“SPRING FORWARD” TO BUYER SEASON It couldn’t be a more exciting time to live in Las Vegas. With the recent confirmation by the NFL that the Raiders will relocate here from Oakland, there’s a buzz in the air that comes with being a legit sports town. That buzz will only grow as the Vegas Golden Knights take to the ice this fall at the T-Mobile Arena as the latest NHL expansion franchise. Our city is growing and as we “spring forward” to a new season, people are thinking about more than sports. They’re thinking about homes. Spring is traditionally one of the busiest times of the year for property listings. The National Association of Realtors says the top 10 dates for home listings in 2016 were all in the months of April, May or June. So expect the market to once again be hot this spring, especially in the Las Vegas Valley where the population is among the fastest growing in the country. When it comes to property listings worth $1 million and up, in 2016, we were able to secure 25 percent more of our original asking price and sell 68 days faster than the market average. Our success is based on having a seasoned team in place, covering every aspect of every transaction. For the first time, I’m excited to pull back the curtain and share with you how our team works together in setting new standards in the industry for marketing and selling luxury homes. Just turn to page 18 for a behindthe-scenes look at our fine-tuned operation. I think you’ll enjoying seeing how we put the pieces together.

NOTEWORTHY SALE
THE COSMOPOLITAN OF LAS VEGAS Kamran Zand sets another record on The Strip. At $1,423 per square foot, his most recent closing became the most expensive price per square foot for a resale condo in The Cosmopolitan of Las Vegas. It’s no surprise the unit was in high demand. Sitting on the 46th floor of the west tower, the one bedroom terrace suite featured a jaw-dropping unobstructed view of the Strip to the north, sitting in perfect position to overlook iconic landmarks like the Fountains at Bellagio next door, the High Roller observation wheel and the Eiffel Tower replica at Paris Las Vegas.

ver the past 25 years, Yohan Lowie has been the man behind
some of the most unique and creative real estate designs in the Las Vegas Valley. In addition to One Queensridge Place, Tivoli Village, commercial parks, and hundreds of lavish custom homes, the founder and CEO of EHB Companies has led the effort to construct the elegant and majestic Nevada Supreme Court building that recently opened in Downtown Las Vegas. Built in just 14 months, the structure is a neoclassical masterpiece of stone and marble, enveloped by towering Roman columns. “I decided this was a once-in-a-lifetime opportunity to build something unique,” says Lowie, who found inspiration for the design from historic buildings in Washington, D.C. The project is a robust progression from the early 90s, when Lowie first arrived in Las Vegas to work for a developer. “I came here to learn how to build homes very quickly,” he remembers. “I took this business model of building tract-homes and turned it into building custom homes. Within a couple years I started building for myself.” Lowie founded Executive Home Builders (later redefined as EHB Companies) in 1996 with Paul Dehart as head of construction operations. They believed the Las Vegas market was ripe for large single-story custom homes, building more than 50 of them within a period of about three years. The number grew to 40-50 custom luxury homes a year.

As the homes became larger, typically north of 15,000 square feet, the masonry used produced a timeless aesthetic appeal, as well as a potential two to three-hundred year lifespan. “I started moving away from the typical wood and metal framed buildings to then create permanence in those mega-estates,” he adds. “To create an heirloom if you will.”

An indoor garden serves as the formal dining room with furniture custom designed to match unique spaces throughout the residence. Rogers even refused to stain any wood, insisting on natural colors. When the home was initially finished, an opportunity came up for Ackerman to buy the lot next door. He considered using the property to create a neighborhood park and playground while covering the cost himself. However, the HOA turned down the idea, saying the land could only be used for residential construction. So Ackerman got back together with Rogers and the two masterminded a second wing for the home. It includes an indoor full-length Olympic volleyball court that doubles as an NCAA regulation half-size court for basketball. “The court floor is exactly the same construction as the Boston Gardens where the Celtics play,” says Ackerman. “That wing is probably my favorite part of the house.” Both wings are connected by an elegant loggia, lined with stone, stained glass and serene landscaping. The 15,873 square foot home also includes six bedrooms, eight bathrooms, a theater room, two bars, gym, casita and garage space for eight cars. Sitting on a full acre, it overlooks Club, but also the Strip and mountains in the distance. Every element of the home was crafted with precision, offering a unique mix of art, space and family comfort. Before he died, Rogers told Ackerman that the home was his favorite creation. “It was the largest one he ever did. And I was probably the owner who gave him the most power. He was an Old World artist.”

THE RIDGES There’s more than one way to enjoy life in Las Vegas. While the Strip and downtown both offer a busy pace and countless tourist attractions, Summerlin is better suited for those looking for a quiet retreat away from the action. Featured Listing: Page 46
32
Located in the far west valley, the master-planned community by the Howard Hughes Corporation is comprised of several villages with The Ridges now considered the most exclusive and one of just four actively selling right now. Featuring a concentration of custom homes that fill out eight neighborhoods, The Ridges sits high on the western rim of Summerlin, framed by the spectacular natural beauty of the Red Rock Canyon National Conservation Area. The elevation gives residents the rare opportunity to enjoy both Strip and mountain views from their estates. Covering 793 acres, The Ridges offers a balance of contemporary architecture, upscale living and scenic surroundings. Construction on the village first got underway in 2000 with two remaining neighborhoods, Azure and Indigo, still actively selling lots at prices that start above $700,000. Three neighborhoods (Boulder Ridge, Silver Ridge and Sterling Ridge) are building highly personalized homes from just under $900,000 to over $2 million. A secluded custom homesite known as “the Sanctuary” can only be reached by its own private drive and is perched in a spectacular location that overlooks the entire Las Vegas Valley. Many homes in The Ridges border Bear’s Best Golf Course, designed by Jack Nicklaus, one of the sport’s greatest competitors. The 18-hole daily-fee course is comprised of more than 7,190 yards of gorgeous green grass and recreates signatures holes from other Nicklaus courses throughout North America. There is also Club Ridges, a 9,000 square foot fitness center exclusively reserved for residents with five tennis courts, a resort-style swimming pool and workout areas. However, homeowners frequently site Summerlin’s 150-mile long system of walking trails as their favorite amenity. They sit alongside more than 150 parks well suited for hiking, rock climbing and other outdoor activities. Sitting just west of the 215 beltway, The Ridges is just a short drive away from the Strip and McCarran International Airport while being close to the Downtown Summerlin retail district and Red Rock Resort. It’s also near the practice facility expansion team for the National Hockey League. The team will play its first game later this year and is planning to be an involved member of the community. The Ridges was designed to represent the pinnacle of luxury living in Summerlin and continues be a top choice for business leaders, celebrities and affluent families in Southern Nevada.

PARK TOWERS Views. Convenience. Luxury. Location. These are just a few reasons why the residential high-rise lifestyle is so appealing in Las Vegas. Yet Park Towers at Hughes Center manage to combine those elements into an identity that is truly their own. Opened: 2000 | 2 Towers | 20 Stories | 84 Units | 2,000-9,000 SQFT | $650,000-$7M+ | Featured Listing: Page 57 36
Built in 2000, Park Towers helped kick off the modern high-rise boom in and around the Strip. Developed by Irwin Molasky and Steve Wynn, the two-tower complex powered through the recession with tenacity and continues to set new standards for balancing comfortable home living with luxury features. Most buyers gravitate to Park Towers because they’re close to the excitement of the Strip, but still secluded and quiet, without any in-house restaurants or shops that might attract outsiders. The property makes privacy and security a priority, as every person who enters the front door must be cleared by a 24-hour security team - some of whom have been in place for years and know residents by name. A separate entrance is used for deliveries. The exterior of the complex is elegant in design, yet blends in well with the layout of the Hughes Center business park, where activity tends to die down after work hours. Despite its reclusive nature, Park Towers are just a mile east of the Strip. A total of 84 units are spread among 20 floors in the two buildings. That leaves room for plenty of space in condominiums that tend to range from 2,000 to over 9,000 square feet, with larger units on higher floors. Renovations are common, allowing each home to retain a unique identity while staying current with contemporary trends, technology and features. Outdoor spaces and balconies are abundant, with views that wrap around corners and soak in every element of Las Vegas from all directions. It’s not uncommon to see the Strip, McCarran International Airport and mountain scenery from a single residence. An unobstructed view of the High Roller observation wheel is especially impressive. The amenities rival those found at busy hotels on the Strip, but without the large crowds. A beautiful swimming pool is surrounded by a hot tub, cabanas and lush landscaping with tennis courts nearby. There’s a fitness center to keep your body in top shape, along with pilates and circuit training classes. A full-service spa offers hair and beauty treatments with appointments booked in the lobby at the front desk. A further walk around the property reveals a stylish library with comfortable movie theater, especially popular during sporting events, comes with a popcorn machine, soft pretzels and full-size candy bars. The grand salon serves as a large gathering area and can be reserved for private parties with a full kitchen and a barbecue lounge area just outside on the patio. A billiards room with leather furniture is the only public space in the complex that allows smoking. Ideal for cigars, it includes a special filtration system to cycle out the air. Park Towers offers a rare opportunity to enjoy resort-style luxury with privacy,
