Dear LHM Readers, Headline writers are paid to get you to notice an article. To do this they must catch your attention with sometimes inflammatory and misleading words. Have you ever noticed that the words in a headline and the content of the article don’t match? That’s because the headline writer and the story writer are rarely the same person. This is happening a lot recently with real estate. To truly understand what is going on in the market, you must dig deeper than a headline. Here are some facts about our real estate market: 1. According to Fortune.com, San Antonio has a very low risk of prices going down; 2. Mortgage rates are still far from record highs and the average rate for a 30-year fixed mortgage remains relatively low; 3. The total number of homes available for sale in San Antonio is still very low. However, if you only read the headlines, like many, you might get the opposite impression. For example…
“Housing markets labeled ‘high’ risk of a home price drop just spiked 73%” – Fortune.com 6/23/2022 That’s right, the headline doesn’t match the content of the article whatsoever. Fortune analyzed 392 markets and found only 45 markets have a greater than 50% chance of prices dropping. That’s up from 23% from its last survey. That leads to their headline that housing markets at risk of a price drop increased by 73%. Barely over 10% of markets in the United States have a high risk of price drops, and every Texas market except for Odessa is in the very low risk category. In the latest data from the San Antonio Board of Realtors, prices are higher year-over-year compared to 2021. The average price in San Antonio increased 16% and the median price increased 24% from May 2021 to May 2022. Additionally, the average price per square foot increased 20% over the same period. While we have seen price appreciation in San Antonio at a very high rate compared to our history, we are still considered an undervalued market relative to underlying market fundamentals. This is according to the National Association of Realtors, that has ranked San Antonio as a top 10 “hidden gem” housing market for 2022. Can you guess the headline if prices only rise 10% this year vs. 16% last year? I’ll predict REAL ESTATE PRICES FALL 46%. “Mortgage rates rise again, pricing more buyers out of the housing market” – CNN.com 6/23/2022 If you have seen the news, you are likely aware that interest rates are rising in the United States. However, it is important to recognize that rates are still well below their historical average. Since 2008, rates have fluctuated between 3% and 6%, but prior to that, rates were significantly higher. In fact, between the early 1970s and 2008, the rates were never at or below 6%. Many of you may still remember 10-18% rates! So, while the rates have gone up overall we are still in a very low interest rate environment compared to historical norms. “Housing market softens as inventory and rates change dynamic” – The Washington Post 7/9/2022 The number of homes for sale in San Antonio and throughout most of the country is increasing. However, the inventory is still at historically low levels in the San Antonio market. Most experts say that 6 months of inventory indicates a balanced market. Lower than 6 months is a seller’s market and higher than 6 months is a buyer’s market. The Texas Real Estate Center has been tracking inventory statistics since January 1990 and the months of inventory never fell below 2 until December 2020. The latest data available shows 1.6 months inventory, and while this number has likely increased in the past month, we are still at historically low inventory levels. The truth about residential real estate is that it is hyper local and it is prudent to not rely on sensational headlines about the status of our market. We have historically been insulated from massive fluctuations like other markets around the country. Instead of the media, I’d recommend asking a successful Realtor what is happening where you live.

HAVE YOU ALWAYS LIVED IN SAN ANTONIO? No. I come from a military family. Most of my childhood was spent between Germany and Virginia. My father grew up in Alamo Heights so when he retired in ‘92 we moved back to San Antonio to be close to his father.
WHY REAL ESTATE? I know the majority of the industry will say they love homes but if I’m being honest, that’s just not the case with me. I’ve always enjoyed problem solving and finding a way to put large deals together. My love of this business has nothing to do with houses, which actually helps me to be good at my job, as I’m able to look at each transaction as a business decision.
YOU USED TO CONSISTENTLY BE RANKED AS ONE OF THE TOP AGENTS IN THE SAN ANTONIO BUSINESS JOURNAL, BUT WE HAVEN’T SEEN YOUR NAME IN A FEW YEARS. WHAT’S CHANGED? For years I was consistently ranked as one of the top luxury agents in town by the SABJ. One year I got upset that I’d finished third and for a few months I let that bother me. But I woke up one day and realized there were over 13,000 agents in the city at the time. How on earth could I be upset at that? In a moment of brutal honesty with myself, I found my ego had taken over and I wasn’t focused on doing the best I could for my clients, so I decided to stop submitting my name for any awards. Since that day I’ve been much happier and my production has actually gone up (I think…don’t track it).
WHAT’S YOUR PASSION OUTSIDE OF REAL ESTATE? I’ve always regretted not serving in the military. One day I decided that I needed to stop living with regret and do something about it, so my best friend and I put on a small golf tournament to raise money for a local veterans organization. What started as a small tournament spiraled out of control and now I run the Delta Kilo Foundation with two friends. We throw one massive event a year to raise money and awareness for our Special Forces community and their families. To date, we’ve raised and donated almost $500,000 to various organizations locally and nationally.

WHAT’S THE FUNNIEST THING THAT’S HAPPENED TO YOU IN REAL ESTATE? About 10 years ago I was selling an old church in King William and I got a call off of a marketing piece from someone claiming to be Jesus Christ. He told me he had returned and was looking for a new building that he could operate out of. I told him that I’d be happy to meet him there and show him the property as soon as I got his pre-approval letter from his lender. Never heard back.
YOUR ADS ARE ALWAYS UNIQUE? CAN YOU TELL US MORE ABOUT YOUR MARKETING TECHNIQUES? Before real estate I worked in the marketing and advertising industry. I learned quickly that the goal of marketing was to stand out. When people are looking for homes, they don’t always buy the one that works best for them. They buy the one they remember. Incorporating humor, edginess and other unique marketing helps our properties stand out and be memorable, which leads to quicker sales.
WHAT’S YOUR FAVORITE QUOTE? “Get busy living” ~Chris Devoro I met Chris in Las Vegas while he was in remission from battling brain cancer. During remission, he lived life to the fullest. He had fun in every situation, loved his friends, helped others and lived life as we all should. He always said “get busy living” because he knew better than anyone that our time here is limited. Ultimately he passed away, but he taught us how to live. Take the risk, do hard things, tell the joke, wear the stupid costume, sing in the car, love the people around you, let the anger go and help others. Get busy living.
TO WHAT DO YOU ATTRIBUTE YOUR SUCCESS? Not what…whom. Everyday I wake up and thank Jesus for the life He’s blessed me with. I’ve got a beautiful family and a thriving business and it’s all due to Him. I try to live my life in a way that represents Him and honors His sacrifice. I fail at that often. But I’ll continue to wake up and try again.

Starting your day off correctly is a powerful thing and he focuses on that throughout his book. What lesson as a kid st ill resonat es wit h you t o t his day? Growing up someone told me to ‘keep on asking and you will receive it. Keep on seeking and you will find it. Keep on knocking and the door will open.’ It reminds me to never stop asking, seeking, or knocking because that motivation will inevitably drive me to my goal.
Where are you f rom and how long have you lived in San Ant onio? I am a San Antonio Native. I graduated from Churchill High School, took an adventure up to Lubbock to graduate from Texas Tech University, and found my way back home to grow my business and raise a family. Tell us what you love most about San Ant onio? San Antonio is an enigma in the way that it can be such a large, eventful city but maintain a small town energy. The cost of living, the culture and food, all while keeping such a family oriented environment are some of the best experiences surrounding San Antonio. What skill do you t hink helps you t he most in t he Tit le and Real Est at e indust ry? Honestly, hard work and God’s Grace has given me a lot of opportunities. I’ve been a leader in Fortune 500 companies and large independent National companies, I own and operate my own business coaching company, and am certified as a John Maxwell Coach and speaker. In the last 5 years I have numerous real estate investments with a deep portfolio of rentals, developments, and multi-family projects. I have a never-give-up attitude and always drive toward a larger goal. When it comes t o reading, what book has had t he biggest impact on your lif e? Who has been your biggest inf luence on your career t o t his point ? My biggest influence, without a doubt, is my mother. The amount of faith she has in me - throughout my entire life, career, and beyond - has been monumental in my growth. She prays over me, my clients, my business, my team, my friends and pushes me through the hard days, reminding me to never give up and that God is with me. Tell us one t hing t hat not many people know about you. As many people know, family is important to me. What few may know is that I actually share ownership of my business with my daughter, Sloan. She is the co-owner of Succession Title and treats it like any business owner should. She celebrates our successes and helps me troubleshoot when times are tough - she is intelligent, poised, and critical even at her young age. I wanted to place her in a position of growth and development, I wanted to share in my personal success with my family, and I thank God every day for the opportunities he gives us.
