As you are likely aware, the Condo News Directory is now a joint publication between CCI Golden Horseshoe Chapter and the CCI Grand River Chapter. Professional and Business Partner Committee members from both chapters are also continuing to work together to add value to our collective CCI members, and to promote and grow the CCI network of trusted Professional and Business Partners. The Professional and Business Partners listed in our directory are both condominium focused and provide local expertise for the unique needs of condominiums. Each listing is flagged to identify the local areas in which they operate. Please also take consideration for the various advertisers and sponsors, as without their support, many of the services delivered by both CCI Golden Horseshoe and CCI Grand River would not be possible. Laurie has extensive experience in investigations and project management of building envelope, roofing and parking structures rehabilitation projects.
STEVEN HILL Steven Hill, RCM is President of Whitehill Residential. Steven continues to help lead the industry through associations and speaking engagements. ..the best event that CCI has ever put on!
It is with great pleasure that I write this mid-year report for our “Directory Edition” of Condo News. Under the leadership of Ryan Griffiths and Christina Brown, the Professional & Business Partner Committee, in conjunction with the Communications Committee, has once again put together a fantastic resource which provides information on, and access to, many professionals who are dedicated to serving condominiums in the Golden Horseshoe and Grand River areas. These include accountants and engineers, insurers and investment advisers, lawyers and horticulturalists, mediators, managers and maintenance providers, each of whom is a member of both the CCI Golden Horseshoe and Grand River Chapters. As we progressed throughout 2017 we could feel the buzz in the condo world. Most recently, in October, the Golden Horseshoe Chapter participated in the CCI-National Leaders’ Forum in Thunder Bay. The purpose of this forum is to share resources, knowledge and network with our CCI Chapters from across Canada. At this event John MacLeod and I gained knowledge on conference planning, Condo Strength – an initiative for condo directors, volunteer recognition ideas and learned how National is transitioning into being more relevant into tomorrow. There are many changes happening at
CCI-National that will benefit our local Chapter. Stay tuned! This past November, both the Golden Horseshoe and Grand River Chapters worked together and put on an awesome educational Boot Camp on Bill 106. Attendees commented that this was the best event that CCI has ever put on! Thank you to the organizers and presenters without whom we could not have had such great success! As you can imagine there are many unknowns with the new Condo Act, yet as an association we are blessed to have some of the best professionals in Ontario to help all of us overcome these hurdles! The Golden Horseshoe Chapter Board is looking forward to 2018 and is working hard to ensure that the Chapter continues to provide quality and relevant information and resources on condo related matters! We already have a full schedule as we move into 2018, which includes a second Boot Camp to be held in the Golden Horseshoe area, Level 100, 200 and 300 courses to be held in Hamilton/Burlington and the Niagara regions and a Lunch & Learn focusing on building envelope related issues.

PRESIDENT of the Grand River Chapter
A precedent has now been set whereby our municipal politicians will need to pay greater attention to the needs of condominium communities!
As our chapter membership grows, we are able to provide a stronger voice when condominium matters are affected. Recently, our CCI Grand River chapter became involved in advocating for condominiums in one of our communities. The more engaged we become in making our local politicians aware that we have the ability to reach out to a growing number of condominium voters (guess what, there are local municipal elections next year!); the more they listen to our concerns. Attending council meetings, writing to the mayor and your councilors, and writing letters to the editor of your local paper certainly raises the politicians’ level of awareness and hopefully creates change! The Fair Taxes Campaign - Guelph is a group comprised of Guelph condominium owners. It has met over the last ten years to discuss how the city might provide waste collection services for all condominium communities. They met in church basements; many condominium owners attended numerous council meetings, some as delegates. Others spoke and met with city staff, city councilors and the
mayor. With these consistent efforts, the residents of Guelph condominiums have been heard! On December 8th, 2017, the Guelph Mayor, Cam Guthrie and councilors unanimously voted to purchase a front-end loader so that the city can begin providing waste collection to high rise condominiums! This was a feat that was not easy to overcome! The Grand River Chapter worked strategically in conjunction with the Fair Taxes Campaign – Guelph (FTC-G) in the following manner: first, we kept our members informed of how this matter was being addressed by the FTC-G. Second, we issued an urgent e-blast to all our members summoning them to email the mayor and councilors to support this vote and/or attend the December 8th, 2017, budget meeting. Third, an email was sent to the mayor and councilors advising them condominium owners were being informed as to how each civic leader was going to vote. Well, it worked! Many condominium owners attended this meeting and showed support. Furthermore, councilors were overwhelmed by emails received prior to this meeting! vote, the Mayor permitted us to clap after the vote was tallied because he said condominium owners deserved it after waiting for so many years to get this matter addressed.

There is more work to do. The city needs to purchase the front-end loader, likely work with a few high rise condominiums as pilot projects and educate the residents about proper waste sorting; however, this vote has ensured that existing and future condominium developments will save thousands of dollars because they will no longer have to budget for waste/recycling collection in their condominium fees! Indeed, a precedent has now been set whereby our municipal politicians will need to pay greater attention to the needs of condominium communities! Unfortunately, there are other condominiums such as townhouses that still will not benefit from the purchase of a front-end loader because of the different method of collecting garbage and recyclable materials; however, I’m certain that city staff will take steps to assess all the other situations over time. Indeed, the use of social media and grassroots support resulted in a resounding victory for condominium owners. Together we are stronger! Thus, if you learn about an issue affecting condominiums in your community and wish to solicit support from our chapter, please do not hesitate to contact us; we will do our best to help spread the word to the membership. Coincidentally, a CCI member in Manitoba emailed the National CCI office asking whether any chapter had to deal with their municipality not providing waste collection services. Promptly, I shared our experiences with them! Being able to share information across this vast country is extremely valuable because condominium communities can learn from each other. No matter where you live, everyone has similar issues to deal with. If you have a success story to share, I encourage you let us know and in turn, we can spread the word to every chapter across Canada.

The first collaborative edition of the Professional and Business Partners' Directory
Welcome to the first collaborative edition of the Professional and Business Partners’ Directory of the Golden Horseshoe and Grand River chapters. This edition is unique from the other publications that we normally print. This edition features our professional and business members. The Professional and Business Partners’ Committees, featured on pages 4 & 5, work tirelessly all year to arrange a host of events and seminars, including the lunch & learn series, the AGM, and volunteer appreciation events. They also help find the content for this edition, which we greatly appreciate! Another unique feature is the article index located on pages 18-19. This useful feature can help you find an article from the past two years. This information is also available online for all of our members, including unit owners of condominiums that are members. Both chapters recently made past editions of the magazine searchable on their respective websites so it is now quicker and easier for you to find articles you may be searching for. But what makes this edition the most unique, is the directory of all of our professional and business members,

which is located at the back of this edition. You can read brief descriptions of each professional or business member, the services provided, and their location. We have lists on the key changes to the law, an article on how to respond to record requests now, and an article describing the new licensing of managers. Future editions will continue to highlight some of the key changes as they come into force. And don't forget to check out the upcoming events for more educational opportunities. CCI NATIONAL NEWS Upcoming National Events: Michael H. Clifton, CCI National Director
SO LONG, 35, IT’S BEEN GOOD TO KNOW YOU! CCI capped off its 35th year with another wellpresented, well-attended and well-hosted Leaders Forum, AGM and Annual Awards Dinner in Thunder Bay, Ontario. At the spooky, Hallowe’en themed Awards Dinner, held at Old Fort William, many volunteers and chapters were honoured for their contributions to CCI. Top honours went to the Vancouver and Eastern Ontario Chapters, winning Newsletter of the Year awards (Tier 1 and Tier 2, respectively), and South Saskatchewan and North Alberta Chapters, named CCI’s Tier 1 and Tier 2 (respectively) Chapters of the Year! Also recognized with Distinguished Service Awards were Doug King (Toronto), Constance Hudak (Eastern Ontario) and Maurice Lloyd (Nova Scotia), with a Special President’s Award being presented to Doug Steen (Northwestern Ontario) for his years of service and leadership in CCI.

Year 35 also saw the conclusion of the special Great Canadian Condo Photo Contest. Top entries were received from Central 1 Condo (Eastern Ontario), Grand Harbour Condo (Huronia), Discovery Condos (Toronto), Woodland Ridge (Grand River) and WCC No. 158 (Manitoba), with first prize being awarded to Discovery Condos! A big THANK YOU to everyone who participated in the contest, and to all of you who gave such valuable volunteer service to CCI during this special anniversary year! You are what make it great to be part of this big community. And there are still big things ahead! The topic of change has occupied a lot of time during the last two Leaders Forums. As we move forward into Year 36, the time has come to implement many of the proposed changes; but before we act on that, I asked some members of the current CCI National Executive to offer their reflections on the process we’ve gone through during the past year. These were their replies: • Phil Williams (New Brunswick) found both the Thunder Bay Leaders Forum and the preceding one in Fredericton a bit emotionally draining, so it was difficult to find the right words to describe it. A lot of those who attended felt likewise. No doubt this was because the issues discussed touch on the heart and soul of the organization and the very personal reasons

that many of us voluntarily participate. Amongst those emotions, Phil says she was especially happy to see the usual CCI collegiality – our “work together attitude” – on display, particularly at Thunder Bay. She continues to look forward to the ways in which CCI will to progress and grow in the coming year. • Jamie Herle (South Saskatchewan) writes: “The meetings in Thunder Bay were successful on many counts, bringing together our people from across the country in both body and mind. I was happy that there was a meeting of minds and direction given to move the organization forward and continue to help to it grow so that all of our chapters can be prosperous. The next few years of change will be difficult (change is never easy) but I am positive that the hard work, and even any challenges we face along the way, will be seen to have all been worth the end product: A stronger, more successful organization. We will work together to ensure that CCI remains the first-in-mind and go-to for condominiums across Canada.” • Stephen Cassady (South Alberta), who currently serves in the role of Vice President of CCI-National, was busy preparing for the board’s upcoming annual planning meeting when asked for his reflections. He noted the importance of supporting the organization, every chapter, and all the individuals who participate in CCI. Every member, he told me, brings “their own best intentions” to the CCI table. He hopes that the new vision and ideas that move the organization forward today will help members continue to be “ignited” but never burn out.
Contest Winner – Discovery
• CCI-National President Doug Forbes (Manitoba) shared these thoughts: “The meetings in Thunder Bay saw a return to emphasis on improving chapters and how they provide value directly to members. One was struck by the collegial attitude and the common issues that are faced by chapters across this vast country of ours. There was a consensus developed towards how National should structure itself and how it can best provide value to the members of CCI.” It is the goal of the National Executive that CCI, both nationally and in every chapter, will continue to make progressive changes that help us better address the needs of every chapter and of the organization overall. We want to ensure that the value of every member’s contribution is both acknowledged and multiplied. ––– Michael (Grand River & Golden Horseshoe) is a former president and director of CCI-Golden Horseshoe Chapter and currently sits on the CCI-National Executive Board. He is a partner at Clifton Kok LLP, practicing almost exclusively in the fields of condominium management and condominium development law, and was recently appointed as a Vice Chair of the new Condominium Authority Tribunal.

TIPS FOR SELF-MANAGED CONDOMINIUMS For the self-managed directors out there, the following tasks should be your top priorities because of the Protecting Condominium Owners Act: 1. Before February 1, 2018, confirm that you do not require a condominium licence with the Condominium Management Regulatory Authority of Ontario (CMRAO): www.cmrao. ca. (Note: directors require a licence if they receive compensation for providing condominium management services). 2. By February 28, 2018 (recently extended from December 31, 2017), make sure you register your condominium with the Condominium Authority of Ontario (CAO) and pay the initial assessment (the $1/unit/ month): www.condoauthorityontario.ca. 3. Download all of the new forms: https:// www.ontario.ca/search/land-registration? openNav=forms&sort=desc&field_forms_ act_tid=condominium. The new forms are mandatory in most instances (i.e. calling meetings). 4. Bookmark important dates for your condominium, such as the deadlines for: • sending out the periodic information certificates; • filing your annual return to the CAO; and • sending out the preliminary notice of meetings and the notice of meeting. 5. Educate yourself on the changes: complete the directors’ training on the CAO website, read industry magazines (like the
CondoNews!), follow condo law blogs, and attend CCI and ACMO events. 6. Review your condominium’s declaration, by-laws and rules to see if you should speak with a lawyer about amending some of the documents because of the amendments.

7. Share information with your unit owners about the changes. Put it in newsletters, on the portal/website, and discuss the changes at owners’ meetings. If the board of directors is unable to complete the new work required by the amendments, the directors must seek advice from professionals to assist them in completing the work and ensuring they are in compliance with the Act. If the directors are unwilling to complete the new work required by the amendments, the directors must consider hiring a professional condominium manager. There are management firms that offer limited services packages that might keep costs down while also ensuring the condominium is in compliance with the new requirements. LICENSING OF CONDOMINIUM MANAGERS Change is here, and with any change, there will be challenges facing condominium management service providers. Licensing fees have been set by the Condominium Management Regulatory Authority of Ontario as of November 1st, 2017 and any Manager or Management firm that has been practicing Condominium Management within 90 days prior to November 1st 2017 will hold a Deemed License. In any of the prescribed license categories, the application process for holding the required licensee must be submitted by January 29th, 2018. The fees for holding a license in Ontario will depend on the type of license that the Condominium Manager is eligible for, A General License is currently $607 plus $150 for an application fee as well as the Management Service Provider portion of $350 per licensed employee. There are work experience and educational requirements to hold a General License. You must have provided 2 years (2,920 hours) of condominium management

services within the past 5 years as well as successfully completed the 4 courses developed by ACMO. The 2,920 hours is based on a 30-hour work week. Transitional General Licensed Managers. Some managers may choose to go back to college to complete the education requirement, while others are saying no to education and may either retire or find alternative employment outside of condominium management. In an industry already starved for talented, experienced Condominium Managers, this may well present itself as a concern. Vendors have already expressed concern if many longterm managers leave the industry as they have healthy working relationships with these veteran managers many spanning decades. Limited Licensed Managers. Limited Licensed Managers are the future of the industry and as such need to be accepted as they complete their work and educational experience requirements. Clients may well prefer a General/Transitional Licensed Manager, and this will in large part depend on the client’s perspective of their needs as well as the Condominium Management firm’s structure. If supported by their management service provider, a Limited
Knowledgeable and experienced Licensed Manager can be a strong contributor to any condominium corporation. The New Administration Tasks. The Periodic Information Certificate (PIC) is a collection of documents that is required to be sent to all unit owners twice a year. An Information Certificate Update (ICU) must be delivered to owners within 15 days for certain changes in services or 5 days if the board losses quorum. New Owner Information Certificates (NOIC) to be provided 15 days of receiving notice of new owner and available at the AGM. This certificate contains the most recent PIC & ICU. There is also another new requirement for condominiums to file an annual return with the Condominium Authority of Ontario. Code of Ethics. All Condominium Managers will be required to follow a set of defined Code of Ethics, which includes conduct requirements and a discipline mechanism for those managers that fail to adhere to the standards set out in the code of ethics. Although new to property management it is not unusual for a professional industry to have standards that the licensee is expected to uphold. Change is here and the new legislation raises the bar of professionalism and discipline, which will be welcomed by those we serve and those who serve within in condominium industry. ___

X-MESS: Watch your waste, not just your waist, this holiday season. Shopping is synonymous with this time of year. Whether you buy gifts or simply take advantage of the massive sales in the new year, nearly all of us buy stuff. As a result, Acorn’s collection team sees nearly triple the amount of waste in December than at any other time of the year. Most of us know there are lots of ways to try to reduce, reuse and recycle. Nevertheless, we overwhelm our properties’ waste systems at this time of year. Overflowing receptacles and debris scattered across the landscape become major problems each December. Below are a few suggestions for condominim residents to help prevent your property becoming a holiday wasteland instead of a winter wonderland.
• Have your collection provider contacted to request temporary extra ‘cardboard only’ bin for the common collection area
Cardboard: These days, starting as early as November, we see an increased amount of cardboard from online purchases. To make molehills out of these growing mountains consider these ideas:
• Put large Styrofoam molds in weighted bags, beside your regular bin, to leave space for other waste.
• Flatten your boxes and either tie/tape them into manageable bundles or put flattened pieces into one larger, still intact cardboard box • Put piles of cardboard beside your recycling bin, so your everyday recycling can still fit inside
Styrofoam: With many large and delicate items, packaging consists of Styrofoam molds and pieces that are easily caught in the wind and distributed across the property. To reduce the ‘Styrofoam snow’ effect consider the following: • Bag up all types of Styrofoam and add some heavier waste items to the same bag to help keep it from becoming a tumble-weed • Place small amounts of bagged Styrofoam in lidded receptacles to impede their escape
Large Items: Getting new electronics, appliances and furniture means purging the old ones. Before you banish these items to the curb, do a quick evaluation of where they need to go: • Still functioning appliances and gently used furniture can find a happy home somewhere else; consider donating or even selling these items • Broken or sadly out-of-date items may be recyclable

___ Natural trees and wreaths: These seasonal decorations can serve a new purpose after the holidays. These large organics can be mulched and used for compost and in gardens and landscaping, but not if they go to the landfill:

• Many charities offer a tree collection with proceeds going to a good cause • Set-up a tree collection day for your property with your regular collection provider Where appropriate, first check with your condominium board or property manager to find out which of these remedies are suited for your property. Also ask how to properly sort your holiday waste, and if your collector is one of the rare few that will take large items and electronics.

ASK AND YE SHALL RECEIVE: Changes to How Condos Must Handle Records under the Revisions to the Condominium Act Changes regarding the records of a condominium corporation were some of the most important of the first portion of revisions to the Condominium Act, 1998 (the "Act") which came into force on November 1, 2017. The changes brought a greater level of certainty to how records are kept and how they are accessed. Below is a summary of just some of these important changes.
CATEGORIZATION OF RECORDS Records are now defined as either "core records" or "non-core" records. Core records are fundamental documents such as the declaration, by-laws, rules, last audited financial statements, last 12 months of meeting minutes, and prescribed notices. If a unit owner requests electronic copies of core records, the records must be provided free of charge. Records must be produced by certain timelines depending on the record sought.

NEW PROCEDURE FOR EXAMINING RECORDS While condominium corporations can certainly provide records informally so as to avoid undue complication, by law, an owner must now submit a formal records request to the Corporation in a mandatory form prescribed by the Ministry. The Corporation must issue a response within 30 days indicating what it will and will not provide, and the estimated cost of production. Depending on the type of documents requested, the requester may have to submit a further reply, indicating which records they would like and prepaying the estimated cost. Corporations can charge for the cost of producing non-core records and for making copies of core records (if they were not requested electronically), but can only charge for the actual costs incurred to the corporation. Labour costs must be reasonable, and copying/printing costs cannot exceed $0.20 per page.
EXEMPTIONS FROM PRODUCTION In addition to the pre-existing exemptions found at section 55(4) of the Condominium Act, the Act identifies records that a corporation does not have to provide. Owners do not have a right of access to the email addresses of other owners, opinions from legal counsel or any portion of a ballot or proxy that identifies the owner or proxy-giver.
RETENTION PERIODS AND STORAGE OF RECORDS Most operating and financial records must be retained for 7 years, while fundamental documents (governing documents, current agreements, insurance policies, etc.) must be retained indefinitely. Retention periods are also extended if the records are part of a litigation matter or a pending records request. Records can now be stored either electronically or in hard copy. Electronic records are acceptable as long as they can be reproduced and there is protection against their loss. Hard copy records must be kept in a location "reasonably close" to the condominium, or at the manager's offices.
DISPUTES Disputes regarding access to records must be brought before the new Condominium Authority Tribunal (CAT). The maximum penalty for non-compliance is now $5,000 (up from $500), payable to a unit owner who was wrongfully denied access to records. Condominium boards should review these changes and consider whether now is the time to revise their practices. Ten Things to Know About the New Legislation 1. THE NEW LEGISLATION The new legislation is Bill 106, Protecting Condominium Owners Act, 2015. This legislation: (a) amends the Condominium Act, 1998 and other Acts with respect to condominiums; and (b) creates the Condominium Management Services Act, 2015.
2. WHEN CHANGES COME INTO FORCE Only some of the legislation is currently in force. Many Condominium Act, 1998, amendments came into force on November 1, 2017, or will come into force on January 1 and February 1, 2018. For some amendments, no date has been set for them to come into force. Most of the Condominium Management Services Act, 2015, came into force on November 1, 2017, and the rest will come into force on February 1, 2018.

RETURNS AND ASSESSMENTS Effective January 1, 2018, condominiums will have to file applicable returns (initial return, turnover return, annual return, and transitional return) and notices of change (e.g. a change in directors) with the Condominium Registrar. The Registrar will maintain an electronic database of the information it receives.

Condominiums are required to register with the CAO and pay the first assessment fee by February 28, 2018. The fee is based on $1 per month for each voting unit (e.g. not parking and locker units).

disclosures are not qualified to join the board. Directors who fail to make required disclosures are automatically disqualified from the board. Mandatory director training has begun for directors elected or appointed on or after November 1, 2017. Such directors must complete training within six months of their election or appointment. Individuals who are directors as of November 1, 2017, do not have to complete the training until they are reelected or re-appointed.
7. MANAGEMENT LICENSING Condominium management providers (companies) and managers have until January 29, 2018, to apply to the CMRAO for a licence. After that date, it will be illegal to provide condominium management services without a licence or proof that you have applied for a licence.
8. CAT AND REQUESTS FOR RECORDS The Condominium Authority Tribunal (the “CAT”) is an online tribunal that helps settle and decide condominium-related disputes. Effective November 1, 2017, any disputes regarding access to records must be brought before the CAT. It is expected that the CAT’s jurisdiction will expand beyond records disputes. The new procedure for requesting records requires delivering prescribed forms for requests for records and the board’s response to requests for records. In addition to ordering a condominium to produce records, the CAT may order up to a $5,000 penalty payable to the owner, purchaser, or mortgagee that made the request.

9. INFORMATION CERTIFICATES Condominiums will now have to deliver three types of information certificates on prescribed forms. Condominiums may post them on a website and send notice of the posting to satisfy the delivery requirements. • Periodic Information Certificate (“PIC”) T he PIC is organized into nine categories: (1) General information; (2) Directors and officers; (3) Insurance; (4) Finances; (5) Legal actions; (6) Outstanding legal judgments; (7) Directors’ disclosure; (8) Compliance with condominium return and assessment obligations; and (9) Other information required by by-laws. A PIC must be delivered twice per year: within 60 days of the last day of the condominium’s first and third fiscal quarters. • Information Certificate Update (“ICU”) T he ICU sets out updates to information in the PIC and must be delivered following certain triggering events (e.g. within 30 days of a change in directors or officers).

CLIMATE CHANGE IS COMING TO ONTARIO:
Is your building ready? The negative effects of a changing climate are already being felt on our built environment and, over the coming decades, the effects are expected to become worse. This article will help you understand what changes are occurring and how they will impact your buildings and property. Armed with this knowledge we can start contemplating mitigation strategies to make our buildings more resilient and to lower the risk of catastrophic damage.
THE REALITY OF CLIMATE CHANGE Climate change is coming and we are beginning to see the impacts of one of the greatest threats to our future. The 10 warmest years on record have all occurred since 19981. Climate experts predict that 2010 to 2020 will prove to be the hottest decade ever recorded. With these climate changes, major Canadian cities are experiencing gradual changes in day-to-day weather as well as extreme weather events with increasing frequency. In Toronto, the July 8th, 2013 rainstorm brought more rain in two hours than Toronto usually receives during the entire month of July. Economic losses were estimated at close to $1 billion in damages, the most expensive natural disaster ever in Ontario.2 Regardless of what we do now as a world community to reduce the sources of climate change, we are already committed to at least 50 more years of impacts. The two biggest changes that climate change will have are described below.

WHAT TO EXPECT? Warmer Temperatures: The average temperature in Canada increased by 1.5°C over the last 65 years. Even more shocking is that this increase was twice the global average. Modest climate models under a low greenhouse gas emissions scenario (GHG) predicts that major Canadian cities will see >> 2018 PROFESSIONAL & BUSINESS PARTNERS DIRECTORY| CondoNEWS

temperatures increase by at least another 1.5-2.5°C in the summer and 3-7°C in the winter by 2050.3 Increased Precipitation: Canada as a whole has become wetter with an increase in average annual precipitation of approximately 16% in the last 65 years. Conditions have generally been dryer during the summer/fall and wetter in the winter/spring. By the 2050’s, a 1-in-20 year storm will likely become a 1-in-10 year storm.4
HOW WILL OUR BUILDINGS BE AFFECTED? What do warmer temperatures and an increase in precipitation mean for our buildings and properties? 1. Extreme Weather Events Warmer temperatures create more energy in the atmosphere which subsequently absorb more moisture. This increase in atmospheric energy and moisture will increase the frequency and intensity of extreme weather. More frequent and intense extreme weather events including severe thunderstorms, tornados, hail, hurricanes and ice storms will cause major damages to non-resilient building components. 2. Increased Rainfall As warmer air can hold more moisture, more frequent and intense precipitation events are expected. Intense rainfalls will increase the risk of flooding of basements, parking garages, and buildings in low lying areas. With more intense and frequent rainfalls, leaky buildings will become more prevalent, especially with existing and aging buildings. Wetter building interiors will cause an array of issues including damage to interior finishes, deterioration of structural components (wood rot, metal corrosion, concrete fractures) and mould. 3. Intense Snow and Ice Storms Higher summer and spring temperatures will delay cooling temperatures in the fall resulting in a later emergence of ice cover on the Great Lakes. While less total snow and ice cover is expected, warmer and ice free lakes will fuel heavy “lake effect” rain, snow and ice storms. High snow and ice loads may cause catastrophic structure failures if our buildings are not properly designed and maintained. Ice storms will cause power outages that may leave buildings without electricity for extended periods. 36
4. Accelerated Building Deterioration Increases in day-to-day weathering processes including wind-driven rain, freeze-thaw cycles and wetting and drying will contribute to premature deterioration of the building exterior (walls, windows, doors and roofs) and structure (concrete, steel, wood, masonry). Decreases in building component lifespans will particularly affect capital plans and reserve funds. Warmer temperatures in the winter months will create more frequent freeze-thaw cycles as the temperature rises and drops above 0°C. Additional freeze-thaw cycles in combination with wetter conditions lead to premature aging of concrete, brick, stone and masonry via fractures and spalling. The concentration of airborne components such as carbon dioxide (CO2) in the atmosphere are increasing at an alarming rate. Carbon dioxide causes adverse chemical reactions in concrete that results in the embedded reinforcing steel corroding and concrete fracturing. This is exacerbated by our aging building stock and warmer and wetter weather conditions. 5. Extreme Heat Warmer and longer summer months will place greater stress on building cooling systems. Cooling equipment may not be able to keep up to future cooling demands and lea e residents uncomfortable and vulnerable to adverse health risks. More stress on cooling systems will cause crucial equipment to have to be replaced or repaired more often. On the contrary, warmer winter months will decrease extreme cold events. This will likely reduce overall heating demands on buildings. Dryer summer conditions will increase droughts and the risk of wildfires. Plants and landscaping may suffer from dryer conditions while buildings caught in wildfires will suffer catastrophic losses. 6. Building Settlement There will be an overall decrease in total snow and ground ice cover. While this sounds great to many people, Northern regions of Ontario will suffer from the thawing permafrost which their buildings are built on. Buildings will sink and repairs will be costly.

ARE YOU READY? The issue of whether Canadians should focus on climate adaption is no longer a question – climate change is occurring already and we are seeing the impact. Given the size and importance of our building stock, it’s important that building owners and asset managers are aware of the impacts of climate change and that they are empowered with the knowledge to help their buildings adapt to a changing climate. Strategies for building resilience in new and existing buildings are being developed that will enable buildings to mitigate risk and better resist the effects of climate change. We’ve all heard it before: ‘failure to plan is planning to fail’, and this statement certainly holds true here. The effects of climate change can be effectively managed with proper planning. BOOT CAMP On November 3rd and 4th, 2017, the GRC held a two-day seminar on the changes brought on by the Protecting Condominium Owners Act, 2015. The purpose of the seminar was to educate directors, owners and managers on the key changes to the Condominium Act, 1998, and other relevant legislation, including the new mandatory forms.
