s we face increases in climate change, seed patenting, and the genetic modification of crops, it’s time for a gardening practice that few of us home gardeners actually bother to undertake, but which is actually every bit as important as growing food: seed saving. “We are now experiencing significant climactic extremes, change, and fluctuation,” says Cary Fowler of Rhinebeck, who is the international nonprofit Crop Trust’s senior advisor and the creator of the Svalbard Global Seed Vault, aka the “doomsday vault,” which houses samples of nearly 800,000 crop varieties on a remote island located halfway between mainland Norway and the North Pole. “Species, including pests and diseases, are on the move,” Fowler says, “meaning that our crops are or soon will be growing amidst new and historically unprecedented combinations of other species. The effects are difficult to model and impossible to predict, but certainly we will be experiencing surprising effects, often unpleasant.” In the midst of these growing threats to the food supply, Fowler suggests thinking of “the gardener as a researcher, as someone who by design or default is yearly experimenting to see what works and what doesn’t.” He finds the story of the gardener analogous to the story of American agriculture, “of natural selection repeated everywhere every year.” Gardening, he explains, “can reveal important hidden traits in the genetic makeup of our crops. It can reveal chance and potentially valuable mutations and new genetic combinations. Seed banks that supply professional plant breeders are primarily constituted with samples from farmers and gardeners. This is the diversity from which new varieties are created. So small gestures—identifying variation and conserving it—truly come to be the biological foundation of our agricultural systems globally.” Seed saving, says Fowler, “deepens one’s connection to and understanding of gardening and the genetics that underpin it,” as well as “promotes local adaptation.” Seed saving used to be so integral to gardening that nobody talked about it, says Timothy Johnson, preservation director and seed bank manager for 8

the national nonprofit Seed Savers Exchange (SSE), headquartered in Decorah, Iowa. SSE has conserved seeds from members’ family heirloom varieties and 26,000 endangered traditional varieties from around the world. Since joining the SSE five years ago, Johnson has noticed that seed saving is trending. “A whole rash of books about seed saving have hit the shelves,” he says. “It’s also interesting to see chefs on TV say, ‘I’m cooking with the Detroit Dark Red Beet.’ People’s understanding of vegetables has been elevated. Celebrity chefs have championed farmers and market growers and learned the lexicon of gardening, so people have come to appreciate that not all beets are the same, that ingredients matter.” It’s not essential for all gardeners to be seed savers, says Fowler, but “there is no crop we want to keep growing in the future whose diversity should not be saved”—especially minor varieties of vegetables and fruit, legumes, and root and tuber crops. HOW TO START SEED SAVING So if you’ve gone to the trouble of planting a garden, why not make the small gesture of saving seeds? Johnson suggests starting with easy crops like peas and lettuce, which don’t cross with neighboring plant varieties. For peas, he says, “All you have to do is just not eat some of the crop. Just leave your pods until they’re nice and dry—what we call soup peas—and then you can plant them next year.” With lettuce, he says, “Let it grow and it’ll bolt and flower and seed, and then you just save those seeds and plant it out next year.” But don’t let seed saving stress you out. “Do what’s convenient,” Johnson says. “Maybe it’s just capturing some nasturtium or poppy seeds and sprinkling them back into the garden next year. Whenever you’re curious, just jump in. People can get concerned that there’s a right way and a wrong way to do this, and there isn’t. Gardeners have been experimenting and playing and taking advantage of making mistakes for years. That’s how we’re human, actually.”

GOOD THINGS COME IN SMALL PACKAGES, IT’S BEEN SAID. That philosophy is at the core of the current tiny house movement, whose followers—motivated by economic and environmental concerns and a search for simplicity—are radically downsizing their living spaces. In response, several manufacturers are offering space-efficient prefab homes in a variety of styles and—yes, tiny— sizes. The “tiny” part is no exaggeration: These diminutive structures range from 100 to 400 square feet, as opposed to the average American home, which is about 2,600 square feet. But going small can be a big leap, so perhaps the best way to get a true taste of the tiny-house lifestyle is to spend a night or a weekend in one of these bite-sized buildings. “A lot of people may not be ready to give up their regular-sized home full time, and this place gives them a chance to try out that fantasy of a simpler life,” says Seth Porges, a journalist and TV presenter who divides his time between Beacon and Brooklyn and owns and operates a tiny house as a getaway retreat in the Ulster County hamlet of Marlboro. “But mainly it’s a great way for people who live in the city to relax and recharge in a really beautiful spot. And, at 180 square feet, it’s about the same size as a lot of New York apartments, so that part might not really even be that much of an adjustment for most people who come up from the city.” 10

Last April, Porges opened the Glass House, which has an abundance of windows despite its compact size. The towable, cottage-style structure, built by the Wisconsin company ESCAPE Homes, sits on 30 acres of farmland. The aptly named house’s windows offer glorious, three-sided panoramic views of the distant Shawangunk Mountains and the farm’s open fields, old horse stables, and even a functioning chicken coop. Guests can gather eggs to prepare for breakfast using the induction cooktop in the Glass House’s fully-equipped modern kitchen, which has a table and two chairs, while deep shelves above the stainless-steel sink hold dishes and cookware. The cedar-sided, solar-powered house’s other appointments include propane HVAC heating and air conditioning, WiFi, and a shower, microwave oven, electric kettle, and dry-flush toilet (the same type used by Matt Damon in The Martian). Outside, there’s a picnic table and outdoor furniture surrounding a fire pit for nighttime hangs. A friend of Porges owns the farm. Porges initially considered yurts and repurposed shipping containers for the rental dwelling, but he was knocked out by ESCAPE’s Traveler model—and promptly ordered one in February. The unit’s clean-lined, pine-and-maple interior and astoundingly efficient use of space were key points. “It’s small, but it feels really big,” Porges says. “There’s a surprising amount of hidden storage, and the whole inside is really nice. It’s basically a cabin in the country, but it’s not ‘roughing it’ at all.” There is, however, one amenity guests won’t find in the Glass House. Although ESCAPE offers the option of a hideaway TV, Porges decided to forgo that feature. “Of course, they can still stream video on their laptops if they want to,” he says. “But when they’re lying there on a quiet night in the [queen-sized] bed, staring up at the stars all around them, they really won’t miss TV at all.” The Glass House, located in Marlboro, is available for rent on Airbnb.

Landed gentry, Hollywood-rich newcomers, and working-class locals make a volatile cocktail in this tale full of stiff drinks and bad behavior. Each chapter takes place at a different party, spotlighting two mismatched couples: a hole-in-one screenwriter and his disaffected artist wife, and a caretaker’s son and cop’s daughter. Though Spencer’s characters are each unhappy in their own ways, readers will find ample joy in his masterful, sensuous prose.

S
teve Stiert found himself at a transition point back in 2010, amicably parting with both his wife and his career at IBM. “I refuse to call it a midlife crisis, because I have no regrets,” he says. “But my fundamental nature was different from how I’d been living my life. If you had told me seven years ago that I’d own 13 donkeys, I would’ve said, ‘What are you smoking? Why donkeys?’” What happened was that Stiert’s daughter was doing pre-veterinary studies and joined a donkey club. “We watched funny donkey videos,” he says, “and I kept coming across information that just connected with me.” After learning that, unlike horses, donkeys don’t require a large pasture for roaming and galloping, Stiert realized that he could easily keep some critters happy on his four-acre property in Ulster Park. “I don’t think my daughter believed [I was serious] until I started picking her brain for stable ideas,” he says. “I have a one-acre paddock and a shelter with four walls and stalls that mostly stay open, and [the donkeys] do fine. They’re a desert animal; rich pasture makes them overweight.” Stiert now shares his life with a cast of 13 characters that includes Stripes, a zonkey (zebra-donkey mix), and Susie, a retired sheep-guarding mini-donkey. He relishes all their quirks. “Susie can back off Stripes and he gives up; she’s a piece of work,” he says. “Blaine will try to climb into your lap even though she’s 250 pounds. When she weighed 150, I used to cradle her in my arms.”
And what began as a hobby has evolved into Hudson Valley Donkey Park, a nonprofit that Stiert operates with a threefold mission. First and foremost are therapeutic activities involving the donkeys, which he regularly takes to visit the Children’s Home of Kingston and residences for seniors and disabled folks. “If I’m ever torn between events, people in institutional settings come first,” he says. But Stiert has expanded the organization’s therapy initiative since discovering that all sorts of people seem to glow after getting some donkey love. “I know it’s not some panacea, and that’s how I settled on the name ‘Little Brays of Sunshine,’” he says. “People leading normal lives can use contact with donkeys to work their own therapy.” Hudson Valley Donkey Park’s second priority is its ambassadorial and educational role. Stiert takes his donkeys on outings to libraries, schools, and nature centers, and teaches Donkey 101 classes at SUNY Ulster and Cornell Cooperative Extension. Last come a Meetup group and public hikes with the donkeys—everything from easy rail-trail strolls to rock scrambles. But you’ll never find these donkeys working for cash. “I don’t ever want people arguing that we should go to this or that because it pays more, so we don’t do weddings, petting zoos, birthday parties, or nativity scenes,” Stiert says. However, he adds, he and his donkeys “did participate in the funeral of a donkey lover, which was an honor.” upstate HOUSE

“[Donkeys] want to build relationships—it’s their nature to like people.” –Steve Stiert For Stiert, Hudson Valley Donkey Park is not exactly a goodwill project or a farm, even if it does keep a herd of hoofed creatures. He considers the park to be a shared home. “It’s always been my philosophy that when we domesticate animals, they have been stripped of their normal mental and physical stimulation, and it’s our job to try to make up for that,” he says. “So I set out to try to find something for us to to do, and the things we have found to do have been beneficial.” And to say the donkeys are enjoying life would be an understatement. “The best thing is that donkeys don’t seem to attract anything but nice people,” Stiert says. “They span the political, religious, and every other spectrum, but there’s just a shared decency. I feel blessed to own these guys and try to be very generous about sharing them. And the more I get to know them, the more I like to think I am probably a donkey in human form.” Donkeys, Stiert notes, are the equine world's hardest workers: they carry loads and people and guard livestock (unlike a horse, a donkey’s instinct is to fight rather than flee). Around 95 percent of the world’s donkeys are still used as beasts of burden, mostly in developing countries. The denizens of Hudson Valley Donkey Park, however, do brain work, and Stiert finds them enormously apt. “Donkeys have an awareness of the big picture that goes beyond their immediate interests, and very vibrant individual personalities,” he says. “They want to build relationships—it’s their nature to like people. And they rehab really well—you can take in a rescue and end up with a really nice donkey.” Indeed, Stiert seems to feel honored by and grateful for every aspect of his association with the herd. Donkeys, he notes, are more like cats than dogs than you would think, and just as individual. “They have their own take on things,” 18

he says. “The donkeys offer a nonjudgmental source of affection; there’s no need to keep up pretenses. Kids who feel like they’ve gotta be tough and tease each other, kids with those ingrained defense mechanisms—when we visit with donkeys, we try to provide an environment where they can let go of all that and be themselves. It’s rooted in insecurity, and donkeys give a lot of positive feedback to calmness and confidence. You see these little changes in the kids [who work with them], and hope it builds over time.” Currently, Stiert is looking for a new home for the donkey park, a larger property where he could build a central barn and an indoor arena where guests and donkeys can enjoy one another’s company, even in bad weather. But he wants to keep it intimate, like his current place. “I can look out my bedroom picture window and have a nice view of the front paddock about 30 feet away,” he says. “From my back windows, I can see the back paddocks and front of all the stalls. I designed them to face the house. ots of people think they know two things about Coxsackie—and they’re wrong about both of them. The first thing is how to pronounce the name of this village on the banks of the Hudson in Greene County: It’s “Cook-SOCK-ee,” as opposed to the way that many people pronounce it, which sounds vaguely anatomical and vulgar. (The village’s name is actually said to be a Native American term for “owl’s hoot.”) The second thing is that the Coxsackievirus, which spread through Upstate New York in 1947, did not technically originate in Coxsackie. The virus got its name because the samples that scientists in Albany used to isolate and identify the disease happened to come from two children in the village of Coxsackie. The discovery was a scientific breakthrough that deepened the understanding of viruses in general, and the scientists who named the virus after the village considered it an honor. But today it’s the virus, not the breakthrough, that people remember, as you’ll inevitably discover when you tell your friends about the charming village you visited, and in response they wrinkle their noses and reply, “Wait, you mean, like, the virus? Also, is that really how you pronounce it?” At least you now know better, and so will anyone else who visits the village’s waterfront park, situated on the Hudson River at the end of Reed Street. The Hudson Valley has no shortage of charming waterfronts, but the stretch of river near Coxsackie narrows into something more intimate and approachable than the wide, mighty banks the Hudson is known for further downstream. Summer in Coxsackie is tranquil and enchanting,
especially on Wednesday nights, when a farmers’ market operates in the park until dark, and all the new shops on the resurgent Reed Street turn on their lights. THE SCENE Coxsackie has never been known for a particular industry the way nearby Athens was known for shipbuilding or Hudson for whaling. Founded in 1652 as part of New Netherland, Coxsackie has always been primarily a sleepy bedroom community, with people working outside the village—on farms in its early history, and today at the Coxsackie Correctional Facility or by commuting about a half an hour to Hudson across the river, Kingston to the south, or Albany to the north. The village also hasn’t had much of a centralized business district, leaving residents to resort to the ring of shopping centers beyond its borders. That’s helped keep the village itself pretty quiet, with idyllic suburban streets giving way to rolling patches of farmland. But recently, Coxsackie has begun to thrive. Part of its renewal is thanks to the co-located residential community of Sleepy Hollow Lake, situated on 2,200 acres within the municipalities of Coxsackie and nearby Athens. Centered around a 2.5-mile manmade lake, which is also a Class-A reservoir of drinking water for local communities and a popular fishing spot, Sleepy Hollow Lake offers a wide price range of homes for sale or rent, and provides a year-round roster of activities and celebrations for its diverse population of families, singles, and elderly people.

Coxsackie is also beginning to boom because of the restoration of Reed Street, the block-long historic district at the center of town. Flanked by colorful brick buildings, Reed Street is easily one of the region’s most striking main streets— and at about a quarter of a mile, is certainly one of the shortest. Over the years, Reed Street has seen many boom-and-bust periods, with periods of activity giving way to shuttered storefronts. But the renewal that’s begun over the past year has vitality, thanks to new businesses like Reed Street Bottle Shop and Mansion & Reed general store, both specializing in local products, and eateries like the casual Italian restaurant and café Che Figata, which are bringing a modern vibe that locals can’t get otherwise. The wares offered are sophisticated, and the new businesses’ owners and staff are down-to-earth and welcoming. THE MARKET Coxsackie may be (literally) a stone’s throw away from Columbia County across the river, but in terms of pricing, the two locations are oceans apart, as many frustrated would-be Hudson homeowners find when they realize how much more bang for their buck they can get here. Three-bedroom farmhouses and cottages in the village, dating back to the 1800s, routinely sell for less than $200,000, while regal four-bedroom hilltop Victorians can be had for under $300,000. Prices don’t get much higher than that, as Coxsackie’s density means that large houses on roomy lots are scarce. But at press time, a six-bedroom mansion from 1811 with a carriage house and in-ground pool, all in impeccable condition, was on the market for $450,000. Meanwhile, in Hudson, $450,000 would only fetch something half the size and in nowhere near as good shape.

T
he antique train station in Brewster looks perfectly situated because the village sprang up around it, rather than the other way around. In 1849, Walter Brewster, who had just purchased the farmland where Brewster now stands, in Putnam County’s southeastern corner, invited the New York and Harlem Railroad to extend its line from Croton Falls to his new property. Once the station was built, incorporating some outbuildings dating back to 1831, Main Street was laid down so that horse-drawn carriages from Danbury, Connecticut, could come to the new station, and the village of Brewster was born as a transportation hub. It’s still a hub today, with Metro-North bringing commuters to Grand Central Station in an hour and 20 minutes, and the entrance to I-84 and I-684 just minutes away. Located within the 32-square-mile town of Southeast (population 18,070), Brewster has many qualities that train riders and highway drivers miss, including oldfashioned village charm. And Brewster is situated within an important watershed for New York City, with a cluster of reservoirs and waterways on its west side, including the 74.9-acre Lake Tonetta, whose beach attracts visitors from throughout Putnam and Westchester counties. Brewster may be small in scale, but it retains a high density, with its entire population of 2,390 packed into a half square mile. Its density led to a demographic shift
in the 1990s. As the village’s lifelong residents passed away, few newcomers wanted to fix up its grand old Victorians on small plots of land, opting instead to buy into new houses built on larger lots outside of the village, supported by new shopping centers and big box stores. But while this was a common trend, what happened next in Brewster was anything but typical. THE SCENE As the village emptied out, its old houses were converted to rentals and a new population moved in, predominantly immigrants from South and Central America. Today the village’s population is 56 percent Hispanic, and has the highest concentration of Guatemalans in the United States, making Brewster far more diverse than the region’s other villages. Initially, the newcomers were eyed with suspicion, just as Irish immigrants were barred from having businesses on Main Street at the turn of the century, and Italian immigrants a generation later found themselves outcasts. But the Hispanic families founded so many successful businesses—including bodegas, markets, and restaurants—on Main Street that, while other downtowns are just starting to revitalize, Brewster’s has been thriving for years. Downtown is an ever-changing foodie scene,

but a few holdouts remain: Bob’s Diner has been open since 1955, though it’s no longer open 24/7, and the Jack & Jill Q Lounge, open since 1963, continues to unite old and new Brewster residents in its popular pool hall. These days, the village has lots of positive energy. The village government is supporting the revitalization of downtown’s old houses, and new bike trails are being built. But some things haven’t changed: Brewster continues to draw families with its excellent public school system, manicured Little League field, and plethora of parks, lakes, and reservoirs. When a village grows around a train, change is always coming down the tracks. THE MARKET Brewster’s small size means that new housing stock tends to be scarce, leaving buyers few options. At press time, there were only seven houses on the market, but those seven houses were diverse enough to give a good indication of life in Brewster. On the lower end of the market were old houses that were converted into apartments and multifamily homes with minimal renovation work completed, such as a $165,000 home with five bedrooms and two bathrooms. At the high end of the market was a fully-restored four-bedroom home built in 1900, measuring over 3,000 square feet, priced at $425,000.

pcycling and DIY are more than trends—they’re expressions of environmental caring and, increasingly, components of an aesthetic movement that’s being embraced by designers like Marco Anthony at the Green Palette in Kingston. Anthony’s designs are rooted in what may be the ultimate upcycle move: turning roughhewn shipping pallets into eye-catching cabinetry and furniture that’s as green as it gets. The look resembles reclaimed barn wood, but the price does not. Anthony is a former corporate designer gone rogue. After studying sustainable design at the Fashion Institute of Technology, he worked at Crate & Barrel and Restoration Hardware, but was frustrated by the strategy of planned obsolescence and the use of medium-density fiberboard (MDF)—which he describes as “sawdust bound together with toxic glue made from formaldeyhyde and urea”—in massmarket furniture. MDF is notorious for chipping and breaking down, handling moisture poorly, and off-gassing carcinogenic formaldehyde when improperly sealed. “I just couldn’t swallow the hypocrisy,” Anthony says. “They wanted an appearance of sustainability, but didn’t really care about where anything came from or how it was made. They’d even tell the manufacturer to take pieces out. I’d say, ‘But it’ll fall apart,’ and the response was, ‘We’re not building it to last, we’re building it to sell.’ Eighty percent of what the big stores sell is MDF.” Anthony wanted to make better, more creative products. “I come from an architecture family,” he explains. In fact, he happens to be the grandson of the late, internationally acclaimed architect Raul Campos. “I was eight years old, building a house out of cardboard,” he recalls, “and [my grandfather] came over to me and said, ‘You are going to be an amazing artist one day.’ That stuck with me.”
In 1992, while studying at FIT, and working as a decorator for Harrow’s home goods and maintenance stores, a Christmas decorating gig led Anthony to fall in love with the trash-to-treasure concept. One day he ran out of garland for a restaurant and panicked. “I saw these workers throwing out garbage bags of fake Christmas trees,” he recalls. “I asked to keep them and began cutting all the branches from the trees and making a garland out of it. When the job was done, the owner said he’d never seen a garland as beautiful as that. I smiled and kept the secret to myself. From that day on, garbage and I became best friends.” In 2007, Anthony ditched his corporate career and began designing and importing pieces made from reclaimed teak. But when the economy nosedived, importing his designs— even in reclaimed teak—was no longer a sustainable business model. He found himself drawn to the ubiquitous shipping pallet. “I saw pallets being thrown out and thought, ‘What if I made simple modern designs from this wood?’” he says. “I could sell them at a similar price point to IKEA’s, offer genuine sustainability and better quality. Too often, people are expected to pay a thousand dollars more for something ‘sustainable.’ Who has that?” Shipping pallets, whose standard size is 48”x 48”, are mostly made from southern yellow pine or oak scraps, making pallet wood MDF’s polar opposite. “A lot of people have heard it’s chemically treated because it used to be sprayed with pesticides—that’s illegal now, and any pallet stamped ‘HT’ is heat-treated and chemical free,” Anthony notes. “Pallet wood has enormous character. It’s a stubborn wood, it wants what it wants. No carpenter who needs everything 100 percent square and level wants to bother with it—it breaks every rule, it’s got nails, the depths and thicknesses vary. But the finished look is so beautiful. I think my favorite stuff is the cabinetry—it’s

got more variation in tone than the expensive, reclaimed barn siding everybody wants. A bricklay pattern in pallet wood is just so gorgeous.” In 2012, Anthony opened the Green Palette in New Paltz. At first, he only created walls of pallet art. Six months in, he began turning pallets into benches and tables, but not many sold. So he began making marquee letters out of pallets, installing lights in them, and posting them on Etsy. “We started getting sales left and right,” he says. The platform beds sold well too. In the past five years, he’s made everything from cabinetry to outdoor sectional sofas. Before upcycling, pallets must be deconstructed and sanded, a time-intensive process. “The thing about pallet furniture is there is a lot of work in recycling the pallet to use again,” Anthony says. “We typically don’t charge for that service, but when we do large volume it works against us. So we’re scaling back our business to create one-of-a-kind furnishings, like art itself. We can’t do mass production because the labor costs exceed the retail cost of our products.” Now housed in a repurposed brush factory on Kingston’s Greenkill Avenue, the Green Palette offers workshops in creating pallet furniture, birdhouses, signs, or whatever a 26

-Marco Anthony customer can imagine. “You can bring me a coffee table design you saw on Pinterest or dreamed up or whatever,” Anthony says, “and I’ll give you a price to make it from pallet wood—let’s say $300—or you can come and spend three hours working on it with me. I supply tools, materials, and expertise, and you’ll have your table for $65 and have learned something besides.” For inspiration, and to keep customer’s kids busy, the shop features an indoor treehouse, puppet theater, and DJ booth— all made from pallets, of course. This fall, Anthony is debuting carpentry-based math workshops for kids. “Math is art and art is math,” he says. “You gain a visceral and visual understanding of fractions and geometry from working with wood.” You can find Green Palette products on Etsy and Instagram, where Anthony has over 22,000 followers, and he is in discussions with HGTV producers about a reality show, tentatively titled “The Adventures of Pallet Man,” that would allow him to showcase his methods and philosophy. “I have an old Army uniform covered in peace-loving patches, and the nametag says ‘Pallet Man,’” he says. “It’s all about applying that recycling concept to absolutely everything we do, figuring out new ways to learn from it.”

A
rchitect Steve Marchetti doesn’t live in his dream house, but he visits it often. Well-versed in traditional and modern vernaculars, he has enjoyed an easy rapport with clients over his 30-year career. But when one particular Manhattan couple asked him to design a weekend retreat in northern Dutchess County, Marchetti found them so remarkably simpatico with him that the resulting house, situated on a rolling hilltop, ultimately became his masterpiece—and the basis for a flourishing friendship. These days, his clients invite him over regularly for dinner, and ask him for guidance on furnishings or to tweak his original design to support their changing needs. “Their vision corresponded exactly to what I would design for myself,” Marchetti recalls. His clients had just bought a ranch house on 16 acres outside Rhinebeck, but they envisioned creating a minimalist modern rustic house in its place. As a lifelong admirer of Frank Lloyd Wright, Marchetti proposed employing Wright’s horizontally organized façades with a modern glass structure embowered in trees, and his clients loved the idea. “Usually I present six or seven different schemes to clients, but the first plan that came out of my head was exactly what they wanted,” he recalls. “It was bliss.”
Construction began in 2013 with the ranch house torn down and the new house sited in its former location, atop a long, winding driveway on the front third of the property. With the original house gone, Marchetti says, “There was no architectural context except to respond to nature.” The new house’s three interlocking rectangular pavilions create a complex form that sprawls over 150 feet from one end to the other, with the line of its façade flowing forward and back “like Norwegian fjords,” he says. It’s a nonhierarchical design, he explains, with “horizontal planes that don’t quite intersect, but rather lean and rest and pass each other.” Blocks of sandstone, sourced from Pennsylvania, ground the structure and create garden walls. Cedar siding helps the house blend in with the surrounding woods, and abundant glass reflects the greenery. Along the edge of the ballasted pebble roofline, weather-streaked copper trim is complemented by a Japanese rain chain.

The surrounding lawn slopes toward the woods and a moss-covered hill on one side and a stone terrace and pool in the back. A path of rectangular stones zigzags across the front lawn, past a large oak tree, to the house’s main entrance— simple steps leading to the central pavilion’s glass front door. Multiple alternative entrances create easy flow between indoors and out. Each of the three pavilions in the 4,500-square-foot house has a distinct purpose, and is connected to the next by a gallery. Windows and glass walls let in views of the woods, creating a backdrop for the sleek, modernist interior design. When it came to the house’s interior, Marchetti and his clients discovered once again that they had an affinity. “They wanted a modern, comfortable feel with lots of clean lines,” he says. Rhinebeck’s Hundred Mile design showroom supplied colorful, whimsical furnishings, including a red “bouquet” chair and a metal-and-glass Pig Table by Moooi accompanied by two white plastic Jeanette-style dining chairs, designed by 30

Edra, sporting backs that remind Marchetti of linguini. At the center is what Marchetti calls the “papa pavilion”— an open-plan space with an 18-foot ceiling that houses the living, dining, and kitchen areas. North- and west-facing windows and glass doors overlook the terrace and pool. The living area centers around a stone fireplace, crafted by Alfredo Masonry, with an exposed smokestack chimney; gray Santa Monica-style swivel armchairs by Poliform and a white couch border a silk-and-wool rug by CC Tapis that’s been faded to look antique. The dining area features a wood-andsteel modern rustic dining table designed by Marchetti and constructed by furniture maker Todd Ossenfort. The kitchen is sleek, with white quartzite countertops, white lacquered cabinetry, and a stainless steel Subzero refrigerator framed by sealed cedar cabinets that match the exterior of the house. Black-and-white Granada tiles form the backsplash for the stainless-steel Wolf stove and the kickplate of the dining counter, which is lined with blue stools.

On the ground floor of the southernmost pavilion are a mudroom, accessible from the garage and living room, and a three-season porch leading to the terrace. The upstairs guest area is reached from the living area via a floating steel staircase. Marchetti secured the treads with a steel beam extended along the wall of glass doors to make the steps look as if they are “the branches of a steel tree,” he says. At the top is a library leading to three bedrooms and a shared bath with a penny-tile floor. Two of the bedrooms feature picture portholes and gridded rectangular windows. A third, larger bedroom has three walls of windows and is furnished with a ’50s-style leather chair by Room & Board and a low blue dresser. The northernmost pavilion comprises the master wing, which features a study, dressing room, and master bath. The entrance to this wing features a sliding, soundproof panel, providing complete privacy; the entrance opens to a study equipped with a long, built-in desk, which in turn leads to a dressing area and the bedroom. The master bathroom, with a porthole window, is situated on the far side of the bedroom. The bed, also designed by Marchetti and built by Ossenfort, features shelving concealed by panels, and sits beneath a popup roof inset with windows. Because the master bedroom’s windows face in all four directions, Marchetti has dubbed this pavilion “the lighthouse.” From the bedroom, the views of the sky and woods encapsulate the sense of tranquility that his clients wanted—and emulate the vision of Frank Lloyd Wright. “It’s as if we are lifted up from the earth by the forest,” Marchetti says, “on top of a wave of trees.” 32

A
rtists Neville Bean and Harris Diamant fell in love with the Rondout Creek Bridge in Kingston’s Rondout Historic District during the winter of 2015. They were standing before the large windows of 50 Abeel Street, looking out at Kingston’s waterfront. The old brick building was raw and gutted at the time. Bean remembers viewing the dramatic sweep of the 1921 steel suspension bridge, which connects Kingston with Port Ewen, and thinking, “Whatever they do in here, that view of the bridge is the thing.” Thus began a collaboration between the artists and the building’s developer and architect on a tailored live/work space for two. Bean is a designer whose work encompasses jewelry and graphic design, product development, trends presentations, and advertising props construction; Diamant is a sculptor, builder, and pioneering American folk art dealer. He discovered an important collection of drawings by outsider artist Edward Deen, and the couple collaborated on a monograph and mini-documentary, The Electric Pencil, about Deen’s life and work. Bean and Diamant were among the first tenants to contract
for an apartment at 50 Abeel Street, renamed Rondout Mews. “We were on the verge of losing our studio space in Chelsea,” Diamant explains. “We began investigating towns, mostly in the Hudson Valley, because we have friends here.” Moving from their railroad apartment in New York City’s West Village and shared studio in Chelsea, the couple combined their home and workspace in Kingston. Like many buildings in its neighborhood, Rondout Mews has led many lives. Built in 1892 with bricks made at the nearby Hutton Brickyards, the building was home to Temple Emmanuel until 1958. A circular stained-glass window was removed in the 1990s and steel beams were installed to create a dance floor for a bar. Eventually, the building sat empty for about a decade until Kingston developer Mike Piazza bought it for an adaptive-reuse project. Piazza retrofitted the building into seven apartments, three of which feature outdoor areas. “We tried to work with the building structure as much as possible,” says project architect Paul Jankovitz. “Every unit is unique because of the original layout of the building.”

While exploring the idea of Bean and Diamant renting two apartments at Rondout Mews, Piazza offered them the option of creating a duplex or conjoining two side-by-side, mirrorimage apartments. The couple liked the latter idea, which meant eliminating stairs from their lives and having the deck outside the two apartments all to themselves. During the year it took to build Rondout Mews, Bean and Diamant frequently took the bus upstate to offer suggestions, including tile colors for the radiant-heat flooring and a deep tub for one bathroom. They also requested shower rails, and Piazza provided a fully American Disabilities Act-compliant second bathroom. To combine the two apartments, open space was left between the two living rooms, and a reinforced wall was built around one area, with additional power and specialty lighting installed, to create Diamant’s studio. Bean’s studio is located in place of one apartment’s kitchen—it has all of the necessary plumbing installed, but a studio sink is the only appliance hooked up. The live/work space could easily be converted back into two apartments. The space’s main entrance, on the deck’s southern end, leads to a foyer and open-plan kitchen with an island overlooking the dining area. Two large windows—lined with folk art, plants, and one of Diamant’s handmade lamps— 36

provide views of the bridge. The dining area opens into the living space, created by the two apartments’ conjoined living rooms. Work stations line two walls, with deep window ledges showcasing Diamant’s sculptures. The third wall is outfitted with a table showcasing one of Diamant’s large sculptural heads, and a photo light and backdrop allow him to create a photography studio when needed. The remaining space features two vintage theater chairs and a table made by Diamant. Twin hallways lead into two bathrooms and two bedrooms. Bean’s workspace completes the circle back to the front deck, and another picture window, also looking toward the bridge, displays her line of handmade jewelry, One. Throughout the apartment are displayed vintage postcards of the bridge, Bean’s pottery, folk art, and Diamant’s sculptures, carefully lit with track lighting. Diamant designed and built much of the furniture himself, and there are artful displays of vintage functional collectibles throughout, including cast-iron pans in the kitchen and hats in the bedroom. With curated objects at every turn, the space feels as much like an art gallery as it does an art studio. “My goal here was to show Harris’s work,” says Bean. Jankovitz “did such a beautiful job creating this fresh space with touches of the original exposed brick and beams,” she adds. The exposed steel beams offer extra exhibition space.

As a developer, Piazza specializes in adaptive-reuse projects, often gearing his properties toward housing for artists and makers: He’s created live/work facilities at the Shirt Factory, the Pajama Factory, and the Kingston Brush Factory in Kingston’s Midtown Arts District; currently, he is converting a former factory in the Rondout into Bridgewater Apartments for artists and their families. “Lately we’ve been focused on more upscale tenants, with a good portion who are downsizing, or others coming out of urban areas to appreciate what Kingston has to offer,” Piazza says. Jankovitz frequently designs Piazza’s projects. “The nice thing about working with artists is that they’re willing to take chances,” he says. “Once a couple of artists come into the building, they work together, and there’s synergy there. It’s a great environment to work in—lively, energetic.” Yet there’s plenty of privacy at Rondout Mews. With separate entrances into each apartment, the building’s atmosphere feels small scale. “There’s a real sense of history here,” says Bean. Diamant and Bean are especially fond of their deck, which is enclosed by a stockade-style fence. Bean established a garden on one side of the building, and she and Diamant planted trees on the other side to define the green space and decrease its exposure to the historic Company Hill Path, which runs alongside the building; in the process, they’ve created a miniature park. “Having a garden is such a cool thing for us city dwellers,” says Diamant. “In New York, we were 50 feet in the air.” People regularly use the path for exercise, dog walking, or as a shortcut to waterfront restaurants, and they’re often curious about Rondout Mews, having known the building in 38

one its previous lifetimes or watched its renovation. Since Diamant and Bean spend a lot of time on their deck, grilling dinner and relaxing, they frequently chat with passersby, sharing the building’s history. Occasionally, the couple is even asked for permission to walk down the path by visitors who don’t realize it’s a public area, and Diamant, who has a wry sense of humor, jokes that he always grants it. “There’s community here like none I’ve ever experienced,” he says. “People are so much easier to engage in Kingston.”

lose your eyes and picture a home where you’ll never run out of things to do, indoors or out. Now open them: You’ve been transported to 248 Golf Course Road in Roxbury. This Adirondack-style house features a private movie theater, billiard room, and two wet bars. Its grounds offer significant outdoor pleasures, including a 15-foot-deep, manmade swimming pond; a koi pond; and a large back deck. The Catskill Mountains provide a dramatic backdrop—and a reminder that there are plenty of opportunities for outdoor recreation right outside. Whether you like spending time inside or in the great outdoors, you’re likely to find plenty of activities at this sprawling, 5,000-square-foot, custom-built house perched on a five-acre lot above the cozy mountain town of Roxbury. Built by the owner in 2007, the house has four bedrooms, three full bathrooms, two half-baths, a carport, and an attached garage. Owner Shawn McLaughlin and his wife, Joanne, moved to Roxbury from Long Island in 1987 with their two school-aged children to start a new life in the country. The couple purchased the Golf Course Road lot in 1990 and later built the Adirondack-style house to fit the scenery and to take advantage of the enormous scope of the view. “I had to find a home style that would show off the property,” says McLaughlin. “You can’t just plant any house on this land.” The house’s exterior is cedar, with Colonial-style details—including window trim and vintage-designed lanterns and door handles—that lend a historic feel. The back deck, which is accessible from the main floor, overlooks the swimming pond, allowing for a quick dip. A pond-side cabana is stocked with life vests and provides ample changing room. Nearby, a screened-in gazebo with working electricity makes a great space for evening hangouts. Inside the house, Adirondack design touches enhance an open floor plan with screen doors to the deck that provide a mountain view. The great room is topped by a chalet-style ceiling, and the space’s dual centerpieces are a fireplace with a stone backdrop that climbs up to the 24-foot-high ceiling and a threetiered wooden chandelier. Floor-to-ceiling doors, springing up from cherry wood floors, open to the back deck.
A spacious, open kitchen, complete with granite countertops, provides space for family gatherings and entertaining.
The gourmet kitchen continues the Adirondack theme with cherry Brookwood cabinets and a whimsical copper backdrop depicting a mountain scene. Granite countertops, an island surrounded by bar stools, a copper sink, and a built-in microwave drawer are among the kitchen’s luxurious touches. A hallway from the kitchen leads to a cozy dining room looking out onto the mountains, followed by a laundry room featuring high-energy GE Profile washer/dryer and a laundry chute from the second-floor hallway, a spare bedroom, a half-bathroom, and a mudroom with two large closets. A staircase with custom-made timber railing leads along the far wall of the great room to a second-floor loft space. With its 11-foot, floor-to-ceiling windows showcasing the mountain views, the loft is a great gathering space. Down the wide upstairs hallway is the 1,500-squarefoot master suite, featuring a pointed ceiling, windows looking toward the mountains, a generous walk-in closet, and a space suitable for an office or wardrobe. The master bathroom features a 10-jet Jacuzzi, standing tile shower, and towel warmer. The walkout basement includes the third bedroom, a billiard room (which could be converted into a fourth bedroom), and the ultimate den: a custom-built movie theater with remote-controlled lighting and surround sound, and furnished with seven reclining leather chairs. The McLaughlins added wall lamps that resemble theater balcony lights, blue floor lights for accessibility, and a velvet rope that greets visitors. “This is where we spend about 90 percent of our time,” says McLaughlin. “It takes your ordinary TV show and makes it a movie.” Adjacent to the theater is a second custom-built wet bar with two pub tables, designed for post-movie snack time. Outside, the slate picnic table on the bluestone patio below the back deck provides the perfect spot for playing cards and board games, relaxing with friends, or retreating with a book. Surrounding the property are plenty of trails for hiking and biking in the warmer seasons as well as slopes for skiing and snowboarding in the winter. But you won’t need to leave this house to experience paradise.

“I never start a piece with a conscious design,” says woodworker and restorationist Jack Decker of Vernacular Design. “I just let it surprise me.” A Woodstock native, Decker opened his studio in a former hat factory in midtown Kingston in 2010, drawn to the district by its abundance of raw space and the growing community of artists there. He began his career in historic restoration in 2004 when his mother bought a circa-1790 home in Kingston. “I just stepped in, started doing it,” he recalls. “I love learning about how these old houses are constructed, the engineering methods they used back then.” Inspired by the period furniture he encountered in his research, Decker apprenticed with Kingston woodworker and sculptor Johnny Poux, and began making his own chairs, tables, and other furnishings. The Hudson Valley region’s rich supply of native wood also influenced his decision to build a career here. In all of his furnishings—including chairs, tables, benches, and beds—Decker uses native materials.

“There’s a much larger variety of species of soft and hard woods here than many people realize,” he says. “The Hudson Valley is actually more forested now than it has been in 150 years. Some of that is from conservation, but a lot of it is the positive side to the decline of local agriculture—fewer farmers are clear-cutting timber for planting or livestock.” Decker often codesigns prototype pieces with individual clients, allowing the clients to “test” the pieces in their intended settings, and refining them as needed. The Colonialand Shaker-influenced aesthetics of his furniture dovetail with many of his clients’ restoration projects, while his cleanlined, utilitarian pieces also hint at modern minimalist design. “Well-executed simplicity inspires me, design that speaks volumes without being excessive,” he says. “Whether it’s Colonial or Danish Modern, there’s a universality there that makes these things timeless.”—Peter Aaron VERNACULARDESIGNCO.COM
