andscape lights can really dress up a yard unless, of course, you're my neighbor. One of my neighbors has a fountain that they illuminate with a light that is brighter than the sun. I can't look at the thing without burning my retinas. I think that people flying into the city at night can even see it.

be a ground-fault circuit-interrupter protected outlet. Install the transformer near the outlet and remove the cover that hides the terminals. Attach the cable to these terminals to supply power to the lights.

Most landscape lighting, however, is subtle and can be very dramatic if done correctly.

Then the fun begins. Use a flat-nosed shovel and push it into the ground 6-8 inches and pry the ground open. This will create a V-shaped trench in which to bury the cable. Repeat this along the entire length of the cable and lay the cable next to the trench. Assemble the light fixtures (push the bulbs in and screw them together) and attach them to the cable.

Start by looking at what you want to achieve. Pick a few focal points you want to draw attention to and decide your course of action. You can use uplighting, for example, at the base of a tree, where the light shines up the trunk and into the branches. Downlighting is hung from trees or structures and cast light to the ground. Path lighting uses taller fixtures to illuminate a walking path or garden area. You can also shine a spot fixture on an object. The low-voltage systems you buy in home centers range from around $60 to $200. They are sold in kits that include the transformer, cable, and lights. You can buy far more elaborate and expensive systems at specialty retailers.

Roll out the cable to the areas you will illuminate.

The fixtures will have two small wires that attach to a cable connector. The cable connector makes contact with the cable and pierces it to contact the copper strands inside. Your connector will come in two pieces. One side will have the sharp pins that pierce the cable, and the other will hold the connector to the cable. The connector pieces will either screw or slide together.

Low-voltage systems reduce the household current down to 12 volts. The systems are safe and easy to install.

Once the connection is secure, push the stake into the ground at the proper height. Push the cable into the ground with a wooden paint stir stick.

After you have mapped out the system, you have to find a power source for the transformer. The power source will usually

You can adjust the concentration of the light by turning the lens cap on the fixture to make the light more or less focused. Cover up the cable and set the timer on the transformer. You can add additional fixtures. Add up the wattage of all of the lamps, but they should not exceed the output of the transformer. When you start adding fixtures, there are lots of rules to deal with regarding cable size and output, so check the manufacturer's recommendations. If you stick with a home center kit, you should be fine. If you buy items a la carte, consult a professional. You could encounter "voltage drop" near the end of the run, which will make those fixtures at the end of the cable dim.

And this paragon of authenticity isn’t shy about sharing some of her life’s less-thanstellar details—from a tragic childhood to a misbegotten marriage, three firings, and an ill-fated, less than spectacular first interview that nevertheless catapulted her into real estate. ccording to Leonard Kim and Ryan Foland’s new book Ditch the Act: Reveal the Surprising Power of the Real You for Greater Success, vulnerability and authenticity will serve you better in business and in life than a carefully crafted, but inauthentic, façade. Her name could have been the stage moniker of a Vegas showgirl, an invented façade par excellence. But Bobbie Starr Dust’s given name is every bit as real as her father, Robert Julius Dust, who managed a band when Bobbie was born called the Stardusters. Bobbie herself is unquestionably the real deal.

“All my brothers and sisters were much older and had their own families by then, but still took care of me. I went from one sibling to the other, in what seemed like a monthly basis. Thank God, they took me in with open arms, doing the best they could, fulfilling my mother’s dying wish. I remember Christmas would come; it was hard seeing the excitement that happens between parents and children, knowing that I was not part of it being their sister.

 En route to Maine, hubby stopped to help build the Luxor until (as Bobbie put it delicately), “Vegas got the better of him. I ended up staying, he ended up leaving (thank God), and we divorced in 1993.”  Failed to land first job at the Stardust hotel.  Quit after six months as a cocktail waitress at the Klondike Casino.  Worked as extra at the Sands.

Characteristically down to earth, she quipped, “I was the youngest of eight children, and I think they just ran out of names. We also have the twins, Spring Blossom and Robin Melody, in our family, and we weren’t even hippies.” But the happy-go-lucky face that she shows to the world was the hard-won product of a painful childhood. “My mom was sick with cancer from the time I was seven and died when I was 12. My dad, who was deeply in love with her, kind of gave up on life and went into a tailspin.

Kim and Foland write, “It doesn’t matter what challenges you face. At the end of each situation, you come out alive.” Bobbie would agree. “I’ve done a lot. When I first arrived here, not understanding anything about how unions worked and that you had to go to the union hall to get a job, I went straight to the Stardust hotel expecting them to hire me just because I’d been a cocktail waitress before.” Even though the Stardust should have hired her for her name alone, it didn’t. “My first job, nonunion, was doing cocktails and change, all at the same time, at the Klondike Casino. I made a couple of hundred dollars a day, and it was really hard work because you did the job of three people, standing on your feet the whole time. I wore tennis shoes, a change belt, and a cocktail tray, and had to hand out these damn coupons for every four-of-a-kind.” Kevin & Bobbie 2015

 Fired from Flamingo Hilton for clocking out early.  Laid off from the Monte Carlo by manager who grabbed her shift for his girlfriend.  Fired as Plaza hotel cocktail waitress for serving drinks to nonplaying customers.  Broker at first job interview after real estate school noted, “Don’t hire her.”  Hired anyway. Made Rookie of the Year. “Hey, I never got fired for not doing my job,” she said. “And it turned into the start of my real estate career. As my mom used to tell me, ‘Fake it ‘til you make it.’ Bobbie & Kevin 2018

After sticking it out for six months, Bobbie went to work for Wayne Newton’s show at the Sands, as an extra. She explained, “When you’re in the union, you don’t get a regular shift at a casino. You have to be an ‘extra’ and show up at wild hours whenever they call you. In the 1990s, I got a regular job at the Flamingo Hilton.

Year in a company that gave me a strong, disciplined foundation. I did 63 deals that year, with Kevin sending me business from the bar. “We were doing these loans with no money down, so we were getting loans for waiters and waitresses on the Strip who thought they couldn’t qualify. We were killing it. The average purchase price was $99,000, I was on a 50 percent commission split, and I made $136,000 in my first year. I was a big fish in a small pond. “By 2003, I was doing 30 deals a month, no assistant, just me. So, Kevin retired and came to work with me. Without his support, I couldn’t do the business I still do, sit on the boards that I sit on, take care of all our animals—six big koi, a turtle, two dogs, and a 25-year-old cat. He makes sure everything runs smoothly.” In 2010, she and Kevin left MoneyWorld for what was then Prudential, now Berkshire Hathaway. “There, I became a very small fish in a very big, high-volume pond. “I got fired three times in this town. First, for clocking out early at the Flamingo. Then I got hired at the Monte Carlo when it opened. Once you’re hired, you get to bid on your shifts, and I got a really good one there. But the bar manager was dating one of the cocktail waitresses who didn’t get a shift, so I was let go. It happens.” Somehow everything still seemed to happen for the best. “A girlfriend told me her dad was a pit boss at the Plaza hotel. So, I went on an interview, and thank God I did because I met my significant other, Kevin Sayegh, there. He was a bartender; I was a cocktail waitress. We hit it off.” And on a lucky whim, she and Kevin went to real estate school together. “When I finished, the school said I should go find a brokerage. So, I got up after waitressing until 2 in the morning, brushed my teeth, put my hair in a clip, put on a sundress, probably no bra.” She laughed, remembering. “I didn’t realize they were interviewing me; I thought I was interviewing them! I went to Century 21 MoneyWorld, where the broker later told me he wrote, “Don’t hire her” on my sheet because he figured I’d never make it. By luck, they hired me anyway, and I earned Rookie of the

much from the solid Berkshire brand that I don’t even think about percentages or pennies. Berkshire Hathaway totally backs their agents.” After 20 years in real estate, Bobbie said, “I love what I do so much that I’ll never do anything else. I sell a lot of new homes and go to every design appointment with my clients, sometimes for 12 hours, helping them find décor options at half the price.”

It doesn’t hurt that she has a decorator’s eye for putting all the little touches together perfectly. And she’s made her own home the perfect, loving home that she lacked as a child. “I also love helping new agents, watching them spread their wings. Helping other professionals in our industry achieve their goals brings my own success full circle.” “But for 17 years as a Realtor,” she confessed, “I wasn’t really involved in the wider real estate community. After Lisa Waldeck asked me to be on the board of the Women’s Council of Realtors, it opened my eyes and broadened my perspective on the community that’s been so good to me for 20 years.” In 2020 she’ll vicechair the GLVAR’s Grievance Committee, which she’d thought “was the least fun of all the committees. But I love it because you get to see what really goes on in our business. Plus 2019 GLVAR President, Janet Carpenter asked me to sign up for it, and you don’t say no to Janet.” The new year will bring the addition

of another exciting venture, as Bobbie has been accepted to the GLVAR Leadership Academy, a highly sought after training. At both MoneyWorld and Berkshire Hathaway, Bobbie assumed a role that she lightly labels as “party planner,” though, for her, it’s usually a party with a purpose. According to Bobbie, “The more I give, the more I get back.” The entire month of October, The Starr Dust Group, along with the rest of the Berkshire Family, does different events, from Taco Tuesday to silent auctions and Poker Night, to promote breast cancer awareness and benefit the Susan G. Komen Foundation. She also volunteers for Opportunity Village, Las Vegas Rescue Mission’s water bottle collection for the homeless, Project Angel Tree for Bertha Ronzone Elementary School and helps bring Christmas to adopted local families through the Veterans Association of Real Estate Professionals (VAREP). “This is my favorite time of year,” said the girl whose childhood wasn’t much of a holiday. “When I’m not selling real estate, I love to throw parties.” Anything your heart desires will come to you, just ask Bobbie.

Should a landlord allow pets in their rental property?

to allow pets, you should always collect a security deposit for the pet to make sure you are protected, except for service or emotional support animals. Be sure to do your homework and consider the pros and cons to make the best decision for your rental property.

eports show that 68% of households own a pet. Of that, 76% of millennial renters are pet owners. Most pet owners consider their pet as family and won’t even consider renting a home that would require them to give their beloved animal up. Therefore, restricting pets limits your tenant pool immensely. Although pets can cause odors, damage, and disturb neighbors, if they bark, there are several reasons that homeowners should consider allowing them in their rental properties. Here are a few:  Allowing pets attracts more tenants to your property and gives you more tenants to choose from, so you can find the best fit. Rental listings can also be filtered according to whether rentals are petfriendly. If you choose not to allow pets, your rental will not show up if they are looking for pet-friendly housing.  Pet owners usually stay longer because it may be harder for them to find another pet-friendly property to move into.

 Animals reduce stress, so having a pet around can make a tenant feel more at home.  Allowing pets will reduce your chances of having a tenant sneak them in, causing damage without a pet deposit. Keep in mind also that, per the law, even if you’re not accepting pets for your home, you must allow emotional support and service animals. Tenants may present a letter from a physician stating that their pet is an emotional support or service animal. If that happens, you cannot collect a pet deposit. The good thing about accepting pets is, you can choose what type of pet, the size, and how many pets you will allow. You can combine these options with the tenant's qualifications and rental history to see if the pet behaved at the last property. Most management companies will not allow specific aggressive breeds. hat is your big WHY... your purpose ... your passion? And, most importantly, are you currently living it?

When you discover with complete clarity your WHY, then you have uncovered the absolute secret to success for your life and business. Of course, knowing your WHY is not enough; you must take action daily (no matter how small the step) toward what you desire if you are not there yet. You are always at your best when your heart (passion) and mind (attitude) are in alignment and connected with your true path and purpose. This is true in your personal life as well as with your business. When they aren't aligned, there is always a degree of dissatisfaction and unrest. It has been my experience as a business and life coach, that most of us are searching for our purpose and desire to live it fully. This is true of my own personal journey to fully embrace and live my dream of entrepreneurship and becoming a small business owner. While I have always been clear that my purpose and passion is coaching and training, only recently can I say that I am thoroughly enjoying and experiencing these 12 signs that I am living my passion and purpose: 1. You lose track of time. You find yourself working "on" and "in" your business and wonder where did the time go? 2. You smile and laugh more. And others notice this about you. 3. What you are doing does not feel like "work." It brings joy and a true sense of accomplishment and satisfaction. 4. You trust your heart and your instincts and act on it. You listen to your inner voice, and the wisdom found within. 5. You really light up and become animated when you talk about what you do. 6. Your friends and loved ones notice the shift. Interestingly they will fall into one of two camps. Many will support you unconditionally and be happy for you. Others, due to their own insecurities or fears, may actually react in a negative, unsupportive fashion. 7. Everything just flows better and more effortlessly. Synchronicities happen. You find yourself meeting the right people at

Your Brain and the : e r i w e Law of Attraction R By: B o b D o y l e

C

onsider this: Your entire experience of reality is dictated by how your brain processes input. How you feel about things, what you believe about them, and what you believe about yourself and your capabilities is all determined by how your brain has been wired over the course of your life. How does this wiring occur? And more importantly, can you change it if the wiring you have doesn’t serve your higher vision? Perhaps you have heard the term “neuroplasticity.” This simply refers to your brain’s ability to change. When you are young, and your brain is WIDE OPEN and ready to receive information, you do not have the capability of evaluating the input to determine whether the information coming in will serve or hinder your greater good. You have no clue about the "greater good" or any real concept of your future. For example, it’s very common for children to take on the beliefs and viewpoints of their parents, until such time as they begin to be more self-aware and have the ability to create their OWN meaning to any given input. As such, we begin the “wiring” process of our brain as soon as life starts. When we “wake up” to our ability to make our own meaning, the wiring is already established. With all the new inputs and your acceptance of them, "neuropathways" are formed in the brain, and over time, these pathways very literally shape the lens through which you experience the world. Your “truth” about reality is defined, and because you can ONLY process anything based on your wiring, it’s not always easy to CHANGE your attitude and beliefs about anything. In order to rewire those neuropathways, you need to begin giving consistent and different input into your mind to allow new neuropathways to grow, and the old ones to wither away.

It will take time, persistence, and consistency. It will require patience and the ability to be gentle with yourself. In my coaching with the Law of Attraction, I constantly hear things like, “I should know this by now!” and “I’ve done everything it said to do in ‘The Secret’ and nothing is working!” This is the problem with the personal development industry. Promises of "quick results," etc. cause people to expect transformation to take place nearly instantly, and when it doesn't, they doubt the process and/or their own ability to get results. The worst part is, every time you affirm “failure” to yourself, you strengthen the wiring that tells you that success is eluding you…or that you are failing…or that the Law of Attraction is nonsense. Fortifying that wiring, no matter how justified you feel about doing so, only assures more of the same results. You're up against your wiring ALL the time. The only way to change your results is to change your brain by giving it new input on a consistent basis long enough that new neuropathways are formed. The main reason people do not make it to the level they are trying to reach, given that it is something significantly bigger and better than what they are experiencing now, is that they try to do it by themselves. When you reach the limits of your wiring, your brain will give you every reason to stop the attempt at change. Without a strong support system to keep you accountable and help you stay consistent with your new ways of thinking, you are bound to stop long before you will see results to settle back into the “comfortable discomfort” you are used to. Here are five quick tips to begin changing your wiring. In a future article, we can dig deeper into each of these. . Get clear on who you REALLY want to be! Changing your wiring is actually fundamentally changing YOU. You get to decide who you want to be and how

you want to rewire. Knowing that first is critical. . Change your environment. Even simple changes around your workplace that are more congruent with the success you want to be will begin to change your relationship with that space, and subsequently, your wiring. How does your space make you feel right now? What gets triggered? What changes can you make starting today? . Change your habits. You get into behavioral patterns that both create and sustain your wiring. You need to be able to look honestly at your habits ask yourself, “What would the more successful version of me do right now, instead of this?” . Develop a visualization practice, infused with Gratitude. Some of the most successful people on the planet credit visualization for moving them toward success. Regular visualization infused with emotion and gratitude begins to feed your brain with new input, and thus begins the rewiring process. . Get support through coaching. Your wiring is always going to prevent you from seeing past your current beliefs about what is possible for you. When you get up against your wiring, you’re most likely going to stop your progress either consciously or through self-sabotage if you don’t have someone who is trained to guide you through the inevitable discomfort of change. Implement these five steps on a daily basis, and your rewiring is underway! Eventually, you'll get to a point where your CURRENT way of thinking seems just as foreign as your next-level thoughts seem now. That’s how wiring works. Pitfalls and Dangers of Joint Tenancy By: R o b e r t B o l i c k

M

ost real estate owned by more than one person is held as "joint tenants with rights of survivorship." This is more or less the default setting for holding title, especially among married and unmarried couples. Unfortunately, it is probably the worst way to hold title, for a number of reasons: 1. Probate is deferred, not avoided 2. You can lose tax benefits on appreciated property held by married couples 3. You lose the opportunity to provide asset protection for the surviving spouse 4. You lose the opportunity to provide asset protection for your heirs. 5. You lose the opportunity to provide for children from prior marriages. 1. Won’t Joint Tenancy Avoid Probate? No. It merely defers probate until the death of the second person. A probate will still be required upon the death of the second joint tenant. The best way to avoid probate is to create a revocable living trust to hold title to your assets. 2. Loss of Tax Benefits for Appreciated Property Held by a Married Couple Under Nevada law, property held in joint tenancy is deemed to be separate property owned one half by each spouse, not community property. Community property has distinct tax advantages over separate property, most notably a step-up in basis on both halves of the community property upon the death of the first spouse. The effect of this is that a surviving spouse can sell any appreciated community property after the death of his or her spouse, and all capital gains are eliminated. All proceeds are tax-free. It just doesn’t get any better than that – no taxes. It's a completely different result for the sale of property held in joint tenancy. Only one half of the property receives a stepped-up basis. Stated another way, only half of any capital gains are eliminated. Half of the gain is retained. To illustrate, if a couple held property in joint tenancy with a built-in capital gain of $100,000 and spouse #1 dies, when the survivor sells the property, there is a $50,000 capital gain. If the property were held as community property, the gain would be zero. 3. How Can You Avoid Capital Gains?

How you avoid capital gains is to hold the property as community property instead of separate property (joint tenancy). There are two main options to have your assets be community property: (1) hold your assets in a living trust, or (2) hold title as community property with rights of survivorship (CPWROS). NRS 111.064. The Nevada legislature enacted this statute clear back in 1981 to afford us as Nevada residents the opportunity to have the right of survivorship feature of joint tenancy while retaining the favorable tax treatment of community property. Yet this favorable way to hold title is rarely used. 4. Loss of Asset Protection for Surviving Spouse As stated above, the best way to avoid probate is to hold title to your assets in a living trust. Not only will this avoid probate, but you can provide complete asset protection for the surviving spouse or surviving partner for the assets received from the deceased spouse or partner. This can easily be done by simply creating a standard A/B Trust. The surviving spouse maintains complete control over use and benefit of the assets throughout his or her life, yet they are 100% protected. 5. Loss of Asset Protection for Your Heirs Similar to protecting your assets for your spouse or partner, your entire estate can be held for your heirs or beneficiaries 100% protected for them throughout their lives. This inherited property can remain their separate property regardless of whether they are married or single. It can serve as a builtin “prenuptial” agreement maintaining all inherited assets as their separate property in case of a divorce. Assets can further be 100% protected from any and all claims against your beneficiaries throughout their lives. This can be very simply and easily accomplished by setting up trusts for your children or other beneficiaries within your living trust. You lose all these opportunities for asset protection if you merely hold your properties in joint tenancy. 6. No Protections for Children from Prior Marriages One of the real, hidden drawbacks of holding property in joint tenancy is that

children from a prior marriage will likely get disinherited. For example, suppose a couple has two children together, and the wife has a child from a prior marriage. The wife dies first. All property held in joint tenancy automatically passes to her husband. Upon his subsequent death, her child from her prior marriage is not one of his heirs at law and inherits exactly zero from him. If the intent of the couple is to provide for all three children, the best way to accomplish this is to hold their property is a living trust. 7. Never Hold Property in Joint Tenancy with a Child If joint tenancy is bad for couples, it’s much, much worse between a parent and a child. Why? 1. Your property can be attached by any creditor of your child. If your child gets divorced, is in a car wreck, has unforeseen medical expenses, has a business failure, files bankruptcy, etc., your property can be attached by the creditors of your child. 2. You lose the ability to eliminate capital gains on appreciated property. What’s bad for couples gets much worse when children are involved. If the surviving spouse (mom or dad) holds his or her assets in a living trust, 100% of capital gains are eliminated on appreciated property. The kids can inherit all assets, completely income tax-free. For joint tenancy between a parent and one child, half of the capital gains are retained. When two children are on title, two-thirds of the gain is retained. For three children, three-fourths of the gain is retained, etc. Conclusion Holding property in joint tenancy is likely the worst possible way to hold title to property. Yet, amazingly, that seems to be the standard in our community. Holding title to your property in a living trust can provide far greater protection for you and your heirs and avoid the myriad problems discussed above. Attorney Robert L . Just make sure to follow Facebook’s policies regarding this. 6. Use your personal Facebook profile page from time to time. No matter what industry you are in, a Facebook Business Page is the best avenue to market your services. However, mixing in related posts every week using your personal Facebook page can also help you. Remind your relatives and new friends that you are in this line of work. This will give them a chance to like your business page, and recommend other friends who want to buy properties. 7. Include your photos with satisfied, happy clients. Posting images of you and your entire team at office parties and other social events will help put a personal face on your real estate business. Potential home buyers would love to know if they are dealing with the right professionals, so prove to them that you are successful in helping individuals find the perfect home. 8. Nothing you could do about it. There was no cure for getting old. Might as well keep on eating burgers, bacon and butter. Sit back in your Barcalounger, watch Ed Sullivan, smoke Lucky Strikes and wait to die. Then the Framingham Heart Study, an ongoing longitudinal study of three generations of Framingham, Massachusetts, residents, began in 1948. It took two more decades before the study made risk factors a household phrase and it became common knowledge that diet, exercise and simple medications like aspirin

could mitigate cardiovascular disease. Over 3,000 peer-reviewed scientific papers have since confirmed that the study’s work is solid science. We no longer question that regular exercise, a heart-healthy diet, weight control and living smoke-free will lengthen and improve the quality of our lives. It takes time for a treatment protocols to become accepted. Today, the jury is more out than ever on accepted treatment plans that have become the stock-in-trade of traditional American medicine. Surgeries, medications, stents, giving them a pill, taking something out, sticking something in—all have side effects, up to and including death. Patients have started asking themselves: At what point do side effects outweigh

But an excellent orthopedic surgeon operated on me and was able to get me back on the field. That ignited my desire to become a physician. After Dartmouth College, I went to England to play soccer and study medicine at Northumbria University in Newcastle.” Though he became a professional soccer player for Newcastle United, the sport wasn’t his true calling.

Beyond surgery and meds Dr. Spinoso treats patients of all ages, who want to continue being active without pain, or are trying to avoid risky surgery that can mean more pain, and long recovery times. “Traditional physicians start with X rays, then tell patients they have degenerative joint arthritis and that they’re going to need a replacement in 5 to 10 years. They’re sent off with pain medication and physical therapy, but they’ll be back over and over again in the coming months and years, with the same pain. Inevitably, their activity level will drop because it hurts to move. They’ll gain weight and exacerbate the problem. We’ll see patients who’ve gained weight; still have shoulder, knee or back pain; are on pain meds; and have been told their only option is surgery.” Their primary-care physician tells them they need a total joint replacement but might not warn them that this could change their whole life, perhaps end their income-generating career and their ability to play tennis or keep up with the grandkids. “Having a surgery like that really is a life-changing event. And almost half of patients will have to revisit that surgery at some point in their life,” said Dr. Spinoso. “Many orthopedic surgeons have no other options or are resistant to seeking tother methods of treating patients. “We also know that pain medications damage the body and that most “pain-relieving” joint injections damage cartilage and bone. We know that patients get 10 times the safe dose of cortisone in a traditional office visit. You’re doing more harm to patients than good in the long run. You’re not improving their life; you’re making it worse.” Dr. Alex Spinoso

More Americans are turning to noninvasive, holistic practices, including massage, acupuncture, chiropractic, or medical marijuana, rather than submit to scalpel or pill.

After medical school, he began outreach programs through AMREF (African Medical and Research Foundation), doing surgery and family medicine in rotations to African and Indian villages. Despite his own successful Western knee operation, he said, “I was drawn to Eastern medicine. I wanted to be able to treat patients with different modalities, not just one that was accepted in one culture.” In 2015, he began his first U.S. practice in southern California, doing urgent care and exploring regenerative medicine while working for the prison system. “It was the best sports medicine job anyone could ask for,” he said. “They played sports all day long in that prison—boxing and mixed martial arts—and there were a lot of sports injuries. “I could have moved into sports medicine for a professional team but opted not to because team doctors often have to send patients back out on the field who really shouldn’t play. If you look closely, there are multiple other treatments and modalities that aren’t widely accepted but work as well or better, with few side effects. “I always recommend a solution that’s natural, safe and will give patients the best results.” It’s a fact, and all over the news that pharmaceutical firms pay millions of dollars to promote certain drugs to physicians and the public. The socalled promise of these drugs is what created their widespread use and a national crisis of overuse and worsening health issues or death.

5 key practices for long term fat loss.

like healthy fats, lean protein and slowdigesting carbohydrates that are high fiber, exercising (strength training in particular), getting adequate sleep and controlling stress levels all will help control blood sugar and insulin function. This will go a long way towards your fat loss goals.

his is by no means a complete list of effective practices for fat loss but rather five practices that tend to get overlooked when it comes to achieving long term fat loss. 1) Eat a high fiber diet

This is one of the most underrated aspects of fat loss. Dr. Jonny Bowden, one of the worlds leading experts on nutrition, has a section in his book (Living Low Carb: Controlled Carbohydrate Eating for Long Term Weight Loss) on the best supplements for weight loss. Here’s what he said about fiber: “It’s not expensive, it’s not exotic, and it’s not sexy, but it works like a charm. It’s plain, old-fashioned fiber. More than a dozen clinical studies have used dietary fiber supplements for weight loss, most with positive outcomes”. Fiber helps stabilize blood sugar and control insulin, which is one of the biggest factors in fat loss. It also helps to reduce inflammation, too much inflammation is the enemy of fat loss. Fiber has also been shown to reduce the risk of several diseases, including cardiovascular disease, diabetes, and various forms of cancer among the many other benefits of a high fiber diet. Most health organizations recommend around 25 grams of fiber a day for women and 38 grams a day for men. National consumption surveys indicate only 5 % of people meet the recommended daily fiber amount! Just meeting the daily recommended fiber amount would greatly help many people in their fat loss goals. 2) Control insulin and blood sugar This is, in my opinion, the biggest key to fat loss. Regardless of what type of diet or nutrition program, someone is following controlling blood sugar should be a key emphasis. Insulin is the hormone that controls blood sugar. When you eat food, in particular, carbohydrates, your body releases insulin to process it. Eating a lot of sugar or refined/processed carbohydrates, eating too much food in one sitting, and eating processed foods can cause the body to release a lot of insulin and to release it quickly. This can lead to high insulin levels in the body. High insulin levels have been shown in studies to be linked to weight gain and obesity, in particular, abdominal obesity. Practicing portion control, minimizing sugar and processed foods (aka junk food), eating a diet built around all-natural foods

3) Get enough quality and consistent sleep Sleep is of the more underrated aspects of fat loss but a very important one. Your sleep/ awake cycle is known as your circadian rhythm. When you don't get enough sleep, have uneven sleep patterns, or don't get enough quality sleep, this rhythm is disrupted. An irregular circadian rhythm has been linked to inflammation, obesity, depression, elevated cortisol, and several diseases. All of these can negatively affect your ability to lose body fat. To improve your sleep and in turn, help your fat loss efforts go to bed at regular times, make your bedroom dark, turn off all electronic devices, avoid exercising late at night, don’t drink caffeine later in the day, and try practicing meditation. 4) Manage and control stress Controlling and managing stress is a big factor in fat loss. How you handle stress and how much stress you have will greatly affect not just fat loss but your overall health. Short term stress isn’t necessarily bad. The body responds to stress, either real or perceived stress, by releasing adrenaline and cortisol. It triggers the fight or flight response in the body. It can help you stay focused, energetic, and more alert. Chronic stress, though, can wreak havoc on the body. It can suppress the immune system, increase the risk of a heart attack and stroke, age the body, and a host of other negative health issues. It can also put the breaks on your fat loss. Cortisol is elevated when the body is stressed, and if it is chronically elevated due to long term stress that causes inflammation, increases appetite and food intake, inhibits sleep and puts the body into a fat-storage zone. Practicing relaxation techniques like deep breathing, meditation, or yoga, building healthy and positive relationships, and exercising regularly and consistently can help to lower and manage stress. Also, following a healthy nutrition program built around a balance of all-natural food and striving to improve your sleep are very important. 5) Cook and prepare all your meals and food in advance It is simple if you fail to prepare you to prepare to fail. This requires some work

to get your meals ready each day, but fat loss, like any worthwhile goal, involves sacrifice, dedication, and hard work. To save yourself, so you aren’t spending hours a day in the kitchen cooking I recommend to clients to cook the foods that require the most work and preparation like meats, fish, quinoa and rice once or twice a week and put them in separate containers in the refrigerator or freezer. This will enable you to reheat them again easily. Everything, though, starts with breakfast or the first meal of the day. I always encourage clients to eat within one hour of waking. If you skip breakfast and go long hours before eating your first meal, your blood sugar will crash. This will cause you to make poor food choices as well as overeat. Breakfast, or your first meal depending on when you get up, sets you up for the day. It is not just essential to consume breakfast or your first meal of the day, but it is important to consume the right foods. The traditional American breakfast built around high sugar and refined carbohydrate breakfast cereals and breakfast bars, sugary pastries, and processed meats like bacon and sausage are not good options. A better option is choosing a balance of all-natural foods like lean protein such as organic, brown, cage-free eggs, lean meats, slowdigesting carbohydrates like berries and oats, and healthy fats like raw nuts, seeds, and avocado. Once you have had a good breakfast or first meal, be sure to have some snacks or small meals packed and prepared for the rest of your day. If you don't want to have to cook all of your meals or snacks, things like raw nuts and seeds, fruit and vegetables, Greek yogurt, and canned fish like sardines, mackerel, and salmon can be good options. The key, though, is having a plan for your nutrition and not leaving it to chance. This is one of the biggest keys to fat loss. coworkers. The ability to detect distress or anomalies in other people can allow you to anticipate dangerous situations, which gives you an opportunity to respond in the most effective way possible.

Improving your situational awareness starts with being mindful about your surroundings. Each time you enter a new environment, take a moment to identify every object in the area. Tables, chairs, trash bins, cups om a table, even walls and doors should all be recognized and placed in the back of your mind. It should only take a couple of seconds to identify the objects around you, but looking at your surroundings and acknowledging each item is an important step in developing a mindful attitude. When you’re aware of your surroundings, you can determine what can be a potential obstacle and what could be used as a weapon. Should a dangerous situation develop, you will have an advantage in using your environment around you.

You’ve identif ied objects, you’ve monitored the people around you. Now it’s time to determine how to keep safe should a dangerous situation arise. Every time you arrive at a new location, pick out all points of entry and exit. If you have to defend yourself, you want to know how to remove yourself from the situation. Knowing how to back off from dangerous circumstances is another key connection between situational awareness and safety. You will be more secure if you can withdraw from a dangerous scenario and avoid contact with an attacker.

This may sound overwhelming, but don’t worry because these are skills you already use on a daily basis. The first step is designed to help you expand and improve your perception of what is happening around you. Identifying objects around you is crucial for improving your situational awareness, but it is also important to detect and observe the people around you. Watch out for agitated or nervous behavior in others. Keep an eye on people who seem to be moving outside the norm (ex. Someone wearing a heavy coat on a hot July day). You can even monitor the behavior of people you interact with every day, like

One of the most challenging element of situational awareness involves predicting the actions of people around you. It is a difficult to imagine future danger, but it’s one that can be practiced and enhanced with time. When you enter a new location or observe suspicious behavior, try to imagine what would happen if something went wrong. What if that drunken person suddenly became confrontational? What if the group of strangers walking toward you has bad intentions? In each of these situations, come up one or two potential scenarios that would put you in danger, and imagine how you would deal with them. It’s actually good practice to maintain the realistic mindset that you’re not always safe.

Situational awareness requires constant vigilance of your circumstances in order to identify issues and eventually predict problems before they arise. While it can initially feel exhausting to sustain an attentive mindset, it will eventually become a habit that requires no effort to maintain. Not paying attention to your surroundings can have dire consequences. On a more practical level, this often means you’re going to have to exit the Facebook app and put down your phone. If you’re walking in an unfamiliar public place and staring at your text messages, you not only sacrifice your situational awareness but you are making yourself a target -- attackers love oblivious targets. Live prepared not scared. Next time I will talk about specific steps you can take as a Realtor to keep safe while doing your job.

Home Equity Line of Credit By: B r e n t W o o d

ELOCs are lines of credit, typically in second position. Clients can draw on the line instantly once the line is established and use the funds for any purpose. Qualifying for the loan is done up-front and there is no requalifying or application to access funds. Payments during the first 10 years are interest only based on the balance on the line. So, if there is no balance, there is no payment. For WAFD bank HELOCs, the draw period is 10 years. After 10 years, the 15 year principal and interest payback period begins. Some banks offer balloon payment HELOCs where the full balance is due at maturity. “If I get in financial difficulty, I can always borrow on my home.” Borrowing money during tough financial times may not be possible or may be more costly. But, setting up a Home Equity Line of Credit when you don’t need it, means it is ready for you when you do. Note, HELOCs require documentation of income, assets, etc. just like your first mortgage. “I don’t need another payment.” Remember, HELOCs are a credit line, so there are no

payments if you do not have a balance. Besides, if you use the line to pay off higher interest debt, you would be reducing your payments. According to the Federal Reserve, the Average Credit Card rates are nearly 20% in 2019. Rates on HELOCs are typically Prime plus a margin from zero to 2%. Prime as of Oct. 4, 2019 is 5.0%, so HELOC rates are 5%-7% depending on credit, property type, occupancy, etc. “Can I get a HELOC on one property to buy another property?” This is a commonly asked question. The answer is typically yes. In fact, Washington Federal even offers HELOCs on investment properties. So, many investors take a HELOC on one property help them buy another one. Also, some clients want to buy a new home, but their equity is their down payment. They don’t want to sell first, then rent while they shop for or build a new home. So, they take out a HELOC in their old home to buy the new one. “Is a HELOC tax deductible?” Note, the usual caveat; “consult a tax professional.” The general idea is that interest paid on HELOCs

is only tax deductible if you can show that the use of the funds was for improvements to the home (primary or second home). But, neither is interest on credit cards and other types of consumer debt. “Can I use a HELOC to buy out my Ex?” Yes, buying-out an ex from their interest in a property is a common use of HELOCs. The great thing about this purpose is that additional principal payments can be made, lowering the minimum payment.

Don't Ignore

the Pain! By: G u s V a r g a s

What is pain? Pain is a complex subject. As we learn more about the body, the definition keeps changing. A simple description of pain, is an unpleasant sensory and emotional experience associated with actual or potential bodily damage. This definition doesn't take into account that different people experience the same stimulus differently. Some are unaware of the tissue damage, while others are hypersensitive to any stimulus. Even the same person can experience the same stimulus differently. An Australian neuroscientist told how one day while walking in the bush, he was scratch by a twig. He then went swimming and blacked out when he exited the water. He had been bitten by a venous snake without even knowing it. Several years later, he was walking in the bush and was scratch by a twig. But his brain didn't translate it as such. The brain remembered his snake experience and produced a very painful experience for him as if he had been bitten. The latest knowledge is that pain is created in the brain. Nociceptors, or nerve endings that initiate the sense of pain, send a signal to the spine. This signal has information about the type (dull, sharp, thermal, chemical), location, and intensity. This signal then gets sent to the brain. The brain then translates this information and decides if the body is being harmed and how it will act. For someone who works with both pain-free athletes and clients in pain, this definition makes sense to me. I have seen clients in pain with nothing physically wrong with them. I have seen athletes compete in what others consider extreme pain without issues. There is a mental aspect to pain. A person can decide that a specific stimulus is or is not pain. Thomas Myers, a well-known anatomist and manual therapist defines pain as a sensation accompanied by the motor intention to withdraw. If the client chooses not to withdraw, the sensation is not considered pain. Sensation in the tissue is sent to the brain, and a decision is made if what it is feeling should be regarded as pain. And then it decides to either act or not act on this information. What purpose does pain serve? If we want to know when it's ok to ignore pain, we need to understand it’s purpose. An easy way of doing this is to look at the opposite situation, someone who doesn’t feel any pain. Congenital Insensitivity to Pain (CIP), also known as congenital analgesia, is a rare condition in which a person cannot and has never felt pain. It is an extremely dangerous

condition in which people with the condition tend to die in childhood due to injuries or illnesses going unnoticed. As discomforting as pain is, it protects us from harm. Without pain, you wouldn't know not to step in front of a car or jump off a cliff. Without pain, we couldn't know of the cavity infection or about the nail we accidentally stepped on. Children learn about the limits of their bodies through the pain. Remove pain, and you can imagine the disaster it would create. First, pain provides us information. You stepped on a piece of glass. You hit your finger with the hammer. You hit your head on the cabinet. Secondly, pain seeks to get our attention because the brain can then decide to do, or not to do anything about whatever is causing us harm. The more dangerous the situation, the more painful the sensation. Being that the sole purpose of pain is to protect us from harm, it’s a good idea to listen to it. What to do when in pain? When you are in pain, what options do you have? Because pain is information, you want to decide what to do with this information. The good place to start is to gather more information regarding the issue. Has the skin been punctured? Is there a bruise? Is it a thermal or a chemical issue? Was it a false alarm? Are you injured anywhere else? These are examples of acute injuries. Acute injuries are injuries that generally only last as much time as the body needs to heal the area. If severe, an x-ray or MRI might be required. Again, this is about gathering information. Once you have the knowledge and have talked with a health professional, you will know how to proceed. These injuries are usually straight forward, and if severe enough, we simply go to emergency care. Chronic pain, however, is pain that lasts longer than it normally takes the body to heal. These types of injuries can be more complex. They can last more than 12 weeks and can be steady or intermittent, coming and going without any apparent reason. It is still a good idea to get more information. Health professionals can provide functional and orthopedic tests to check out possible internal issues. If further information is needed, x-rays and MRI scans can be performed. Sometimes a person will ignore an issue because they are concerned with the cost, time, and possible pain involved with the solution. Maybe they don't want to get injections, takes pills, or get surgery. Well, I have two pieces of good news. First, information gathering is not the same as taking a course of action. You can find out more about your situation and without deciding on a course of action. It’s essential to gather as much useful information about your problem in order to make the right decision. Secondly, our understanding of how the body operates has improved with time

and practice, so there are non-evasive and effective ways to address chronic issues. You might be concerned that surgery is needed when this might not be the case. One example of an easy non-invasive solution, is kinesiology tape. Its effectiveness is believed to be based on the Gate Control Theory. The Gate Control Theory believes that flooding the brain with signals from non-pain receptors (non-nociceptive fibers) can interfere with the signals from the pain receptors (nociceptive fibers) and mitigate the sensation of pain. At our clinic, we routinely have to remind our clients that there are no pharmaceuticals in the kinesiology tape. Another tool that is used to mitigate pain and help with healing is the Instrument Assisted Soft Tissue Mobilization Tool (IASTM). This, too, works on the Gate Control Theory concept, and to good effect. Ultimately, what is going to help with chronic pain is addressing the root cause. The promising impact has been seen in the therapists working on fascia, fibrous tissue that surrounds muscle, ligaments, tendons, and bone throughout the body. Imbalances in fascia translate into imbalances in the body’s structure. Because joints don’t work well biomechanically when they are out of position, the body lets you know of its displeasure with pain. Fascia can be aligned with movement practices like Yoga, Pilates, and natural movement practices by Ido Portal or MovNat. Specially trained therapists can also adjust fascia. Should pain be ignored? So should pain be ignored? Considering that pain protects us and is part of our survival, there are very few instances where it is a good idea to ignore pain. Give your pain attention, even if you decide to forgo acting on it until a later time. If you are serving a goal larger than yourself, you might decide to forgo physical attention temporarily. But you can easily make the case that you must be healthy in order to serve your lofty goals. If you intend to help yourself and others, take care of yourself. Listen to what your body is saying and get yourself checked out by a health professional.

Southern Nevada home prices stall to start fall, though still higher than last year

A

report released by the Greater Las Vegas Association of REALTORS® (GLVAR) shows home prices in Southern Nevada stalled to start fall, with fewer homes selling so far this year compared to last year. GLVAR reported that the median price of existing single-family homes sold in Southern Nevada through its Multiple Listing Service (MLS) during October was $307,000. That’s down 1.0% from September but up 4.1% from $295,025 in October of 2018. Meanwhile, the median price of local condos and townhomes sold in October was $171,250. That was down 1.6% from $174,000 in October of 2018. “Local home prices are as stable as they’ve been in years and appreciating at a much more gradual pace, more like what was considered a normal and healthy rate of appreciation for many years,” said 2019 GLVAR President Janet Carpenter, a longtime local REALTOR®. “We realize that many prospective buyers still face challenges finding homes that are both available and affordable for them. But at least buyers are benefiting from more stable prices, more homes on the market than we had at this time last year and historically low mortgage interest rates.” Before slowing down this year, local home prices had been soaring since early 2012, posting tdouble-digit gains from year to year while climbing back toward their alltime peak. According to GLVAR, the median price of existing single-family homes sold in Southern Nevada peaked at $315,000 in June of 2006 before prices began falling during the recession. Local home prices

hit a post-recession bottom of $118,000 in January of 2012. Just as prices have been rising more gradually, Carpenter said fewer homes have been selling this year compared to the previous few years. According to GLVAR, a total of 36,665 existing local properties were sold in Southern Nevada from Jan. 1, 2019 through Oct. 31, 2019. That’s down from 38,248 total properties sold during the same 10-month period in 2018. For all of 2018, GLVAR reported a total of 42,876 local property sales. That was down from 45,388 in all of 2017. The total number of existing local homes, condos and townhomes sold during October was 3,571. Compared to one year ago, October sales were up 7.9% for homes and up 3.5% for condos and townhomes. As for inventory, by the end of October, GLVAR reported 7,210 single-family homes listed for sale without any sort of offer. That’s up 4.2% from one year ago. For condos and townhomes, the 1,808 properties listed without offers in October represented a 15.7% increase from one year ago. While the local housing supply has increased over the past year, Carpenter said it’s still well below the six-month supply that is considered to be a more balanced market. At the current sales pace, she said Southern Nevada has less than a threemonth supply of homes available for sale. GLVAR reported that 21.7% of all local properties sold in October were purchased with cash. That’s down from 25.6% one year ago. That’s also well below the February 2013 peak of 59.5%, indicating that cash buyers and investors are still active in the

local housing market, but are playing a much smaller role than they were during and just after the recession. Along the same lines, the number of so-called distressed sales remains near historically low levels. GLVAR reported that short sales and foreclosures combined accounted for just 2.4% of all existing local property sales in October. That compares to 3.0% of all sales one year ago and 5.2% two years ago. These GLVAR statistics include activity through the end of October 2019. GLVAR distributes statistics each month based on data collected through its MLS, which does not necessarily account for newly constructed homes sold by local builders or homes for sale by owners.

Other highlights include: • The total value of local real estate transactions tracked through the MLS during October was more than $1 billion for homes and more than $127 million for condos, high-rise condos and townhomes. Compared to one year ago, total sales values in October were up 9.4% for homes and up 7.8% for condos and townhomes. • Homes and condos are selling at a slower pace than last year at this time. In October, 74.4% of all existing local homes and 69.8% of all existing local condos and townhomes sold within 60 days. That compares to one year ago, when 85.8% of all existing local homes and 87.2% of all existing local condos and townhomes sold within 60 days.

Fourth Quarter Off to Great Start for Las Vegas Homebuilders

T

he fourth quarter of 2019 got off to a great start for Las Vegas area homebuilders and again continued the consistency that has shown itself throughout this year. While buyer traffic had a modest increase of four percent in October 2019 year-to-year according to our Weekly Traffic & Sales Watch, new home net sales (new contracts minus cancellations) registered a 34 percent improvement over October 2018 (932 vs. 695). That is the highest October total we have reported since 2006 (1,634).

this year we have reported a year-to-year increase in new home closings and the overall total for 2019 (8,658) sits just 1.3 percent behind 2018 through October. Based on historical averages going back to 1989, it looks like builders will be extremely close to the 2018 total of 10,673 new home closings by the end of the year. That being said, as we have repeatedly shown in these pages, 2019 has been far from “normal� in many ways so it will be interesting to observe how things play out over the final two months of the year.

Based on a recent article from builderonline.com, it seems that Southern Nevada was not alone with its impressive October showing. According to the article, the Mortgage Bankers Association Builder Application Survey data showed that mortgage applications for new home purchases for the entire United States increased 31.5 percent from October 2018 and nine percent month-to-month from September 2019.

The median new home closing price in October 2019 for all product types was $392,054, a year-to-year increase of 0.5 percent. This slight increase comes after three straight months of year-to-year declines in the median price for all product types. This is the second highest reported figure for a single month going back to 1990 behind the $396,994 registered in December 2018.

We counted 871 total new home closings in October, a 9.4 percent increase from October 2018. This was the fourth time

On the other end of the price spectrum, Toll Brothers opened Lusitano Ranch in the 89131 Zip Code in the northwest. The project has 36 half-acre lots with four available plans with an average base asking price of $746,995. They have yet to report any sales, though traffic numbers have been relatively strong, averaging 22 per week. President's Corner ime f lies when you’re having fun, right? What an amazing year we have had in 2019 with The Women’s Council of REALTORS® Las Vegas, our leadership team, strategic partners and our members! I’d like to take a moment to recap some highlights of this past year:

Our initiative that started in January of collecting 3000 backpacks and school supplies for Project 150 benefiting underprivileged youth here in Las Vegas was far surpassed by collecting nearly 3300 total. In Women’s Council tradition, we honored the Top 25 Women in Real Estate in April. We brought back the Fashion Show in May which was a huge SUCCESS just wait until you see what your 2020 leadership has in store for next year!

Our summer Members Only Event with a Cruise on Lake Las Vegas sponsored by Las Vegas Agent Magazine, to kick off summer was a lot of fun! And In honor of Breast Cancer awareness, our October meeting and Bras for a Cause fashion show was an overwhelming success by raising $7013 in just 45 minutes to benefit the local REALTOR® founded non profit organization, Cancer Train. It has truly been my honor to serve as your 2019 President this past year and I'm happy to be elected as Governor for Women’s Council state of Nevada in 2020. Look forward to amazing things to come from our 2020 Incoming President, Christina Chipman and her leadership team!
