Frequently Asked Questions How do I schedule a photography appointment?

How far will you travel?

The best way to schedule photos is to email brian@sacrep.com as far in advance as possible to ensure convenient appointment timing for you and your sellers.

We will travel anywhere in the world to photograph your property. A mileage fee is applied to homes that are more than 25 miles from Downtown Sacramento.

How many photos will I receive?

How much does it cost?

The number of photos you will receive depends on the size and condition of the home. Please see our "What to Expect" page for a more accurate estimate of photos delivered.

The cost of standard photos is based on the square footage of the home. Standard photos includes interior and exterior photos of every room unless there is something you don't want photographed. Please see our price list at: http://prices.sacrep.com

How long will the photo appointment take?

How do I pay for the photos?

It can take several hours to photograph a home. We use a series of remote flashes to ensure the entire home is displayed in the best light possible, and some homes present more challenges than others. Please see our "What to Expect" page for a more accurate estimate of how long your appointment will take.

There are 2 easy ways to pay for your photos. You can bring a check payable to "SACREP" to your photo appointment, or you can pay online using the Intuit Payment Network. We can accept credit cards as well, but there is an additional 3% fee to process the card.

When/How will I receive my photos?

Are there are discounts available?

Your photos will be delivered digitally through Dropbox.com first thing in the morning following your photo appointment. Same day delivery is also available for an additional fee. Two sets of photos will be delivered, one for high quality printing and a second set sized specifically for upload to MLS.

What is the best time of day for photos?

We are able to upload your listing photos to MLS for you only if you purchase a virtual tour. We can also email the MLS sized photos to your office assistant for upload if you provide us with their email address.

To ensure sun exposure on the front of the home, West facing homes are better in the early afternoon & East facing homes are better in the morning. The sun usually rises behind homes that face North, so it is best to shoot them early in the morning before the sun gets high in the sky.

Do you offer aerial photography? Yes, we do have an aerial drone available to present your home from unique elevated angles.

Can you shoot the home at sunset? Twilight exterior photos are available, but we believe that the best interior photos are produced in morning or early afternoon daylight.

What can I do to prepare the home for the photo appointment? Please consult our list, "Cleaning Tips for Your Photo Appointment" on our website at: http://tips.sacrep.com

Does someone need to be home for the appointment? We can use a contractors lockbox to access the home for photos as long as the home owner approves. We will be sure to lock all doors and windows as well as turn off the lights when we are finished.

Is it ok for the sellers to be home while the photos are taken? Yes, but we ask that you please complete all staging and cleaning prior to the appointment. It is best to keep all children and pets in their room and out of the way during the appointment, MLS prohibits showing any people or pets in photos.

Can you use the MLS lockbox to access the home? Unfortunately we do not have access to the standard blue lockbox, but if there is a contractors lockbox on the property we can use it for access with the home owner's permission.

What type of equipment do you use? All SACREP photographers use top of the line Nikon digital cameras. We use Manfrotto tripods to ensure all angles are perfectly aligned and Nikon remote flashes to show every home in the best light possible.

Can you upload the photos to MLS for me?

What if I need to cancel/reschedule the appointment? If you need to cancel the appointment for any reason, please email brian@sacrep.com with as much notice as possible. There is no cancellation fee, but we ask that you do not cancel on the day of the appointment.

What if it rains? We are still able to take photos of the home and produce very good results in the rain. Interior photos are largely unaffected by poor weather, but exteriors will obviously turn out a little darker than usual. We ask that you please monitor weather forecasts and notify us as soon as possible if you would like to reschedule due to rain.

Do you take photos inside of closets? We do not normally photograph the inside of closets. We prefer not to photograph your sellers personal items, and closets normally don't make for great photos. Please let us know if you would like a closet photographed.

Is it ok if the home is completely empty? We encourage you to consider using a home stager when the home is vacant, but we can definitely produce great photos of a home that is completely empty.

My stager has a photographer already, what should I do? Many stagers partner with an up and coming local photographer so that they can offer a complete marketing package. They often choose these photographers based on their cheap prices to keep the cost down for themselves. It is in your and your seller's best interest to decline the use of your stager's photographer and hire SACREP to ensure only the best quality photography for your listing.

My "friend/family member" has a nice camera and offered to shoot my home for free... Why should I still pay for photos? Real Estate photography is a very specialized field, requiring the proper lighting equipment and experience to know how to display each home at its best. While it is a nice gesture of your friend, it is in your best interest to have the highest quality photography of the home to ensure the most activity from potential buyers

LOCK BOXES & THEIR USE Lyon Real Estate, a member of the Multiple Listing Service (MLS), uses a number of techniques to expose your property to the largest number of buyers and real estate agents as possible. One method is the use of a lock box. Sellers often have questions about lock boxes and some of the most common are listed below.

WHAT IS IT? A lock box is a metal box that holds your house key. Your real estate agent secures it to the outside of your house, usually on the door knob, water pipe or gas meter. It can only be opened with a special devise, which is issued only to members of the MLS who pay a deposit and sign an agreement regarding use and care.

WHEN IS IT USED? When an agent has a prospective buyer, he/she can use the lock box to enter your house if you are not home and show it to a buyer. A lock box is not mandatory; however, it provides greater exposure of your property to prospective buyers by giving access to your home to authorized agents.

HOW SECURE IS IT? Lyon Real Estate agents have been specially educated in the use of lock boxes to provide the greatest amount of security. Each authorized agent has a key which will unlock the box only when his or her code is entered into the special devise. The lock box then creates a record of that code, so your listing agent knows exactly which agents have accessed your house key. Lost lock boxes can only be used in conjunction with a security code assigned to the agent. A small risk may be inherent in any home for sale. To eliminate any undue risk, whether your home has a lock box or not, is a good idea to keep all valuables out of sight, preferably in a safe deposit box.

WHAT ABOUT MY PRIVACY? Each agent has been educated to follow certain procedures to ensure the greatest amount of privacy possible to you. Before showing your property, agents are instructed to contact you or the listing agent. If an associate is unable to make a specific appointment because you were unavailable, he/she will take every precaution to protect your privacy before entering your home. If you fear you might be intruded upon because you might not hear a voice, a knock or a doorbell, it is suggested that you double lock your door to avoid accidental intrusion.

What to expect when using SACREP

With over 10 years of experience photographing homes in the Sacramento area, SACREP photographers produce the highest quality photos and deliver the best customer service available in Northern California. Please see our "Cleaning Tips for Your Photo Appointment" list to help your sellers prepare their home for photos. We encourage you to have all staging and cleaning finished prior to the photography appointment. The best photos are produced when distractions at the home are limited and we can put our full focus into capturing great images. You will receive your photos digitally through Dropbox.com the morning following the photography appointment. Same day photo delivery is also available for an additional fee. There will be 2 sets of files in your Dropbox folder, one set sized specifically for upload to MLS and other websites and a set of full sized files for high quality printing. We can also forward the MLS photos to your office assistant for upload if you provide us their email address. Please try and schedule photos as far in advance as possible. Next day appointments are not always available, it is best to schedule about a week in advance to ensure convenient timing for you and your sellers. It is fairly important to have the photos ready to upload as soon as the property goes into MLS, please keep this in mind when scheduling photos and preparing to put your listing online.

Things to Consider Before Scheduling a Photo Appointment Please read and consider each of the following things before scheduling your photo appointment so that we can be sure to get the best photos possible of your new listing.

1. Desired On Market Date: It is in your and your sellers' best interest to have the photos ready to upload as soon as your listing goes on the market in order to maximize the reach to potential buyers. Your listing photos will be delivered online by 8am morning after our appointment. Same day photo delivery is available for an additional fee, but we do not recommend putting the listing on the market on the same day the photos are taken, if possible.

2. Weather Forecast: The weather forecast is constantly changing and almost never correct, but please check the forecast ahead of time and give us as much notice as possible if you or your sellers will want to reschedule due to bad weather. You can find a local 10 day forecast at www.Weather.com

3. Which Direction Does the Home Face: - North - Morning is best for North facing homes because the front of the home is covered in shadows most of the day. - South - The front exterior should have good sunlight for most of the day if the home faces South. - East - East facing homes are better in the morning or early afternoon while the sun is on the front side of the home. - West - West facing homes are better in the early afternoon once the sun reaches the front side of the home.

4. Trash Pickup Schedule: A street lined with trash cans and debris piles doesn't always make for the best photos... Refer to this website to find out trash pickup schedules for your listing: www.wmr.Saccounty.net/Pages/ServiceCalendar.aspx

5. Contractor Schedules / Delays: A contractor's schedule can get delayed or backed up for any number of reasons. Please confirm that all work is completed before scheduling your photo appointment. We recommend using a cleaning service after the work is completed as well to remove dust, remove footprints, etc.

6. Gardener / Exterior Cleaning Schedules: Talk to your seller and find out if there is a regularly scheduled gardener, yard service, or pool cleaning service. If so, find out what day and time they normally come and how long it takes them at the home. We will want to try and schedule photos shortly after they have done their work.

7. Housekeeper / Staging Schedules: If you are having the home professionally staged or cleaned, please make sure that you find out when they will be finished at the home. Sometimes staging a home can take multiple days, so it is usually not a good idea to schedule the staging and photography for the same day. Cleaning Tips for Your Photo Appointment In Real Estate, a picture can be worth thousands of dollars. A clean home will produce the best photos, which will produce more potential buyers and more money for you! The following are suggestions to keep in mind as you prepare for your photo appointment. It is best to hide as many personal items as possible. Potential buyers would rather imagine their own items on the shelves. General Tips For Every Room □ □ □ □

Clean windows and all reflective or glass surfaces Replace all burned out light bulbs Remove cobwebs from wall/ceiling corners Fix/straighten/open blinds and shutters (to emphasize natural light and views outside)

□ Make sure cabinet doors and dressers drawers close all the way □ Make sure framed artwork and mirrors are not hanging crooked □ Remove any small rugs that are not in great condition Kitchen and Dining Areas □ □ □ □ □ □ □ □ □ □

Remove magnets, artwork, photos from refrigerator Remove any items from the top of the refrigerator Put away all unnecessary appliances, dish racks, etc. Make sure towels are clean and neatly folded Clean stovetop and put away any pots and pans Neatly organize any visible hanging kitchen utensils Make sure the sink is empty, put all dishes and sponges away Move calendars, mail, phone chargers, etc. out of view Move paper towels, trash cans, pet dishes out of view Remove booster seats from dining room chairs

Make beds, be sure all loose sheets are tucked in Make sure any items under bed are hidden from view Remove as much as possible from dresser and bedside table tops Make sure frames, posters etc. are not crooked Consider removing children's names from the walls, if possible Remove excessive stuffed animals and arrange or hide kid's toys Move laundry basket out of view Remove any temporary fans or space heaters

Make sure towels are clean and neatly folded Remove any used shower towels Hide toothbrushes and other items from counter Clean all spots and streaks from the mirror Put a small potted flower on the counter, if possible Move plunger, cleaning supplies, air freshener, etc. out of view Move shower supplies out of view Move trash cans and diaper disposal out of view

Remove as much as possible from desktop areas Neatly organize any paperwork or items that can't be removed Organize or hide computer cables under or around desk Straighten/organize items on bookshelves Move trash cans and shredders out of view

Be prepared to move any cars or trailers from driveway Hide garbage cans out of view from street Put colorful flowers near the front door, patios and walkways Move pet toys, crates, beds, dishes etc. out of view Move shoes, kids toys, sporting equipment out of view Neatly coil or remove hoses and temporary sprinklers Neatly arrange patio furniture and BBQ equipment Trim and remove dead or discolored branches and leaves Remove leaves from pool, walkways and patio areas Remove pool sweep before appointment, if possible Remove temporary fence around pool, if possible Turn on waterfall ahead of time and clean leaves from pool
