The holidays are upon us! What a great time to indulge in the sights, sounds, activities, and attractions our San Antonio has to offer.

Historically, the holiday season sees a slowdown in the market, but this year may differ for several reasons. Interest from buyers who waited for the election to conclude, combined with rising revenue in San Antonio and motivated sellers who missed the summer or fall sales window, may create favorable deals for buyers. For sellers, it could be an advantageous time to list if their home features unique characteristics or is situated in a sought-after neighborhood.

The San Antonio luxury market is a dynamic and evolving landscape. With rich history, vibrant culture, and breathtaking natural beauty, the city shines as a prime destination for luxury buyers. Remarkably, despite its rich offerings, San Antonio provides a more accessible entry point into luxury living compared to other major Texas cities.

Though I have been a licensed realtor for 3 years, serving as Director of Operations for Jason Glast Group over the last year provided me valuable insights into the luxury real estate market in San Antonio. Winter Glow Up: Expert Tips to Keep Your Skin Radiant during the Cold Winter Months

The winter months are arguably some of the busiest months out of the year. However, despite the chaos, maintaining a sufficient skincare routine is crucial in preserving healthy skin.

Let’s discuss some winter skincare tips with Jules Aesthetics & Wellness:

SPF IS STILL ESSENTIAL

One common misconception about winter skincare is that SPF is strictly for summer time. However, those harmful UV rays are still very much active on cloudy days.

• UVB Rays are most responsible for sunburns and are still present in winter.

• UVA Rays are constant all year-round. As the main contributors to premature aging, we are constantly exposed to them year-round.

Using SPF on a daily basis assists in preserving your skin’s elasticity, prevents hyperpigmentation and shields your skin from long term damage.

HYDRATE FROM WITHIN

Keeping up with your water intake plays a pivotal role in skin health.

Sufficient hydration promotes elasticity and firmness. Water plumps the skin cells whereas dehydration results in saggy skin and premature aging. Increased water intake aids in detoxification, preventing breakouts while flushing out harmful toxins. Therefore, proper hydration ensures your skin is well nourished from the inside out.

STRENGTHEN YOUR SKIN BARRIER

As the outermost layer of your skin, your skin barrier acts as a protective shield, locking in essential elements while shielding against external threats. When your barrier is compromised, you face irritation, dryness, breakouts and accelerated aging. Try using products with antioxidants. For example, Vitamin C, Vitamin E, and green tea extract protect against free radicals and oxidative stress. Pair these products with a moisturizer with key ingredients like ceramides, peptides and hyaluronic acid. Ceramides is a naturally occurring lipid that retains moisture while fatty acids replenish your skin. Hyaluronic acid then binds the moisture to your skin to maintain hydration and support proper barrier function.

AVOID OVER-EXFOLIATING

While exfoliating is great for your skin, be careful with how often you incorporate it into your weekly routine this winter. Over-exfoliating removes essential oils and natural lipids from your skin barrier, resulting in dry, flaky, rough skin.

This could lead to transepidermal water loss which causes the skin to lose moisture at a faster rate than it can replenish. Make sure you limit exfoliation to 1-2 times a week.

By focusing on these winter tips — hydration, SPF, and a strong skin barrier — you can maintain a healthy glow all winter. As an Aesthetics and Plastic Surgery Physician Assistant, these tips keep my patients skin looking fabulous all year round!

Predicting mortgage rates (like the weather) is nothing more than an educated guess. And while it’s true that the yields on the 10yr US Treasury have risen since Trump won the election based on an assumption that more government spending and tariffs will drive inflation back up…You cannot rule out the wild cards such as Elon Musk helping to rid the government of unnecessary bureaucracy. Here’s the however…Housing demand. As mortgages continue to drop…more buyers will be coming to the market and we may see more multiple offer scenarios. Of course, lower mortgage rates are great for homebuyers…but, if it means more competition for buyers, it may raise sales prices.

So, as a San Antonio native with 26 years of mortgage industry experience, my recommendation and crystal ball says…work with a local Realtor (there’s great options in this magazine!), find the house you love and buy it today before the crazy competition comes back. A standout project involved building a wheelchairaccessible pool for a 9-year-old girl who found freedom in swimming. Her mother approached us with the dream, though others deemed it unaffordable. We explored multiple financing options and ultimately made it possible. Our team designed a custom ramp, enabling the girl to enter the pool independently. Seeing the family enjoy the pool together was deeply rewarding, reinforcing our commitment to creating spaces that enrich lives and turn dreams into reality.

Our design process centers on listening—truly understanding each client’s dream and lifestyle. We create a collaborative space where clients feel free to share their vision, whether it’s for a serene oasis, family retreat, or luxurious entertainment
