End of a Great Year

Here it is the end of the year already. It seems like I just took office as President of CPAR and now my year is over. Looking back, it was a very productive year in part because of the help and support I received from my fellow officers, board members, and committee chairs. We had some great educational programs for our members and exceptional speakers at our meetings. I want to give a special thank you to our business partners who came through for CPAR by sponsoring our various functions including the luncheons and after hours events. Our membership grew and so did our reputation. We still need to increase our membership but I am confident the incoming team of officers and directors will continue the growth. There were some goals I had for our organization which I did not accomplish this year; however, I plan to work with the new leadership to see them through. I want to wish everyone a Happy Holiday Season and a very prosperous New Year. Your Now Past President,

November’s C-PARtee was held at City Grill, located in Wesley Chapel. Great food and networking was shared with over 20 people who came out to catch up with one another. 50/50 tickets and other door prizes were given away as added bonus to the mixer. We had a 2-for-1 of speakers and an informative session November 14th at Pebble Creek Golf and Country Club. Our speakers were Steve Barry and Hazel Barbree-Reyes with GREATFLORIDA Insurance and Ron Donalson and Leah Boynes from Universal Land Title. Steve and Hazel gave us some much needed information concerning the flood insurance debacle happening right now. • As of this date, it had not been finalized to hold back the rate changes for 4 years. • Realtors® must disclose the flood elevation of a listing. • Florida insureds pay $4 for every $1 of benefits they receive from FEMA. • FEMA is in debt over $24 billion. • Waterfront properties could be in danger of higher premiums even if the home is elevted above flood level. • More new carriers are looking into the flood insurance industry, but are looking for reserves. • If a home was built prior to 1963-64 no elevation certificate was required. • Zones B, C, & X are not required to have flood insurance. • Don’t let your premium lapse, your renewal could double or triple. Ron and Leah gave us some great updated information on short sales and REO/Foreclosure processing. All members need to attend these meetings. The Central Pasco Association of REALTORS® had their Leadership Installation and Holiday Party Wednesday, December 11th at the Carrollwood Country Club. Deb Bowen was the MC and Pasco County Commissioner Ted Schrader installed the 2014 Officers & Directors. The party ramped up with live entertainment when Deb Bowen sang and low and behold Elvis and Santa paid us a visit! Both were wonderful entertainers and we had a blast! The Chinese Auction was great fun with tons of winners. Some FABULOUS items were door prizes and our very own Deborah Farmer, StarLight Realty won a 42” Vizio Smart TV! Patsy Peterman won the video camera and Ruth Peeples won the Canon printer. Everybody was thrilled. We want to thank all of our sponsors and the people who donated gifts for the Chinese Auction. Special thanks to Tampa Bay Times for the auction item of a $2,000 ad in the Pasco edition of the times which was bid and won by Toby Caroline, Sun ‘N Fun Realty! BILL MOORER HUMANITARIAN AWARD: Bill Moorer was a past president of the Land O’Lakes Board many years ago and he passed away in the 1980s. Bill presided over the Board with such distinction that this award was named in his honor. The purpose of

this award is to honor anyone in our community who has made a difference in the lives of others and who has selflessly served our community by contributing their time, energy and talents to the benefit of all. It is awarded to someone with many years of service to the community. AWARD OF EXCELLENCE-COMMITTEE CHAIRMAN (JUANITA DENNIS AWARD): This award goes to the Committee Chairman who has exhibited outstanding leadership and service to the committee. It is named in honor of the late Juanita Dennis, 1996 CPAR Board President. PRESIDENT’S AWARD: This award is determined by the current year’s President and recognizes a member who has been active in the Association, sharing their time and talents and promoting the REALTOR® image. This is an individual who the President feels deserves recognition for their time and service to the Association for that particular year. MENTOR OF THE YEAR: This is a member who has gone the extra mile in giving their time and talent in working and mentoring members through the leadership process. TOP ACHIEVEMENT AWARD: There will be 2 awards within this category and only One (1) winner per award (even if you are the top dollar volume and top number of transactions closed). The TOTAL DOLLAR VOLUME SOLD is based on the total amount of sales value the agent sold and the TOTAL NUMBER OF TRANSACTIONS is based on the total of all your sales during that current year.
