DESIGN PREMISE This 25,000m2 project was designed for an emerging development group. The project is located at a work hub that includes several office buildings complexes, the new national convention centre and is in proximity to the airport; therefore, the main aim is to provide the complementary services needed in the area. It consists of 3 parking basements, a commercial plaza and 2 towers; one houses a select services hotel with 123keys and the other 113 studio apartments. The second level includes an open deck that provides cover for the commercial plaza and accommodates the pool and other amenities for each tower independently.

The design premise came with two main restrictions. First a strict maximum height, due to the proximity of the airport. Complemented by the owner’s requirement to save 3000m2 of the plot for a future development. The plot’s corner characteristic provides the possibility of having 3 street facades allowing us to break the programme into two independent perpendicular towers. Each housing a different programme and formal language that is unified by materiality and the repetition of key facade elements.

As head architect I oversee the entire conceptualization and design of the project. Took part of client meetings, coordination with engineers, managed a small draftmen group and ensured design compliance with hotel brand standards by participated in constant communication with brand architecture representatives. Additionally, the design process is IPD for which meetings with the contractor are held to make sure design complies with budget. Posterior View

APARTMENT COMPLEX
The typical apartment unit consists of 40m2 elongated 10 by 4 rectangle. It is conceptualized as an open space loft type that can cater the needs of young professionals looking to live near their jobs or the possibility of investing in the unit with the aims of renting it to services like Airbnb.
RENDERS
Due to the elongated shape of the unit, the only possible window is at a short end of the apartment. The main concept is to concentrate the main service programme along one of the walls as a linear closet that transforms itself in accordance to the spaces needs; starting as a laundry closet, then it becomes the kitchen and finally the bedroom closet. In this way occupying the whole height of the unit to maximize storage ,leaving the rest of the space as free as possible for the social programme. An additional partition can be added for those who would like some privacy for the bedroom area, however the space is conceived without it.

HOTEL COMPLEX
Much of the design efforts in the hotel were focused on the lobby and public areas. An interior designer, lighting designer and purchasing agent were hired for this purpose and I supervise the work and coordinating the integration of the design to the architecture and relaying the pertinent information to the electrical and mechanical engineers. The aim was to contextualize the design while still complying with brand standards. Much of the design came from the use of natural materials, specially wood and the implementation of modern furniture with a strong modern and tropical colour palette including greens and yellows. For the room types it was decided to adhere to the brand design and standards as to speed up the acceptance process. Therefore, we worked with the proposed material and colour palette options and modified key elements for tropicalization as the artwork and partition screen.

National Park New Congress Building: With relation to the neighbouring patrimonial and cultural buildings.
The project for the new congress consists of 17 levels, 3 of which are underground, for a total of around 50,000m2. In addition to it, is the design of a plaza with underground parking in the vicinity. The design was awarded to the Salinas office by public tender, after which several redesigns were required.

The public tender under which the project was contracted required that the plans be developed using BIM technology. My role within the office was as a BIM Project Coordinator. The role included the supervision of the construction documents production, technical support in this area, training staff on modelling issues and finally the preparation of the office’s graphics; that is, creating the drawing protocol, the configuration of the initial template, the line thickness configuration, as well as the elaboration of the families of symbols to be used both for this and for future projects.

The project is the residence for a family closely related to the practice. It consists of two parallel volumes that hold the private areas and services; both volumes are joined by one perpendicular to these for the social areas. This configuration makes possible the conservation of an existing tree in the site which becomes a focal point of the house. For this project I am given the development of the complete construction documents in Revit. Therefore, periodic meetings with the Sr Architect where held, in which the progress was presented, as well as proposed solutions and designs for details for approval. In addition, I was able to accompany the construction process by being part of the inspections, developing the necessary workshop plans, as well as the as-built documentation.

The project consists of an apartment building with a separate office building at the entrance, the client being a developer. It has 59 housing units of 6 typologies in 3 levels and 4 offices for an area close to 8,000m2 of construction. I was involved in the project from the schematic design up to finishing the construction documents. During the schematic stage, I was part of the design team, I produced the graphic sales material in 2D and coordinate with external consultants the production and quality of the 3D views. In the construction drawings process, I made the complete set of architectural documents for the two buildings, including design and detail specifications. In addition, I oversaw coordination with engineers by leading the weekly meetings. During the process, several large changes had to be solved, including a significant modification in the apartmen typology due to the pre-sale demand and the redistribution of the vertical circulation module for the offices, having already advanced foundations built.

Bakia is an apartment building designed for a client developer, consists of 39 units in 3 levels and 2 parking basements for around 5 000m2 of construction. It has two types of apartments that on the third level are modified to include a mezzanine. This project was the first one the office developed in Revit becoming part of the learning process. The

construction plans were developed by a team of three, of which I was part and oversaw producing the complete set of plans. I participated in the meetings with the engineering team and followed the construction process as part of the inspectors carrying out the workshop plans and as-built necessary documentation.

The project came to the office as the forever residence for a young family of 3. The site is in a residential suburb, at a quite warm area of the city and had the unique condition of having three street-fronts. The configuration of the house emerged from these conditions. Accommodating the house in an “L” shape along the most exposed street-fronts enable the rest of the plot to remain as garden for children to play or to host social events. This design also allows to create well ventilated and illuminated spaces by allowing most public areas to have windows opposite each other. As for the programme most services are housed along the longer side, above them the private bedroom areas. Perpendicular to this volume forming the “L” are the social areas in a double height volume that opens to the garden in a terrace. For this project I was involved since the conceptualization and site visit. I actively participated in client visits and aided the design process by exploring different possibilities through SketchUp models. When the conceptual design was finished construction, documentation was entrusted solely to me. This including solving all details needed and adapting the design to any structural or electromechanical coordination required. The process advanced without major complications.

URBAN CONTEXT - SERVICES
37 Dent was a schematic design for the development of a vertical mixed use building -9 levels and 2 basements- located in an urban neighbourhood with lots of activity and services. The aim was to give the ground floor greater spatial quality by providing the public area in front of the commercial units and relegating the parking to the back of the site. For the preliminary project, 5 types of apartments were designed with the amenities located at a roof top, for a total of 69 apartments of 1-2 rooms. The design was produced by ART in a team of two that included me. Participating in the design of facades and distributions, and the production of 2D sales material. The preparation of other plans and their subsequent construction was delegated to another architecture office.

The site includes a small natural reserve area that gives the name and concept to the project. Lateral Facade: Evidencing the different enclosure panels. The main structure remains exposed at the exterior evidencing it’s prefabricated character. The perimetral panels can include different opening patterns to adapt to the internal spatial needs.

Prefabricated House for the Caribbean - Academic
The project’s objective was to design a prefabricated system for a housing solution for the Caribbean Region of the country, which is very prone to floods, high temperature and moisture. Prefabrication assumed the challenge of creating quality living spaces using a limited number of predefined pieces; for which we set out to design the types of ensemble pieces in order to improve the standardization and systematization of production. All of which aimed to decrease the variety of parts so that assembly is easy. Thus, the design consists of a metallic frame parting from an equilateral triangle which constitutes both vertical and horizontal structures and mezzanines. For the assembly of the entire metal structure only 5 different types of joints are required. The external walls are made using prefabricated panels of initially two types, however both are subdivided generating greater variety depending on finishes and the need for electrical or mechanical fittings. Finally, the internal divisions and enclosures in the short facades are made
through rectangular prefabricated panels which are modulated according to the proportions of the main frame. The result is a base module with minimal amount of unique parts but which by its prefabricated nature can also be expanded at the desired moment; either as modules or simply continuing the existing one.
It was a very collaborative process in which ideas where brainstormed back and forth until a sound concept developed. Then responsibilities where divided equally. I was to develop joint details and the 3D images.

Perimetral Panels and Supporting Metallic Structure: Each structure supports 3 panels. The panels come in 2 main presentations: with openings and without them.
Though formally 4 main types of panels are designed, as shown, the variety is ampler by modifying the finishes and characteristics of them; like ceramic finishes for wet areas or the inclusion of electro-mechanical fittings.

Folding Internet Cafe - Academic
The project is in an industrial area of the country yet is close to dense neighbourhoods of what is considered lower social strata. Being predominantly an industrial area, the site lacks liveable urban spaces along the streets, especially on the main road where there is underutilized space. It is for this condition that the concept of intervention arises: From factory to garden. Looking humanize the environment and build a linear garden along this route. To be consistent with the general concept and looking to humanize
the factory the container is taken as base module, especially due to its worldwide role in the industry. The project parts from this element and looks for ways to transform it, make it habitable and more humane without neglecting his image and structure. As part of the programme to be introduced an internet cafe is proposed as a space to encourage social interaction and increase the accessibility to technology and knowledge. Considering the above, in conjunction with the needs of the site; especially safety
and mobility possibilities offered by the container, the idea of a retractable container is born. This condition ensures the safety of computer equipment during the hours that the facility is closed and allows the container back to its original state to be transported to different locations. The container is opened by means of a small motor that pulls through rails the walls that house the computer equipment, the only element to be built on site are the roof and foundations for its placement.

URBAN STUDY AND CONCEPT -THE NEW CULTURAL FENCE-
CURRENT STATE public and private negate each other IDEAL STATE public and private interact with the other The project seeks an interaction with its immediate context, thus the existing relations are studied. In this light the fence or perimetral wall is now conceived as a space of exchange and interaction a “Cultural Fence�.
The urban area selected has great cultural value. It is proposed to join four blocks to create a rupture in the existing urban morphology evidencing further the change brought by the intervention.

STRUCTURAL AND PROGRAMMATIC MODULE
An 8x8m module is proposed which pretends to unite the different programmes under the same organizing system. Within this order several rules for the variations are stablished. Amongst them: the module has the
capacity to move 4m in every direction, allowing for terraces to appear and adding dynamism to the facade.
With the aim to include mixed use 1/3 of the area is destined to green areas, another 1/3 to housing and the rest is divided between indoor cultural spaces, offices and parking
MANIFIESTO To create identity. Articulate identities in urban areas and thus create various landmarks in the city through public spaces of interaction. Place value in the interaction between housing and the city rather than isolating housing by itself; therefore, it is important to explore how to design safe housing complexes without recurring to a perimetral fence.

URBAN AND PROGRAMME RELATIONS STUDY
The current local offer for collective housing foments social segregation and individualism due to the rise of insecurity sentiment. As the study progressed, we began to understand that collective housing is much more than houses or living space, therefore an interest to generate a change in the current practices arose. It is for this reason that the importance of linking housing with public, common or social spaces became relevant. The house brand is more than just a place to live it is defined by relationships, connections: community.

Collective Housing strives to build community, through a link between housing and the environment in which we live and with greater reason when it is developed in an urban environment. Having a maximum use of the city’s resources, un-sectorised services creates a more efficient community in which the buildings tend towards mixed use, our search was focused on how to do so without the use of a fence or façade parking spaces.

The group worked in an equitable matter, where each decision was discussed until an agreement was reached. There was involvement in the theoretical concepts applied, site analyses, volumetric and programmatic exploration as well as case studies. What was divided were the graphic, drawings and models made. I whole hardly took part in the production or diagrams, site analyses schemes, as well as in model production and SD drawings.

A parallel project that was born Christmas 2015 as a way to manufacture my own christmas gifts, supported by the constant need to create. For the time being it has focused on creating accessories for ladies; however, the project is defined as a space for exploration of different forms and creative means, hence the name which roughly means this or that way. After a brief pause, the brand was reactivated in 2018, integrating collaborations with other creatives.
