I

t’s the start of March and the meteorological beginning of spring begins on the first day of the month. The March Madness phenomena is projecting record viewership upwards of 69 million viewers and Daylight Savings Time officially begins March 11th with the nation moving our clocks forward one hour.,,except Arizona of course! St. Patrick’s Day brings a fun day of celebration and it’s hard to believe but the first quarter of 2018 is nearly over! It’s an ideal time to step back and assess the personal goals and resolutions we made for 2018… some probably already broken, some successfully achieved, and still so much more to accomplish before year end! Assessing goals and resolutions can however present a dilemma as often times we find what we want and what we need are not always the same things! So if finding real peace and purpose in life is basically what I want and am striving for and my list is not taking me there, then I’m trashing my annual resolutions list in favor of a new list that I can follow every year thus eliminating the need to create a new New Year's resolutions list every year! Here’s the Top Ten List I came up with: 1. LOVE… love yourself and others...you’ll be much happier! 2. LEAVE YOUR COMFORT ZONE… expand and grow...it’s exciting, fun and invigorating! 3. DON’T LET THINGS ANGER YOU… do your best...deal with tough issues and try to move on! 4. BE CONFIDENT… believe in yourself and others will believe in you! 5. KEEP AN OPEN MIND… try to look at both sides of things! 6. MAKE A DIFFERENCE.... you are a unique, significant person unlike anybody in the world! 7. DON’T OVERLOAD… you are only human so don’t pack more than you can carry for a day! 8. DO NOT FEAR… don’t be afraid...Fear will stop you...Faith cancels out Fear! 9. TRUST YOURSELF, OTHERS, AND YOUR CREATOR... there is a plan and purpose for your life! 10. ENJOY LIFE… do something fun every day that makes you happy! y now you have heard that Congress is taking a look at revising or even eliminating the estate tax. So, how do you plan for your estate in such an uncertain environment? First, let’s take a look at what estate planning entails. We start with the basics: wills and trusts. Wills are public documents that dictate how your assets are to be distributed at your passing. The problem with wills is they are public, which means anyone can access them to see what assets you owned. In addition, wills are subject to probate, an expensive way to administer your estate. Trusts accomplish the disposition of your assets but are private (not open to public disclosure) and less costly to administer than wills. This will hold

true no matter what Congress does to change the federal estate tax laws. Trusts, like wills, can be modified, changed or revoked in whole or in part at any time prior to your passing. Not happy with how your assets are to be distributed? Change your trust. Have a new family member? Change your trust. You have the ultimate in flexibility during your lifetime. These are easy first steps that everyone should utilize. Next we move on to healthcare directives and powers of attorney, but we’ll leave that for next time. Of course, for larger estates there are methods to reduce or eliminate any potential tax on the disposition of your assets. We suggest you talk with your tax advisor about your estate planning needs.

W

e all long for places within our homes to become a recluse. I have shared before how the Master Bath can be one of the finer locations to find inner peace. This feature focuses on the Master Bedroom and Master Sitting areas that can create the ultimate escape. These Master Retreat sanctuaries often have to be designed with several competing criteria such as a great day lit reading space ideally with view, yet one that can be easily closed off with complete darkness for the best nights sleep. The material palette should be visually calming to quiet the mind, yet interesting enough to be enriching to the soul. The addition of a window seat or sitting alcove to allow others such as children, when invited, to share in this inner sanctum is a intriguing bonus. The fireplace and TV need to be strategically aligned for ease of viewing without stressing your neck, and these two elements are usually competing for the prime visual height. Consider the little conveniences like a bench at the foot of the bed to allow a duvet to be easily placed there when not desired on the bed. Lastly, consider the ceiling treatment and make sure it is interesting to look at as unfortunately you might find yourself staring at it for hours on a sleepless night. Hopefully with proper planning, a good layout, and great finishes you will be off to sweet dreams in your Master Suite Retreat.

VOLUME COUNTS Anytime volume is possible, it adds to the grandeur of the suite so long as it doesn’t get over scaled. The window seat is a magnetic spot for reading a book, or sharing in a conversation. Even on occasion, it can provide a sleeping spot when required when a child needs that comfort of being close by.

COZY COMFORT It is hard to deny that wood doesn’t exude a visual warmth comfort that seems commensurate with a master retreat. Add two great sitting chairs for a conversation or just a contemplative spot for one.

The Title Industry In Brief.

Prior to the development of the title industry in the late 1800’s, a homebuyer received a grantor’s warranty, attorney’s title opinion, or abstractor’s certificate as assurance of home ownership. the buyer relied on the financial integrity of the grantor, attorney, or abstractor for protection. today, title insurance companies are regulated by state statute. they are required to post financial guarantees to ensure that any claims will be paid in a timely fashion. they also must maintain their own “title plants” which house duplicates of recorded deeds, mortgages, plats, and other pertinent county property records.

What Is Title Insurance?

Title insurance provides coverage for certain losses due to defects in the title that occurred prior to your ownership. The Seller can give only those rights that previously have been received with “good title.” title insurance protects against defects such as prior fraud or forgery that might go undetected until after closing and possibly jeopardize your ownership and investment.

Why Title Insurance Is Needed.

Title insurance assures the new buyers that they are acquiring marketable title from the Seller. It is designed to eliminate risk or loss caused by defects in title from the past. title insurance protects the interest of the mortgage lender as well as the equity of the buyer for as long as they or their heirs have any interest in the property.

When Is The Premium Due?

It is a one-time premium which is paid at the close of escrow. It is customary for the Seller to pay for the Owner’s policy. If there is a new loan, the buyer pays for the Lender’s policy. the policy has a perpetual term and provides coverage for as long as you are in a position to suffer a loss.

Do All Title Companies Offer The Same Protection?

Any standard American Land title Association (ALtA) policy covers the same basic items. however, First American title’s EAgLE policy (our ALtA homeowner’s policy of title Insurance*) combines the easy-to-understand plain Language policy with additional coverages, including coverage for events happening after the policy date.**

Great Outdoor Sound for Your Back Yard By MIchael Kowitz, Jerry's Audio Video

R

ecently, we met with a client who asked, “What’s the best way to add music to my backyard?” First, we asked three pertinent questions: What is your current backyard layout? What would be the allowable placement or positioning of the speaker system? What is your ultimate goal for the quality and performance of the system? Once we had those answers, we were able to come up with three solutions—Good, Better and Best—for their particular space.

The first solution, and the most affordable, is the “All-Weather” outdoor speaker facing into the backyard space. These speakers start as low as $200 per pair and can go up from there. This is a simple, nononsense approach to adding sound on a small patio or under the eaves of a home.

A better solution is an outdoor “rock” style speaker. These speakers are typically placed in the back of the yard (along an exterior fence) facing toward the house. This solution aims the sound toward the house. This is a better placement because it not only allows for more direction of the sound, it is also less obtrusive to the neighbors in most cases.

The optimal solution is a dedicated outdoor speaker system. These systems range from 2.1 systems (two speakers and a dedicated subwoofer) to multiple speakers and multiple subwoofers, depending on the size and layout of the backyard. Ultimate backyard music systems utilize multiple speakers for the best coverage and incorporate subwoofers that can be either in-ground or xeriscape applications. More speakers equal better coverage with less volume, which also means the least intrusion for the neighbors if designed properly.

Speakers are ultimately what reproduce the sound and therefore are the most important part of the system. If budget is an issue, we would recommend that you spend your money on the speakers and sacrifice on amplification. If budget is not an issue, the rule of thumb is the more watts the better, especially when you want to fill the great outdoors with sound. With proper design and implementation, great outdoor sound can be found in a simple solution for anyone’s backyard.

2018 remodeling trends that boost your home’s value

In fact, homeowner spending on improvements and repairs will approach $340 billion in 2018, an increase of 7.5 percent from estimated 2017 spending, according to the Leading Indicator of Remodeling Activity (LIRA) from the Joint Center for Housing Studies of Harvard University. 7 Reminders for Remodeling & Building Often overlooked issues that can save homeowners tremendously

M

ost people think of concerns like budget, floor-plan, schedule and item selections when building or remodeling a home but there are some key items that many people overlook when building which could have a tremendous impact of if your project runs smoothly or becomes a disaster. These include: 1. Contract Issues First make sure you have a contract with your builder and architect with as much detail as possible prior to starting and then make sure you read and understand the complete contract. Often clients don’t understand their contracts until there is a dispute at which time it is too late to ask questions. 2. Ground Rules Have a meeting prior to starting to agree on ground rules for the project including what times of day can work begin and end, who to contact in case of emergencies, how to protect valuables left in the home or if they should be moved off-site during construction, can the worker’s use one of your bathrooms or will there need to be a rental toilet, how to access the house or job-site including is it acceptable to use a lockbox and an agreement on a plan to minimize dust and noise in your house during the project.

3. Completion Date Determine an estimated completion date with the understanding it may change due to issues like changes in the scope of the project and delays due to weather or materials not being available when needed. If there is an event when the project

needs to be completed like a graduation or wedding make sure this date is communicated prior to starting and allow time for delays to insure your home will be ready when needed. An experienced contractor will tell you if a job can be completed in time for your event or if you should wait to start until after the event. Don’t use another contractor just because they promise to get a project done quicker as you may end up with poor workmanship or get a contractor who tells you what you want to hear to be hired but who then doesn’t meet your timeline anyway. 4. Unexpected Construction Issues Many issues may come up that will not be apparent when a job begins. These may include things like finding mold or other environmental issues, unsafe electrical wiring or leaking or damaged plumbing found behind walls, difficult soil conditions or finding an existing house is not built the way the plans shows it was built. In the contract and your discussions prior to starting address how these types of situations will be resolved with your contractor. 5. Insurance Make sure your contractor is licensed and insured and that you have the proper insurance of your own to protect yourself including potentially a type of insurance called “Course of Construction Insurance” if required for your job. Always speak with your agent prior to starting a project. 6. Children and Pets Make sure you address all items relating to children and pets prior to starting a remodeling project including most importantly how they are going to be kept safe during the project. 7. Change orders and budget contingencies On most jobs owners add items to the scope of work or make more expensive selections then originally budgeted. Changes also may occur that need to be made in order to properly complete the job. Therefore, have a section in your contract addressing how change orders will be handled and keep a contingency fund for unexpected items of at least 15% of the total budget so you don’t run out of money during the project due to extras or unexpected items and so you can afford to purchase selections you want to make your project perfect for you. 5 Residential Design Trends in Hardwood

H

ardwood may be one of the oldest building materials known to man, yet architects, designers and homeowners are always finding fresh ways to use it in the modern home. What’s the appeal? Flexibility and variety, for starters. “We’re constantly delighted to see how traditional woods like oak and walnut are being employed with renewed flair and imagination,” says Linda Jovanovich, of the American Hardwood Information Center, www.hardwoodinfo.com. “Subtle tweaks can make something familiar, look innovative. The current trend is to take a classic hardwood application, like paneling or flooring, and give it a stylish, up-tothe-minute twist. Here’s a look at what’s trending.”

Wide-plank flooring

Perhaps no recent trend has been more influential than the use of wide-plank hardwood flooring. Traditional plank widths, ranging from 2 1/4 to 3 1/2 inches, are still popular. But today’s homeowners often ask for widths between 5 and 7 inches, and there is even demand for up to 10 or 12 inches. “Wider floorboards can make a space look larger and more modern,” says Melissa Morgan of M Interiors in San Antonio, Texas, who has used the generously proportioned planks in traditional and contemporary homes. “With fewer seams, these floors can be treated like a canvas: ebonized oak or walnut for a sleek, dark look; light woods like ash or maple for a chic, urban vibe; weathered-gray tones for a slightly rustic affect - the possibilities are endless.”

Wood ceilings

It used to be that hardwood planks primarily went on floors or walls, but today they’re appearing on residential ceilings too. “Simple poplar beadboard, painted

white or with a light natural stain, looks crisp and airy overhead, adding visual interest while remaining quiet and unassuming,” says Rebecca Ascher, Ascher Davis Architects in New York and Newport, Rhode Island. “For a more assertive affect, I might specify tongueand-groove walnut or hickory, characterful woods that provide a degree of drama. For that reason, they’re best reserved for large, high-ceilinged rooms that are not easily overwhelmed. In smaller, lower spaces, a ceiling with too much personality can feel oppressive.”

Mix and match

Architects and designers, who once avoided using different varieties of hardwood in a single residential space, now mix and match them with newfound enthusiasm. Clearly contrasting wood tones - blond maple and black walnut, for example - create a striking effect that can work well in both traditional and contemporary settings. This is particularly true in kitchens, where a favorite configuration features upper cabinetry in a light-color wood such as birch, and lower cabinetry in a dark-color wood like cherry. The result is a space that has strong visual interest, and is light and airy, yet solidly grounded.

Gray stains and finishes

Gray is a classic “neutral” that never truly goes out of fashion. It’s currently one of the most popular colors, ranging from pale smoke to deep charcoal, showing up in hardwood flooring, paneling and cabinetry. “Whether light or dark, gray stains bring out any wood’s natural grain and texture,” says New York interior designer Laura Bohn. “Grays are versatile and timeless - quiet and soothing colors that recede into the background without losing personality or becoming faceless. That’s why they work in any style décor, yet always look modern.”

Distressed hardwoods

Homeowners drawn to the popular look of weather-beaten rustic and elegantly timeworn are turning to distressed hardwoods - new product to which scrapes, nail holes, notches, saw marks and other signs of wear and tear have been carefully applied, often by hand. Manufacturers are able to reproduce convincing facsimiles of anything from the burnished walnut floorboards of an 18th century salon to the rugged oakplank siding of a 19th century Pennsylvania barn.
