How We’ve Grown… The Institute of Housing Management continues to grow and develop. While Accredited Members make up approximately half of the overall membership, the Candidate Membership category continues to grow at a steady pace – due largely to the success of the Institute’s Distance Learning Program. The chart below shows our growth, by membership category since 2000.

President’s Message WOW ! What a privilege and honor it is for me to serve as your President! This years’ conference was such an overwhelming success it is hard to describe. If there is one key factor Greg Grange, that attributed to rave B.A., F.I.H.M. evaluations, it is the over 120 property management professionals from across the province who came to Kingston. That was very evident to me with my opening remarks at the luncheon. The delegates seated were a “sea of professionals” and how fitting it was with the incredible panoramic view of Lake Ontario. The Conference Committee captured your thoughts and suggestions from the 2003 Conference evaluations and the Committee put together a top-notch program of relevant topics which were presented by
professional, knowledgeable, and experienced speakers. From our progressive dinner in the historic market district, to our ferry ride to the banquet at the General Wolfe Hotel on Wolfe Island, to special guests, Sir John and Lady Agnes MacDonald, fine dining with pianist, dancing, and yes billiards, a great time was had by all. Perhaps, one of the highlights of the Conference was the luncheon speech by Warden Donna Morrin from Kingston Penitentiary. How enlightening and entertaining that was! For me, the highlight was the surprise presentation by the Institute, to be bestowed the honor of Fellowship in the Institute. It was truly a humbling and very emotional moment for me. I thank you for that ! A special thanks to those who passed on very personal messages on my Fellowship and tenure as your President.
Our closing presenters, Seriously Funny Stuff, gave us insight into how important laughter is and a daily dose of laughter goes a long way to reducing the pressures and stresses of everyday life. Thanks Naomi and Stitches. You both are a gift that I am glad we got to share. Thanks to all who have volunteered to be instructors and proctors. Your support of our education program is very much appreciated. IHM will be in touch ! In closing, my heartfelt thanks to Barb Butler, Lee Campbell, Campbell Gruer, Theresa McKay, Debbie Daigle, Francyne Givogue, Martha Beach, and Mary Woodley, my conference committee, who made “Professionalism at its Finest” the “Best of the Best”. President’s Commentary I wasn’t quite sure what to expect when it was suggested to have the Warden of the infamous Kingston Penitentiary speak at the IHM Conference luncheon. Nor was Warden Donna Morrin ! However, from Warden Morrin’s opening remarks to her closing thoughts, her ability to capture the audience was awesome. The Warden’s wit and sense of humour must provide her with the extraordinary ability to manage the country’s largest maximum security institution with style and grace. The Warden considers herself a landlord and made light of her daily property management responsibilities that you as propSummer 2004
erty managers face every day. But the Warden has extreme restrictions by nature of the inmate population which she has to keep at bay.
The Warden’s 441 tenants cost an average of $90,000 a year to house, most of who have mental disorders and have committed heinous crimes.
Kingston Penitentiary is a city within a city. The Institution maintains a regional hospital and retains its own garbage, snow removal, and road crews. No one gets in and no one gets out without the Warden’s knowledge.
As property managers we have one luxury the Warden doesn’t……we can evict! However, Warden Morrin did add she doesn’t have any problems with break-ins !
The Warden told the conference delegates “I never have any challenges renting the place. The condos are always full !” The Warden has her share of disruptive tenants and yes, city property standards infractions to deal with.
Warden Morrin was truly a breath of fresh air, made us laugh, and is certainly a genuine professional individual whom the delegates will never forget. We were so fortunate to have the pleasure and privilege to meet and hear her. Greg Grange, IHM President

Congratulations to all!
IHM President, Greg Grange was awarded with his FIHM designation, making him a Fellow of the Institute. Past President, Lola Dudley was on hand to make the presentation – to a surprised and emotional, but well deserving recipient. Admission to Fellowship is reserved for those individuals who have served in a senior capacity in the housing management industry for a considerable number of years, and who have contributed to the enhancement of the industry and whose endeavours and achievements identify him/her as a leader in the field of housing management. Congratulations Greg!
Also recognized for his countless hours volunteering to help staff the IHM Exhibit booth at various trade shows over the past year, was Kevin O’Hara with the Regional Municipality of Waterloo. Thank you Kevin! President, Greg Grange, accepts his FIHM designation.

A day in the Life of a Property Manager One of the sessions at the 2004 IHM Conference which received rave reviews was the session entitled “A day in the Life of a Property Manager”. Five property managers from the Kingston area told stories and gave examples of their experiences on a range of property management issues such as after-hours emergencies, pets, snow removal challenges, rent arrears, grow operations and violence in buildings, to name a few. Conference delegates have suggested that they would like to see this topic continued by way of a periodic article in the IHM Newsletter. If you have any property management related questions or topics that you would like to see covered in the IHM Newsletter please submit them to IHM at ihm@taylorenterprises.com.

Chapter News The Eastern Chapter met at the Conference Chapter Breakfast to discuss what they can do to promote IHM. It was with sadness but happiness that the Chapter has decided to dedicate our Annual Eastern Golf Tournament to a former 20 year IHM member, Cherilyn Mishell, Manager of Town Home Kingston, who recently lost her courageous battle with cancer. Cherilyn can best be described in a Tribute recently written by the President of IHM in her memory and published in the City of Kingston, Housing Division Newsletter, Spring Edition.
A Tribute to a Friend, Chair, and Mentor!
February 11, 2004 was truly a day of deepened emotion and sadness for me and for the Kingston and area housing community. Cherilyn Mishell (Mustard) lost her courageous, dignified, and gracious battle with cancer that day. For me, Cherilyn was not only a true friend for many years but served as Chair of the Kingston Frontenac Housing Authority for over 6 years, while I was General Manager of the Authority. As my mentor, I learned the true meaning of what having a social conscience really is all about and that the fundamental guiding principle is to promote fairness and equity to those traditionally disadvantaged in our society. From Cherilyn’s early days as a Property Manager with the Metropolitan Toronto Housing Authority to most recently General Manager of Kingston Municipal Non-Profit, Cherilyn’s dedication to promoting professionalism in the social housing sector stayed a steady course until her death. Cherilyn also carried the banner for the Institute of Housing Management for over 20 years and supported IHM’s efforts to promote professionalism among property managers and administrators in the public and private sectors. Cherilyn’s sense of humor and sense of vision were truly a gift for all to share. I did not see Cherilyn in the last several weeks but on my last visit I told her how much we all loved her. We both knew that would be our last visit together. You will be missed Cher but never forgotten! Love you always, your friend! Greg Grange
