It is time to say good-by to 2011. In a stressful economy, we have grown our membership with new members, been fiscally responsible, and added the possibility of our own MFRMLS. All of our accomplishments would not have been possible without the participation of the Board of Directors—Joyce Pelham, Toby Caroline, Deborah Farmer, Patsy Peterman, Margie Bradley, Ed Anderson, Lee Cannon, Deborah Catterton, Alex Koumiss, and Joan Staut. Joan Eustice, our Association Executive, has done a yeoman’s job of organizing our office and providing the accounting and records required by NAR and FR as well as our website and SUPRA products and too many more tasks to mention. Joan is an absolute jewel. I look forward to continuing to work with everyone in 2012. Thank you to you, our members for our successes in 2011 ~ Lynn Mooney ~ 2011 President

A New Year Begins Is it just me or did it seem like 2011 was the shortest year in the record books?! Now, in just a few days, we will be welcoming in 2012 – a brand new year filled with opportunities and adventures for all of us but especially for CPAR. As the 2012 President of CPAR, let me introduce myself to everyone and give you a little background information about me. I am the broker/owner of Seagrass Realty and I have had my Florida real estate license since 1980. I was also briefly licensed in Tennessee but let that license go when we moved back to Florida. I am an Air Force brat and Tampa became our home when I was 5 years old. I married my husband, Dorsey, in 1978 and, after moving from Tampa to Memphis, TN, to Venice, FL; and then to Atlanta, GA, we finally came back to roost in Tampa where both of our families live. Now, enough about me – what about CPAR? The new year starts off with a bang with the FR conference being held in Orlando the second week in January. We also have an exciting program scheduled for January 25th about property management and how it could work for you to grow your business and income. February 9th will be the first 2012 GMM at Pebble Creek Golf Club and February 29th is a CE Credit seminar regarding the FHA 203K program. If you ‘think’ you know everything this finance program offers a buyer, you might be very surprised at what you will learn at this program. Did you know that there is also a 203K plan available to investors? Imagine the possibilities you can offer buyers with this little gem! These are just a few things planned for 2012 so be sure you go to the CPAR website (www.CentralPascoRealtors.com) on a regular basis and check the calendar of events the first of every month – you won’t want to miss out on anything! I am excited to serve as your 2012 President and look forward to all of us working together to make CPAR the very best REALTOR® Association in the State of Florida. Big things are planned for this year and, with everyone’s help, we can accomplish that goal. See you in 2012! 5

CPAR BOARD OF DIRECTORS’ MINUTES November, 2011 MOTION to appoint Patsy Peterman as 2012 President and Ed Anderson as President-elect for 2012 to fill vacancies as a result of resignation of Joyce Pelham as 2011 President-elect. PASSED MOTION to appoint Tonya Bouvette to fill 2012 Director’s position pending the approval of Bylaws change regarding time served on a committee. PASSED MOTION to move into Executive Session. PASSED

December, 2011 MOTION MADE THAT CPAR sign an agreement (after review by CPAR attorney) with MFRMLS to become a Customer Association with MFR to provide MLS services to our members. Current members will be transferred over as soon as CPAR provides MFR the current database. PASSED MOTION THAT CPAR pay minimum upfront costs of $3000 to cover transfer fees and to establish the CoreLogic codes for MFRMLS. PASSED

The Ed Anderson School of Real Estate has now opened in Pasco County. Their online course selection includes not only sales and broker pre-licensing courses, but also the continuing education and post licensing courses which are required by the state. With an online format, students are able to take classes on their schedule, 24 hours a day, seven days a week from the convenience of their home or office with complete instructor support. Additional courses will be added on an ongoing basis to provide real estate professionals an opportunity to expand their knowledge base in many areas such as using social media for the real estate, contract preparation, how to work short sales and bank owned properties, property management, and internet marketing. These types of programs are not typically offered at other real estate schools. For real estate brokerages wanting to hold classes at their location, the Ed Anderson School of Real Estate is able to accommodate this with classroom instructors available (a minimum number of students are required for a live class). The mission of the Ed Anderson School of Real Estate is to create a higher standard of real estate learning. It’s our goal to ensure that every course assists students in furthering their

knowledge of the industry, allowing them to better serve their clients. Margie Bradley SouthShore Homes & Properties

Margie has been a Realtor ® since 2003, and active on the CPAR Board all but one year serving as both a Director and Officer. She has served on the Budget and Finance Committees for seven years as well as By-Laws, Membership, Fundraising and Planning Committees. She holds an SFR designation and has also served on The Florida Realtors – Small Board Forum Committee for three years. Prior to becoming a Realtor®, she worked as a fundraiser and a paralegal for the (DBPR) Dept of Business and Professional Regulation. Margie volunteers in her community by serving on the Central Pasco Coalition Board for five years and the Pasco Alliance of Community Associations Board for three years. She has lived in Lake Padgett Estates since 1976 serving the neighborhood for over 30 years (15 years as President of the Civic Association). She spearheaded the effort to create a parks and recreation district through the Florida Legislature to preserve the six parks and recreation trails. This effort took over six years to complete. She also served as Chairman of the Lake Padgett Independent Special District Board for three years. Margie is married to Herb Bradley for 43 years and has three children; Marlies, Christine and James, and seven grandchildren.

Our member Joyce Pelham and Michael Philyaw were married on December 3rd at Idlewild Baptist Church. The Association wishes all the best for them in the coming days and years!
