welcome On behalf of Anthony Webb Estate Agents, I would like to extend to you a very warm welcome to the May edition of our magazine, Palmers Green LIFE. You will see that this month Palmers Green LIFE has grown. I would like to welcome Sue Beard, Ellie Sales and Fariz Uvais onto our editorial team. Sue writes a Palmers Green community website called Palmers Green Jewel in the North and Ellie is the Chair of the PTA at Hazlewood School. Fariz is a partner in the law firm Harper & Odell Solicitors. The month ahead will be busy in Palmers Green for community events. Hazelwood School will be holding their Animal Fair on 9th June, there is the Open Studios & Art Trail in Southgate and Palmers Green on 8th & 9th June and the following week on 15th June the Green Lanes Business Association will be holding the annual Shopping Festival in Hazelwood Lane. All these events are supported by Anthony Webb. For any further details feel free to contact us. Our readership is also growing as Palmers Green LIFE is now being delivered to homes and businesses in Crouch End and Muswell Hill, as it seems that many people buying in Palmers Green are coming from these areas.

April has been another amazing month for the Sales and Lettings departments at Anthony Webb. Go to our centre page showcase to see some of our successes. Due to this success we now have an addition to the team at Anthony Webb, Susan Babaie. Should you be looking to buy, sell, let out or rent in Palmers Green or the surrounding area please do not hesitate to contact Susan or anyone else from our experienced team. This month, Past Times remembers the days when Palmers Green had its own department store, Evans and Davies. I am so glad that the building still survives on Green Lanes even though the store is a distant memory.

Past Times in Palmers Green ... In 1920, Mr D.C. Exton Evans and Mr W Cook Davies, opened up a department store in Palmers Green which was called Evans and Davies. Evans and Davies originally traded in a smaller shop a few doors away which opened in 1911 and due to its success they decided to build a brand new building for their store. The building, at 305-311Green Lanes, stood out with its grand 1920’s splendour including a large central arched window over the top two floors and its impressive façade which would immediately greet you as you came down Green Lanes.

The store had 27 departments over three floors which you could use the passenger lift to go between. The two Welsh friends already had two other shops in Leyton which they had opened in 1907 and with their latest expansion in Palmers Green they decided to open a department store that was in the style of those already established in the West End. Their concept worked and was a roaring success which set a standard that many other enterprises in the area aspired to and benefited from.

1920

The shops founders died in 1934 (Mr Davies) and 1938 (Mr Evans) but the department store continued to trade as a thriving business under the same name for many more years, even during the difficult years of World War II and the post war period. The shop was famed for having an overhead wire system to settle the bills for purchasers. The sales assistant would place the account and the cash into a cup that was attached to the overhead wire system. The assistant would then pull a handle which would send the cup into the cashier’s office. The cup, containing the change and the receipt, would then be returned by the cashier’s office to the assistant in a similar way.

1950

In 1956 during renovations to the store, the overhead wire system was removed and the shop fronts were changed. As years went by, trade started to dwindle for the store as people’s shopping habits changed mainly due to the increase in popularity of indoor shopping centres with parking. The store struggled to survive. The Co-Operative took over the store but this did not help matters and Evans and Davies finally closed down in 1980. During the early and mid-1980’s the building started to deteriorate due to very little maintenance being done. The store was used by various market stalls but not to a great success. In 1987 the building was renovated and the ground floor was split into two stores occupied by Cullens supermarket and Multiyork Furniture. Cullens did not survive long and tenants in the shop have since included Moben Kitchens and currently Starbucks. The upper floors are currently occupied as council offices. The building has also been renamed as Triangle House. Sale in 1967

The thatched house that went for a Burton It may seem hard to imagine it now, but once upon a time Palmers Green was famed for a quaint rural attraction. Until 1938, the site of Palmers Green’s excellent hardware store Westlakes was occupied by “Ye Old Thatched Cottage”, a local landmark. Alan Dumayne in his book Once Upon a Time in Palmers Green says that in years gone by the mere mention of the Cottage would bring a faraway look of sweet remembrance into old Palmers Greeners’ eyes. The cottage had been built in the late 18th Century by the Governor of the Bank of England Thomas Lewis as a lodge to the big house, The Lodge, which once stood on the east side of Green Lanes. (Anthony Webb’s office is just opposite the northern edge of The Lodge’s grounds). The Cottage lost its rustic gardens to the widening of Green Lanes in 1906 and had begun to look a little sorry for itself by 1911 when it was rescued by one Percy Whellock, who had it as a garden shop and nursery (there were two acres of ground behind). The cottage was a well-known attraction, with colourful and abundant bedding plants in front setting off its attractive rural thatch. It was demolished to make way for a branch of Burton’s gentleman’s tailors in 1938. Well established and possibly at their zenith when they came to Palmers Green just before the Second World War, Burtons were founded in Chesterfield in 1903 by 18 year old Montague Burton (then known as Meshe David Oskinsky). Burton’s aimed to be an ethical employer by the standards of the time, giving generously to support the arts and even playing a role in the founding of the United Nations. One of Montague Burton’s mottos was ‘Good clothes develop a man’s self-respect’ and a full, smart but affordable three piece suit became known colloquially as the Full Monty. It was a Burton’s tradition that the foundation stone for each new store should be laid by a member of the family, and Palmers Green’s stone can still be seen. If you ask nicely, Westlakes staff will proudly show you a picture of the Thatched House and remains of the original fittings from the 1930s store, including a fine parquet floor. They will also cut your keys, supply you with a new phone, and give you DIY advice and the tools to transform your home, and do it all with a friendly smile. You don’t get that at Homebase. HPSA have been very busy over the last few months leading up to the end of this academic year. On the 28th April we hosted our first car boot sale in over 10 years. Thank you to everyone that attended our event. The weather and atmosphere was great and everyone had a fabulous day. With Anthony Webb’s sponsorship we raised over £2,000 for our school and hope to hold another car boot sale in the near future. We would love to see even more people attend next time and really build the event for both the school and the wider community.

This term the children have been taking part in our very own talent contest “Hazelwood's Got Talent' and HPSA will host the final at the end of May. Everyone is very excited and when our finalists take to the stage, Tony from Anthony Webb will be a guest judge on the judging panel.

The largest fund raising event of the calendar year is our “Animal Fair” that will take place on Sunday 9th June from 12-4pm. There will be lots of attractions for the family to enjoy including a petting zoo, bouncy castles, games and craft stalls, food and drink. This event is an affordable family day out open to our community. Please join us to make this our best fete ever. Ellie Sales, PTA Chair - HPSA Hazelwood School, Hazelwood Lane N13 5HE

Ask a Local Lawyer Fariz Uvais is a partner in the law firm Harper & Odell and has a consulting office in Palmers Green. Write in and ask your legal questions. Fariz will try and answer your questions in Palmers Green LIFE each month. Send your questions to Harper & Odell, 348 Green Lanes, N13 5TJ or by email to farizu@yahoo.com.

I own a leasehold flat and I have heard that I may be entitled to extend the lease, is this actually possible? Lease extensions protect and add value to a leasehold property. Having a longer lease will make it easier for a purchaser to obtain a mortgage, and therefore your flat will be more attractive in comparison to others with shorter leases. The law grants long leaseholders the right to extend their lease by 90 years e.g. if there are presently 76 years remaining, you can obtain an extension to 166 years (76+90). This applies whether or not the landlord agrees. A further advantage to extending a lease under the 90 year route is that the ground rent is reduced to zero. This comes into effect immediately, not after the expiry of the original term.

Where possible one should extend a lease before the number of years remaining reduces to below 80. Under the rules applicable to valuation of the landlord’s interest, it gets significantly more expensive to extend a lease when the unexpired term falls below 80 years. Whilst it is still possible to extend a lease if the unexpired term falls below 80 years - it will just cost more. The primary legal requirements for the right to extend are: (i) the leaseholder must have owned the flat for a minimum period of 2 years; and (ii) The original lease was granted for a term of at least 21 years generally leases are granted for at least 99 years so this is almost never an issue.
