This month, we are welcoming three more Trusted Business Partners to the Real Producers family. PB & Drains, Amaven Media and Kihle Roofing & Construction.
Kihle Roofing & Construction is locally owned by a second-generation contractor. They are eager to take care of any construction, remodeling, roofing, or exterior needs for your clients. Bring all of your repair requests to them.
New advertisers mean more resources for you to better serve your clients, so this is something to celebrate!
PB & Drains is a locally owned family company that takes care of sewer inspections. That is all they do and they are darn good at it. So protect your clients, their home, and the transaction, and always opt in for sewer inspections. And before you rack your brain to figure out what PB stands for, it’s number 82 on the periodic table and it stands for lead. You’re welcome.
Amaven Media is the brainchild of a local entrepreneur who can take care of all your real estate pictures, videography, drone footage, and media needs. If you’re lucky, Madison will be donning her adorable pup in her bookbag during shoots!
If you’re ever in the market for a new vendor, I encourage you to check out our Preferred Partners list, located on pages 10-11. Every single business that participates with WRP came highly recommended by a top REALTOR®, and in most cases, several top agents.
And if you know of a business that isn’t a part of the WRP community but should be, please share! There is always room for quality businesses. And if you already use one of our vendors, we encourage you to let them know you saw them in Wichita Real Producers.
Sincerely, Your friend, publisher, and REALTOR®, Samantha

As a REALTOR® with ReeceNichols South Central Kansas, Kameron leads by example in the industry with a retail and office focus, as well as doing general commercial brokerage. And it all started for her by realizing that much was possible for her.
As she says, “In this business there aren’t a lot of women and even fewer minorities and I feel I’ve been able to break through that barrier with a solid support system, that includes, my faith, family, friends, agood work ethic and always wanting to learn and grow as an agent and person.”
As a native of Wichita, Kameron grew up and
attended Maize High School. From there, she went on to Butler County Community College and Wichita State University, earning her Associate of Science (A.S.) in Business Administration and Management, and her Bachelor of Science (B.S.) in Business Administration, and Marketing with an
As Kameron got her start in her career about 10 years ago, she started as a Brokerage Assistant for Occidental Management and left to pursue working as full-time Commercial Sales and Leasing Agent has been with ReeceNichols South Central Kansas
“I have worked as a Sales and Leasing Associate for the last seven years. I specialize in retail, office, single tenant representation for standalone buildto-suit franchisees and help locate investment opportunities for local and regional investors,”
“I have a strong passion for understanding my clients’ unique needs and can quickly establish a
Through time, Kameron has steadily built her record of achievement, receiving numerous accolades, including earning a spot among the Realtors of South Central Kansas President’s Club, in addition to Master’s Club status in 2022. She also ranked as the Top Commercial Agent for ReeceNichols South Central Kansas from 2020 to 2022. Plus she was featured by the Wichita in its 2022 Women Who Lead: Real Estate, Construction and Design feature.
Along the way, Kameron has amassed nearly $30 million in career sales volume, including over $7 million in sales volume in 2022.
Kameron also was on the Board of Directors as Membership Chair and Vice President for Women In Commercial Real Estate (WICRE). She is on the Board for the Kansas CCIM Chapter as Membership Chair. She’s also earning her CCIM Designation.
Thanking Her Mentors
Kameron has a great deal of gratitude for those who have supporter her steps to success through time.
“Dawn Truman, COO at ReeceNichols SCK has been critical in advancing my career path in Commercial
Real Estate. Dawn’s leadership, indus try knowledge, community involve ment, career achievements and awards are unmatched in this industry!” she says. “Dawn has guided and empow ered me through all my professional milestones and cheered me on as I’ve attained personal career goals. I will forever be grateful for her guidance and kindness.”
She also points to the leadership of Doug Malone, Founder/CEO ICT Capital.
“Doug has been influential to me as a mentor in Commercial Real Estate. A quote that describes Doug perfectly is ‘A mentor is not someone who walks ahead of you to show you how they did it. A mentor walks alongside you to show you what you can do,” Kameron says. “I am fortunate that Doug has allowed me the unique opportunity to learn the Development side of Commercial Real Estate. His transparency has given me the ability to work and see all sides of a transaction from start-to-finish which includes: site selection, building design, construction, leasing, and a tenant opening for business.”
Truly, Kameron demonstrates an uncommon passion for her work, commenting that she loves having the ability to make a real impact on the community.
“For me it’s about being able to make an income while making an impact,” she points out.
Family has been an important source of strength and enjoyment throughout Kameron’s life. She cherishes the influence of her parents, including her mom, Belinda Rich, who is a Business inte gration Leader at Textron Aviation, and her dad, Arlando Rich, who is a Line Haul driver for Old Dominion Freights.
Another person who Kameron highlights is her 22-year-old brother, Laron Rich.
“He is easily the smartest and kindest person I know. We are 10 years apart and I’ve always tried to make sure we had a close relationship. He is going back to school in the fall and would like to major in Physics.”
Away from work, Kameron loves traveling. Other favorites including riding 4-wheelers with friends and spending time with her 10-year-old Morkie, Khloe.
For
me it’s about being able to make an income while making an impact.
Supporting the needs of her commu nity is also a priority for Kameron. Some of her favorite groups include the Wichita Family Crisis Center, Goodwill, Family Promise, Leukemia & Lymphoma Society and Red Cross.
As Kameron reflects on her favorite types of work, she has a big place in her heart for non-profit organizations.
“I’ve been connected to the Wichita Family Crisis Center that is a domestic shelter for those who are experiencing a bad situation and helping them get back on their feet,” she says. “Another is Goodwill. They have just broke ground on a site I was able to find for them that will help expand their mission services program called NexStep Alliance. I like deals that help to better my community.”
ICT Capital to develop their stores. I was able to help find their East and West site locations, negotiated their leases for them.,” she points out.
“Then HTeaO Corporate connected me with their Derby franchisee and that site is currently under construction. In addition, I’m also connected with a franchisee in Garden City and Dodge City as well as a Kansas City franchisee looking for sites in Olathe, LenexaShawnee and Lawrence.”
Congratulations to Kameron Rich for the way she leads by example for her
clients and community … in the process, demonstrating what’s possible in life and business.
That’s how Shepherd Insurance Group was started.
That approach has led to a tremendous record of results and success. In fact, about 70 to 80 percent of their business is derived from referrals from their lender and
“We have three hallmarks to the way we work with clients here at our agency,” Heidi says. “The first is just to be easy to work with. People think this is a hassle. They don’t want to shop around for insurance. We usually cannot only save money, but we’re trying to make the process easy and keep it from being a headache for them. They
The process of finding the right coverage is just the start. Once that valuable insurance is in place, Tats and Heidi
“We don’t farm them out. We don’t give them an 800 number. We’re there throughout the whole process,” Tats says. “You know as long as you have insurance, you’re going to
call us for billing questions, claims, policy adjustments if your family grows, and we’re there for you if you upgrade your home, if you upgrade your car, and so on. Their policies stay with us. And they stay with us.”
Tats and Heidi are proud to be surrounded by a group of top-flight professionals who share their vision of client care.
“Together we provide that personal touch … that personal service and our team really believes in our mission. We have several superstars, including Melissa and Suzann,” Tats says.
“We often refer to them as the glue that keeps us going in this place,” Heidi says with a smile. “They pro vide outstanding service. And that’s really our approach. We always strive to have people readily available to help them quickly.”
Together we provide that personal touch … that personal service and our team really believes in our mission.
Heidi and Tats brought their own experiences with them as they first entered the insurance world years ago.
Heidi had earned a music degree as she came of age.
“I wanted to be an opera singer and perform in the New York Metropolitan Opera,” she says. “That was my goal. And the only reason I got into insurance was because I got tired of waiting tables. No one had ever bothered to ask me any questions or teach me about what I had. And needless to say, with a music degree, it was a bit of a learning curve.”
Tats found success in another path prior to getting into the insurance field, as well. She worked in the catering business.
Today, they take great pride in serving their referral partners with a relentless level of service.
“Our partners work very hard showing homes at night and on weekends,” Tats says.
“They’re very responsive when it comes to answering text messages and making sure they are there for their clients because the whole process is so stressful. So we assure them that when they send their clients to us that we’re responsive, we’re caring, and that we are an extension of them, so that the whole process is smooth.”
There are bedrock qualities that just automatically become associated with certain people in life and business … like they represent each other and match perfectly. With that in mind, it’s not uncommon to hear words like “integrity” spring forth from people when they talk about Lacey Pool.
As Broker and REALTOR® with Berkshire Hathaway HomeServices Penfed Realty, Lacey makes an honest difference for those around her.
“I always give people an honest answer,” Lacey emphasizes. “That’s the top priority for me and my agents. I put their needs above my own and I want them to know everything I do is for their betterment.”
Lacey’s real estate career got underway in December 2016.
As she thinks back, she says, “I went to college and got a business degree and had three kids under three. I had earned a teaching license. But I knew that wasn’t for me.”
She went on to work in finance for a time, as well.
“That didn’t do it for me either because you have the responsibility for the money but no control over how it’s spent,” she remembers.
It was time for some serious consideration and crucial conversations.

Lacey has thrived in the business. In fact, during her seven-year career, she has personally recorded more than 580 transactions.
In the process, she finished as the number four agent for Berkshire Hathaway HomeServices nationwide in 2021, and number six in 2022.
Beyond the numbers and tangible signs of success lies Lacey’s true love for the work.
“It’s about helping people achieve their goals. They may have challenging items. I like problem-solving for them,” she points out.
Family Drive
Family drives Lacey’s work and achievements.
As she says, “They are the reason I do this. I was a single mom before

“One of our favorite things is hosting people at our place,” she says. “We really enjoy having people over and spending time with them.”
Looking to the future, those who know Lacey Pool also know that they can expect her trademark sense of energy and spark to help those around her to continue on … as she looks forward to the chance to lead, mentor and guide the success of her team members and her clients.

vision,” Tricia explains.
“At Elite Real Estate Experts, we want to offer a brokerage with seasoned, top-producing agents. We are designed to take care of the agents and help them GROW, but being partnered and collaborating daily with the best in the business. The objective is to build with agents that believe in this concept and help build their business. We are selective. We are Elite. We have the Hanson Waite Team and also offer a very competitive commission package for individual top-producing, experienced agents.”
“I had a repeat customer that was a real estate agent,” she remembers. “He told me I should get into real estate. He said I reminded him of Lindi Laini who hit the ground running. I had children and needed flexibility and not work nights. That’s how I got into real estate in 2005.”
As she got her start in the business, Tricia worked on a
“From the start, I enjoyed meeting new people and being part of their story,” she says. “Looking back, I have a lot of clients who I worked with on their first houses who now have worked with me to buy four houses. It means a lot to have been able to go through different chapters of their
In the beginning, Tricia was told by some that she likely wouldn’t make it in the business. But she went on to clearly prove them wrong. She remembers the outstanding influences that surrounded her during those early days.
“I was CO-OPing with Lee Harp during the time, and he was an amaz ing agent. He was very professional and helpful. He talked to me about Realty Executives, and I quickly made the move. I was surrounded by the BEST in the industry; Christy Freisen, Greg Robson, Larry Underhill, Daniel Hood, Tim Holt, Leanne Barney, Eric Locke, Lee Harp … to name a few,” she recalls. “This group was TOP NOTCH. We all helped, supported, and helped to grow each other. Those were the days! There was amazing camaraderie in this office.”
Tricia has created success for herself and those around her at an
by family. Away from work, she looks forward to time spent with her husband, Cody (Owner of Waite Roofing and Construction), and her children — 24-year-old son, Angel; 19-yearold daughter, Liliana; 16-year-old son, Steven; 15-year-old daughter, Santana; 12-year-old son, Roman; and 2-year-old daughter, Oriah.
“My husband, Cody, is the glue to the family. He grounds me and is my better half. I was able to truly succeed when he became a part of my life in 2018,” she says. “It so important to have the right people in your corner, supporting,
understanding. The true meaning of unconditional support and love.”
“Each one of them brings a uniqueness to the family home and dynamics. Each of us has a role. For the team (household) to be successful, we all have to do our part. Using basketball, Santana is the point guard, Roman the wing, Stevie gets the rebound, Ry is the cheerleader, Cody Keeps score and I am the coach. Angel and Lily are subs since they’re adults and no longer live at home,” she smiles.
“In sports, everyone has to do their part to WIN. If the point guard fails to get the ball to the wing, there may never be a shot, if we don’t get a rebound, we can’t shoot again, if no one keeps score, how will we know who wins, and of course, the coach who motivates,
EVERYTHING I DO COMES AT A COST ON SOME LEVEL. I STRIVE TO BE A BROKER THAT IS AVAILABLE FOR MY AGENTS. IT IS AN ONGOING GOAL.
When it comes to giving back, Tricia and her team sponsor a local basketball team.
“Right now we are still in the works of sponsoring a basketball team, we have made monetary donations, but we are looking to do more. This will be in the next year,” she says.
In addition, Tricia is working on putting together a scholarship for female graduates of Bishop Carrol High School who plan on studying business beginning with the 2024 graduating class.
Each person faces challenges. Tricia recalls how faith helped her through time.
“I wanted to learn about Catholicism and attended class. At the first class the Priest made a statement I will never forget. He said,‘You don’t have to understand everything about faith, and you don’t have to become this sin-free Catholic overnight. If you are here to learn more, be closer to God, and work on one sin at a time, you are in the right
“This was exactly what I needed to hear, and where I needed to be. This class taught me a completely different way to live. I could go on and on, because it did change my life. The biggest mindset reset was to give instead of receiving, to love instead of seeking love, to try to understand people and their situation versus judgement. The faith made me a better person. A better mother, friend,
“It’s about balance. As a mother of six, I have a very busy household. I also run three to four miles every day, and make a date with my husband weekly. I try my best to see friends and take time alone to breathe. Praying is a daily event, and I aspire to do more in the community,” she says.
But every single day I try to wake with a grateful heart and go at it again. Regardless of the challenge in front of me, or what happened yesterday, every day is a new day to be a better version of myself. Success for me is staying true to that and giving myself grace.”
Today, Tricia continues learning, growing and contributing to the people around her in a number of meaningful and impactful ways. Each day, she demonstrates the promise and possibilities that can be realized by exploring new ground.
With all of the moving parts in a typical real estate transaction, the last thing you need to deal with is unexpected issues with a home’s electrical components.
Luckily, you have a trusted and experienced partner on your side to cover you and your clients — Owners Stephen Reed and Luis Acosta and their team members at Elite Electric.
Each day, they serve their clients with an accelerated brand of quality service. That service comes naturally, since Stephen and Luis both served the nation in the U.S. military.
“We were in the U.S. Army National Guard, and were electricians in the military. We have been best friends for 15 years,” Stephen says.
“I was deployed for a year and did electrical work for a year in Afghanistan and then came back and went to trade school here in Wichita. After that, I broke out on my own. I started a construction company with a friend for a year and a half. We did mostly electrical and then I started this in 2019, bringing Luis in 2020.”
As Stephen says, he and the team have a passion for helping clients bring their ideas to fruition.
“We do a lot of consulting work. We work with them and find the newest elements that are coming out. We find what they want and give them ideas,” he says.
“Along the way, we also teach them things they may not know. We like to provide options and walk them through.”
Stephen and Luis are proud to lead their team of seven professionals. Stephen oversees operations, including

The emotional and tangible impact of welcoming a client to their new home can’t be overstated. You’ve seen it yourself in the transactions you’ve been involved with … those moments when a milestone has been passed in a family’s life.
Angel Culver personifies that spirit, as well.
As a REALTOR® with JP Weigand, Angel feels fulfilled by welcoming her clients across heartfelt thresholds.
“I got into this to make people’s dreams come true and to give them the best buying and
selling experience possible and maintain that friendship through life with clients,” Angel explains.
One of the experiences that has stayed with Angel is the opportunity she had to work with an 87-year-

Angel’s successful business that is built on helping others may not come as a surprise. She has had powerful examples to follow throughout her life.
“I come from a background of entrepreneurs. My family owns car dealerships. In fact, I worked for my dad until I was 30 years old,” she says.
In the meantime, Angel had started her own family and pulled back from the working world to spend

real estate have been a perfect match for each other. One of the signs of her success is the fact that in that short time, she has already amassed nearly 40 transactions.
Along the way, she has quickly established herself as Weigand Residential Rookie of the Year at the Weigand downtown office, as well as Weigand Partnership Club. She also received Rookie of the Year, Master Circle and Rising Star through Realtors of South Central Kansas. In April and May she was a top 10 Agent at Weigand.
Angel chose Weigand because, as she says, “Weigand is privately owned, they’ve been around for over 120 years, and they have a ‘Standard of Excellence’ that embodies what my dad taught at an early age.”
Without a doubt, those who know Angel feel the drive that she puts to work for those around her.
“I want to be the best. It’s not about the money. It’s about taking care of clients who make the biggest purchase of their lives,” Angel emphasizes. “I love the hustle and seeing the smile on a buyer’s or seller’s face once the transaction is
completed. I like to see the joy in making their dreams come true.”
Family Highlights
Away from work, Angel’s world is enriched immensely by her family. She cherishes time with her family, including her two children and tight-

As Angel continues to build on her standout reputation, she offers helpful advice for others who look to take their own steps forward in real estate. Her transition wasn’t always easy.
“It is extremely difficult. When I decided to take my test and get my license, I thought it would be a breeze coming from a finance and car business. Nothing could have prepared me
“You have to go find your clients and market yourself. You have to be told ‘no’ time and time again until they say ‘yes.’ You have to prove to people why you are the right agent for them and be able to talk to people.”
The reviews about Angel’s work tell a vital story of contribution and dedication. She goes above and beyond what is expected.
As one satisfied client wrote, “Angel is the best. She will represent you with uncommon loyalty and integrity.”
Others have called her “a firecracker” who is an “energetic all-star.”
The bottom line for Angel is the joy she experiences when she welcomes clients across new thresholds.
As she says, “My baseline is clients come first. The way you become successful in this business is through maintaining a relationship with those clients, being at the top of your game, and being creative for their benefit.”
bringing REALTORS®, lenders, and vendors together to learn from one another, to build relationships with one another, to bring our real estate community together and show that we can work collaboratively to give our clients the best experience possible,” Jessica says.
“I have always lived with the ‘it takes a village’ mentality. There are several moving parts in a real estate transaction and it is so important that everyone associated with the transaction has a respect and care for one another, as well as for our clients. If the agent on
Jessica was born and raised in Wichita, graduating from high school in 1998. Along the way, she pursued her passion for competitive swimming that started when she was 6 years old and extended through school.
She found that the initial influence for her to get into real estate came from family. In fact, her oldest brother, Austin Kinzle, has been in the industry for over 17 years and had encouraged her through time to give it a go.
As she remembers, “I was a Property Manager for several years prior to
switching, which led to a smooth transition. I have always had a love for homes, I believe every home and every person you meet has a story to tell, and I am here to find out what that story is. I had managed several properties and felt I would enjoy selling them as well.”
Jessica earned her license in 2020 and then put it into use beginning in 2022.
Jessica’s love for the business has come quickly—paved by her desire to teach, lift and guide others.
“It is my passion … to see others succeed, to help them realize their full potential and be their biggest cheerleader,” she says. “As of April 2023,
Kinzle & CO REAL ESTATE was born, and I am so happy with the ladies who have chosen me to share a vision and share the same core values as I do.”
The measures of success have come quickly for Jessica. She earned the President Club Award during her first full year in the business. So far, Jessica’s career volume stands at around $4 million, including nearly $3 million in 2022.
As she thinks back, Jessica says that one of her favorites in the business to watch before she joined was Christi Madden with Keller Williams. Christi has served as a strong inspiration for Jessica in her own career.
“Everything about her, the way she operates, cares for her clients, goes above and beyond for others, and the special detail she puts into showing her appreciation summed up the type of REALTOR® I wanted to be for my own clients,” she says.
“I also owe much gratitude to Jordan Wuest with JPAR Leading Edge. I chose his brokerage because of the level of care he has for his REALTORS®, and
Jessica’s life is made much more fulfilling by her family, including her daughters—23-year-old, Jacie; and 17-year-old, Kylee.
In her free time, Jessica is drawn to activities that help her continue to learn and grow, including books, podcasts, YouTube videos and intriguing conversations with her friends about topics such as positivity and manifestation. Some of her favorite moments are spent around the water.
When it comes to giving back, Jessica takes part in “Wichita Women for Good,” a giving circle of women who donate a certain amount of money each quarter and then nominate and choose a nonprofit to receive donations for
“I am also a big advocate for the Mayflower Clinic (free healthcare clinic, donate what you can), and my love for animals has my bleeding-heart giving often to the Kansas Humane Society,” she says.
“Other than that, I do enjoy volunteering my time when the opportunity presents itself to helping the homeless community.”
Jessica’s strength in helping others has come from the resilience she has fostered in her own life.
“I have battled depression, overcome substance abuse, alcoholism, and raised my daughters alone, all while trying to find my purpose and passion in life,
it only took me 38 years, but I believe
she says. “To know that my clients can rely on me to fight hard for them, to not allow them to be bul lied in a transaction, and to do my best to get them from start to finish with as little bumps in the road as possible is what keeps me excited about what I do.”
