At the recent World Architecture Festival in Berlin, architecture practice Tabanlioglu Architects was named top of the New and Old category. Its winning entry: the Beyazit State Library, located in the Turkish capital. The restoration project involved the thoughtful reorientation of the interior and careful restoration of the outer building and its multi-domed roof. Remains of a Byzantine church

were revealed during construction, which have been beautifully preserved and can now be viewed through the glass roof. The design was commended for the glass boxes that house the rare books. I

n many parts of South Africa, secure estates and villages have become the norm as homebuyers are drawn to the higher levels of safety and sense of community on offer. Many of these developments are established as sectional title schemes, governed by the Sectional Titles Act. Anyone who buys into this kind of arrangement will own their unit as well as an undivided share in the common property. The owners in a sectional title development also form a body corporate to make sure that the rules are followed, levies are collected and that the property is properly maintained. A second, increasingly popular, option available to developers is to create a homeowners’ association (HOA). Usually an HOA would be set up as nonprofit company under the Companies Act, which requires a Memorandum of Incorporation. This legal document needs to be registered with the Registrar of Companies and sets out house rules dealing with the control, management and administration of the HOA.

The rules set out what types of services the HOA will provide to its members, including Wi-Fi, garden maintenance and garbage removal. It will also state the restrictions placed on homeowners: the types of houses that may be built, what modifications are allowed and where cars can be parked. These rules are enforceable by law and homeowners cannot refuse to be bound by them. It’s important that this legal entity is separate from its members, which allows it to carry on functioning even though owners of the individual properties may change. Every owner, however, automatically becomes a member of the HOA when they buy into the arrangement and they cannot sell a plot without its consent. Since HOAs are registered as companies, there are also legal requirements that have to be met every year. These include the appointment of directors and an auditor, which must be registered at the Companies and Intellectual Property Registration Office.

Where HOAs differ from sectional title schemes is that every owner is issued with a full title deed to their individual plot, giving them full ownership of both the land and the buildings. Every owner will also have a right to use common property, although this is owned by the HOA and not shared among those who buy into the community. While sectional title schemes appoint a body corporate, HOAs have directors who perform much the same function. They will collect levies to maintain the common property and support the administration of the development. The board may also appoint a manager or an administrator to handle the day-to-day running of the development. Ultimately, the benefits of HOAs are that they should ensure that members have attractive and well-maintained amenities, that the development as a whole looks appealing and that there is financial stability. These benefits give homeowners a great deal of comfort and protects the value of their properties.

ill they or won’t they? I can’t help but wonder anxiously if the Pirelli rubber sitting under the R3.75-million McLaren 570S’ sinuous hindquarters will relinquish their tenuous grip on the wet asphalt and rocket the car into the shrubbery… et milliseconds later they find purchase and this spunky Brit slingshots down the straight, the traction control system keeping a doting eye on proceedings lest I run out of driving talent. I’ve driven a number of McLarens ever since the company’s automotive arm started production a mere six years ago but none has been this spirited. Spectacularly quick, yes, as well as beautiful to look at and sit in, but also somewhat reserved. The 570S, however, is a McLaren that’s been given free rein. While the entry point to the carmaker’s Sports Series range (which also includes the Super Series and Ultimate), it’s no poor relation. Like its superiors, it uses the brand’s famed 419kW 3.8-litre V8 engine, employing two turbos to deliver a mighty hit of acceleration whenever the throttle

is tickled. All the while, the optional sports exhaust leaves behind a cacophony that is both savage in pitch and tone. Even more impressive, however, is the sophistication of its drivetrain. Despite an ability to register neck-straining G-forces both in acceleration and cornering ability, with the settings on its drivetrain-management system dialled back to their most civilised modes, the 570S is no more daunting to pilot in peak-hour traffic than a hot hatch. The driving position is as perfect as you’ll get in any modern car, the pillars are narrow so spotting a gap in traffic is a doddle and the engine is tractable and docile. And this is the first McLaren to feature a cubbyhole. If I initially made the 570S sound like an unruly beast, it’s only because my first impressions were ones of intimidation and respect. However, the more time I spent with the car, the more I relished its exuberance. The depth of character is its chief triumph. If McLaren Automotive is able to build a car like this after only six years in business, imagine what the company will accomplish after 60. cars.mclaren.com

etirement. Simple concept? Not quite. Today’s retirees have different e pectations and challenges. Baby boomers are likely to live anywhere from to years longer than their parents. For developers of retirement villages and estates, getting the numbers to crunch while still meeting retirees’ needs, pockets and e pectations is often a tricky recipe, and one of the major reasons why there has been a bottleneck of retirees and retirement options. This has been particularly applicable in hot property areas such as the wa ulu- atal orth Coast, where the prices for property/land are at a premium. The advice always given to retirees is retire near where you live or don’t move away from friends and family . et available facilities particularly affordable ones have waiting lists of years and more. Tongaat Hulett evelopments (TH ev) has vast land holdings in wa ulu- atal and the increasing clamour by retirees for suitable developments prompted it through Rainmaker Marketing to conduct intensive local and international research into retirees’ fine print. The North Coast in particular ticks many retirement bo es, from climate to easy access to air travel and the seaside. The upshot is that retirement developments are now part of the broader TH ev plan.

THE IMPACT OF LONGEVITY

Although TH ev is not the only facilitator in this space, it is driving the concept of wa ulu- atal as the country’s most desirable retirement capital. It is not at all far-fetched. For some time, developers have reported that up to half the interest in KwaZulu-Natal as South Africa’s retiree haven emanates from auteng. As a development team, our main ob ective is to create an opportunity where seniors can embrace retirement and live active, healthy lives within a lifestyle estate at a price point most suited to a larger segment of the retirement market, says Smith. Rainmaker Marketing’s research indicated that of the market seeks a price point between R2 million and R4 million. This product is tailored to meet this mid-market segment. Pets are allowed and each unit has an allocated storage facility. WHAT ARE YOUR OPTIONS?

KwaZulu-Natal’s South Coast has always been considered a more affordable retirees’ haven. There are numerous retirement or lifestyle options that follow the life right model. Three Umdoni Retirement illages are nonprofit organisations that offer affordable accommodation, but have a long waiting list.

More recent sectional title offerings include Wesley Properties’ akeview ifestyle Retirement illage in Scottburgh, which offers an over- s lifestyle estate complete with clubhouse, indoor and outdoor pools and other amenities. When complete, it will total cottages, one-bedroom ats and bedsits, with frail-care facilities at affordable rates. Also in Scottburgh, Renishaw Hills ifestyle illage, part of the Mpambanyoni Conservation evelopment, is focused on the environment. The design philosophy includes solar panels, grey water harvesting, passive cooling and patios for natural ventilation. Phase one of the plot and plan designs is complete, phase two, recently launched. Ultimately, there will be standalone homes and ats. There is an on-site health service. Says developer Phil Barker of Renishaw Property evelopments: The properties are sold under sectional title, which is a community scheme encompassing individual ownership of properties (via title deed) plus an undivided share of common property. However, there are other options for buyers. WHY THIS CAREER PATH?

Initially I was drawn to the artistic side of cake making. Once I became more proficient in the scientific side of baking I began having fun with how creative you can be with developing new avours. HOW DID YOU COME TO FIND YOURSELF IN THE WORK YOU DO?

I always had a passion for cooking and baking but I didn’t have training. I attended Silwood School of Cookery in 2004 to further my knowledge and, once there, I fell in love with being in a kitchen. It was only once I had moved to London and was working at a catering company that I was introduced to Peggy Porschen, an incredible cake maker. As soon as I saw what she was able to create with icing, I knew that was what I wanted to do. WHAT’S THE MOST REWARDING ASPECT?

Being able to use my hands to do something so creative. Moreover, constantly learning more about my craft, evolving my style and developing new techniques fuels. Another paramount element is working with the finest ingredients to ensure that my cakes taste as impressive as than they look. WHAT’S BEEN A CAREER HIGHLIGHT?

I was honoured to make the wedding cake of my mentor and friend, Peggy Porschen. She then came out to South Africa the following year and made my wedding cake.

FOR SOMEONE WHO THINKS, “I WANT TO DO THAT”, WHAT ADVICE WOULD YOU GIVE TO THEM?

This is a wonderful career, but one tha requires patience and perfectionism. Gaining lots of experience in the industry is key. You should be willing to spend a few years working long hours under stressful conditions, all the while remembering that the thousands of hours you obtain in experience will be what can set you apart from other cake makers later on. Plenty of experience working in pastry will also give you a sixth sense about dealing with mishaps – all part of working in the science of pastry. WHAT DO YOU WISH YOU’D KNOW BEFORE YOU EMBARKED ON THIS CAREER?

I haven’t really had any nasty surprises and have enjoyed the learning process over the years. I was forewarned that, if I want to create cakes of a certain calibre using beautiful ingredients, it is much harder to make higher profit margins. It’s something I was willing to sacrifice I never want to skimp on taste. WHAT PERSONALITY TRAITS AND STRENGTHS MAKE THIS CAREER A GOOD FIT FOR YOU?

bush lodge is a refuge by its very nature – the sense of solitude and the sounds of the veld are restorative on a soul level. So when you add to this an injection of orth African e oticism, the effect is e ponential an escape within an escape, an Eastern sanctuary in the African veld. An interior designer and travel e pert by trade, owner and property developer Sue ederle is a clear case for making what you love doing your day ob. She’s poured both these passions into this beautiful self-catering lodge, located in the Elephant Point private reserve. A lu ury estate developed by the egacy roup on ha bordering the ruger ational Park and neighbouring Sabi Sands, on the banks of the Sabie River, it’s an area known for its concentration of big game. Only lodges are planned for the estate, making the opportunities for owning a piece of it finite. Seeing the vision for the property through required site visits every two weeks, and together with architect ack Andrew, Sue was on hand to steer the process in the right direction. It was important to strike e actly the right note: I fell in love with the Moroccan style on my trips there, the buildings themselves are beautiful and mysterious, with generous volume and interesting detailing, and don’t need much adornment to come alive. That’s what I was aiming to achieve here,’ comments Sue on the design of the m space. While modelling it on Moroccan architecture, Sue also drew on bush motifs the beautiful arches and pavilions married with thatch and rietdak roofing in a hybrid of bush camp and city riad. So while the in uence is apparent, it hasn’t been administered without discretion. Instead, Sue has cleverly and subtly woven other in uences through French antiques, oral fabrics, velvet-upholstered chaises, carved Indian four-posters to give it a layered effect. Colour is a key element, too, with rich vibrant splashes of red, orange, pink and teal making a bright splash against the taupe walls and sun-bleached bush backdrop. Colour is a big thing in my life and it’s integral to the style,’ adds Sue. The effect is eclectic, without a whiff of the usual colour-by-numbers game-lodge look. Another aspect that sets it apart, aside from a complete lack of safari cliches, is its capacity to be run as a lodge. Sue and her late husband ohn had looked for years for the ideal location in the bush most properties like this cannot be let independently and can only be used by the owners. So this was a rare find: an investment that also earns an income. It was a wonderful pro ect to put my energy into after losing my soulmate,’ comments Sue. A self-described serial renovator Sue loves the thrill of taking on a new pro ect, especially
