces, a ceiling with too much personality can feel oppressive.”

Mix and match

Architects and designers, who once avoided using different varieties of hardwood in a single residential space, now mix and match them with newfound enthusiasm. Clearly contrasting wood tones - blond maple and black walnut, for example - create a striking effect that can work well in both traditional and contemporary settings. This is particularly true in kitchens, where a favorite configuration features upper cabinetry in a light-color wood such as birch, and lower cabinetry in a dark-color wood like cherry. The result is a space that has strong visual interest, and is light and airy, yet solidly grounded.

Gray stains and finishes

Gray is a classic “neutral” that never truly goes out of fashion. It’s currently one of the most popular colors, ranging from pale smoke to deep charcoal, showing up in hardwood flooring, paneling and cabinetry. “Whether light or dark, gray stains bring out any wood’s natural grain and texture,” says New York interior designer Laura Bohn. “Grays are versatile and timeless - quiet and soothing colors that recede into the background without losing personality or becoming faceless. That’s why they work in any style décor, yet always look modern.”

Distressed hardwoods

Homeowners drawn to the popular look of weather-beaten rustic and elegantly timeworn are turning to distressed hardwoods - new product to which scrapes, nail holes, notches, saw marks and other signs of wear and tear have been carefully applied, often by hand. Manufacturers are able to reproduce convincing facsimiles of anything from the burnished walnut floorboards of an 18th century salon to the rugged oakplank siding of a 19th century Pennsylvania barn.
