lena Bulatova can’t help but gush about Veer Towers while taking
a break from the gym inside the residential high-rise on the Strip. “You wake up, you work out, you do your business.” Bulatova’s business is the world of fine art, including abstract paintings and sculptures. After building her name in Palm Springs, she now spends about half her time in Las Vegas, where she opened a gallery inside the Shops at Crystals. “The gallery is two minutes away,” she says of its proximity to Veer Towers. “This is why we decided to live here.” In addition to convenience, Bulatova appreciates that Las Vegas has shifted from being a destination based on gambling to one that’s also driven by culture, shopping, entertainment and fine dining. “Great restaurants in the Aria, Cosmopolitan and Bellagio are in walking distance,” she points out while also mentioning a fondness for the food at Wynn Resorts down the street.

L
as Vegas has no shortage of luxury homes, but it’s rare to see one that
offers the balance of artistic ingenuity and family comfort quite like the estate known simply as Tresarca. A stunning impression of design and structure, the 8,273 square foot residence can be found in the far west valley, nestled within the guarded gates of the Ridges in Summerlin. Instantly recognizable, Tresarca was far ahead of its time when constructed and remains an example of ultra-modern architecture crafted with precision and detail on every possible level. The cutting edge concept was masterminded by Assemblage Studio’s Eric Strain, who worked on-site from the very beginning, becoming familiar with both the environment and the homeowner before the first shovel hit the dirt. Strain’s approach included the use of unconventional materials to complement the desert environment. He also dreamed up the most striking feature of the home: a faceted steel screen that surrounds the second floor of the residence. It was built off-site, deconstructed and then brought to the property piece-by-piece to be welded back together. The screen also provides energy efficiency by reflecting the sun’s heat away from the home. However, more signs of brilliance can be found inside, where the use of space is maximized to full effect. In some ways, it’s not what you see, but what you don’t see. Aesthetic lines were calculated with such precision, parts of the home were completely torn down and rebuilt during the construction process, which wrapped in 2012. The result is a home that’s masterfully crafted as a dramatic display of innovation while retaining the warmth of a family residence. Balanced by two en suite bedrooms upstairs and two downstairs, the house features several social areas, including a great room on the middle floor that merges German manufacturer Bulthaup. A separate pool house includes an office with sleek built-in furnishings, a spacious bar area and a gym that gazes outside to the courtyard.

The master suite is upstairs on the second floor, where the bed faces floor-to-ceiling windows overlooking spectacular mountain views. It’s backed by a spa-like bathroom, including a large shower in which glass walls are framed against rugged stone slabs. An outdoor staircase, which hangs over a long water feature and heads straight to the downstairs gym, was built off-property and put in place as one piece. The second floor also includes a 907 square foot rooftop deck, perfect for entertaining with its own bar as well as both Strip and mountain views. Kamran Zand met CEO Ed Kaminsky at the first ever SportStar Relocation Summit in December at the Ritz-Carlton in Los Angeles. The invitation-only gathering brought together real estate executives and other professionals from around the country as LEI prepares to welcome the most elite athletes in the NHL and NFL to Southern Nevada.
A year-end party was thrown at Town Square to celebrate the holiday season as well as another year of growth and record-breaking sales for Luxury Estates International.
